Pioneering ROLE

Sienna Miller stars in Kevin Costner’s new epic Western, Horizon: An American Saga.

IN THIS CANDID INTERVIEW, SIENNA MILLER shares the surreal experience of being cast by her childhood idol Kevin Costner for his new epic Horizon: An American Saga, her excitement about portraying a strong female character in a western, and the unique challenges of playing a historical mother.

Did Kevin call you for the part? Do you know why?

It was extraordinary.

I think he'd watched my stuff, but it was very out of the blue.

I grew up in the 90s, so Kevin Costner to me was God. I had two rabbits called Two Socks and Cisco, because Dances with Wolves was my favourite film.

It was really like, this is a joke, Kevin Costner wants to talk to you.

He was charming, and he sort of told me about the project, and then said, ‘will you go west with me?’ at the end of it.

And I was like, ‘I'll go to Mars with you’.

Yeah, very out of the blue.

Was the character [Frances Kittredge] surprising to you? Was it something new and exciting?

I think just a female perspective in a western is new and exciting.

And I felt so ignorant, because I'd obviously watched many westerns growing up, that was what I imagined American movies were.

So I was thrilled to be in one, but hadn't really thought about what it must have been like for the women at that time, which was just an unimaginably difficult situation.

I liked how resourceful and strong and resilient she is.

And the movie in itself, the fact that you get a female perspective and a native perspective, and the settling perspective, like all of it, everybody is kind of paid attention to.

It's not myopic in any way, which I thought was really interesting.

The scripts read like Tolstoy, they were so complex and rich and textured and deep.

I got all four of them in one go, and it was like a bible.

It's a pretty unusual way to produce a movie or a saga.

The whole thing is very unusual but I have absolute faith in our director.

He's like a kid in a toy store with his passion project finally being made, and he's such a focused director that he'll wake up in the middle of the night and be like, ‘I need to put that in too’.

Initially, we were going to shoot one, two, three, four in a row.

The strike interrupted three and four.

But had we done that, he would have more material to kind of pick and choose what goes where, and I think he's missing that. >>

Coming from the UK, where we're obviously not birthed in the western culture, did it feel like a completely alien landscape?

I did say to him I'd go to Mars and back and he actually took me to what looked like Mars.

But it was a completely foreign landscape.

I really hadn't explored the west of America and it's staggeringly beautiful.

I'd been in New York and Los Angeles but flying from New York over the Rocky Mountains and imagining that they had to cross that with wagons and children and livestock, it really blew me away.

So then I made it my mission to explore the west of America and we drove through Colorado with my daughter to Wyoming.

It's incredible but it was unlike anything I've ever seen.

Nothing moves.

I had this house for the first film and there was a huge rock outside my window.

For the first couple of days, I was like, ‘ooh, the rock’ and by the end of it, I was just ... I was kind of catatonic.

It has an effect on your mind, it's just stillness.

So the second film, I lived by the river.

Something was moving, and that was reassuring.

I think you were pregnant when shooting the second.

Yes, throwing up secretly behind tents. I only told Kevin.

Did you have to go back to shoot at all?

No, it was early enough that I wasn't showing. Actually, the corset goes there but you can have a little bump underneath

And the big skirts. You could hide it ... it was fine.

I have to say the struggles of women, and especially mothers, was something that really affected me deeply watching this. The very opening of the film is hugely traumatic ...

Well, it's impossible to play a mother with children in a situation that is that precarious, knowing it's based on history.

There's nothing that's been embellished and not related to your own experience.

When you make a film like this, you're like, shut up, get on with it, we have it so easy.

Life is always complicated, but I think the mothers, it was astoundingly difficult and painful to watch and painful to shoot because you can't help but make that personal.

I would have my daughter with me and hug her very tight at night.

At the same time, we see the grace of your character, especially towards the end. Is that something Kevin wanted in your performance. Some kind of serenity and grace.

Yes, he very much wanted that.

I think he wants people to look at this woman and admire her.

She doesn't ask for sympathy. She's not self-pitying.

There's such a strength to her that he was very infatuated with, actually.

He's like, I want this for this character.

Frances needs ... she needs this moment ... it's like gifts that he's bestowing upon her.

It's really a living, breathing entity for him and the scripts are still evolving. >>

Was there anything except for your craft and imagination that you found super helpful when preparing for this role?

I mean, Kevin is sort of the oracle on this period of history.

I invented a backstory for my character, as in where she must have come from.

That would be useful to think about.

I imagined Massachusetts, and then I started looking at women from Massachusetts.

I wanted to get a cadence to the voice.

There's a poet called Elizabeth Bishop, and there are some recordings in the early 1900s where I'm reading her poetry.

She would have been born in a similar time, so I listened to her a lot.

There are books on pioneer women, not huge amounts, but I would look into them and watch old movies.

It's so annoying, because in interviews I'm not going to sit here and lie. a lot of it is just imagination.

What is Kevin like as a director? Is he open for suggestions?

Honestly, you wouldn't really want to change this script.

At least I didn't have any impulse to.

He's very available for conversations and he's very clear on what he wants.

