The end of the summer season always brings out a lot of emotions in me. First, I get nostalgic about how fast the time went. Then I start getting the “winter scaries” (if that’s not coined, it should be!). Next comes the wardrobe panic about whether I’m actually going to like my fall clothes from last year and the thought of having to store some of my favorite items, like my bathing suits and beach bags, away for the next several months. But all this is to say that I’ve also felt a sense of calm in the changing of seasons as I’ve gotten older, because while summer is absolutely amazing, there’s still so much more ahead— to appreciate and enjoy!
I’m already so excited about Hank’s Pumpkintown popping back up; I can’t wait for the Bay Street Theater’s new season of productions; I love cozy nights at Bistro Eté or Shippy’s; and I love sitting at my home by the fireplace. It’s the little things. It’s also the most important time to support local businesses and their founders.
Speaking of which, I’m thrilled to introduce our first issue celebrating Female Founders, the women who are leading the pack in the Hamptons, NYC, and beyond. On our cover, real estate advisers Erin Sykes and Elizabeth Bowden, who work together between the Hamptons and Palm Beach at Nest Seekers International, represent how women can come together and create great success. Spotlight fam! Is it just me, or did we blink and all of a sudden it’s Labor Day weekend? Why does it feel like summer goes faster and faster every year? Especially when you’re having fun and meeting potential romantic interests. We all know summer flings are the best—cue the film classic Grease—but how do we make the best of them and continue that momentum all year long? Here are four ways to make your fling last until (at least) the spring.
1. Take Off the Pressure
There’s nothing more attractive than a busy person with a full life. If you’re pressuring your

that your fling didn’t happened simply because of summer travel schedules, and this person has genuine intentions with you moving forward.
4. Let Your Intended Miss You Missing someone is a huge part of how people actually start to develop feelings. If you’ve been around all summer, and easy to see and make plans with, why don’t you take some time apart? Men typically fall in love when you’re absent, not when you’re present. Of course, you’d have to have spent ample time together before that, but there’s no harm in letting someone’s feelings for you grow in your absence. If after being apart, he continues to pursue you and wants to see you as the seasons change, that’s how you’ll know it’s not just a fling.

Summer may be coming to an end, but the weather is still on point, maybe even nicer! There’s no reason not to make your next plan with this person and have something to look forward to. A trip together, if you haven’t had that oneon-one time yet, is a great way to test your compatibility with each another for a more
long-term relationship.
3. Make Sure You’re Not Being Played
If you’re in the Zeitgeist, you know that situationships are prevalent in today’s dating scene. A situationship is defined as a romantic situation that lacks commitment or the associated norms and expectations. If your fling started because one of you wasn’t interested enough in the other to actually commit, chances are you won’t move past the summer. Make sure

More than $450,000 was raised and will be invested toward groundbreaking cancer research, including the SWCRF Mission Possible research program, a new project that will support six leading investigators this fall. At the event, SWCRF presented Chef Ralph Scamardella, EVP and chief culinary officer of Tao Group Hospitality, with this year’s Hospitality and Service Award; Lori and Scott Levine, co-founders of Scott’s Protein Balls, received the Outstanding Product Award; Denise Albert, CEO and co-founder of My Cancer Family, took home the Community Service Award; and Anna Zuckerman, founder and chief designer at Anna Zuckerman, was the 2023 recipient of the Fashion Cares Award.
The Parrish Art Museum Midsummer Dance and Party
The Parrish Art Museum is always one of the highlights of the summer, and this year was no exception. The two-day affair took place at the Museum in Water Mill and raised more than $1 million in support of the museum’s programs and education initiatives. More than 350 guests flocked to the Friday Midsummer Dance Party, including artists, art collectors, curators, philanthropists, and supporters. The event’s cochairs Ivy Getty and Laurence Milstein welcomed guests. Saturday night marked the annual Midsummer Dinner gala, which honored Katharina Otto-Bernstein, Fred and Robin Seegal, plus artists including Eddie Martinez, Sam Moyer, and Hank Willis Thomas, all of whom have work on view at the Parrish’s milestone 125th-anniversary exhibition “Artists Choose Parrish.” During the cocktail hour, a fashion presentation—courtesy of Max Mara, one of the presenting sponsors—featured models wearing the Resort 2024 collection.

