OUTLOOK FLAT, BUT A GREAT TIME TO BUY Like everyone else, we had hoped that the technical recession would be staved off so that we can get to the next growth phase, but these along with the many factors which influence the economy, are beyond our control, says Samuel Seeff, chairman of the Seeff Property Group. The challenges are deeper than anticipated on top of recent global and emerging market pressures. The lingering issue of property expropriation remains a challenge, and in this regard welcome the clarity provided by President Ramaphosa in parliament and in meetings with the UK Prime Minister and Chinese President along with high level meetings with agricultural bodies and stakeholders. It is important to filter out the noise and misinformation and focus on facts including that nobody is coming to take your house and it is still safe to invest in property. The president has been clear that there will be no wide-scale expropriation or nationalisation, property rights will be protected, and illegal land grabs will not be tolerated. While the property market is in a downward trend, it is by no means the worst market that we have seen over the past 30plus years, and is nowhere near the lows of the 2008 Global Financial Crisis. What we are seeing, is all still part of the fall-out of the Zuma-administration and poor economic and political decisions. SA, the economy and property market have always had to deal with challenges, from the political instability of the 1980s to early 1990s, high inflation and interest rates of up to 16%-25% at times. The two main factors which drive the market, is sentiment and the interest rate, which, at 10% is still at some of the best levels in three decades. The banks are also still lending and home loans granted is up year-onyear. It is important that we adjust to the new market realities. There is no doubt that the buyers’ market is here to stay for the rest of this year and perhaps well into next year, but that by no means signals that there are no opportunities for sellers, far from it. Sellers should guard against holding out for unrealistic prices, because it will take time for the market to take an upturn.

History has shown that SA property prices have generally tended to outperform economic growth, and there many stories of buyers who will tell you, if only they had bought during a particular time. It is always by looking back that you realise you should have bought, or you should have sold. It is still safe to invest in bricks and mortar and with such a beautiful country, a lifestyle without compare and still very affordable living by international standards, there is no reason to wait, it is time to buy and invest in SA property.

The 4th annual Seeff Andy Todd Memorial Golf Day at Royal Cape on 7 September 2018 was a great success. A field of 67 players enjoyed a course in top condition with a spot of rain. A betterball stableford format with Andy inspired mulligans helped us raise R8 000 for Back to Africa. Rob Berry and Pete Misplon, won the day on 46 points. Bruce Howard and Len Worthington-Smith placed second with 45 points and third place was Roy Evans and Simon Williams with 44 points. The players enjoyed delicious snacks after their round followed by a property update from James Lewis and the prize giving with Ashley Larter and Debbie Bonney handing out the prizes. Seeff would like to sincerely thank STBB, Miltons Matsemela and Sir Juice for their generous contribution and for keeping the players hydrated and nourished out on the course. Thank you (Royal Cape) for all your assistance in making the day a success and also to the numerous Seeff staff for their help. Ross Levin, Seeff Atlantic Seaboard and City Bowl developments director, says that Seeff ​has enjoyed the opportunity to work closely with the Kerzner family again. Given that this is the Kerzner’s home here in South Africa, this is a project close to their hearts, so much so that this is the first development ever to carry the Kerzner family name. Kerzner needs no introduction and is a hotelier of world standing who has brought enormous prestige to South Africa. He bought the original property in 1983 and it has served as his Cape Town home since and is famed for hosting visiting celebrities and delegates and for his New Year’s Eve parties. Developed as an eco-estate, each plot is around 1500sqm. Each home is designed in a manner that it cannot be picked up and placed on any other plot, because the architecture of each home is tailored to the site like a great suit. This means that every home maximises on the unique features that the particular site has to offer. All houses enjoy air conditioning, fireplaces in the living areas, en-suite bathrooms to every bedroom, provision for grey and rain water harvesting and top of the line finishes. House sizes range from 374sqm-738sqm, but there is no onesize-fits-all here and each house will be unique, designed by a different architect to fit the plot perfectly and bring out the best views/features possible. Aside from the top class architectural designs by some of South Africa’s top architects, the finishes will be of superior quality. This will include EuroCasa Kitchens and Miele appliances, aspects such as stone and wooden flooring, top quality bathrooms, double glazing, air-conditioning in bedrooms, fireplaces in the living areas, a swimming pool, an allocation for rain water and greywater harvesting and landscaping allowances. One of the core principles that Mr Kerzner built his hospitality success on is to ‘blow the customer away’ and Levin says that the same attention to detail and the highest standards applies to this estate.

