THE TURNAROUND YEAR FOR SOUTH AFRICA by JAMES LEWIS The forecast for 2018 is looking positive…our key fundamentals read as follows > inflation forecasts have improved to 4.5% and projected interest rates are to remain flat with possible cuts in the next 6 to 12 months. Now that the ANC Elective Conference has passed, it is remarkable to see the change in the general outlook for 2018 amongst clients and colleagues. The anticipated appointment of Cyril Ramaphosa as President of the ANC and in waiting, of SA, has been a positive boost for consumer and business confidence. The right leader translates to a key factor in rand strengthening, the call for an inquiry into State Capture, the JSE performing above expectation, bank stocks up - driven by foreign buying, and the bonus of a petrol price drop! Our respected Reserve Bank Governer, Lesetja Kganyago, announced on 18 January that the GDP growth forecast has improved to 2% with Government to “resolve our Fiscal risk” - a strong message to Mr Ramaphosa to make the right decisions and in doing so improve SA’s interest rate cut outlook.

Property market forecast We head into 2018 on a positive note with economists believing that this might be a turnaround year for the economy and the FNB Property Barometer supporting such views. Higher commodity prices, stronger global demand and rebounds in agriculture, mining and manufacturing are cited by economists as potentially boosting better economic growth this year. Although the February budget is set to bring fiscal cuts and potential tax hikes, Finance Minister, Malusi Gigaba recently hinted that economic growth is achievable if government takes needed policy steps including fiscal consolidations and sorting out SOEs such as Eskom and SAA. A concern is that we have Moodies lurking in the wings – the last rating agency to consider having our Rand denominated debt rating downgraded. If Moodies move to downgrade then capital outflows or selling of the Rand will be seen in large volumes. This will result in a negative impact on our inflation targets and drive up our interest rates. We trust the wind of positive change blowing through our country at this time with sound decisions being made by leadership will ensure Moodies back the reviving SA economy. The latest FNB Property Barometer reported that against expectation, the national house price growth rate improved throughout last year with December ending on 6.1% compared to 1.5% for December 2016. The overall growth averaged at 3.7% and FNB expects a stronger 2018 of around 5%.

A major challenge for the Cape is the drought! Residents are reminded that Level 6B Water Restrictions are in place and all are urged to make drastic water cuts. In the short to medium-term, this crisis will no doubt affect the local economy. Certain businesses are considering relocating to areas where they are able to obtain water. Day zero is serious and if we all do not take drastic action now we will all face extremely difficult living conditions. The Cape’s development boom will also feel the effect of the VAT relief which came to an end on the 1st of January 2018. The relief meant that residential property developers enjoyed a VAT relief of up to 36 months when they temporarily let units being held for sale (before VAT became payable). Another challenge for the Cape is first time home buying. FNB reported that while the Cape is the best overall property market in the country, the increased price of properties has made the acquisition of homes difficult for first time home buyers. The national average for the past 9 consecutive years in regard to first time buying has dipped from 18.39% in 2015 to 12.8% in 2016, and 7.5% in 2017. The good news is that the Cape rental market has seen quality growth. Seeff Southern Suburbs and Hout Bay rental portfolios continue to grow year on year with the Southern Suburbs team recording a record month in

As reported in my December/January property news, 2017 saw the Southern Suburbs, Hout Bay and Llandudno areas record a year of consolidation with overall sales volumes and prices contracting from the 2016 highs. This was to be expected in view of the 2017 economic decline and political instability. That said, 2018 has seen a good start with areas seeing increased activity across all prices. Property24.com have also recorded new daily highs of over 1000 views, for example, January 2017 daily high = 5000 views and January 2018 daily high = 6000 views. Cape Town remains a major attraction with our excellent infrastructure, top performing schools, medical centres, proximity to the Constantia Wine Valley and Kirstenbosch, our beautiful beaches and much more. In conclusion, Seeff Southern Suburbs, Hout Bay and Llandudno anticipate 2018 to be the turnaround year for South Africa - the dawn of improved leadership and accountability. A MORE UPBEAT OUTLOOK FOR 2018 We enter 2018 with a slightly more upbeat outlook boosted by the election of Cyril Ramaphosa as ANC President and President in waiting of SA. Business and consumer confidence seems to be improving and, after a challenging 2017, the economy and property market can do with some good news. Although the economic and political challenges remain, there are positives to take encouragement from leading to the SARB Monetary Policy Committee hinting that interest rate cuts may be on the cards. FNB also has a better outlook for property prices, expecting national average growth for the year at around 5% (from 3.7% in 2017). That said, the market is still in much the same place as where it ended 2017 and caution remains the order of the day. Property stock levels have increased notably and with fewer buyers in the market, it is taking longer to sell. With more competition, serious sellers will need to price at the right level to attract interest and a good offer. Conditions are favourable for buyers and there is no reason to wait; if you find the right property at the right price, it is a good time to buy. We will have to keep an eye on how the year unfolds politically and economically. The State of the Nation Address (SONA) and budget in early February will set the tone for the year with higher taxes and costs for consumers a likely feature. For now though, it remains business as usual as the first half of the year is generally busier for agents and the market. History has shown SA property is a good investment and the market has weathered many storms. Despite the challenges, FNB reported last year that for the five years to early 2017, prices grew by 50.4% in the Western Cape, 31.9% in KZN, 25.6% in the Eastern Cape, 21.9% in Gauteng and 17.1% in the five smaller provinces.

