CONFIDENCE RISES, BUT MARKET STILL NEEDS TO CATCH UP by JAMES LEWIS My previous article reported that the 2018 forecast is looking positive … now two months later, and in part, this was correct as Seeff Southern Suburbs achieved a record month in March 2018 with over R150 million in concluded sales and rentals, and Seeff Hout Bay dominating sales in Hout Bay with an area market share for March of 25% and April 36% (Propstats). This is a remarkable achievement by Seeff Southern Suburbs and Hout Bay given that the hopeful South African (SA) 2018 economic turnaround year is yet to gain real momentum. Our respected Reserve Bank Governer, Lesetja Kganyago, call to Government to “resolve our Fiscal risk” was heard. Nhlanhla Nene is back in house as our Finance Minister, which saw an immediate strengthening of the rand, business confidence improve and the World Bank has adjusted its economic growth outlook for SA to 1.4% from an initial 1.1% at the start of the year. Our President’s 100 days in office has been well received with the appointment of a high profile team tasked with attracting R1.2 trillion ($100 billion) in new investment over the next five years to boost economic growth. Much needed for South Africa to return to annual GDP growth levels of 5%. The VAT increase will assist the Treasury in meeting our monetary debt terms. Fiscal consolidation and sorting out SOEs such as Eskom and SAA appear to be high on the President and Treasury’s agenda. Moodies who were lurking in the wings – the last rating agency to consider having our Rand denominated debt rating downgraded – have held their position. Day zero has been avoided for now and the recent good rains experienced to date of writing this article will hopefully make a move to alleviating the harsh water restrictive conditions we currently live under. Those sellers who have adopted water-wise operating systems have made their properties more attractive to potential buyers as the drought has impacted on buyer enthusiasm The water crisis continues to affect the local economy and we trust in the medium to long term it will be alleviated.

Foreign buying improves marginally One of the aspects which reflects confidence in the market is expat and foreign buying and investing. A recent First National Bank (FNB) Property Barometer notes that while the overall percentage of foreign buying is still below the highs of some years ago, it is improving. Bear in mind that when it comes to foreigners investing in the country, there are often factors in their own home countries and economies which might impact on the demand. FNB notes that foreign buying for the two quarters to end March 2018 amounted to 4.33% of total home buying and, while improving, it is still markedly down on the 5.72% high reached in the 3rd quarter of 2016. The Foreign Home Buying Confidence Index was at its strongest in the final quarter of 2014, but declined notably since 2015, largely in line with the deteriorating political and economic landscape. Interestingly, the barometer also shows a corresponding decline in foreign buying from the African Continent, dropping from a high of 31% of all foreign buying as at the 1st quarter of 2016 to 21.29% by the end of March this year. FNB attributes this to tougher African economic conditions compared to those in more developed nations. The third class of foreign buyers, being SA expats, showed a small improvement over the last few months, increasing to 1.51% in the 1st quarter of 2018 from a low of 1.21% by the 3rd quarter of 2017, but still well below the high of 2.65% in 2014.

Although some of this would be driven by weaker economic conditions on the continent and abroad, it is also seen as part of the dampened investor sentiment towards South Africa in general last year. The positive political changes since the start of this year were expected to boost foreign buying along with overall improvement in the property market but the now sudden move by the Presidency to drive Land Expropriation without compensation has fuelled significant fear amongst foreign buyers. As South Africans we understand that the willing buyer - willing seller policy adopted for redistribution of agricultural land has failed. Government need to act in order to provide suitable housing for all South Africans.

More second property buying, but still low overall Although the expectation is that secondary home buying levels could rise slightly in 2018, FNB expects it to remain modest compared to primary residential buying. Secondary property buying improved to an estimated 12.96% by the 1st quarter from 11.99% in the previous quarter, but still below the 14.47% high in early 2017 and the boom period’s 20%-plus. Second property buying is largely a factor of the economy and would require notable improvement in the primary housing market and overall confidence before you see any dramatic upturn in those statistics. A concern for this area of the market, is Capital Gains Tax and more recently, concerns around land expropriation although this is confined to agricultural land.

Could house prices turn the corner? With so much positivity and expectation of better economic growth in the 3rd and 4th quarters of this year, the question that sellers have is whether house prices are turning the corner. Not quite yet! According to the latest FNB Area Value Band House Price Indices shows that there are some gains, yet these are generally at the lower price bands while upper end price growth continues to soften. The index tracks 5 average income bands, being Luxury (R2.358m), Upper Income (R1.251m), Middle Income (R895,089), Lower Middle Income (R577,587) and Low Income (R364,937).

growth rate of all the price segments by the 1st quarter of 2018. It recorded growth of 4.9% in the 1st quarter, down from 5.2% in the prior quarter. That said, FNB points to the higher end prices possibly starting to stabilize and even turn the corner towards some strengthening.

Economic and property recovery a slow process While consumer and business confidence continues to improve, economic growth remains hampered by rising costs driven by the VAT and petrol price hikes amongst others. Although the leading economic indicators are pointing towards a strengthening economy and FNB says that we can expect prices to improve, for the time being, it seems to be mostly the lower price levels below R3m which are experiencing growth. Above that, it is sporadic and most property professionals are reporting slow activity, especially above the R5m - R8m price range. When we look at actual sales data for this year recorded on Lightstone (actual transfers in the Deeds office), most areas are showing very little price growth. In many of the areas, the average selling price is actually down this year to last year, largely as a result of a softening of higher end price sales and hence downward pressure on the average selling price. Current market conditions therefore continue to necessitate price counselling for serious sellers. It is important to also note that the number of buyers in the market has declined notably over the last year and stock levels remain wellbalanced. While we remain outside the parameters of a buoyant market, it remains business as usual with sufficient activity in the market to allow the Seeff Southern Suburbs team to achieve record figures in March! If you are in the market to buy, now is a great time before the market turns and sellers start pressing for higher prices. The Low Income House Price remained the strongest performer with 13.9% year-on-year growth for the 1st quarter of 2018. FNB does caution that this index includes subsidised and new homes which may skew the growth rate somewhat. Price growth in the Lower-Middle Income Area dipped slightly from 7.7% in the prior quarter to 7.6% in the 1st quarter of 2018.

