In this issue we chat to Charlie Mullins, founder and CEO of the UK’s first branded plumbing company, Pimlico Plumbers. He discusses his views on apprenticeships, reflects on the time that his company nearly went broke and tells us which one of his personalised number plates is his favourite. He has a lot of them to choose from! We’ve also gone one step further with our practice exercises, as they are now provided and accredited by the CIPHE, the professional body for the plumbing and heating industry. MC40+ Cleaner and Descaler can be added to the system as a powder and uses a blend of citric acid and other organic acids to dissolve limescale, which can be an issue for household heating systems in hard water areas. PIMLICO PLUMBERS’ APPRENTICE RECRUITMENT DRIVE Pimlico Plumbers is aiming to create a cohort of 75 apprentices during 2018 after recruiting a further 12 young people this month. The recruitment drive bucks the national trend for new apprenticeship starts, which saw a dramatic fall of 60 percent last year. The central Londonbased company now has 62 apprentices on its books, who are earning and learning across a range of departments within the business. MEET CHARLIE MULLINS We caught up with Charlie Mullins, previous apprentice and founder of the UK’s largest independent plumbing company, Pimlico Plumbers. HIP: What attracted you to a career in the plumbing and heating industry? CM: When I was I kid, quite young, about ten-years-old I used to bunk off school to help a local plumber called Bill. I thought Bill was great, and not just because he used to pay me two-bob a day to tag along with him. He was pretty much my hero; he had a car, a motorbike, and went on holidays, which nobody round our way could afford to do. HIP: Did you do an apprenticeship and if so, where did you do it? CM: I absolutely did an apprenticeship, which is why I tell all young people I meet to seriously consider one for themselves. I started mine with a company called AngloScottish Construction out of Raynes Park, and transferred two years in to Higgs and Hill, based at Loughborough Junction.

HIP: How long did it take you to get to management level? CM: You could say I was management material from day one, but some of my old mentors might have disagreed with that! Obviously as a self-employed plumber I was my own boss, and within a year I had a couple of people working for me, so pretty much straight away. If the question means when did I stop getting my hands dirty? Then we’re talking about the mid-80s, maybe a little later, so about 10 years after I finished my apprenticeship.

HIP: Where did you work after you became fully qualified?

HIP: How would you describe Pimlico Plumbers to someone who has not come across your business before?

CM: The moment I finished my apprenticeship I was always going to work for myself, so it was with a bag of old tools and a second hand van, I became my own boss and it’s been that way ever since.

CM: Pimlico Plumbers is London’s premier plumbing, heating and home service company. We are all about service. We have the best technical people and the best backup service possible, but we’re always looking to improve.

We are the trade-based service company that bucks the trend by looking at all the things that the public historically don’t like about our industry and consciously strive to do the opposite. We pride ourselves in being honest, hard-working, reliable and transparent. Quite honestly we are the company that is the gold standard, when it comes to anything that needs doing in someone’s home or business place. HIP: What has been the biggest challenge that you have faced? CM: In the early 1990s we almost went broke. Two experts told me that I was

probably finished and would go under. One said we could go bust and be up and running again the next week under a new name and the other one said I could fight, but would probably still lose. I decided to fight and I won. It took all my energy to stay afloat, and after that I did some major re-structuring, which was the basis for the business model that today’s Pimlico Plumbers is based on.

HIP: What has been your biggest career highlight so far? CM: Going to Buckingham Palace to receive my OBE from Prince Charles, especially since I was the first person to be recognised in this way for ‘services to plumbing’ since Thomas Crapper.

HIP: What advice would you give to any students who would like to pursue a similar career path? CM: Go with your instincts; by all means listen to what other people’s advice might be, but it’s your head on the block, not theirs, so if you think you’re right, back yourself. Also, if you are considering starting a business, just do it. Plenty of people do a lot of talking and not enough doing; take a chance, it may be the best thing you’ll ever do. And if you don’t, you’ll never know!

HIP: What is your favourite thing about the plumbing and heating industry? CM: Once you’re qualified, you’ve got a job for life. And in this day and age there’s not too many jobs like that. Houses will always need water while humans live in them, so the technology might get more complicated, but you still need pipes to carry water.