W

hen someone mentions the Caribbean, you probably think of stunning azure oceans, tropical beaches, sailing and likely some kind of Pinacolada cocktail. A care-free lifestyle and long walks on the beach. However, Caribbean islands such as Antigua, Grenada and St Lucia, have far more to offer than just a tropical getaway. These island nations offer some of the most attractive citizenship-by-investment programs to international investors who are looking for global freedom, travel access and a second option for their families. Antigua and Grenada’s passports for example, offer the same visa-free travel access, and more, than the Portuguese Golden Visa. For example, Portuguese residency will give you visa-free travel access to the Schengen zone countries for 90 out of every 180 days. Antigua’s passport, will give you travel access to over 135 countries including the Schengen zone (also 90 out of every 180 days access) as well as the UK. With the recent downgrades to junk status and the economic and political shifts in the country, wealthy South Africans are now looking for a Plan B option where they can get access to a second residency or citizenship. Often, the idea is not to emigrate, but families, especially those with children, want to keep their options open. These programs give South Africans the opportunity to hold dual citizenship, enjoy the benefits of two passports, as well as invest in real estate offering them a USD return. A number of Caribbean Islands offer citizen-by-investment (CBI) programmes. Notably, most of these offer a relatively straight-forward route to citizenship (not residency) with no requirement of physically visiting, living there or learning a language. The route to citizenship is anything between 3 to 9 months, depending on the program. The investment required starts from as low as USD 100 000 and these programs are attractive to investors from around the world.

While these countries’ passports do not grant the holders the right to live in the UK or Europe, their passports do offer significant visa-free travel, attractive investment opportunities and peace of mind.

HERE’S HOW: 1. Measure and mark the location for drilling the holes and then clamp the piece of pine firmly to your workbench using quick clamps.

6. Sand the block with 120- and then 240-grit sandpaper, sanding with the grain of the wood for a nice smooth finish.

2. Insert the hole-saw into your drill and secure. Pop on

your safety goggles before starting to drill. Make sure that the hole-saw is positioned in the centre of your piece of pine before you start drilling.

GOOD TO KNOW Having previously used a spade bit for this type of project, using a hole-saw is far easier and safer. The holesaw cuts easily through the various bands of thickness you find in pine. DO hold the drill firmly when starting the hole.

7. Use Woodoc gel stain if you want to add colour to the

pine block. We used imbuia gel stain. Pop on a pair of disposable gloves to keep your hands free from stains and apply with a sponge or cloth.

8. If you have a Dremel VersaFlame or blowtorch you can

use this to add even more depth and detail to the pine block simply by scorching the wood. As you do this you will notice that only the softwood turns a darker colour, which leaves an interesting zebrano wood finish.

3. PAR pine is actually two pieces of pine laminated (glued) together. If you drill to the depth of the lamination, removing the top section of pine is fairly easy. Use a flathead screwdriver or wood chisel and hammer to chip out the wood inside the cut out.

4. Continue chipping away until you reach the part where

the two pieces are glued together. You don’t need to remove everything, since you will be filling the holes with soil, but if you are a perfectionist, continue until all the wood is removed and the base of your hole is nice and smooth.

