GROWING UP IN A SMALL country town in the 60s, some of my favourite memories revolve around our annual road trips to the coast, and the occasional journey to Sydney on the train.

I never imagined that all these years later, I would have boarded countless planes, visited around 35 countries, enjoyed cruises to some of the most remote and most populous places in the world and still be planning my next adventure.

I guess once the wanderlust hits, it never fades – which is why I am so excited about this special Dream Travel edition.

Actress Faye Dunaway is the subject of a candid new documentary about her life and career.

IN THE NEW DOCUMENTARY FILM, Faye, actress Faye Dunaway candidly reflects on her life and illustrious career.

In this insightful interview, the revered actress shares her journey with manic-depressive disorder, the importance of ambition, and the challenges and triumphs of her iconic roles.

She also looks back on working with Jack Nicholson and Roman Polanski and touches on the changing landscape of Hollywood, including the impact of the MeToo movement.

What made you change your attitude towards talking about yourself?

It’s a documentary about my life and myself so it was important, I thought, to reach people that may share the imbalances that I have experienced.

When I understood more about this manic-depressive thing, the sort of tendency toward a kind of mania, really.

It’s an excitement. And then the opposite of that, of course, is the sadness.

When I realised what was affecting my behavior, I was very glad to know that because it explained it.

But you’re still responsible for your actions.

So it may explain them, but it doesn’t excuse them necessarily if they’ve been painful for other people.

It was good for me to know about it and to try to then find a way to cope, to find a way to control whatever impulses I was having, and to have medication or help to understand what was happening more.

It was just a part of my process. It’s a part of my evolving into what I’ve become today.

There is an interesting photo in the film when you're playing Medea in high school. What did you think about your future at that time?

That was way early.

I was just sort of following my impulses and doing ... I mean, what in heaven's name did I know about Medea when I was that age?

But no, I didn’t think of that so much.

I knew that’s what I wanted to do with my life, with my work.

So, in that way, I was aware.

But it evolved, and as I went on, it became more and more clear what I needed to do. >>

I loved how you talk in the film about your younger self, how you haven’t been Dorothy for a long time. Did you create Faye Dunaway as a persona?

Well, yeah, I think so.

Faye Dunaway was not Dorothy Faye Dunaway, although I am Dorothy Faye Dunaway inside, and I always feel that.

But Faye Dunaway is the public persona. She’s the actress, what I put out there in the world.

So it was conscious. The real self is not part of the public thing.

The real self feeds the public thing and nourishes it.

Faye Dunaway is almost like a shell in a certain way.

You speak about desires rather than ambitions. Why is that?

Well, that’s what it is, really.

It’s not so much ambition, but ambition is part of it, I suppose.

I didn’t care. I just wanted to do what I wanted to do, and I just forged ahead.

And as you say, as I say, it was desire. I suppose you can call it ambition. You have an ambition to achieve certain things, and I didn’t hide it.

Desire is something very internal. Ambition is a compulsion.

The desire gives rise to the ambition, perhaps.

In your book, Looking for Gatsby, you wrote that you are a perfectionist. Was it a problem for you?

Well, no. That’s part of the craft.

You have to do it as well as you can, and you have to pay attention to every detail.

That’s what makes it work. That’s what makes it good. That’s what I learned from Kazan and other teachers as I was growing into the craft.

You have to be a perfectionist. Every detail is important.

Making and watching a film like this must evoke many memories, both bad and good. Was there anything that particularly stood out for you?

Well, all of it.

It was a story of a life, which included the ups and the downs.

There was an honesty and a courage that we decided was going to be part of this, the way we were going to tell that story.

It was a journey. We filmed over a certain period of time, and we just let it happen.

But I was very prepared.

It was very researched. It was like a dance.

But I can tell you one thing, when I was sitting across from Faye, everything she was saying was generating deep emotions in me.

I caught myself crying a few times, being speechless.

If half of what I felt can be conveyed in the film, I think we got something interesting going on.

Chinatown is 50 years old now. I’m surprised there isn’t a special celebration. Do you know why that is?

You mean that they should be doing more for it?

Yes, I think so. It deserves it.

But I agree, I have no clue why it didn’t happen.

Roman Polanski is a very demanding director. What was your experience with him?

Roman is a wonderful director. There’s no doubt about that.

But yeah, we’re sort of different personalities. I think we got along pretty well.

Making a film is so hard, and to capture a performance while being aware of everything happening on set is overwhelming.

But those become tales you tell. >>

Did Jack Nicholson really slap you in that famous scene?

Well, he had to. I love Jack. He is a lovely man and so sweet.

