Steady and solid so far for the property market Despite the second of what is set to be a series of interest rate hikes, the housing market remains steady and solid. The economic challenges and headwinds notwithstanding, we are still seeing a resilient market. That is not to say that rising interest rates and costs are having no effect. It is most certainly affecting home affordability and, on a wider scale, we are seeing a slower market. That is inevitable given the economic climate, but there is no disaster in sight and no need for buyers and sellers to panic. Our agents have for some time been preparing our clients – sellers and buyers alike - that they need to factor rising interest rates, a slowing in demand and general economic decline into their home selling and buying decisions. That means that buyers need to budget carefully and buy well within their means and factor in additional rate and cost hikes. On the flip side, sellers need to be mindful that prices are under pressure and the time for high price expectations has come to an end. On the whole, we are still seeing a property market that is holding up well. Seeff’s turnover for February for example was just under R1.2bn, very similar to last year’s figures. Ooba too reported a record month in terms of bond applications and we remain confident about the market for this year.
FROM THE CHAIRMAN
SAMUEL SEEFF
Looking forward, we expect the market to absorb the latest rate hike and, after the initial impact, to adjust to the economic challenges. There is no doubt that the mini-boom is now over, but it will remain business as usual. Remember, we are still sitting with an interest rate that is below the average of around 13%-14% of the 2000-2007/8 period and the 18%-25.5% range of the late 1980s to late 1990s. Even then, there was still activity in the market. That notwithstanding, we add our voice to other business leaders and economists and call for decisive action to get our economy back on track, at least insofar as what we can control is concerned. We are delighted to present some of our top property listings here, but be sure to also visit our website, www.seeff.com for access to all of our exciting listings.

NEW DEVELOPMENT
SELLS WELL IN TRENDY WOODSTOCK 60% sellout since the launch date of the total 136 units for sale at The Iron Works, a trendy new mixed-use development in Woodstock, according to Seeff agents Bernice Musikanth of the City Bowl branch and Craig Algie of Woodstock. The development comprises a ground floor retail section, three parking levels, five levels of residen-tial apartments, and 24-hour secu-rity that includes CCTV cameras and secure parking. The one and two-bedroom apartments with city or mountain views range in size from 50m2 to 106m2. Some of the units have balconies. Prices range from R1.3 million to R2.8m including VAT and no transfer duty is payable. There are finance packages available from va-rious institutions for qualifying buyers, say the agents. Finishes include epoxy floors, gas stoves in the kitchens, and fibre optic and wifi internet connection. “The development is within the urban development zone (UDZ) with tax incentives for investment buyers. The units should yield very attractive rentals given the desir-ability of accommodation in the area,” say the agents. Algie says there is strong demand for new units in Woodstock and the development is selling quite well. “The Iron Works is on the corner of Main and Ravenscraig roads and the complex and location offer an attractive alternative to the city City Bowl and Atlantic seaboard,” says Algie. “It is well positioned for access to the N1 and N2 and is on the MyCiti bus route. It is a few minutes’ drive from the University of Cape Town and the Cape Peninsula University of Technology You are also right on the doorstep of the city centre and Green Point high streets as well as the Waterfront and many attractions of the Atlantic seaboard.” According to Musikanth and Algie, the Woodstock area is seen as an excellent up and coming invest-ment area. Property values have grown by 40 to 60 percent over the last few years, says Algie. “Woodstock is one of the oldest neighbourhoods in Cape Town and has some fine examples of Victorian and red brick architecture, both of which have experienced a notable revival of late. “It has an artistic village atmosphere with trendy work and living spaces, many in converted old buildings and houses. “There are

several small boutique-style and artisan shops and a number of creative industries - Woodstock has become the new hot spot for decor and other artisan crafts,” says Algie. Construction of The Iron Works is scheduled to be completed in September next year.

RETIRE IN STYLE
NEW RETIREMENT UNITS ON OFFER AT PLUMSTEAD RUSOORD RETIREMENT VILLAGE A new phase of retirement units has been launched at the Plumstead Rusoord (PlumRus) development located in the tranquil suburb of Plumstead in the heart of the Constantia Valley. This comes on the back of enormous demand for more retirement units in this very successful retirement development according to Seeff Constantia agent, Kay Broughton. On offer are 11 brand new two-bedroomed apartments, each around 68sqm in size with an open-plan living area and kitchen as well as an undercover parking bay. Each unit is equipped with a pre-paid electricity meter and the costs of electricity as well as the insurance of the furniture and contents of each unit is for own account. The apartments are all north facing with uninterrupted mountain views and are located on the first and second floors only with a lift. There is a choice of finishes. The units are sold on a Life Rights basis, priced at R1.595M each. There is an additional monthly levy of R4,950 per person (R9,020 for two people). There is also a non-refundable administration fee of R15,000 plus VAT payable.
Aside from everything on offer on-site, residents have access to a wide range of facilities in the vicinity, from leisure walks to clubs that offer golf, tennis, bowls and more. There are also many other leisure facilities including shopping malls, restaurants and wine farms close by. The Constantia Valley is one of the most sought-after residential areas, not just amongst Cape buyers, but buyers from across the country and globe for that matter are drawn to the area according to James Lewis, Seeff’s licensee for the Southern Suburbs, Hout Bay and Llandudno. It provides a stunning environment to enjoy your golden years. You are surrounded by the beautiful Constantiaberg that is covered by Cape fynbos interspersed with the vineyards of the oldest wine estates in the country. Beautiful vistas, clean air and healthy living is what you get here, says Lewis.
The levy payment covers aspects such as security, maintenance of the buildings and gardens, utilities such as water, emergency medical care, weekly cleaning of the unit, weekly laundry, lunch daily, DSTV access point and basic bouquet of services and an intercom and assistance service. Residents also have access to top class healthcare facilities that include frail care and assisted living. The Constantiaberg Medi-Clinic is also located next to the village. Other facilities include a club house with a library and various spiritual and social activities and groups such as a weekly rummy club. Other on-site facilities include a hairdresser, coffee shop, in-unit medical care, regular excursions and more, all for the own account of the resident. A minimum age of fifty five applies. On death, the full capital paid is refunded to the estate. Broughton says that the Plumstead Rusoord Retirement Village offers everything in one location that any retiree could want for. Investing in this development means a carefree lifestyle with everything that you need including professional services and vital medical care right on hand. The facilities and services are excellent, as is the location. the property pages | june - july 2016 | 51

