Our memory care centres provide modern and comfortable accommodation, which enables residents to continue to lead active, positive lives in a safe, secure and homely environment.

We are committed to providing the best of life care for residents requiring specialist dementia care, and understand everyone’s needs are very individual.

We aim to know what is important to residents before they move in: usual daily routines, interests and hobbies, likes and dislikes. This means staff know how to support and enable residents as they adapt to their new home and every resident has personalised plans including a care plan.

We are proud to support people living with dementia get the best out of life and have been accredited by Alzheimers New Zealand as a Dementia Friendly organisation.

Our memory care centre design and approach at Summerset by the Ranges, Levin was awarded the Aged Care Association’s Built and Grown Environment Award for exceptional design in 2017. Similar design principles have been applied across our other villages.

Safe and homely environment

Modern

and comfortable living with large homely communal areas and activities ensure residents can continue to live with dignity.

Each resident has their own apartment or suite within a safe and homely environment. There is easy access to communal areas, including an accessible kitchen, lounge and courtyard. The design and signage throughout the centre aids navigation and orientation.

Residents and their families are encouraged to furnish their home with the things most important to them, making their new home familiar and comfortable.

The entrance to the centre is secure to ensure residents safety, but within the centre residents can move freely with no restrictions.

Spacious living

Choose between our memory care apartments offering a double bedroom, an ensuite, a kitchenette and a generous lounge for relaxing with family and friends; or a memory care suite with a private room, an ensuite and a kitchenette.*

Communal areas

Communal lounges: these provide a comfortable space for visiting friends and family.

Courtyard and gardens: within the private, secure courtyard are pocket gardens, outdoor seating, and areas for residents to garden.

Meals

Meals are designed to ensure that residents have balanced nutritional diets and we consider resident food preferences.

Residents can choose to eat meals in the dining areas with other residents or in their apartments or suites. Residents may also wish to participate in baking in the centre’s communal kitchen.

Tailored care

We work alongside residents and their families to create a personalised approach to support the residents. This information is used to develop care plans unique to each resident and their needs. The personalised care plan is shared with those supporting the resident, including family.

Staying active

Residents can engage in tailored oneon-one and group activities. Activity programmes are planned monthly and run diversional therapy seven days a week. Modifications can be made to individual activities to enable residents to continue with activities they enjoy.

Activity areas: there are multi-purpose areas that residents can use informally, or for group sessions as part of diversional therapy programmes.

Supporting technology

Motion sensors are used in the memory care apartments and suites, including sensor lighting in the bathroom. The sensors are linked to the 24/7 monitored call bell system, ensuring discreet monitoring of residents to ensure safety while retaining dignity.

Our memory care centres have been carefully planned and considered to enhance the well-being of residents and enable free and safe movement.

Our memory care centres are designed based on international research design principles and concepts, to be able to offer the best of life.

The designs are focused on providing health and well-being benefits including stress reduction, improved cognitive performance and enhanced moods through:

• encouraging connection with nature in keeping with the latest biophilic principles

• calming colours and artwork

• consistent flooring materials

• easily recognisable signs

• guiding lights which assist with night orientation

• coloured wall panels outside rooms that can be personalised

Activity room: every memory care centre has a Tovertafel (magic table) with interactive games which are designed to be effective at engaging with residents on physical, cognitive and sensory levels.

Courtyard and garden: this garden area enables residents to move freely between indoors and outdoors, relax or engage in gardening activities.

We recognise that residents living with dementia are still very active, so spaces are well considered, enabling freedom of movement and space for personal belongings.

Residents can choose from a range of spacious accommodation options and many memory care homes have a view of landscaped gardens.

Help is just the push of a button away All memory care centres have call bells which are monitored 24/7.

Memory care apartments

Our memory care apartments offer a double bedroom, an ensuite bathroom, a generous lounge and a kitchenette for relaxing with family and friends.

Memory care suites

Our memory care suites offer residents their own private suite, with an ensuite and many also include a kitchenette.

Doors can be personalised with the resident’s name. There is also a pinboard for displaying photos.

At Summerset, care is at the heart of everything we do.

Our staff are carefully selected and receive specialised training in supporting people living with dementia. This enables us to provide the best possible support to residents.

The memory care centre is led by the memory care lead, who has knowledge, expertise and passion for supporting people living with dementia.

Prior to moving in, a staff member will meet with the resident and their family. This is to gain an understanding of the usual routines, preferences and needs.

Staff work closely with families in supporting them and the resident through the transition. This is also an opportunity for families to visit the centre, have a look around and ask any questions.

We recognise that moving to a new environment can cause a resident to become unsettled or anxious, so our staff will support the resident by working to understand how to best support them.

Once a resident has had a chance to settle in, regular resident and family meetings are held to update and review the needs of the resident.

Staff support and enable resident’s throughout the day and any changes in a resident’s needs are continually reviewed. Needs and any changes are included in a resident’s care and activity plan.