But he was trying to be like that, and I said, no, you’re going to have to stop.

Did you try to get, for instance, Jack Nicholson or Warren Beatty to take part in the film, to interview them?

No, it was a schedule thing.

Some people aren’t available or don’t have anything they like to share or talk about.

We decided on very specific people who wanted to guide the story we were telling.

You put a lot of yourself into the characters. Were you conscious of that when you chose the characters, or did it become apparent after the fact?

Both, I think.

When I chose them, it was what I responded to.

Then, working on the character, I found things in myself that also fit the character.

There’s an exploration.

I wanted to play certain roles because they were important at that time.

People didn’t want me to play them, but I thought it was important.

What was your reaction to Bonnie and Clyde, considering it was quite controversial?

I was doing what I needed to do, and the director and I were working together.

When the film came out, we were surprised by its success.

Warner didn’t like the film, and Warren was going to sell it to someone else.

But it was a good movie, and we could see that.

Your son mentioned that if you didn’t have such extreme feelings, you wouldn’t be such a good actress. Do you agree?

You have to have all that inside that you can tap into.

Fortunately, it’s part of who I am.

A lot of people don’t reveal it all the time, but for me, those are the building blocks.

I’m always at the mercy of them.

Being famous is complicated. What do you like about it, and what do you hate about it?

I don’t like being so public. I like to be more private.

But it’s a pretty heady thing, like a champagne bubbly existence sometimes.

It’s interesting and OK, but dangerous.

You have to not be carried away by it.

But there was a time when I enjoyed it.

We see more female directors now, the MeToo movement, and discussions about salary gaps. How do you see these changes?

I support and appreciate the MeToo movement and think it’s a good thing, but I’m not very active in it.

The kinds of characters I played have been right in there with that movement.

So yes, I do think I’ve indirectly helped the movement with my work.

You used a quote from Bette Davis in the film. Where did that come from?

She said it on a talk show.

We did a television program together and didn’t get along.

I’m sorry she said it, but it wasn’t a good relationship.

These things happen.

Could I ask about your diagnosis? When was that, and if you had known earlier, do you think you would have done anything about it?

I don’t know that it would have dampened the performances, but it would have controlled my behavior outside, which was misinterpreted.

The emotional scope helped the performance. It’s a mixed bag.

You don’t want it in life, but in my world, you need it.

It was a curse and a blessing.

It’s necessary for my craft, but you have to control it in life.

Do you still enjoy acting? Do you wish there were more parts out there for you?

I don’t know. We’ll see.

I’m looking at things, maybe.

But right now, I’m very involved with my family and my life.

I have my son and a grandchild who’s divine.

I’m more involved in family life now but we’ll see what happens.

A champion BLOKE

Ask Gold Coaster Mark Mathie what his greatest achievement has been and the answer will not surprise anyone who knows him.

CONSIDERED ONE of the Gold Coast's pre-eminent personal trainers, Mark Mathie has many strings to his bow including successful business owner; motivator; husband and trainer of world champions.

Jason Murakami sat down with Mark at his Wickedbodz gym in Surfers Paradise to ask this Gold Coast success story a few pertinent questions.

What was the motivation to pursue a career in personal training?

I am from a little country town called Ulladulla. At the age of 16 years I signed an NRL contract with the Sydney Roosters.

By the time I was 20 my NRL career was over after three consecutive knee reconstructions.

I was fortunate that I got my qualification in Certificate 3 & 4 in Fitness so when I moved to Sydney I worked in the industry while playing rugby league.

Was it always your intention to establish your own gym on the Gold Coast?

Being a professional sportsman I had been training and working in and out of gyms and boxing gyms since I was a teenager.

I got a fantastic opportunity not long after footy to take up a contract in the then No. 1 health club in the UK called Holmes Place in London.

I trained some very well-known celebrities and athletes in the four years I was over there which allowed me to work, travel, and study throughout Europe and the USA with clients.

When I couldn’t handle the travel and weather anymore, I decided I’d give the Gold Coast a crack.

I had been here a few times for holidays and loved it, especially the warm climate.

I saw an opportunity in the fitness industry up here.

I was one of the first ‘personal training’ studios in Surfers Paradise 20 years ago and we are still here stronger than ever.

There were gyms on the Gold Coast back then but there were no gyms with an emphasis on personal training and boxing for fitness … especially for women.

When I started Wickedbodz I had approximately 60sqm in 50 Cavill Avenue which was one room with no windows.

Today we have close to 600sqm with a boxing gym, strength and conditioning, recovery room, massage studio and cafe.

You train the current International Boxing Federation Cruiserweight and Ring magazine Champion of the World Jai Opetaia. Was it always your goal to train a world champion?