As the nation’s oldest youth organization catering to gay, lesbian, bisexual, transgender, questioning, intersex, and asexual individuals ages 13–24, HMI’s initiatives were the highlight of the occasion, which brought out many notable guests, including Kelly Ripa and Mark Consuelos. The evening included special performances by mermen and synchronized swimmers. The outpouring of love and support
The Watermill Center’s Annual Summer Benefit is always a high point of the season, celebrating art and experimentation to support the organization’s year-round programming. This year, the benefit kicked off with more than 20 performance installations by the Center’s artists-inresidence, located throughout the Center’s expansive property. The event focused on the body’s role in creating art. “the BODY” offered a moving approach by diverse cultures, including time-based performance, video, sculpture, and painting. There was also an unexpected occurrence (a rainstorm!), but the weather didn’t stop Robert Wilson’s restaging of his piece “Ubu,” which featured live narration by the avant-garde theater director himself. The evening marked the first time that one of the Watermill founder’s pieces has been performed in New York in nearly a decade. T

Being a female founder is like being part of a super special club, especially in the Hamptons, which is a close-knit community. I feel so fortunate to count many amazing women who have businesses Out East as friends, people I admire both professionally and personally.
My fellow Montauk resident, Cynthia Rowley is simply an icon; she has built an impressive fashion empire, yet you’ll find her on every given weekend in her boutique. The key to her success is clear—it’s her! She’s hands-on, and you can see her DNA and signature style in everything she does. Over the years, I’ve been lucky to collaborate with Cynthia; whether it’s me selling her iconic wetsuits at The Surf Lodge boutique, or Cynthia hosting her surf camp at the property, we’ve always been able to pick up the phone, brainstorm on an idea, and make whatever needs to happen, happen.
Then we have the absolutely beautiful inside-and-out Christie Brinkley, creator of her own Bellissima Prosecco brand. The model/actress and her children Alexa, Jack, and Sailor are so special to me and have been faithful supporters and patrons of The Surf Lodge; they are family to us. Christie is such a multifaceted woman who never ceases to amaze me, and she has worn countless entrepreneurial hats throughout her remarkable career. It was an honor to host the launch party

for Bellissima Prosecco in 2018 at The Surf Lodge and to witness its impressive expansion since. There’s nothing Christie can’t do. Michelle Walrath, a longtime friend whom I’ve known before even opening The Surf Lodge, has a fantastic juice and health-food eatery, Organic
Krush, with several locations, including one in Amagansett. Watching Michelle on her entrepreneurial journey and expanding her business to many locations has been gratifying. She’s unbelievably passionate about creating great-tasting food that’s good for you and wanting to share that with others. Michelle is one of those superhuman women who manages to do it all—a business owner, wife, mother of four, and the most supportive friend. And how could you talk about female founders and entrepreneurs Out East and not mention the incomparable Joey Wölffer? She’s maintained a successful family business
and legacy while at the same time forging her own path and expanding the brand from Wölffer Estate Vineyard to Wölffer Kitchen in Amagansett. There have been several new product launches in between, too. Joey also has an incredible curated boutique in Sag Harbor filled with luxe finds, many of which are sustainable and upcycled, a cause she’s highly dedicated to. Throw in an accomplished equestrian career and overseeing Wölffer Estate Stables in Sagaponack, and you can see that she’s simply a force
and the embodiment of a female founder multiple times over.
Looking back on opening
The Surf Lodge 15 years ago, being a female founder in what has traditionally been a maledominated hospitality world, I count myself privileged to have watched these women and so many others build remarkable businesses that continue to leave me inspired. T