He's economical with what he shoots, because he knows ‘I'm not going to use that there’. That's a proper director.

There are some that just shoot everything and then make it in the edits.

That's not him.

It's really tiring to work with those directors. They're like, wide, medium, close, wide, medium, close and you're just like, ‘oh my God’.

How does it feel to be where you are right now, Are you happy with what's coming your way?

I don't think I've ever felt more personally fulfilled than I do now, and that's wonderful because it means I can just enjoy the work without any neurosis.

I do want to strategise about getting to a place where I have enough bankability to work with Hugo Slandermoss and Martin Scorsese.

I want to be in those films with these auteur directors but I don't have to be the biggest movie star in the world.

I love that I get to keep working. I know I will work for the rest of my life.

I remember the last few times I interviewed you, you were living in New York. Yet after shooting the most American of films, you decided to move back to the UK.

Yes, thrilled to be back in London.

Was that just for family reasons?

No, I think I was done by that point, and I feel like the pandemic affected my experience of what New York was.

It's so the epicentre of culture as a city, but culture now is a very different thing to what it was when I moved there.

It's very TikTok and a lot of people filming themselves.

London is, for me, with young children, it's a better quality of life.

I can let my dogs off the lead without being yelled at.

Little things, as you get older, start to get really irritating. I don't want to be told what to do all the time.

I'm happy to be back in London.

Did you learn anything about America through this project? It touches so many topics that are important for the development of the United States.

This was 1860s. It's now 2024.

It's the origin story of this incredibly powerful country and how did that happen? What did it cost?

I think we just accept America. I hadn't really questioned it.

I'd love to see how it began and all of these ideals and all of this promise.

You can be anything, you can have anything, but at what cost?

It's such an interesting story in such a short period of time.

What is a moment from this set that you will never forget?

Oh my god. There are so many.

Every day something happened whether it's a dust storm or the way the light changes.

It's hard to not be blown away by the majesty of the landscape and the beauty of the sets and the costumes.

There are just horses and cowboys.

You can't believe this set.

It was everything I dreamed of looking at when I dreamed of making movies.

It's hard to isolate one moment but to be in that landscape every day ... I'd go to work even when I wasn't shooting just to watch.

It was one of those.

Chapter One of Horizon: An American Saga was released on 28 June, with Chapter Two in theatres on 16 August.

A jewel OF A LIFE

With an international career spanning over three decades, master craftsman Ben Tracy is now mentoring a new generation of fine jewellers.

JUST LIKE THE RINGS ON DISPLAY in his Finelines showroom at Robina, Ben Tracy’s 35-year career in the jewellery industry forms a perfect circle.

The Miami schoolboy first discovered the craft during an excursion to Brisbane back in the late 80's.

“I was quite creative at school and I always wanted to do something artistic but I wasn’t really sure what,” Ben recalls.

“We went on a school trip to Brisbane Art College where I saw silversmithing and I thought ‘that looks interesting’ maybe I’ll pursue that.”

Shortly after, he stumbled across an ad for a jewellery apprenticeship in the local newspaper and a lifelong passion was born.

“I had a trial for a week and fell in love with it straight away,” Ben says.

“It was a very steep learning curve.

“You start off with the basics … learning all about the gold and how the different metals and gems work … and then you build on that.”

Ben’s talent for jewellery making was obvious from the outset and he quickly gained the attention of his peers.

“When I was working with Paradise Jewellers I won ‘Apprentice of the Year’ and a few other trade skill competitions,” Ben says.

“That allowed me to gain a scholarship from the Queensland Overseas Foundation which encouraged me to go abroad.”

First stop was Bali, where Ben spent almost a year in board shorts and bare feet working with the local tradesmen.

“There’s a very big jewellery industry there and they are really creative,” Ben explains.

“They specialise in an area of silver and goldsmithing using very traditional techniques so it was a fantastic experience and I learnt so much during that time.”

Despite this early success … or perhaps because of it … Ben decided to dream big, setting himself the goal of one day working with some of the biggest names in the industry.

“When I was an apprentice, my dream was always to get to Europe, and into London to work with the Crown Jewellers … because for me that was the pinnacle.

“I thought if one day I could do that it would be a great personal achievement.

“So I kept knocking on the door and sending my CV into Garrard, which was the Crown Jewellers at the time, and eventually I got an opportunity.”

Moving to London, Ben quickly swapped his board shorts for a white lab coat and set about learning everything he could from his esteemed colleagues.

“I ended up spending 10 years there, starting at the bottom just doing all the basic jewellery bits and pieces, and working my way up to the position of senior diamond mounter.”

As for the Crown Jewels?

“It’s just an amazing experience seeing such priceless pieces … tiaras that were made in the 1800s, the private collections of King Charles (or the Prince as he was then) and the Queen herself.

“It was really exciting but humbling as well because I was a young Australian man amongst all the English chaps and I got a really good education from those guys.”

While Ben has many fond memories of his time in London, there is one ‘Titanic’ moment that stands out.

“When I was with Garrard they had an opportunity to work on creating the iconic ‘Heart of the Ocean’ necklace that people remember from the movie.