EXCLUSIVE NEW
LUXURY TOWNHOUSE DEVELOPMENT, 22 ON EARL, LAUNCHED IN HOUT BAY An exclusive new townhouse development, offering just four luxury homes has been launched in Hout Bay. ‘22 On Earl’ is situated in Earl Street on the foothill of Northshore amidst stunning natural surrounds, yet with all the conveniences of the village on the doorstep. The development enjoys stunning views and an enviable lifestyle according to Stephan Cross, Sales Manager for Seeff Hout Bay. The double storey homes are semi-detached, offering a total floor space of around 200sqm. Each home comes with a swimming pool, set amidst a landscaped garden. There are three bedrooms on the upper level, the main with an en-suite bathroom along with a family bathroom shared by the other two bedrooms. The living areas on the lower level are open-plan and lead to a large terrace with a built in braai that overlooks the garden and swimming pool. The kitchens come with a separate scullery.
nature with mountains and trees to the rear and to the front, miles of blue ocean. You are only about 15 minutes’ drive from the Atlantic Seaboard to the one side and the Southern Suburbs to the other side, both along scenic routes. Within the village itself, you have access to top class facilities including retail and other services, restaurants and a host of boutique stores. There are excellent schools including private schools. You literally have everything you need at hand. Add to that the hiking and cycling trails and surrounding protected reserves that you can explore as well as the equestrian trails and stabling facilities. With so much going for it, Hout Bay has become one of the most dynamic property markets of the Cape metro with rocketing demand and property values, says Cross. It has become a real property investment hot spot and this new development is a welcome addition to the market.
Energy efficient heat pumps supply the power for the hot water. Each unit also has a double garage with direct access into the home. The indoor and outdoor living areas offer an excellent flow, ideal to enjoy the wonderful climate and seaside lifestyle that Hout Bay offers, says Cross. The units are priced at R3.85 million each inclusive of VAT. There is no transfer duty payable. The homes were designed by Michael Kommüller Architecture and are modern with extensive use of natural materials throughout. The architecture was inspired by Hout Bay’s farming and fishing heritage and barn-type structures that tend to incorporate stone and masonry, light corrugated steel and timber. The incredible landscape of mountain, valley and sea was also taken into account as well as the contemporary demands and expectations of the local housing market. Additional factors that informed the design include the opportunity for fabulous sea views to the south and protection against the winds. The end result incorporates many unique aspects such as high pitched ceilings for the upper level, a sloping of the upper level roof to enhance the natural light. On the ground floor, a further dynamic is added with certain walls breaking from the traditional right angle to create an angular inviting flow of movement and play according to the architects. Cross says that all of this careful consideration means that buyers can be assured of modern homes that offer unique living spaces that fit perfectly into the environment and meet the needs for modern urban living. Hout Bay has become the quintessential urban village, says Cross. It offers the perfect seaside location, yet amidst unspoilt

Transform dark wood furniture

WITH CHALKED PAINT
Rust-Oleum’s Chalked ultra matte paint is perfect for transforming dark furniture into wonderful painted pieces that match the decor in your home. While there are plenty of chalk paints on the market, and even recipes to make your own chalk paint, I have discovered that Rust-Oleum’s Chalked ultra matte paint is the most affordable and is super easy to use. You will find instructions in our Decorating section for using Rust-Oleum’s Chalked paint, and more information on this product in our Rust-Oleum Crafts section. You will find the selection of six, vintage Rust-Oleum Chalked paint colours at your local Builders Warehouse. 56 | june - july 2016 | the property pages
diy for the home Not everyone loves dark wood furniture and whether you inherit a piece of dark wood furniture, or come across a bargain secondhand find, it is sure to be in need of TLC. In most instances these pieces are scratched and dented, or covered with layers of wax. That’s where Chalked paint makes it so easy to give these pieces a makeover. All you need to do is give the furniture a light sanding and then apply the paint.
Cracks are another common defect found on many older pieces of furniture. Wood continuously expands and contracts and changes in ambient conditions can cause even more movement in wood, as will lack of regular application of wood treatment products. Because Chalked paint is so thick, it easily covers up any cracks to hide these imperfections.
After painting your dark wood furniture you can decide the level of distressing that you want. A light distress is simply to sand edges and corners and rub around detailing, while a heavier distress may involve removing paint from the surface as well. At the end of the day the choice is yours.
When finishing your Chalked painted furniture, you can choose between a coat of antique wax over the painted surface, or apply Rust-Oleum Chalked top coat. Bear in mind that if you use antique wax, this needs to be applied regularly to ensure maximum protection. If you are going for contrast and are leaving any surfaces unpainted, use one of the Woodoc range of products to stain or seal after sanding.
Missing detail is another fault you may come across on older furniture. You have the option to simply disguise this with paint (as shown above and below) or to use Alcolin QuikWood epoxy putty to mould replacement pieces. I use QuikWood all the time for repairs in wood furniture projects and maintenance in and around the home.
ENVIRONMENTALLY FRIENDLY Chalk Paint™ contains extremely low VOCs (Volatile Organic Compounds) so it is kind to you and the environment and has little to no odour. the property pages | june - july 2016 | 57

I COULD HAVE BEEN SOMEBODY The first punch in the face is always a shock, a sharp reminder… that you’re alive. Just when things seemed so comfortable - that corner office and the new house – you go and push yourself, take the blow and find yourself looking down to bottom of Maslow’s pyramid; what to do, fall or rise? And faced with the actuality of danger, no matter how mild, there is no time for distraction or worrying about life’s daily grind; the past has gone, the future is still somewhere out there and that leaves only the present, inside the ring, sanctuary from the ordinary and mundane. ‘Ready for Anything,’ was the motto when I was a paratrooper, and I am, because I box. You know those famous lines from Marlon Brando in ‘On the Waterfront’: “Don’t you understand? I could have had some class. I could have been a contender. I could have been somebody.”
“
They echo Samuel Johnson, “Every man thinks meanly of himself for not having been a soldier.” Warrior, boxer, the experience is not wholly out of reach, for the girls too. The legendary Armoury Fight Night’s are packed with the beautiful people, friends, family and work colleagues, drawn by the human drama and the action inside the ring, emitting involuntary oohs and aahs and all of them thinking, ‘could I do what they do?’ Most will never know. The man, or woman – for we have lots of female fighters – they’ve climbed through the ropes and stood alone under the bright lights, heard the bell and overcome their fear to step up to the mark. Boxing takes skill and fitness but mostly it takes heart, and our White Collar boxers bring it by the shovel-load. Forged in the heat of the fight, their true self is revealed and is always much stronger than they could have imagined. The experience is extraordinary and inspirational, it’s where respect is won, and it is hard earned and for life.
Don’t you understand? I could have had some class.

