HOUSE PRICES SLOW DOWN, BUT WESTERN CAPE PROPERTY REMAINS AHEAD by JAMES LEWIS Although the growth in the average house prices in the Cape has slowed as an inevitable consequence of the weak economic climate, a study by FNB shows that the Western Cape continued to enjoy - by a significant margin the fastest average house price growth in the country in the second quarter of 2017. Whilst the FNB House Price Indices shows that house price growth for the Western Cape has slowed further in the second quarter, it remains ahead of the rest of the country. It measured the year-on-year increase for the Cape at 5.7% for the second quarter compared to 6.9% for the first quarter of 2017 and now notably down on the 10.8% multi-year high as at early 2016. Despite the slowdown though, the Western Cape’s average house price growth remains well above that of other major regions, being an average growth rate of just 2.3% for Gauteng and 2% for KZN. The Western Cape is now the country’s most expensive property market with an average transaction price estimated at R1.437 million in the second quarter of 2017. The next highest average price is Gauteng at an estimated R1.050 million per transaction. The average house price for the Cape is therefore now estimated at about R400 000 more than that of the economic powerhouse of Gauteng. For the period January 2010 to June 2017, the Western Cape has achieved a cumulative average house price growth rate of 79.9%. The nearest to this is KwaZulu Natal at 49.2% and Gauteng only comes in at third place with 41.7%, followed by the Eastern Cape with 38.7% and the five smaller provinces at 37.2%. The relatively strong house price growth differential between the Western Cape and the rest of the major regions is attributable to a range of factors. Good governance is a strong driver, but FNB says that it can also in part be explained by the province having the second highest economic growth rate of the nine provinces.
In 2016, IHS Markit estimated the Gross Domestic Product growth for the Western Cape at 0.9%, well above the national average of 0.3% and second only to Gauteng’s 1% estimate. FNB though points out that Gauteng is arguably a better supplied housing market, being landlocked, whereas the City of Cape Town region, which drives the Western Cape, has a far greater land constraint. Additionally, according to FNB, the greater support for the Western Cape housing market in recent years is also believed to have come from a very strong net-inflow of repeat home buyers from elsewhere in South Africa, a source of support which other provinces do not have nearly as much of. Although Western Cape property is more expensive than that of the rest of the country, FNB says that the province currently has the highest Per Household Income (according to IHS Markit) to the tune of R248 587 in 2016, compared to Gauteng’s R241 476 and KZN far lower at just R173 871 for 2016. So, while the FNB Property Barometer (and other property indices) continue to point to a weakening housing market, the Western Cape remains ahead in the property stakes. STILL ACTIVITY, BUT SHIFTING PROPERTY MARKET REQUIRES NEW THINKING Although there is still plenty of activity to keep the property market ticking over and on a reasonable foundation, the market is shifting. Both sellers and buyers need to start thinking differently if they hope to achieve a successful transaction. While there are notable regional and local variances in how the property market is faring, the overall picture is one of shifting fundamentals driven by the unstable political and economic outlook. Overall, the market is slower with fewer sales, properties are spending longer on the market, stock levels are rising and price growth is slower and stalling in most areas. Conditions do still vary depending on the area, with some areas doing worse while others are still reporting excellent activity and positive price growth. It is therefore best to consult with your local area expert to get a sense of local conditions. On the upside, the banks are still keen to lend, but are taking a more conservative approach to approvals while deposit requirements are on the rise. That said, the Seeff group is seeing a higher approval rate compared to last year, still good news for buyers.

Interestingly, the Seeff group has also seen a number of high value sales, not just in the Cape, but also in areas such as Pretoria East and Plettenberg Bay. Our group has concluded a number of high value transactions on the Atlantic Seaboard including R54m for three sales ranging to R27m in Camps Bay, a single sale of R82m in Fresnaye, a R32m sale in Constantia along with record sales in Hout Bay (R32m) and Higgovale in the City Bowl (R34m). The challenges faced by the market are here to stay for the time being and buyers, sellers and investors need to adapt their outlook and expectations. Sellers for example need to do their homework in terms of what is in demand and the price levels that the market will now tolerate. Sellers should also be mindful of not just turning down offers unless they are quite certain that they can wait. Buyers on the other hand, are now looking for more negotiability. Affordability is another aspect that is coming to the fore as costs rise and economic challenges mount. Buyers need to be aware of the stricter lending climate and need for deposits. On the whole, the market is still holding up and wellpriced property, especially in secure estates, complexes or neighbourhoods with good amenities and schools continue

