NEW SINGLE RESIDENTIAL 1 (SR1) DISPENSATION ALLOWING A SECOND DWELLING ON A PROPERTY IS A WELCOME MOVE FOR SOUTHERN SUBURBS by JAMES LEWIS The relaxation of the City of Cape Town Municipal Planning By-law effective as of July last year in terms of which all SINGLE RESIDENTIAL 1 (SR1) zoned properties falling within the City of Cape Town municipal region now have an additional consent use right to erect a second dwelling is most welcome indeed for the Southern Suburbs property market. The shortage of land to develop has been a big driver of the demand for property in the area and a motivator for the City of Cape Town to act accordingly. For property owners, this provides an opportunity to develop a second unit that can be sold off for a profit or rented out to provide an ongoing income. By reducing the size of the property and land, one can also cut down on maintenance costs as well as benefit from lower rates and taxes. There is also the potential of adding notably more value to your property and for an owner to benefit from this additional value when it comes to the time to sell. This is however not necessarily a feasible option across the board and it is best to do thorough research. It is in any event always good for property owners and prospective buyers and investors to get a good understanding of the particular property that they own or may be interested in investing in and its zoning status. For instance, any title deed restrictions would need to be removed on application to council, and the building would need to comply with the particular regulations and conditions applicable to the property. Other laws such as environmental or heritage regulations and traffic limitations could also be a factor. To establish the zoning of a property, you can inspect the zoning map online at http://map.capetown.gov.za/pbdm_viewer/ or obtain a zoning certificate from the municipality’s Department of Planning and Building Development Management. If the property is bonded, there are also governing rules and you would need to obtain permission from the lender. It also entails moving the property from the ground register to the sectional title register. The application process is intricate and expert help is needed. Seeff recommends you consult with a recognised and experienced sectional title land surveyor and property attorney (conveyancer).

Be sure to also speak to your Seeff area expert who will be able to advise on the needs in your area as well as potential price ranges should you decide to sell off or rent out the second dwelling. In closing, our economic outlook for 2017, now that we are 6 months into the year, still remains positive on the property front. The downgrades (S&P and Fitch) have certainly raised concern for an interest rate increase by year end as our Reserve Bank may have to combat potential money outflow from the country if Moody’s follows suit. Yet current inflation levels remain steady with the food inflation slowdown, which does provide opportunity for our Reserve Bank to hold interest rates. Therefore, the short term interest rate cycle outlook is not conclusive!

JAMES LEWIS

Fortunately the property industry operates on an average 7 year cycle from purchase to sale of a home. We view the current economic instability to be short term and trust that stability to the South African economy will return as we see a potential change in our ruling party leadership at year end coupled with our hotly contested 2019 Democratic Elections (a mere 24 months away).

CELEBRATING 27 YEARS OF SERVICE EXCELLENCE

CREDIT DOWNGRADES NOT ALL GLOOM AND DOOM, BUSINESS AS USUAL FOR PROPERTY While disappointed at the news of the credit downgrades by the S&P and Fitch ratings agencies, these were not entirely unexpected given that the downgrade threat had been looming for the past eighteen months. In the wake of recent political and economic shifts, it is only natural to speculate what impact - if any – these may have. Where confidence in the real estate sector is in part, driven by consumer sentiment, it is most encouraging to see the recent unified positive stance across the country. To echo this positive sentiment, Seeff for example concluded a record month during March with our overall turnover at the highest in our more than fifty year history. Not only is this a remarkable achievement for the group, but it also represents a true reflection of the real sentiment in the market place. The mood is certainly not one of “doom and gloom”, but is instead indicative of the zero-tolerance and “can do” spirit that we are seeing being displayed from across all sectors. We therefore expect demand to continue unabated for wellpriced properties, but it is perhaps a good time to pause and reflect on key aspects going forward. There will no doubt be financial consequences and although any effects will take time to filter through, buyers and sellers need to be mindful of prevailing conditions. Sellers need to be mindful of the need for market related pricing. As we have seen with the economic shift over the past year and a half, buyers are becoming more particular about what they will pay. If you are overpricing, then you are likely to lose out. While still nowhere near a buyers’ market, buyers do now have more room to negotiate, but they need to buy within their means and factor into their planning an ability to absorb potential interest rate hikes and cost increases. Life continues and there is still plenty of positivity in the market and we see this reflected on a daily basis as buyers, investors and sellers continue going about the daily business of buying and selling.

Any economy goes through cycles and regardless of the state of the economy, there are always opportunities to buy, sell and invest. Selling prices and turnover may be affected, but sales still continue.

THE 3RD ANNUAL

SEEFF ANDY TODD MEMORIAL GOLF DAY

2017 Group Photo

The 3rd annual Seeff Andy Todd memorial golf day at Royal Cape on 28 April 2017 was a great success. A field of 63 players enjoyed excellent weather and a course in top condition. A betterball stableford format with Andy inspired mulligans helped us raise R5 450 for the Oranjekloof Primary School in Hout Bay. Royal Cape stalwarts, Gavin Clynick and Ian Human, won the day on 50 points. Second placed Roy Evans and Doug Baard, counted out on 50 points. The players enjoyed delicious snacks after their round followed by a property update from James Lewis and the prize giving with Debbie Chalmers handing out the prizes. Seeff would like to sincerely thank STBB and Miltons Matsemela for their generous contribution and for keeping the players hydrated and nourished out on the course. Thank you Stephen Berg (Royal Cape Golf Director) for all your assistance in making the day a success and also to the numerous Seeff staff for their help. 10 | Property Pages | June - July 2017

Write your chapter in the history book of Morgenrood. FROM R7 200 000

(INCL VAT - NO TRANSFER DUTY) Years of meticulous planning has produced a blueprint that is unique. Each home is designed to ensure that it evolves to meet the changing needs of its resident, regardless of age. Liz & Trevor Aspeling, owners and custodians of the original homestead for decades, have transformed the property into a tranquil, gated enclave.