“The one they used for the shoot was a replica, but the filmmakers also commissioned a ‘real’ piece and auctioned it off for charity.

“I was part of a team of five jewellers working on that big necklace which had a 137 carat sapphire in the centre, surrounded by diamonds, all handmade.

“I played the part where the piece attached to the necklace so there was a lot of pressure,

but also an enormous sense of satisfaction to be involved in that.”

After a decade in London, the next step in Ben’s career saw him move across the Channel to France.

“My wife is French and I wanted to step away from the big city to live a more relaxed life,” he explains.

“I spent five years in France working with classic European craftsmen and I learned some really great techniques.

“There is a real saviour faire over there in the jewellery industry, and the French people really celebrate the craftsmanship of their artisans.”

This chapter added yet another element to Ben’s skill set and allowed him to refine his craft.

“There’s a basis of techniques in the industry but everyone specialises in different things or does it a different way,” Ben explains.

“You can stay on that one path here in Australia but by going to England you learn a whole new set of skills and by going to France

you use fresh techniques, and obviously Bali … that was completely different as well, so every step has been quite enriching really.

“If I had stayed on the Gold Coast for 35 years, I wouldn’t have all these other influences that have helped me provide creative solutions for my clients.”

And yet the Gold Coast is where he has ended up.

“We came back in 2010 and I took a position with one of my colleagues as part of the team in his workshop,” Ben says.

“Then, five years later, a jeweller I used to work for when I was an apprentice was retiring and asked if I would be interested in taking over Finelines.

“I always like a challenge so I thought ‘why not?’

“I’d kind of reached the pinnacle of the craft of making jewellery for other people, and I decided I’d like to share all those things with my own clients.”

So there you have it … the full circle moment that brought Ben back to his roots, back to the beach and back to a bespoke jewellery practice in the heart of Robina.

But, of course, the story doesn’t end there.

The master craftsman is determined to pay it forward, to share the skills he has learned over his 35-year career and mentor a new generation of young jewellers.

“When I won the scholarship to go overseas, it was always with the intention of coming back to Australia to share what I’d gained and repay that faith they showed in me,” Ben says.

Clients are also reaping the benefits of Ben’s long and varied career.

“I’m big on the artisan side of jewellery making and the bespoke pieces that really tell a story for each person,” he says.

“It took a bit longer than I expected but here I am.

“I employ seven jewellers, including a new first year apprentice, and it’s really nice to be able to provide those opportunities and pass down those specialised skills to the next generation because it’s a very niche trade.”

“I’m not there to tell people what I’m going to make, I’m there to listen and give them what they want.

“There’s a real fascination in being able to draw a vision out of people and then turning it into something real.

“And I get so much satisfaction out of presenting the finished piece to the client and seeing the elation on their face and what it means to them.”

spectacular new exhibition, ‘Iris van Herpen: Sculpting the Senses’, is coming to Brisbane’s Gallery of Modern Art.

AN EXHIBITION CELEBRATING Iris van Herpen, one of the world’s most forward-thinking living fashion designers, is set to open at Brisbane’s Gallery of Modern Art.

Running from 29 June until 7 October, ‘Iris van Herpen: Sculpting the Senses’ will feature almost 100 of the renowned designer’s visionary haute couture creations, fashioned from the most innovative materials and new technologies.

Van Herpen’s extraordinary garments have been worn by the likes of Cate Blanchett, Tilda Swinton, Björk and Beyoncé, and most recently by Indian philanthropist Mona Patel at the 2024 Met Gala.

Developed by the Musée des Arts Décoratifs, the exhibition is a sensory exploration of the Dutch designer’s multidisciplinary practice that merges fashion, contemporary art, design, technology and science.

It’s an extensive survey highlighting van Herpen’s unique approach to transgressing conventional clothing norms while embracing both traditional couture craftmanship and innovative techniques.

Curated by Cloé Pitiot and Louise Curtis from the Musée des Arts Décoratifs in collaboration

with Nina Miall and Jacinta Giles from QAGOMA, ‘Sculpting the Senses’, features van Herpen’s haute couture garments in dialogue with objects from natural history and works by artists including Megan Cope, Cai Guo-Qiang, Yayoi Kusama, Kohei Nawa, Anne Noble, Collective Mé, Damien Jalet, Casey Curran, Rogan Brown, Ren Ri, Philip Beesley and Courtney Mattison.

QAGOMA Curator of International Art Nina Miall said the exhibition was presented across nine chapters: Water and Dreams, Sensory Sea Life, Forces behind the Forms, Skeletal Embodiment, Growth Systems, Synaesthesia, Mythology of Fear, New Nature and Cosmic Bloom.

“The exhibition includes an evocation of van Herpen’s Amsterdam studio, a Wunderkammer or cabinet of curiosities, and a space dedicated to the designer’s fashion shows,” Ms Miall said.

“It is also accompanied by an immersive soundscape by van Herpen’s partner and collaborator, the Dutch sound artist Salvador Breed, which weaves the various works together and enriches the sensory experience of the exhibition.”

Born in 1984, Iris van Herpen grew up in the village of Wamel, The Netherlands, in harmony with nature and the living world.

