That’s right, a physical for your mortgage. When was the last time you took a look at your mortgage? I don’t mean simply writing your monthly check, I mean truly looking By Vickie Perry at your current term, your interest rate, and your current balance. A common mistake among homeowners is applying for a loan, buying their home, and not keeping track of industry changes that could positively affect their mortgage. A question I am commonly asked these days is “should I be considering a refinance?” The answer isn’t as cut and dry as one would think, however, with interest rates so low, I think everyone should at least meet with their licensed mortgage professional and have a ‘mortgage physical’. This type of physical is painless and could potentially save you a couple of hundred of dollars each month and thousands of dollars over the years.
When conducting a mortgage physical, an experienced lender will analyze your current term, in conjunction with the rate you are presently paying. If you have a 30 year term and only have 20 years remaining, it might not be wise to refinance back to a 30 year, but a 20 year option might be perfect. Even a 15 year might be suitable to your needs. Are you expecting to pay off your loan soon? A 5 year ARM (adjustable rate mortgage) might be what you are looking for. Interest rates also play a huge role in determining the pulse of your mortgage. Last week I was approached by a couple who has a rate of 6.5% on their home loan. After a lengthy meeting, we determined we would be able to cut their loan term in half, as well as cut their interest rate in half. Now, this family will own their home in 15 years while saving money each month. They hope to use this new found income to save towards a long awaited family vacation. When I showed them how many thousands of dollars they would be saving over the life of the loan, the woman cried tears of relief and asked
her husband why they didn’t do this

Remember, mortgage insurance isn’t for your protection, it is to protect the investor. Why

he theme of this year’s Celebration, Sealaska Heritage’s bi-annual dance and culture festival held June 7-9 at Centennial Hall, is “Strengthen Yourself.” From today until
This is the first year that I have joined the frantic preparations for Celebration. My daughter Marigold and her dad are Tlingit and Haida. I have been taking Marigold to two dance group practice sessions and observing the preparations. I will be pleasantly surprised if Marigold actually makes it up on stage when the time comes, but I like to take her to practice because we both enjoy watching the dancers and listening to the songs. At the children’s dance group the parents furiously sew on their button blankets,
cut patterns and discuss designs. At the adult dance group the regalia is being perfected; many are working away at intricate beading in-between songs. But even those whose regalia is already complete will take it out and go over it to fix any loose buttons and beads before Celebration.

Sarah coordinating the three day, morning to night event, she also has two boys, three and six, who are learning to dance and have outgrown their regalia. “They need everything: tunics, moccasins, headbands. I’ll probably be working on it up until the last minute.” She told me. Thankfully, Sarah’s older daughter has been able to help on creating her own regalia. Most impressive of all, in the midst of the coordination and behind the scenes work she’ll be doing at the event, Sarah plans to get up and dance with her hometown dance group. I asked her if she had any more work to do on her own regalia. “No, that is done!” She stated definitively. In addition to the parade and dance performances which will take place in Centennial Hall, there will also be an Oyster Festival taking place this year at the Walter Sobeloff Center future site. This is the park across the street from the Sealaska parking lot downtown, formerly known to many as “The Pit.” The oyster festival will last throughout the three days of Celebration, June 7-9. At the festival locals, tourists and Celebration participants will be able to try oysters from all over Alaska including three brand new Yakutat oyster farms. This will be the Yakutat oysters’ debut into the market place, as this is the oyster farm’s first crop. The oysters will be served in the half shell and grilled. In addition, special events will take place such as a recipe contest between local establishments, a shucking contest, and dancers will perform on the hour. An artist’s market will take place in conjunction with the oyster festival, also in the Walter Sobeloff Center future site. Another great addition to Celebration this year will be artist demos. These will take place at the JACC, across the street from Centennial Hall. Admissions to the dances will be available by the day or in a three day pass, both of which can be purchased at the door. Alternatively, volunteers who give four hours or more of their time will be given a free one day pass. Information on volunteering and the entire events list for Celebration will be available online at the Sealaska Heritage website at http://www.sealaskaheritage.org/celebration/. And after the long hours I’ve put in watching other people bead and sew, I personally cannot wait for Celebration to begin! Once the window has been delivered to the site it is time to replace it, but first the old window must be removed. Pull off all the exterior moulding and interior moulding to expose the edges of the window. Before removing the window check the size of the new window to make sure that it will fit. Remove any nails or screws holding the old window in place and be careful not to break any glass for safety. After the window has been removed, check the sill for any rot. Replace any wood in the framing that is rotted. Finding rot may involve removing some siding to properly remove all of it. 4. Wrap the window After the rough opening has been cleaned up, it is time to wrap the window with and ice and water shield. Start at the bottom of the sill and work your way to the top, this will ensure that all your joints in the ice and water shield will be lapped properly. At the head or top of the window make sure that your ice and water shield is tucked under your house wrap to ensure proper flashing. Just like a fisherman wouldn’t tuck his raincoat into his pants, make sure that your flashing is tucked into the house wrap so that any water getting through the siding does not run
behind the flashing. Another key is the make sure the ice and water seal adheres to the vapor barrier that should barely be visible around the rough opening between the sheetrock and framing members. The process of securing the ice and water shield to the vapor barrier can dramatically help with improving energy efficiency. When finished, the rough opening should be completely wrapped with the ice and water shield. 5. Place window in rough opening