On the upside, house price growth accelerated slightly in the Middle and Upper Income price bands. Middle Income Area prices rose by 5% in the 1st quarter, up from 4.9% in the 4th quarter of 2017 while the Upper Income Area showed growth of 5.5% in quarter 1, up from 5.4%. The Luxury Area Value Band slowed the most significantly of all five value bands since around 2014, reaching the slowest

Our Easter Bonanza at our Seeff office in Belvedere Square was a huge success. We handed out free Easter eggs and hot cross buns to all our clients for a full day prior to the Easter weekend. Princeton were present and were promoting their new SOS app which can be downloaded onto your phone for R89. Lots of fun was had by all, the kids especially enjoyed receiving free Easter eggs.

PROPERTY OUTLOOK IMPROVES, BUT STILL ALL ABOUT THE BUYERS Although the economic and property market outlook has improved, we are still waiting for this to translate into a meaningful increase in sales and prices. While the latest FNB Property Barometers note that agents are pointing to improvements in the market, sales volumes and price growth remain flat for the time being. The Gauteng market seems to be performing much better and appears to be the most price-realistic and relatively well balanced with properties spending on average just under 12 weeks on the market compared to the coastal metro markets with a far weaker just under 18 weeks on average. Cape Town remains the best performing coastal market with properties spending on average just over 15 weeks on the market compared to almost 21 weeks for Durban (Ethekwini) and 22 weeks for Port Elizabeth (Nelson Mandela Bay). The greater Joburg metro (City of Joburg and Ekurhuleni Metros) averages almost 15 weeks while Pretoria (Tshwane Metro), averages at an impressive just under 11 weeks. Although the survey points towards a mostly well-balanced market, word on the ground remains that most areas continue to favour buyers with plenty of stock to choose from. That means that serious sellers need to remain realistic with their price expectations or wait until the market shows real improvement. The still fairly weak market conditions also apply to foreign and expat buying. We are still seeing a good deal of development taking place in the large metros and interest in well-priced units and homes remains strong. Overall, the upper end of the market is still seeing some ‘watch and wait’ on the part of high net-worth investors, but we are beginning to see some enthusiasm amongst those looking to invest before the market again takes an upswing. While there are still challenges ahead, we continue seeing signs of an improved economy and are encouraged by the steps taken by President Cyril Ramaphosa including the new foreign investment drive which economists predict could be a major economic growth booster.

The property market tends to track the economy closely and we usually see a lag in improvement. That means that once we start seeing more sustained uptick in economic activity, we can expect the property market to follow. That said, if you are looking to buy or invest in property, you would not want to leave it too late, because once the market takes off so too will the prices..

Ross Levin, Seeff Atlantic Seaboard and City Bowl developments director, says that Seeff ​has enjoyed the opportunity to work closely with the Kerzner family again. Given that this is the Kerzner’s home here in South Africa, this is a project close to their hearts, so much so that this is the first development ever to carry the Kerzner family name. Kerzner needs no introduction and is a hotelier of world standing who has brought enormous prestige to South Africa. He bought the original property in 1983 and it has served as his Cape Town home since and is famed for hosting visiting celebrities and delegates and for his New Year’s Eve parties. Developed as an eco-estate, each plot is around 1500sqm. The luxury houses feature unique designs with greening elements and the use of natural building materials such as wood and stone, tailored to suit each individual site, all under the careful eye of Sol Kerzner and his daughter, Andrea, says Levin. In typical Kerzner style, six architectural firms are involved in designing the homes of the first release. These include Dennis Fabian from Fabian Architects, who has a long-

standing history with Sol Kerzner along with Stefan Antoni from ARRCC, Sean Mahoney from studioMAS, Jon Jacobson from Metropolis, Sally Tsiliyiannis from Gapp and Ian Gray from COA (Craft of Architecture). Each home is designed in a manner that it cannot be picked up and placed on any other plot, because the architecture of each home is tailored to the site like a great suit. This means that every home maximises on the unique features that the particular site has to offer. All houses enjoy air conditioning, fireplaces in the living areas, en-suite bathrooms to every bedroom, provision for grey and rain water harvesting and top of the line finishes. House sizes range from 374sqm-738sqm, but there is no onesize-fits-all here and each house will be unique, designed by a different architect to fit the plot perfectly and bring out the best views/features possible. Aside from the top class architectural designs by some of South Africa’s top architects, the finishes will be of superior quality. This will include EuroCasa Kitchens and Miele appliances, aspects such as stone and wooden flooring, top quality bathrooms, double glazing, air-conditioning in bedrooms, fireplaces in the living areas, a swimming pool, an allocation for rain water and greywater harvesting and landscaping allowances. One of the core principles that Mr Kerzner built his hospitality success on is to ‘blow the customer away’ and Levin says that the same attention to detail and the highest standards applies to this estate.

The estate will have top security, a fitness centre, and access to a host of Kerzner Hospitality services that residents may want to make use of. The indigenous vegetation of the estate will be restored with fynbos replacing all alien pine trees. The estate is just a 15-minute drive from the Atlantic Seaboard attractions and Blue Flag beaches and also from the top private schools here and in the Southern Suburbs. Levin says that he expects significant interest in the development to come from buyers within the Cape looking for a luxury security estate home as well as from upcountry areas such as Johannesburg and Pretoria. The estate will also appeal to international buyers looking for a second home in South Africa.

f you are not yet aware of the enormous interest that the Woodstock-Observatory-Salt River area is currently enjoying, then you are in for a real treat, says Steven Holvec, Developments Manager for Seeff Southern Suburbs. This area is now seen as the next big thing given the rising prices and growing unaffordability of the Cape Town CBD. It is basically adjacent to the CBD, but also offers excellent access to the Southern Suburbs and other areas of the city. It is highly sought after for the convenient location, but also has its own unique attractions and enjoys the same streetcafé culture and urban energy of the CBD, he says. PEAR AND CHOCOLATE CAKE SERVES: 12 DIFFICULTY: moderate PREPARATION TIME: 1¾ hours

INGREDIENTS 185 g gluten-free self-raising flour 3 pinches salt 30 g cocoa powder 250 g unsalted butter 95 g caster sugar 95 g muscovado sugar 250 g good-quality dark chocolate 185 ml black coffee (plunger or filter) 185 ml water 2 eggs, beaten lightly 2 large pears, peeled, quartered and cored