No, it was never a specific goal.

As I’ve mentioned I trained some high-level athletes in the UK and here in Australia previous to training Jai.

He came to my gym to train during Covid and we clicked.

He was always heading down the road to becoming a champion, he just needed to add and implement some sports science to his training regime and that's is what I have been able to do.

There is so much to training a world class athlete.

It’s not a role that a traditional trainer can do and do successfully.

It takes years of study of human physics and anatomy and sports science.

Jai has relocated up here with his family and now calls the Gold Coast home.

And the Gold Coast has also adopted him … he has so much support here.

Does being a trainer of a world champion change the way you train other members of your gym?

No, not really. As a trainer you get to know a person’s personality, a person’s limits, and a person's goals.

To be a great trainer you have to be an even better listener and know how to adapt to each individual.

It also helps if you know what you’re doing.

In this day and age a good knowledgeable personal trainer is hard to find.

It’s amazing how a positive attitude to life creates the foundations of achieving personal goals in the gym.

I find this is the same as life in general.

If you get up each day and believe you can then you will be on the path to achieving your goals.

If you get up each day and believe you can’t, well you are probably right.

What is your greatest achievement to date?

That is an easy one. Marrying my wife, Hayley.

There is that old saying that behind every good man there is a better woman.

Well Hayles is not behind me, she is standing next to me. She is the hardest worker I’ve met and she allows and encourages me to be better every day.

Business wise, I regard owning a successful fitness facility for more than 20 years, in an industry which at times can be a circus, as a great achievement.

It’s certainly not been all rainbows and butterflies but it has definitely been rewarding.

What drives you on a daily basis?

To be better than I was yesterday … across the board in life and work.

I love watching people get out of their comfort zones and achieve things they work hard for.

We have a program called ‘Be your own Champ’ which is an 8-week challenge that gives people, both male and female, the opportunity to learn the basics and fundamentals, mentally and physically of what it takes to be a champion.

We have a fight night after each challenge so I get to see people who have come to the gym with little or no confidence for all sorts reasons, like being a victim of domestic violence, struggling businesses and relationships, bullying in the work place or home, or just people wanting to test themselves and achieve what was once for them the unimaginable.

Put simply, helping others and motivating them to be better than they are is a major driver for me.

Is the Gold Coast the same place today as it was when you arrived? If not, why not?

No it’s not. It’s matured a lot more and is continuing to mature.

The Gold Coast has long been one of those gold rush towns.

People pack up their old life and move to the Gold Coast to re-invent themselves or create their fortune.

It’s that ‘anything is possible’ attitude that defines the Gold Coast and its people.

I’m an example of that.

I was the only gym in Surfers Paradise way back then.

Then all the big names came along – World Gym, EMF, F45, Snap etc – but none have affected us.

If you could be Mayor for one day, what would you do?

I think Tom (Tate) is doing a very good job of it to be honest but if the opportunity arose I would allocate as much funding as possible for mental health support for men and women.

There is a saying you don't have anything without your health, well that is even more so when a person is suffering mental health.

I would also allocate as much funding as possible to youth sport.

Our youth derive confidence from being involved in sport and confidence allows them to test themselves.

We need people in business and in politics to be confident enough to test themselves so they can be best they can be.

Being involved in sport gives people the skill sets and understanding to want more out of life, business and sport than a mere participation ribbon.

Hunter Valley HAVEN

The Lane Retreat is the perfect place to enjoy fireplaces, food and wine.

WHILE MANY CHOSE to escape the chilly, wet winter on the Gold Coast by heading to Europe or northern Queensland, hubby and I decided to embrace the cold and explore the Hunter Valley.

This was our first visit to the region and we were excited to eat, drink and relax.

After a recent break in Binna Burra’s newly built tiny houses we were keen to stay in similar style accommodation.

The Lane Retreat ticked all of our boxes, 60 self-contained studio retreats scattered amongst 15 hectares of picturesque vineyards and bushland overlooking the expansive views of Broken Back range.

The vineyards and kangaroos greet you as you drive in, and the studios are cleverly positioned to offer you both complete privacy and spectacular views.

A huge floor-to-ceiling glass door in the studio was perfect for us to enjoy the outlook across the vines to the nearby mountains from the comfort of the warm room.

A thoughtful selection of pastries, muesli, and yogurt allowed us to enjoy a relaxing breakfast in our studio, savouring the beautifully decorated space as we watched the fog lift from the valley.

With our relaxation box ticked, we were keen to treat our tastebuds.

We love learning about wine nearly as much as we love drinking it.

