Townhomes, retail development on their way to the city’s east side
(Seguin) -- A developer wants to create a new place for dining, shopping and living in Seguin. The Seguin City Council on Tuesday took action on several items that would allow for the development of a 62-acre site near the intersection of State Highway 123 Bypass and Kingsbury Street.
Henry Che, of Che Capital, is the developer for the project. Che says the Creekside Gardens
project will include commercial and retail space, a 400-hundred-unit apartment complex and approximately 40 townhomes. Che says this will be built on a great site, that’s largely been overlooked and kept out of sight for years.
“The property at-large is at the corner of 123 Bypass and (Highway) 90. You all know this. You pass by this here. This beautiful property is a beautiful location, but no one
can see it. It’s locked behind a fence and it’s overgrown with grass there. It’s populated by weeds and rattlesnakes. What we’re trying to do is open that up, not only for the residents who will be living there, but for the customers, the Seguin residents, the New Braunfels, and maybe even the San Marcos residents who will come by and shop and dine and spend money here,” said Che. Field of Honor to host opening ceremonies

(Seguin) -- There’s a lot of love for the Stars and Stripes. For most, it’s a reminder of those who have fought to protect our freedoms. But for others, it’s much more than a symbol of freedom and liberty.
For the last few years, Seguin has planted a patriotic sea of red, white and blue across a large open grassy field. This patriotic display of close to 1,000 American Flags returns this summer during the city’s hosting of the annual Field of Honor.
Opening ceremonies for the weeklong event begin at 10 a.m. this Saturday.
Each flag flying atop a 7.5-foot flagstaff honors all military, veterans and The Fallen.
Volunteers describe The Field of Honor as a gift to the community made possible through donations and sponsorships. Dedication of flags is $25 and can be made through the end of the display.
The patriotic field will again make its return next door to Faith Lutheran Church located along State Highway 123 Bypass. The flags will be on display from June 10th to June 17th.
Flags can be purchased on site or online at healingfield.org. After they are flown, flags can be picked up and taken home by those purchasing them.
Faith Lutheran Church is located at 1326 E. Cedar St. Those attending the opening ceremonies this

Dirty River Jazz Band Returns to Central Park
(Seguin) -- Get ready to hear the sweet sounds of jazz music in Downtown Seguin. On Sunday, June 11th, the Dirty River Jazz Band returns to Seguin to perform in Central Park at 7:00 p.m. as part of Seguin Main Street’s Central Park Summer Concert Series.
Originally from Seguin, the first band members met at Texas Lutheran University where they studied music. Their very first performance was, you guessed it, in the gazebo in Central Park! Since their beginning, they have gone on to perform all across the United States at swing dance events, weddings, corporate events and more!
Managed by Drummer, Vocalist, and Arranger Chris Alvarado, the Dirty River Jazz Band’s sound closely emulates the Jim Cullum Jazz Band who served as their mentor. With most of their band members from the area, they are excited to return to their birthplace and put on a show to remember!

Che says the project will bring new retail opportunities to Seguin. He says it’s a terrific location and they have taken steps to make sure that there will be access available to the development from both the bypass and Kingsbury Street.
“Along the bypass frontage here, we are proposing attractive retail dining (and) shopping options. We have pre-approval from TXDOT to have a driveway that allows a right (turn) in, right (turn) out driveway
coming in from Highway 123. We also have, of course, the existing Steffens Road (access), and then we have a third driveway on Highway 90. There was a parcel of land that we were able to negotiate with the Seguin Christian Academy to purchase, and we have pre-approval from TXDOT there as well,” said Che.
Che says the multi-family housing, that will be built on site, will be a quality development with a number of amenities. The plan is to build garden-style apartments and townhomes, which will allow those
residents to take full advantage of the perks that come with living within the Creekside Gardens development.
“So, we really want to have diversity in the housing stock here, not only the apartments -- the threestory, garden style apartments that we have in the middle here -- but also a row and a half of townhomes, that overlooks the green space that we will be maintaining and beautifying and opening it up to the residents and also (to other) Seguin citizens,” said Che.