WEALTHY SOUTH AFRICANS ADD SOME SPICE TO THEIR LIVES WITH A SECOND PASSPORT FROM GRENADA Move over Mauritius and Portugal. The hottest destination for wealthy South Africans looking for a second passport, one with excellent international access to prized regions such as the UK, Schengen, China and more, is Grenada in the Caribbean. Ms Nadia Read Thaele of LIO Global, a specialist firm in residence and citizenship-by-investment planning for private clients, says this Caribbean country has so many plus factors that it now comfortably tops the list of destinations for South Africans who are serious about obtaining a second passport.
Island life second to none
Grenada is not called the Spice Island for nothing – you really can smell the nutmeg in the air on Grenada. One could call it the Beach island, with a plethora of both black sand and white sand beaches and water so blue that one can spot the coral formations from the air. It could be the Island of Fruit and natural beauty, with Grenada’s volcanic origin having created a landscape of great beauty and variety with rainforests, a 13-acre crater lake, cascading cliffs and hot springs. From the world’s first underwater sculpture park to the rugged trails of the island’s interior, Grenada is perfect for the thrill seekers looking for a challenge.
Located in the Molinere Beausejour Marine Protected Area, Grenada’s Underwater Sculpture Park was fashioned from a variety of media. The sculptures act as an artificial reef which has proved highly successful so far in attracting a stunning array of varied marine life according to The Grenada Underwater Sculpture Management Inc (GUSMI). The sculptures include a circle of life-size figures cast from local children linked by holding hands, a man working at his desk and typewriter, the desk covered with historical newspaper cuttings including some documenting Grenada’s involvement with Cuba, and a sculpture of a life-size man cycling along the side of the reef on a salvaged bicycle. For divers, this is a must see. If history intrigues you, then a tour of the islands’ forts will be very interesting. You can explore the bowels of the fort and walk through underground tunnels and passageways or marvel at the picturesque views of the harbour down below. No visit to Grenada would be complete without a tour to the Grenada Chocolate Company. The first “Tree to Bar” chocolate this century, which has won international awards, is made in Grenada, from beans grown in Grenada, produced by a Grenadian cooperative. The founder, often says “It takes a whole village to make a bar of our chocolate” and the factory produces high quality organic dark chocolate using the world famous Trinitario cocoa beans that grow right on their own doorstep. It has the wonderful complex flavour of Grenada’s fine-flavored organic cocoa beans, processed carefully in small batches. Producing chocolate right where the cocoa grows allows the co-operative to do its own fermenting which gives a real advantage in creating the finest, most complex phenolic
profile from the beans. The other important factor is that fresh beans are used to make the chocolate rather than ones that have been shipped half way around the world and might be months or even years old.
Grenada Citizenship-by-Investment Program offers doorway to international travel The most immediate stand-out aspect of the Grenada Citizenship-by-Investment Program, is that it is the only Caribbean program that offers visa-free access to China. Grenada is one of only 3 countries in the world with 30 days visa free access to China. Many business clients find it very helpful not to have to scurry for visas every time they need to travel to the east. A Grenada Passport also provides visafree access to Singapore, Hong Kong and Brazil, other key trade destinations. On top of that, it offers access to the USA via an E-2 Investor Visa treaty, which provides the right to enter, live, work and study in the USA for the applicant and family upon meeting the required investment provisions, both financially and procedurally. The E-2 visa is typically issued for two or five-year periods. It requires investment capital and reserves of at least USD100,000-USD200,000 into a business that can demonstrably employ at least 3-4 persons. The visa is renewable every five years. Ms Read Thaele goes on to point out that a Grenadian passport allows for visa-free access to 136 countries and visa on arrival to a great many more around the world.

International A further benefit is that there is no requirement to relocate or live in Grenada and there are no language restrictions either. The program leads to direct citizenship in a relatively fast 3-4 month period. The citizenship extends to your spouse and dependent children under 25 and dual citizenship is permitted. Dependent parents can even be included in the application. The citizenship is also fully generational and can be passed on to children and grandchildren. It gives the holder the right to live, work and study as any other citizen, she says. The Grenada Citizenship-by-Investment Program was launched in August 2013 and is governed by the Grenada Citizenship by Investment Act, 2013 (Act No. 15 of 2013). Ms Read Thaele highlights that aside from an idyllic island lifestyle, it offers a tax friendly jurisdiction with no personal income tax, gift and inheritance tax or capital gains tax. The investment program requires a significant economic contribution to the country or investment into a government-approved real estate project. In exchange, and subject to a stringent vetting and due diligence processes, including thorough background checks, successful applicants and their families are granted citizenship. The required investment starts at USD 350,000 into a government-approved real estate project and property must be held for a minimum of three years. Alternatively, you could make a non-refundable contribution to the National Transformation Fund (NTF) starting at USD 200,000 for a single applicant. There are also additional government and application fees payable.
Citizenship-by-investment through property Although LIO Global does not represent any specific government, jurisdiction, developer or agency, two property options are worth mentioning. One of the properties is a 5-Star hotel which will be run by the internationally renowned resort operator, Kimpton Hotels & Restaurants. Kimpton is part of the Intercontinental Hotels Group and one of the world’s leading boutique hotel operators. This hotel will open in 2019, but investors can already obtain citizenship through investing in this project. What makes the development quite unique in the Carribean is that the developer of this hotel is focused on the longterm operational profits of the hotel, not just on developing and off selling the property. The benefits to investors are that the margins are not inflated and there are not pre-sale targets. The investors also own their portion of the real estate. Beautifully renovated hotel pool suites and studios will be available from US$350,000, plus applicable fees. Each investor will have two weeks free usage each year and for the remainder of the time, the property can be put into the hotel rental pool to secure an annual return on their behalf. As an owner, the investors will share in the hotel revenues, less operational costs and taxes. After 3-year ownership, the investor can sell and as the property is priced sensibly to reflect the end-user market demand and will also be available for the next investor who would like to invest for citizenship. 64 | Property Pages | August - September 2017
International Another option is to invest into a Resort and Beach Club, which received the TripAdvisor’s esteemed 2017 Travelers’ Choice Award. The resort was included in the Top 25 Small Hotels in the Caribbean and Top 25 Hotels for Service in the Caribbean. In this development, the investor owns a share in the resort. The $350 000 includes most government fees as well as the due diligence fees for the Main Applicant and Spouse. The benefit with going the shareholding route is there are no monthly management and service costs and it has a lower capital exposure, however in exchange the investor will only see a return once the five-year holding period has expired, which gives the developer the time needed to fund, build, market and operate the new inventory.
Citizenship-by-Investment through contribution to the National Transformation Fund The National Transformation Fund (NTF), established in 2013 is a means of transforming Grenada’s economy into one that is even more prosperous and independent. The NTF finances various projects in Grenada for the benefit of its many industries, including tourism, agriculture, and alternative energy. Having donated to the NTF, investors are left with a true sense of having contributed to their new nation’s wellbeing. Investing into the NTF starts at USD 200,000 for a single applicant.