Using a level, place the window and fasten it into the rough opening. 6. More flashing Not quite done yet. Take the same ice and water shield and flash over the nail flange, again, starting at the bottom of the window with the ice and water

Now that everything is flashed properly follow the manufactures instructions on window installment. Most windows have a nail flange used to fasten the window into the rough opening. Before I place the window in the rough opening, I use a butyl tape around the flange instead of a caulk to ensure a good airtight seal that will remain flexible with the expansion and contraction
shield and working your way around and to the top of the window to ensure that the laps in the ice and water shield are lapped properly. Remember not to tuck you raincoat into your pants. Finish the exterior by trimming the window and then return to the inside of the home to completely finish the window.

Use low expanding spray foam to insulate around windows. It is essential to use spray foam that is made for insulating around windows because a high expanding foam can and will break the window when it expands. The window should have about a ¼ inch gap around the perimeter to insulate completely around the window. Let the foam set up and now the window can be finish trimmed on the interior. By following these steps, you will ensure that the new window will have optimum performance for many years to come.

urrently Juneau has 100 active listings with an average of 118 days on the market. In the last quarter, 79 total homes were listed for sale in the Juneau area on the MLS and of that, 38% have sold. The average time on the market for those sold units was roughly 151 days. The average listing price of those sold homes was $230,103 with the average sales price of $223,030 or 97% of the asking price. This percentage is matching the first
quarter sales of 2011. Homes that comprised of 2 or 4 bedrooms sold closest to the asking price as compared to other residential sales this last quarter. The Juneau market currently has about the same amount of active listings this year as it did last year. This year’s first quarter sales are up slightly selling at 98.2% of the asking price over that of last year’s first quarter sales of 97.6%.

As a massage therapist, I’ve seen the impact on the body from increased computer use in the work place such as headaches, wrist pain, neck and shoulder issues, etc. In recent times ergonomics have fallen away and the importance of a proper work station overlooked. Using the computer for several hours on a daily basis, one needs to be prepared as an athlete competing in a sport. For many years I recommended using a rolling pin under the desk as a foot rest or rolling the arches of feet. These days people don’t know what a rolling pin is and grandma buys pie crust at Freddy’s so I made my own foot roller tested it, modified it and perfected it. Rolling under the arches of feet helps hip position, helps the back with sitting posture and relaxes the shoulders
Back in the day of old secretary pools and manual type writers, repetitive motion injuries were never mentioned. Those ladies had to push the keys with their finger muscles. Proper monitor height and wrists pads are helpful but neck and shoulder tension is still a big problem. The same pressure points , I push in a massage treatment to relieve neck and shoulder pain, patients tell me they use their thumbs to push those same pressure points until their fingers and thumbs get sore. The Fat Lady pressure point tool is made to solve this problem. The Palm Roller started as a toy I made for friends with cats, joining two wooden balls filled with cat nip. It didn’t work as a cat toy, although one cat owner kept it by her knitting table, she loosened her arthritic hands by rolling the toy on her palms. After sharing this with me, I started using the palm roller, recommended it to musicians, mechanics and computer users with mouse issues.