Many people have driven by this property, and while driving north on the bypass over the railroad bridge, they have likely noticed a large pond on the site. It’s a lovely view, but right now, that pond can’t be accessed. However, Che says the pond will be a central piece of the overall project, and it is key to establishing many of the amenities that will be offered there. Che says the water feature will be a major element for this project. He says there will be trails, sidewalks, benches, and other opportunities for the public to also come out and enjoy that space.
“This, to me, is the crown jewel. This is the area where right now it’s locked behind gate and key, and we’d like to open it up and make it an amenity. We’d like to add to your green space and trail space within Seguin,” said Che.
Che is working with a consultant, who is helping with the retail and commercial pieces of the project. Mike Mallon is a senior vicepresident at Draper and Kramer, which is a fullservice retail real estate firm that works with a wide variety of clients, including municipalities, owners, retailers, and investors. Mallon says this will be an exciting project for Seguin.
“Our plan here is to create an environment that will be accessible, as Henry mentioned, for our residents, but also for all of the residents of Seguin. Our vision is to create a series of trails and walkways and paths to enjoy the beauty of the creek that exists on the property,” said Mallon.
Mallon says this project will have a number of benefits for the community. He says not only will it bring new shopping and dining opportunities to Seguin, but it will also have a lasting positive economic impact on the community. He says it will bring millions of dollars to Seguin.
“Besides the construction jobs that will be generated in terms of the development, it will
also include those permanent jobs, both on the residential as well as the retail side. In the first five years of our proposed plan, we’re going to be able to generate -- between property taxes and sales taxes -- we’re going to be able to generate about $21 to $22 million over those first five years. And what’s interesting about that is almost $5 million of that will go directly to (the city of) Seguin. So, that should certainly help you with other types of economic development projects throughout the community. Our plan is to go ahead and to increase the assessed valuation of the property to a total of $200 million. When you build it out, our tax bill would be in excess of $4 million, with over $1 million going to Seguin,” said Mallon.
The project did have to clear some major hurdles on Tuesday before it could move forward. The city’s Planning and Zoning Commission earlier this year denied some of the zoning change requests needed for the development. Much of that was tied to the fact that the 60-plus acres to be developed is located in an area identified as the “Riverside District” in the city’s current comprehensive master plan. Former Seguin City Manager Doug Faseler is working as a consultant for Che Capital, and he spoke directly on Tuesday about any concerns that were brought up based on what was in the master plan that was developed back in 2008. That comprehensive plan is currently being updated, but Faseler says even with the old language that’s included in the current plan, it doesn’t mean that projects, like this, are not right for this area. He says this is an area that makes sense for the city to develop.
“It’s designated in comprehensive plan as a guide. So if you have a project come -- you get your antennas up, because you want to protect your creeks and sensitive areas. But as far as the boundary between it and the town corridor,
there’s no meets and bounds. It’s not based upon topography. It’s not based on lot lines. So, the comprehensive plan is more like just a guide. You (should) look at this area cautiously, but the line can move. I think you’ve got that flexibility. Some of your neighboring communities have taken advantage of their great locations on waterways. New Braunfels is getting a new highrise hotel on the river. Georgetown has a nice Sheraton Hotel and Conference Center along Rivery Park and the waterways there. So, I think there’s some opportunities there that can be looked at,” said Faseler.
Che’s firm is based in the Chicago area, but he says they are committed to being a part of Seguin. He says in addition to this Creekside Gardens project, they are also developing an industrial park here in the Seguin area. The Moonshine Park is being built on roughly 50 acres of land on Highway 90 near State Highway 130. He says he hopes that both of these developments demonstrate how determined they are to be part of the Seguin community.
“I had mentioned that we are invested in Seguin. We are owners of this parcel here. We have also bought, and we are well on our way to receiving permits for the development of a 54-acre industrial park just outside of the city limits. It’s still in Seguin-proper, but it’s in the city’s ETJ. So, we’ve been able to work directly with TXDOT, with Guadalupe County and the Crystal Clear Water District to get all the permits that we need (for that project),” said Che.
Following a lengthy presentation by staff and the developer, the council was asked to approve four zoning changes needed for the project. All four were approved unanimously by the council on first reading. A second and final reading on each change will likely be approved during the council’s next meeting, scheduled for later this month.