Nature, along with classical dance which she practiced intensively from an early age, are the creative wellsprings from which she draws inspiration in her work.

After a formative period working with Alexander McQueen and Claudy Jongstra, van Herpen founded the Maison Iris van Herpen in Amsterdam in 2007.

She has built an international reputation for combining the subtleties of craftsmanship with the pioneering spirit of innovation, opening up her practice to a host of other disciplines in sensorial designs that capture the intricacy and diversity of the natural world.

In 2010, van Herpen joined the Chambre Syndicale de la Haute Couture in Paris and that same year she presented her first 3D-printed dress from the ‘Escapism’ collection, which was named by Time magazine as one of the fifty most exciting inventions of the year.

Brisbane Fashion Festival presents a bigger, brighter and bolder program in 2024.

LOCAL FASHIONISTAS and style lovers are set to be impressed when Brisbane Fashion Festival returns to King George Square from Sunday 25 – Friday 30 August.

For his first project in collaboration with Natuzzi Italia, Andrea Steidl draws inspiration from the Apulian architectures of the Frederickian era of the 13th century.

Thanks to a clever optical illusion, the sofa's lines – like those of the great Frederickian castles –seemingly diverge, only to reunite in a play of perpetual and repeated elements, as if forming an imaginative moving texture.

In the refined seat, Steidl has broken down the concept of comfort into individual elements held together by an orderly wooden structure on which light and soft volumes rest.

The three fundamental elements of the sofa, namely the cushion, the backrest, and the armrest, form a fascinating play of heights that enhances and underlines visual comfort.

Bringing the colour, joy, and ‘dolce vita’ of Italy to Australia.

FROM THE SMALL REGIONAL TOWN of Crookwell, NSW, Marg Anderson and Jan Pont – along with their friends Mike and Marguerite Walsh – are bringing the colour, joy and ‘dolce vita’ of Italy to Australia.

Having fallen in love with the beauty, craftsmanship, and tradition of Italian ceramics on their many travels to Italy, the quartet decided to launch Paradiso Ceramics in 2017.

Since then, Paradiso Ceramics has grown to import Australia's most extensive range of glazed Italian earthenware, known as maiolica, shipping orders from Marg and Jan's stunning Crookwell property to customers across the country and throughout the world.

Their extensive range includes serving ware, homewares, home décor, and lava stone tables, all of which are available via their online store.

"Many of our customers, like us, have a strong connection with Italy and often remark that our products evoke fond memories," Marg said.

“We love being able to bring that joy to them.” Italy, and particularly Deruta, is known for its maiolica, with artisans still using centuries-old techniques, including moulding clay in a press or

on a potter’s wheel, and skilfully hand-painting each piece, ensuring every item is an investment in craftsmanship and quality.

“You can see the brush strokes where the artists have painted their intricate designs,” Marg explains.

“Every piece also carries a mark of authenticity, which can even be personalised for our customers to show it has been created just for them.

“It is a true privilege to work with these artisans and play a part in helping them continue to ply their ancient craft.”

The Paradiso team recently returned from a trip to Italy, where they caught up with their current suppliers in Deruta, including Favaroni Carlo, who paint most of the ceramics they import.

They also visited the workshop where their stunning lava stone tables are made.

Handmade and hand-painted, using age-old alchemy that combines rugged, volcanic material carved from Italian quarries with centuries of Italian expertise, these stunning tables will last for generations.

Lava stone is harder than granite and each one is decorated with intricate designs and finished with a UV resistant glaze.

This ensures they can withstand temperatures up to 100 degrees Celsius and makes them perfect for the South East Queensland climate and lifestyle.

Marg and Jan first met Laura Tomassini in 2010 when she was an artist working for her uncle … now she is painting their stone tables.

“It was exciting to see several tables in Laura’s workshop ready to be shipped to Australia,” Marg said.

“Two of the tables have been specially made for our customers, making them more unique.”

Venturing further afield during this last trip, the Paradiso team discovered a tiny, family-owned workshop in Tuscany, producing pieces with a unique look and texture known as ceramic relief, to add to their range.

The design is sketched freehand by the artist to create a border which contains the various colours of glaze.

The result is a raised, mosaic effect which works particularly well with the artists’ sunny, happy theme of Tuscan houses and countryside.

“We are passionate about the beauty of all the products we sell,” said Marg.

“We only work with artisans who are committed to a high quality of craftsmanship, and we carefully select objects that convey the hand-crafted element in the shapes, textures, and colours of the finished works.”

One of the many things that makes Paradiso Ceramics unique is that they buy directly from the makers.

“Because we work so closely with the artists, we can arrange custom pieces to suit our customers’ own designs and specifications, such as house plaques and tables with a family name incorporated into the design.

Food meets ART

HOTA Gallery’s Executive Chef Dayan Hartill-Law is, in many ways, a Renaissance man.

CHEF, CULINARY ARTIST, mentor and advocate, Dayan Hartill-Law’s artistic flair and food philosophy are a huge influence on the developing culinary identity of the Gold Coast.

When the HOTA Gallery opened in May 2021, Dayan was appointed Executive Chef of the precinct, heading the team at Palette, HOTA's fine dining restaurant.