HIP: Why do you take on apprentices? CM: Two reasons: the first is an economic one; if nobody trains up apprentices there will be no tradespeople in the future to fuel the economy. Our skills gap in the UK is bad enough and we must get rid of it. The second reason is that I was an apprentice and it has given me such a wonderful life. I wasn’t rich, in fact I came from a very poor

...if you are considering starting a business, just do it...it may be the best thing you’ll ever do. background, and I see lots of kids out there with no idea what they want to do. Many of them don’t think they have a chance of getting a house, or having a nice life that doesn’t involve being miserable and living on benefits. But making apprenticeships available to young people is my way of helping kids like the one I used to be. HIP: How have you found the process of recruiting apprentices? CM: People make too much fuss about this type of thing; there are plenty of young people who are looking for apprenticeships. We have hundreds every months asking about, and applying for apprenticeships. The secret is to find the ones that really want it, and are not being pressured by their parents. I will preach about the good that apprenticeships do for hours if people let me, but it’s three years of hard graft, and if you’re not prepared, you won’t last.

CM: Undoubtedly social media is a great business tool and plumbers are business people, just like any other. So if they need to promote their businesses then social media, Twitter, Facebook, Instagram etc. are great ways to do this. I use social media to huge effect for Pimlico Plumbers, and there are others who do the same. I do however think that just like people who work in non-plumbing areas of my business, plumbers who are being paid by customers on an hourly rate should not be on social media while they are on the clock. HIP: If you had to describe yourself in three words, what they be? CM: Blunt, determined and fair. HIP: What couldn’t you live without? CM: My mobile phone.

HIP: What lies ahead in the future for Pimlico Plumbers?

HIP: What is your favourite number plate out of your whole collection?

CM: This year we have 350 people on board and we will hit £40 million in sales for the first time. The next target is £50 million, then £100m, and on and on. Rapid growth is what we’re going to be about for the next, well, at least 10 years, by which time we plan to be counting

CM: It could be my personal plate CH4RLE, which has pride of place on my Bentley, but actually it’s the first one I ever bought, which is DRA1N. It cost me £6k in 1988, and I had sleepless nights worrying if that was a good move. Six grand was a lot of money back then!

REDUCE PROBLEMS WITH

RETROFIT Magnetite makes up more than 98% of all system debris, making it the single biggest cause of heating system issues.

Due to their incredibly small size, magnetite particles travel easily around a heating system and deposit in low flow areas. Regardless of age, magnetite will always eventually become a problem for a boiler and household heating system, unless it’s properly maintained and protected against corrosion.

Survey findings When ADEY commissioned a survey of 2,000 UK homeowners, we found that more than a third of respondents said they currently have issues with their central heating systems including noisy pipework, cold spots in radiators and

low or inconsistent heat levels. All of these common issues are symptoms of a build-up of sludge within the system and the corrosion of components. The most effective remedy is for an installer to fit a magnetic filter, providing long-term protection and preventing future sludge-related breakdowns, associated costs and inconvenience for the homeowner. However, we understand that when a system needs repairing, it’s usually an unplanned distress purchase for the customer and this can make it difficult for an installer to feel comfortable in recommending a fix that, although beneficial, comes at further additional cost.

A thermostat with the ability to learn and predict the required temperatures provides a greater level of heating efficiency and as a result can reduce heating bills of up to 16%. The energy saving benefits of smart controls have recently been recognised by the Government’s Department for Business, Energy and Industrial Strategy (BEIS). Under the new Boiler Plus regulations, from April 2018 any new combination boiler installed in England will also need to feature an energy saving technology. One of the ways to meet this requirement is to install a smart control that includes automation and optimisation functions.

“When considering domestic hot water provision a variety of options are available,” he said. “Installers usually opt for a gas or electric appliance sized to meet their customers’ requirements, based on what they are most familiar with, ease of use and confidence in installation practice. The appliance is either cited as a direct water heater under a sink or indirect, integrated into a kitchen cupboard or hidden from view in an airing cupboard or roof space. “In recent years, wood burning stoves have enjoyed a renaissance and today’s modern appliances are available to fulfil the requirements for domestic hot water.

Andrew Ogden, Head of the Technical team at Kingspan Environmental, advises how to make sure your future customers are the happy ones.

for smaller homes with one bathroom, but can struggle when hot water is used in more than one place at once. Of those surveyed, 72% of those with hot water pressure problems had a combi boiler. In contrast, cylinders store hot water, so can handle multiple uses of hot water at the same time, without any loss of pressure or temperature. What do plumbing students need to know about this issue? AO: There’s a simple question I’d encourage all plumbing students to ask: “Is this hot water system capable of meeting the demands it could face?” If the answer is “no”, it’s an opportunity to advise your customer to upgrade their heating

How do we know that more than 25% of householders are unhappy with their hot water pressure? Andrew Ogden (AO): It’s the result of research from the Hot Water Association (HWA). They surveyed more than 300 householders in new-build homes; 26% of respondents said they lost hot water pressure when they used more than one hot water outlet at the same time. It seems ridiculous so many homes can’t cope with using hot water in this way. Fortunately, it’s really easy to resolve, no matter the age of a property. Why is there a loss of hot water pressure? AO: Mostly it’s down to the combi boiler being overworked. Combi boilers are great

system to one that includes a modern unvented hot water cylinder, of the right size for the property and its number of bathrooms. This applies whether your customer wants a house extension, or to retrofit a new system into a property with more than one bathroom. It’s no good installing a luxurious en-suite shower or beautiful new bathroom if your customer is left disappointed because the bath takes forever to fill or the shower becomes a trickle as soon as someone turns on a kitchen tap. I’d encourage all plumbing students to take this simple step to help make sure their customers are the happy ones!

