COVER STORY

MAKE WAY FOR URBAN FARMING: WHY IT NEEDS GREATER PROMINENCE IN REAL ESTATE? With a rich history that dates back to 9000 BCE, India’s tryst with agriculture has over time evolved into an essential aspect of its identity. Deemed an agricultural nation, farming is the primary source of livelihood for about 58% of the country’s population. While over time, our country’s farming methods may have changed, our identity surely didn’t. Technological advancements have paved the way for more effective commercialization, introducing farmers to scientific farming, and the more recent concept of precision farming wherein high precision positioning systems and satellite data are used to derive useful insights to promote production. Of late, a new concept has emerged called urban farming that has managed to grab the attention of agriculturalists as well as the city population. The practice involves either using small pockets of land

within densely populated city areas or utilization of available space effectively to grow fresh produce that can meet the immediate food needs of people in and around the farm. While you might already be vaguely familiar with the term, it is now more than ever, that urban farming is gaining traction. According to recent research that utilized population, meteorological data and other data sets, it was determined that if urban farming is fully implemented in cities around the globe, it could produce 10 percent of the global food produce, which approximately equals 180 million metric tons of food per year. The potential for urban farming is massive, and with rising population creating a strain on food and natural resources, it’s something that needs to be tapped into. In a country that needs to feed 1.3 billion people and with an ever-increasing urban population, it is imperative that we

THE GREEN VISION: HOW REAL ESTATE DEVELOPERS CAN BE CHANGE-MAKERS? Real estate developers don’t just shape our city’s skylines, they also define the way we live and work. In a buyers’ market that’s constantly evolving, developers are left exploring innovative ways to make their projects stand out. Environment conscious construction is old news at this point. Today, realty developers are turning to building-integrated food production to appeal to the modern urban buyer. While executing this practice on a large-scale might not be possible at this point, realty EDITION - 006 | NOVEMBER 2018

developers are making small-scale urban farming a viable part of their design. With increasing awareness on maintaining healthy lifestyles and eating right, it is only evident that the allure of growing one’s own vegetables or food sources appeals to potential buyers. Realty developers can unleash a new wave of change wherein future properties have built-in spaces to allow its residents to produce food for self-sustenance.

need to look past our traditional farming techniques. But, it’s easier said than done. The main questions we need to ask are: Where do we even start? Would the average urban dweller a with jampacked schedule be able to indulge in it? Can it ever be a sustainable source of food production? Urban farming might seem like a far-fetched concept with no scope of realization, however, the reality is far from that. The answer to this conundrum lies in how we approach it. In a country that has strongly relied on its traditional farming for its daily sustenance, breaking the norms isn’t going to happen overnight. It needs to be introduced slowly. Fortunately, there are several real estate developers that have already warmed up to the idea and are bringing about change in the urban landscape.

HOW THE FUSION OF URBAN FARMING IN REAL ESTATE CAN BENEFIT THE URBAN DWELLER? Consistent food source: Residents will no longer majorly rely on external sources for food, as a vital part of their sustenance can be procured from the in-built garden/ space. Healthy living: With increased commercialization comes the challenge of widespread use of pesticides and harmful toxins in food. Growing your own produce ensures you get to eat right. Fresh air: Vegetable gardens or farms can reduce the CO2 levels and refresh the air in the vicinity. As a resident, you’ll find yourself breathing in fresh and pure air. Scope for revenue: In case there’s ample room, the harvested food can even be sold to nearby markets, thus providing a viable money-making opportunity to residents. Reduces expenses: Growing your own vegetables allows you to cut back on a large chunk of expenditure towards food. Teaches moral lessons: It takes patience and hardwork once you sow the seeds to reap the rewards. It can help you reconnect with life, and teach you crucial lessons. Stress-buster: Gardening as such, is a highly rewarding activity that not only pays off, but also allows you to break free from life’s monotony and relieve everyday stress.