5. Now you can continue drilling more holes, depending

EXOTIC MUSHROOM TERRINE SERVES: 8 to 10 as a starter | DIFFICULTY: a little complex PREPARATION TIME: about 1¾ hours (including cooling time)

INGREDIENTS 6 to 8 thin slices of prosciutto (depending on the size of your bread tin) 150 g fresh eryngii mushrooms, left whole 150 g fresh shimeji mushrooms, sliced 300 g fresh shiitake mushrooms, sliced 200 g portabellini mushrooms, sliced 3 tbsp good quality olive oil 3 tbsp salted butter 30 g chives, finely chopped 5 tbsp pistachios 5 tbsp dried cranberries 4 tbsp tawny port 100 g bread crumbs, toasted 4 eggs, lightly beaten 4 tbsp crème fraîche Maldon salt and freshly milled black pepper to season

METHOD 1. Preheat the oven to 180 °C. 2. Line a non-stick bread tin with the slices of prosciutto. Fry all the mushrooms in the olive oil and butter until brown and set aside while you fry the chives and pistachios in the greased pan for about 2 minutes. Place the mushrooms back into the saucepan, along with the cranberries. Add the tawny port and cook for 2 minutes. 3. Remove the mixture from the heat and add the bread crumbs. Allow the mixture to cool before adding the eggs and crème fraîche. Season and allow to rest for 15 minutes. 4. Spoon the mushroom mixture on top of the prosciutto and level with a spatula. Fold the edges of the prosciutto over the mixture to make it tidy. 5. Place in the preheated oven and bake for 20 minutes. Remove and allow to cool. Serve at room temperature. COOK’S TIP: This dish can also be prepared the day before and refrigerated until needed. Allow to reach room temperature before serving. Serve with burnt Seville orange marmalade or onion marmalade. 74 | Property Pages | February - March 2018

VEGGIE BURGER SERVES: 6 | DIFFICULTY: quick and easy | PREPARATION TIME: 40 minutes

INGREDIENTS 12 large brown mushrooms olive oil for roasting 4 courgettes, cut into ribbons using a potato peeler Vietnamese coriander, finely chopped soy sauce FRITTERS: 1 can (410 g) sweetcorn kernels, drained 95 g all-purpose flour 1 tsp baking powder 1 tbsp milk ½ tsp salt cracked black pepper to taste 2 eggs canola oil for frying

METHOD 1. Preheat the oven to 180 °C. 2. Remove the stems of the mushrooms and rub with olive oil. Place on an oven tray and roast for about 20 minutes. 3. In the meanwhile, make the fritters by mixing all the fritter ingredients. Heat the oil in a pan and drop spoonfuls into the oil to form fritters the size of the mushrooms. Cook on both sides at a medium heat until golden brown and cooked through. Drain on paper towel. 4. Drizzle a little oil into the pan and heat. Drop the courgette ribbons into the pan and flash-fry until limp. 5. Assemble the burger by placing a mushroom on a plate, and then top with a fritter, Vietnamese coriander, and finally the courgette ribbons. Drizzle with soy sauce and serve.

new dining experiences in the Southern Suburbs

If you have read my previous articles you will have gathered that I am a townie and as a result very spoilt for choice when it comes to restaurants.

T

he majority of my friends live in the Southern Suburbs, however, and so when we are planning to eat out it can get tricky as to date the pickings in the South have been somewhat limited. Enter Patina…. I had heard foodie friends raving about this new spot in Dean Street and so when it came to our next girls night out, the venue choice was easy … I walked into the restaurant and I couldn’t believe it was the same space. It was open and light and bright. The furnishings were elegant yet comfortable. They had retained the wood but combined it with soft touches, beautiful lighting and interesting wall décor, including old bicycle seats that had been transformed to look like the head of cows. The indoor seating opens out onto the leafy courtyard where there are a number of outdoor tables and so increases the feeling of spaciousness. The food menu is just as captivating. I just love a restaurant which has a menu 76 | Property Pages | February - March 2018

where I literally could choose anything on offer, however, when I saw lamb rib-eye, I was sold. And oh wow I was blown away! The meat was perfectly flavoured and cooked. It was melt in the mouth delicious and was served with a Chimichurri sauce on the side, which complemented the richness of the lamb perfectly. All the other mains were declared superb and we chose a selection of side dishes to share. Patina is a steak restaurant and uses only the best quality Chalmar beef. The selection of steaks is amazing but there are also plenty of delicious fish, chicken and veg options for non-meat eaters . I honestly had not had such a good meal out in a very long time and I could not wait to return to Patina to sample the rest of the menu. On my second visit, I was delighted to discover that the owners had opened a gorgeous cocktail lounge called Botany right next door to Patina . I was beside myself with excitement. Another wonderful little hidden gem in Newlands!

