COVER STORY
12 REASONS WHY BUYING A SHOP IN MARKET OF INDIA IS THE BEST DECISION YOU COULD MAKE Traders from across the world used to brave stormy seas and treacherous waters, all to get to the land of spices, and share India’s riches with the world. Centuries down the line, India’s trading roots are still strong, yet largely chaotic. While traditional markets have for long remained unorganized, rapid urbanization and development have made it oversaturated, limiting the scope for further growth and enhancement. If you’ve visited Sowcarpet and attempted to shop there or in fact, are running a business there, you’ll understand what we’re trying to tell you. In a country like China, where the economy relies heavily on trade and manufacture, the thrust given on organized wholesale and retail markets is a sign that it’s time to realign our trading and business models, in order to put India onto the global map once again as a leading trade hub. While traders have happily fit into the unorganized, disarrayed and chaotic trading routine, it’s high time we disrupt the status quo to facilitate change for the better. Market of India does exactly that! Hailed as India’s largest wholesale market, Market of India introduces the country to organized trade on a massive scale. The first-of-its-kind wholesale centre will bring all trade under one roof and is expected to revolutionize the trading landscape of the country. With 5000+ shops and offices and world-class facilities, the organized marketspace provides an international platform for traders to take their business to the next level. If you’re wondering why you need to book a shop in Market of India, we’ll give you not one, but 12 reasons. Let’s take a look:
1) LOCATION Any trader or businessmen would vouch that location matters more than anything else. A shop in T Nagar is likely to fetch you 10 times more revenue than one in a remote region. Market of India comes primed with the perfect location to fulfil your needs. Located on the famous Binny Mills land, within SPR City, Chennai’s largest integrated township, the market lies just a few kms from trade hubs in Sowcarpet, Purasalwalkam and Choolai.
2) CONNECTIVITY Just a minute away from proposed metros, well-connected via rail and road and in proximity to the harbor, Market of India offers excellent connectivity. This allows for easy customer movement in and out of the market, and eases transportation requirements for goods.
3) ORGANIZED MARKETSPACE While we’ve already said this before, this deserves a second mention solely because of how vital it is in transforming the country’s trading scene. Organized models have already spelt success in China, and Market of India’s inspiration stems from that. The market is neatly segmented into distinct zones and classified as per the type of products sold. Everything is spaced out and planned, which makes progressive development possible.
4) WAREHOUSING FACILITY Maneuvering through overcrowded streets and loading/unloading goods can take up most of a trader’s precious time and resources. But not anymore. At Market of India, there’s dedicated storage space below the shops which makes warehousing a hassle-free process. With fork lifts and freight elevators provided and also, four-way roads, transporting goods in and out of the market is quite easy. There’s also ample space to park goods vehicles and dedicated areas to load/unload goods.
5) WORLD-CLASS INFRASTRUCTURE The state-of-the-art market comes equipped with the necessary infrastructure to make doing business a smooth and hassle-free experience. Passenger lifts, CCTV, ATMs, elevators, fire safety systems, energy efficient systems; you name it, Market of India provides it.

6) AMPLE PARKING SPACE One of the biggest constraints with traditional markets is that, owing to their unorganized nature, they allow no room to accommodate growing business requirements. A trip to any of the trade hubs in Chennai will show how there’s no room for people movement, let alone vehicle movement. At Market of India, there’s ample parking space for cars, two wheelers and LCVs.
7) LARGE SHOWCASE AREAS Visibility is key to determining how your business fares and at Market of India, you get the chance to explore your business’ full potential. The market has one grand central plaza spanning 1,00,000 sq. ft. and 7 other atriums, that not only facilitate customer movement but also double up as brand showcase and exhibition area which you can leverage to your benefit.
8) FAMILIAR NAMING SYSTEM Customers walking into the market will not find themselves lost thanks to the naming system. The distinct zones/floors are named after the famous markets in Chennai, such as Mint Market, NSC Bose Market, Ritchie Market etc, and will house the respective products which these markets are known for.
9) 40 LAKH EXPECTED FOOTFALL Projected estimates indicate that Market of India has the potential to draw a monthly average footfall of 40 lakh visitors. This means your business gets the opportunity to cater to a wider and more diverse customer base.
10) GROWTH BEYOND CHENNAI Expected to grow into India’s leading trade destination, Market of India will allow you to look beyond Chennai, and do business with traders from across the country and South Asia. While you get the opportunity to expand your business on a global scale, India’s trading scene will also witness a boom.
11) OFFICES TO SUPPORT OPERATIONS You may have a string of operations running parallel which require a proper office space to execute. At Market of India, there are dedicated office spaces that can allow you to run your business backend in a streamlined manner.
12) LIMITLESS BUSINESS OPPORTUNITY At Market of India, the scope for business is limitless, to say the least. Apart from the walk-in visitors, you also get the chance to be preferred vendor for 5000+ co-vendors. In addition, township residents are right next to you and there’s also a retail mall coming up. When it comes to marketing, what you spend will be very limited, because the collective marketing for Market of India will directly benefit you. It’s a revolution in the making. The future of wholesale and retail. A space that would put India on the map as a leader in trade. Need we say more? Be a part of it by booking a shop in Market of India today.