The venue features modern Australian cuisine; fresh, high-quality seasonal produce from within the ‘100-mile table’.

For each new gallery exhibition, Palette launches a refreshed menu with dishes chosen to reference both the theme and individual artworks within the exhibition.

In doing so, it extends HOTA’s art from the walls to the plate, spotlighting the flair of food.

HOTA’s present Italian Renaissance Alive exhibition is particularly apt.

The Italian Renaissance marked a turning point in European history.

Italian cuisine, for the first time, was seen as a culinary art, with food featuring in many artworks.

The Renaissance brought new life to art by moving away from the beliefs and ideas of the time, similarly Dayan’s learnings and practice

of foraging for native food and his commitment to sourcing sustainably cultivated and caught food challenges our dependence on industrialised food.

“Bartolomeo Scappi, the chef for several popes, wrote the world’s first illustrated cookbook,” Dayan tells us.

“He was a ‘celebrity chef’, serving up delicious feasts of fried chicken brined in vinegar, seasoned with spices.

“Our version of Scappi’s opulent feasts is serving food as a generous Tuscan long table – the elite dry-aged beef from Stanbroke’s Chinchilla Station served with tasty sides, three different kinds of pasta, several seafood dishes and bread."

Just as the Renaissance sought inspiration from ancient cultures, foraged native foods are featured in many of Dayan's dishes.

Pasta includes warrigal greens (one of the first Australian foods eaten by Captain Cook’s crew) and corzetti made from kangaroo grass flour pressed with the Palette logo.

Renaissance food was also local by necessity, a feature mirrored in Palette’s use of fresh, seasonal ingredients.

“Relationships are of prime importance to sourcing seafood,” says Dayan.

"We source our produce (including seafood) from a 200km radius, which is the food bowl of much of our nation's produce.

“We work so closely with the best small producers in the region (from Pixel Bakehouse to Rice Culture and Australian Bay Lobster) that we can tell you stories of provenance or show photos of our fish on the line in Moreton Bay,” he adds.

Championing local producers and growers is at the heart of Palette's ethos, no collaboration more show-stopping than the 'Tuscan Marble' chocolate creation hand-made by Alicia Chapman of Little Cocoa.

Presented with a billow of dry ice, we experience the ethereal beauty and timelessness of art, so much so that breaking and eating the dessert seems almost impossible.

Creating his ninth menu at Palette, each containing more than 20 items, is a mammoth task.

As every dish is purpose-driven, with its own story, we marvel at the creativity needed, and the refining of inspiration into product.

Whether walking in the Botanic Gardens with his children or picking native produce he has cultivated in his own backyard, when flashes of inspiration come, Dayan says, you need to be in the right frame of mind to acknowledge it.

“You have to take the creativity and run with it; catch it where it is.

“Time is a commodity and you need time away from work to maintain mental health.

It’s a principle that is often overlooked in the hospitality industry, and one that Dayan feels strongly about.

Not only does he act as a mentor for local hospitality students (through Beenleigh SHS), he is also Chief Ambassador (Qld) for The Burnt Chef Project, an organisation set up to tackle mental health stigma in the hospitality industry.

The allure of hospitality with its camaraderie and peaks of adrenalin has traditionally come hand in hand with overwork and low pay rates.

As Dayan looks back on how the ethos of the industry has changed during his working life, he relates.

"At 14 years old, I said goodbye to friends and family to join a team in the kitchen.

“I lost my social network because my work hours were antisocial, there was no time for normal celebrations with family and friends.

“When I started work, the core beliefs were to work hard and not stop for anything, not even sickness or a cut hand.

“I used to be proud of the 115-hour working weeks and 20-hour days were once a badge of honour. Now I look back and think how idiotic it was,” he admits.

“Chefs are under the microscope all the time.

“There's a lack of privacy, a fishbowl element, that makes us the target of keyboard warriors, reviewers and the general public who approach us in public to give their opinions.

“Added to that, there are growing financial pressures, with 50 per cent of restaurants closing in their first year.

“It’s a mix of these factors (and more) that has led to the horrific mental health statistics present in the industry … 80 per cent of hospitality workers have experienced mental health issues, leading to 20 per cent of the suicides in Australia being hospitality workers.

“There has been no support for mental health in hospitality and we are trying to change that,” he adds.

Dayan’s approach to mental health in the industry is two-fold: striving to create a highperforming chef culture with praise, education and passion as the driving points, both in his local team and the greater ‘hospitality family’.

He wants to make sure that others working in the industry he loves so much are okay, reminding them about purpose and asking for help when they need it.

It’s this renaissance of thinking about mental health that could ensure the longevity of the industry, extending our invitation to dine on a palette of stories about our land and people.

Like a phoenix rising from the ashes, Second Wind Whisky is the stuff of legends.

IF J.K. ROWLING WERE to write about whisky, she’d be telling this tale, but with a lot more eloquence than I can muster.

It has good guys and villains, treachery, lies, and – most importantly – a phoenix.

The saga of Nant Whisky is one of an almostrealised dream turned sour by fraud, greed and eventually ruin, with the cost to investors, in round figures, 20 million dollars.

