THE GOLD COAST is known for its ‘cruisey’ lifestyle … both literally and figuratively.

We chatted with the star of the show, Ruva Ngwenya, about the role and what audiences can expect from this all-singing, all-dancing extravaganza.

He shares some insights into producing the show, playing such an iconic character and how he speaks French … badly.

Have you heard of The Kelpies, the two huge iconic Clydesdale heads in Falkirk, Scotland that are the largest equine sculptures in the world? Michael Douglas plays the title role in the hit new series, Franklin.
HOLLYWOOD LEGEND MICHAEL DOUGLAS stars in and produces the brand-new Apple TV+ limited series Franklin.
The actor plays the title role of Benjamin Franklin in the show, which is based on Pulitzer Prize winner Stacy Schiff’s book A Great Improvisation: Franklin, France and the Birth of America.
The series explores the thrilling story of the greatest gamble of Benjamin Franklin’s career.
In December 1776, Franklin is world famous for his electrical experiments, but his passion and power are put to the test when – as the fate of American independence hangs in the balance – he embarks on a secret mission to France.
Here, Michael talks about playing such an iconic character, shooting in France, his upcoming 80th birthday and more.
You shot Franklin in France – your French is actually quite good isn’t it? Did you tone it down a bit for this?
I do speak French, poorly, but I speak French.
The best compliment I’ve gotten on the show so far, is a couple of critics came up and said, ‘Michael, I know you speak French. But in this you spoke very bad French. Very bad French. It was such good acting because I know you speak French’.
And I said, ‘Well, thank you. But the truth was, that was the best French I could speak.’ [laughs].
So it was a joy.
And how was it working with French crews?
I don’t say this lightly because I’ve been doing this a long time.
This was the best production I’ve ever been involved in, it really was.
It was a memorable experience and our French crew was extraordinary.
Our cinematographer David Franco was excellent.
And our actors were spectacular.
160 plus days is a very long shoot, and to be able to say that, I just am so grateful to everybody who was involved.
And thank you, France.
If anybody wants to know anything about the construction for the Olympics, I can tell you, because every day we’d drive from the hotel in town out to the studio and we’d say, ‘Oh okay, what are they doing now?’ ‘Well, that’s going to be this and that’s going to be that.’
So bon chance it should be a wonderful, wonderful Olympics. >>
And with the French actors?
One thing which was really interesting with the French actors is when we began and we started to film a scene where they had to speak English.
All of a sudden the French actors would look at each other and say, ‘Oh, you speak good English’.
They’d never talked among themselves in English.
As an executive producer did you have to push the studio to be able to let the French actors speak French in this?
Thank you to Apple … that was not necessarily an easy decision to make for a show.
But what’s happened is we’ve had a few successes with other shows from South Korea and some in the States now that have been done with subtitles, so we are getting used to the sous-titre that most countries deal with.
So I think it made it easier.
It really adds to it that the actors speak their own language because language is really at the heart of what Franklin is all about?
Also, there’s the joy, that if we speak a different language, we all speak the language of actors.
You come together and you see actors from a different country, and you understand each other. You understand the same process.
I did a picture years ago in Japan that was all Japanese, they didn’t speak any English, but you all know what acting is about.
It’s a nice comforting feeling.
After having a prolific career in film, how does it feel now to be working in the TV world?
Well, I’ve had some experience in that.
I began my career in a show called The Streets of San Francisco in the 1970s.
In those days, we did 26 hours a season so we shot six-day weeks.
I was on location in San Francisco and it was eight-and-a-half months straight.
So that’s about as tough as you can get, in a schedule.
That’s where I learned everything about production, about direction and all of that.
Then more recently, I did this show called The Kominsky Method
So I’ve always been in opposition to the separation between television and film.
The reality is in television, you have a shorter amount of time to accomplish what film does in a much longer period of time.
But television and movies are entertainment, you know, and so it’s a question of how much you want to pay to entertain people for a couple of hours.
I try to be involved with projects that are going to give you a better quality meal, not a hamburger, but a good meal.
It’s the same process, you just have to move quickly.
And when it turns out to be as good a production as this one turned out with this kind of cast, it’s an exciting time.
Like you said, you have been doing this for a long time. What’s the biggest change you’ve noticed in the evolution of television over the years?
Digital. Going from celluloid to digital is an enormous difference.
And then streaming services.
Streaming is the first time that we’ve been able to combine television and film comfortably together.
Benjamin Franklin was a founding father of the U.S. as a democracy. What do you think he would think of today’s state of politics?
The show was a great reminder for me about how fragile democracy is and how generous France is and was.
The idea that six weeks after signing the Declaration of Independence in 1776, the Founding Fathers told Ben to get on a boat and come across the Atlantic to talk to the largest aristocracy in the world, King Louis XVI, and ask them to support this fledgling democracy, was an extraordinary risk and an extraordinary offer.
And so, thankfully, very much to the role that Thibault [de Montalembert] played as Vergennes and the work that we did and the close relationship that Franklin had with Vergennes, we were able to look to accomplish it. >>