Living in the age of overinfluence is exhausting. Every time we open social media, we’re told about another item we can’t live without, and it can lead to impulse purchases. In fact, surveys have found that Americans spend anywhere from $150 to $300-plus a month on impulse purchases, and that’s only what people are willing to admit or what they can remember.
These purchases don’t happen by chance; they’re a result of highly targeted algorithms designed to play on your emotions and influencers selling you products before you can even think twice. And while algorithms and influencers aren’t going to go away anytime soon, here are four steps you can take to curb your impulse buying!
STEP 1
Remove Apple Pay from your phone and credit card auto pay from your browsers. Say goodbye to Apple Pay on your phone and those sneaky credit card auto payments that are saved in your browsers. I want you to feel the pinch of getting up to fetch your credit card and typing in those digits. Trust me, it works wonders to keep you in check!
STEP 2
Unsubscribe from promotional e-mails and stop romanticizing sales. Time to declutter that inbox!
Unsubscribe from e-mail lists that keep luring you with tempting deals. Let’s face it, just because it’s on sale doesn’t mean it’s “free.” Resist the allure of multiple items that are on sale, instead focus on getting
that one thing you genuinely desire.
STEP 3
Follow the 72-hour rule. Picture this: You stumble upon the newest Cult Gaia heels. It’s a love-at-first-sight situation. You get hyperfixated. You’re 100 percent sure that life would be incomplete without them. Hold
up, rich person! Give it a solid 72 hours before you press buy Let the initial adrenaline rush wear off and use that time to ponder whether it’s really worth your hard-earned cash and precious closet space.
STEP 4
Ask yourself three simple questions.

Question 1: If I could have the money in cash, would I take the cash or the item? For example, if you’re yearning for a new sundress for $250, would you rather have $250 in cold hard cash, or the dress? If you choose the cash, then delete the item from your cart.
Question 2: Do I already have something similar to what I want to buy now? This is especially true for clothes, shoes, and makeup. Do you really need that slightly redder lipstick when you already have three others? Or yet another pair of white sneakers? The answer is no!
Question 3: Does this purchase support my financial goals? Say your credit card bill is due soon, and you have enough to pay your statement balance in full. But you just found a new art piece that would look amazing in your living room, and buying it would allow you to only pay your minimum. Sure, the art piece might pull your space together, but does this purchase support your financial goals? Probably not.
Okay, so if after running through these four tips, you’re still head over heels for that item, congrats, you’ve found “the one”! But if your desire starts to fade away, two times congrats! You’ve dodged that impulse buy.
Remember, the goal is not to not spend money. It’s to spend money on things that have value, and to protect yourself from being overmarketed to. There are thousands of companies that are bidding for your attention and purchasing power. I challenge you to be more intentional with your spending. T

HOW TO KEEP YOUR SUMMER WORKOUT MOMENTUM GOING INTO AUTUMN
We know you’ve been prioritizing fitness this summer, but it can be daunting to think about continuing your workouts following the warm months. Our resident fitness expert is here to offer her top-10 tips to motivate you all year-round.