The indigenous vegetation of the estate will be restored with fynbos replacing all alien pine trees. The estate is just a 15-minute drive from the Atlantic Seaboard attractions and Blue Flag beaches and also from the top private schools here and in the Southern Suburbs. Levin says that he expects significant interest in the development to come from buyers within the Cape looking for a luxury security estate home as well as from upcountry areas such as Johannesburg and Pretoria. PERNICIOUS PRODUCE…MAYBE OR NOT

In French a tomato was often referred to as pomme d’amour, or love apple. This accolade was bestowed upon it due to its heart shape, and the fact that it was believed to be an aphrodisiac! But this love-struck fruit did not always conjure up feelings of passion - tomatoes were once considered poisonous and it is not until the 16th century that the popularity of tomatoes began to rise in Europe. However, the news seemed to traverse the Atlantic at a sluggish pace as centuries later, in 1820, the state of New York in the United States banned all consumption of this delectable fruit, still under the impression that eating one would be fatal. For ten years Americans lived under this false impression until an adventurous colonel in the US Army sat himself down on the steps to the courthouse in Salem, New York, and before a stunned crowd (I can just hear the gasps) consumed an entire bag of tomatoes…and lived to tell the tale. We salute you, Colonel, because what would the world be without a tomato?

MEDITERRANEAN TOMATO BUNNY CIAO SERVES: 6 DIFFICULTY: quick and easy PREPARATION TIME: 45 minutes

INGREDIENTS 250 g vine tomatoes olive oil for roasting Maldon salt 1 boule 80 g basil pesto 1 ball buffalo mozzarella black pepper, freshly milled fresh basil to serve

METHOD Preheat the oven to 180° C. Place the vine tomatoes in a roasting pan and drizzle with olive oil. Sprinkle with Maldon salt and roast for about 30 minutes. Set aside to cool slightly. Cut the top off the boule and hollow out. Spread the pesto on the bottom of the hollowed-out boule. Fill with the roasted vine tomatoes. Tear the buffalo mozzarella into smaller pieces and add to the tomatoes in the boule. Sprinkle with freshly milled black pepper. Add a couple of fresh basil leaves. Drizzle with olive oil and serve. CHEF’S NOTE: A boule, from the French for a ball, is a rustic French loaf, round in shape. It is because of this specific loaf that a bread baker in France is called a boulanger and the place where you buy bread, the boulangerie. This is a great accompaniment to a braai. It can also be served with a slow-roasted leg of lamb or roast chicken 76 | Seeff Property Pages | October - January 2019

TOMATO TART SERVES: 10 to 12 as a light meal or starter DIFFICULTY: a little complex PREPARATION TIME: about 1½ hours (plus 2 hours for the pastry to rest)

INGREDIENTS Pastry 125 g unsalted butter 250 g all-purpose flour 1½ tsp salt 3 tbsp cold water 1 medium egg yolk Filling 6 to 8 medium ripe tomatoes salt and pepper to taste 3 tbsp olive oil 500 g onions, finely chopped 250 g smoked bacon, diced 1 tsp caster sugar 3 cloves garlic, peeled and crushed 2 x 400 g canned peeled tomatoes, drained 3 tsp tomato paste 2 medium eggs 2 tsp fresh oregano, roughly chopped 60 g mature Gruyère, grated

METHOD To make the pastry, place the butter in a small bowl and beat well with a spatula until very soft and creamy. Sift the flour onto a work surface and make a well. Add the salt and water to the well and mix it into the flour using your fingertips. Add the egg yolk and softened butter and work the ingredients together with your fingertips to form a soft dough. Knead very lightly before forming a ball. Line a clean dishcloth with flour and wrap the pastry in the cloth before leaving to rest in a cool place for at least 2 hours or overnight. Preheat the oven to 180° C. Roll out the pastry on a lightly floured surface and lift onto a 30-cm loose-bottomed tart tin. Press the pastry down without stretching it too much. Prick the bottom with a fork and bake blind for 15 minutes. Then remove from the oven and allow to cool. Turn the oven temperature up to 200° C. To make the filling, cut a cross in the bottom of the tomatoes using a small, sharp knife. Cover them with boiling water and leave for about 10 to 15 minutes. The skin should now slide off easily. Discard the skin and cut the tomatoes into slices. Sprinkle them with salt and allow them to drain in a colander. In a saucepan, heat the olive oil and then add the onions and bacon. Cook over a moderate heat for about 15 minutes, stirring frequently, until the onions are soft and golden. Add the sugar, garlic, canned tomatoes and tomato paste, and simmer for 10 minutes until slightly reduced. Stir occasionally. Remove the saucepan from the heat and allow to cool a little. Whisk the eggs lightly in a bowl, season with salt and pepper and add the oregano. Stir this into the tomato mixture in the saucepan.