The Lane Retreat is part of the Bimbadgen portfolio of vineyards, allowing guests easy access to award-winning dining and cellar-door wine tasting three minutes down the road.

A courtesy bus picks you up from your studio and transports you to what I would describe as heaven for foodies and wine lovers.

Esca Restaurant showcases local produce and offers a wonderful view of the winery from your table.

We dived straight into ‘The Signature Experience,’ a five-course menu paired with carefully selected Bimbadgen wines.

It was during this meal that I became excited about Semillon, and Chardonnay made it back onto my wine shopping list.

The next day at the Bimbadgen Cellar Door, we deepened our appreciation for the wines we had fallen in love with the night before.

This 5-star winery is perched high on a hill with a striking bell tower that commands attention and oozes elegance.

You can walk through the winery, viewing the operations below from raised platforms.

The Hunter Valley provides perfect growing conditions for the semillon grape with crisp, dry wines produced.

The Bimbadgen Palmers Lane Chardonnay also had me rethinking this drop; it was far from the yellow, tart Chardonnay I remember from years ago.

It was crisp and smooth, the perfect GC summer drink.

The cellar door tasting room spills out into a beautiful courtyard with a huge wood-fire pizza oven, outdoor heaters and another amazing view.

We were lucky enough to be there on an evening with live entertainment and a spectacular sunset.

The vibe was fantastic, with people dancing and settling in for a fun night.

Being able to experience Bimbadgen Winery without worrying about transport added to the relaxation we experienced during our stay.

It was the perfect balance between enjoying the fabulous food and wine the Hunter Valley offers and retreating back into your own private sanctuary.

Bimbadgen also host ‘A Day On The Green’ which has now been added to my bucket list.

You can purchase drinks, coffee, cheeses, and snacks from the Pantry at The Lane Retreat, sit around the fire pit, swim in warmer months, and soak in the fresh air.

We set off from home early in the morning for the drive down to the Hunter Valley, thoroughly enjoying the journey and arriving at The Lane Retreat around 3pm.

While it was a longer trip than our usual local escapes, it allowed us to unwind from our daily lives before reaching the stunning valley destination.

We love road trips and can’t wait to return to this peaceful haven, this time with friends.

It’s always the asides that make a class special, the little tips that we haven’t known, the shortcuts or additions that make a dish a cut above the rest.

Here are some of the Coast’s best-known cooking classes that you might like to try:

Icon, the Cookery School is one of our most established cooking schools.

They run a range of classes taught by different teachers in their premises on the upper level of The Kitchens, Robina Town Centre.

Classes encompass different cuisines, such as Thai, French, Moroccan and Indian, as well as different food items such as pizza or dumplings, and socially-based classes such as couples’ date night.

Classes are interactive and usually the group will sit down and enjoy their food together afterwards.

Top of the CROP

Crawford River are setting the benchmark for Australian Riesling.

IF THERE IS AN UNSUNG HERO, a kind of unjustly maligned grape amongst Australia’s wines it must surely be Riesling.

Winemakers drink it almost non-stop, sommeliers drool over it, collectors hide it away and watch it grow from something fresh and zesty, into a wine of depth, complexity, nuance.

Yet the greater public (fools perhaps) seem to ignore it.

We have a wonderfully brave collective of winegrowers who champion the variety: John Hughes from Riesling Freak (the moniker says it all); Neil Pike and his amazing Clare Rieslings under the Limefinger label; Wines by KT and its extraordinary, imaginative array of Rieslings crafted by Kerri Thompson, and those brilliant wines created by Hunter Smith and his team at Frankland Estate.

But – and I kind of hate myself for doing this – if I have to single-out one producer that has the variety down to the kind of edge you only get with a decent, carbon steel Japanese knife, it is Crawford River.

There’s an understandably common perception that Australian Riesling, at its best, is grown in either the Clare or Eden Valleys.

Crawford River is well removed from both Valleys; for starters it’s in Victoria (albeit not much more than a lengthy fast walk from the border), and it is climatically quite removed from its South Australian cohorts.

But the stuff it crafts from the Riesling grape is nothing short of marvellous.

The Crawford River Rieslings tend to be less opulent, more mineral and svelte in their styling than the South Australians.

They are in one sense less buxom, rich and powerful yet at the same time more steely, focussed, driven, and yet still unmistakably Aussie Riesling.

And glory-be, the beautiful, subtle complexities they gain with a few years in bottle is only bettered by great Hunter Valley Semillon.

Most of this magic is thanks to Belinda Thomson, daughter of John and Catherine Thomson who founded, planted, took the risks and established the estate in the mid 1970’s.