Us humans weren’t made to veg out behind computer screens. Yet we do, and we suffer for it. We were designed for movement and physical activity makes us stronger, fitter and faster, helps keep us healthy and has a positive influence on psychological wellbeing – building self-esteem and zest for life. That’s what The Armoury is about; providing useful training, not buffed vanity fitness. As an officer in the Parachute Regiment and manager of the British Army Boxing Team, I had the privilege of leading some of the world’s toughest soldiers, awesome men who possessed the self-confidence and can-do attitude that sprung from supreme fitness. It’s a wonderful feeling and its what inspires us in The Armoury; we’re about changing lives. You don’t have to be a superhero or even martial to train here, but work hard and you’ll leave with a spring in your step and feeling enthusiastic. And one day, maybe, you’ll say, “I’m ready, I want to get in the ring.” But no pressure: it’s a funny old thing, but hitting and getting hit isn’t everyone’s cup of tea, yet the training will still give you the best all over workout and will take you to new levels of fitness whether you box or not. We conceived The Armoury as a sort of anti-gym, the antithesis of the sterile health club environment, as a no nonsense place with an easy camaraderie; a big ring, a couple of bikes, some weights, lots of punch bags, Kettlebells, TRXs and a load of space, tastefully decorated to the theme of the gentleman boxer. Everyone is welcome because, as we say, “in the ring everyone is equal.” Now we’re extending our reach and taking the anti-gym philosophy into communities. Inactivity is on the rise and a whopping 61% of our people are overweight or obese, according to the South African Medical Research Council, and we rank near the bottom of global rankings for sedentary behaviour. Armoury Academy is about building healthy futures and our concept is simple but effective: we use school facilities to provide accessible, friendly classes after hours, for children and adults. Same thinking: the best fitness kit comes in your own body. The fundamental premise is that for the majority of people - who do not play sport or like going to the gym - any physical activity is better than none so the classes are relaxed and playful. And we share our revenue with the schools so everyone benefits.
Steve Burke, a keen White Collar boxer, is the owner of The Armoury.
So, whether you need to break the cycle of inactivity and start with small steps, or want to get ‘beasted’ in a boxing fitness class, you’ll find us ready to embrace you. Our favourite quote comes from Thomas Okes, editor at Men’s Health, who sums up best what we’re about:
CONTACT:
“The Armoury is well named. A workshop, not a gym; a factory floor, not a vanity room. Welcome to the Gun Shop is more than a slogan; it’s a moral code. This is where things are made: bodies, yes, but also hearts, minds, whole lives.”

To make the prawn curry, heat 1 tablespoon vegetable oil in a pan. Add 1 x quantity curry paste, tomato paste, chopped tomatoes and sugar. Bring up to a gentle boil and then add the coconut milk. Simmer uncovered on a medium heat for 10-12 minutes. Add the prawns to the sauce and cook for 3-5 minutes, until cooked through. Add the juice of half a lime and check the seasoning. PROBIOTICS You may have heard the term ‘probiotics’ but most people are unclear of what this word means and why probiotics may be beneficial to your health. What are probiotics?
Probiotics are live bacteria and yeasts that are good for your health and gastrointestinal system. Probiotics are often referred to “good”, “helpful” or “friendly” bacteria because they have been linked with various health benefits. There are many types of bacteria and they appear to have different benefits, but two of the most common strains studied and used in commercial probiotics are; • Lactobacillus - This bacteria is often found in yogurt and other fermented foods. • Bifidobacterium - This strain of bacteria is also found in some dairy products.
Are probiotics and prebiotics the same thing?
No they are not the same thing and it’s easy to get confused because they sound similar. PRObiotics are live bacteria and PREbiotics are carbohydrates that our live gut bacteria like to feed on such as onions, garlic and chicory.
Are there any health benefits taking probiotics?
Much more research is needed in this area but it is thought that taking probiotics may help restore the natural balance of bacteria in your digestive system if it has been disrupted by an illness or treatment such as antibiotics. All of us have ‘good’ and ‘bad’ bacteria in our gut and a good balance can help our body function optimally in a number of ways; • Keep bad bacteria in check - By eating or drinking more ‘good’ bacteria, they help displace potentially harmful bacteria by competing for space and evicting them from our gut. • Improved immunity - Probiotics are also believed to stimulate our own immune system and may lead to an improvement in immune function. However, more research is needed in this area
62 | june - july 2016 | the property pages
There are some common conditions that probiotics may help treat:
• Antibiotic-related diarrhoea – Antibiotics wipe out both ‘good’ and ‘bad’ bacteria resulting in diarrhoea. Taking probiotics while taking antibiotics may prevent diarrhoea. • Infectious diarrhoea – probiotics may help shorten an episode of diarrhoea related to a stomach bug. • Irritable bowel syndrome – There is some evidence to show that taking probiotics may help with overall IBS symptoms and may reduce abdominal bloating and flatulence. • Lactose intolerance – lactose intolerance is a common digestive problem where the body is unable to digest lactose (a type of sugar found mainly in milk and dairy products). Some studies have found that certain probiotics, such as Lactobacillus acidophilus, may help to reduce the symptoms of lactose intolerance, such as stomach cramps, flatulence and diarrhoea. There is insufficient evidence to support health claims that taking probiotics will help boost the immune system, eczema, colic, inflammatory bowel disease or vaginal conditions.
Safety and other concerns
It does seem that for most people probiotics appear to be safe. If you wish to try them – assuming you have a healthy immune system – they shouldn’t cause any unpleasant side effects. However if you are acutely ill or have a compromised immune system you should be cautious about taking probiotics as more research is needed to guide us when probiotics should be avoided in relation to serious health conditions. It’s also important to note that probiotics are not classed as medicines but rather as supplements. As such, claims that they can cure, treat, or prevent disease are not allowed. In addition there is no regulation of the types of microbial strains used in commercial products or even the amounts. Do your homework as only specific strains, in certain quantities, may help some conditions. Some manufacturers may not include the correct quantity of probiotics, which are measured in colony-forming
food nutrition
units (CFUs), so the probiotic may not be as effective as the research indicated. Probiotics are also expensive so it is important to check that you are getting the correct product.
Which probiotics should you take?
Not all probiotics are created equal and different strains have been shown to have different functions. Different strains of the same species can vary and may not produce the same effects. A probiotic is defined by its genus (e.g. Lactobacillus), species (e.g. rhamnosus), and strain designation (often a combination of letters or numbers). In addition everyone has a different composition of bacteria in their gastrointestinal tract so it’s hard to make firm recommendations. There are many commercial probiotics available and they may consist of a single type of bacteria, or a mixture. They are available in capsules, powders, yoghurts and fermented milks. Try to choose products that contain the same microbial strains and quantities as documented in the research and are in line with your health goals. A probiotic that helps against antibiotic associated diarrhoea may not help someone with Irritable Bowel Syndrome. Please speak to your doctor or dietitian if you would like some more guidance.
How should you take probiotics?
Please read the manufacturer’s instructions for dose and timing as this does vary between probiotic brands. It is also recommended to not take your probiotic with a hot drink as this may kill the friendly bacteria. If you are on antibiotics, please take the probiotic 3 hours after the antibiotic.
How to boost your microbiota the natural way
• Eat 30g cheese a day, a portion of unprocessed artisanal cheese the size of a matchbox contains a broad spectrum of microbiota. • Feed your bugs with natural fibre contained in fruit, vegetables, beans and pulses.
• Polyphenols are chemicals found in tea, coffee, red wine citrus, garlic, onion and dark chocolate, which promote the growth of healthy bacteria. • Fermented food and drinks like yoghurt and kefir, kombucha and sauerkraut all contain healthy bacteria. • Avoid antibiotics unless necessary or advised by your doctor.
Conclusion
The future around the use of probiotics in the management of health and illness is exciting and promising but the research still has a long way to go. It’s not an exact science as there are many microbial strains and their role may vary in relation to certain diseases. In addition, we all have different microbial fingerprints so there is no one solution that fits all.