MORGENROOD NOW ivedouble storey maisonettes of grand proportions (from F approximately 200 square metres)showcase huge rooms, high ceilings, thick walls, original timber floors(where possible)and fireplaces. Fastidious attention to detail and an abiding commitment to respecting the stately credentials of the property is evident everywhere. Each home shall offer private terraces that flow to the landscaped gardens, garaging and parking bays. Morgenrood has been skillfully redesigned so that while each home is accessed from a tranquil central atrium, privacy is guaranteed, allowing residents to be as social or as discreet as suits their lifestyle. Kitchens are reminiscent of a French county house and are integrated with the expansive living spaces. As much as possible, original features and finishes have been restored or carefully sourced to match. Master builders and artisans have been appointed to ensure absolute adherence to the exacting and uncompromising standards set. High walls, state-of-the-art alarm systems for each individual home, secure garaging/parking and a 24-hour armed response give peace of mind. Solar power heating, light-saving devices and a rainwater reservoir system for the gardens accord with latest ‘green’ trends. After more than ten years of faithfully guiding this unique lifestyle concept Liz and Trevor arenow happy to invite you to view their gracious home and to select one of the remaining three that are now offered for sale from R7 200 000 inclusive of VAT and exempt of transfer duty. Seeff is proud to have been selected to market these refined residences.

WHY SOUTH AFRICANS ARE CHOOSING THE CARIBBEAN FOR CITIZENSHIP PROGRAMMES

When you think of the Caribbean, beautiful blue oceans that surround fabulous islands, offering a wonderful lifestyle comes to mind. What is more, being a citizen of certain Caribbean countries could also open the world to you as your new passport will give you visa-free travel to soughtafter destinations such as the UK and Schengen countries. With the recent downgrades to junk status and the economic and political shifts in the country, wealthy South Africans are now looking for a Plan B option where they can get access to a second residency or citizenship. Often, the idea is not to emigrate, but families, especially those with children, want to keep their options open. These programs give South Africans the opportunity to hold dual citizenship and enjoy the benefits of two passports. A number of Caribbean Islands now offer citizen-by-investment (CBI) programmes. Notably, most of these offer a relatively straight-forward route to citizenship (no residency) with no requirement of physically visiting, living there or learning a language. The route to citizenship is anything between 3 to 6 months. The investment required 62 | Property Pages | June - July 2017

decorating tips for the home

The best arrangement to make your small home interior design look spacious with minimalist and modern decor ideas SMALL MODERN LIVING ROOM DESIGN APPLYING A WHITE AND GRAY COLOUR SHADE Apply a white and gray colour shade to your design especially for the living room, you can try with a modern design that will make your living room more attractive. For example, you can apply the furniture with a simple model but still looks modern. This room looks so warm because of the brown colour accents that are used for the furniture. Then add an art decor piece to the wall to make it perfect.

SMALL WHITE MINIMALIST KITCHEN DESIGN WITH A WOODEN ACCENT DECOR

A closer look at the kitchen reveals similar themes. Long, white panelling makes it classic and elegant. Lit dark wood panelling creates an inlet of interest. Necessities hide in under-table shelving, while a stove and fridge take a seat to the side. An island bench affords room for unique drop lights to allude to more space.

decorating tips for the home SMALL BEDROOM DESIGN The bedroom brings in the themes of the central space. Emanating relaxation, a dark wooden headboard mirrors the TV room, light-grey walls the kitchen floor. Black hanging lights match white counterparts in the kitchen, and monochrome prints the feature wall. Creating difference, an LED-lit panel beams atop the headboard, while subtle stripes line the rug, cushions and duvet. Minimal shelving and a mirror extend the space and let light in.

SMALL BATHROOM DESIGN Carrying on their accents, more wooden panels are bathroom-bound. Making friends with marbled tiling, they find expression beside towel rails, under sinks and beside the toilet. Stone blocks in white porcelain and a slate benchtop ground the space, while an illuminated mirror and glass panel give the illusion of ever more room.