I guess the other part of the magic should be laid at the feet of her parents who realised the potential of the region and stuck their vines in the ground (well done the lot of you).

Crawford River has four Rieslings in its holster, which, in ascending order of price and prestige are Strata Riesling (which until recently was

called Young Vines, but the vines are no longer, even at a stretch, young), Crawford River (the kind of ‘estate’ label), Reserve Riesling and Noble Dry, which needs at least a paragraph to itself.

We’ll get there.

Strata and Crawford River Rieslings epitomise the house style.

Both give off plenty of florals and perfume, but in a kind of discreet, elegant way; not so much potpourri as wildflower and lemon blossom.

The fruit is more like lemon than the lime-juice that characterises the Rieslings of Clare and Eden; more pithy, racy, fine.

There’s also a mineral purity to the Crawford River Rieslings, like a chalk-stream, leaving every detail of the wines bathed in light and shadow, without room to hide.

Thankfully they are built without blemish.

And yes, they certainly do age … magnificently.

Currently there are two Museum releases – 2016 and 2017 – plus a 2018 ‘Reserve Riesling’, the latter built for serious cellar time.

With age they develop nuance and complexity, but because of the relative purity of the wines, they garner the toast/honey/marmalade that come with cellar time in judicious increments.

Then there is Noble Dry.

I guess you could equate it to a Mosel kabinett, but that would be wrong.

There’s a block within the Crawford River estate that, when the stars align, is harvested a little later than the rest of the riesling.

And some botrytis is encouraged.

So the must is a little heavier, everything a little more concentrated, and the aromas and flavours morphed by the botrytis.

It’s a departure from the generally crystalline style of the Crawford River whites, but goodness … it works.

The current release is 2022, and it has been built to be slightly off-dry, which is where you might find the connection with the Mosel.

But everything about the wine screams Australia.

And the sweetness is little more than a whisper, balancing the crunch of acid, the muddle of flavours, the extra complexity gained by the botrytis.

It’s perfectly judged, and very much a wine that is as thoughtprovoking as it is delicious.

A Crawford River story wouldn't be complete without mention of the reds.

There are two in the family – a Cabernet Sauvignon/ Cabernet Franc blend simply labelled ‘Cabernets’, and a straight Cabernet Sauvignon.

They tend to be slightly richer than some of the other Victorian icon Cabernets, like Mount Mary, Yeringberg, Yarra Yering.

But at the same time leaner and finer than the stuff of McLaren Vale, the Barossa Valley, and possibly even Coonawarra.

They are beautifully complex in terms of aroma, flavour and texture.

There is gravel in their DNA, a definite Bordeaux-ish aspect in terms of tannins and that kind of layered complexity that is unique to Cabernet.

And again, they are built to age.

Crawford River keeps back some of its reds to become a museum release – currently 2006 and 2008 – and there is also ‘Reserve’ vinified from the original 1977 block of Cabernet Sauvignon; it is wildly good and will live, improve, delight for decades.

While that isn’t the full story – there is much more to the range of wines and the tale behind Crawford River – it is enough.

Are the Rieslings the collective best in the country? Arguably, but I think so.

And the Cabernets are surely nestled amongst the top few.

WHEN A VEHICLE COMES with the name Tank, expectations will be high.

Will it be an indomitable machine able to cross mountains, or something big, cumbersome and wallowy, like a Yank Tank?

The actual GWM Tank 300 Hybrid is neither, thankfully.

Instead, it’s a mid-size four-wheel drive from China and I’m keen to discover how it stands up Down Under.

Battery-electric hatchbacks and SUVs are the usual fare for the fast-growing number of Chinese models on sale in Australia.

But the Tank 300 Hybrid unusually is more like a genuine 4WD – a Tonka-like, smaller LandCruiser, if you like – and doesn’t have much direct competition in showrooms.

It will be just what some people want.

First, let’s look at the Tank 300 range.

There’s a petrol-only option in two equipment versions, Lux and Ultra, priced from $46,990.

The Hybrid adds $9,000 for the Lux and $10,000 for the Ultra.

That’s a considerable increment and intending buyers would have to consider whether it justifies the extra power and equipment.

The $60,990 Hybrid Ultra was offered for review.

It proved to be an extremely likeable vehicle, mitigating the scepticism that lingers around Chinese models.

As Japanese and then Korean makes did in previous eras, the GWM Tank 300 Hybrid attracts attention by providing good value for money.

The equipment list is extensive, including all the usual interior comfort and convenience items up to leather upholstery, electricallyadjustable front seats, a sunroof, large infotainment screen, changing-colour ambience and wireless phone charging.