THE ESSENTIAL CHECKLIST: WHAT YOU NEED TO CHECK BEFORE INVESTING IN A HOME Ask anyone what tops their bucket list or goals in life, and the answer would almost always be: Buying my own dream home. However, it’s easier said than done considering that’s it’s one of the largest investments one can make. One wrong choice can derail your entire investment planning. This is why, before taking the plunge, it’s imperative for home buyers to carefully evaluate every aspect; right from the costs, government norms to developer details, among others. The process can be quite stressful, but don’t worry, we’re here to ease it for you.
HERE’S A CHECKLIST OF 9 THINGS YOU NEED TO TICK OFF BEFORE YOU INVEST IN A HOME:
1. RESEARCH
3. EVALUATE LIFESTYLE NEEDS
It’s necessary to conduct adequate research before making a purchase. Long gone are the days, when one’s home-buying decisions were solely rested on what real estate agents had to say. From social media reviews to virtual walkthroughs, there are several ways you can understand more about the property. It is always advisable to check for basic amenities such as electrical lines, plumbing, quality of construction materials, among other factors.
These days, buying a home isn’t that simple since it is mostly influenced by lifestyle needs. Several factors such as amenities, views, infrastructure, transportation, proximity to major hubs etc., need to be considered that would fit the lifestyle you’re looking for.
2. LOCATION In an age where the real estate industry has witnessed a strong resurgence, the one thing that has withstood the test of time and remained constant is, of course, the importance of location. Choose a prime location, that’s closer to education institutes, parks, hospitals and entertainment centres. You also need to consider past price appreciation trends in the location. For example, in North Chennai, SPR City is primed for growth. The township has everything one would need within itself.
E DIT IO N - 0 13 | A U GU S T 2 0 1 9
4. ANALYSE YOUR FINANCES Buying a home is a huge financial commitment, and before you end up investing in a property, you need to analyse your finances, the value for money and understand what it entails. Remember, it’s not just the agreement value you pay. GST, registration charges, stamp duty and maintenance charges would also be applicable and need to be factored in. There are also a plenty of financial resources that you can use to meet your investment.
5. INVESTMENT PURPOSE Buying a property is an attractive investment proposition. The decision to invest in a home for personal use is driven by utility and sentiments. But, when a house is bought only for investment purpose, it’s an entirely different scenario. You need to consider aspects such as scope of asset appreciation, legal status and market dynamics before you make the purchase.
14
6. ADDITIONAL COSTS After you completely understand the crux of the costs involved, you also need to consider the post occupation cost. There needs to be a provision for the later costs which accrue from various expenses like fit out costs, interior costs, maintenance costs, property insurance if any, mortgage payments in case of loan availed.
7. DOCUMENTATION Once the financial requirements are in place, ensure that you have acquired all the necessary documents. Detailed cost estimates, approved plan of construction, allotment letter from builder, sanctioned building plan, sales and conveyance deed, extension and licence for construction, NOC from all relevant authorities and valuation report from the architect are a few of the essential documents.
8. UNDERSTANDING THE IMPACT OF RERA After RERA, property developers are required to register with the authority and upload every detail of the projects. This includes title, approvals, agreements, delivery dates, payment schedules, finish, etc. This will allow you to get good insight into the project before making a purchase decision.
9. POST POSSESSION KNOW-HOW The process does not end as soon as the house is purchased, but one needs to be careful also post possession. It is essential to make sure all your documents are stored well along with adequate photocopies. Also make sure all the relevant paperwork/official documents are updated with the new details. Buying a home comes with a lot of emotions and a lifelong security. It is vital to acknowledge the magnitude of this and do the due diligence required to carefully plan your decisions and enjoy the perks of being a home owner.

A BREAK FROM THE MONOTONY: TEAM SPR ON A FUN “ GOODGREAT ” OUTING At SPR, nearly everyone’s a workaholic as we’re constantly working towards building the dream that we want to make a reality. Driven, relentless, and passionate, the 400+ strong team finds no match when it comes the dedication shown towards their work. But even the best of us, need that moment to unwind, relax and get away from it all. And get away we did! On 8th and 9th July, 2019, SPR planned out a team outing cum training session for the employees and dubbed it “Good 2 Great”, because that’s exactly what it was – a small reward for all the good work done during the past year, and a nudge in the right direction to steer the team towards greatness.
The event kicked off on a vibrant note at Sheraton Four Points with an in evening ice-breaker session planned for the staff to get to know each other on a more personal level. Fun games were held and goodies were given out to those who performed well. The games stretched beyond the usual quiz or group games as there were some out-of-the-box plans as well to make the evening not just fun but quirky. Some were asked to sing or dance, while others had to wear sarees and enact famous personalities. It was an all-out laughter parade, and the evening played out to be one of the most memorable ones for the SPR staff. What followed was even better - a grand DJ night, where just about everyone stepped onto the dance floor to groove to the latest tunes.
The next day, team SPR gathered for an outbound training session with squadron leader Unni, who had quite an eventful day planned. The training was focused on how one can push their boundaries, and excel at what they do. Several practical learning techniques were employed, which were both fun and insightful. The team also ended up playing outdoor sports, all a part of a great learning experience. Unni also shared wonderful examples of people who’ve not let life hold them back, and achieved heights of greatness. He also conducted several group activities which allowed people from cross-functional teams to interact, collaborate and work together as a single entity. Amazing food, unmatched learning, new bonding, and incredible fun - Good 2 Great was an outstanding success. We hope to host more such team building sessions in the times to come.