1. Text a Friend
Whether you’re taking an inperson or virtual fitness class, invite a friend to join. When I was working at Goldman Sachs, the only reason I made it to my 5 a.m. workout was because I had two colleagues joining me. I could stomach canceling on myself, but canceling on them? That’s what got me out the door and running down the block.
2. Commit to a Challenge
Committing to a challenge or a set workout program takes the guesswork out of building strength. I started my 42-Day Transformational Program for those committed to consistency. If you set your mind to achieving a goal, you’ll see results.
3. Embrace Versatility
Add activities into the workout mix. The best part of summer is all the beach games, and you can carry this into the fall with tennis, basketball, golf, playing catch on the West Side Highway (yes, I do this), volleyball, or whatever sport you enjoy taking part in. Remember, this counts as your fitness.
4. Set Nonnegotiable Days
Set two (or three) days per week that are nonnegotiable workout days. Treat this time with the same importance as you would a
doctor’s appointment. It’s been said, “If you don’t make time for your wellness, you’ll be forced to make time for your illness.” Don’t let that happen to you.
5. Workout When Tired, Not Exhausted
The key to staying motivated is understanding the difference between feeling tired versus exhausted. I’m a terrible sleeper. If I didn’t work out on the days when I felt “tired,” it would never happen. So on days when you feel sluggish, push through. However, if and when you feel exhausted, that’s when you pause and take a break. Because that sensation is telling you to slow down. Giving ourselves the grace to respond accordingly reaffirms the fact that you get to choose. And when we
keep choosing to show up for ourselves, strength happens.
6. Stay Flexible
Recovery days don’t have to happen every Tuesday. I let my energy level dictate whether I need to take a break. If you wake up seven days straight feeling fabulous and motivated to work out, capitalize on it. When stress, diet, and fatigue set in, listen to your body and take the recovery day (or days) you need.
7. Music Is Everything
The right song can change your willingness to work out in less than a minute. Create a playlist with every artist that elicits this reaction and play it when you need an extra push to put on your sneakers.
8. Stay Motivated
There’s a reason I follow so many athletes on Instagram; their hustle and commitment to being the best at their craft inspires me to be better. Whether you’re following LeBron James or Lindsey Vonn, listening to Glennon Doyle’s podcast, or reading runner David Goggins’ books, find people who live a life worth emulating and use it as fuel when you need to find the will to exercise.
9. Effort = Outcome
You can’t cheat your way into holding a four-minute plank. You can’t barter your way to the finish line of a 5K. You can’t network your way to the end of a 20-second squat jump. Strength is earned and is one of the few arenas in which effort is directly correlated to results. So when you do hold that plank, finish the race, or see your way to the end of the squat jump, that’s an accomplishment no one can take away from you—and that’s a feeling worth chasing.
10.
Five Minutes Is Enough
“I don’t have time to workout” versus “Whatever time I do have, it’s not enough to see results.” There are days when the first statement is accurate. And it’s not for lack of discipline or commitment that we don’t get movement in, but rather personal and professional responsibilities come first when our schedules are too chaotic. However, it’s the second statement that poses a bigger issue because even when we find a spare five or 10 minutes, we can find ourselves saying “Why even bother?” My SOTO Method program eradicates this thought and proves that five minutes is enough. Erin and Elizabeth, why did you decide to start a team together at Nest Seekers?
ERIN SYKES: Finding a business partner to fully trust is a challenge—maybe even more so than finding a romantic partner—and it took years, but Elizabeth and I just clicked. We trust each other. We were naturally sharing clients before we formalized our partnership, plus we genuinely enjoy spending time together, so everything felt natural.
ELIZABETH BOWDEN: There’s a fine line between being everywhere and spreading yourself too thin. We recognize this paradox and wanted to optimize our goal of whiteglove service across markets by specializing in local knowledge. Working together, we can provide synergy for shared clients between Palm Beach and the Hamptons, ensuring their needs are fully met in both locations. Erin, you cover PB, and Elizabeth, the Hamptons. Tell us about how clients work with you.
SYKES: Yes, I cover Palm Beach, and Elizabeth handles all transactions in the Hamptons. There’s a huge overlap between the two markets, so we’re often working with the same clients on multiple transactions simultaneously. Our styles are pretty similar; I know that when I send Elizabeth a client they will be well cared for, and vice versa. We also stay more involved in our referral business than is typical as there are often broader wealth-management strategies at play and a lot of moving parts. What are both of your backgrounds?
SYKES: I worked in corporate strategy for various brands within the Estée Lauder Companies for the first decade of my career, then covered the retail sector for various business-news networks. Additionally, I was involved in my family’s commercial construction business. Eventually, I merged these experiences into my role as a broker and chief economist for Nest Seekers, where I cover the real