Recreational therapists offer a range of recreational and diversional activities to help build a sense of community. Individual activities are also offered based on each individual’s interests, likes and needs.

Ministry of Health certification

All of our memory care centres are certified by the Ministry of Health to provide specialist rest home-level dementia care.

Disaster policy

Our responsibility is to ensure residents will never be without a home in the event of a major disaster. In a worst-case scenario, we’re committed to finding residents temporary accommodation, and if their home can’t be rebuilt or we cannot rehouse them, they’ll receive the greater of:

• the fair market value of their home, or

• the licence payment paid for the resident’s home with no deferred management fee deducted.

We’re dementia friendly

Summerset is one of the first retirement village operators in New Zealand to be officially recognised by Alzheimers New Zealand as a Dementia Friendly organisation.

This accreditation means our villages and organisation have met key standards focused on what people with dementia need now and in the future.

All staff complete dementia-friendly training, and we are proud to support those living with dementia to get the best out of life.

Our memory care homes are available to occupy under an Occupation Right Agreement (ORA). There are various costs to pay upon moving in, while living there and when leaving.

A weekly fee*.

The ‘maximum contribution for care’ as set by the Ministry of Health.

Any fees for user-pays services the resident has chosen to receive e.g. internet and phone. This fee is based on what is used.

*This is offset against the accommodation portion of the daily care fee.

Note: you may be entitled to a Government subsidy for long-term residential care.

Your repayment sum, which is the licence payment, less the deferred management fee and any outstanding charges.

Next steps

To be able to move into a memory care centre a formal needs-assessment is required.

1. NASC (Needs assessment services co-ordination)

A NASC assessment is completed to establish if the potential resident meets the criteria for rest home-level dementia care. The criteria for entry to rest home-level dementia care is that a person has been assessed as having high needs. These needs are indefinite and cannot be safely met with a package of care in the community.

They may have already received a NASC assessment, but if not, the assessment request can be made by the person needing care or by a family member, friend, GP, district nurse or carer.

2. Obtaining a subsidy

Once the potential resident has been assessed by the Needs Assessment Service Co-ordination agency ( NASC) as eligible to move to residential care, you may be eligible to apply for a residential care subsidy.

WINZ will review their assets and income and, based on these, will work out how much will need to be contributed towards the cost of their care.

3. Resident Admission Agreement

If the potential resident has been assessed as requiring rest home-level dementia care, you will be informed whether or not there’s a place available in the village of your choice. This level of care is not provided at all villages, so you will be

advised if there is a place at another Summerset village nearby.

Once you’ve made your decision, we’ll talk you through our Resident Admission Agreement. This legal document sets out the responsibilities of both Summerset and the resident. The agreement outlines the conditions on which the resident can stay with us, and should be signed prior to moving in.

4. Occupation Rights Agreement

All memory care apartments/suites are required to be purchased under an Occupation Rights Agreement* There will be an Occupation Right Agreement and other associated documents sent to your solicitor, as you are required to obtain independent legal advice prior to signing.

*excluding Levin which has rooms available under a daily premium and do not require an ORA.

5. Enduring Power of Attorney (EPOA)

An EPOA is a document where the resident has appointed someone they entrust to make decisions for/on their behalf.

Residents need to have an activated EPOA for personal care and welfare or court appointed welfare guardian. They also need an activated EPOA for property or court appointed property manager.

The EPOA’s need to be provided to Summerset prior to move in, alongside a letter of activation of the EPOA, completed by a registered medical practioner. We need both sets of EPOA’s to keep on file, along with the activation letter.

Health information will only be shared with the authorised representative (EPOA) of the resident.

Note: Assessment of a resident’s decision-making capacity is different from undertaking an assessment of mental incapacity for the purposes of activation of an EPOA. Only a health practitioner who is registered with the Medical Council of New Zealand can complete that assessment and provide the certificate required.

No doubt you’ve got questions

Q: Can anyone living with dementia move into Summerset memory care?

A: No, to be eligible to move into the memory care centre, the person needs to have been assessed by NASC as requiring rest home-level dementia care. The care centre manager will also discuss if the accomodation fits the needs of the resident.

Q: What does Summerset provide for individual’s assessed as requiring rest homedementia level of care?

A: Rest home-level dementia care is provided in Summerset’s memory care centres. However, this level of care is not available at all villages so please check with the Sales Manager to find out more.

Q: Are there levels of care Summerset does not provide?

A: We do not provide psychogeriatric level or certain types of medical of care.

Our care centres offer rest home-level and hospital-level of care. Rest home-level dementia care (memory care) is offered at some of our centres.

Q: Can family or friends visit?

A: Residents can have family and friends visit in their apartments or suites and communal areas.

Q: Are pets allowed?

A: Pets are welcome to visit during the day. Please check in with us prior to bringing pets in.

Q: What happens if there is a change or decline in the resident’s condition?

A: Regular contact is maintained with the resident and their family to discuss any changes in their health and wellbeing.