Spread the filling in the pastry case. Arrange the drained tomato slices neatly on top and sprinkle with the grated Gruyère. Bake for 30 minutes. Remove from the oven and allow to cool for a few minutes before serving. Serve with a garden salad as a light meal, or on its own as a starter CHEF’S NOTE: The pastry can be kept 2 to 3 days in the refrigerator, or for up to a month in the freezer. Allow plenty of time for the dough to return to the temperature of a ‘cool place’ before using.

a taste of Lebanese cooking

One of my favourite things to do is spend time cooking and learning new recipes. I just love Middle Eastern food so when I saw that Sophia Lindop was running a Lebanese cooking course I couldn’t book fast enough. Sophia Lindop is a well known chef, foodie and author of a number of fabulous cookbooks. She has also contributed to this magazine, so you may know some of her recipes.

T

he course is run on a Saturday morning … and so we all gathered bright and early at Sophia’s gorgeous home. After the introductions we donned aprons and a much needed pot of coffee was poured, as Sophia explained to us how she had come to do this. She is of Lebanese descent but grew up in Northern Cape Town where she always felt a little different. As a child she used to sit with her grandfather in his study and he would say to her “go and get some halva from the kitchen” and then he would tell her stories of Lebanon. Sophia always wanted to visit the place of her heritage and planned to travel to Lebabon with her father but sadly he passed away. She made the trip this year and fell in love with Lebanon. She is now running regular Saturday morning groups to share her passion and to give others a taste of Lebanon. Our first taste for the day was Man’oushe which is a Lebanese flatbread. It is baked in the pizza oven and is topped with Za’atar oil. To accompany it was Hummus and Moutabal (also known as Baba ghanouj.) The hummus was made with roasted carrots which added another dimension to it and the Baba ghanouj was creamy and smoky. It was a little unusual to be eating this kind of food at nine

thirty in the morning but Sophia explained that a Lebanese breakfast typically comprises bread and dips along with tomatoes and other savouries. It was totally delicious and I must say I think I could get used to that kind of breakfast. With caffeine and a little sustenance in our veins, we headed to Sophia’s beautiful and very well equipped kitchen. We were divided into groups and allocated our respective recipes. Soon there was the sound of chopping and the buzzing of food processors amidst the chatter of happy wanna-be chefs. Nicci and I were responsible for the Kibbeh nayyeh. At the start of the morning Sophia had ‘warned’ us that we would be making a raw lamb dish but that we shouldn’t pre-judge as it was totally delicious. I have to say I was a little wary – I love lamb but like it cooked medium! We started with a beautiful piece of lamb which we chopped up into large chunks, along with some chopped onion. We had to soak the bulghar wheat for 30 minutes and then make sure we got all the water out. Then we were ready to put the lamb, onion, bulghar wheat, spices and mint through the mincer. Mincing is quite a therapeutic process and as you want a very fine mince for the Kibbeh we had to put the mix through the mincer four times. The


foodlifestyle next step was to put the Kibbeh onto a serving platter. There is an art to serving and we watched Sophia mould the Kibbeh on a serving platter and then decorate it using a fork. The final touch was to add some mint and chopped spring onion for serving. It’s really important to keep the lamb chilled until just before you start mincing and then to chill it again before serving. Alongside, another two of the group were making Tabbouleh and another pair were making the pastry and date filling for the dessert. Another group were preparing probably the most complicated dish, a beautiful marinated fish dish, Samak bi Tahini. The fish was marinated in lemon and herbs and then baked in the pizza oven and served with a delicious tahini sauce. I had organized a group of seven friends to join the class and there were four others who made up the group on the day. It always amazes me how food and cooking brings people together as in no time at all everybody was chatting as though we had all known each other for ages. Sophia had a big jug of Rose Water to keep us hydrated as we cooked. I bought some of the rose water and the syrup as it made the most delicious and refreshing drink which I can’t wait to serve at my next lunch or dinner party! With all the main courses prepared we were ready to make dessert which was a traditional Lebanese cookie called Ma’moul which is always served at Easter. The dough and the date mixture had already been made, so we then got to do the fun part. We had to roll perfectly sized balls of dough and date mixture… any that were too big or too small or not smooth enough and did not meet quality standards had to be re-rolled! Then using very special wooden moulds we flattened and shaped them into cookies ready for baking.

With all the work done, it was time to enjoy the fruits of our labour. We sat down to a beautifully laid table now groaning under the weight of beautiful platters of food and all that was left to do was to serve and tuck in. This is why I love Middle Eastern food so much. Not only is it totally delicious and a feast for the eye, but it can be largely prepared ahead which leaves the chef not needing to fuss and it’s all about sharing. So you get to enjoy a whole range of dishes and flavours in one meal. And our meal was spectacular. The food looked beautiful and tasted delicious. Plump black olives, stuffed eggplant, more bread and dips and the Kibbeh was a wonderful surprise. It did not taste raw and the combination of flavours makes it an amazing dish. The fish was declared another winner and we decided that whilst cooking it in the pizza oven made it very special, it could be cooked in an ordinary oven and for non-fish eaters this recipe could work well with chicken. We were all extremely full so the Ma’moul was a perfect end to the meal. The cookies were light and not too sweet and Sophia served them with tiny cups of thick strong coffee. Yum! Practicalities for The Algarve The Algarve is served by Faro airport, and this airport is conveniently positioned in the middle of the Algarve. The majority of tourists who visit the Algarve will be based in the section of coastline that extends from the Praia da Rocha to Vilamoura, all of which are located to the west of Faro airport. Outside of this area more traditional and quieter Portuguese towns can be found.