The story of Second Wind is one of rebirth; rising, phoenix-like, from the Nant ashes.

Here is the Nant story in short.

It was the dream of Brisbane couple, Keith and Margaret Batt, who purchased a stunning old property and homestead at Bothwell, right in the heart of Tasmania, along with established

barley fields and a barn that they converted to a distillery … perfect.

And for a while that dream was realised as Nant – after its inaugural release in 2011 – won award after award, and one of its whiskies (Nant Bourbon Cask) was given a score of 95.5/100 by the world’s foremost whisky writer, Jim Murray.

It is a score that catapulted Nant’s reputation to the forefront of Australian whisky producers and alongside the very best being made in Scotland, the U.S.A, Ireland and Japan.

Then the public were given an opportunity to become part of the dream.

Nant offered a cask investment scheme – nothing unusual in this capital-heavy, slowreturn business.

People came on board; retirees investing their superannuation, whisky enthusiasts wanting a piece of the dream, canny young folk with cash to invest in the guaranteed 9.55 per cent return, compounded annually.

What a great deal for everyone involved, and what could possibly go wrong?

Then Keith Batt hit hard times in some of his other business dealings.

There is a vast array of nasty stuff that involves bankruptcy, a lawyer, suspect accountants and the Batts trying to keep themselves afloat.

And it seems they used Nant, and its barrels of whisky, to do so.

For anyone interested in deep-diving, there is plenty of fodder online.

Rumours began circulating about investor’s barrels being part-emptied to be sold in bottle; barrels being raided and watered down; barrels being sold to multiple buyers; barrels being sold that didn’t actually exist.

Nant went into liquidation and an offer to purchase was made by Australian Whisky Holdings for the whole caboodle.

When an audit was conducted it found a shortfall of 700 barrels (ouch) and another 1300 that had been sold without ever existing (double ouch).

It seems that barrels were being sold multiple times to different investors, barrels were being raided, and barrels that didn’t exist were being sold as ‘investment’.

Australian Whisky Holdings honoured the contract for any barrels that were filled with the name of an investor on the barrel.

If that barrel had been sold to three investors, the other two remain in limbo.

And, for so many investors, their investment was made of air.

Which is where Second Wind Whisky – the Fawkes of the story – enters our tale and rises from the ashes.

Two Brisbane chaps – an art curator and a spinal surgeon – who could be considered kind-of-lucky amongst the many terribly unlucky investors, managed to salvage four barrels between them.

It wasn’t everything they had paid for, but it was, at least, something.

They have formed an alliance with Phillip Gordon, the Dumbledore in this narrative and once part of the Nant inner circle until he smelled something not quite right.

He has taken those four barrels, curated them by further ageing and blending, and the three partners have created the phoenix; three whiskies under the name of Second Wind.

And boy oh boy, they are spectacular.

Nant is obviously in their DNA.

The same Nant that enthralled the whisky world a decade ago, and helped – alongside the likes of Lark, Sullivan’s Cove, Overeem and Belgrove – put Tasmanian whisky on the world stage.

They are polished and rich, the spirit pure, the complexity absolutely off the charts: if you were to mix them with anything other than a little water I’d have to hunt you down and run you through with a samurai sword.

I don’t have an original bottle of Nant to compare to the Second Wind progeny, but the grandeur of these three beauties –After Dark, Lightning Strike and Mangrove – makes it fairly obvious that they have only gained from the time in barrel and the curation.

I’m not fully informed on the lore of a phoenix, but in this case Second Wind is fuller-feathered, brighter-plumed, more bombastic bird than the one that burned.

For the notes that follow I lean heavily on a friend, Chris Barlow, who knows far more about whisky than I ever will. Thank you, Chris.

The richest of the trio, the aptly-named After Dark, has one foot in the camp of very, very good rum.

Its character is one of dried fruits (raisins, fruitcake) and toffee … and it’s generous in the mouth in the same kind of lush, voluptuous manner.

Its strength is in its deliciousness and grandeur rather than finesse or subtlety.

I think it’s wonderful.

The Lightning Strike whisky is also a rather powerful rendition, but more savoury, a bit lighter on its feet and perhaps a little more complex, or at least imbued with some higher notes (herb, anise) when compared to After Dark.

They are like twins that aren’t identical, merely cut from the same cloth.

Then there is Man Grove.

This is the one that I think will send whiskypurists into orbit.

It’s the lightest, most elegant of the trio, and for me the closest to classic Highland whisky, while still being distinctly Australian.

All three are amazing whiskies, and each is quite purposeful in its own way.

But riding above the sheer hedonism and quality of them is the story behind them and the rare opportunity to taste these relics of a dream that turned into a nightmare.

IF YOU WERE READING COVE towards the end of last year you may recall our hybrid drive/ group tour through the south of France, Spain and Portugal.

Hubby and I agreed that road tripping to our own tunes and taking the occasional shortcut was our preference for holidaying at this stage in our lives.

Fast forward six months and there I was planning our drive/train holiday through Japan.

With the exchange rate for the AUD to YEN at an all-time high, Japan has been the place to be in 2024.