I think that Ben would be highly, highly disappointed in the distortion of either a republic or a democracy that the United States has become.
And I hope that this upcoming election will be a cathartic experience for the United States and turn the page onto a new chapter.
Have you ever thought about entering politics?
I have been asked to run for Governor of California a while ago.
I remember them asking and I asked them, ‘Well why should I?’
And they said, ‘Well, we need someone in the Democratic Party in California’ – this is when we had a Republican governor – ‘We need somebody in the Democratic Party who has the financial resources for a campaign’, which I know what that meant … and has a celebrity, well-known status
And I said, ‘Well, I think you’re looking for a kamikaze pilot’.
So no, I don’t think so. That was that.
How was it shooting at some of the locations, especially Versailles?
The reality is that we only built two sets in this entire production.
I don’t know how many places you can do an 18th century period series with only
two sets built, but gives you an idea of how many locations that we used.
The one that hit home for me is when we were at Versailles.
It was earlier on and we’re going up the stairs and shooting up the stairs, we’re going into the bedroom, we’re going into shoot the scene with the actor who plays Louis XVI … and this was in the actual bedroom of Louis XVI.
There was a moment, I think we all just stopped and said, ‘There’s no business, like show business’. [laughs]
Is there a difference in performing a character who really existed as opposed to a fictional character?
I would say it depends on the situation.
I mean, one of the big decisions I had to make early on was, you know, looking at the $100 bill, and saying, ‘I’ve got a long way to go’.
We did some tests to look like Franklin involving appliances and this and that.
But then the producing half of my brain took over and I said, ‘Okay, it’s going to be 45 minutes from the hotel to the studio, it’s going to be two-and-a-half to three hours in make-up. And at the end of the day 45 minutes to get it off and then 45 minutes to drive back to the studio.
This is going to cut into the production time –a lot. Over 160 plus days. It’s really going to be a difficulty.’
And then the second reason was more subjective.
I did a show a few years ago where I played Liberace and that was a two-hour movie and Liberace was a real person and people knew how he sounded.
We don’t know how Franklin sounded.
We’ve got a few portraits of him so there was a necessity to sort of look like him.
But I was worried that in eight hours if I completely had a mask on of appliances and makeup that we would lose something in the persona.
In other words, people know me better because I’ve been doing this for 50/60 years and we kind of needed that, I felt, to keep the story going.
Why did you feel that now was the right time to tell the Benjamin Franklin story?
I think we all have an idea of what Franklin accomplished in his life between being a publisher, a printer, an inventor.
He started the University of Pennsylvania, he started our postal system, he started the libraries, but at 70, he now comes to France.
Imagine being 70 in the 18th century, when the average age that one lived was 45.
So, that’s making our two Presidential candidates young kids. [laughs]
When you think about what this guy accomplished when he was 70, leaving for the next eight years to France.
And I don’t think people know about how important a role France played in the survival of our country so we’re proud to be able to remind people of that role.
Not only thank you for the Statue of Liberty, but for our country.
Your co-star Ludivine Sagnier said that she learned some wisdom from you while making this. Do you consider yourself wise?
Do I consider myself wise? [laughs] I don’t know.
Yeah, I’m still working on that one.
I guess so.
I’ve stopped working since I did Franklin so maybe that was the first good step.
Finally, you’re turning 80 in September. Do you have any plans for the big day?
Not really no.
My wife Catherine and I have the same birthday – a little difference in age – and she’s going to be working so we’ll probably do something later in the year.

Tamborine Mountain –‘the locals would love to welcome you back’.
BEHIND THE GOLD OF THE GOLD COAST’S glistening sands, there’s a mountain of green: Tamborine Mountain.
Named Queensland’s Top Tourism Town in 2023 for its “… stunning natural attractions, worldclass food and wine, exhilarating adventures, and genuine village-style hospitality...”, life was good and the sun was shining on the mountaintop.
Little did we know what was to come.
In a barrage of Christmas storms, winds wreaked havoc on the landscape, upending trees, destroying buildings, and leaving the community without a power network.
However, the response to the devastation was heartwarming, with neighbours gathering to help others clean up and re-establish their livelihoods.
In February, the word went out: “We’ve cleared the roads, and we’ve poured you a wine…”
The mountain was open again, so, we set off to visit some of its more recent openings (and a few others you may have missed).
After a steep ascent up Henry Roberts Drive, our first stop is St Bernard’s Hotel.
Built in 1881 and licensed since 1915, the ever popular St Bernards is situated on the edge of an ancient volcanic escarpment.
The hotel’s outside verandah offers stunning views across the hinterland as we enjoy a cup of coffee and morning tea.
Next, we head towards Long Road.
The Gallery Walk section of Long Road is popular with tourists because of its concentration of more than 60 shops and galleries along a single stretch of road.
At one end of Gallery Walk is Tamborine Cheese Shop.
Opening at the end of 2022 in partnership with Byron Bay Mozzarella Company, Manager Salvatore Costanzo tells us that they produce over 40 authentic Italian cheeses using locally sourced buffalo and cow’s milk.
Visitors can buy from their range, including scamorza, burrata and stracciatella or they can
choose a cheese and salumi board to consume on the premises or to take away.
Franquette Bakery opened just over a year ago.
Founder and Head Baker Jérôme Favier was the former Master Baker at Burleigh Baker for eight years before deciding to open his own boulangerie at Mt Tamborine.
It’s no coincidence that Franquette has the ambience of a French village bakery, the vibe on the mountain reminding Jerome of his hometown of Bourgogne.
Now, it’s an essential stop for French-style sandwiches crustybread, and several different types of croissants.
We leave Gallery Walk to visit Cauldron Estate and Distillery, located two blocks away.
The distillery and its undercover verandah overlook a terraced grass slope replete with picnic tables and umbrellas.
Opened in mid-2021, this family and pet friendly venue is owned by three mates who wanted to produce unique Australian craft-style spirits.
Regional produce and some bush foods feature in their products, the limoncello made from local lemons, the coffee liqueur from Tamborine Mountain Coffee.
Cauldron’s True Blue gin, released early in 2024, is made from Australian bush botanicals such as aniseed myrtle, finger lime endemic to Tamborine Mountain, the blue hue gained from the butterfly pea flower.
We decide to have lunch on Main Street at the Picnic Real Food Bar.
It’s located at the front of North Stores, a gorgeous architecturally designed clutch of buildings forming a food, art, event and nature precinct.
There is a zero-waste goal for the complex, achieved through a closed loop compost system, fresh UV filtered spring water supply, bio-wastewater system and kitchen gardens.
Picnic Real Food, owned by Sonja Drexler and Brenda Fawdon, was the winner of the 2023 Scenic Rim Regional Business Excellence Award, recognising not only its sustainability practices but also its ‘fresh, local, quality produce and ethically raised, sustainable proteins’. >>
If you can forego the cakes at Picnic Real Food Bar, Tamborine Mountain Gelato Co, in the same street, is a winner for dessert.
It’s the home of artisan gelato made from local ingredients.
Owners Bec Leitner (ex-Head of Pastries at Burleigh Baker) and partner Alick Kilsby have done their research, the result being exceptional gelato housed in an authentic Italian pozzetti cabinet for freshness, the flavour palette dominated by local produce.
Combinations such as mint stracchiatella, nectarine and lime, and lemon myrtle and honey change seasonally and according to availability.
There’s nothing quite like these surprising flavours to bring our taste buds alive.
A couple of shopfronts along the street, Butler & Grace is a great stop to stock up your pantry with a few specialty items.
From coffee to sauces and curry mixes, soaps and décor pieces, there’s plenty of choice for an interesting gift or just to treat yourself.
Established in 2003, Witches Falls Winery sources their grapes from Queensland’s Granite Belt and Riverland wine-growing areas.
With the winery awarded five stars by James Halliday, they are well known for their Cabernet Sauvignon and Chardonnay.
Worth noting too is their range of ‘Wild Ferment’ wines and their lesser known, rarer Mediterranean varietals, such as Fiano, Albariño, and the rediscovered Carménère; wines that spearhead a drive to produce wines that are more suited to cope with the challenges of climate change.

Stay late in the afternoon and watch the sun set at the Hang Glider Launch and Lookout … it’s quite the romantic interlude.

The world's oldest alcoholic beverage has had a modern makeover.