Slow braised RED WINE OXTAIL
PREP TIME: 15 MINS | COOK TIME: 4 HOURS | TOTAL TIME: 4 HOURS 15 MINS | SERVES: 6-8
INGREDIENTS 2 tablespoons olive oil 1.8kg oxtail, trimmed of excess fat 1 large red onion 2 garlic cloves, thinly sliced 2 long celery sticks, diced 3 carrots peeled and roughly chopped 2 tablespoons tomato paste several stems of fresh thyme and oregano, de-stalked 4 bay leaves zest of half lemon 2 teaspoons brown sugar or xylitol 1 cup red wine 400g tin chopped tomatoes 2 cups beef stock ½ cup water bunch of fresh parsley, finely chopped 2-3 tablespoons Morgenster lemon enhanced olive oil zest and juice of half a lemon pinch of Kalahari desert salt
METHOD 1. Preheat the oven to 180º C. Heat 1 tablespoon olive oil in a deep cast iron pot or oven-proof saucepan. Season the oxtail generously on both sides with salt and black pepper. Brown the meat in batches on both sides and then set aside. 2. Add a little more oil to pot and sauté the onions until softened. Add the garlic, celery and carrots and cook for a further 4-5 minutes. 3. Stir in the tomato paste, herbs, lemon zest, sugar and tomatoes. Pour in the wine and allow to bubble up to lift all the meaty flavour at the bottom.

4. Add the chopped tomatoes, beef stock and water. Place the oxtail pieces back into the pot along with all the resting juices. Season lightly with salt. Cover with the lid and cook in the oven for 3½ to 4 hours. Check the meat after 2 hours and add a little more water if necessary. 5. Once the sauce is reduced and thickened, check the seasoning. 6. In a small bowl, combine the parsley, olive oil, lemon zest and salt flakes. INGREDIENTS 2 apples, peeled and cut into really small dice 1 cup all-purpose cake flour 1½ teaspoons baking powder ¼ teaspoon salt ¾ teaspoon ground cinnamon ¼ cup castor sugar 1/3 cup milk 80ml (1/3 cup) buttermilk 1 egg vegetable oil, for deep frying For the glaze 1¼ cup icing sugar, sifted 125ml (1/2 cup) single or whipping cream
METHOD 1. Pour the oil into a saucepan and heat to 180º C. 2. Sift the flour, baking powder, salt, cinnamon and castor sugar into a bowl. 3. In a small jug, whisk together the milk, buttermilk and egg. 4. Pour the wet ingredients into the dry and mix to combine. 5. Fold through the finely chopped apple. 6. Carefully spoon heaped teaspoon amounts of batter into the hot oil and fry until golden on one side. 7. Turn over and continue to cook until evenly browned. 8. Remove with a slotted spoon and drain on paper towels and set aside to cool slightly.

what’s new in the City If you read my articles, you will have gathered that I am always on the look-out for new eateries and finding the undiscovered and unknown gems. My latest find is Solo at 99 Loop Street. I had been eyeing this particular spot, which opened in November, for a while, but had not had an opportunity to try it until recently.
I
was having an indulgent Saturday morning a couple of weeks ago, pampering at the hairdresser preceded by a lazy breakfast in the City with a friend. I suggested that we try Solo. He tends to be someone who is a creature of habit and who frequents his regular favourites and so he took some convincing but, as he also trusts my judgement, I got my way. We were not disappointed. I have since dined at Solo on a number of occasions since then and have taken various friends, and they have all been equally impressed by this inner city gem. Solo’s interior is calm and inviting. The eating area is divided into two which makes the space feel more intimate. The space, as you enter, has a wall to wall window with bar seating looking out onto bustling Loop Street. The window opens up in good weather, letting the outside in. Inside, small wooden tables with very comfortable blue leather upholstered leather chairs are set with white napkins and cacti in glass vases. A beautiful exposed brick wall exhibits regularly changing artworks from the gallery, and the marble bar counter holds tempting displays of the day’s muffins and cakes. Stacking doors separate the second area which also has raw brick walls and boasts a gorgeous skylight that allows plenty