SCAC Men’s Outdoor Field Athlete of the Year for TLU
SEGUIN, Texas -- Gerrit Twitero (McQueeney/Seguin) was named the Southern Collegiate Athletic Conference (SCAC) Men’s Field Athlete of the Year, the conference announced Wednesday afternoon.
This is the third time TLU has taken home the SCAC Male Field Athlete of the Year award, the first time since 2019, and the ninth total SCAC yearly award for TLU Men’s track and field since joining the conference in 2014.
The McQueeney, Texas native and Seguin High School grad earned First Team All-SCAC after he won gold at the 2023 SCAC Track and Field Championships in the high jump. Twitero won the high jump with a school record mark of 2.05m to go back-to-back after winning the event with a 1.97m mark last season. The mark is the second highest in SCAC Championship
history, only trailing Rhodes College’s Tim Barkley (2.10m, 1999).
Twitero continued his impressive 2023 season by scaling to the top of the NCAA Division-III men’s high jump qualifier list the
following week with a record-setting 2.10m jump at the Tom Tellez Invitational in May.
Twitero, the program record holder in both the indoor and outdoor high jump, qualified for the NCAA National Championships in both the 2023 Indoor and Outdoor seasons - earning AllAmerica status in the outdoor high jump as well as USTFCCCA West Region Men’s Field Athlete of the Year. Twitero capped his historic season by becoming the first All-American in the high jump in TLU’s NCAA history and earned the highest national finish in the high jump in school history with his fourth place finish.

After a hard-fought battle with a lengthy illness, Herbert Allen Jett, 78, of Seguin, Texas went home to be with the Lord on June 3, 2023. He was a member of First Baptist Church in Seguin. While growing up in East Tennessee, Allen attended Childs Memorial Baptist Church where he accepted Jesus as his savior. Later he attended both Paint Rock Baptist Church and Cedar Fork Baptist Church where he met his bride, Patricia Jett. They were married at Cedar Fork Baptist Church in April 1964.
Allen later became a member of Walnut Creek Baptist Church in Austin, Texas where he served as a deacon for many years.
Allen was born on November 10, 1944, in Harriman, Tennessee to Woodroe & Imogene Jett who preceded him in death. After graduating from Midway High School in 1963 he set out for Washington DC where he found a job working with the FBI. In 1963 Allen joined the United States Navy and served his country for seven years. Following his Navy career, he worked in the insurance industry for a few years before deciding to return to college to earn his degree at the age of 35. After graduating he moved his family to Austin, Texas to work for Texas Instruments.
Allen worked at several different companies in Austin as an Electrical Engineer before retiring in 2006. Allen and Patricia moved to Seguin following his retirement.
One of Allen’s dreams was to become a pilot, which he accomplished in 1995. This led to quite a few adventures for Allen and Patricia. Later in life at 74 years of age, after building a house and getting settled in Seguin, Allen also earned his Amateur Extra Ham Radio License where he loved making connections both locally and around the world. He especially enjoyed communicating with Morse code. Allen treasured his friendships with the local Ham Operators group.
He is survived by his dear wife of 59 years, Patricia Jett, and his children, Pam Swanks and husband, William, Greg Jett and wife, Elisa; grandchildren, Ashley Cotton and husband Rick, Clay Swanks and fiancée Bailey, Logan Raby; great-grandson, Trip Cotton; his siblings, James Jett and wife Linda, Dennis Jett, Carolyn Huffstettler and husband, Arlan, Fred Jett, and wife Robin; numerous nieces and nephews.
It was very important to Allen that Christ be glorified through his illness and death. The family requests any donations be made in Allen’s name to any of the following: The Gideons International, The First Baptist Church in Seguin, Texas or, Cedar Fork Baptist Church in Philadelphia, Tennessee.
Services are planned both in Seguin, Texas and, Philadelphia, Tennessee. A memorial service is planned at the First Baptist Church in Seguin, Texas on Wednesday, June 7, 2023, at 2 p.m. with the Rev. Larry Frank Shanafelt, age 76 of Seguin, passed away on May 26, 2023. Larry was born in Stamford, Texas on February 10, 1947, to Minnie Blanche (Rivers) and Frank Edward Shanafelt.
When Larry was in the 6th grade, the Shanafelt family moved to Wyoming. He graduated from Natrona County High School in Casper in 1965 and then graduated from North West Community College in Powell in 1968. He worked at Motorola for many years and later retired from Wal-Mart.