JUST WHEN I’VE DECIDED I am completely jaded, numb to pleasure after too many decades in the drinks arena, along comes something so unexpectedly delicious, unique, enthralling, that life returns to my weary old psyche.
And – go figure – it arrives in the guise of mead.
Allegedly the world’s oldest alcoholic beverage (although I reckon some clever early primates were sucking on fermenting berries long before the Nords organised themselves into mead production), mead, at its simplest, is fermented honey.
And even though it is more of a curio than even the most bizarre of the sour beers, it does own a wee niche on our liquor shelves.
Maxwell has been the Aussie stalwart, and for a while Moonlight meads from New Hampshire were making their way to Australia – brash, rich, often fruit-flavoured and like most things American, gloriously larger than life – but they were a hard sell due to our poor exchange rate and their understandably high prices.
A hefty price is about the only thing that the subject of this story – Aurum Meads – and Moonlight have in common.
Aside from honey of course.
Where the Moonlight meads are flamboyant and lavish, Aurum makes meads that are perplexingly un-honeyed, fine, complex, incredibly vinous.
And they are, justifiably, expensive … for meads.
However, if you put them into context of wine, and have a stab at comparing inherent quality, they are remarkably good value.
Aurum is the brainchild of Louis Costa, a young man born and bred in Pauillac in the heart of Bordeaux, and trained, from an early age, in the family’s trade of winemaking.
But there were bees amongst the vines, and it was his grandfather who nurtured Louis’ interest in bees, honey, mead.
Tasting through his range of meads it’s impossible not to see the very direct correlation between these honey-based drinks and those made from grapes.
Louis now lives and practises his art in Byron Bay and his very small production and quiet whispering have made their way into some of the most prestigious restaurants in the country.
Perhaps the standout of the Aurum range is the Sparkling White Mead.
Made from Byron Bay macadamia honey, it has the complexity of very, very good champagne, albeit quite different in character.
The whole caboodle is led by its gunflint/ struck-match reductive character – you can smell it more than taste it – whereas a top-flight champagne will be more led by aldehydes and autolysis; brioche, toast, yeastiness.
It is superbly fine and pleasingly dry and has really bright acidity (all naturally gifted from the honey I’m told) that makes it seem incredibly vinous.
Perhaps the biggest surprise is the fact that you need to try hard, prise the drink apart, to find much in the way of honey character. I think it’s amazing.
And if the nearly $80 per bottle price tag alarms you … relax … it will entrance you as much as, possibly more than, an $80 champagne.
Add some rosella and Strawberry Gum leaf and you have the sparkling rose: compellingly different, more fragrant, richer, but still with the finesse, subtlety and complexity of the Sparkling White.
White Mead is the product of macadamia and clover honey, and it’s a fairly succinct sibling to the Sparkling White.
Only it has no bubbles of course, and it seems more sinewy, more mineral, and certainly as complex, but in a slightly different way.
The gunflint is, again, here in spades, as is that bright, crunchy acidity.
And, for the first time, I get a whiff of honey and just a hint of it as the other flavours slowly fade, so it is mead after all.
But to be honest, if I wasn’t looking at the bottle, yapping to Louis, and pondering the delights of these rather special drinks, I don’t really know if would have noticed the honey notes and pegged them as meads.
More as wines perhaps.
Very good wines for sure, and definitely singular.
Louis also makes, in tiny quantities, a couple of pyments – meads made with the inclusion of grapes.
He uses (hoorah) grapes from the Granite Belt, and co-ferments them with the honey.
There’s a white made with Verdelho and a red that uses Merlot.
For me they aren’t quite as compelling as the pure honey meads, but perhaps that’s simply my over-familiarity with wine taking control of my judgment.
I tried the white, and regardless of my bias, it is an exceedingly good, bright, fresh, dry whitish-thing.
I didn’t get to taste them, but the Aurum range includes a couple of melomels – mead fermented with fruits.
These are aged in oak, much like a wine. There is also a dessert wine, also oak aged, made from dark, winter honey.
Everything is fermented and elevaged as naturally as possible, which is quite a feat when dealing with honey; a far more difficult product to ferment than nutrient-rich grape juice.
But Louis nurtures mother strains that can do the job cleanly and relatively efficiently.
Ztheses yeast strains are strong enough to take these meads through to dryness.
The production of all of these meads is small, and in some instances, tiny; the Verdelho Pyment, for example, is less than 150 bottles, and the dessert mead less than 100.
I find that extraordinary.
But I find the whole Aurum story quite incredible; it’s obviously a labour of love, but one that is guided by a yearning for precision and perfection, and polished by an inherent understanding of good wine and the skills and techniques that go into its creation.
These are great meads.

I'm glad I ignored her.
If I had listened, I would not be standing on the back deck of a ship sailing out of the exotic port of Papeete, in Tahiti, on a two-week journey to the remote islands of French Polynesia’s northern Marquesas archipelago.
The bucket list item that I am about to tick off happened by a coincidental series of events, all involving strangers – and lots of conversation.
Thirty-five years ago, I met a man in a bar in the Thailand seaside town of Hua Hin, who had just returned from sailing on the Aranui – a supply ship that every few weeks delivered goods to the Marquesas Islands, some 1500km by sea from the Tahitian capital.
Then, in early 2023, I travelled to Fiji and sat next to a young man from Seattle.
We chatted for hours and he told me of his father’s wanderlust that took him all around the world.
During our conversation he mentioned this exotic destination his father had visited and photographed.
His father told him to go there one day, but he didn’t know where it was.
When he showed me the photo, my heart skipped a beat as I recognised the original Aranui in the bay at Fatu Hiva.
He was stunned I knew it, and I promised him that if I was able to live out my dream of visiting this stunning destination, I would replicate the photo and send it to him.
Today, by a stroke of human kindness, here I am sailing on Aranui 5, a supply ship filled with much needed goods for the welcoming islanders.
We are carrying a helicopter, a small 20-seat school bus, cement and gravel, and copious food supplies, for the isolated locals.
The crew unload these goods at every port along the way and then restock the ship with goods, mainly copra, to be delivered at the next marketplaces.
Myself, and up to 215 guests, are simply along for the ride. And what a ride it is.
As the distinctive volcanic outline of the island of Mo'orea slid into the horizon, we were suddenly all alone at sea.
Not another yacht, boat, bird or ship in sight, waves crashing across the fully laden bow and rising like a giant bubbling spa right under my balcony.
I felt a strange hypnotic peace just sitting, watching and listening to the sea in the warm breeze, waiting until the announcement that lunch was being served.
I am ensconced in a very comfortable, 19 sqm premium suite, akin to a 4.5 star hotel room, complete with Nespresso machine, robes and slippers, toiletries, en-suite with tiare (the fragrant national flower of French Polynesia) toiletries, huge storage space and a king-sized bed overlooking a spacious balcony.
Others on board are in deluxe rooms, standard cabins and one Canadian gentleman is sharing a four-bed dormitory with a French couple.
But this is not luxury cruising.
The Aranui 5 offers adventure cruising – at its very best.
Everyone onboard, curious like-minded travellers from across the globe, are here to give something back, not just drink champagne and watch stunning sunsets.
Celebrating 40 years of cargo cruising in 2024, Aranui 5 is the fourth custom built vessel cruising the Marquesas and stopping at ports like Bora Bora in the idyllic Society Islands.
With 21 voyages in 2024, itineraries have recently included the southern Austral Islands and Pitcairn (think Mutiny on the Bounty fame).
The onboard meals are simple, yet satisfying.
The menu for lunch and dinner is posted daily outside the restaurant.
Everyone is served the same thing (except those people with dietary issues).
You simply choose your table – for 2, 4, 6 or 8 – sit down and have three courses placed in front of you – just like Mum used to do.
The food is fresh, seasonal, varied and delicious, served with a glass of wine or two per person.
Captained by the very capable Arnaud Pichard, the bridge is open to curious guests at most times for a great view and a chat to the friendly crew.