This is proper 4WD gear that will allow this capable wagon to easily tackle bush and beach.

On the blacktop, the driver is assisted by a long list of electronic aids, including adaptive cruise control, autonomous emergency braking, front collision alert, lane departure warning, lane keeping assistance, traffic sign recognition, rear-crossing alert, parking sensors and a 360-degree camera.

While these may be effective in themselves, the orchestra of warning sounds and tableau of flashing messages on the instrument panel can be almost constant and distracting … it’s overdone.

Some of the dashboard trim, such as the surrounds on the air vents, are a bit chromeplasticky, although that’s a matter of taste.

The hybrid power unit is self-contained; that is, it does not need external electric charging.

The 2.0 litre turbocharged petrol engine charges a battery, which then powers a supplementary electric motor when extra oomph is needed.

It operates seamlessly, without driver input, and may be most noticeable when it can run on its own during low-speed manoeuvres such as parking.

The petrol and hybrid power units give combined outputs of 258 kiloWatts and 648 Newtonmetres, more than enough for very satisfying performance.

However, the hybrid supplement doesn’t appear to reduce petrol consumption to any worthwhile extent.

The Tank confirms its off-road suitability with features such as on-demand 4WD operation, 224mm ground clearance, three-piece underbody protection, front and rear electric differential locks and a choice of nine driving modes to adjust traction and response.

Worse still is lane keeping assistance, which defies its benign moniker by sharply wrenching the wheel in the driver’s hands should he veer out of a marked lane.

This can be switched off via a few steps in the infotainment panel but annoyingly needs re-setting every time the vehicle is started.

The GWM Tank 300 Hybrid is a capable and well-equipped mid-size 4WD, deserving consideration alongside offerings from more traditional brands.

Backed with a 7-year warranty, 5 years’ roadside assistance and 5 years’ capped-price servicing, there’s plenty to like.

PEOPLE LOOKING TO BUY an off the plan property often face the problem of coming up with the 10 per cent deposit needed to secure the property now.

They might have their moneys tied up in the equity in their current home or have it locked away in their superannuation or other investments earning them a decent return.

Traditionally buyers who don’t have the cash at hand either had to secure a loan against their home to pay the deposit or secure a bank guarantee.

ENAYBL Deposit Solutions has a smart option that can be obtained much quicker than other options and invariably, costs much less.

Grant Bailey, Managing Director of ENAYBL Deposit Solutions believes more and more buyers of off the plan property are using their deposit bond product to secure their new homes.

“The average price of an apartment selling off the plan on the Gold Coast is over one million dollars,” Grant said.

“Buyers are having to come up with at least $100,000 to secure their property.

“The reality is, not many people have that sort of money sitting in a bank account that they can readily access.

“And when off the plan contracts have a timeline of several years, they don’t want to tie up their cash for an extended period when they could be doing other things with it or earning a greater return elsewhere,” he stated.

A deposit bond is provided by an insurance company and issued to the vendor who holds

the deposit bond pending completion of the sale.

The deposit bond allows the purchaser to delay the payment of the 10 per cent deposit until completion when they take ownership of the property.

By way of example, a buyer purchasing a property off the plan for $1 million dollars, could pay a $100,000 cash deposit now and come up with the balance of $900,000 at completion.

However, if they did not have the $100,000 cash at hand, they could secure a deposit bond for $100,000 which negates the need to pay an upfront cash deposit.

Instead, they simply pay the full purchase price of $1 million dollars at completion some point in the future.

There are a number of advantages of an ENAYBL Deposit Bond over other options.

“The reason off the plan property buyers choose a deposit bond is because it saves them drawing on a loan facility or cashing in investments or drawing on their superannuation,” Grant said.

“And because the buyer doesn’t have to provide any property or asset as security, it can be organised very quickly.”

It is often the case that the ENAYBL deposit bond saves buyers thousands of dollars in fees and charges for other options they may be considering.

“The fee for a deposit bond works out to be around 3 per cent per annum of the deposit amount.

“So for example a deposit bond for $200,000 will cost $6,000 for 12 months.

“If the buyer were to borrow the deposit, the interest expense alone will be well over $12,000 for the same period.

“So not only does the simplicity and quick time factor make sense for buyers, but they also stand to potentially make significant savings versus other options they may be considering.”

Gold Coast lawyer Despina Priala, principal of Priala Legal, a specialist in off the plan sales contracts, said the ENAYBL Deposit Bond often makes sense for her buyers.

“I have a range of buyers who, for example, may be downsizing or buying for investment, who have the capacity to buy but simply don’t have the cash deposit at hand,” Despina explained.