SA-VOUR
sunday lunch Just those two words conjure up thoughts of heaving tables, delicious cooking aromas, heaped plates, the laughter of special people, stolen tastes of the roast as my grandfather carved, watching the clock to see how soon we could swim after our lunch and trying to get out of dishwashing duty at the end of the afternoon! I have so many special memories of Sunday lunches growing up. It was a time that family and friends came together before the start of a new week to share a meal, to share stories and for lots of laughter
He is working in conjunction with Head Chef Lucas Carstens (previously at Cuvee at Simonsig). I was hoping for one of those overcast autumn days on the day of our lunch , instead in was hot and sunny on arriving at Majeka House and Spa. There is a gorgeous courtyard for outdoor dining but we opted to sit inside where it was cooler. But with the layout and all the glass you still feel a bit like you are outdoors even when indoors.
Coming to university and staying in residence, one of the things I missed most was Sunday lunches and I think that’s probably why I try to organize a lunch on a Sunday as often as I can, whether at home or out somewhere. I have so many It’s about making the time to connect with the special people in your life over a meal special memories of Sunday and with a glass (or two) of wine. Always in search of new venues, I was very excited to hear that the multiaward winning Makaron Restaurant at Majeka House and Spa in Stellenbosch had started offering indulgent Sunday roast lunches. I have been wanting to try Makaron for some time and now I had even more reason.
lunches growing up. It was a time that family and friends came together before the start of a new week to share a meal, to share stories and for lots of laughter.
Pete Goffe Wood has been signed on as a consultant chef to develop a more relaxed approach to the upmarket dining one has come to expect at Makaron.
The staff were very friendly and welcoming and it was not long before restaurant manager and sommelier, bubbly Esme Groenewald aided our decision to start off with a glass of bubbly by selecting the Villiera Brut Natural 2010. A perfect start to a long Sunday lunch. We snacked on a delicious bread board of vetkoek, ciabatta, gluten free poppy seed and my favourite, onion focaccia – served with butter and a tomato and onion jam, whilst we contemplated the menu.
Chef Lucas came and chatted and explained the menu concept to us. The way that the Sunday lunch works is that each week Lucas chooses a roast to be the star of the show. One week it could be a shoulder of lamb, the next a whole rib eye or a succulent roast chicken. On the day that we went, I was delighted that the roast of the day was a roast sirloin. Lucas’ intent is to create a relaxed dining environment with interesting and special, but non-fussy, food that focuses on source. You can either jump straight into the shared main course or there are some very tempting starters. There are also vegetarian and fish options for the non-meat eaters. As we were in no rush and wanting to make the most of our Sunday spoil we decided to go for three courses. For starters we opted for the rainbow beets & goats cheese chantilly and the parmesan risotto & truffle. The other selection was raw beef, warm lettuce, garlic and crispy onion. Having made our selection, Esme was at the ready to recommend wines to pair with our starters.