BOWDEN: I grew up in the equestrian world on the Philadelphia Main Line and spent summers in Southampton and Shelter Island my whole life. After graduating college and spending time abroad, I fully immersed myself in the local Southampton community as a full-time resident; I love its classical essence and charm. How are your personalities similar and different?
SYKES: I think we’re both generally calm and pragmatic, yet competitive. I prefer the spotlight a bit more than Elizabeth, though. I’m a Leo!
BOWDEN: Agreed; we both have a strong analytical sense paired with a social side. We love going to local cultural events and are both competitive athletes. What’s new in the PB market at the moment?
SYKES: There are a number of luxury condo projects in focus within the greater Palm Beach market—Forté, Olara, South Flagler House, Ritz-Carlton Palm Beach Gardens, plus La Clara just started resales. Trophy properties along S. Ocean, N. County, N. Lake Way, and Tarpon Island continue to set national and Florida sales records. What have been some of your proudest sales?
SYKES: I sold Scottie and Larsa Pippen’s home at 2571 Del Lago Drive in Fort Lauderdale after it had been listed with multiple different brokers for a decade. We had to think outside the box to inspire new interest. Both Scottie and Larsa were closely involved in the process and were open to us running various marketing strategies to get the job done.
BOWDEN: Privacy is paramount in my proudest sales, so I cannot discuss them in detail, but I most enjoy transacting on Gin and Meadow lanes.
Palm Beach was flooding last year with the next generation moving in. Will we still see that this year?
SYKES: We welcome a bit of respite in Palm Beach this year;
deal flow has slowed, inventory has built up, and prices have pulled back about 15 percent from the market peak. Our new residents are focused on building their lives in their new homes, rather than flipping for a quick profit. It’s a much more stable and logical market now. Why should clients own in both the Hamptons and Palm Beach?
BOWDEN: There’s a natural flow between the two locations; the social scene has overlap, restaurants have multiple outposts, and you can follow the seasons with ease.
What are your tips for millennials buying Out East?
BOWDEN: It’s a buyer’s market Out East right now, exactly the moment buyers have been long awaiting. Economic uncertainty tends to paralyze people, however. Home buyers need to think as a contrarian and make moves when others are sitting on their hands.
As female leaders in the real estate biz, what’s it like to be a part of the luxury markets of the Hamptons and PB?
SYKES: We just keep our heads in the boat and row.
BOWDEN: We don’t like to get too caught up in measurements with others. We just focus on getting the job done. Why should new clients work with you?
SYKES: Simple…we execute.
BOWDEN: Bingo.
When you’re not working, what do you both enjoy doing?
SYKES: Playing tennis or traveling to the mountains to hike and snowboard.
BOWDEN: Playing tennis or sailing from the Shelter Island Yacht Club.
What women are most inspiring to each of you in your life?
SYKES: My mom has always been the most influential woman in my life. She was a marathon runner and very strong-willed.
BOWDEN: I’ve always looked to the women in my family for inspiration, particularly my grandmother as she serves as our family matriarch.
What are your favorite qualities in each other?
SYKES: I know that I can unequivocally trust Elizabeth.
BOWDEN: I know Erin will get the job done.
What’s a fun fact about each of you?
SYKES: I’ve climbed Kilimanjaro during a backpacking trip through Africa where all my luggage was lost. I rented a sweater and gloves from a hostel and climbed with the
remaining clothes on my back.
BOWDEN: I’m a competitive sailor and feel at home on the water.
What are you working on right now?
SYKES: I have a new podcast coming out where I interview founders in a variety of industries about everything except their work, and I’m working on my first independent development project.
BOWDEN: I’m focused on finishing out an all-encompassing Hamptons high season! T

Getting Gorgeous (and More!) Under One Roof
Dr. Bushra Helmandi, a New York City–based chiropractor, has created one of the only one-stop-shops for all things face and body at her med spa, B&B Aesthetics. Here’s how she’s leading the pack in the beauty industry and why you need to book an appointment as soon as you get back to the city!