METHOD Preheat the oven to 180° C. Spray a ring-form tin with a non-stick cooking spray and set aside. Sift the flour, salt and cocoa together. Place the butter, caster and muscovado sugar, chocolate, coffee and the water in thick-bottomed saucepan and stir over low heat until melted, thick and glossy. Allow to cool for 15 minutes. Stir the mixture into sifted dry ingredients and beat well until smooth. Beat the eggs lightly in a bowl and then beat into the dry mixture. The mixture should be runny. Place the pear quarters in the bottom of the ring-form tin, with their rounded sides facing down. Pour the chocolaty mixture into the tin. Place into the preheated oven and bake for 40 to 45 minutes. When cooked, the top will be firm and slightly cracked. Remove from the oven and leave to cool. Remove from the tin and place onto a serving platter. CHEF’S NOTE: This cake is moist and can be served as dessert. Serve with a dollop of Greek yoghurt, whipped cream or crème fraîche. 74 | Seeff Property Pages | June - July 2018

PEARS WRAPPED IN PASTRY SERVES: 6 DIFFICULTY: a little complex PREPARATION TIME: 2½ hours

INGREDIENTS 200 g cake flour 125 g butter, cut into chunks 2 tbsp cold water 6 small pears 2 tbsp butter 250 ml Port wine 4 tbsp caramel sugar (plus extra for sprinkling) milk for brushing 6 sprigs of thyme for serving

METHOD Preheat the oven to 200º C. Place the flour in a bowl. Rub the chunks of butter into the flour using your fingertips, until they resemble large bread crumbs. Stir in the cold water. Bring the mixture together to form a ball that is firm but not sticky. Place the pastry in a plastic bag and chill while you prepare the fruit. Peel the pears, leaving the stems on, and slice off the bottom of each so that they stand on the baking tray. Heat the butter in a saucepan and add the Port wine and caramel sugar. Stir until the sugar has dissolved. Add the pears and cook on a medium heat, about 5 minutes per side. Remove from the sauce and set aside to cool and drain. Once the pears have cooled, take the pastry out of the fridge, divide into 6 equal portions, and roll out into rough circles. Sprinkle each circle with a little caramel sugar, and place a pear in the middle of each. Fold the edges of the pastry up the sides of each pear, as far as it will go (about halfway), and press the pastry so that it fits as snugly around the pear as possible. Brush the outside of each pastry shell with milk. Place in the preheated oven and bake for about 40 minutes until the pastry is golden brown. To serve, heat the syrup and drizzle each pear with some of the syrup and decorate with a sprig of thyme. Serve warm.

CHEF’S TIP: When making the dough, you may need to add a little more water. Do not handle the dough too much because this will toughen it.

a local favourite… Like every Capetonian, bar none, I am desperately wishing for a very, very rainy and wet winter. This past week we celebrated some desperately needed rain and we continue to hope for lot lots more. The rainy weather will hopefully take us further and further from the dreaded “Day Zero” but it also heralds a change in our behaviour. The days are shorter and darker, and we are more reluctant to leave our warm and cosy homes. And if we do, we do not want to venture very far. And so for that reason (among others) I am truly blessed to live in Sea Point and to have one of my favourite restuarants right on my doorstep.

a Mouette opened in 2010 and at the time I was beside myself with excitement. I couldn’t wait to try it (even though at that stage I didn’t know all that much about it) and when I did I was even more impressed. I loved the look and feel and of course the food was sublime. I can’t remember exactly what I ate that first meal but I do clearly remember Mari, one of the co-owners, spending time with us telling their story and passionately describing the menu. And that personal hands on touch has made La Mouette one of my, and many others, go to places since they opened. I have been dining there for the past eight years and have enjoyed every memorable meal there. This past long weekend and the start of winter was a good reason to celebrate and take advantage of La Mouette’s fantastic Winter Tasting menu. The evening we dined, the weather had turned milder and one could have sat on the verandah and enjoyed the fountain and twinkling lights in the Courtyard but we were happy to sit inside in one of the cosy dining rooms alongside the fireplace. One of the many things I love about La Mouette is that you feel like you are dining in a home. There are a number of rooms both upstairs and downstairs, so whilst the restaurant can seat 110, your experience feels private. La Mouette means Seagull in French – aptly named .The building was the old mayoral residence and the owners have very cleverly combined the old charm of the building by keeping the leaded windows and stained glass but yet modernizing it with fresh, elegant furnishings. The result is warm and inviting with a casual elegance. But it is really the food that one goes there for! The restaurant offers a seasonal three course menu (with five choices per course) for R395 (R695 including wine pairing) and during winter they are renowned for their special Winter Tasting menu for R295 (R620 including wine pairing). I was eager to try the tasting menu and had no trouble convincing my companion to do the same. La Mouette’s award winning wine list is sensational and is crafted to complement and enhance your food experience. Their in-house wine consultant travels far and wide sourcing boutique, unique and interesting wines for wine-lovers to enjoy and so the wine list requires time to consider and deliberate on. Whilst tempted by the wine pairing menu option, I had an early flight the next morning and so instead we chose a bottle of Vondeling Chardonnay which was delicious and worked well with our selections. The food and wine menus are elegantly printed on crisp brown paper and presented on clipboards which adds a nice touch. Service at La Mouette is professional and attentive. The staff have been well trained and are knowledgeable about the menus. Adelaide was our charming waitress and her excellent service made our dining experience extra special. Whilst we were making our menu choices, she brought us a bread platter with Chef Henry’s take on mosbolletjies and freshly baked seed loaf accompanied by whipped goats butter with parsley oil and onion shoots

and a selection of salt. A delicious start but we had to pace ourselves as there was a lot more coming. The first course of the tasting menu “Snacks” could have been a meal in itself. Mushroom Gyoza, dashi gel, fermented cabbage and coconut, an incredibly beautiful creation of tempura beetroot leaf with marinated beetroot and pine nuts which was almost too pretty to eat but which was light and crispy and totally delicious and finally truffle and cheese croquettes with roasted garlic aioli. Creamy, earthy, crispy. Heavenly and Moreish are the best two words I can use to describe them. The first course was Chef Henry’s incredible (special recipe) butternut soup. It is poured at your table onto a bed of linseed crackle, pumpkin seed praline and whipped goats cheese. A delight for the eyes and the tastebuds. Next up was a choice of pan fried calamari with lime mousse, parmesan crumb, leek and onion ‘air’ or a very interesting open turnip ravioli with house made ricotta, umami emulsion, parsley oil, onion and almond which I opted for. It was light and fresh and a great combination of textures. The main course was a choice between free-range chicken breast carrot purée and seasonal veggies or pan-fried gnocchi with mushrooms and pecorino cream. I had to have the gnocchi and it was totally amazing. Perfect texture and complimented beautifully by the exotic mushrooms and pecorino cream, with just the right touch of crunch. Yum …I am still dreaming about it!