Summary of the Finest and most Popular Towns in the Algarve TAVIRA The Algarve’s Hidden gem Tavira is a delightful town that is situated on the banks of the slow flowing Gilão River. The town of Tavira has reminded unchanged despite the advent of mass tourism, and provides the visitors with a charming town centre of cobbled streets, lined with traditional houses, which lead all the way up to the ancient castle. The glorious beaches on the Ilha de Tavira are reached by ferry and the route passes through the protected series of mudflats and salt water lagoons of the Ria Formosa Natural Park. Tavira is laid-back, traditional and our personal favourite town in the Algarve.

ALBUFEIRA The Algarve’s Most popular resort Albufeira is the most popular resort town of the Algarve, and this is because it excels at everything wanted for a holiday destination. The beach is massive, there are great holiday activities and the pretty old town is crammed full of restaurants, shops and bars. For groups and party goers there is “the Strip”, a road full of themed bars and outrageous clubs, which is just far enough (2km away) from the Old Town not to annoy other tourists. As Albufeira is the largest resort, the summer season is much longer, and there are still things going on during the low or off season. There are many enjoyable day trips from Albufeira for those visitors who wish more than just a beach, while the massive all-inclusive hotels are great for tourists who simply wish to relax.

LAGOS History and Stunning Scenery Lagos is on the very western edge of the Algarve and is one of the region’s most fascinating and interesting towns. Lagos is the Dona Ana beach, which is considered to be the finest in the Algarve, while further along the coast are the stunning cliff formations of the Ponta da Piedade. travel - the algarve VILAMOURA The Algarve’s Exclusive Town Vilamoura is the super-rich’s playground in the Algarve. The whole town was purpose-built as an exclusive destination that is focused around the larger marina and is filled with million dollar yachts. The town boasts six championshipgrade golf courses and is the location to be based for a golfing holiday, just expect expensive green fees. Vilamoura is smart, stylish and trendy, and completely without the signs of neglect found on the edges of many other Portuguese towns.

FARO Faro is often over looked as a tourist destination, being primary used as a transport hub for the airport, train or bus services, but this beautiful city has a lot to offer. Faro boasts a charming historic centre, which is circled by ancient Moorish walls, and a pleasant pedestrianised shopping zone. Departing from the marina there are boat tours which explore the Ria Formosa National Park and visit some of the quietest beach in the Algarve. Faro’s main beach, the Praia de Faro, is surprisingly low-key considering it is just a 5 minute bus journey from the airport.

PRAIA DA ROCHA Good alternative to Albufeira Praia da Rocha is a large and hectic summer resort, that crams in visitors during the summer season. There is a massive beach (larger than Albufeira’s beach), which on following the coastline changes into little coves hidden behind giant sandstone cliffs. The resort has countless bars, restaurants and shops but has a much more modern appearance than Albufeira. 2km north of Praia da Rocha is the large but sleepy town of Portimão; for beaches and nightlife it’s better to be based in Praia da Rocha, and not Portimão. Praia da Rocha is suitable for families as well.

QUARTEIRA Budget Vilamoura Quarteira is where the non-millionaires of Vilamoura live and work, but it is just a 10-minute walk from Quarteira along the coast to it’s exclusive neighbour Vilamoura. Quarteira has a much better beach than Vilamoura and a pleasant promenade extends for the length of the beach. Quarteira offers great value accommodation, food and drink but the town has very bland appearance with large apartments, hotels and none of the Portuguese charm found in other locations. Check out our top 10 tips to help you beat fatigue and ensure you get the most out of yourself and your day. We’ve all been there: those days when you wake up shattered, can barely drag yourself into work, and then struggle to keep your head off the desk. More often than not this is because you had a particularly late night which has left your body crying out for more sleep. Get enough sleep

It may be stating the obvious, but to avoid tiredness you should ensure you get enough sleep! The recommended daily amount is around two litres per day, but this depends on other factors such as your work environment or how much physical activity you get through in a day. Water is thought to make up around 80 per cent of the brain — and so poor hydration can adversely affect your mental as well as your physical performance. In fact, such is the link between water and performance, it is not uncommon for schools to allow children to have water to drink throughout the day in the classroom — and the same idea should certainly be applied in your own workplace. The best way to stay well hydrated throughout each day is to have a water bottle within arm’s reach at all times.