The earthy beets were a beautiful combination of colours. The chantilly was silky and soft and sweeter than expected and worked beautifully with the beetroot. My pairing was a glass of 2014 Keermont Terasse which is a blend I had sampled the previous weekend and fallen in love with. It was the perfect accompaniment. The risotto was gorgeous. Al dente and most of the truffle flavour was in the topping which I really liked as the parmesan risotto stood out on its own. It was paired with a glass of 2014 Barrel Fermented Stellenrust Chenin which Esme said was unique in that it had been in a combination of French, American and Bulgarian Oak. The roast sirloin arrived on a gorgeous Wonkiware platter with my portion perfectly medium rare and my companion’s rare as he had requested. It was surrounded by butternut puree, roasted onions and horseradish. We were also served duck fat potatoes, baby marrow with parmesan and a green leaf salad in small sharing bowls. I just loved the fact that the platters were placed on the table and we helped ourselves onto warmed plates. . It felt like a proper Sunday lunch … and I think with a big table it would feel even more so. My companion was even happier just tucking in directly off the serving dishes! The food was delicious. The meat was tasty and perfectly cooked. The potatoes were the kind where you simply had to finish the bowl – ‘for the taste and not for the space’ to coin a friend’s phrase. The veggies and salad were fresh and delicious. To enjoy with our main meal Esme entreated us to Pella 2013 Oukliprant Malbec. This is a wine from Super Single Vineyards in Stellenbosch. A wine that I had not previously heard of but it was fabulous and just perfect with the sirloin. I will certainly be looking out for their other varietals. By now it had cooled down and so we opted to have our dessert and coffee outside. I chose the caramel bar and my companion had the coconut panacotta with lime and pineapple. My caramel bar served with a macaroon was sublime - silky smooth and indulgent. The panacotta was also lovely – fresh and light. The other dessert choice was a cheese board – a good choice for those who don’t have a sweet tooth.
I was very fortunate to have my Sunday lunch extended to a stay over at the idyllic Majeka Houseand Spa. Each room at Majeka House is uniquely and beautifully decorated and one is torn as to whether to spend time in your room, on your deck, in the beautiful and tranquil outdoor area, in the gorgeous M-Bar or in the relaxing Majeka Spa. Having secured a booking at the Majeka Spa on Monday morning (I can see why they are so popular), I began my week with an indulgent treatment which seemed the perfect way to complete my stay and as I left I thought that all that I could have done with was another night and an evening meal at Makaron Restaurant. There’s always next time…. See Page 68 to win a night at Majeka Houseand Spa and a meal at Makaron Restaurant.

SA-VOUR Indulge your senses this winter Winter is nearly upon us. As I write this article, whilst the sun is shining and the sky is blue, there’s a freshness in the air. The mornings are darker, the days are getting shorter and shorter, and hopefully soon we will be bemoaning not only the chilly temperatures but also the wet, rainy weather of a Cape winter. I have to admit that I am a summer girl. I love the sunshine, the heat, and all the outdoor experiences that the summer months offer. And so like many Capetonians my tendency is to hibernate when winter arrives. I have thus made a mid-year resolution - to find ways to treat myself and really make the most of the grey days. Winter is Cape Town’s Green Season. It’s quieter, prices are lower and the city offers a whole new array of fabulous experiences for us to enjoy. Think log fires, hearty comfort food and lots of red wine. As a local, I have tended to see some establishments and offerings as only for visitors and tourists … and perhaps out of my ‘rand denominated purse’ league. On exploring some
ideas to keep the winter blues away I have realized that this is definitely not always the case. The One&Only Cape Town is a good example. The One&Only Cape Town is offering a series of Wine and Dine evenings at two of their acclaimed restaurants, Nobu and Reuben’s. As a birthday treat, I had a sneak preview of one of the Reuben’s evenings at the end of February and I am now deliberating and trying to choose which of the others I will attend. There are some truly fabulous estates to select from, so it’s not easy to decide! DeWetshof was the featured estate on the evening we attended. As the first registered wine estate in the Robertson Wine Valley, De Wetshof has become internationally known as South Africa’s eminent Chardonnay house due to the pioneering role it played in introducing this noble Burgundian grape to the country. I’m a Chardonnay lover, so this was a perfect match, but I was also very pleasantly surprised to learn that DeWetshof are so much more than Chardonnay. The first surprise was the delicious bubbly that was served with canapes, their MCC Brut 2008. I will certainly be looking for this bottle on the shelves of good wine stores. Pre-dinner drinks were served in the Vista Bar and Lounge, which is an impressive space boasting beautiful views. We were then led into Reuben’s restaurant where we were seated at a long table, the format of which is becoming increasingly popular . I have always loved long tables and definitely think it’s the way to go for these kinds of event. As I always say: ‘Food connects people’, so this is a great way to meet likeminded people and share a delicious meal over a glass (or two) of wine and good conversation. The beauty of these evenings is the access that one gets to the chefs and winemakers. Each course was introduced by the