We decided to make an evening of it and started at Botany with a pre-dinner drink. The décor is stylish but with a relaxed and cozy ambience. There is both indoor and outdoor seating including an upstairs area which can be hired for private functions of 12 -15. The touches of greenery and lighting remind you that you are in the heart of Newlands and bear testament to the name, Botany. The incredible selection of gins, tonics, cocktails and bubblies made our choice difficult (this in addition to the beers, wines and spirits). Eventually we decided on a 6 Dogs Blue Gin with Fitch and Leeds Tonic (which turns purple when you add the tonic) and a Musgrave Pink Gin. The gins are served in beautiful crystal glasses and one feels thoroughly decadent sipping them and looking out at the Courtyard. Botany has live music on Fridays and there is a gorgeous fireplace which will be very enticing in winter. There is also a very delicious sounding Tapas menu. Think Zucchini fries with Lime aioli and Chilli salt, Deshelled Prawns with Champagne butter, Petit


foodlifestyle Espetadas and Mozarella and Chorizo Arancini. Hendrik, the very engaging and hands on COO of the group, told us that they will soon be planning gin and tapas pairings. I can’t wait…. Feeling hungry at this stage, we took our gins with us to our table next door. It was still relatively early but the restaurant was filling up. Always a good sign. Mandla was our very attentive and knowledgeable waiter. On both occasions at Patina I have been impressed by the excellent but unobtrusive service.

I could have spent ages perusing the beautifully presented wine list as there are lovely stories and images accompanying each varietal, but our glasses were empty! A red was tempting but I decided on the Springfield Life from Stone (one of my all time favourites). The wine was perfectly chilled, served in beautiful glassware and kept cold in a copper ice bucket. The touches of copper align with the group’s name “The Copper Collection”. Then it was time to decide on food. After too much indulging over the Festive season, we decided to skip starters despite being very tempted by the menu and what we saw being served on accompanying tables. Next time I think I will be torn between the calamari and the prawns or one of the incredible looking salads. The marrow bones also looked amazing! I came very close to ordering the lamb rib eye again but instead opted for the Fillet Champignon and my friend ordered the lamb loin chops. We were not disappointed. The fillet was perfectly cooked and the sauce was delicate, creamy and full of flavour. The lamb chops were pink, juicy and “pick up with your hands” delicious! Our sides of parmesan risotto and sweet potato fries were also served in copper dishes which help retain the heat. The risotto was rich and creamy and the fries were crisp outside but soft inside and beautifully flavoured. The restaurant was buzzing and you could see that everybody was thoroughly enjoying their meals. As I always say food connects people, and we got chatting to the folk at the table next to us. They too were blown away by their food. We could not resist the dessert menu after my friend’s comments and chose the Chocolate Fondant and Amarula Crème Brulee. The fondant oozed gooey chocolate just as it should, and was served with an incredible sour cherry ice cream which was the ideal complement to the rich chocolate. I’m very fussy when it comes to crème brulee …. The texture and the temperature and of course the brulee have to be just right and they were. It was not too sweet and the mini meringues and berry accompaniments were gorgeous. A word of warning, the portions are large…. And so you could easily share. The table next to us had the Baked Cheesecake and a Cheese platter which looked equally delectable. TOP THINGS TO DO IN MADEIRA Spend a day in Funchal Madeira’s capital is compact enough to see in a day and has amazing architecture, a colourful market in the old town where locals buy fresh fruit and fish, thrill-seeking activities such as the toboggan ride, and some great restaurants. A highlight is the interesting street art in Rua de Santa Maria. The doors along this street have been given to local artists to paint and some display sculputres too.

Look down from Cabo Girão Skywalk At 589 meters, the Cabo Girão Skywalk is the highest cliff skywalk in Europe and second highest in the world (after the Grand Canyon at 1,450 meters). Since the construction of the glass-floored platform in 2012, you can now step into the abyss, looking down at the sea. With 1,800 daily visitors, the Skywalk is one of Madeira’s top tourist attractions.

Levada Walks Levadas are irrigation channels typical to Madeira. They still bring water from the mountains, meandering through lush mountain vegetation. Ramblers can follow their curves for hours. The scenery is beautiful and Madeira’s Laurisilva forest – the world’s largest laurel forest, is a UNESCO World Natural Heritage site. Make your way to the mountain top for a wonderful eyeful of views of the coast.