It didn’t take us long to realise it’s not just a great value holiday that Japan has to offer.

We visited in March and were pretty excited that the cherry blossoms were predicted to bloom during our last few days in Japan.

After flying into Tokyo we headed straight out to the Alps via a Shinkansen to pick up our car.

With the weather still on the cooler side I was very happy I’d chosen accommodation through the region with onsens.

Leaving Matsumoto, and our first onsen experience, we knew we’d made the right decision hiring the car.

The Alps were spectacular, winding our way through the mountains, stopping for small hikes and the much anticipated 7-Eleven haul were all that we’d dreamed the first leg of our trip would be.

One of our favourite overnight stays was in a traditional ryokan in the Kiso Valley.

The onsens at this ryokan were filled with spring water that helps with digestion and skin disorders.

Soaking in the goodness while sitting in the forest with snow falling all around was a moment that will stay with me forever.

The stillness of body and mind was something I hadn’t experienced in a long time.

The Kiso Valley and surrounding alpine region is somewhere we could have spent many more days exploring.

The area is littered with post towns, preserved to look as they did when they were used by travellers.

These places are so unique and fragile, walking through them feels as though you are stepping back in time.

After exploring the Alps we were off to Kyoto.

If I was to add more time to a stop during our trip this would have been the one. >>

We explored the city, visited Nara, walked Fushimi Inari-taishi shrine, wandered the streets of Gion, visited Kiyomizu-dera Temple and more.

Kyoto has a fantastic food culture and exciting nightlife that we wish we had more time to experience.

After dropping off our little car, we boarded another Shinkansen for the trip to Hiroshima.

The train system in Tokyo is fantastic … they are clean, fast, on time and there are a number of options to choose from.

Japan is known for the speed trains which are the best way to get from town to town quickly but they also have a range of smaller scenic trains which are decorated beautifully.

Hiroshima and the surrounding area was one of the biggest surprises of our trip.

This area felt young and vibrant, almost the opposite of what we were expecting.

Miyajimi Island is a small island about an hour from Hiroshima, housing the famous floating Tori Gate.

We hiked to the top of Mount Misen and enjoyed the most spectacular view of the coastline.

We visited shrines along the way, rode the cable car and enjoyed watching families of deer roaming the tracks.

This was the end of the first leg of our trip.

Next was boarding a plane to Hokkaido, an island in northern Japan best known for its ski fields.

Our daughter had been working the ski season in Niseko so we were excited to be getting local insight.

The snow in this region was plentiful and the snowflakes the largest in the world.

Walking the streets with banks of snow either side taller than yourself was a very different experience to our usual beach walks.

The island was beautiful to see covered in snow but being more of a hiker I was excited at the prospect of returning in warmer months to explore on foot.

This was the perfect place to enjoy the onsens and I would recommend ensuring a regular soak is part of your itinerary if you travel in the cooler months.

Both hubby and I found it the best way to start and finish the day.

We were very relaxed, our bodies felt less inflamed and we had a general feeling of wellbeing after our soaks.

Relaxation time was over when our time on Hokkaido ended.

We finished our holiday in Tokyo which was fun and fast.

The shopping was great and there were plenty of small bars to visit but we much preferred the slower pace in culture-filled regional areas.

Our day trip to Hakone to view Mt Fuji took us back to what we love and if we were to visit again, we would spend a night or two in the area.

Small trains, cable cars, boats and buses allow you to explore the area with ease.

We decided not to prebook and visited when we felt the weather was best.

If you can remain flexible with your timing, this is something I would recommend.

This worked for us and we were able to see Mt Fuji on a perfectly clear day.

We spent three weeks in total in Japan and it was the perfect amount of time for adventure and relaxation.

We both loved immersing ourselves in their culture.

We fell in love with the people; they were incredibly friendly and helpful, the food was divine and always a work of art, the tiny bars were oh so fun, and the pyjamas and onsens made all of your worries melt away.

Spend the money on the Shinkansen’s, splurge on one of the scenic trains, and brave the onsens; they’re all worth it.

Japan, we loved you, and you may just be our new Bali.

It been 60 years since the filming of the iconic golf scene in the Bond movie Goldfinger.

SAY WHAT YOU WILL about golf movies throughout time, but there can hardly be an argument as to the most iconic and memorable golf scene ever filmed ‘within’ a movie.

The James Bond v Auric Goldfinger match from the 1964 Bond franchise Goldfinger turns 60 this year, marking the beginning of the-then 34-year-old Sean Connery’s infatuation with the game that began in earnest while practicing in preparation for the movie.

The match showcased Bond against the movie’s villain and inveterate cheat Goldfinger (played by Gert Frobe), staged at the latter’s ‘very English’ golf club.

Earlier, 007 had thwarted an unsuspecting Goldfinger in a card game at a Miami resort before the pair had another ‘fortuitous’ meeting in the pro shop, setting up a ‘strict rules of golf’ match for a shilling a hole.

It was here that we first met Goldfinger’s strongman and overdressed caddie, the bowlerhatted ‘Odd Job’ (played by 1948 Olympic silver medal-winning weightlifter, Harold Sakata), a willing accomplice to his boss’ avarice for winning at all costs.