Dessert was a bit of death by chocolate with La Mouette’s version of Rocky Road … a deconstructed combination of chocolate soil, shortbread crumbs. By this stage I realized I was going to have to double my Fitbit steps for the next month! But the decadence was not over as Adelaide presented two beautiful Macha Macaroons with a passion fruit cream to end our meal with. Once again I was blown away by Chef Henry’s creativity and his use of fresh, local seasonal ingredients. The La Mouette team get it right on every level – it’s fine but relaxed dining in a beautiful, elegant yet casual environment and you are spoilt with superb service. The friend whom I dined with lives in Green Point and so is a local, could not believe that she had never been to La Mouette and her message to me the next day was, “I can’t wait to go back”. I know I will be back (very soon) and next time I visit I am going to make sure that I make time for a pre-dinner drink or a nightcap in the gorgeous upstairs bar.

AMAZING

THINGS TO DO La Sagrada Família If you have time for only one sightseeing outing, this should be it. La Sagrada Família inspires awe by its sheer verticality, and in the manner of the medieval cathedrals it emulates, it’s still under construction. Work began in 1882 and is hoped (perhaps optimistically) to be completed in 2026, a century after the architect’s death. Unfinished it may be, but it attracts around 2.8 million visitors a year and is the most visited monument in Spain. The Temple Expiatori de la Sagrada Família (Expiatory Temple of the Holy Family) was Antoni Gaudí’s allconsuming obsession. Given the commission by a conservative society that wished to build a temple as atonement for the city’s sins of modernity, Gaudí saw its completion as his holy mission. As funds dried up, he contributed his own, and in the last years of his life he was never shy of pleading with anyone he thought a likely donor.

Las Ramblas – Barcelona’s most famous walking street Barcelona’s most famous street is both a tourist magnet and a window into Catalan culture, with cultural centres, theatres and intriguing architecture. Flanked by plane trees, the middle section of La Rambla is a broad pedestrian boulevard, crowded every day until the wee hours with a wide cross-section of society. The horrific terrorist attacks in 2017 did little to diminish its popularity; neither with the tourists, nor with the hawkers, buskers, pavement artists, mimes and living statues. travel - barcelona The Font Mágica Fountain The Magic Fountain is a ‘must see’ Barcelona attraction. You have never seen a fountain like this. It really does feel magic to experience the beautiful show of water, light and music. The Magic fountain was built in 1929 as one of the main attractions for the Barcelona World Fair and the Font Magica is still one of the most famous spots in Barcelona with an estimated 2.5 million visitors annually. There are evening water and light shows in the winter on Friday and Saturdays only. In the summer the evening light and music show are from Thursday to Sunday. Admission is free all year. See show times below. Please note that sometimes due to exhibitions and events access to the fountain can be closed. Visit the Magic Fountain by metro to station Espanya.

Barrio Gotico

Gothic quarter of Barcelona’s medieval city The gothic quarter is the medieval city of Barcelona. It grew around the ancient Roman town of Barcino which is Barcelona’s oldest area. The gothic part of the city has many beautiful churches, plazas, markets and museums and you can see parts of the old Roman walls. If you visit the Barcelona history musuem Museu d’Història de la Ciutat you can see remains of Roman Barcino houses and streets under the museum. The gothic quarter is free to visit and best seen on foot because tour buses cannot drive through the narrow streets. There are no dangerous areas in the Gothic quarter, but be aware of Barcelona pickpockets. Also worth visiting is the neighbouring medieval areas of Barcelona’s old city called El Born, Barceloneta and Raval.

Picasso Museum The setting alone, in five contiguous medieval stone mansions, makes the Museu Picasso unique (and worth the probable queues). The pretty courtyards, galleries and staircases preserved in the first three of these buildings are as delightful as the collection inside. While the collection concentrates on the artist’s formative years – sometimes disappointing for those hoping for a feast of his better-known later works (they had better head for Paris) – there is enough material from subsequent periods to give you a thorough impression of the man’s versatility and genius. Above all, you come away feeling that Picasso was the true original, always one step ahead of himself (let alone anyone else), in his search for new forms of expression.

Poble Espanyol

Cultural centre in Montjuïc, Poble Sec & Sant Antoni Welcome to Spain! All of it! This ‘Spanish Village’ is an intriguing scrapbook of Spanish architecture built for the Spanish crafts section of the 1929 World Exhibition. You can meander from Andalucía to the Balearic Islands in the space of a couple of hours, visiting surprisingly good copies of Spain’s characteristic structures. The 117 buildings include 17 restaurants, cafes and bars, and 20 craft shops and workshops (for glass artists and other artisans), as well as souvenir stores. 82 | Seeff Property Pages | June - July 2018

Football in Camp Nou, Pedralbes & La Zona Alta The massive stadium of Camp Nou (‘New Field’ in Catalan) is home to the legendary Futbol Club Barcelona. Alternatively, get a taste of all the excitement at the interactive Camp Nou Experience, which includes a tour of the stadium.

Mercat de la Boqueria

Top choice market in El Raval Mercat de la Boqueria is possibly La Rambla’s most interesting building, not so much for its Modernistainfluenced design (it was actually built over a long period, from 1840 to 1914, on the site of the former St Joseph Monastery), but for the action of the food market within. Barcelona’s most central produce market is one of the greatest sound, smell and colour sensations in Europe. It spills over with all the rich and varied bounty of fruit and vegetable stands, and seemingly limitless varieties of sea critters, sausages, cheeses, meats (including the finest Jabugo ham) and sweets.