These changes may mean a change in the resident’s level of care, which could mean a change of environment, to best meet the resident’s needs and a new NASC assessment may be required to ensure the correct level of care is provided.

If a resident requires hospital-level care, our continuum of care offering means we can provide that in our care centre (subject to availability). This would mean the resident would need to move from the memory care centre to the care centre.

Occasionally, if a higher level of dementia care is needed, we will recommend another provider.

Q: What are the costs for a memory care apartment or suite?

A: Our memory care apartments and suites are purchased under an ORA meaning you have cost certainty. The ORA price varies across villages. Levin has rooms available under a daily premium and do not require an ORA. Ask the Sales Manager or Care Sales Specialist for information on costs and services.

Q: How do I pay for a memory care apartment or suite?

1. Licence payment

• This is the amount paid upfront under the Occupation Right Agreement (ORA).

• By paying this amount and agreeing to the terms and conditions of the ORA, the resident secures the right to live in the memory care apartment for as long as we can safely look after the resident’s specialist needs.

• Each apartment is individually priced. Please talk to the Sales Manager for a complete list of what is available.

2. The Deferred Management Fee (DMF)

• The DMF is paid after a resident leaves by deducting the DMF from the licence payment.

• The standard cost of the DMF is calculated on a percentage of up to 25% of the licence payment paid for an ORA.

• On the commencement date of your ORA, 5% pa of the DMF will be accrued against the licence payment.

• From possession, 10% is calculated on a daily rate basis up to a maximum period of two years.

• We’ll talk through the DMF and how it works in more detail during your discussion with our Sales Manager or Sales Care Specialist . If you would like further clarification, please contact your lawyer for independent advice.

• The amount of the licence payment remaining, once the DMF and other fees are deducted, will be paid to the resident or their estate once we’ve resold and settled their home with a new resident or after 90 days.

3. Daily care fee

• This is a fee payable by everyone who receives personal care. This fee covers all the standard personal care services we deliver to a resident including nursing, caregiving, meals, cleaning and laundry services.

• This fee is set by the Ministry of Health.

• A resident may be entitled to receive government funding, also known as a residential care subsidy or a residential care loan, depending on the Work and Income financial assessment. For more details see page 15.

• We’ll work closely with you to help ensure everyone gets what they are entitled to.

In the example above, the daily cost for the licence payment works out to be:

• $96 per day over three years

• $58 per day over five years

4. Weekly village fee

• The ORA requires a resident to pay a weekly fee as a contribution to the costs we incur in operating, managing and providing services to the village.

• However, we will offset the cost of your weekly fee against the accommodation portion of your care fees. This means that you do not have to pay us seperately for your village weekly fee.

Q: How do these costs compare with a non-ORA dementia care room providing rest home-level dementia care with other providers?

A: An ORA Summerset memory care apartment or suite is comparable to the cost of a dementia care room (non-ORA) which other care providers offer*.

In the DMF example (page 17), the daily cost for a $420k licence payment translates to $96 per day over three years.**

A Summerset memory care apartment or suite has more benefits than a single dementia care room. A memory care apartment has a separate bedroom and living area and additional facilities.

Other benefits include:

• Cost certainty – not subject to increases in the premium charge.

• You’ll have a choice of spacious, open plan homes to suit your needs and to personalise to be a familiar home environment.

*for comparison, we have used the highest daily premium room charge for a dementia care room found in the market (as at Feb 2023)

** the daily cost is calculated by the cost of the DMF over the applicable term per day over three years. The daily cost does not include the cost of the licence payment or the cost of the residential care maximum contribution.

Q: Are there any other costs I would need to pay?

A: This depends on whether you choose to access additional services that are not covered—for example, phone and broadband or SKY TV. You will also pay for any personal services such as hairdresser, podiatrist, physiotherapist, or hearing and dental services.

Q: Is a deposit required?

A: A memory care apartment or suite can be secured by paying a fully refundable $3,000 deposit and signing a sales application.

This deposit is held by the Public Trust and is paid when the sales application is signed.

The deposit is refundable at any time prior to settlement. Any interest accrued on the deposit will be paid if the deposit is refunded.

Q: Can a resident transfer to a memory care apartment or suite if they already live in a Summerset village?

A: Yes, of course, based on availability. We always prioritise existing residents if they need access to our care facilities. The resident will need to be assessed for rest home-level dementia care (by the NASCA).

No further capital outlay is required for this needs-based transfer for existing residents living in a Summerset home.

Please ask your Sales Manager about our transfer policy.

Q: What happens if I change my mind after moving into my memory care apartment or care suite?

A: Our Summerset Sure 30-day moneyback guarantee means that you will get a full refund without any deduction for the deferred management fee if, on the expiry of 30 days after taking up permanent residence, you decide that Summerset is not for the resident (some conditions apply).

The only costs you may have to pay are any costs you have incurred for legal advice, together with the weekly and care and any other outstanding charges. The Summerset Sure 30-day money back guarantee does not apply if transferring from resident home, if they pass away or leave for health reasons.