Chef and the wine pairings were explained by De Wetshof’s Johann De Wet. We were lucky enough to have Reuben seated at our table and I have to say he was as engaging and down to earth as everybody said he would be. The first course was a baked cheese cake with orange curd and quail popcorn paired with the De Wetshof Finesse 2014. This was an interesting combination but as I’m not an orange fan it was a little orangey for me. Others at the table loved it. Next up was a white fish ceviche with crayfish avocado crème and crispy prawn. This was delicious … light and fresh, with a beautiful combination of flavours and textures, it paired beautifully with the De Wetshof Limestone Hill 2015. The main course was a slow roasted lamb loin with a shitake mousse, and lamb leg bitterballen with a carrot and pear jus. I just love lamb and will often select a lamb dish when out for dinner. This course was paired with a De Wetshof Bateleur Chardonnay 2013 and a De Wetshof Pinot Noir 2010. The charming and knowledgeable Johann De Wet joined our table later in the evening and he explained his reasoning for the two pairings. Lamb would typically pair with a red and the Pinot worked very well. In Johann’s words ‘an iron fist in a kid glove’! This was a second surprise in that I didn’t know that DeWetshof produced reds. In terms of a white with the red meat – he explained that the Chardonnay has good acidity and the chalkiness elevates the lamb. I had to agree with him as I loved the Chardonnay with the lamb. Dessert was a milk tart slice with star anise ice cream, spiced nuggets and malva crumble. This was a great combination of South African favourites elevated to new levels. Dessert was paired with the De Wetshof Edeloes 2006 which Johann told us it takes two days to harvest the grapes for just 600 litres of this wine. By this stage we felt thoroughly indulged by great food, wine and company. As an added extra there were also some lovely of lucky draw prizes of wine and High Tea and Sunday lunch at the One&Only. Sadly my name was not picked, but the evening was still very enjoyable and memorable and certainly an experience to be repeated during winter. Not only are these wine and wine evenings a very special experience, they are also, I think, very good value for money. The Reuben’s evenings are just R425 per person and the Nobu evenings are R525 (with the exception of the Graham Beck evening which is R595). So go on, take yourself to a wine and dine evening at the One&Only this winter. The Reuben’s evenings by chef Reuben Riffel and sommelier star Luvo Ntzo are held on the first Monday evening of each month and to beat the winter blues
they are offering them twice a month during May through August. The Nobu evenings are held on a Monday evening of each month. I’m certainly going to treat myself again (and perhaps again) , and the next time I may just be tempted to extend my indulgence and take advantage of the One&Only winter specials and spend the night. I’m already picturing walking to my room after dinner, enjoying a long hot bath and waking up to the beautiful views of Table Mountain the next morning. Then perhaps a spa treatment after breakfast, and a spot of shopping at the V&A. And who was it who said that I didn’t like winter? See the giveaway for a night at One and Only Cape Town on page 69. AUTUMN GARDENING TIPS
The season has changed and we are now getting into cooler wetter months… as a gardener you know your job is never done so we thought we would help you with a few tips on how you can look after your garden this season. Our Village gardens team loves loves loves AUTUMN … its cooler so we don’t sweat as much and we save money on sunblock.
• Build healthy soil, cover crops, a.k.a. green manure, build healthy soil, beat back weeds and serve as aids in pest and disease control.
We also know that our plants, soil and nature in general are welcoming the cooler rainy weather that is finally filling up our water dams!!
Edible Garden:
Now is the time to start prepping ones garden for spring…. Yes I do really mean Spring. Village Gardens can provide you with a FULL seasonal garden maintenance program. For a whole day my team and I will come to your garden and/or your edible garden and prune, mulch, plant if required, compost, fertilize, dead head, replant, remove green waste, throw snails somewhere other than on your plants and basically do the whole lot. We can even assist your gardener and advise them how to maintain the garden. PHEW, then we will sit down and breath. In the meantime before you phone us, let me provide you with some bullet points of the things we do in our programme and things you can do and keep watch for over the next few months. So put your feet up grab a coffee and have a quick read, trust me these pointers will really help your edible and general garden for the remaining year.
Garden: • Clean all trellises, stakes.. this will remove disease if any for later use. • Remove all old dead plants including last season’s annuals, and dead or diseased plants. • Make sure you only compost NON diseased plants. All diseased plants must be burnt or thrown away, far away.
• Again clean all stakes from disease. • Throw away all moldy fruit and old summer vegetables. • PLEASE if not diseased throw your old organic produce into a compost heap. • Leave brassica vegetables in the ground, including cabbages, kale, broccoli, brussels sprouts, cauliflower and radishes. They can attract, and then kill off, harmful pests. • Plant up seasonal vegetables, plant in herbs and edible flowers. • Add organic mature compost to all beds. DO NOT dig in just spread a thick layer on top. • Always always check for bugs, snails, aphids under the leaves (they hide here) check every day! (I normally find 5 odd caterpillars every day!) • With aphids you can spray with organic spray i.e. Organic white oil (Village gardens make this for our clients, we are multi talented!) With all the above to do in your garden you proberbly wont have time to drink that coffee or soup… so give us a call and let Village gardens come and do all the above and more for you. We wont get in your way, I promise and you can watch us from the comfort of your home with your coffee. ARTICLE BY: Tracey Cole Cell: 071 6860 472 Email: tracey@villagegardens.co.za
• Rake all dead leaves and old lawn and make sure you don’t leave any behind, if you do this can hide unwanted mould and pests. • When a perennial plant is no longer blooming then cut it back… NOT hack it back just cut it back. • Split up spring blooming plants ie: iris, day lilies, geraniums (Village Gardens includes this in their maintenance plan… we know our stuff hey!). • Make a compost bin! One can use all old NON diseased waste and become a signed up member of the carbon footprint gang (which means you are helping nature). • Being a nature lover please try leave all berry bushes and seed plants for the birds to pick at and eat… then when they have finished then cut back. the property pages | june - july 2016 | 71

Arrow
A BRAVE CAT BY HAMISH CURRIE BVSc Arrow is a two year old tabby cat belonging to a Constantia family. Early one morning a runner found a mangled Arrow with awful wounds to his head. He was taken to an emergency facility where he received intensive first aid treatment. Arrow displayed severe neurological symptoms. The left side of his face was bashed in with his eye sinking into the socket and the right eye had a completely dilated pupil that was non responsive to light. At this point in time Arrow appeared to be completely blind. Veterinarians tending to him were undecided about his prognosis and euthanasia was a considered option. Vets often have to play God with animals by making these decisions. Of course in the human situation euthanasia is illegal and not an option. This is a contentious subject which is debated ad nauseam. Often vets are in the difficult situation of being influenced to make decisions which might be in the best interests of the owner but not in the best interests of the animal and vica versa. Do veterinarians reserve the right to take an animals life on owners request if there is a chance of survival or to keep an animal alive on owners request when it is not in the best interests of the animal. This is a moral conundrum which often has to be dealt with. In Arrows case there was no certainty that he would ever have a quality of life again and certainly the owners had to face some serious veterinary expenses. His owners were devastated and they visited him a many times a day. The human companion animals bond can be a powerful one and in Arrow’s case there appeared to be an almost spiritual connection between him and his owners. They were positive
he had a chance even though most of the vets involved were sceptical! Veterinarians are trained to work using scientific principles and good vets work scientifically. Equally important is for vets not to acknowledge the healing powers of nature, which is phenomenal. Other than ministering analgesic and antiinflammatory treatment there is not much one can do to manage a blunt trauma. A decision was made with the vets to give him a chance and Arrow was sent home. Within a few days he was moving around and it soon became apparent he could see from his left eye which is the same side of his blunt trauma. Anatomically mammals have an “optic chiasma” which means sight from the left eye is processed from the right side of the brain. Arrow became more and more active and whilst he has not gained the sight of his right eye he can see from his left. To everyone’s surprise he killed a squirrel recently! A human with such an injury would be incapacitated for at least a year. We can learn a lot from animals! Don’t forget to microchip your pets and put them on medical aid!
Hamish Currie is a small animal practitioner at Alphen Veterinary Hospital (www.alphenvet.co.za) in Constantia who also has a special interest in wild life. He runs an NGO called Back to Africa (www.backtoafrica.co.za) that repatriates rare African animals from European Zoos to secure conservation areas in a variety of African countries. 72 | june - july 2016 | the property pages