Rhonda Lee Schmidt, age 76, of Seguin, Texas, went home to be with the Lord on June 2, 2023. Rhonda was born in Reading, PA on June 23, 1946, to Paula (Wieding) and George Mays.
She is preceded in death by her parents and brother Hunter Mays.
Survivors include her three sons, Eric Schmidt (Cheryl), William Schmidt (Amanda) and Timothy Schmidt (Laura); a brother Keith Mays; grandchildren, Hayden, Emily, Parker, Mason and Hattie Anders; greatgrandchildren, Eilora, Devin, and Raylen; numerous nieces, nephews and other loving family members.
She was a member of Christ Lutheran of Elm Creek Church. She was a teacher for many years and enjoyed reading and sewing.
Visitation will begin on Friday, June 23, 2023, at 2:00 p.m., followed by a funeral service at 3:00 p.m. at Christ Lutheran of Elm Creek Church in Seguin with the Rev. Toby Burk officiating. Interment will immediately follow.

Donald Lee Roth, Jr., age 64 of Seguin, Texas, passed away on June 3, 2023. Donald was born on October 30, 1958, in Springdale, Arkansas to Patricia Ann Hays and Donald Lee Roth, Sr. He grew up in Springdale and was a 1977 graduate of Springdale High School.
He proudly served his country for fourteen years in the United States Navy. His other employment included Wal-Mart for seven years and HD Supply for twenty-four years. Donald and Alice recently relocated to Seguin, Texas from Poway, California. While in Seguin they were active members of The Church of Jesus Christ of Latter-Day Saints.
Donald is preceded in death by his father, his grandparents, Nellie Roth, Lauren Roth, Raymond Maples, and Ethel Maples, and his son, Kenneth Alvin Narney.
Survivors include his loving wife of 42 years, Alice C. Roth; daughter, Ila Christina Vick and, husband Douglas; son, William Robert Hale; grandchildren, Cassandra Cushman and husband Leigh, and Caylee Frierson and husband James, William Robert Hale, II, and Chandler Vick; greatgrandchild, Ezekiel Frierson; step-mother, Yvonne Roth; brothers, Lindell Roth and wife, Jacque, and Ricki Roth and wife Annalisa; numerous nieces, nephews, other loving family members and many friends.

Canadian Wildfires Affecting U.S. Air Quality
(New York, NY) -- Nearly 100 million people in 18 states were under air quality alerts Wednesday. Smoke from wildfires in Canada drifted down as far south as South Carolina in the U.S. In the afternoon, New York City was listed as having the worst air quality in the world, according to IQAir-dot-com. New York officials have extended an air quality health advisory to today. Major League Baseball postponed games in Philadelphia and New York City Wednesday due to air quality conditions in those cities.
Protecting Yourself From Poor Air Quality From Wildfire Smoke
(Undated) -- Doctors say the best protection from all that wildfire smoke wafting down from Canada is to stay inside but that’s not all. Health experts say keep your windows closed, put wet towels around cracks under the doors and if you’ve got an air purifier, use it. Doctors also say drink lots of water to stay hydrated and skip cooking or vacuuming which stirs up indoor pollutants. If you must go outside, they recommend wearing a good face mask with a tight fit, preferably an n95 respirator mask. Dermatologists say wear long sleeves and pants and wash your skin when you come back in.
House To Vote On Legislation To Prevent Further Regulation Of Gas Stoves
(Washington, DC) -- The Republican-led House will vote on legislation this week related to gas stoves. The bills would prohibit regulators from banning the stoves in the future or setting new energy conservation and health standards for new models. House Republican Conference Chair Elise Stefanik accused the Biden administration of “waging war on American energy” through burdensome regulation. South Carolina Supreme Court To Hear Arguments On Abortion Ban
(Columbia, SC) -- The South Carolina Supreme Court is expediting their review of an abortion ban. The measure was met with a lawsuit filed by abortion providers when it was signed into law last month. A lower court blocked the ban for now, but oral arguments before the state’s highest court are now set for June 27th. The South Carolina Supreme Court struck down a similar six-week abortion ban in January.

The SEGUIN DAILY NEWS was begun as a single page flier in 1972 by the radio station and was distributed to local restaurants and coffee shops at the request of local businessmen who wanted something to read while they had their morning coffee.
It grew in size over the years, up to 4 pages, until 2002, when it was expanded to a 32 page small tabloid size news magazine.
The SEGUIN DAILY NEWS is now a free digital newspaper published every business day.