The lounge hosts briefings for the next day’s activities, and guests can also take advantage of the free internet here.
There is a substantial shop selling locally distilled rum, ponchos, internet access cards, M&M’s and Aranui merchandise.
There’s also a spa centre, small gym, doctor, library, card room, Tahitian pearl gift shop, laundry and the first tattoo studio at sea, where guests can get the ultimate Marquesan souvenir – a traditional Polynesian tattoo.
With the focus being on adventure, when you dock, you will experience riding up high in a modern 4WD.
Driven by a grateful local Marquesan tour guide, you will be whisked to giddying, ocean-view vantage points, or local villages for arts and crafts sales and food tastings.
Venturing deep into lush jungles, and visiting sacred ancient meeting places, you are likely to be greeted with a traditional haka performance – such as the pig or bird dance, under the giant spread of a sacred banyan tree.
During our voyage I cycled the entire atoll of Fakarava, wind whistling in my ears as the warm rain soaked me while exploring beaches, villages and pearl farms.
We called in at Nuku Hiva, with its majestic cathedral and a healthy dose of no-no’s (sandflies)
– luckily we were forewarned by our wonderful daily guide Spencer.
At Ua Pou, some guests hiked and others took the scenic drive – sighting turtles, enjoying cultural dances, and having the local village Mayor serve us fresh coconut.
On Ua Huka we toured the Botanical Gardens which boasted huge, healthy vanilla trees, mangoes and citrus plantations.
This was followed by a visit to a hilltop museum displaying all aspects of Marquesan history and culture.
Hiva Oa saw us exploring the resting place of legendary artist Paul Gauguin and the Belgian songwriter Jacques Brel, and some guests also went scuba diving in the pristine blue water.
Fatu Hiva and its Bay of Virgins is where we leave the Marquesas Islands and a tradition of throwing a flower into the seas was observed as we sailed.
The next stop at Rangiroa atoll with its white sandy beaches brought welcome relief with a long swim.
Then came our final port, Bora Bora, where we encountered rays and sharks, spent a half day relaxing on the salty sands of Motu Tapu and, for the first time, mingled with other tourists. >>

I NEVER THOUGHT I’D SAY this but I’ve become someone who ‘cruises’.
It started off slowly … a few days exploring the Kimberley Coast, a quick trip to the Whitsundays, another to Tasmania.
Now, whenever I plan a holiday, adding a cruise component takes priority.
This is why I found myself on a 15-day Viking Homelands journey while I was in Europe last year.
Just being able to travel internationally again is a luxury in itself … but to fly across the globe, enjoy a few days acclimatising in one of the world’s most beautiful cities (in this instance Stockholm) and then board a cruise ship to spend two weeks winding our way through the picturesque region of Scandinavia was something special.
As I mentioned, we started our holiday by exploring the magnificent sights of the Swedish capital.
Like most tourists we wandered the length and breadth of the city … discovering the Old Town, revelling in the architectural beauty and enjoying a dinner cruise which highlighted just how many individual islands make up the Stockholm archipelago.
Following the advice of friends back home, we also made time to visit both the Vasa and ABBA Museums.
Located almost side by side, these two attractions could not have been more different.
The maritime museum displays the Vasa, a 64-gun warship that sank on her maiden voyage in 1628.
Featuring the almost fully-intact 17th-century ship, this exhibition is grand in both scale and historical significance.
By contrast, pop band ABBA's collected works are showcased in a contemporary, interactive setting, complete with a stage where you can deliver your best ‘Dancing Queen’ performance.
Having walked off our jetlag, it was time to join the fabulous Viking Mars and embark to pastures even more spectacular.
I could tell you all the clichés about cruising … you only unpack once, all meals are included, you get the chance to meet fellow like-minded travellers, there are plenty of areas on board to relax and rejuvenate. >>
While all that is true, one of the things I really love about cruising in general (and this itinerary in particular) is waking up in a different port every morning, knowing that a new destination is just waiting to be discovered.
After starting in Stockholm, our journey took us to Mariehamn, in the Finnish Åland Islands; Gdansk, Poland; Bornholm and Copenhagen in Denmark; Berlin, Germany; and Stavanger, Eidfjord and Bergen in Norway … all places I hadn’t been before (and, having visited Germany previously, another five countries I could cross off my bucket list).
Each of these locations was remarkable in their own right – from the quaint fishing villages where Vikings once roamed the cobbled streets to the bizarre sight of thousands of Danes standing outside a hotel in Copenhagen hoping to catch a glimpse of superstar musician Bruce Springsteen who was in residence.
Some of the off-ship adventures we chose along the way were ‘must-do’ items (seeking out The Little Mermaid statue; visiting Checkpoint Charlie; straddling the Berlin Wall), others I never even knew about (walking on the roof of the Oslo Opera House, ascending Mt. Fløien via funicular railway to enjoy spectacular views of Bergen’s harbour setting) and one particular experience –at Stutthof Concentration Camp – will haunt me for a long time to come.
Located approximately 40 miles from Gdańsk, Stutthof was the first camp built outside German borders.
The confronting sight of thousands of weathered shoes piled up on display was a chilling reminder of how many men, womenand children lost their lives here, while the stark prisoner barracks and eerie presence of the gas chamber brought home the true atrocities of war.
Naturally, there were countless more joyful moments during our trip as well.
One of the standouts took place in the beautiful town of Eidfjord where we donned our thermal floating gear for a thrilling ride in a rigid-hulled inflatable boat.
For over hour, we skimmed along the freezing waters at high speed, sea spray in our face and the soaring slopes of Norway’s majestic fjords all around us.
These towering cliffs were created when the ice-age glaciers receded and the entire experience was exciting, exhilarating and just a little bit terrifying.
While the natural beauty of Scandinavia is unquestionable, the region also boasts an impressive artistic heritage.
This is particularly evident in Oslo, where Norway’s most famous painter and creator of The Scream, Edvard Munch, has an art museum dedicated to his life’s work.
The vibrant city is also home to Vigeland Park, an expansive green space named after the sculptor, Gustav Vigeland.
Over 200 of his fascinating stone and bronze sculptures depicting the human form adorn the park’s pathways (and interestingly the only non-nude piece on display is that of the artist himself).
We were lucky enough to be here on a picture-perfect day, with the striking artworks forming a stunning showcase against the bright blue sky.
This was just one of many extraordinary shore excursions we experienced during our two-week journey, however, life onboard was also very enjoyable so I want to give a special shout out to the incredible Viking Mars team as well.
The personal service, the attention to detail, the organisational skills, and especially the food, were exceptional (so much so we have booked the same ship and the same cabin for another trip in 2025).
Of course, one article was never going to be long enough to capture just how exceptional Scandinavia is … and how delightful exploring the region by ship can be.
But writing this has brought back many wonderful memories and I can’t wait to see where my travels take me next.