The colourful culture of the Cape Malay
The Bo-Kaap Museum Cape Town’s Bo-Kaap Museum, set in the colourful neighbourhood of Bo-Kaap just outside the city centre, is the place to find out about the resident Islamic community, its history and culture. After your visit, take a walk along the cobbled streets and discover more.
Article source: http://www.southafrica.net
You’ll find the Bo-Kaap Museum which showcases South Africa’s Islamic heritage in the cheerful Bo-Kaap neighbourhood of multi-coloured houses established centuries back by freed slaves, many of whom hailed from South East Asia and practiced the Muslim faith. These former slaves became known as the Cape Malay, and it’s believed that they were instrumental in the formation of the Afrikaans language, a version of Dutch simplified for easier communication between the Dutch settlers and workers. The Bo-Kaap Museum in Wale Street, falls under the Iziko group of Cape museums. It’s in the process of transformation into a social history museum that will tell the story of the local population within a cultural and socio-political context. The museum occupies a 1768 original house, and is furnished as a 19th century home of a Muslim family.
As you relive the history of the Bo-Kaap community you’ll learn about its customs and beliefs, and how it was affected by the political ideology of apartheid and its discriminatory legislation. Despite the efforts of the government of the time to move all communities of colour outside the boundaries of Cape Town, this vibrant working class population stubbornly continued to exist on the doorstep of the city on the slopes of Signal Hill. After your visit to this urban museum in Cape Town, take a walk around the area and if you’re there at the right time of day, listen out for the muezzin’s calls to prayer. Not far from the museum you’ll find the oldest mosque in South Africa, the Auwal Mosque built at the turn of the 18th century. Nearby is the oldest Muslim cemetery in the country, the Tana Baru. The Bo-Kaap is also the heart of traditional Cape Malay cuisine so treat yourself to a spicy curry and some syrupy munchies. And spend a few moments chatting to the people of Bo-Kaap for some great insights into their daily lives.
DID YOU KNOW? Slaves of the Muslim faith were brought to South Africa from India, Sri Lanka and Indonesia.

packingtips Before you start
You don’t need to leave everything to the day before the move. Consider what you don’t need to take with you, what will need careful packing, and that you are covered for potential breakages. • Make a priority packing list • Take some time to sift through your belongings and have a clear-out. You can make up a box for charity and if you’ve time, hold a car boot sale or log onto an online auction, then put the proceeds of your sold goods towards some re-decorating or a new carpet. • Calculate how many boxes you will need and get these well in advance. Find boxes in a variety of sizes. Think about what else will be useful, such as strong tape, bubble wrap, and self-seal bags for keeping nuts and bolts together. Save old newspapers for lining boxes. • Don’t completely fill large boxes, as they will be too heavy to move. • Use sturdy packing boxes, particularly for heavier items, or your belongings may end up strewn all over the pavement. Boxes made from corrugated cardboard are stronger than regular ones. You can usually find these at supermarkets, off-licenses or large retail stores, but make sure that they are clean.
• If possible, finish any laundry well before you move to avoid packing damp clothes. Keep a separate box/bag for dirty washing. • Make sure the boxes containing items you need the least are loaded up first.
Sensible packing
Spend some time considering how you are going to pack your possessions. Books are easy but heavy, valuables need careful wrapping and will take time, and some furniture may need to be dismantled. • Start early. Packing always takes longer than anticipated, particularly when you start reminiscing over old photographs stored in the attic or you realise that you need to dismantle the wardrobe to get it downstairs. • Begin at the top of the house and move downwards. If you have an attic, it’s a good idea to sort it out first. • Always pack heavy items in small boxes. It will make transporting them easier. Also, keep the weight of all boxes to a minimum to avoid any back injuries. • Pack one room at a time, clearly labeling each box with details of its contents and the room to which it belongs. Clearly label boxes that contain breakables and also those that are load-bearing and can be stacked in the van.
• Check that your contents insurance will cover damage and breakages during the move.
• Keep all boxes for each room together. This will save time unpacking.
• Put all hazardous materials, such as paint, bleach and aerosols, into a separate box and keep them away from the rest of your stuff.
• It may sound obvious but pack heavier items on the bottom of the box and lighter items on top.
Think ahead
Unless you travel light, you won’t be able to unpack everything in the first day, so it’s worth deciding what you might need easy access to soon after you cross the threshold of your new home. • Pack an ‘essentials’ box for the first night in your new home and carry it with you. Instant access to coffee, tea, snacks, cups and a kettle may be welcome soon after you arrive. As will plates, utensils and a kitchen cloth.
• Wrap items individually and place in a box that’s been lined with several layers of newspaper and a sheet of bubble wrap. Any breakables should also be wrapped in bubble wrap. Use clean tissue or wrapping paper for the first layer to prevent newspaper print leaving marks. Pillows and blankets are also useful for wrapping valuables and protecting furniture prone to dents and scratches. • Pack important documents together, such as birth and marriage certificates, and keep them in a safe place.
• Prepare an overnight bag for everyone in the family, and make sure that there is enough toilet paper and toiletries for everyone. • Other useful items that should be kept close to hand are a torch, a first-aid kit including pain relievers, pencil and paper, and re-closable plastic bags, along with a small tool kit.

selling your home
10 WAYS TO PREPARE YOUR HOME FOR SALE
“
1
Taking steps to prepare your home now will help you avoid the stress of a last minute rush to market.
Clean & declutter
Make your move easier by beginning the packing process now. • Clear out all clutter and remove items you don’t regularly use.
2
Do a thorough inspection
This step will help you avoid any unpleasant surprises during the sale process.
• Donate items that haven’t been used in the past 12 months.
• Inspect your walls and floors for water damage
• Throw away items that are broken or damaged.
• Make sure your windows don’t have broken seals,
• Shred and dispose of paperwork that is no longer needed.
• Check for any signs of insects or rodents
• Consider a temporary storage facility for bulky pieces of furniture, holiday decor, out of season clothing and any other items you don’t need.
• … and fix any problems that you find.
When you clean, pay attention to small details. • Wash windows • Dust blinds
• Check for plumbing leaks
3
Eliminate odors
Don’t mask household odors with air fresheners, which can be overwhelming and cause allergies in many people. Rather, include freshly cut flowers, the scent of fresh cinnamon boiled on the stove (but remove the pot before the showing), or fresh apples and cookies placed in plain sight in the kitchen.
• Launder curtains • Dust baseboards • Clean appliances • Straighten contents of your closets • girlspacking