of natural light in. On a sunny day it’s wonderfully bright and you can see the blue sky and on a rainy day you can see and hear the welcome rain pounding the roof. There are various planters and trees wound with twinkling fairy lights which all make you feel as though you are in an oasis in the City. But it’s the food that is the highlight. Solo’s menu is simple yet interesting offering something for every palate. I felt that I could pretty much eat everything on the menu (which gives me a good excuse to keep going back!). Executive Chef Chad Blows is at the helm and brings his extensive culinary experience to Solo. He previously worked under Peter Templehoff at The Marine in Hermanus and at The Greenhouse in Constantia. He also spent time in London at the Chesterfield and Maze (under Jason Atherton). Whilst Chad has considerable experience at a number of gourmet venues, the menu and food at Solo is simpler, with a focus on fresh seasonal. Nonetheless, you will see his fine dining touches coming through in some of his combinations and his beautiful plating and the little extra touches that turn a simple dish into something special. The all-day breakfast menu is divided into Fresh Juices, Sweet Grains, Savoury and Eggs.
The fresh juices, innovatively served in bottles, are delicious. The Orange and Carrot gives you an instant Vitamin C boost or try the Cucumber, Pear and Baby Spinach. I’m a fan of Eggs Benedict. At Solo the Eggs Benedict are served three ways. You can opt for the more traditional crispy streaky bacon or smoked salmon trout, both topped with a crème fraiche and fennel hollandaise or a more unusual option of creamed mushrooms and crispy sumac kale served on a Portebellini mushroom. On the Sweet Grains there are a variety of waffles, both savoury and sweet – think southern fried chicken, sriracha and habenro maple syrup or nutella, banana and pecan praline or a healthier option of a winter fruit yogurt bowl or warm rolled coconut oats. My personal favourite, however, is one of the Savoury dishes, the field mushrooms on toast (perfect for breakfast or brunch or even a light lunch). A selection of sautéed mushrooms in a truffle cream served with goat’s cheese on either rye or gluten free bread and topped with rocket and a sprinkling of homemade mushroom dust. This is one of those dishes that you will keep thinking about for days and have to go back for! The portions are generous, and what I have done is add two poached eggs to this dish at breakfast time and it’s enough for sharing and then you can have one of the delicious sweet treats afterwards. The coffee is Origin and the Barista is excellent so you will have to have a second cup. For a light lunch try one of the salads (all salads are offered as a starter or a main). My personal choice would be the summer salad with blackened corn, roasted exotic tomatoes, smoked kalamata olives, wholegrain mustard dressing and marinated feta. Then for something more substantial, the burgers are amazing! On my first few visits I had seen the burgers coming out of the kitchen and was desperate to try them. But on all those occasions I hadn’t yet had breakfast and it felt a little wrong to be having a burger as my first meal of the day. So I held out until a lunch time visit and it was worth the wait. The Solo burger is a 200g free range ground sirloin patty served with smoked mozzarella, tomato and peppadew chutney and gherkins. The veggie burger is all the deliciousness with less guilt… a marinated chickpea and burnt corn patty, grilled portabellini, baslsamic marmalade and goats cheese. The chicken burger is buttermilk fried
chicken, red cabbage slaw, avo and garlic aioli. All burgers are served with skinny fries, sweet potato chips or parmesan crusted polenta chips. I love polenta and so those are my favourites! If you’re a pasta lover you have to try the field mushroom pasta… a decadently creamy mix of exotic mushrooms served on gnocchi linguine of gluten free spaghetti and served with pickled courgette, rocket and shaved parmesan. Solo is currently only open during the day, Monday through Saturday, serving an all-day breakfast as well as a lunch menu. There is also a selection of sweet treats for those just wanting coffee or an indulgent dessert fix. In addition to the standard menu there is always a number of tempting blackboard specials. Solo is open in the evenings for First Thursdays and in future they plan to open for a few evenings a week. Their expected timing is Spring but I hope it’s sooner! They currently don’t have a liquor licence (it’s in process) and so encourage you to bring your own. Solo is a great space for an intimate function or celebration and can cater for 30 for either canapes or for a seated dinner. So … get to the City and try out this little gem for yourself. No matter which of these islands you head for, it always seems, at least in summer, that Zeus’s sky is faultlessly azure, Poseidon’s sea warm, and Dionysus’s nightlife swinging (especially in Mykonos’s clubs). The prevailing wind is the northern vorias; called meltemi in summer, it cools the always-sunny weather. Throughout the Cyclades, many shuttered houses are being authentically restored, and much traditional architecture can still be found in Ia on Santorini and Apeiranthos on Naxos—villages that are part of any deep experience of the islands. These arid, mountainous islands are the peaks of a deep, submerged plateau; their composition is rocky, with few trees. They are volcanic in origin, and Santorini, southernmost of the group, actually sits on the rim of an ancient drowned volcano that exploded about 1600 BC. The dead texture of its rock is a great contrast to the living, warm limestone of most Greek islands. Santorini’s basic geological colors—black, pink, brown, white, pale green— are not in themselves beautiful; as you arrive by boat, little shows above the cliff tops but a string of white villages—like teeth on the vast lower jaw of some giant monster. Still, the island was once called Kllisti, “Loveliest,” and today appreciative visitors seek its mixture of vaulted cliff-side architecture, European elegance, and stunning sunsets. A more-idyllic rhythm prevails on many of the other Cyclades (and, of course, off-season in Santorini). In the town of Mykonos, the whitewashed houses huddle together against the meltemi winds, and backpackers rub elbows
with millionaires in the mazelike gray stone streets. The island’s sophistication level is high, the beaches fine, and the shopping varied and upscale. It’s also the jumping-off place for a mandatory visit to tiny, deserted Delos. Apollo’s windswept birth islet, still watched over by a row of marble lions, was once the religious and commercial center of the eastern Mediterranean. Tinos has stayed authentically Greek, since its heavy tourism is largely owing to its miracle-working icon, not to its beautiful villages. Naxos, greenest of the Cyclades, makes cheese and wine, raises livestock, and produces potatoes, olives, and fruit. For centuries a Venetian stronghold, it has a shrinking aristocratic Roman Catholic population, Venetian houses and fortifications, and Cycladic and Mycenaean sites. Paros, a hub of the ferry system, has reasonable prices and is a good base for trips to other islands. It’s also good for lazing on white-sand beaches and for visiting fishing villages. As reflected in its neoclassical architecture and soft ocher color, Syros stands apart. A place of religious, industrial, and aristocratic history that gave birth to the bustling port city of Ermopoulis, its strikingly beautiful capital. Of course, throughout the Cyclades, there are countless classical sites, monasteries, churches, and villages to be explored. The best reason to visit them may be the beauty of the walk, the impressiveness of the location, and the hospitality you will likely find off the beaten track. The capital of Santorini, Firá (Thíra) is made up of whitewashed cubic houses and terraces, winding lanes, little squares, and blue-domed churches perched on the cliffs 300 meters above the caldera. Below town, from the small port of Skala, Firá can be reached either by walking or riding (mules are for hire) up the steep and winding stepped path (587 steps) or by taking the cable-car. Ferries dock at the port of Athiniós, connected to Firá by road (17 kilometers). Firá lives principally from tourism, and many of its buildings are now given over to small hotels, apartments, restaurants, cafés, souvenir shops, and jewelers. On the northern tip of Santorini, 12 kilometers up the coast from Firá, Ía (Oia) is a picture-perfect village of whitewashed houses, several of which have been converted into chic little boutique hotels with infinity pools, overlooking the caldera. Like Firá, it lives from tourism, but caters for a more upmarket clientele. Steep paths zigzag up to town from Ammoúdi Bay, where you’ll find a row of waterside seafood eateries. Oia is especially known for its stunning sunsets, which attract visitors from all over the island each evening through summer. Formed by the massive volcanic explosion that blew the center out of the island some 3,600 years ago, the caldera is the sea-filled volcanic crater that remained. kilometers by seven kilometers, it is still home to volcanic activity - in its center rise the two Kaiméni islets with hot springs and gas emissions. Various agencies offer one-day excursions of the caldera by boat, including time to bathe in the hot springs and then have lunch on Thirassia, a tiny island on the west side of the caldera affording amazing views back to Santorini across the water. Santorini’s best known and most popular beach lies on the southeast coast, between the villages of Perissa and Perivolos. A six-kilometer-long stretch of fine, black volcanic sand, it is backed by tamarisk trees and overlooked by a string of seafood tavernas and cafés. There are sunbeds and umbrellas to rent, plus water sports facilities. It is approximately 12 kilometers from Firá.
MYKONOS Myknonos calls to mind whitewashed houses with blue roofs, long days at the beach and rounds of partying at night. In many ways, this is exactly what you’ll find here. Mykonos Town A great place to start is at Mykonos Town. Called Chora by locals, this is a charming place of intense white and blues and narrow side streets. Grab a cup of coffee and watch the local life. There are many churches here worth a