Being outside can be a great revitaliser. Even just 10 minutes outside during your lunch break breathing in some fresh air can put the spring back in your step. The body thrives on getting sunlight — so being stuck in an office or factory space is only going to bring on feelings of tiredness. Get out there and make the most of the daylight hours when you can — and if you can combine this with some physical activity, then all the better. Also, when you’re outside, remember to breathe properly! Apparently most of us don’t breathe properly and are chest breathers rather than taking it right down to the abdomen. So, take a little time each day to focus on your breathing to help you reenergise.

Different soil types, AND PLANTS THAT GROW WELL IN CERTAIN SOILS.

Soil is a pretty boring subject, but has great relevance as far as your plants are concerned!

A mulch around your plants with leaves, wood chips, hay or straw. Mulching retains moisture and cools the soil.

Generally speaking, soil falls into two main types - Sandy soil or Clay soil, and this dictates the type of plant that will thrive in these soils.

Add at least 2” organic matter each year and grow green manure to dig in.

Sandy soil has its advantages. It drains well, is easy to dig in and warms up faster in spring than clay soil, meaning that plants start growing earlier. However, there are fewer species adapted to it compared to clay soil and it doesn’t hold on to either water or nutrients for long. You can improve sandy soil by working in 3” to 4” of organic matter, such as well-rotted manure or compost. 88 | Seeff Property Pages | October - January 2019

Any tap-rooted vegetables do well in sandy soil, for example carrots, beets and radishes. Some fruit trees such as Apricot, Peach and Sweet Cherry also cope well with this soil. Herbs, which need good drainage, thrive in a sandy soil. Lavender is extremely tolerant and only needs watering to get it established.


gardeningtips Artimesa, Rosemary, Salvia, Sweet Alyssum (loved by butterflies, smells like honey!), Buddlia (butterfly bush), Siberian Pea shrub, Mimosa, Eucalyptus, Helichrysum (everlasting silver bush), Dianthus, Perlagoniums, Dune Daisy, Silver Aretotis, Yellow Mallow, Rose of Sharon, and Black Locust will thrive in sandy soil, also any succulents do well. Clay soil can be very challenging! It is very moisture retentive, therefore heavy and prone to water-logging. When wet it sticks together so strongly that trying to dig it is backbreaking, and when dry it bakes so solid it’s like concrete! However, on the plus side, clay soil retains important plant nutrients so it tends to be very fertile. Mixing in large amounts of organic matter, in the form of leaves, hay, bark mulch, peat moss and untreated grass clippings will all help to make clay soil more workable. Roses love a clay soil, also Miscanthus as ornamental grasses do very well in clay. Heuchera, Hosta, Aster, Rudbeckia, Plumbago, Carissa Macrocarpa, Aloe, Buddlia, Salvia, and Gazanias all tolerate clay soil. If you want to grow vegetables then raised beds are definitely the easiest and best option. Apple and Pear trees grow happily in the heavy clay soil, so remember, whatever your soil type, there’s a plant out there that will love it!

DO YOU WANT A DOG FRIENDLY GARDEN?

Avoid these 9 common dangers

ardens are the perfect place for dogs to exercise and have fun but even those that are fenced in can be potentially dangerous if common sense isn’t applied. There are several popular garden plants and substances you should always protect your pet from. If you suspect your dog has eaten any of these, contact your vet or, out of hours, your nearest Vets Now pet emergency clinic or 24/7 hospital straight away. And remember, always try to take a sample of the dangerous item or substance, or a label containing its ingredients, to the vet. These are some of the most common garden hazards for dogs. If you’re intent on creating a dog friendly garden, keep these well away.

1. Compost Compost is usually full of mouldy food and garden waste. Some of this can produce dangerous mycotoxins which are highly dangerous to dogs. Mycotoxicosis, which is poisoning by products contaminated by fungi, can be fatal. Dog owners should always keep compost out of reach and seek urgent veterinary advice if they suspect their dog has raided the compost bin.

2. Fertilisers Fertilisers come in granular, solid and liquid form. While most aren’t hazardous, some can cause sickness and diarrhoea if swallowed or irritate your dog’s skin if brushed against. Products with additives such as insecticides are often the most dangerous.

Many weed killers contain glyphosate which can be dangerous if swallowed, licked or brushed against. Dogs who consume a significant enough amount may suffer breathing problems, heart rate issues and convulsions. If you plan to use weed killer, make sure your dog is safe inside to avoid any problems.

4. Insecticides and pesticides Insecticides and pesticides are typically used to get rid of ants, slugs, snails and other so-called garden pests. But many contain dangerous chemicals such as metaldehyde or disulfoton, which are both very toxic to dogs. Read the instructions carefully and don’t use if there’s a potential risk.