Dr. Helmandi, tell us about your background and what sparked your idea to launch B&B Aesthetics.
I’ve been practicing in Manhattan as a chiropractor for more than a decade. Like many people, I experienced some changes during the pandemic, both healthwise and to the quality of my skin. This is what sparked me to initially look into the world of aesthetics and seek treatment for myself; the pandemic stress got the best of me, and I wasn’t happy with what I was seeing each time I looked in the mirror. Upon doing some research, I was pleasantly surprised to find out that technology has changed quite a bit and is very sophisticated about treating people in a way that enhances natural beauty and is noninvasive in nature. What makes your med spa different from others in NYC?
We rely on our in-house team of experts to treat people holistically in regards to both wellness and beauty. We offer a wide array of treatments, including acupuncture, chiropractic, intense stretch therapy, and of course, all the beauty treatments that traditional med spas offer. Tell us about your in-house experts!
It took several years to curate a team of experts in each of these fields, who understand the importance of health and wellbeing, and how feeling one’s best is intertwined with looking one’s best. I quickly noticed that there are very few offices that offer treatments that address health concerns leading to beauty concerns. For instance, insomnia and anxiety can lead to under-eye circles and poor skin quality.
In a busy city, people often struggle to find the time to do everything that they want to do in a day or a week, so being a one-stop shop is important. As a female founder, what’s most rewarding about owning your own med spa?
It’s been amazing to think that New York City would be lacking in any way, but surprisingly there aren’t many options when it comes to combining beauty and wellness under one roof,
What should people know about you?
I’m very hands-on and involved with all my projects and businesses. I love to see my vision come to life in a meaningful way. Bringing something different to this amazing city has been a dream of mine for a long time. What’s your best advice to women who want to start their own business?
To combine their vision and passion with a realistic and logical approach. It’s crucial to have both short- and long-term goals set up, and most importantly, remember to be kind to yourself. It’s so easy to fall into the mindset of thinking there aren’t enough hours in the day to complete every task. Having a big-picture approach can help combat this.
What’s next B&B Aesthetics?
Why did you want to expand into massage, facials, acupuncture, and injectables in your offerings?
In our office, the acupuncturist can address the insomnia and anxiety with acupuncture, while we simultaneously offer treatments for skin concerns. Why is it important for NYC to have a one-stop shop like B&B?
so it’s simply owning B&B. How has B&B evolved over the years?
We started with a more traditional med spa approach and have evolved to include more and more wellness treatments, such as vitamin IV drips and glutathione shots. We’re looking forward to B&B continuing to grow in the wellness trajectory.
We’re excited to offer many specials this fall, including package deals for both face and body. We will continue to offer new stateof-the art treatments with as much convenience as possible for busy New Yorkers. T

Leah, you’ve blown up, becoming one of the most popular singers right now. How are you taking it all in?
OMG! it doesn’t even feel real to me. Every day I just keep working toward making more music and getting ready to tour!
Tell us about your new tour, your first in the U.S.!
I’m so excited to be headlining in the United States. Touring is one of my favorite things to do in the world. I love being able to sing along with everyone to all their favorite songs of mine!
How did TikTok change things for you and your career?
I was able to promote my music on the platform, and that’s where my song “10 Things I Hate About You” blew up! On TikTok, I’m not only able to promote my music but also myself. I want people to get to know me, too.
Did you ever think that song would go as viral as it did?
I did have a weird feeling that it was going to blow up. I kept saying to everyone before it took off, this one’s going to be big.
How do you describe your sound?
Pop anthemic.
You’re currently living in Los Angeles, but why do you always love to come back to the Hamptons?
The Hamptons feels like home to me. I used to come here for vacations, and it’s always had a warm place in my heart.
What are you working on now?
In addition to my tour, I have a new album coming out on September 15th! T