“For those buyers, a deposit bond is an option that is quick to organise that ensures they secure the property in the short time they have between paying a holding deposit and the need to pay the 10 per cent deposit to go unconditional with the contract.”

Gold Coast real estate agents and developers, including Sandra Marshall from Morris Property group, are witnessing more buyers utilise a deposit bond to secure their new property.

“Many of my buyers have their money locked away in equity in their home,” Sandra said.

“Bank guarantees are becoming harder and harder to secure with some banks not even providing them anymore.

“So a deposit bond is a great option that ENAYBL Deposit Solutions can organise in a couple of days which is a great outcome for the buyer.” enabyl.com.au

Market VALUE

Hunt for affordability drives lower end of the market higher.

HIGH-END PROPERTIES were among hottest assets in the market during the pandemic.

This led to a surge in luxury property prices at a rate that at the time was much faster than the broader market.

While the premium sector is still on the rise across most capitals, it seems the bottom end of the market is now making up for lost ground.

With higher interest rates putting the squeeze on borrowing capacity, affordable homes have been delivering the fastest price growth of any residential property segment in recent months as demand from first-home buyers picks up, according to research from PropTrak.

“High home loan rates have reduced buyers' borrowing power, leading to increased demand and higher growth rates for more affordable properties,” says Karen Dellow, senior analyst at PropTrak.

Ms Dellow notes that high rents are also adding to the momentum, pushing more tenants into the market for smaller, cheaper properties, in tandem with investors ‘favouring more affordable properties’.

It’s a trend that has been backed up by research from CoreLogic which says a fall in borrowing capacity due to higher interest rates has combined with affordability challenges to skew demand towards lower price points.

According to CoreLogic, sales of cheaper homes led the continued growth trend across every capital city in the three months to July, except for Darwin and Canberra.

While the median price is the standard often used to measure the rise and fall of property markets, PropTrak’s research digs deeper into recent market trends with a breakdown of sales into six key segments, or percentiles, listing them from

the most affordable homes to the most expensive.

According to PropTrak, house prices in both the 15th and 25th percentile – the two lowest price categories – rose faster in the June quarter than any other sector of the market.

The 15th percentile, comprising the market’s lowest priced homes, has been tracking above all other sectors since the middle of last year and well above the national median.

To clarify, properties in the 15th percentile are priced lower than 85 per cent of properties in the market, while those in the 95th percentile are the most expensive as they are priced lower than only 5 per cent of properties.

While price gains have accelerated at the lower end of the market, it doesn’t mean that luxury properties have lost their shine – especially those at the very top percentile.

PropTrak research shows that gains are still ticking along, proving that interest rate increases are having little to no impact on the top end of the market.

“Throughout the pandemic, higher percentile prices increased faster than lower percentile prices,” says Ms Dellow.

“This trend slowed in 2022 with rising interest rates, but since then, properties in the 85th and 95th percentiles have had prices grow faster than the national median.

“Continued growth in higher percentiles suggests sustained demand for expensive properties, unaffected by the usual market constraints.”

Ms Dellow says that despite a cut in borrowing power among buyers spurring demand for more affordable homes, the top end of the market ‘continues to thrive’ for several reasons.

“This could in part be attributed to many upgrading homeowners utilising the significant

equity gains made in the period of strong growth during the pandemic to purchase more valuable properties,” she says.

PropTrak also notes that buyers of luxury properties have fewer financial constraints than buyers seeking out affordable homes.

“Many of these buyers do not require a home loan given around 40 per cent of current homeowners do not have a mortgage, meaning they are less affected by interest rate rises,” says Ms Dellow.

The pace of growth varies between capitals. Adelaide is recording balanced growth of 18 per cent in both the lower and higher tiers of the market, while prices for cheaper properties have been the fastest growing sectors in Brisbane, Darwin and Perth.

However, Melbourne is bucking the trend by recording lower growth in general, with the 95th percentile also suffering a downturn.

Among the key findings of the PropTrak research is a ‘stark’ price gap between the lowest and highest percentiles across key markets.

“Nationally, the 95th percentile house price is five times that of the lowest percentile, with a $2 million difference,” says Ms Dellow.

Sydney remains the city with the largest variance from top to bottom, with a $3.43 million gap ($865,000 for the lowest percentile and $4.3 million for the highest).

In comparison, Brisbane’s gap is $1.353 million ($597,000 and $1.95 million respectively).

The market with the most ‘homogenised’ pricing structure is Canberra where the highest percentile is just 1.6 times the lowest, which Ms Dellow says makes ‘even the cheapest houses pricey’.

In the apartments sector, the 15th percentile is four times less than the 95th percentile at the national level, with a $1.15 million gap.