A FEATURE of the trend to electric cars is that it’s brought out entirely new brands.
Twenty years ago, who had heard of Tesla or Rivian or Lucid? Or Polestar?
Polestar at least had a precedent, as it’s a spin-off from Volvo in partnership with the Chinese giant, Geely.
Cars sold in Australia are made in China, but the company’s website says its headquarters are in Sweden.
Polestar – the car maker – was only formed in 2017, but the name goes back a few more years to when I had a sort-of personal connection via a Swedish racing driver I worked with, named Jan ‘Flash’ Nilsson.
Flash was brought to Australia in 1997 and 1998 to race a Volvo in the Bathurst 1000.
After his visits, the successful team he ran at home was sold and eventually re-named Polestar.
It was then sold again and became a global car company.
I’ve often wondered whether the modest Flash Nilsson thinks he missed a lucrative opportunity.
Amid the flood of EVs now landing, the Polestar 2 – currently the only model on sale here – is unmistakably Swedish and may appeal to buyers who find other offerings such as the Tesla Model 3 too bland.
It has clean, sophisticated exterior lines and the interior could not be anything but Scandinavian.
It features cool upholstery colours, unvarnished wood-like veneer on the dashboard and a minimalist design that feels calming without being austere.
The Polestar 2 comes in two versions – one motor with rear-wheel drive and dual motors with all-wheel drive.
Options are longer-range battery capacity and a Dual-motor Performance variant that is faster at the cost of a small loss in range.
Claimed driving range across the range (sic) varies from 537 kms to 591 kms.
Prices are: Single motor $67,400, Long-range $71,400; Dual-motor $76,400, Performance (including long-range) $85,400.
In other respects, single- and dual-motor versions are virtually identical.
Being Volvo-derived, there’s a generous list of automatic safety features, including 360-degree cameras that allow the driver to see all around the car when manoeuvring.
There’s a charging pad for phones, which doesn’t require a cable, and Android and Apple phone integration.
The last are accessed via a large vertical tablet screen in the middle of the dashboard.
It’s easy enough to read while driving but, as always, I’d prefer fewer touch-commands and more intuitive conventional knobs.
CAR CONNOISSEURS are holding their breath to find out if what may be Australia’s – and Queensland’s – most valuable vehicle appears at the second Noosa Concours d’Elegance on Saturday 13 July.
The car is a 1964 Ferrari 250LM.
For the uninitiated, that’s an enclosed sports-racing car of a type that won the legendary 1965 Le Mans 24 Hour race.
One welcome screen feature, however, is vital: it shows the locations of nearby charging points, with map links.
At the rate I was racing about testing the Polestar’s seductive acceleration, the need for charging arrived much sooner than the official claimed distance.
Here occurred my only hiccup during the Polestar review: No-one told me I needed a phone app to make the charger work.
I tried four locations before it dawned: connect the charging cable, follow instructions and wave my phone instead of a credit card … away we went.
Performance is always what captivates the first-time EV driver.
These cars have not only very fast acceleration but also a different way of delivering power – in short, all at once.
Similarly, when the accelerator is lifted the motor slows forcibly to the point it will stop the car without use of the brake.
In other ways, the Polestar 2 feels normal to drive, although some users will notice a slightly choppy ride at town speeds.
It’s smoother on the highway and you get used to it.
The Polestar 2 is a quality experience if you intend going electric.
With its 500+ kms range, it will be as near as normal for most owners.
Only 32 were built and they are considered among the most desirable of Enzo Ferrari’s creations.
One is now in the hands of Queensland collector Peter Harburg, who graced last year’s inaugural concours with a similarly mouthwatering Ferrari 248SP.
It would be impolite to speculate what the 250LM is worth, but let’s just record one that looks exactly like his was sold at a Paris auction last year for the equivalent of $26 million.
Will Harburg upgrade his entry to this year’s Concours with the fabulous, rarelyseen 250LM?
I’ll bet on it, as this true enthusiast has always shown a desire to share his treasures with the public.
It would prove a sure-fire hit for the Concours, which will attract up to 60 invited high-end classic cars for a public display along Hastings Street.
Last year’s event, co-directed by Queensland aviation identity and car collector Steve Padgett, won the Rising Star Award at the UK-based Historic Motoring Awards at the Dorchester Hotel in London in November.
Bigger things are therefore expected in 2024.

ROLLS-ROYCE, Bentley, Ferrari, Bugatti . . . which is the ‘world’s best car’?
It’s none of those mega-marques, in fact –instead, look no further for the answer than your local Kia showroom.

The top-flight GT-Line accelerates to 100 kmh in a sportscar-like 5.3 seconds yet has a claimed range of more than 500 kms on a full battery charge.
That’s still much less than the cruising range of a petrol or diesel, but viable for most uses.
The latest awards emphasise how rapidly the automotive scene is changing.
Kia and its Korean company sibling Hyundai often dominate award and sales lists and Chinese makers such as BYD, MG and Great Wall are rising rapidly to popularity on the back of EV options, improved quality and driveability and value for money.
I expect a Chinese model in the World Car list in 2025; the Europeans and Japanese will have to lift their games.
Established in 2003, the World Car Awards are accepted globally as a standard for excellence and leadership, celebrating accomplishments within an automotive industry that is experiencing unprecedented change at a furious pace during the electrification era.
To be eligible for World Car of the Year, a vehicle must be produced in volumes of at least 10,000 units a year, priced below the luxury-car level in its primary markets and ‘on sale’ in at least two major markets on at least two continents.
This of course eliminates from contention the aforementioned Rolls-Royces and their expensive ilk, but it’s surely a great thing that outstanding vehicles considered more affordable, everyday choices can be bought today anywhere in Australia.