5. Lawn feed and moss killer These products usually include fertilisers, weed killer or ferrous sulphate (iron) which kills moss. 6. Plants and bulbs Several popular garden plants are poisonous to dogs but, often, it’s the bulbs that pose the biggest risk. For example, daffodil, lily and spring crocus bulbs are all highly toxic. Symptoms of plant or bulb poisoning can include vomiting, upset stomach and heart and kidney problems.

7. Fungi While some mushrooms are edible, others are highly toxic, and it’s often difficult to tell which is which. Symptoms of eating poisonous fungi can vary dramatically but may include sickness, hallucinations and even kidney or liver failure.

8. Cocoa mulch This contains theobromine — the same poisonous ingredient that’s in chocolate. It has similar properties to caffeine and can cause vomiting or diarrhoea and possibly muscle tremors, seizures and elevated heart rate. There have been several cases of dogs falling ill after eating cocoa mulch.

9. Stones from plums, cherries and other Prunus species Believe it or not, the stones and pits of plums, cherries, apricots, and peaches contain cyanide. As a result, these are dangerous if crushed or broken before being eaten. The stems and leaves can also be toxic. It’s worth bearing mind larger stones can cause obstructions if swallowed whole.

DOG-PROOFING YOUR GARDEN Raised beds and clearly designed pathways help to keep dogs out of flower beds and protect more delicate plants. For areas where dogs will be letting off steam choose hardy plants or shrubs that can withstand a bit of battering. Ensure fencing is secure with no gaps or holes to prevent dogs escaping. Look at your pet’s habits too — is he a digger? If so, give him an area where it’s ok to dig and encourage him to use it by hiding toys or treats in it, rather than the lawn.

History of

THE COMRADES MARATHON

BEGINNINGS

The Comrades Marathon owes its beginnings to the vision of one man, World War I veteran Vic Clapham. After the outbreak of the Great War 1914-1918, Clapham signed up with the 8th South African Infantry which marched 1700 miles through East Africa. After witnessing the hardship, and death of his comrades which he wanted to create a memorial to the suffering they had gone through and the lives lost. And more importantly to that which left a most last impression on him: the camaraderie that he experienced despite such deprivations. Clapham approached the League of Comrades of the Great War for support of his dream, to stage a race between the cities of Pietermaritzburg and Durban, a fitting setting for a memorial of physical and endurance and stamina. After his application was refused in 1919 and 1920, finally in 1921 the League relented and the Comrades Marathon was born on a loan of 1 pound for expenses that Mr Clapham had to repay.

The first Comrades Marathon took place on 24th May 1921, Empire Day, starting outside the City Hall in Pietermaritzburg with 34 runners. It has continued since then every year with the exception of the war years 1941-1945, with the direction alternating each year between Pietermaritzburg and Durban, the so called up & down runs. Today the race boasts a field capped at 18 000 runners. The race has gone through changes throughout the years; the cut off time changing from 12hrs to 11hrs and back again more recently. Women and non-white runners were first officially allowed to participate in 1975, and the race has become more inclusive every year. Runners completing 10 runs receive a Green Number, and keep their race numbers for perpetuity, the first to ever be awarded one, being Liege Boulle. The race abounds in tradition with Shosholoza and Max Trimborn’s recorded cock-crow being played at every race start. Over the years a number of runners have left their stamp on the race: 9 time winner Bruce Fordyce; 8 time winner Elena Nurgalieva; 5 time winners Arthur Newton, Hardy Ballington, Wally Hayward, and Jackie Mekler; 4 time winner and first

to break 5hrs 30 Alan Robb, and 3 time winner Frith Van Der Merwe who after over 20 years still holds the fastest ever time in the women’s race. With 88 years under its belt the Comrades Marathon is the oldest Ultra Marathon in the world, it remains one of the toughest road races on the planet and each year reminds us that through adversity there is hope. Year after year the goodness in humanity comes to the fore – making Comrades the Ultimate Human Race.

MEDAL HISTORY The Comrades Marathon medal has remained true in size and design since its inception in 1921. There are some that speak slightingly of its size and general appearance as being insignificant, but as Morris Alexander wrote in his book “The Comrades Marathon Story”: “No sports medals have ever been so dearly won and cherished as the Comrades Marathon medals. It was surely an original stroke of genius on the part of Comrades founder Vic Clapham to reward with these medals the efforts of all those who completed the course within the prescribed time” The medal is 29mm in diameter and depicts the words “COMRADES MARATHON” and “MARITZBURG - DURBAN” encircling a striding figure of Hermes with winged feet and helmet. It would seem that the figure of Hermes was chosen as the emblem of Comrades Marathon on the basis of his renown as the messenger of the gods according to Greek mythology. He was also the god of land travel and the patron of roads and his relevance to Comrades can perhaps be drawn from this connection. SILVER MEDAL - The first medal awarded in 1921 was a SILVER MEDAL which was awarded to all finishers of the event up until 1931. An exception to this rule was a special bronze medal awarded to LEW Pearson who completed the distance in a time of 12hrs 20min in 1921. GOLD MEDAL - 1931 saw the introduction of the GOLD MEDAL, awarded to the first 6 men. BRONZE MEDAL - 1972 saw the major change of ten Gold medals being awarded, Silver to those runners completing