SA-VOUR A COUNTRY GETAWAY Indulge all your senses. Stay, Taste and Graze@Excelsior

Where is 2017 disappearing to? All of a sudden it was April and I had totally ignored one of my new year’s resolution which was to get out of town at least every six weeks. So to right that, I headed to the country, with Excelsior Manor Guest House in Robertson as my destination. And Chicken Soup for the soul it was! A new addition to the Nuy winery, Nuy on the Hill, was our en-route lunch stop. The restaurant which boasts a spectacular location with magnificent views across the valley, has a modern yet rustic feel. The menu is interesting and varied. I opted for the Lamb Gyro and my friend had the Roosterkoek Burger. Both were fresh and delicious. I tend to live by Google Maps but be warned, there is a false pin, so input Excelsior winery as your destination and not the Guesthouse! As a result of our unexpected detour we arrived at Excelsior mid-afternoon a little frazzled, but the warm welcome we received from James quickly got us in the mood for our relaxing weekend. With a beaming smile he made us feel right at home, and we immediately knew that nothing would be too much trouble for him. 74 | Property Pages | June - July 2017

The De Wet family has farmed at Excelsior for five generations and it is still a working wine farm. The Manor House is the old family farmhouse, built in 1914 with money made from ostrich feathers. It has been lovingly restored and today this Grande Old Dame exudes elegant and luxurious comfort and charm. Having settled into our rooms, we sat on the covered front stoep, which was shaded and cool, and sipped our drinks, soaking up our beautiful surroundings. The front lawns of the Manor House are a luxurious green and I simply had to kick off my shoes to feel the soft grass underfoot. With the stress of the city dissipating, and feeling relaxed after that first glass of Excelsior Sauvignon Blanc it was time for a nap. There are nine rooms at the Guesthouse, each named for a horse that was bred there

and each one uniquely decorated with beautiful antique furnishings, yet paired with the modern luxuries that ensure a very contented stay. Plentiful bottled water, roses from the magnificent rose garden, Lindt chocolates, homemade rusks, sprigs of lavender and Excelsior Muscadel for a nightcap (all of which were replenished during our stay) are the attention to detail that make you feel special and indulged. Excelsior is pretty much equi-distant from the two towns of Robertson and Montagu so one is spoilt for restaurant choices. Whilst there are a number of fine dining establishments in the area we were in the mood for a casual dinner and so decided on Ye Olde Tavern in Montagu, which has a gorgeous outdoor terrace. The food was simple but good. One of the best parts of a country weekend is that you don’t have late nights which then allow for early mornings! So after a great night’s sleep, we were sitting on the pool deck by the time the roosters started crowing bang on seven am. With a cup of coffee and a homemade rusk in hand we watched the sky change colour over the vineyards and the Langeberg Mountains. A cycle through the farmlands built up a good appetite for the hearty farm breakfast that awaited us. As it was a gorgeous morning we chose to sit out on the deck. On offer is a tempting selection of fresh seasonal fruits, yogurts, cereals, local cheeses, meats, preserves and home baked breads. But be sure to save space for the hot breakfast. Thick slices of farm cured bacon, bright yellow farm eggs, tomatoes and mushrooms, all innovatively served on a skewer with a delicious pork sausage. And finished off with an extra piece of toast or the homemade sweetcorn muffin with the apricot preserve!

With a full tummy, the loungers were calling and I happily lay in the gentle sun for a few hours with my book. Relaxed. Quiet. Peaceful. Pure bliss! By twelve thirty I was ready for a pre-lunch aperitif, and so took a visit to the wine fridge, which is stocked with a selection of the Estate’s wine for guests to enjoy on a complimentary basis during their stay. As a long-time fan of the Excelsior wines...their Rose was a new find and it was quite delicious. Naughtily, I had not done all my homework and we discovered that a number of establishments in the area are closed on a Sunday. So make sure you plan accordingly when you visit. Christina’s at Van Loveren, which is less than ten minutes away, was open and could accommodate us. Borders of bright red Cannas welcome you and I was very impressed by the upgraded tasting room. Watching the pizzas and burgers come out of the kitchen I was sorely tempted, but opted for the Beef Chow Mein, which was tasty and packed with colourful veggies and tender beef fillet. To complement our meal we tried the Van Loveren Pinot Grigio, a perfectly light and crisp lunch time wine. Back at the Manor House it was time for tea under the beautiful old trees and another late afternoon nap…. As we watched the sunset from the back stoep which led out from our rooms, the delicious aromas wafting from the kitchen made us very sorry that we hadn’t booked for dinner! Kirstin (the fabulous Guest House Manager) offers home cooked dinners at the Manor House on most nights. On the menu was a Haloumi and Parma ham salad, Roast Beef fillet with a creamy mushroom sauce and a Rooibos infused Crème Brulee! Accompanied naturally, by a selection of Excelsior wines. Instead we headed to Robertson to the highly recommended Bourbon Street Social. Great décor, good menu, decent wine list and a great Craft Beer selection. Having indulged all weekend we decided on a selection of tapas… The Thai chicken bites were the firm winners and I would definitely go back to have one of the burgers if the sliders were anything to go by! A nightcap of the Excelsior Paddock Shiraz on the stoep accompanied by the farm collie, Mungo, and cats Houdini and Allie, was the perfect end to a great day. Next morning, after a fabulous walk through the vineyards and orchards, we strolled across to Graze@Excelsior which is situated on the banks of the farm’s dam. They offer breakfast and lunch from a regularly changing menu. Fresh Roosterbrood is baked daily in the wood-fired oven and filled with a selection of gourmet fillings. Also on offer are a selection of light meals and sweet treats. Naturally the Estate wines are available at cellar door prices. If you want to taste wine before lunch, you can walk down to Taste@

Excelsior which is a gorgeous tasting room, uniquely situated right on the dam. Both venues offer spectacular views and there is a great play area if you have little people. Sadly it was time to head back to the city and reality. But all my senses had been indulged and I had had my top up of soul food. Now the question is … when can I go back?