Paint
While you might love your aurbergene walls, there’s a good chance that most buyers won’t. Many buyers want to see a blank canvas where they can inject their own personality. In order to make your home appeal to the largest possible audience, paint your walls in neutral colors in a matt finish. In order to make your home appeal to the largest possible audience, paint your walls in neutral colors in a matt finish. Don’t forget to repair any nail holes or other damage before painting, and be sure to touch up ceilings and trim as needed. 82 | june - july 2016 | the property pages
7
Freshen up fixtures & hardware
Light fixtures, bathroom mirrors, taps, shower heads and cabinet hardware can all be replaced for very little money and make a huge difference in terms of visual appeal.
8
Create a welcoming entrance
Your front door is the first thing potential buyers will see when they visit your home, so remember to make it inviting. Paint the door if needed, replace any damaged hardware, keep decorations minimal and declutter the entrance area.
5
Finish projects & repairs
Now is the time to complete any home improvement projects you have under way and make any and all necessary repairs to your home. You’ll most likely find a buyer more quickly and the sale process will be much smoother if everything that needs to be done is taken care of before you lost your property. If you have additional home improvement projects planned, make sure they can be finished in a short amount of time.
Clean or replace flooring
Carpets should be shampooed and treated for stains. Tile and hardwoods should be thoroughly swept and mopped to a shine. Any flooring that is stained, damaged or worn beyond repair should be removed and replaced. Hardwood floors that are scratched or have lost their sheen should be refinished.
9
Stage
An important part of showing your home, staging can be done yourself or by professionals. Place furniture to maximize the feelings of space and light in your home, with an eye to how rooms flow into each other. If your decor isn’t cutting it, you can move your belongings into storage and rent furniture and artwork from a home staging service on a monthly basis.
10
Get your real price
Find out how much you should list your home for by looking at similar properties and asking for your agent’s advice. Take a look at comparable sales and market conditions which will help you determine how much you can expect to sell for in today’s market. the property pages | june - july 2016 | 83

LITIGATION VERSUS ARBITRATION - by Belinda Lewis BELINDA LEWIS
This month we take a moment to consider the difference between 2 processes of dispute resolution in South Africa, namely: Litigation and Arbitration. We review the basic elements of each as well as the benefits and pitfalls one experiences when going through either. This article aims to clarify for you why you might prefer to use the one means over the other to resolve a civil dispute. LITIGATION is a very old process of dispute resolution which takes place in our courts whether it be the magistrate or high court and the respective appeal courts of those. A magistrate or judge presides over the process, hearing each case put forward and delivering a judgement thereafter. Civil litigation is between 2 parties and criminal litigation is between 1 (or more parties) and the State. Civil litigation cases are conducted in a very public forum and the process is formal and highly regulated. The entire matter is of public record with anyone, including the press, having access to the records that are filed as part of each party’s case. ARBITRATION on the contrary is a far less formal mode of dispute resolution which does not take place in a courtroom but a venue of the parties’ choice. An arbitration hearing is conducted completely outside the ambit of the courts. Basically, parties in a dispute with one another would proceed to have the matter adjudicated by arbitration in terms of a pre-agreement with one another when they contracted initially (before the dispute arose) or at the time of the dispute,
rather than electing to go through the civil litigation process for reasons which will be outlined below. The parties will agree on the rules and processes of the arbitration for instance: - When will it be held and where? - Who will the arbitrator be? - Is an appeal process agreed to? An essential point of difference with arbitration is that an arbitrator can be appointed by mutual agreement and be one who is skilled and experienced in the subject matter of the dispute. For instance, in a building dispute, the arbitrator might well be an architect or building engineer. This is not so with civil litigation where the magistrate or judge is appointed by the state and the parties have little or no control over their appointment, which can even be on a roster basis. It is far quicker to get an arbitration hearing than a court date. As soon as all the parties are ready with their documentation and the availability of their expert witnesses has been secured, the arbitration hearing can be set down – on average it can be a matter of months, with the process being completed within approximately 6 months.
84 | june - july 2016 | the property pages
On the contrary, it can take 18 months to 2 years to get to the trial court in a civil litigation matter. In both cases it would obviously depend on the nature and complexity of the matter. Disputes which are arbitrated are completely private and confidential- both the hearing and all documentation involved. One can also add in a “confidentiality clause into the arbitration agreement which would force both parties to maintain confidentiality around the entire process.
Capital Gains tax of the timing of the proceedings and can better inaccordingly relation manage the time spent of their expert witnesses. to property
In conclusion, one can see from the above that the arbitration process has certain advantages over litigation; however, the cost thereof can be a deterrent. I believe that each2013/2014 has its firm place and function in our legal system.
In LITIGATION, the award of the court can be taken on appeal. With the Cape High Court for instance, to a full bench of judges, then to the Supreme Court of Appeal and if still unsuccessful, to the Constitutional Court. An appeal can add on an additional 2 years to the final determination and outcome of the dispute. ARBITRATION awards on the other hand possess a quality of finality. In general, arbitration awards are final. If the parties agree to an appeal procedure, the arbitration award may be appealed to a bench of 3 arbitrators. Even if the matter is appealed, the appeal can be heard as soon as a date can be set by the arbitrators and the parties to the dispute. Therefore, even the appeal in arbitration can be dealt with far more expeditiously than in the formal litigation process. ARBITRATION, is however a more costly route to follow than the litigation process. With arbitration, the cost of the venue and arbitrator is covered by the parties themselves whereas with litigation, the cost of the courtroom, the magistrate or judge and other court officials is covered by you and I, the tax payers. Having said that, time is money and the lengthly appeal processes involved could mean a turnaround time of approximately 4 years from inception to final determination of the dispute.
BELINDA LEWIS DIRECTOR, PROPERTY LAW STBB ATTORNEYS t 021 673 4700 | belindal@stbb.co.za
In both processes of litigation and arbitration, having attorneys represent each party is the norm and each party calling expert witnesses, a standard - unless the matter is purely a factual inquiry. With arbitration however, the parties are more in control