visit including the Church of Panagia Paraportiani. Dating back to the 15th century, this church is one of the most photographed in Greece. It’s actually five separate buildings. Several of them are underground, making it a good place to retreat at the height of the summer heat. The area by the water is called Little Venice Town. It’s on the waterfront so you can watch fishing boats. This is a popular place to watch the sun go down and have an authentic Greek meal. Look for the five windmills here. They are icons of the town and make the perfect place for a selfie. Along the waterfront you might see pelicans. These huge birds flock to the waterfront during the day and may let you get close enough to pose for a photo with them. The Beaches Beaches are one of the main attractions in Mykonos. For a beach close to Myknonos Town, try Ornos Beach. It’s crowded in summer but it’s only a ten minute ride by public bus. Another close beach is Plats Yialos Beach. This one is compact and good for families with relatively shallow waters. There are beach tavernas here so you can have a meal right on the beach. If you like water sports try Panormous Beach. Less crowded than some other spaces, it’s a favorite haunt of locals. Slightly farther away from Myknonos Town is Elia Beach. It’s quieter and more secluded. You can also more easily get a sun umbrella and place to sit. This is where many wealthy Greeks choose to keep a second home so it’s rather upscale. If you’re young and looking for a party, try Paradise and Super Paradise Beach. You can to both get via a short ferry ride. It’s party central during the summer and the place to be if you want to be in the center of the action. The clear water is adjacent to miles of sand and lots of bars. You will pay a small fee for the use of beach chair so bring a blanket if you want to avoid that. The party begins early in the morning and continues well into the night.