Acclaimed Chef Eric Bulpitt shook-up the Cape winelands’ culinary landscape by opening the hotly anticipated new restaurant, FABER, on Avondale wine estate outside Paarl, in October 2016. FABER marks the meeting of minds and passions between a chef and a winemaker, paying tribute to the craftsmanship in both the kitchen and the Avondale cellar. With a shared commitment to sustainability, and dedication to their craft, it’s no surprise that Bulpitt and Avondale proprietor Johnathan Grieve ‘clicked’ from the moment they first met in early 2016. The Avondale story is one of embracing ground-breaking biodynamic and organic farming practices to produce wines that reflect the terroir; wines that pay tribute to the soils that produced them. The same can be said of the cuisine on Bulpitt’s brand-new menu, where this progressive chef will take inspiration from the seasons, the land, and the finest local produce. Bulpitt certainly doesn’t have far to travel in search of fresh seasonal produce for the FABER kitchen. Avondale’s organic and biodynamic food garden has already been extended to produce fresh vegetables and herbs for the restaurant, while stone fruits and citrus from the farm’s orchards arrive with the changing seasons. Eggs are harvested daily from the ecofriendly egg-mobile housing Avondale’s free range chickens, and in time the farm will provide a steady march of broiler chickens and pasture-reared organic beef to the kitchen. While seasonality and produce underpin the thinking behind each dish, the move to Avondale has also allowed Bulpitt to flex his creative muscles. However, that creativity is always tempered with the chef’s long-held ethos of embracing simplicity on the plate. It’s the perfect mirror for this remarkable collaboration between two passionate craftsmen: marrying the terroirdriven wines of Avondale with the seasonal cuisine from Chef Eric Bulpitt, FABER is set to redefine the world of Cape winelands cuisine. During winter season the restaurant is open for lunch from Wednesday to Sunday from 12h00 – 14h30 and for dinner from Thursday to Saturday from 18H30 – 21h00 from 1 May to 30 September. TRAVEL GUIDE TO

Bali

Known as the ‘Land of the Gods’, Bali is undeniably beautiful. For a small tropical island, Bali has an amazing ability to provide something for everyone. Initially discovered by surfers for its amazing beaches, Bali is now well recognized for not only its great surf and stunning beaches, but also its diving and array of other watersports, resorts, restaurants and nightlife. Whether you

Article source: http://www.frommers.com/

enjoy crowds or a secluded beach, Bali has the lot!

There’s a reason the crowds come and it’s this: Bali pretty much offers anything a traveller might want. It’s beautiful, the culture is rich and fascinating, it’s cheap (or at least consistently excellent value for money), the geography is stunning, the shopping eclectic, cuisine wide-ranging and delicious, and the people friendly. In short, Bali is often what other destinations try to conjure themselves up to be when seeking to entice tourists. 80 | Property Pages | June - July 2017

The challenge of a holiday in Bali is not to find something to do or hunt down a fabulous place to hang your backpack/ kaftan/Louis Vuitton luggage: it’s successfully whittling down the enormous list of possibilities to a few manageable items.

travel

Let’s begin with the beaches. Kuta, a long arch of sand that stretches into Legian and Seminyak beaches, was the original beach of choice for surfers who first started straggling into Bali in the 1960s. These days Kuta still attracts beginner surfers, with its gentle breaks and array of surf schools vying for the attention of newbies. But many people come to just hang out on the beach, swim and party as well. Those seeking big nights out tend to gravitate to the Kuta/Legian area, with the style of parties tending to get more sophisticated and exclusive (generally speaking) as one heads north toward Seminyak and then to a lesser extent the much quieter Canggu area. Thumping bars, gourmet restaurants and designer shops vie for the attention of the crowds right across this patch of Bali. This is a good spot for families with older kids, with attractions such as Waterbom park and loads of water sports on offer.

Article source: http://www.frommers.com/

Sanur, on the east side of the island, is another of Bali’s original beach resort areas. What it lacks these days in terms of trendiness it more than makes up for in terms of easygoing-ness. The beach is fringed by a reef meaning the shore is safe for kids’ swimming, and a boardwalk along the beach makes pram pushing a pleasant rather than fraught experience. From either coast, head up north through patchwork rice paddies to the cooler hills of Ubud, the island’s cultural and artistic heart. Check out the Monkey Forest, a revered temple sanctuary where primates who can be a bit naughty are boss. As well, look up eccentric Victor Mason and book in for a bird-watching ramble through the paddies. Ubud’s dining choices in particular are superb, whether you’re after cheap and cheerful, authentic Indonesian or a world-class degustation. Cooler than Ubud still is the fruit and veg capital of Bali, Bedugul. Wander around the lush Bedugul Botanical Gardens -- where Bali Treetop Adventure, which boasts an array of adventure circuits that include flying foxes, spider nets and swings -- and perhaps try your hand at strawberry picking as well.

