Jo Seagar cooking up a storm

Jo Seagar is a household name in food, a passionate foodie and leader of culinary inspired group tours to Europe.

She continues to write best-selling cookbooks and magazine columns while making regular television and radio appearances.

The Tauranga Home Show is proud to host Jo Seagar in the Live Cooking Kitchen with her chatty live show featuring plenty of talk, tips and tricks for the budding home cook – plus plenty of tasters of course!

You can catch Jo twice-a-day on all three days of the show.

At her 11.30am sessions, she’ll be demonstrating how to make Brazilian Cheese Puffs; known as Pāo de Quiejo. These warm balls of delight look a bit like a cream puff but are garlicky and cheesy with a wonderful chewy centre – as well as Seeded Crackers, wonderfully crisp and rustic seed crackers with the nutty taste of seeds.

At 2.30pm she will be showing you how to make Feta and Spinach Stuffed Pasta Shells, a flavourful way to feed a crowd, as well as Raspberry and Almond High Tea Cakes. Based on a classic Friand recipe, these are moist and buttery bites dotted with raspberries and adorned with almond flakes.

Jo is passionate about the work of Hospice and enjoys her role as patron and ambassador. You can help Jo in her support; after each session, you can take a copy of the recipes demonstrated in exchange for a donation to Waipuna Hospice.

Jo hosts cooking classes, where the money raised is donated back to hospice.

She was appointed a Member of the New Zealand Order of Merit, for services to the community in the 2015 New Year Honours.

She has published 19 cookbooks that span a range of themes and years – with her first, ‘Jo Segar’s New Zealand Country Cookbook’ in 1993 to her latest, ‘Better Than a Bought One: Clever Recipes and Ideas for Home-Grown Celebrations’ in 2018.

In ‘Better Than a Bought One’ Jo shows ordinary Kiwis how they can put on great celebration events with minimum effort and maximum effect. That’s what Jo does best.

From a baby shower to a 21st, an office shout to a winter dinner party, from a high tea to a wedding, Jo gives great recipes and tips so you can celebrate in style, without breaking the bank.

There’s even a chapter on holding a winter bonfire party for Matariki, and no celebrations book would be complete without Christmas –but this one is a Kiwi Christmas at the beach!

New builds, budgets and benefits

A new build can feel daunting –with so many decisions to make and plenty of options to think about, the task of building a home might feel overwhelming.

But Matt Sale from Signature Homes says it’s not as scary as it might feel.

The very first step, says Matt, is thinking about how you’d like to live.

“Writing down what you like and don’t like about your current home is a good place to start. Couples sometimes have different opinions and priorities; it’s important to talk these through and get aligned!

Start researching

“You can also start researching online, find houses/kitchens/ bathrooms that you like. Save some images – Pinterest is good for this.

“This is really helpful when you start the process with the designer.”

Matt says part of the new build that can seem daunting is the budget –but there are a few ways to help your home stay on track money-wise.

“When deciding who to work with, make sure you meet more than just the sales person – who’s the designer? Who’s going to price the home? Will there be a project manager?

“A full service, collaborative team that demonstrates a strong track

record from design to build is more likely to be able to stay within budget.

“You should also ask for a fixed price contract, read the contract and seek legal advice – make sure you understand what the exclusions from that fixed price are.

The budget

“People often think in square metre rates and ask builders: ‘what’s your square metre rate?’ – it’s important to realise that the cost per square metre to build a home can vary hugely, depending on many different variables like the roof style, roof pitch, cladding type, ceiling heights, number and specification of bathrooms, kitchen size and spec… the list goes on.

“Some companies include earthworks, foundations and landscaping, others don’t.” When it comes to the budget, there tend to be a few ‘non-negotiables’, and Matt says Signature Homes works to help clients identify these and work them into the house plans.

“We like to really get to know our clients, help them understand their needs versus wants,” says Matt.

“That way, we can design for the needs first and then prioritise their ‘wants’ with them based on their investment level. Having said all of that, personally the first place I’d spend a little more time and money would be to ensure the home has

excellent thermal qualities, indoor/ outdoor flow and natural light –number, size and position of windows.”

If you’re looking to save a bit of money on your new build, Matt says there are a few things you can consider before getting started – such as the land.

“The first place to start is the section you plan to build on. Flatter is better, and understanding the suitability of existing ground is critical.

“Seek good advice – a good building company can help assess a site you own or are considering buying, and advise on what reports you need to

complete due diligence.

“In the build itself, if you have a limited budget keep things simple –brick cladding, hip roofline, standard ceiling and door heights throughout the home.”

And while this might seem like a lot to think about, there are benefits to a new build over buying an existing home. “There are several tax and other financial advantages, and of course with a new build, you get a home with exactly what you want, where and how you want it!

“Compared to older existing homes, a new build will be much more energy efficient and cost less to maintain.”

She says some first home buyers overlook the value of pre-approval, and advises that this is one of the first things to consider on your home buying journey. “Get a pre-approval first before you start looking. It might surprise you what it is that you can afford.”

Maximise money

When it comes to crunch-time – buying your home and servicing your mortgage – Margaret says there are a few ways to maximise how your money is spread.

“Set up a different account for the loan repayments, rates and insurance.

“Place the nominated amount in this account each payday to cover these three bills. This way you will always have funds available to pay your mortgage.”