Funchal Cable Car Following the route of an old steam railway line is a modern cable car system whisking you up from Almirante Reis to Funchal’s upper suburb of Monte. There’s usually a queue but it always moves quickly, and then you’ll have 15 minutes to soak up the views of the ocean and the terraced mountainsides clustered with white houses. There are plenty of reasons to make the trip, from the photo-friendly views to the Monte Palace Tropical Garden or the Church where Emperor Charles I is buried.

Monte Palace Tropical Garden The first thing you’ll see after emerging from the cable car terminal in Monte is the entrance to these exquisite gardens. They are laid out on the terraced slopes around the former Monte Palace Hotel, which was built in a Rhenish Revival style at the start of the 20th century. There are medical plants, herb beds, cacti, heather from Scotland, European azaleas, local laurel forest and cycads from South Africa. You can also pause by the Japanese garden, which has a pagoda and pond with koi carp. travel Monte Toboggan Run Above the city of Funchal is the Madeira Botanical Garden. When you’re done exploring these gardens, there is no need to walk back down on your own. Instead, you can experience the Monte Toboggan Run. This form of transportation was widely used by aristocrats since the middle of the 19th century. From the top, you’ll climb into a wicker basket with two seats, which glides down the mountain on wooden runners. Pushing and guiding the basket will be two men wearing the traditional all-white costume, straw hat and wearing rubber shoes that also serve as brakes!.

Porto Moniz Natural Pools At the northwestern tip of the island is Porto Moniz, a destination known for its tasty sugar cane and honey cake. Beyond just the bakeries, you’ll want to check out the natural pools in the area. These natural swimming pools were formed by the cooling of volcanic lava, and the water within them comes from sea. The salt water flows in and out of the pool, which means you’re always swimming in fresh liquid. Although the pools are natural, there are amenities like lockers and showers that you can use when you visit.

Listen to Fado Fado is a style of melancholic music which has its roots in 19th Century Portugal. The singer is accompanied by a couple of guitarists. Head over to family owned Sabor a Fado

in Funchal, a small restaurant with just six tables. They serve typically Madeiran cuisine but the joy of this place is that the whole family will take turns in singing fado for the diners. There is a similar experience at Snack Bar Vila in Calheta.

Zona Velha (Old Town) As the name indicates, Funchal’s “Old Town” is the city’s oldest neighborhood and is where some of the earliest streets and buildings are located. An imaginative urban regeneration initiative has seen the doors in Rua Santa Marta and other nearby roads painted by Portuguese and international artists as part of the Arte Portas Abertas (Art Open Doors) project. The many different and striking designs have effectively created an open-air gallery, where tourists can wander the area at leisure and admire this extraordinary urban canvas.

Pico do Arieiro Cabo Girao may be a spectacular viewpoint, but it is far from the only one in Madeira. Miradouro is the Portuguese word for viewpoint, and that is exactly what you’ll find at Pico do Arieiro. The mountain is the third-highest in Madeira, and it can easily be reached by car or along a hiking path that takes about two or three hours to complete. During the winter, Pico do Arieiro is one of the few places where you can find snowfall on the island. Best of all, the summit provides truly breathtaking views over the Curral das Freiras and the valley floor below.

The Madeira’s traditional religious festivals, (arraiais), are celebrated all year round and all over the Island. At these festivals you can meet the locals and Madeira’s wonderful gastronomy, specifically the famous beef on a skewer made of a laurel stick, which gives it a unique flavour, bolo do caco, which is not a cake but a delicious type of bread, and the tasty poncha, which is a traditional alcoholic drink made with aguardente de cana (distilled alcohol made from sugar cane juice), honey, sugar, lemon rind and with different fruit juices according to the version of poncha, but traditionally lemon juice is used. These celebrations are very popular and genuine because the churches themselves maintain the traditions of the various countryside villages: processions, carpets of flowers, illuminations and decorations of the streets and churches, lots of music and folklore.The most attractive ones are the Our Lady of Monte (Monte) and The Lord of Bom Jesus (Ponta Delgada).

Our biggest focus as a province now is conserving water, however, we still need to grow our food and if there’s one thing any edible landscaper knows is that a drought gravely affects your produce, as the quality and quantity of your produce does rely on how much you water your plants. Sooooo the question is how do we find a middle ground. And the answer is as simple as finding the most water conscious way of watering. So here at Village gardens we have broken down a couple of edible landscape watering systems to help you find your perfect fit for your garden.