Across the northern and eastern coast are plenty of opportunities for diving or snorkelling. Padang Bai, Candidasa and Amed are sleepy but pretty resort areas to the east, while Lovina and Pemuteran are lovely northern spots. The west is more remote and rugged, though with some worthy destinations: Balian beach is suited for surfing rather than swimming, but has a sprinkling of pretty places to stay and slip into the quiter way of traditional Balinese life. To the far south of the island lies Tanjung Bukit, home to plush Nusa Dua and an array of exclusive resorts nestled into cliffs with breathtaking views of the Indian Ocean. Nusa Dua was deliberately developed as a high-end traveller’s ghetto. It mostly is, but the beach is publicly accessible and often you may eat a meal at a resort and use their pool and other facilities -- check ahead of time. Other beaches around the Bukit are also publicly accessible and are some of the most stunning spots on the island: Padang Padang, Balangan and Nyang Nyang are all breathtaking. The former two have a few warungs to keep you fed and watered, but Nyang Nyang is a bring-your-own picnic affair with somewhat tricky access. A must-see (albeit very touristy) on the Bukit is the kecak performance at Pura Uluwatu, when more than 100 Balinese portray the classic Hindu epic, the Ramayana, with dancing and amazing rhythmic chanting. After the dance head back to Jimbaran, where warung after warung sets up candelit tables on the sand and serves barbecued seafood freshly plucked from the waters lapping nearby. Select your own fish, prawns and mussels which are served with rice, vegetables and an array of tempting condiments, light or heavy on the chilli. Don’t forget to factor in time for a spa visit while in Bali. The spa at Ayana, the former Ritz-Carlton, is repeatedly voted as one of the world’s best and if you have the money, is a worthy splurge. Those on a more typical budget should check out Jari Menari, an all-male masseuse joint in Seminyak, while those on a tighter budget still should book into Cozy on Kuta’s Sunset Road -- our pick for Kuta’s best attraction! TOP 8 THINGS TO DO IN BALI 1 Tanah Lot Temple Tanah Lot Temple is one of Bali’s most important landmarks, famed for its unique offshore setting and sunset backdrops. An ancient Hindu shrine perched on top of an outcrop amidst constantly crashing waves; Tanah Lot Temple is simply among Bali’s not-to-be-missed icons. The onshore site is dotted with smaller shrines alongside visitors’ leisure facilities that comprise restaurants, shops and a cultural park presenting regular dance performances. The temple is located in the Beraban village of the Tabanan regency, an approximate 20km northwest of Kuta, and is included on most tours to Bali’s western and central regions.

2 Uluwatu Temple Uluwatu Temple, or Pura Luhur Uluwatu, one of six key temples believed to be Bali’s spiritual pillars, is renowned for its magnificent location, perched on top of a steep cliff approximately 70 metres above sea level. This temple also shares the splendid sunset backdrops as that of Tanah Lot Temple, another important sea temple located in the island’s western shores. Pura Luhur Uluwatu is definitely one of the top places on the island to go to for sunset delights, with direct views 82 | Property Pages | June - July 2017

overlooking the beautiful Indian Ocean and daily Kecak dance performances. Balinese architecture, traditionallydesigned gateways, and ancient sculptures add to Uluwatu Temple’s appeal.

3 Besakih Temple - East Bali Besakih Temple, known as Bali’s ‘Mother Temple’ for over 1,000 years, sits 1,000 metres high on the southwestern slopes of Mount Agung. Besakih is an artistic and unique complex that comprises at least 86 temples which include the main Pura Penataran Agung (the Great Temple of State) and 18 others. Besakih is the biggest and holiest of the island’s temples and is surrounded by breathtaking and scenic rice paddies, hills, mountains, streams, and more

4 Tegallalang Rice Terraces - Ubud Tegallalang Rice Terraces in Ubud is famous for its beautiful scenes of rice paddies involving the subak (traditional Balinese cooperative irrigation system), which according to history, was passed down by a revered holy man named Rsi Markandeya in the eighth century. Tegallalang forms the three most splendid terraced landscapes in Ubud’s shared region, with the others being in the villages of Pejeng and Campuhan. The Tegallalang rice terraces alone offers a scenic outlook

that spreads down before you and away to the rice paddies on the slopes across the valley. The high roadside location is cool and breezy and it is a well-known spot for tourists to stop and take photos. Painters and nature lovers also enjoy visiting this spot, and there are numerous art kiosks and cafes near the ledge offering their ware.

5 Ubud Monkey Forest Ubud Monkey Forest, also known as the Sacred Monkey Forest of Padangtegal, is one of Ubud’s most popular attractions; a natural forest sanctuary that is home to a horde of grey long-tailed macaques. The site is well preserved thanks to a community-based management program. The forest is also conveniently positioned near Ubud Town Centre, and within easy walking distance from guesthouses and resorts along the main roads of Jalan Hanoman and the namesake Jalan Monkey Forest. Besides watching playful monkeys in their natural habitat, swinging through canopies, lazing along pathways or feeding on bananas, the site offers cool walks along paved pathways through a leafy nutmeg forest. Beautiful ancient temples with guardian statues covered in moss also feature throughout the forest. Those staying outside of Ubud and coming for a day tour usually have the Ubud Monkey Forest as a mustvisit, combined with sightseeing highlights at the Ubud Royal Palace and shopping sprees through the expansive Ubud Art Market, all only a 10-minute drive away.

Penelokan, Batur, and Kintamani. There are also some old Balinese villages around Batur Lake, often referred to as Bali Aga villages. Penelokan is a popular stopover, serving as a vantage point at the southernmost of the crater rim, offering sweeping views over the Bali volcano.