Park Guell by Gaudi

Gaudi’s modernist park on Carmel hill Parc Guell is a UNESCO World Heritage Site and is considered to one of Gaudi’s most artistic works. Parc Guell is a Barcelona top attraction and must-see. The park is on Carmel hill so seeing this attraction involves a 900m uphill walk if you take the hop-on-hop-off bus or arrive from metro station Vallcarca. If you prefer not to walk, then take a taxi to the Park Guell front gate. The original idea of Park Guell was to be a private and exclusive residential garden village with 60 houses. This was a business idea of Josep Guell which didn’t work and after his death in 1923 the park was donated by his family to Barcelona´s city as a public park.

Tibidabo hill

Tibadabo hill, Sagrat Cor church & Tibidabo amusement park A visit to Tibadabo is a fun thing to do in Barcelona and great for kids. The views of Barcelona are fantastic and there is a small and fun vintage amusement park at the top, which is open in the summer from March to September. You can reach the Tibadabo hilltop by a vintage Blue Tram which connects to a mountain railway. Or take a bus from the Plaza Catalunya directly to Tibidabo when the funfair is open. The fun-fair is closed in winter, It is open at weekends in spring and autumn and generally open from Wednesday to Sunday in summer, but check before visiting. The Skywalk to enjoy views of Barcelona is free and open all year except a few weeks in February for annual maintenance.

Get your posture right

Hydrate yourself

To stand straight, imagine a rope pulling your upper body towards the ceiling, and you will already feel your shoulders rise. To improve your posture while sitting, make sure your feet touch the floor at all times. You could also place a pillow at the small of your back to make sure you are pulled forward on your chair.

It is a good idea to avoid alcohol as well if you are aiming for a flat belly. Alcohol messes up your system and causes bloating. Also, drinking too much water can also cause bloating.

A good posture is the first step to a flat belly. Often, slumping and slouching accentuate your stomach, and over time, as you sit with a slouch continually, you will notice a little paunch. Standing up straight will immediately reduce a few pounds, making those abs look flatter almost in an instant.

Drinking water, at least eight big glasses a day, not only hydrates you and removes those unwanted toxins, but also helps you shed some pounds, especially in the midsection of the body. Drinking a good quantity of fluids also helps to keep premenstrual bloating in check. Drink water before your meal. Don’t drink water right after lunch or dinner. Wait for 10-15 mins and then drink water.

You do not have to completely avoid eating carbohydrates. Carbohydrates also have loads of vitamins and minerals that are good for our body. That said, choose the source of carbohydrate intelligently. Brown rice, couscous, cereal fiber, bulgur wheat, and dark bread can help in losing belly fat. These whole grains are filled with fiber that makes you feel full, and as a result, you tend to eat less.

Eat right

Eating right includes a lot of things. First things first, you need to completely cut down on processed and instant foods. The preservatives and high content of salt in them induce a rather instant bloating. Secondly, you must include fruits and vegetables that are rich in fiber and also have high water content. The water will reduce the bloating, and the fiber will induce proper digestion that will, in turn, shed some pounds off that tummy. Thirdly, eat small and frequent meals. Use smaller plates or bowls to make the small portion size look big. Fourthly, chewing food is also extremely essential to keep that figure right. You must chew your food at least 10 times before you swallow it. If you don’t chew it well, the body needs to work extra to break down that food in the stomach. This leads to gas, bloating, and indigestion. Lastly, when you eat quickly, you tend to swallow air, and this will accumulate in the belly, causing a little bump.

Load up on the probiotics

Probiotics are amazing. They support your digestive system and make sure the food is broken down well, and the gastrointestinal problems are kept at bay.

TIPS on growing edibles in Autumn/Winter

Y

ou might think that the colder months aren’t great for growing veggies, but in South Africa, April until the end of August is a great time to plant vegetables to grow in winter. Actually not only Edibles but all plants. You can be enjoying home-grown veg and a new garden, lovely jubley. One of the reasons we love our winter vegetable garden is that snails and other pests are much less of a problem. Plus you usually don’t have to water as much because of the cooler temperatures, a bonus in a drought. The edibles also will become more established in the cooler months, especially perennial herbs which will flourish come spring.

3. Broad beans Autumn is the best time to sow delicious broad beans as they get established in the still-warm soil and can be left over winter for an early taste of spring later in the year. Sow seeds at a depth of 5 to 10 cm, with about 15 to 20 cm between plants, and pick to eat from August. The podded beans are best eaten young. You can also snip off the green tops after the first pods appear – they’re delicious when simply wilted with butter. TOP TIP: Broad beans grow best in a sunny spot sheltered from wind. They enjoy rich, moist, well-drained soil.

How to grow your own vegetables from seed

4. Thyme

If you’re sowing these winter growing vegetables from seed, you may want to cover the ground with perforated polythene to encourage the seeds to germinate, but seedling should be able to cope without protection, if put behind a window in morning sun.

This hardy herb is low-growing so it makes great ground cover in a border, or it can be planted in pots together with other evergreen herbs like rosemary. Buy it now as small plants, water well, dig a hole and plant in a garden border. Firm it in well and water again. Make sure this herb is not over watered much like all herbs.

1. Shallots All onions are easy to grow over winter, but shallots are the best money-saver as they’re more expensive in the veggie shop than ordinary onions. Plant the mini bulbs, called sets, so the tip just protrudes through the soil. Leave a space of 18cm between each one. Harvest in June after the leaves turn yellow. Please remember shallots and radish are not nice if watered by grey water , purely because of the layers the onion has and the rough skin a radish has. TOP TIP: To keep shallots growing, you’ll need to make sure the soil drains well so they stay quite dry.

2. Cauliflower Did you know, the head of the cauliflower is called the curd? Cauliflower is one of the best vegetables to grow in winter because you don’t have to worry about caterpillars eating your crop when it’s cold! The seedlings must be planted about 60cm apart and grown in richly fertilised soil, which should never be allowed to dry out. Sow at intervals so that you can have fresh cauliflower throughout the year. TOP TIP: Don’t let sunshine reach the cauliflower curds. This will cause them to discolour. If it’s going in a pot, plant slightly deeper than the plastic pot it came in, and leave room for it to fill out as it grows. Thyme is so versatile and can be used to pep up meat, veg, soups and stuffings, it is a yummy herb. TOP TIP: Thyme can also be used as an edible ground cover. Buy seed in bulk to create a thyme lawn. It also grows well between rocks and paving. If you have no time for seeds then purchase a punnet of time… personally I prefer a more established herb, growing from seed is time consuming.