Females are beating the odds for home ownership.
IF THE LATEST RESEARCH BY CoreLogic is any guide, the gender pay gap doesn’t translate into lower home ownership for women over time –although the challenges are more acute for younger women starting out on the property ladder.
CoreLogic’s new Women & Property report has revealed that, overall, females more broadly have higher home ownership than men at 68.2 per cent versus 67.4 per cent.
But that’s not the case among the Gen Z demographic where some 51.6 per cent of males aged between 18 and 29 own at least one dwelling compared with 27.3 per cent of women in the same age group.
This is not due to a lack of conviction as 51 per cent of Gen Z women place great importance on home ownership, versus 43.2 per cent of Gen Z men who appreciate the merits of property ownership.
The report, which is based on a survey of 1,000 people, delves deeply into home ownership rates among men and women to find that, the older women are, the more likely they are to have a home than their male counterparts.
But the report also finds that women overall have a 5.4 per cent lower equity position than men because their home is, on average, worth less and has a higher mortgage.
“Examining home ownership holistically unveils gender equity gaps, highlights generational risks and underscores the critical role of residential real estate in wealth, retirement and tenure stability,” says CoreLogic’s head of research and the report’s author Eliza Owen.
“It prompts crucial questions about the accessibility of property ownership for women across generations and the challenges faced for early entry into the market.”
The study found that the key issue preventing Gen Z women from home ownership is an income imbalance where women in that demographic reported an average income of $67,800 per year compared with men at $83,500 – a situation exacerbated by a third of women being employed in casual and part-time positions compared with just 12.9 per cent of men.
The report found that affordability constraints were rated as the biggest barriers for young women delaying their entry into the property market, representing 61.4 per cent of those surveyed, while 44.3 per cent of Gen Z men simply said they were not ready to buy or were not looking to buy yet.
The gender imbalance improves markedly with age as Millennial women (those aged 30 to 44) who own at least one dwelling surges to 72.5 per cent, compared with 63.5 per cent of men.
Home ownership among Gen X women further increases to 75.8 per cent, compared to men at 69 per cent, while 83.3 per cent of Baby Boomer women own at least one home, which is just under 84.5 per cent of men.
“Presumably the gender-based home ownership gap closes in part due to the formation of couples and family households,” says Ms Owen.
“So, while the pay gap between men and women becomes less important for mixedgender couples, it may pose potential risks during relationship breakdowns.
“Further, if men can attain dwelling ownership at a younger age, they are likely to benefit from greater levels of capital growth from the asset class over the long term.”
From an investment perspective, there isn’t much difference between men and women at 14.1 per cent and 12.5 per cent respectively of those surveyed owning at least one residential investment property. However, men were more likely to also have other investments such as shares.
Owen says the implications of the report’s findings are critical for ensuring a comfortable retirement for all as home ownership constitutes 56.7 per cent of household wealth in Australia.
Among the key findings is that the average property value among females was $1.046 million, compared with $1.072 million for men.
However, the average female housing debt was $256,541, compared with $237,230 for men.
While some of the data shows ‘promising parity’ between males and females, Ms Owen notes discrepancies remain and that more work needs to be done to ‘empower women with respect to dwelling ownership and investment’.
“Accessibility to home ownership varies, with younger, low-income households experiencing a prominent decline, and gender-related challenges persisting, exacerbated by the gender wage gap,” says Ms Owen.
“Despite overall dwelling ownership parity, this year’s survey reveals that affordability constraints and the home-buying process pose significant challenges for a higher share of females, emphasising the need for targeted solutions to address gender disparities in Australian home ownership.”

Gallery Group CEO Adam Barclay says the team identified a wide market of participants who are currently living in SDA homes but actively seeking alternative accommodation because they aren’t suitable for them.
“We are building a place that balances aspirational living with functionality,” Adam says.
“At Gallery Group, we are driven by a vision of creating living spaces that prioritise the well-being and happiness of participants, ensuring not only excellent returns but also homes that people truly desire.

“These figures, though public, underscore the industry's need for a shift towards a more balanced approach, one that prioritises participant satisfaction alongside investor interests,” Adam adds.
“Gallery Group is dedicated to leading this transformation, offering a holistic solution that benefits both investors and participants, ultimately fostering a more harmonious and sustainable housing market in South East Queensland.”
Unlike other property investment opportunities, due to Gallery Group’s integrated model of being both a developer and a builder, they manage the whole process, from planning and project management all the way through the build to completion.
Underpinned by government funding, Balance Ormeau will deliver investors 12-18 per cent per annum, with distributions paid monthly* across a 15-month term.
The term will be a minimum of 12 months, if completed early.
Gallery Group is seeking a minimum of $250,000 per investor, and they’ll be raising a total of $2.25 million.
The investment opportunity will close June 2024.

Tell us about your role as Tina Turner …
Playing Tina Turner is truly an enjoyable and challenging experience.
It’s a rollercoaster ride that forces you to dig deep as an actor, singer and dancer.
It has showed me my full potential on the stage and my personal growth has been incredible.
What are the challenges?
The challenges include managing the stamina and strength to stay present, fierce and focused for nearly three hours straight on stage.
Breaks are pretty minimal so building your stamina, endurance and maintaining passion to
tell the story the way it deserves to be told is a major challenge.
Singing and dancing at the same time is sooo challenging … it’s all about control and breath support.
I don’t know how Tina did it all those decades.
What is your favourite Tina Turner song?
River Deep Mountain High.
This song changed Tina’s life and for me, it’s a similar story.
At the age of 15 I was forced/encouraged to do the high school musical.
It was my first time performing on a theatre stage. EVER.
The musical was Leader of the Pack: The Ellie Greenwich Musical (Ellie Greenwich and Jeff Barry actually wrote the record, while Phil Spector produced it).
The song appears in that musical as well and my drama teacher cast me to play … TINA TURNER.
It was the first time I had ever sung solo on stage and was the transformative moment that refocused me towards performing and the consequential career I now have today.
Ahhhhh I’m TINA again.
Whenever I perform River Deep Mountain High, I am filled with an overflowing of joy for the journey since I first sang that song.
What can Brisbane audiences expect when they see the show?
They can expect a vibrant fun show that not only entertains with iconic music we all know and love, but uplifts the audience through Tina’s incredible story.
It’s really an all-encompassing show.
Was musical theatre always your first choice as a career?
Growing up I wanted to be a netball player.
I always loved music and singing but I don’t think I made the connection until later on in life.
In high school I wanted to be a singer but still I had not discovered the magic of musical theatre. I definitely fell into it after an open call audition for The Lion King and have never looked back.
Is there a role that is still on your bucket list?
To be honest I don’t have a bucket list of roles anymore.
I have decided I like being surprised by the challenges and opportunities as they present themselves.
I never dreamed of playing Tina Turner and now I’m enjoying one of the most amazing experiences of my life.
I feel it’s best to stay curious and unassuming.

