Dear Neighbors, 2013 was a great year for the Infinity. Prices have appreciated significantly over the last three years (2011-2013), with the average sales price for a condominium at the Infinity in 2013 at $1,449,322 million dollars ($1,144/SF), an incredible +73% increase from the average 2011 sales price of $838,545 ($791/SF)! It seems that everyone else is discovering what we already know; The Infinity is the BEST place to live, work, and play in the country! Indeed, the secret is out, as a large percentage of buyers have been astute global investors, with significant cash flow coming from Asia, specifically China. I am pleased to report that Skybox Realty has consistently outperformed the competition, maintaining both higher average sales prices (Skybox Realty average sales price was $1,734,833 vs $1,407,540 by other brokers) and higher average price per square foots ($1,350/SF vs $1,114/SF). In 2014 there have been seven transactions at the Infinity averaging $1,169.81/SF. Looking ahead to the remainder of 2014, Lumina (201 Folsom), will begin sales at the beginning of Q3 2014 (reservations with 10% down) with delivery dates for finished homes in 2015. I believe that Lumina will increase the demand for Infinity units. This coupled with the continued tech shift from Silicon Valley to San Francisco, will favorably impact appreciation of our Infinity homes.