8 Bali Safari & Marine Park Bali Safari & Marine Park offers a fun day out, and serves as one of the island’s largest and most visited animal theme parks which opened its gates in 2007. The Bali Safari & Marine Park was established by Taman Safari Indonesia; covering 40 hectares of land in the Gianyar regency. It is home to over 60 species, all of which roam free in large enclosures that mimic their natural habitats. Enjoy riding on a safari bus to visit the animals, watching fascinating elephant talent shows, get cuddly with baby orangutans, and view baby sharks at the aquarium. Families travelling with children will have a blast together at the adjacent water and amusement parks.

6 Ubud Art Market The Ubud Art Market, locally referred to as ‘Pasar Seni Ubud’ is located opposite the the Puri Saren Royal Ubud Palace and is open daily. Here you can find beautiful silk scarves, lightweight shirts, handmade woven bags, baskets or hats; statues, kites and many other hand-crafted goods. Most of the goods found at the Ubud Market are made in the neighbouring villages of Pengosekan, Tegallalang, Payangan and Peliatan. The location of the Ubud Art Market which is centred among the art producing villages, and being just opposite the royal palace which is a centre point to Ubud itself, make it a strategic shopping place for Balinese handicrafts and souvenirs. The Ubud market also serves as a setting for the Hollywood movie Eat Pray Love, which shows a scene where actress Julia Roberts opposite a male character strolling through the stalls which are frequently visited by foreign and domestic visitors in real life. Naturally, bargaining is essential.

7 Kintamani Volcano and Mount Batur Bali volcano, also referred to as Kintamani volcano or Mount Batur as a whole, is a popular sightseeing destination in Bali’s central highlands. The magnificent views of the 13sqm Batur caldera lake serves as the main attraction, surrounded by the captivating Mount Batur range. You can find plenty more reasons to linger around the crater itself, while those with a penchant for adventure can also take a winding road down along the lake shore to Toya Bungkah, Ulun Danu Batur temple, and a collection of hot springs. The Kintamani area consists of three main villages, namely Property Pages | June - July 2017 | 83

1. WARMING UP ABS:

2. ROLLING UP:

• You need to lie on your back, bend your knees and place your feet on the floor. • Breathe in and tuck the chin towards the chest. • Then breathe out and curl the head, shoulder and neck off the surface. • Lift your arms and then reach the feet. • Now revert to the starting pose. • Repeat it eight times.

• Lie down on your back. • Now, stretch your arms and extend your legs to resemble a straight line. • Breathe in and bring both arms overhead. • Curl the upper body off the floor. • Breathe out when the body is halfway up and carry on rolling forward to touch the toes. • Then inhale and revert to the starting position. • Repeat it ten times.

5. TORSO TWIST:

• Raise the legs upwards and inhale to stiffen the abs. • Then breathe out and lower the legs gradually. • When the legs are about to touch the floor, you should pause and inhale. • Again exhale and raise the legs to the earlier position. • You can repeat it ten times.

• Sit in a cross-legged position, stretch your arms forward and inhale. • With hips in a square position and stiff abs exhale and rotate the upper body to your right. • Revert to the starting position and repeat the pose on your left side.

4. SCISSOR MOVE:

6. BICYCLE CRUNCH:

This move is one of the best exercises for lower abs.

The exercise helps tone the abdomen.

• Lift both the legs upwards and keep them perpendicular to the floor. • Lower the left leg until it is a few inches above floor level. • Lift your head and shoulders off the floor and hold back part of right leg. • Then pull it slowly towards you. • Switch legs and repeat the steps. • Do it ten times.

• While sitting on the floor, straighten the legs in front and gradually lift the feet off the floor. • As you gain balance, place your hands behind the ears. • Now move one leg towards the chest by bending it at the knee. • At the same time, twist the lower torso so that the elbow touches the moving knee. • Do the same with the opposite limbs. • The movement simulates the movement of pedaling a cycle. • Repeat the exercise a few times.

PLANTING TREES FOR SMALL GARDENS Wouldn’t we all love to have a tree in our garden? A tree gives us so much…. shade, warmth and attracts nature to our gardens. However, choosing a tree can be difficult because the wrong tree can create decades of trouble for the gardener, either because it is very messy, has outgrown the site, or poses a problem to the foundations of buildings, water and sewerage pipes etc. We also need to consider if the tree you want to plant is on the invasive species list. See some of my favorite small trees/shrubs for smaller-medium gardens: • Bottlebrush (Callistemon): Tough evergreens, flowers in spring/ autumn • Cheese wood (Pittosporum): Evergreen, variegated foliage • Citrus trees: evergreen, lemon trees flower up to 4 times a year!! Bonus • Cabbage Tree (Cordyline): Gives a palm like effect • Sersia (Blinktaaibos, in Hlokoshiyane): semi-deciduous, indigenous, • Hibiscus: (rose of sharon) flowers in late summer and autumn, stunning • Carissa macrocarpa (num num): evergreen, indigenous, fruits are edible • Olive (olea europaea): evergreen ornamental, very popular • Orange jasmine (Murraya exotica): evergreen, sweet smelling flowers • Sagewood (Buddleja salviifolia): semi evergreen, flowers Aug-Oct • Tree wisteria (Bolusanthus speciosus) Indegenous and just wow! There are many more but I would say these are the top performers in my opinion. 86 | Property Pages | June - July 2017

For those out there who really don’t have a clue about what evergreen, semi evergreen or semi deciduous means then look noooo further… EVERGREEN - relating to or denoting a plant that retains green leaves throughout the year. “the glossy laurel is fully hardy and evergreen” SEMI-DECIDUOUS OR SEMI-EVERGREEN is a botanical term which refers to plants that lose their foliage for a very short period, when old leaves fall off and new foliage growth is starting.