5. Garlic Garlic is one of the easiest vegetables to grow in winter. Start it off in seedling trays so they take root before you transplant them outdoors. Break the bulbs into cloves, push each clove into the compost and put in a warm bright spot. Keep the soil moist until shoots form, then plant outdoors later in May. Your garlic should be ready to harvest in September, but you can also snip the green garlic shoots and use them in recipes as you would chives. TOP TIP: Garlic does best in well-drained, rich soil with lots of compost, in a raised bed.

These mini sweet onions are easy and cheap to grow, but make sure you choose a variety that’s hardy in winter. Sow seeds from early autumn and they’ll be ready to harvest in late winter to early spring. They’re a must for your salads. If you buy the spring onion in a punnets, then split each individual spring onion… grows so much better.

This popular vegetable doesn’t do so well in summer, but loves autumn weather to grow. Sow spinach seeds thinly, 15mm deep in rows 30cm apart and, as long as the weather isn’t really cold, they’ll germinate in 5 to 9 days. Make successive sowings for a continuous supply. Harvest from July, picking smaller leaves for salads.

TOP TIP: Spring onions thrive in loose soil that’s wellfertilised and drains well.

TOP TIP: The trick to good spinach is a good start. Keep it moist and cool and don’t be shy about fertilising.

This lettuce latest variety can be grown right through the winter and forms a crunchy sweet heart, so it’s an excellent choice. Sow a few at a time directly into the ground at twoweek intervals from the end of April through to the end of July. This ensures you get a continuous supply. The hearty lettuce is ready to harvest 8 to 12 weeks later.

Snap peas are some of the easiest vegetables to grow in winter. Sow the seeds directly into the ground, about 10 cm apart, then keep them moist to encourage germination. Make sure each pea plant has something to climb up — a stake or trellis will do. Once they start producing pods, make sure you pick them regularly, because the more you pick, the more the plants produce.

TOP TIP: Lettuce grows best in rich, cool and moist soil, as it’s 95% water. Most lettuce is not overly full of nutrients however add spinach, kale, watercress and rocket then you have your salad full of nutrients.

8. Micro Greens Micro-leaf varieties are a new variety of salad — they’re basically seedlings of plants, such as broccoli or radish, picked very young. They’re popular as they make salads look so exotic and the hardy leaves are full of nutrients. They’ll happily grow on a window sill over winter.These lil gems are full of goodness. Follow the directions on the packet to sow — the leaves grow quickly and are ready to eat in just 12 to 15 days. Pick for salads and sandwiches, usually at the first leaf stage. TOP TIP: Keep the soil damp and remove weeds so the greens don’t compete for water.

Bonus: Fruit trees Most fruit trees, like apple and pear, should be planted any time from April through winter. You need to buy a small but established tree, as it’s hard to grow good cropping trees from seed. Bare root trees are cheaper as it saves on bulky delivery, or small potted trees are a good choice. Plant now and harvest the fruit from late next summer. TOP TIP: If you don’t have much space, mini trees such as dwarf citrus trees thrive in pots.

Teaching Your Puppy: OBEDIENCE TRAINING BASICS

F

or successful training, practice the following basic training steps with your puppy every day. Keep training sessions short. Your puppy will see everything as a game, so keep him stimulated by changing what he’s learning. Do each command for about five minutes and come back to it whenever you can. Practice the commands in lots of different places — in the living room, garden, hall or kitchen, even out on walks — so that he gets used to responding to you in all sorts of situations. You can use the click technique to help with other aspects of your puppy’s training, such as encouraging him to stand still for grooming and getting him used to traveling by car. Your puppy will learn very quickly and respond to love and affection as well as rewards. Obedience training will help build a lasting bond between the two of you and you’ll be rewarded with a happy, well-trained dog.

Table manners Giving in to your puppy’s every need is not a good thing. As your puppy grows, so will his need to assert himself. Puppies often choose mealtimes as a battleground. But giving in to him is a mistake. You need to make sure he knows that you won’t respond to his every demand. Your puppy needs to learn that people around him, particularly small children, can be a bit unpredictable. But he needs to accept that their unpredictable behavior is not threatening. You can help him do this by imitating a child’s behavior. Try stepping quickly towards his bowl — then drop in a treat. Gently bump into him, while he’s eating, or roll toys nearby — anything to cause a distraction, but drop a treat in the bowl to reward him for continuing to eat calmly. Do this every so often, but not at every meal. If your puppy freezes mid-mouthful, growls or glares at you, stop and try again another time. If this continues, it’s best to seek advice from a veterinary behaviorist or certified dog trainer.

Reading your puppy’s body language Dogs have always communicated with each other by using body language. This involves facial expressions, body postures, noises and scents. Dogs will use their mouth, eyes, ears and tail to express emotions. By learning how to interpret your puppy’s body language, you can interpret your puppy’s intentions. Signs of aggression or submission If your puppy is feeling brave or aggressive, he’ll try to make himself larger by standing tall, with his ears and tail sticking upright. He’ll also push out his chest and raise the hair on his neck and back. He might also growl and wave his tail slowly. On the other hand, a submissive dog will try to make himself appear small and act like a puppy. This is because an adult dog will “tell off” a puppy but not attack him. will take the form of a sideways crouch near to the ground, his tail held low but wagging away. He may also try to lick the face of the dominant dog or human. He may even roll on his back. Your puppy’s tail Most of us recognize that tail wagging is a sign of friendliness and pleasure, but the tail can indicate other moods, too. The normal way a dog holds his tail varies from breed to breed but generally speaking, a tail held higher than 45 degrees to the back expresses alertness and interest. If your puppy’s tail is waved slowly and stiffly, that’s an expression of anger. If it’s clamped low over his hindquarters, it means your pet is afraid. An anxious or nervous dog may droop his tail but wag it stiffly. Your puppy’s eyes If your dog’s eyes are half closed, that’s a sign of pleasure or submission, while eyes wide open can indicate aggression. In the wild, dogs stare at each other until one backs down or makes a challenge, so you should never attempt to outstare your puppy, especially if he’s nervous. Your puppy’s smile Submissive dogs and some breeds such as Labradors often open their mouths in a kind of lop-sided “grin”, and indeed, it is a sign of friendliness. But when lips are drawn back tightly to bare the teeth, that’s aggression, make no mistake. Wanting to play If your puppy wants to play, he’ll raise a paw or bow down and bark to attract attention. Or he might offer up a toy, or bound up to another dog to get him to join in a chase. How your dog sees you Your puppy will watch you to read your body signals more than he will listen to you, and he’ll quickly learn what you’re feeling even without you speaking. If you want to improve communication with your puppy, you can improve upon your own body language. For example, crouching down with arms opened out is a welcome sign while towering over him and staring is a sign of threat. How your puppy learns Your puppy will learn very quickly, so it’s important that he learns how to behave properly right from the start. Dogs learn by association, so if your puppy does something good, reward him. Then the action is much more likely to be repeated. But the reward must be linked to the action, so he must be rewarded quickly, within a second or two. The reward itself can be a few kibbles of puppy food or praise, or both. Your puppy needs to be taught what he can and cannot do. Some harmless behaviors can be ignored, but potentially dangerous ones need to be handled immediately by interrupting the behavior with a sharp “no” to get his attention — be sure to reward him when he stops and pays attention to you. Shouting or hitting will not help your puppy learn.