PAROS Paros in Greece is among the most popular islands of Cyclades. Located in the heart of the Aegean Sea, Paros island is ideal for young people, romantic couples and families, too. The Parian traditional villages, particularly Naoussa, Parikia and Lefkes, are perfect samples of Cycladic architecture, with whitewashed sugar houses, paved streets and blue-domed churches. The beaches are famous for the exotic water and the golden sand. The beaches on the south eastern side, such as Golden Beach and New Golden Beach, are particularly popular for windsurfing. A nice day trip from the island is the small island of Antiparos, with the crystal beaches and the relaxing atmosphere.
NAXOS Naxos is the largest island of Cyclades and it is located in the center of this complex, between Paros and Mykonos. According to mythology, this was the nuptial isle of the god Dionysus, god of wine. This is why there is a sanctuary dedicated to Dionysus in the inland of Naxos island. Ideal for families and romantic couples, Naxos Greece is famous for the exotic beaches. Plaka, Agios Prokopios, Orkos and Mikri Vigla are among the most beautiful beaches on the island, while the entire western coastline is ideal for windsurfing and kitesurfing due to the strong winds that blow there in the afternoon. A drive to the inland will bring you to picturesque villages and interesting sightseeing.

Playing outside is particularly beneficial for children, and research has consistently shown that children who spend more time outside are more active. Furthermore, time spent outside also helps to develop children’s appreciation for nature. Play that is more exploratory and free has many emotional benefits for children. It gives them an opportunity to

Bringing back nature TO OUR GARDENS
You know one of Village Gardens biggest passions is to help nature, and to try bringing some of this back into our gardens. South Africa is bursting with flora and fauna and what pleasure it must be to have just some of this in your garden. There are many ways to assist nature to your garden so I thought I would compile some nice ideas for you and the benefits they have for nature. Please please for the sake of our delicate eco system and for our children’s future let’s start working with nature and NOT against. • PONDS: A pond is a microcosm of life, and will always attract more. Some say that it is the single most useful element in bringing wildlife into your back yard. Please make sure of when installing a pond, that the edges are shallow to provide easy access to frogs and newts. You should also invest in some good pond plants that will provide sufficient shelter for these amphibians, otherwise they might look elsewhere. Keeping the pond clean is just as essential, since an overgrowth of algae is not conducive to wildlife. Please please NEVER use chemicals in your pond….!! • BEES: Bees are becoming increasingly threatened by our modern breeding methods and technology. It is a rising concern in the environmental community that bees are dying out slowly and populations are collapsing the world over. It is the responsibility of all of us to do what we can to help save the species. We are much more reliant on bees than your layman realizes. Please see my list of plants that will attract our bees. These plants are popular in South Africa and water wise which is added bonus. Salvia, Calendula, Lavender (of course), Borage, Snap Dragons, Echinacea, Sedums, Blackeyes susan, Butterfly bush, Yarrow, Nasturtium, Fennel and Sunflower. These are just a few, also remember most edibles including herbs that come to seed the bees love them… so leave some flowers on for our precious bees. NB: If you see a little bee walking around on the floor looking tired, just give them a spoon of honey diluted with some water, or sugar and water just a drop. I did just this last week with sugar and water, the bee looked like he was having a mini party on the spoon then an hour or so later he buzzed off, I was so happy he was ok.