gardeningtips

How to properly plant a tree/large shrub: Yes yes I know some of you are like “gosh that’s easy” dig a lil hole throw some compost in then pop in the tree... hey presto” aaahhhh no stop right there. Remember you’re planting a little living thing which will need to grow its little legs and stretch and be able to obtain its nutrients in the soil to grow. 1. The width of the hole should be at least 3 times the diameter of the root ball or container or the spread of the roots in the case of bare root trees. This will provide the tree with enough worked soil for its little legs (roots) structure to establish themselves. 2. Gently remove the shrub/tree from the bag or pot (try not to hold tree from the trunk, it’s like you’re strangling the poor thing) gently remove any soils at the root not all just enough to expose some roots. BE VERY GENTLE 3. Make sure the hole where you have dug has good drainage. Any soil you took out then back fill into the hole adding in compost, manure and topsoil. Fill hole just to the top of the ball, do not pat down the surface area like you’re patting yourself on the back…. We want water to get into that hole. 4.

Newly planted trees should be watered at the time of planting. In addition, during the first growing season, they should be watered at least once a week

in the absence of rain, more often during the height of the summer. However, care should be taken not to overwater as this may result in oxygen deprivation. 5. Fertilize: please treat your tree with the right fertilizer for that specific tree. Your local nursery should know, if not give me a call! Don’t forget to stake your little gem then watch them grow.

WHO NOSE? BY HAMISH CURRIE BVSc

Rhino poaching continues unabated in South Africa. To make matters worse a rhino was killed recently in Thoiry zoo near Paris and its horn taken. Over one thousand rhinos were killed in South Africa in 2016! People will do anything for money!

R

hino horn is one of the most expensive commodities, with an end user price of around US $60 000 a kilogram. A rhino horn can weigh around 6kg and more. This equates to US$360 000 which is nearly 5 million rand! It is believed it is used for medicinal purposes including its use as an aphrodisiac. Rhino horn is a status symbol which is attached to a grinding plate and ground into a powder and consumed with a sip of Saki with friends to celebrate health! Experts tell us most of our rhino horn ends up in Vietnam from where it is moved to China and other South East Asian countries. Western people find it bizarre that such a useless item can command such a high price. We forget of course that we find it acceptable for sparkling stones called diamonds to be worth millions. Diamonds are equally as useless as rhino horn but they are both status symbols!

reserves it is an option. If every rhino is dehorned, one rhino cannot have an advantage over another during territorial disputes and a dehorned rhino, due to its intimidating size, can easily protect its offspring from predators. The trade in rhino horn has recently been legalized in South Africa. The Department of Environment Affairs is seeking to regulate a trade for personal purposes. Permits will be needed and all horns will be identified using DNA sequencing to confirm their origin. One might ask will this be open to corruption and will our authorities have the ability to control it? Ever heard of blood diamonds! Who knows!

Efforts to stop the problem are not very successful. It seems strong men with guns are not enough to stop it. Rhinos use their horns to protect themselves and their young from predators and also as their weapons during territorial conflict. The horn is nothing more than compressed keratin, so removing it is no different to trimming our fingernails. How to deal with rhino poaching is a contentious debate. Legalizing the trade is one option with people suggesting the trade be controlled in a similar manner to the way De Beers sells diamonds. The pro- and anti-trade debates become personal and heated. One option is to dehorn them. Is this an unacceptable insult to a noble creature? What is a rhino without a horn? However, removing a 5-million-rand incentive to save its life could be regarded as an acceptable option. This is not practical in large reserves with many rhinos, but in smaller

MAYNARDVILLE, WYNBERG THE MAYNARD FAMILY

Levi and Sarah Maynard, originally from Huntingdonshire, arrived in the Cape Colony on 1 May 1820. Their son, James Mortimer Maynard, established himself as a well-known bachelor with substantial assets by the time he settled in Wynberg. In 1838, James took over the farm of Rozendal from an insolvent widow, Ellert, to whom he had advanced money as a morgage on her property. He later bought another property from the same widow to make up the site for his home, Maynard’s Villa. James continued advancing money for loans and morgages and reinvesting his profits in property. He derived a considerable income from his tenants and he was soon recognised as one of Cape Town’s premier landlords with political and economical power.

James Maynard

At the age of forty-six he married the widow of Charles Napier. James Maynard died on 9 September 1874. As he failed to produce an heir, his estate went to his nephew, William Mortimer Maynard Farmer.

THE NEXT GENERATION William Farmer, already an established business man by the time he inherited his uncle’s estate, rebuilt the house, joining the two houses to form a large home suitable for lavish entertainment. The gardens were created by Robert Bain, who was trained at Kew Gardens. As a director of the Union Castle Company, Farmer entertained many influential public figures at Maynardville, thus getting greater support in his political carreer as member of parliament and local government.

Article source: http://www.oldwynberg.co.za/maynard.htm

William Farmer married the daughter of major Richard Wolfe, then resident magistrate and civil commissioner of Wynberg. Their daughter, Enid, married John Bernard, a major in the Royal Marines and had two sons, Gerald and Brian. The homestead was demolished in 1954 after Gerald sold Maynardville to the City Council of Cape Town.