OSIAN CHLOROPHYLL: THE PERFECT EXAMPLE OF A GREENERY-ORIENTED PROJECT IN THE HEART OF THE CITY Aimed at giving Chennaiites a respite from the urban decay that is slowly ebbing the essence of healthy living, Osian Chlorophyll takes inspiration from nature and optimizes the available space to the best effect. From multi-level gardens to flower farms to spaces where residents can grow their own produce, Osian Chlorophyll offers its residents something that was amiss from other development projects in the city. In a city where green open spaces have become a scarcity, Osian Chlorophyll has definitely kicked off a green revolution that has reverberated across the property development space. In fact, following close on its EDITION - 006 | NOVEMBER 2018

heels, a considerable number of prominent developers have now started emphasising on incorporating green spaces. Recently, its unique and dominating position in the space was validated when it bagged the prestigious ‘Best High Rise Project 2018’ by Times Realty Icons.

When greater emphasis on small-scale urban farming in upcoming residential developments is placed, the day is not far off when self-sustenance becomes a reality with the urban populace in India. Here’s hoping for a greener and better future!

HIGHLIVING UPDATES

SPR INTRODUCES AN EMPLOYEE INDUCTION INITIATIVE TO WELCOME NEW MEMBERS INTO THE FAMILY Small team sizes rarely require formal introductions any time a new member joins in. However, in an organization that’s fast expanding, with the number of employees increasing on a month-on-month basis, it becomes a mandate. As part of its efforts to make new employees more acclimatized to the organizational structure, the HR department has kicked off an all-new initiative. Last month, team members from

all departments gathered to welcome the new joinees with bouquets and gifts. The company directors took the mantle and formally introduced them to the entire group. The welcoming ceremony will be held every month and will be a chance for the new members to meet and interact with the other staff members of the company. With SPR Highliving on a continuous expansion

spree, it is imperative for employees to know each other and be familiar with the corporate culture, company policies and norms. This, in turn, facilitates seamless crossfunctional collaboration, which is a vital determinant to any organization’s success. With the successful rollout of the initiative by the HR department, we’re planning on more such initiatives to foster a conducive work environment for our staff.

AYUDHA PUJA OBSERVED WITH REVERENCE BY STAFF MEMBERS AT SPR HEAD OFFICE The Navratri festival, which marks the triumph of good over evil, is celebrated with great pomp and splendour across the nation. On the ninth day of the Navratri festival, Ayudha Puja is held. An integral part of the festival, it involves the

worship of tools or ‘Astra’ which are important in ones’ living. It implies that everything you use, whether in the industry or your daily job or agriculture, must be approached with a sense of reverence and respect, so you can get the best out of it.

In view of the significance of this puja, staff members gathered a day ahead at the temple within our Head Office to show their reverence. Our Director Mr. Navin Ranka, presided over the puja. Following the puja, sweets were distributed to all the employees.

MAKING ROAD SAFETY A PRIORITY: SPR HIGHLIVING TAKES A NEW CSR INITIATIVE, INSTALLS 60+ ROAD SIGNS

EVERY FOUR MINUTES ONE PERSON DIES IN ROAD ACCIDENTS

Did you know? One person succumbs to injuries in a road accident every four minutes in India. In fact, at this rate, reports suggest that this may increase to one death every three minutes by 2020. The alarming figures are a clear indication that we are far from rooting out impending road safety issues that are a cause behind the loss of thousands of lives every year. There is an urgent need to curb the lackadaisical approach towards road safety, and while the government is taking the necessary measures, it is imperative for the society on the whole to cooperate and make our roads safer.

Believe it or not, road signs are one of the major contributing factors to safe commute. Ensuring smooth traffic flow, these signs convey vital information to vehicle drivers and pedestrians alike. With the potential to save lives and reduce road accidents, the proper use of traffic signages can go a long way in making our roads safer. Over time, the vagaries of weather and general wear and tear, can sometimes take its toll on the signs, often posing undesirable risks to drivers. Despite commendable efforts from the traffic department in maintaining safety standards, collective contribution from individuals can make a greater difference.