In 1980, because of the cost of gold and silver, the quality of the medals was down graded. Gold medals became sterling silver medals plated with gold and Silver medals were to be silver plating over ‘high quality gilding metal’. PLATED MEDAL - 2000, the millennium year, saw the introduction a new medal, the BILL ROWAN for those achieving a time from 7hrs 30min to sub 9hrs 00min, a medal with a bronze centre circled by a silver ring and named after Bill Rowan the winner of the first Comrades in 1921. His winning time being 8hrs 59min, therefore anyone winning a Bill Rowan would have complete the event faster than the winner of the first race. A new copper medal, the fifth in the series, was added in 2003 with the introduction of the VIC CLAPHAM medal for those finishing from 11hrs 00min to sub 12hrs 00min. This coincides with the increase in the time allocation for completing the event from sub 11hrs to sub 12hrs. The Comrades Marathon Back-to-Back medal was introduced in 2005 and henceforth was awarded to novice runners who complete an ‘up or down run’ in succession. In terms of the implementation thereof, Back-to-Back medals were automatically awarded to 2005 Comrades Marathon finishers who had completed their first Comrades Marathon in 2004. As with any new innovation, the award was never intended to be retrospective, owing to administrative restrictions. However, in response to popular demand, the CMA have decided to make the Back-to-Back medal available for purchase to runners who have previously fulfilled the criteria of completing both an ‘up’ and a ‘down’ Comrades Marathon.

A new medal - the “Wally Hayward” - was introduced in 2007. The Comrades Marathon Association wanted to honour one of South Africa’s greatest athletes, and at the same time to recognise the outstanding performances of elite athletes who narrowly miss a gold medal. This new medal is awarded to those who do not finish in the top 10, yet complete the race within six hours. The late Wally Hayward was one of the greatest ever Comrades Marathon runners. His seven medals included five wins, three of them record breaking runs. He had a remarkable Comrades career spanning 60 years. Wally remains the oldest person ever to finish the race.

This medal bore a commemorative ‘50’. 1988 - A special medal was struck to celebrate the 150th Anniversary of the City of Pietermaritzburg.

PREVENTION IS BETTER THAN CURE: PART 2 As stated in the previous Edition, a “prevention is better than cure” approach towards selling or buying property is what I firmly advocate and which can only serve to enhance the experience of what is after all, a very big event in one’s life and surely, one of the biggest financial transactions most people will make? In what comprises Part 2 and a continuation of my article, I have put together a few guidelines for Purchasers of immovable property. The below tips stem from some of the problems I work with everyday and which situations I believe, and in a perfect world of course, could be avoided.

YOU AS THE PURCHASER 1. Voetstoots Are you aware that you are buying the property Voetstoots, “as is”, in the condition in which it stands as at the date of sale, no better and no worse? (“Warts and all!”). By signing on the dotted line as purchaser, you are accepting the patent (obvious and visible) defects and the latent (not obvious and often invisible or concealed) defects. You are taking them on, as your own, to deal with once you become the new owner. I have been told many times by purchasers who find defects in the property after occupation by them , that “Voetstoots is no longer applicable since the Consumer Protection Act came about” but unfortunately that is not correct. It remains law, is alive and well and crops up many a time in my working week. The position remains that with patent defects a purchaser stands no chance of forcing a seller to remedy that defect, the rationale and basis being that it was there all along , obvious and visible. However, when it comes to latent defects, the buyer has a chance to get some relief/redress by way of damages in the form of a reduction in the purchase price or the repair of the problem area at the seller’s cost. That said, the onus is on a purchaser to prove not only knowledge of the defect on the part of the seller but also, a deliberate fraud (concealment /cover up/ lie/ mistruth ) about the defect on the seller’s part. That is where purchasers come seriously unstuck in most cases. It is hard lines and invariably leaves a very sour taste on the part of the aggrieved purchaser who feels that the law is not on his side at all. Therefore and to assist purchasers, I must emphasize the following thorough approach to buying property: • Ask the agent whether the seller has completed a property condition report or