NAPOLEON FASCINATION In 1841, the remains of Napoleon was exhumed from his grave on St Helena and moved to Dôme des Invalides in Paris. James Maynard then bought the gates that guarded the St Helena tomb and had them shipped to Cape Town to be placed at the driveway to his estate. The Willow grove at Maynardville was cultivated from cuttings taken from the trees surrounding the tomb. The gates remained at Maynardville for 100 years, after which they were returned St Helena to be restored to the original site.

MAYNARDVILLE TODAY An open-air theatre was first founded in Maynardville Park on 1 December 1950, when a mixed Committee from both Wynberg and Athlone opened it with a performance of the ballet, “Les Sylphides”. This was to raise funds for schools in underprivileged areas of Cape Town. Two Cape Town actresses, Cecilia Sonenberg and René Ahrenson, took the open-air theatre to another level entirely, when they were invited by the Committee to lead Shakespearean performances there. Leslie French from Regents Park Open-Air Theatre in London was brought to Wynberg to produce the first production in the Maynardville Open-Air Theatre. “The Taming of the Shrew” opened on 29 January 1956. Many Shakespeare productions have since been performed here. Maynardville Open-Air Theatre is situated on the corner of Church and Wolfe Streets. Bookings for shows can be made through Computicket. Excess Hair?

Male Skin Care Today, we are way beyond a skincare and grooming routine being only for the metrosexual male – in fact, maintaining youthful appearances has become as much a part of every man’s daily routine as dressing well has. The most common conditions that men struggle with are acne and acne scarring, razor bumps caused by ingrown hair along the beard and neck area and then of course hair issues that include bushy eyebrows, nostrils and ears and hairy backs and necks. Hair Maintenance Unwanted hair on the face or body does not contribute to a groomed look. Fortunately, there are now options to have this unwanted hair removed on a permanent basis. Laser hair removal has shown great success to permanently remove hair on the back and neck, whereas bushy eyebrows can be trimmed, and hair in the nostrils and ears can be managed by waxing.

Injectables Like their female counterparts, many men also defy the signs of ageing by making use of Botox® and fillers. But, most men are looking for slightly different results to women. Men generally want to soften their wrinkle, rather than get rid of it, to ensure they lessen the obvious signs of ageing, but don’t give up their rugged look. The most important part of any of the procedures mentioned above is to seek professional help. Certain treatments can only be administered by medical doctors. Furthermore, peels and lasers can be dangerous, therefor it is advisable to visit an aesthetic clinic to get a full assessment in order to get an individualized treatment package worked out based on specific needs. 110925

When the skin reacts with acne or pimples, it is usually telling us that something is not functioning optimally inside the body. A proper digestive and hormonal system is the foundation for a healthy body, therefore it makes logical sense that if you don’t supply the basic building blocks for a healthy system, it can’t function as it’s designed to. For this reason, ensuring that the gut is in good health is a good place to start. Once the internal systems function properly, the appearance of the skin will automatically improve. A gut health test can be done with one of the integrative doctors on the team at Health Renewal. Acne can successfully be treated topically by a number of different chemical peels, which would depend on each individual skin type and the severity of each case. A series of treatments drastically improves the condition of the skin. Acne scarring, which can be the result of severe acne from decades prior, can be treated by skin needling procedures such as Dermapen, Mesotherapy, or the latest Platelet Rich Plasma facial, which is also known as the vampire facial. Issues such as skin tags, razor bumps or red cheeks can be addressed by a number of laser or light treatments, such as the Nd:YAG laser, Limelight (pulsed light) or Fraxel Dual Laser. When it comes to peels, however, it is important that each case is assessed individually, before a treatment plan is put together.

a d n i l e B f o k s e d e From th Effective 1 July 2016, in terms of the City of Cape Town Municipal Planning By-law, 2015 (as amended), owners of all properties which fall within the City of Cape Town Municipality and which are zoned SINGLE RESIDENTIAL 1 (SR1), have the right to erect a second dwelling on the property (within applicable building regulations). Should your SR1-zoned property have a restrictive title deed condition prohibiting more than one dwelling, application first has to be made to the Municipality to have the condition removed. This second dwelling consent on SR1 properties situated within the City of Cape Town has boldly opened up doors for an owner to create a sectional title scheme on a property and sell off one or both sections - especially useful where they cannot subdivide due to minimum erf size restrictions for the area. Not to mention that sectional title is a quicker process. As with the above, any title deed

SEEFF PROPERTY EXPOS AT CAVENDISH SQUARE Seeff Southern Suburbs, Hout Bay and Llandudno host four exciting property exhibitions every year at Cavendish Square. These take place at the end of each quarter in March, June, September and December. For sellers and buyers alike, it is a perfect opportunity to get some fantastic insight into the market.

F

or sellers, it is an ideal opportunity to showcase their properties to large numbers of visitors and potential buyers. Buyers get exposure to a wide selection of top properties that are on the market across the area and thus get to see more choices than they might otherwise. These expos are high profile events that are popular with visitors to the mall and have proven successful over many years. Cavendish Square is a landmark and the largest shopping and entertainment centre in the Southern Suburbs. It attracts on average 1.2 million visitors each month. This makes it the perfect location for homeowners to showcase properties exclusively mandated to Seeff, guaranteeing them that their property will not only be seen by large numbers of people, but also actively marketed by the experienced Seeff agents on duty at the Expo.