History of the South African Astronomical Observatory (Part 2) A yardstick to the nearest stars

The Airy transit circle was installed at the Cape in 1855. It remained the principal instrument for measuring star positions until 1905. The observatory was not by any means a failure, however. Fallows had worked hard and well, although delays at the Admiralty (even after death!) meant that most of his measurements of the southern stars appeared only in 1851. His successor Henderson “gave to the world a catalogue of the principal Southern stars of an equal accuracy with the contemporaneous work of the best observatories in the Northern hemisphere, and which will in all time be regarded as the true basis of refined sidereal astronomy in the Southern hemisphere.” Henderson also made “by far the most accurate” measurement of the Moon’s distance then available. But his most remarkable achievement was to make the first observations from which the distance of a star (other than the Sun) could be calculated. The slight shifts he measured in the position of Alpha Centauri (about one five thousandth of a degree) were equivalent to measuring the diameter of a 1 cent piece 4 km away. To achieve this accuracy at the Cape in 1833 with a mural circle in serious need of repair required both skill and determination.

Shooting visitors

Visitors were common even in the early days of the observatory, when Fallows preached in the southeast ground floor room he fitted up as the first Anglican chapel in South Africa. Some visitors were a great asset. Sir John Herschel’s experience was invaluable to Maclear in the 1830’s. Frank McClean detected oxygen in the atmospheres of hot stars during his visit in the 1890s, and donated the observatory’s first large telescope.

But a certain Captain Bosse challenged Maclear to a duel, offending Maclear’s sense of the proprieties by sending the challenge with a mere baker. In the early twentieth century, visitors who might interfere with ‘the important duties of a scientific establishment . . . for the gratification of mere curiosity’ were kept at bay with a ‘paper of questions’ asking whether they had an observatory of their own and requesting references.

Work sped up drastically when the original mural circle that had given Henderson and Fallows such trouble was finally replaced. (The large pivot was only soldered on loosely, making the whole instrument wobble.) The third astronomer at the Cape, Thomas Maclear, found himself responsible for more work than the Greenwich Observatory but with only a fraction of the staff. He kept track of tides and of the magnetic dip and deviation, founded the Meteorological Commission, and made the first accurate surveys in South Africa (nearly starting a riot in the Grand Parade amid a suspicious crowd), besides making vast numbers of accurate astronomical observations, investigating wrecks, establishing lighthouses, and being an active member of the Weights and Measures Commission, the Committee of the Association for Exploring Central Africa, and many other bodies.

The explorer/missionary David Livingstone learned to use the sextant from Maclear, who became a lifelong friend. Quite naturally it was Maclear who did the calculations necessary to produce accurate geographical positions from Livingstone’s observations.

Maclear even contributed to the development of art at the Cape – by firing Thomas Bowler, who was to be a far greater success as a sketcher and painter of Cape scenes than as a ‘labourer’ at the Royal Observatory. Bowler did have an impact on astronomy, however. In the preface to Maclear’s account of Astronomical Observations Made at the Royal Observatory, Cape of Good Hope, in the Year 1834, a discrepancy in the observations is connected with ‘the eyepiece having come into contact with Thos. Bowler’s head’.


history series he also embarked on a less ambitious photographic survey of the southern sky from the Cape – paying much of the cost himself. Gill’s Cape Photographic Durchmusterung gave positions and brightnesses for 454875 southern stars.

Scratching for Ireland

In the 1750s Nicholas de la Caille made careful measurements at the Cape which appeared to show that the shape of the southern hemisphere of the Earth was not the same as the shape of the northern hemisphere — the Earth was slightly pear-shaped. In 1837 the Admiralty authorised a new attempt. Maclear and his assistants Charles Piazzi Smyth and William Mann spent ten years dragging delicate astronomical instruments to such inhospitable sites as the peaks of Kamiesberg, Winterberg, and Sneeuwkop. At least two of the crew died in the ten years of thirst, blizzards, and dust. Leopards and Bushmen provided occasional unexpected excitement. The zenith sector sent from London for these treks was a towering, fragile device whose protection from mountain storms was a 20-foot wigwam ‘which no ordinary system of rope stays can control in windy weather’. At the end of ten years of effort and hardship, Maclear and his assistants had not only established the true shape of the southern hemisphere of the Earth, but had made the first accurate geodetic surveys of South Africa, extending hundreds of kilometers inland. Maclear’s 36 years of observations of the stars, Moon, and planets were of equally excellent quality, but were so voluminous that only in the decades after Maclear’s retirement was enough computing labour available to publish the results.

The very image of a modern observatory

Later in the nineteenth century, the Cape observatory pioneered in showing how photography could revolutionise astronomy. David Gill’s career in astronomy began when he installed a 12-inch reflecting telescope in his father’s garden, and used it to take an ‘exceptionally good’ photograph of the Moon. A leading British astronomer kept his copy of Gill’s photograph mounted in his dining room window for the rest of his life, and a visitor who saw it offered Gill his first professional post in astronomy. Three years after becoming director of the Royal Observatory at the Cape, Gill found it possible to photograph the great comet of 1882 – and many faint stars in the same field. Mapping the sky had always meant measuring star positions one by one. The comet pictures suggested that a single photograph might record thousands of stars. Before long Gill was involved in organising a massive international effort to produce a detailed photographic ‘Map of the Heavens’. As a first step,

Difficulties over the lens and other parts of the 24-inch refractor Grubb later made for the observatory fill six volumes of correspondence, and ended in such acrimony that arbitration was necessary. The arbitrator seems to have found all parties concerned somewhat unreasonable.