gardeningtips • BIRDS: We have a vast amount of the most stunning birds I have ever seen, so how about hanging some bird feeders on your trees. I find the fat balls sold in nurseries do the trick, the birds lloveeee these. Birds love plants and here are a few of the better birdy plants. Birds like to pirch, to keep lookout like sentry duty, try these for a smaller garden. Tree fuchsia (Halleria lucida), white karee (Rhus pendulina), white ironwood (Vepris lanceolata), boerbean (Schotia brachypetala), lavender tree (Heteropyxis natalensis), Indigofera frutescens, tree wisteria (Bolusanthus speciosus), silver birch, ornamental cherry, prunus and crab apple (malus). Birds also love shrubs, ideal for birds are: Honeysuckle, Yellow Bauhinia, Makaya Bella, Plumbego, Carrisa Macrocarpa and Kei Apple. Shrubs like these make birds feel protected and use them to build their little nests in. Especially the shyer birdies like thrushes and the caucals. Birds are attracted to orange and red colours found in the nectar-filled flowers of Aloe, Cape honeysuckle, Natal bottlebrush, Wild Pomegranate, Erythrina, Hibiscus, Red Hot Poker, Leonotis Leonorus, Protea, Russellia and Strelitzia Reginae. Any dead twigs or leaves, grass anything a bird can make a nest with you can leave in areas of the garden. Mulching your garden is heaven for birds as there they will find their worms and grubs to feed on. NB: please be aware of the plastic nectar bottle feeders…although they are handy and birds adore them, I have found that one needs to check them regularly because the bees climb in them to get to the nectar and suffocate. Just be aware and check the feeder regularly.
Basically, guys we need to just be aware of our surroundings and start to help our precious nature. My edible garden at my house has been around for 5-6 years, all I have done with it is plant up nature loving plants, companion plants and my veggies. Yes, I have had the pests and snails etc. however the more nature becomes part of your garden the more it will fend off the bad lil bugs and it will work for you. It will all take time, nothing happens overnight but if we start now we can have a lush stunning garden and help nature along the way. Our environment, the eco system is so so precious for human and animal life, let’s keep it that way before it becomes too late….

DIFFICULTIES OF THE FIRST MEETING:
7 rules for novice dog owners
When you buy a puppy or bring an adult dog home a pet is not always socialized enough and can be not so communicative to contact you properly. Reasons might be very different: from lack of communication in a very early puppyhood to undermined trust (for adult dogs), mistakes in upbringing and maltreatment. Such lack of sociability not only deprives an owner of happiness of communication with a dog, but also poses problems when things come to training and walking and can create risky situations for your pet and for other animals. To avoid difficulties in socialisation and to find a common language with your pet, you need to follow seven simple rules that start working from the very first meeting of you and your dog. Rule 1. It is not recommended or organize the first meeting with a pet if you are too nervous or you are in a state of some intoxication as all these things change not only your behaviour and perception, but also your odour that becomes unpleasant for a dog. Avoid impulsiveness and nervousness, talk in a calm, soft, but not over-sweet voice. Don’t make abrupt movements because they can scare a dog, which can perceive such behaviour as menace and instead of a contact you will have a conflict. Smoothness of movements and voice, that must also be calm and confident, are the key to your success.

Rule 2. Don’t try to pat or hug a dog when you first see it. During the first meeting keep the distance of approximately one meter – that is the distance at which most of dogs start acquaintance with their congeners. Give a dog time to sniff you properly, and then stretch out your opened palm. It is better to sit down on your knees as for a dog, puppy especially, would be more comfortable to get acquainted at the same level. Such posture lets a dog fully see you and helps to avoid the sense of pressure on a dog. Rule 3. Don’t be the first to approach. This shows that you are searching for communication and not for confrontation. Try to avoid eye contact at first because in a dogs’ world looking into the eyes is the possibility to start a conflict. That is why eye contact that is recommended in human-to-human communication can play the contrary role in human-to-dog communication. Let the dog approach first and stretch out both hands so that it can sniff them. Don’t hurry a dog up, be patient. If a dog touched you with its nose while sniffing then a contact was successfully established. Carefully pat its chest and lower part of the neck. This gesture signifies that you don’t dominate and don’t force a dog to the contact.

Rule 4. If your pet seems a bit fearful and irresolute, then for some time avoid touching dogs’ ears and withers. You can pat a dog in these places only if it shows you that the time has come by placing its withers under your palm. Rule 5. Talk to your dog! Repeat its name in a tender and calm voice every time the dog establishes eye contact with you. Tell your dog how good it is and let it feel your favour. Every dog understands the friendly and calm tone perfectly. Rule 6. Try to spend most of the time at the same physical level with your dog, for example, sitting on the floor. Don’t make your dog be always beside you, but try to shorten distance between you when your pet is sleeping or relaxing. Rule 7. The great method to gain a dog’s confidence and to show your friendly and confidential relationship will be sharing meal together. Squat down or simply sit on the floor and start eating first, then after some time give a piece of your food to your dog. A dog must see that you give it exactly the same you are eating yourself. The best way to show it is to snap off a piece from the one you are eating (the type of food doesn’t matter). The quantity of food you give in such manner is not significant. The important thing is that in such way you show yourself as a dog’s congener, who at the same time takes a leading (because you are the one who brings the food) role in a pack. Most likely, all the above mentioned rules you will have to repeat several times. But if a dog doesn’t have any serious socialization failures that need special correctional work, then soon the contact will be established and you will have a sociable and devoted friend.