WATER TREATMENT MAINTENANCE STEP-BY-STEP

To protect boilers and system components from corrosion and limescale for life, carry out the following water treatment maintenance steps after dosing a system with inhibitor and at every annual boiler service. WHAT YOU’LL NEED TO MAINTAIN WATER TREATMENT:

1. An inhibitor quick test kit (comprising clear tube, tablets, and colour chart),

such as Sentinel X100 Quick Test Kit

2. A bottle of inhibitor, such as Sentinel X100 Inhibitor, to top the system

up (if necessary).

Clean the filter, if present. Start by closing both isolation valves. For Vortex filters, withdraw the magnet, unscrew the cap on the flush valve, and place on the valve handle. Put a container under the valve to catch dirty water or attach a suitable hose. Turn the flush valve 90o to release the collected debris. Dirt will start to flow out. The bottom isolation valve can then be opened temporarily halfway to thoroughly flush the filter out.

Once clean, close the flush valve. Show the householder the collected debris.

Allow inhibitor to circulate in the system for min. 15 minutes and let system cool. From a drain point run system water for a few seconds and then fill sample tube provided in the kit.

Place both tablets (marked 1 and 2) into the sample tube, seal the tube and shake vigorously. Allow tube to stand but shake occasionally until tablets are fully dissolved (up to 10 minutes).

Add more inhibitor to the system, circulate it for 15 minutes, then repeat the test.

Show the homeowner the shade chart and water sample to prove that the system is protected. You’re done!

To finish, replace the cap, insert the magnet, and re-open both isolation valves.

Once the tablets have dissolved, place the tube against the white part of the shade chart. If the sample colour appears deeper or the same depth as the ‘Standard yellow’ shown, the concentration of inhibitor is okay (and you can skip step 6). If it is lighter, inhibitor concentration is too low, and you will need to move to step 6.

While waiting for the results, investigate the cause of the depleted inhibitor levels and, if necessary, organise remedial works to be carried out.

All domestic central heating systems precommissioned in line with Part L of the Building Regulations should be protected against corrosion and scale formation by using effective chemical water treatment. This is achieved by removing installation debris, fluxes and solder residues with a cleaner and then protecting the system against future corrosion and scale formation with a quality inhibitor.

An inhibitor works to prevent sludge and scale build-up by forming a protective barrier between the metal and water in the system, minimising contact and subsequently reducing electrolytic corrosion.

Treating older systems

However, for older systems that have not had inhibitor levels maintained over time, the levels of inhibitor can reduce through part drain downs and consequently, the barrier can become inconsistent. When this situation occurs, system water that comes into contact with the metals within the heating system causes a chemical reaction called corrosion. This produces thick black sludge (mostly iron oxide) that can circulate within the central heating system; blocking radiators and pipework and forcing a boiler to work harder than necessary to get the system to reach temperature. This not only increases the amount of energy the boiler has to use but circulating debris can also cause

internal damage to the boiler itself, resulting in breakdown and early replacement.

When approaching a system suffering from dirty water and circulating sludge, follow these three steps:

 Step One Dose the system with an effective, nonfoaming chemical cleaner, such as Fernox Cleaner F3 and let it circulate for at least one hour. Fernox Cleaners chemically lift and disperse dirt for faster removal. Cleaners which foam trap air, have reduced cleaning ability and can also cause frothing and whistling in modern, high-flow systems.

Also, by using both Fernox Cleaner F3 and Fernox Protector F1 to clean and inhibit a system, gas savings of up to 15% can be achieved every time a room is heated.

 Step Two Powerflush the system to remove both the cleaner and sludge. Powerflushing is more effective than any other cleaning method (as detailed in BS7593) and will result in a system free of sludge and corrosion particles.

 Step Three Once a central heating system is clean, it is essential to dose it with a high quality inhibitor to protect the metal from future corrosion. Fernox Protector F1 combines three types of protective inhibitor particles that each form a barrier to stop the system water touching the metal.

A dirty central heating system can increase running costs and result in boiler breakdown. By correctly cleaning, powerflushing and dosing the system with high quality chemical water treatment, a system’s energy efficiency can be restored and maintained.