A hive of activity

To end uncertainty about the distance of the Sun, Gill led an international effort to measure the exact positions of three asteroids (minor planets) as seen from different parts of the Earth. He also attacked the problem spectroscopically, measuring the changing velocities of bright stars as the Earth moved around the Sun. Gill’s distance to the Sun remained the standard for nearly half a century. Work at the Cape also produced improved measurements of the mass of Jupiter and of the Moon. Gill’s distances to other stars were ‘. . . the only reliable determinations . . . ever made in the Southern Hemisphere . . . almost . . . the first extensive series of parallaxes, which command the entire confidence of astronomers.’ For a newspaper interview, Gill compared his accuracy in measuring star positions to measuring a threepenny piece a hundred miles away (which prompted the comment that only a Scot would be worried about a threepenny piece at that distance). On a more earthbound level, Gill extended African surveys to Namibia and northern Zambia. When Gill first arrived, he found an observatory with limited, aging equipment, so poorly maintained that bees were taking over one wing of the main building. When he left, the observatory was investigating the physical nature of stars with large modern (1901) refractors. His quadrupled staff included ladies to measure photographic plates, West African ‘Kroomen’ and specialist experts on double stars and on spectroscopy (the art of estimating chemical composition, temperature, etc. from the intensities of the rainbow colours of a spectrum). Early work with the spectroscope at the Cape identified silicon, oxygen and europium in stars, while a somewhat more eccentric publication described an analysis of the elements found in lead pencils. In 1907, the Royal Observatory at the Cape of Good Hope was the finest observatory in the southern hemisphere. Gill’s ultramodern Reversible Transit Circle proved so reliable and accurate that it remained in use until 1972. For decades, accurate positions for southern stars depended mainly on this one instrument. (The bees occasionally try for a comeback by invading one of the older buildings.) The ‘astrographic’ telescope for photographing the heavens at the Cape not only faced endless political difficulties in Britain because the hostile Astronomer Royal, but was also delayed by the inability of Howard Grubb in Dublin to get the lens ready. In a letter to the Cape observatory, Grubb complained that an Irish Republican on his staff had scratched and otherwise sabotaged Grubb’s lenses. When told that the focus was so far off that 3 cm had to be sawed off the length of the tube, Grubb simply pleaded strain and overwork. A man who always carried a loaded gun when testing lenses at night was certainly under strain.

LITIGATION VERSUS ARBITRATION - by Belinda Lewis This month we take a moment to consider the difference between 2 processes of dispute resolution in South Africa, namely: Litigation and Arbitration. We review the basic elements of each as well as the benefits and pitfalls one experiences when going through either. This article aims to clarify for you why you might prefer to use the one means over the other to resolve a civil dispute. LITIGATION is a very old process of dispute resolution which takes place in our courts whether it be the Magistrates’ or High court and the respective Appeal Courts of those. A Magistrate or Judge presides over the process, hearing each case put forward and delivering a judgment thereafter. Civil litigation is between 2 parties and criminal litigation is between 1 (or more parties) and the State. Civil litigation cases are conducted in a very public forum and the process is formal and highly regulated. The entire matter is of public record with anyone, including the press, having access to the records that are filed as part of each party’s case. ARBITRATION on the contrary is a far less formal mode of dispute resolution which does not take place in a courtroom but a venue of the parties’ choice. An arbitration hearing is conducted completely outside the ambit of the courts. Basically, parties in a dispute with one another would proceed to have the matter adjudicated by arbitration in terms of a pre-agreement with one another when they contracted initially (before the dispute arose) or at the time of the dispute,

rather than electing to go through the civil litigation process for reasons which will be outlined below. The parties will agree on the rules and processes of the arbitration for instance: - When will it be held and where? - Who will the arbitrator be? - Is an appeal process agreed to? An essential point of difference with arbitration is that an arbitrator can be appointed by mutual agreement and be one who is skilled and experienced in the subject matter of the dispute. For instance, in a building dispute, the arbitrator might well be an architect or building engineer. This is not so with civil litigation where the Magistrate or Judge is appointed by the State and the parties have little or no control over their appointment, which can even be on a roster basis. It is far quicker to get an arbitration hearing than a court date. As soon as all the parties are ready with their documentation and the availability of their expert witnesses has been secured, the arbitration hearing can be set down – on average it can be a matter of months, with the process being completed within approximately 6 months.

On the contrary, it can take 18 months to 2 years to get to the trial court in a civil litigation matter. In both cases it would obviously depend on the nature and complexity of the matter. Disputes which are arbitrated are completely private and confidential- both the hearing and all documentation involved. One can also add in a “confidentiality clause� into the arbitration agreement which would force both parties to maintain confidentiality around the entire process.

In conclusion, one can see from the above that the arbitration process has certain advantages over litigation; however, the cost thereof can be a deterrent. I believe that each2013/2014 has its firm place and function in our legal system.

In LITIGATION, the judgment of the court can be taken on appeal. With the Western Cape High Court for instance, to a full bench of judges, then to the Supreme Court of Appeal and if still unsuccessful, to the Constitutional Court in certain circumstances. An appeal can add on an additional 2 years to the final determination and outcome of the dispute. ARBITRATION awards on the other hand possess a quality of finality. In general, arbitration awards are final. If the parties agree to an appeal procedure, the arbitration award may be appealed to a bench of 3 arbitrators. Even if the matter is appealed, the appeal can be heard as soon as a date can be set by the arbitrators and the parties to the dispute. Therefore, even the appeal in arbitration can be dealt with far more expeditiously than in the formal litigation process. ARBITRATION, is however a more costly route to follow than the litigation process. With arbitration, the cost of the venue and arbitrator is covered by the parties themselves whereas with litigation, the cost of the courtroom, the magistrate or judge and other court officials is covered by you, the tax payer. Having said that, time is money and the lengthly appeal processes involved could mean a turnaround time of approximately 4 years from inception to final determination of the dispute.