STANDARD BANK ADDERLEY STREET In 1879, the City Council offered a site in Adderley Street, on a ninety-nine year lease at £150 per annum, to the Bank. Charles Freeman designed it, in the neo-classic style that was favoured so widely by the Victorians. Plans were completed in 1881, and a local contractor, T. J. C. Inglesby, completed the building at a cost of £27,000. The two-storied design featured a colonnaded entrance, with a statue of Brittania on the dome. The carved heads over the entrance are of “Ceres”, goddess of agriculture and of “Poseidon”, god of the sea (and trade). In 1922 two extra floors were added and the dome and statue were replaced after the completion of the addition. The new premises were opened on the 19th of March 1883. At the time of the opening of its new premises, the head office of the bank in Southern Africa was still situated in Port Elizabeth, but with the extension of the railway system to the North, the development of Cape Town as the then economic centre of the sub-continent became increasingly apparent. GOING, GOING, GONE: YOUR AUCTION CHECKLIST OF COSTS - by Belinda Lewis
Attending an auction to purchase immovable property is exciting for many people and in addition to that, for those attending one for the first time it can be a nerve-racking experience. Very often an auction is perceived as an opportunity to pick up a good deal and that may well be the case; however, it is essential for the bidder to fully understand the processes and most importantly, the costs and finances involved following the acceptance of the bid. These costs are recorded in the “Conditions of Sale “ document which would be available either on the auctioneering company’s website, at their offices or at the offices of the relevant sheriff involved, as the case may be. (Applicable in the case of properties which have been attached by the sheriff and are being sold in execution of a debt owed such as a mortgage bond.) Below is a CHECKLIST of what to look out for and inquire about before attending an auction: • RESERVE PRICE: Has the seller imposed a minimum reserve price in that no bids below a certain amount will be accepted? You will only be informed of this by the auctioneer/sheriff but not the actual amount thereof; • VAT: Is VAT payable on the purchase price? If the sale is not a vatable transaction (which will most often be the case with a residential property), the buyer would pay transfer duty. If the buyer is VAT registered and the property will form part of the vatable enterprise of the buyer, the VAT paid (or transfer duty as the case may be) may be claimed back in due course by the buyer; • DEPOSIT: The buyer would most likely be required to pay a 5 to 10% deposit either on the fall of the hammer (immediately) or only once the bid has been accepted by the seller and a binding sale has come into existence. The buyer’s final bid, reduced to writing and signed by him, constitutes an irrevocable offer to the seller which is open for acceptance at the seller’s sole discretion for on average 10 to 14 working days;
• AUCTIONEER’S COMMISSION: The buyer would be required to pay the auctioneer’s commission plus VAT either on the fall of the hammer or upon acceptance by the seller. This is usually between 5 to 10% of the purchase price (seldom is this the seller’s responsibility but it can be and therefore check this out beforehand). The sheriff’s commission is payable by a buyer and is substantially less than auctioneer’s commission with the maximum amount the sheriff can charge being R10777,00 plus vat, regardless of the purchase price; • TRANSFER FEES: Usual transfer fees payable by the buyer - apply (calculated according to the transfer costs tables and based on your purchase price); • INTEREST COMPONENT TO PURCHASE PRICE: Some auction conditions impose a liability on the buyer to pay interest on the purchase price from a certain date up until the date of transfer. It can be as early as from the date of acceptance of the buyer’s bid, with the interest around appoximately 10 to 12% per annum currently. In these cases the buyer is usually given the right to occupy the property immediately but having said that, it is not an occupational interest
Capital Gains tax in relation to property payment and the interest is payable regardless of whether the buyer wants to or can occupy the property (there may be tenants unwilling to move out). This interest payment is in my view a VERY important condition to inquire about. With a turnaround time of on average 3 months for transfer of the property to the buyer, it can add up to a substantial, additional amount for an unsuspecting bidder; • RISK: Usually the interest payment obligation goes hand in hand with risk in the property passing to the buyer from the same date (and with that the obligation to pay the rates, services, levies and insurance cost). In some cases like sheriff auctions of repossessed properties, the buyer must also cover the arrears owing to council/a body corporate/a home owners’ association and these amounts must definitely be factored in by a bidder. What’s more, the risk of damage to the property would in such case pass to the buyer from the date of acceptance and so should a property be vandalized prior to transfer, this would become the buyer’s problem with the need for a security guard in some cases. • OCCUPATION: Some auction conditions allow the buyer to take occupation on transfer or on an agreed, earlier date with payment of an occupational consideration by the buyer, usually calculated as a percentage of the purchase price. In such a case, risk would normally pass to the buyer on occupation. In almost all auctions, vacant occupation of the property is never guaranteed and any tenants would become the responsibility of the buyer, including those refusing to move out. This is of course a very important inquiry to make as an eviction can be a lengthly and costly process;
• COMPLIANCE CERTIFICATES: The buyer would almost 2013/2014 always need to cover the cost of the Compliance Certificates which are required by law, namely: Electrical Clearance Certificate, Water Certificate (City of Cape Town only) and the Gas and Electric Fence Clearance Certificates (if applicable). If repairs are needed for any of these to be issued, these costs can add up and more so in the case of a property in a poor state of repair; • CASH ONLY: Often the auction is to be for cash only and no subject to bond finance bids will be entertained. With some auctions however, bond finance may be a condition of purchase but generally speaking, no other suspensive conditions are allowed. If a buyer is concerned about anything like title deed conditions and land use/zoning issues, this would all need to be checked out well in advance of the auction. To conclude, a potential buyer of immovable property on auction should be aware of key cost factors applicable to that particular auction in order for him to prepare and budget accordingly.