When it comes to buying your first home, there are a number of obstacles you’ll face – one of the largest and most intimidating for most people is the funding.

If you’re looking at a mortgage, there’s a few things you might need to know – that you might not have known you needed to know.

Mortgage advisor Margaret Richardson from Majesty Mortgage and Insurance Advisors has a few tips and tricks for first-time mortgagors – and a few for those who already have a mortgage.

Margaret says the first thing first-time mortgagors should do is see a mortgage broker.

“See a mortgage advisor instead of going

straight to your bank; they can help you relay to the bank what it is that the bank is actually looking for. A mortgage advisor can first take you to your own bank for approval, as well as to other lenders should your own bank not approve you.”

Pre-approval

But if you’re not quite at that stage, Margaret says there are a few things you can start working on, even before seeing a mortgage advisor.

“Pay off as much debt as you can, lessen your spending so your bank statements look good –this includes the likes of Afterpay and Layby. “Don’t be late in paying your bills and credit cards or store cards as this shows up in your credit report and will be detrimental to your approval.”

For those who already have a mortgage, Margaret says current mortgage-holders should be wary of coming off a low-rate and going onto a higher rate.“Your repayments will be a lot higher so need to be budget conscious.

“If you’re soon to come off a lower interest rate than currently available in the market, you need to consider what the likely new repayments will be. We can lock a rate 60 days out from the expiry of the current fix rate so if interest rates are still going up then it’s a good idea to lock in early.”

Margaret says if you’re able to and you’ve been thinking about it, now might be a good time to really consider purchasing that second property.

“If you have the equity in your property it may be a good time to purchase a rental property while the house prices are down.”

Renovating the heart of your home

It’s an age-old saying – the kitchen is the heart of the home – and there’s a lot of truth behind it, if you really think about it.

The kitchen is where family meals are prepared, where people gather to chat in the mornings and catch up on the day’s happenings in the evenings.

So it’s important to have a kitchen that works for your family.

Chris Joblin from BespOak Kitchens has some tips for those looking to renovate their home’s heart. “Having your renovation project professionally managed may save you a world of pain in unanticipated delays and unplanned, avoidable costs,” says Chris.

“If your kitchen involves alterations to the existing room dimensions, first engage a competent carpenter or builder who will be doing the structural work.

Most common mistake

“My advice is to have the builder project manage the whole job and to arrange the other sub trades of plumbing, electrical, decorating, tiling, and flooring that will inevitably be required.”

And when it comes to the subject of the big ‘b’ word – the budget – Chris says planning is key.

“The most common mistake most people make is underestimating the cost.

“Keep at least 10 per cent, preferably 20 per cent, extra in reserve for contingencies, unforeseen expenses and ever-increasing inflation in all costs.

“Always get quotes for the work that needs doing, and where unseen extra work crops up, make sure you get a written variation to your original quote.

“That way you know what you are up for – remember that an estimate is not a quotation.”

The hub

Chris says the kitchen is an often underrated part of the home that needs just as much love as the living spaces, bedrooms, and even outdoor spaces.

“It may be a cliché, but the reality is that the kitchen is more and more becoming the hub and centre of the home. With our busy work and family lives, the open plan kitchen/living area has become the one space in the house where families all regularly connect, whether it be for preparing and eating meals, sharing a coffee with friends, an evening drink or helping children with homework. Kitchen layout and design are now pre-eminent considerations when looking at a new home.

“A well-designed, high-quality kitchen – think particularly solid wood and stone worktops – will create an immediate perception of the quality and value of the entire home. Conversely, a low- budget kitchen can serve to devalue the entire property.”

latest new looks and colours

Beautiful brushstrokes

One trend that’s big right now is the brushstroke look where you can add bold strokes of paint in a different shade over your base wall colour. It can be a really fun, creative way to add texture and interest to large stretches of wall, and some complexity and interest to your colour palette.

Try a subtle neutral base colour like the soft pink of Resene Wax Flower and add edginess by overlaying it with strokes of deeper Resene Cab Sav. Add a layer of wispier white with Resene FX Paint Effects medium mixed with Resene Scotch Mist. Or go for a more monochrome look with Resene Half New Denim Blue, then add brushstrokes in Resene Half Athens Grey. Using Resene FX Paint Effects helps give your brushstrokes that textured, slightly worn effect.

Experiment on a spare piece of cardboard, plasterboard or wood, trying different types of brushstrokes to get the desired effect. Go random and sweeping, or try more considered shapes and patterns.

Framed

The plainest of walls can be easily dressed up with battens, which continues to be a popular trend. But there’s another option to create interesting walls without needing any building skills – simply add frames!

Upcycle or buy new inexpensive frames depending on the style and look you are after. Op shops are a great place to find these. Remove the glass and backings – you can put them aside for another project. Paint the frames inside and out with your chosen Resene colour. Use masking tape to decide where you will place the frames on the wall or lay your frames out on the floor and get the combination right before you start hanging the frames. For a fun alternative look, add a mirror, a piece of art or paint the framed area in Resene FX Chalkboard Paint.

While it is most common to paint the frames in the same Resene paint and colour as the wall, you can opt for a contrasting sheen, using Resene Lustacryl semi-gloss to give your frames a subtle visual contrast to low sheen walls.

Abstract whimsy and self-expression are the modern way to really embed your personality and design vision into your interiors.

Choosing a bold, but versatile colour will give your frame design some extra impact.