Hand watering:

• Direct watering (watering can): although you can be precise and go directly to where you want to water your plant with this system, it however is not the most effective when you don’t have time, and as humans we often get lazy and either end up wasting water or not watering the plants thoroughly. This option is more so for individuals with a smaller garden that can focus on each individual plant or for someone whom has edible plants grown in a container or planter.

• Furrows: This option is the ultimate water saving option as this is a watering system that is directed at plants roots, ensuring your vegetables and herbs are receiving water where it is needed the most. This is accomplished by simply incorporating trenches in between your mounds of planting, it’s not actually complicated science it’s just thinking out of the box. Also it maximizes your water saving capabilities. Plant your plants closer together to reduce surface area. Do keep in mind not to cluster your edibles. Another neat trick would be to plant your more water needy plants in front and the not so needy at the back, this is simply because the plants at the beginning of watering furrows, receive the most water. • Watering basins: Although this is a trick mostly used for your larger plants, such as trees, it definitely works for your edible garden too. Very similar to furrows, basins are depressions we create around individual plants to maximize their chances of receiving adequate amounts of water. This technique also implements watering your plants directly at their roots.

At this stage of our drought condition, this watering system is almost essential. Not only do you get direct focus on root watering with this system but you also get precision in terms of each individual plant getting watered and no wastage being done. With this system, one also has the option of timers to decide when to water, and this gives the owner a break from remembering to water their garden, not to mention taking advantage of the best times to water during the day. Soaker hoses:

I get asked a lot if you can water your edibles with gray water… in short yes, however make sure you do not get the water on any fruit. Washing machine water and dish washer water I would not recommend although can be used I would not trust it… unless you use ORGANIC powder then it’s good to go… yet another great thing one can do for the environment. especially in warmer parts of the country. Flea control requires controlling the life cycle of the flea. There are many new, highly effective topical or oral products available today and your veterinarian can recommend which is most appropriate for your dog and household. Environmental treatment can shorten the time for complete flea control. Frequent vacuuming removes flea eggs in rugs and carpeting (promptly dispose of the vacuum bag). Laundering your dog’s bedding is also advised. Premise sprays or foggers may also be recommended by your veterinarian. Preventative measures taken before you see fleas can save you and your dog a lot of discomfort.

Ticks Ticks spread diseases such as Lyme Disease, Rocky Mountain Spotted Fever, Ehrlichiosis, etc. People and pets can contract these diseases, so ticks are a serious concern. During tick season, check your dog daily for ticks. Prompt removal can help prevent the spread of tick-borne illness (wear gloves when removing ticks). Keep your dog from roaming through tall grasses and woods. Keep the grass around your home cut short, and spray the yard with pesticides for tick removal. If your veterinarian feels your dog is at risk, he or she can vaccinate against Lyme Disease and recommend effective tick control products.

The birth of Woodstock

The history of Woodstock began with the hamlet of Papendorp, a small cluster of thatched buildings, fishermen’s houses and farm cottages, which was situated about two kilometres east of Cape Town, on what became Albert Road. It derived its original name from a local property owner – Pieter van Papendorp, who settled in the area during the mideighteenth century. His house, La Belle Alliance, was situated close to Woodstock beach. Gradually other people and their families settled in the surrounding area and by the early 1800s, this collection of buildings had become known as Papendorp. With the increasing English influence after the British Occupation of the Cape, the name was changed to the more Anglicised New Brighton before finally becoming Woodstock.

Farms and estates

In the beginning of the nineteenth century, when land surveyor and architect Louis Michel Thibault (1750 – 1815) mapped all the properties along the Cape Town to Simon’s Town road (now Main Road), numerous farms and estates had sprung up. On the slopes of Devil’s Peak, overlooking Table Bay, was Zonnebloem (now Zonnebloem College); travelling further into Woodstock, also on the mountain slopes, was Leliebloem on the right (also known as Leliefontein – there was a mountain spring on the estate – hence the name meaning ‘Lily 90 | Property Pages | February - March 2018

fountain/spring’). Both Leliebloem and neighbouring Roodebloem were granted as freehold farms in 1692. The Roodebloem farmhouse later became home to the well-known Ruth Prowse School of Art (ruthprowse.co.za) in 1970, named after the famous artist (1883 – 1967) who lived there in an outbuilding called The Retreat, which she bequeathed as an art centre.