defects list. They are not compulsory nor do they form part of the Agreement of Sale document; however, agents are aware that it is best practice to get a seller to complete same and it is the recommendation of the Estate Agency Affairs Board to do so. If one was completed, make sure that you are satisfied with the information and input provided by the seller, especially given the state of the property as viewed by you. For instance, if the seller discloses that he has not experienced any damp or leaks but you can see evidence of thereof in terms of marks on the walls or, to the contrary, the walls are freshly painted and you are suspicious as to why, make further inquiries. If no such report is available, ask lots of questions about the property and preferably have the answers recorded in an email or other recordable form. Remember that the seller or agent is not required to point out each and every aspect of the property to you and it is up to you to be satisfied as to the condition of what you are buying. Move heavy furniture if you are concerned or doubtful about the input provided, open and close windows or shutters, cupboards (such as below sinks and basins) and never accept a locked door with no entry possible to that room. • If you are buying a property which has previously been rented out, “buyer beware”. Find out if the tenant has recently (6 months to a year) raised with the seller as the landlord or the managing agents any issues about its condition. It is even harder to prove a fraud on the part of a seller who has not resided there recently or at all. In conclusion on this point and generally speaking, I do not believe that sellers are out to trick buyers and in my view, most properties have their flaws, both patent and latent (consider your own for a minute!) Be aware of this and make it your business to find out what those defects are so that you know what you are buying in the end.

2. Costs • Have you budgeted for the costs of both transfer and bond, if applicable? There are essentially 2 types of attorney’s fees if you are registering a bond to finance the purchase. •

On the transfer costs, are you aware that the transfer duty is payable to SARS (care of the transferring attorney) at least 6 weeks prior to the transfer date? It cannot come out of the bond funds or the proceeds of your financially linked sale and simultaneous transfer, unless you bridge the transfer duty against that other transfer in advance, which can be done using a bridging finance company. It cannot come out of your own deposit either, even with a 100% bond in place. (Unless the seller agrees to that but drawing funds out of a deposit is in turn not good for a seller and to be avoided.) Be well aware that this is a cash flow issue and payment of the transfer duty will be demanded by the transferring attorney shortly after the sale is concluded.

3. Guarantees • Whether you have bought for 100% cash or partly cash (for instance also with a bond or subject to the sale of another property or subject to both), you will need to provide bank guarantees for the whole purchase price by an agreed date. For the cash component , bank guarantees are costly and so the next best option is to transfer the funds to the transferring attorney where the funds can be invested with interest to accrue to you prior to the transfer. A promise to pay on transfer or a letter of comfort from your banker is not acceptable unfortunately. Unlike a proper bank guarantee, it does not constitute a negotiable instrument and a guaranteed payment of funds, triggered by one thing: the registration of transfer (the passing of ownership). Letters of comfort or even bank statements reflecting the availability of the funds to you provide no real security to a seller in terms of a guarantee of payment of the purchase price since you as the purchaser would still retain full control over those funds and that is not acceptable nor faesible. • Furthermore, your funds may be offshore and /or in a fixed investment where they earn a better interest rate and where you would like them to remain until just before transfer. Perhaps the exchange rate is not in your favour to transfer the funds to South when the guarantees are due. That is too bad unfortunately and not the concern of the seller, to put it quite bluntly. • So too, when buying for cash, beware your reliance on funds being paid out in terms of an inheritance, a divorce settlement or the sale of a business /shares where that payment date is not fixed and is yet to happen at some point in the near future. Consider when you will receive

those funds with certainty in order to deliver on your obligation to provide acceptable financial guarantees per the Agreement of Sale. Do not set yourself up for a breach down the line due to being unable to deliver guarantees on time or at all. To conclude, be well advised of the importance of the standard guarantees clause in Agreements of Sale with the provision for delivery of proper bank guarantees or actual payment of the purchase price to the transferring attorney between approximately 14 to 30 days after the date of sale or fulfillment of the suspensive conditions, as the case may be. Ensuring the timeous delivery of financial guarantees in a sale of immovable property transaction remains one of the key roles of the transferring attorney in the transaction. Were the shoe on the other foot and you the seller, I believe that you too would want and need that piece of mind.

4. Occupation

You are due to move in to the property on a fixed calendar date per the Agreement of Sale but have you performed all your contractual obligations which include the provision of guarantees for the purchase price, signature of the transfer and bond documents, payment of the transfer and bond costs and payment of the occupational rental (monthly in advance)? A good Agreement of Sale will provide for occupation being conditional on you fulfilling all your contractual obligations first. This may well impact on your moving arrangements with a seller not allowing you occupation until you have done so. Therefore, having bought property, know your obligations that follow and make yourself readily available for signature of the legal documentation, usually within the next few weeks. Let the agent and attorney (for the transfer and if applicable, bond) know if you are going to be away after purchasing the property- especially if it is overseas and for any length of time.

5. Pet policy If you have bought in sectional title and you have a pet which you wish to take with you, be sure that you can do so and do not presume this to be the case simply because you have seen other such pets there. Usually the agent would know full well what the pet policy is but if not or in any doubt and it is a must for you, make it a condition of your purchase that you find this out within a short space of time post signature by both parties of the Agreement of Sale. The agent or attorney involved would be able to assist you with that clause.