The luxury market will remain somewhat insulated, but potential future rate adjustments could still influence broader buyer behaviour.

Chef-curated dinners, resident-use Teslas, private car lifts, spa treatment rooms, and digital entry – a new echelon of sky-high luxury living has made its debut on the Gold Coast.

‘REMI Residences’, the inaugural project from MFG Global led by Sydney billionaire Ian Malouf and Peter Wilding, redefines luxury with innovative amenities designed to elevate everyday life. These inclusions prioritise convenience, security, and hotelstyle luxury, setting a new benchmark for sophisticated living.

Office Sector Tightens

With a vacancy rate among Australia’s lowest and precious little new stock coming to market any time soon, the Gold Coast office sector continues to buck national trends.

The Gold Coast’s office sector vacancy rate fell across the first six months of the year, according to fresh data. With one of the tightest office vacancy rates in the country, the Coast’s rate dropped from 6.4 per cent in January to 6.2 per cent in July, figures from the Property Council of Australia’s market report show.

“The true vacancy rate may be even lower when lower-standard properties and those with specific-use fit-outs are excluded from the figures,” says Adam Grbcic, lead sales agent at Kollosche Commercial. “The Gold Coast has one of the tightest office vacancy rates in the country, with limited options for businesses looking to expand.”

The city recorded the lowest vacancy rate of any Australian office market in the PCA’s July office market figures. Nationally, vacancies in CBDs remained

stable, marginally increasing from 13.5 to 13.6 per cent, while non-CBD areas saw rates fall from 17.9 to 17.2 per cent. This was the lowest rate since 1995.

Brisbane’s CBD vacancy rate declined from 11.7 per cent to 9.5 per cent. That city’s drop in vacancy was due to the combined factors of strong demand, with 26,552m 2 of net absorption, as well as 40,338m 2 of office stock being withdrawn from the market. Sydney’s CBD office vacancy rate fell from 12.2 to 11.6 per cent, and Adelaide’s from 19.3 to 17.5 per cent.

However, three CBD markets saw vacancy rates increase. Melbourne’s rate rose from 16.6 to 18 per cent, Canberra’s increased from 8.3 to 9.5 per cent, while Perth’s lifted from 14.7 to 15.5 per cent, all largely driven by new supply of quality office space.

Meanwhile, the Gold Coast’s vacancy rate has hovered around 6 per cent for a considerable amount of time – extremely low compared to those other Australian city office markets.

“To date, very low levels of new stock are coming online or being added to the letting pool, particularly in key and high-demand precincts such as Broadbeach and Miami,” notes Adam.

Between July 2023 and January of this year, while other markets experienced substantial vacancy increases, the city’s rate barely moved – from 6.3 per cent to 6.4 per cent. The rate underlines the high interest from investors and businesses in the Gold Coast and South East Queensland generally.

“From a market sentiment perspective,

there is a high demand for leasing in Miami, Broadbeach and Mermaid Beach,” says Adam. “We are again seeing a shift away from office demand in previously popular precincts, such as Southport and Surfers Paradise, creating micro commercial hubs across the Gold Coast.”

While new stock is expected to come online in the latter part of this year –3,000m 2 at 33 Scarborough Street, Southport – demand is far outpacing supply. And according to Colliers Market Report of April this year, beyond that, no further new developments are expected until 2027 when V&A Broadbeach (5,500m 2) is due to complete. Other proposed projects, including 5,192m 2 at Building 4, Acuity Business Park, remain on hold until pre-commitment levels are achieved, Colliers reported.

Due to the limitation and cost of land in core precincts, future office supply is anticipated to shift to surrounding areas, such as the M1 corridor, it said. Factors hindering new office development in the city include a lack of land, especially in its central and southern business centres, as well as the construction crisis, which is not only making it nearly impossible to acquire a builder but also pushing costs so high that making projects financially viable is nearly impossible.

These issues are also true for asset owners looking to improve their buildings from lower to higher grades to meet the still-rising demand for A-grade space. Given that more than 80 per cent of the city’s office stock is secondary grade or lower, according to Colliers, that represents a lot of potential upgrading.

Understandably, given the continuing demand, investor interest in the Coast’s office sector remains strong. Despite transaction volumes nationally dipping across last year, office sales in the city continued to rise, topping $160 million, well up on 2022’s $103 million. Of those sales, about 67 per cent were deals below $10 million, with most in Southport.

Private investors, syndicators/fund managers, and owner-occupiers are active in the Gold Coast office sector, but institutional interest is expected to increase in the second half of this year as confidence – and the market’s expectation of interest rate cuts – grows.