The Treaty Tree

On the sea side of Albert road was Pieter van Papendorp’s homestead, later becoming known as the Treaty House, as the capitulation of the Dutch was signed there under an old milkwood tree on the property. This gnarled tree survives to this day, almost forgotten in a small park on the corner of Spring and Treaty Roads, two small side streets off Albert road. In 1806, when the English sent a fleet of ships to occupy the Cape, after handing it back to the Netherlands in 1803, they reclaimed possession of the province after the Battle of Blaauwberg, where

they defeated the Governor, General Janssens. The capitulation of the Dutch was reputedly signed under the Treaty Tree, which was declared a National Monument in 1966. During the dark days of slavery (1658 – 1834), slaves were sold under the tree, while both convicts and slaves were occasionally hanged here too. The historic Treaty House was demolished in the early 20th century to make way for a factory. Near the Treaty House was another cluster of buildings, part of the farm Altona. The main farmhouse was an attractive gabled homestead that faced the sea. Today, the Altona Hotel, recently converted into a furniture shop, serves as the only reminder of the farm. Moving closer to the Salt River estuary (also reclaimed in the 1950s), the traveller would have encountered the Eberstedt and Haas-en-Koester farms, which became well-known landmarks because of their windmills, both of which have since been demolished.

Woodstock beach

Woodstock beach once stretched along the front part of Woodstock, to the north of the Castle of Good Hope. It was the scene of many shipwrecks during the sailing era, when ships would be blown onto the sand by Cape Town’s notorious gales. One such gale in 1822, called the Great Storm, was commemorated in a detailed (uncredited) watercolour. The scene of devastation on Woodstock beach is impressive, showing numerous wrecked ships and debris scattered all along the beach.

from Cape Town extended there in 1862. The old farms were rapidly subdivided for low-cost housing and the Woodstock suburb began to grow rapidly. During the 1870s its beach front was a favourite bathing spot for Cape Town residents. In 1881, Woodstock, together with the neighbouring village of Salt River became a separate municipality that by 1884 was the third largest ‘town’ in the colony and was completely selfsupporting. In 1904 Woodstock was home to almost 30 000 residents, there was also an increase in industrial activity in the area, permanently changing the character of the suburb. During the apartheid era Woodstock managed to stay integrated, with a mix of classes and races living in the same suburb – though neighbouring District Six was demolished and the residents forcibly relocated.

Woodstock and the Springbok

Few people know that German-born artist and lithographer Heinrich Egersdarfer lived for many years in Woodstock, and it was here in the early part of the twentieth century that he designed what was to become the iconic Springbok emblem.

Urban renewal

A familiar landmark on Woodstock beach was Fort Knokke, part of a line of defence erected to defend the Cape from attack. A later landmark was the Castle Brewery and the Woodstock pavilion, built for bathers when Woodstock became a popular seaside village in the late nineteenth century. During the massive land reclamation of part of Table Bay to create the Cape Town foreshore in the early 1950s, Woodstock beach was unfortunately destroyed, one of Cape Town’s saddest losses. Beach Road, just in front of the Castle Brewery, and on either side of Lower Church Street, survives as a reminder of where the shoreline was once situated.

By the middle of the nineteenth century, the growing suburb of Woodstock had its own Anglican church and a school, and by the 1860s it was known as a fashionable seaside suburb, especially after the new railway line (the first in South Africa)

Woodstock Beach 1940’s

With the loss of Woodstock beach and the increasingly industrial nature of the suburb, Woodstock lost much of its status and by the late 20th century, many of its lower parts had become run down, with crime and drugs becoming an increasingly serious issue. Slowly though, various media businesses moved into the outskirts of Woodstock, on the Cape Town side. Sir Lowry Road, particularly, was the scene of a lot of urban renewal and clever revamping of old buildings, like the old Castle Brewery for example, to house new offices, shops and furniture showrooms. The redevelopment of the Old Biscuit Mill (the site of one of the old nineteenth century windmills) for the Neighbourgoods Market recently brought more shops and businesses to the Salt River side of Woodstock, and the revitalisation of Roodebloem Road has led to it becoming a small restaurant area, so, certain pockets of the suburb had become fashionable again. Today, Woodstock’s urban renewal continues, with a variety of new developments taking place and an increase in trendy restaurants and shops moving into the area. Property prices have increased and apartment blocks are springing up. Woodstock, it seems, is back on the map.