An influx of quality properties have come to market in the past few months. The boost in listings is not only a sign that confidence has returned to market, but is evidence of the hard work put in by our agents since the beginning of the year.

In one 24-hour period, the agency managed to secure $47,120,000 in sales across nine auctions, with three properties – 75-81 Stanhill Drive on Chevron Island, 2 Surf Street in Mermaid Beach and 175 Jefferson Lane in Palm Beach – making up $36,500,000 of the total sales.
Two of the properties set price records. The $11,500,000 achieved for a block of original apartments at 2 Surf Street represented the highest price paid per square metre for any property along the Mermaid Beach beachfront. Meanwhile, a new benchmark was set in Chevron Island with the $15,000,000 sale of 75-81 Stanhill Drive.
Other deals have followed, including the $25,000,000 mega sale of a house in Albatross Avenue, Mermaid Beach, which was negotiated off-market.
Many regional areas outperformed during the pandemic, registering elevated migration and market activity, yet few have managed to maintain market momentum now that the dust has settled.
The Gold Coast has proven itself an anomaly, with these sales only confirming the city’s desirability as a place to live.

Experienced, confident and highly driven, Kollosche’s new Head of Property Management is determined to take the department to the next level.
Todd Madgwick was following his gut instinct when he abandoned a carpentry apprenticeship at age 20 to take up a job with a real estate agency.
Yet that instinct served him well, laying the foundations for a successful and respected career in the industry, focused on the property management sector.
“Putting on a suit and tie was the opposite of what I was used to, but once I started in the property management department I loved it,” says Todd, who has been appointed Head of Property Management at Kollosche.
“It was very hands on and the principal was great, so I learnt a lot in a short time.”
Things changed up a gear when Todd accepted an opportunity to work in Sydney’s elite suburb of Double Bay.
“The level of expectations and customer service was a step up from what I was used to,” he says. “People were more demanding, the pace was much faster, you had to be more time efficient, more organised and thorough.
“It was a big adjustment, but I was lucky enough to be aligned with a great business
and a great mentor, who gave me the structure, aspiration and belief that I could succeed. He opened my eyes to what it took to be successful and grow wealth. His advice led me to buy my first property at age 25.”
A natural-born leader, Todd has worked for several well-respected real estate businesses throughout his career, acting in high-standing roles such as Head of Property Management Performance and Growth, National Head of Franchise Property Management, and Property Management and Performance Manager.
Todd says his biggest achievement came while working as General Manager for McGrath’s Queensland companyowned portfolio. During this time, Todd grew the business from 400 properties under management to an impressive 1,850 properties.
At Kollosche, Todd, who lives locally with his wife and two children aged 13 and 11, is keen to grow the property management department, while providing mentorship to those who work alongside him.
“My fundamentals are all about growth,” Todd says. “To see others grow to the
point where they are at your level is really rewarding.
“Every time I move up, I want someone to take my place; I always aim to make myself redundant.”
Todd says the secret to achieving this success within property management is having effective communication skills and a dedication to acting swiftly.
“The problem with property management, in general, is procrastination. Speed is everything – communication and speed. If you do that well, everything else will take care of itself,” he says.
“Often, people get stuck in terms of the way they think they should do something. ‘I can do that later’ or ‘I’ll go do something else now’. The urgency is not there. If something hits your desk, you should address it and move on. It is about structure and routine.
“I’m 100 per cent confident we have the right foundations here, and with the backing of the Kollosche brand, we will definitely do great things.”
Beachside homes are hot, with suburbs along the sand experiencing extraordinary price growth.
The Gold Coast beachside property market is one of the fastest growing in the country, according to industry analyst PropTrack.
Recent data shows that the median price of an average family house within the city’s beachside suburbs has risen 67 per cent in the four years since the start of the pandemic.
Fuelled by interstate migration, it is an extraordinary level of price growth in a market where prices were already elevated compared to metropolitan and other regional coastal locations.
However, the cost of living is more affordable on the Gold Coast than in capital cities making it an enticing choice for those looking to balance lifestyle with access to world-class education, amenities and infrastructure.
The extraordinary level of price growth shows the level of confidence that buyers currently hold in the Gold Coast market and what it has to offer as a place to live and invest.
Beachfront properties edging the sand or offering sea views will always attract the highest premiums, with houses in Miami showing the highest level of growth in the past five years at 91.9 per cent.
Yet homes slightly further in from the coastline are benefitting from the beachside halo effect.
Mermaid Waters, inland from blue-chip beachfront suburb Mermaid Beach, is a good example. In the past five years, the median house price has lifted 89.7 per cent, with the suburb’s record sale price broken twice by Kollosche in the past six months.
Beachside apartments have also experienced exceptional price growth, with the median sale price in Palm Beach in the southern beaches rising 96.5 per cent over the past five years.
Kollosche sales agent Troy Dowker recently sold four-bedroom beachfront home 175 Jefferson Lane for $10,000,000 a significant increase from its previous sale in 2019 (also sold by Troy Dowker) for $5,780,000.
Following Palm Beach closely for price growth was the emerging suburb of Bilinga
at 88.7 per cent growth, Miami at 83.8 per cent growth, and Tugun and Burleigh Heads both up 82.2 per cent over the past five years.
The Gold Coast beachside market is only expected to continue to grow as population growth expands and the number of properties available to service it is further limited.