63 SIGNS INSTALLED IN PERAMBUR, JAMALIA, OTTERI, PULIANTHOPE, VYASARPADI JUNCTION

Having always taken our Corporate Social Responsibility seriously, we decided to do our part in improving awareness on the same NORTH and contributing towards the cause. In view of the same, our team CHENNAI took the initiative to install new road signs in major localities. At the end of the drive, over 63 road signs, ranging from ‘Go Slow’ to ‘School Zone’ were successfully installed in localities in and around Perambur, Jamalia, Otteri, Pulianthope, Vyasarpadi Junction etc. We believe that making such small, incremental changes and contributing in any way we can, can make a world of difference. Following the successful execution of this initiative, we are planning on pooling in our resources in more such causes, for the betterment of the society.

ROAD SAFETY OBEY THE RULES The first rule for safety is to not break rules! Rules are in place for a reason, and obeying them can go a long way in ensuring safety.

TAKE A BREAK FROM TEXTING Whether you are behind the wheel of a car, or crossing the road, refrain from texting on the phone. It’s safer for you, and others.

PROPER VEHICLE MAINTENANCE Keep your vehicle in good condition, which includes performing scheduled maintenance, ensuring fluid refills, and keeping the vehicle’s lights functional.

DO NOT MAKE UNPREDICTABLE MOVES Always be predictable with your actions. Making sudden moves or stops will not allow other drivers the time needed to predict your actions. USE THE ZEBRA CROSSING While this might be the most elementary advice anyone can offer; it is still disregarded by many. It is vital to get your basics right first when it comes to road safety.

12 ROAD SAFETY TIPS EVERYONE SHOULD FOLLOW

BE ALERT, ALWAYS Remember, even momentary distraction can prove fatal, to you or to others. This is why, it is necessary that you stay alert and actively pay attention to your actions.

FOLLOW ROAD SIGNS An important part of road safety is adherence to traffic signages. Stick to the posted speed limits and know that any restrictions imposed are for your own good.

SEAT BELTS ON Wearing your seat belts can reduce chances of fatal injuries in the unfortunate event your vehicle meets with an accident.

SHARE THE ROAD You are not the only driver on the road, nor the lone pedestrian. Be considerate and share the road with others. Recognize that you need to accommodate others’ needs as well.

PATIENCE IS A VIRTUE Exercise patience; be it when crossing the road, or when you’re trying to get from point A to point B. While arriving at your destination is important, arriving safely is important still. NEVER DRIVE UNDER THE INFLUENCE You may think you can ‘handle it’, but driving under the influence of alcohol is a strict no-no. Most road accidents are brought about by intoxicated drivers. HELMETS SAVE LIVES Considering that a large number of fatalities arising out of motorcycle accidents are a result of not wearing helmets, it is imperative for both drivers and pillion riders to wear these life-saving devices.

THE TOWN HALL: THE PERFECT VENUE FOR A 9-DAY MEGA NAVRATRI EVENT FILLED WITH FUN AND ENTERTAINMENT Of all things one needs to make an event successful, location holds greater prominence. In fact, it could be the deciding factor between making your event a grand success or a potential flop. The ideal event location is attractive, easily accessible as well as equipped with a host of features that add to visitors’ convenience – criteria which The Town Hall at SPR City easily fulfils. The highly popular annual Navratri event organized by the Gujraj Committee found a new event space this year. The shift from Express Avenue where the event had taken place for the last seven years, was majorly to accommodate the increasing crowd. With 40, 000 sq. ft. of air conditioned space and ample space for car parking, the Town Hall proved to be the perfect venue. The buzz surrounding the event was louder than ever, thanks to its all-new location. Witnessing a footfall of around 3000 people

every day, the event held between 10th and 18th October, was a mélange of colours, music, fun and wholesome entertainment. With children as young as six taking part in garba and dandiya dances, the event drew in huge droves of crowds, and was a hit with people of all ages. The 9-day musical gala included attractive cash prizes worth over 20 lakhs. In addition, it was complemented by a fully airconditioned midnight food court to serve up refreshments to the visitors. With the successful wrap of the 8th edition of the Navrtri event organized by the Gujraj committee, the Town Hall’s versatility as an event space shone through. With more such mega festive events lined up, it is slowly growing into one of Chennai’s most sought-after event spaces. For event enquiry, contact: +91 9845565782, 9845871072

CUSTOMER CORNER We value customer’s honest feedback as they give us crucial insights. So, we got in touch with a few of our customers and asked them to share their experience on purchasing a property with SPR Highliving. The brief interviews revealed their customer journey so far. 1) How did you come to know about SPR Highliving? Although I’d already heard of it before, it was when I was looking out for properties in and around Kilpauk a few years ago, that one of the realty brokers I was in touch with highly recommended taking a look at the projects by this construction company. 2) What are the deciding factors that made you purchase a property at SPR? I would say that the size of the property as well as the reasonable price point were the driving points towards purchasing a property here. I’d looked at 3 to 4 properties in Kilpauk and Perambur, but I found that the apartment sizes were far too small. Another deciding factor was the location, as the property is located quite well-connected to Purusaiwalkam, Egmore and Kilpauk, and is also in proximity to my children’s school. 3) Are you happy with your purchase? Yes, very happy. I was actually looking for an upgrade from my current 2 BHK to a 3 BHK, and I think buying a property here at Highliving District, SPR City was the right decision. Initially, I never looked at it from an investment perspective and only needed a bigger apartment to move into, but I believe that the price has witnessed good appreciation in the past. So, I might be considering it as an investment option in the future as well. 4) How was your experience interacting with the team at SPR? Very good. The sales and marketing teams are very friendly and interactive. In fact, I must admit that I wouldn’t have purchased a property had it not been for the clear picture provided to me by them. I think most real estate companies fail to maintain transparency with their customers, but SPR’s team is quite vocal and open to addressing customer concerns. They also went great lengths to help me pick out a flat number based on numerology, since my wife was very particular about it. Good experience so far.

Dinesh B. Jain is an accomplished businessman and trader. He is an active partner in his company Shri Rajendra Metal Store. He owns an apartment in Highliving District, SPR City 1) Why did you choose SPR Highliving? I was aware of this construction company ever since they built their first property in Mint named Osian Heights, and it was even recommended to me by several people. I wanted a reliable builder, one whom I could trust to deliver on promises. A friend of mine who was closely connected with Mr. Hitesh Kawad, the Managing Director, also highly recommended the company to me. Naturally, I knew so many recommendations couldn’t be wrong, so I decided to purchase my next property with SPR Highliving. 2) What are the deciding factors that made you purchase a property at SPR? As I already said, it was the builder that mattered to me. I’m currently residing in a property by another builder on the same Binny Mills land, and I am quite unhappy with the shortcomings. They under delivered and I wanted to move into a better place. I knew SPR was a builder I could trust to deliver more than what is promised and definitely not anything less. Besides, the project amenities offered are definitely complete value for money. 3) Are you happy with your purchase?

5) Would you be recommending SPR to others?

Absolutely. I’m looking forward to moving out of my current flat and making SPR City my new home. Having also reviewed properties in and around the locality at the time of purchase, I can easily say that once this project is realized it will beyond doubt be the best, as nothing else stands in comparison.

Definitely. I already have shared information with my friends and family.

4) From a consumer standpoint, what is one aspect you think is missing from the project?

Manoj Jagannathan is a Chartered Accountant with over 20 years of work experience. Currently, he is working in a US based Oil & Gas MNC as a Senior Manager. He owns an apartment in Highliving District, SPR City EDITION - 006 | NOVEMBER 2018

Nothing. SPR is offering it all and I truly can’t think of anything that they could have offered in addition. There’s a school, a mall, and so many amenities, that you can’t ask for more. 5) Would you recommend SPR to others? Yes. In fact, I’ve already referred it in my inner circle, and four people have purchased properties here following my referral.