Across the main sub-sectors - retail, industrial and office - predictions last year favoured a positive outcome during this year, of varying degrees. Here’s how things are shaping up:
Nationally, the office sector continues to battle high vacancy rates, declining returns and a flight to quality that is leaving behind everyone except the upper echelons of A-grade assets. Comparatively, the Gold Coast has experienced a tightening of vacancies with the total city vacancy for commercial office space below 6.3 per cent, according to data from Colliers.
Also, as Kollosche commercial property specialist Adam Grbcic points out, once buildings with demolition clauses, plus C and D-grade buildings are removed from that, vacancies are even lower.
Unlike other major cities, tempting workers back to the office post-pandemic has
been far easier on the Gold Coast. This, coupled with increased population and business growth, means there is now a shortage of quality office space in the key demand regions.
“The Gold Coast has benefitted from population growth - 15,000 new residents per annum, many in higher skilled professions - but there is a shortage of new office space that has been built to be tenanted,” Adam says.
“The benefits to this shortage have been the refurbishment and upgrade of lower-grade buildings on the Gold Coast. However, the shortage has also meant an increase in rental rates and a decrease in incentives by landlords.”
In the retail subsector, conditions have been positive with Queensland retail trade in February up 2.5 per cent year-on-year (seasonally adjusted) compared to the national figure of 1.6 per cent for the same period, the second-highest annual growth in retail behind the Northern Territory’s 3.6 per cent.
Queensland retail rental growth continued to increase across all asset classes in the final quarter of 2023. For example, prime CBD retail experienced strong rental growth of 8 per cent year-on-year. Despite anecdotal evidence that the cost-ofliving increases are slowing discretionary spending, foot traffic, especially in touristcentric locations, is steady or lifting.
Also adding to the subsector’s appeal is the amount of new space coming online; actual and predicted. New floorspace added in Q4, 2023 was down 46 per cent for a total of 20,000 square metres on the previous quarter, according to CBRE.
It has been reported that 166,000 square metres of additional office space has been approved. However, it is unlikely this will be delivered due to construction and financial constraints, and it may not be in areas of high demand.
Among big players, Queensland retail is strong. A solid example of this was Centennial, in partnership with Parkstone Funds Management, paying $107 million for Bundaberg’s largest shopping centre, Hinkler Central, in March.
For the tightly held retail subsector on the Gold Coast, things look good for a positive result by year’s end.
Adam says there are two factors behind retail’s strength in South-East Queensland.
“First is the return of tourism and increase in international flights to the Gold Coast and the second is the drive in population growth that provides a growing buyer pool of 15,000 per annum to support retailers.”
Industrial and logistics has been the strongest performer, and while this year has brought a slight softening in demand in some markets, that is not the case in Queensland.
According to a report by Cushman & Wakefield, the sector in Brisbane continues to record strong demand with almost 140,000 square metres leased in the first quarter of 2024. This follows about 800,000 square metres in 2023, well above the long-term average of about 500,000 square metres per annum.
The report found demand is skewed towards the manufacturing, transport and logistics sectors. Vacancies tightened to 1.4 per cent, while average prime rents increased by 3 per cent ($167 per square metre net face), reflecting an annual growth rate of 19.1 per cent. Incentive levels remain unchanged, currently ranging between 5 per cent and 14 per cent, while precommitment incentives are higher at 8 per cent to 15 per cent.
Predictions, unsurprisingly, remain positive for the rest of the year, with vacancy rates expected to stay well below historic levels, driving rental increases of 7 to 10 per cent.
However, Adam says it is worth noting the class of new buildings rising in central locations, such as Southport, Burleigh and Nerang.
“These are generally under 200 square metres, meaning there is a considerable shortage of space suitable for large format industrial on the central Gold Coast.”
For those looking to invest or increase their exposure to the subsector, the class remains tightly held on the back of its strong rental growth and vacancy rates.
Housing values in Australia continue to rise against all odds. This month’s K Property Insights report considers the key factors driving property price growth.
Australia’s dwelling prices are high compared to household incomes and last year defied expectations by rebounding after only the briefest of blips during 2022.
Rental markets also remain hot. Vacancies are at, or near to, historic lows, while rents are climbing swiftly.
Typically, rising mortgage rates would mean housing markets cool, but despite interest rates rising 13 times since mid-2022, housing values in Australia continue to rise.
This unexpected resilience in prices is partly down to global trends, such as more people working from home, alongside people placing a higher value on their living space.
Yet there are three additional domestic factors.
Foreign demand for Australian housing is at an all-time high, driven by a net immigration
increase to 500,000 and around 650,000 international students needing accommodation.
Foreigners not residing full-time in Australia purchased up to 10% of new homes and 5% of established homes in 2023, with a notable shift towards potential owner-occupiers, particularly among Chinese buyers.
Australia led in millionaire migrant arrivals last year, with many settling in Sydney, Melbourne, or the Gold Coast – the latter attracting a significant share despite its small population size. These affluent migrants prefer spacious homes for personal use, finding better value on the Gold Coast.
The median price for homes sought by Chinese buyers has surged from $296,000 to $728,000 since 2020, contributing to 95 additional suburbs reaching median prices above $1,000,000.

Gold Coast suburbs also saw significant price increases, with two exceeding $2,000,000 median prices for the first time in 2023.
Since the start of 2021, the Producer Price Index for construction in Australia has increased by 30%, making home construction more expensive and contributing to a reduction in the number of builders. Over 1,500 construction companies have gone under in the year to June, primarily due to budget overruns, leading to a scarcity of new homes on the market and further upward pressure on prices.

capacity. This shortfall is expected to worsen over the next five years, driven by a slew of major projects related to the 2032 Olympics and various government initiatives.
This construction capacity crunch means fewer resources – both in terms of staff and materials – are available for new housing projects, particularly affecting the development of high-rise apartment buildings.
The biggest impact on housing values is the brake on homebuilding, based on local council planning rules.
A prime example is Sydney, where large numbers of homes face development restrictions. Meanwhile, zoning rules raise house prices well above the combined
underlying cost. Research suggests that this increase is a whopping 73%.
Looking more locally, new dwelling approvals in Queensland, currently 36,500 starts per annum, is not high enough to cater for underlying demand. Most local authorities across the South East, including Gold Coast City Council, are in the same boat. The Gold Coast is at present building some 30% fewer new dwellings than is needed.
Over the past 20 years, the Gold Coast has outperformed the national average when it comes to price growth for both detached houses and apartments. That performance has become even more pronounced in recent years.
Since 2020, detached house prices on the Gold Coast have risen by $350,000 or 56%. Nationally prices have lifted by 28% or $217,000 over the same period.
When it comes to Gold Coast apartments, local values have risen by $236,000 since Covid started (early 2020). This is a gain of 52%. Median apartment values nationally rose just 8% or $50,500 over the same period.
Over the next decade, Australia needs to construct about 250,000 new homes annually, surpassing the domestic construction industry’s record of 220,000 builds in 2017 and the decade’s annual average of 192,000.
Despite the Federal Government’s Housing Australia Future Fund and National Housing Accord Facility targeting 1.2 million new homes in five years, achieving this goal seems challenging due to the current state of the building industry, local planning laws, nimbyism, and high construction costs. Consequently, dwelling prices, especially on the Gold Coast, are likely to continue rising.