When Goldfinger’s ball was lost in the rough, Odd Job secretly slipped a replacement ball down the trouser leg of his three-piece suit before declaring it found.

Bond was aware of the ruse however, as he had been standing on Goldfinger’s original ball the whole time.

He had devised a ruse of his own to infuriate his combatant, switching Goldfinger’s ball with the original after he had holed out on the penultimate hole.

With Bond having drastically elevated the stakes by wagering a rare WWII gold bar, Goldfinger enthusiastically claimed victory on the 18th green – ‘It seems I’m too good for you’ – when Bond had missed a putt to tie.

The subsequent wrong ball penalty and an insistence on ‘strict rules of golf’ as pointed out by Bond, soon reversed that outcome.

As an infuriated Goldfinger was preparing to be driven out in his 1937 Rolls Royce Phantom III, who can forget the burly Odd Job crushing Goldfinger’s original ball that Bond had returned with his bare hands not long after having wielded his steel-rimmed bowler like a frisbee to decapitate a statue?

A suitable warning indeed to Britain’s finest ‘Licensed to Kill’ secret agent, setting the stage for their combative scenes between the two that made for an ‘electrifying’ finale to the box office smash.

Re-runs of the movie provide us with a sentimental snapshot of golf fashion and equipment of the day, the 1.62 inch small Slazenger and Penfold Hearts golf balls, plustwos, cardigans and tweed coats and, of course, ‘rolling’ putts on surfaces that can’t have been running any faster than about 4 on the Stimpmeter.

The name of the golf course was never mentioned but filming occurred at the historic Stoke Park estate in Buckinghamshire, west of London, on the golf course originally laid out by Harry Colt in 1908.

Stoke Park was selected due to its proximity to Pinewood Studios and in no small part to take advantage of the backdrop of its magnificent 18th century mansion with its striking domed roof, designed by acclaimed architect of the time, James Wyatt.

Examples of Wyatt’s designs remain around the UK and include redesigns of Frogmore House on the Windsor estate, restorations at Westminster Abbey and countless other public buildings and country estates.

Prior to the U.S. capital being moved from Philadelphia to Washington D.C., architects for the White House visited Stoke Park in the late 18th century and inspected Wyatt’s original drawings of the mansion as part of their research.

Stoke Park has been chosen as a film location for several movies, including scenes in the Bridget Jones series and another in the Bond franchise ‘Tomorrow Never Dies’.

However Goldfinger remains in the eyes of many, the original and best.

Six decades on and Stoke Park has been in the throes of a proposed overhaul of its 27 holes, the mansion and hotel with the new owner –Asia's richest man, Mukesh Ambani – taking the controversial step of closing the entire property not long after acquiring it in 2021.

The golf course at Stoke Park had never been considered in the upper echelons of Colt’s best work – certainly not when compared to nearby classics in Sunningdale, St George’s Hill and Swinley Forest – but central to the proposals are aspirations to bring the course ‘up to modern standards’, whilst retaining the best features of Colt’s original design.

What many would hope are also retained when the course eventually re-opens are the specific spots on the course recognisable from the Goldfinger filming.

Movie locations like the blue door to William Thacker’s house in Notting Hill and The Da Vinci Code trails through the streets of Paris and London see countless fans flock to tick off on personal bucket lists and capitalise on those all-important ‘Insta’ moments.

To a lesser extent, golfing Goldfinger fans have similar opportunities at their disposal when visiting Stoke Park.

That spot in the rough where Odd Job did his thing with his trousers and, of course, in front of the mansion where a statue’s head was separated by his whirring bowler.

Or on the 18th green with the mansion as backdrop, where Bond claimed the hole and the match from his fuming opponent.

Visiting St Andrews or Pebble Beach might be more awe-inspiring, bucket list experiences for most golfers, however, with 60-year Goldfinger vibes coursing through the veins, the many James Bond tragics among us may beg to differ.

New ERA

“YOU CAN'T BE A TRUE petrolhead until you've owned an Alfa Romeo,” Jeremy Clarkson famously said.

The Top Gear television pundit has tended to state some pretty controversial opinions over the years, but he surely was right about Alfa.

I’ve driven plenty and loved them despite their inevitable faults.

They were pretty, lively and characterful.

But what would a petrolhead say about an Alfa Romeo SUV ? Yup, meet the Tonale.

Introducing the Tonale SUV –it’s an Alfa, but not as we knew it.

Despite an abundance of badges and the traditional, gorgeous, heart-shaped front grille, it would be difficult to find a skerrick of old Alfa Romeo DNA in this sound mid-size SUV (unless some bit of electronics went on the blink, as used to happen).

Anonima Lombarda Fabbrica Automobili (ALFA) was founded in Milan in 1910 and became Alfa Romeo in 1921.

Its racing program was managed by young Enzo Ferrari under the banner Scuderia Ferrari

before Ferrari eventually branched out on his own and became an automotive icon making the world’s most coveted sports cars.

Alfa Romeo meanwhile, under the ownership of the giant FIAT group, carried on making convertibles, coupes and sedans that were more middle-class but nevertheless highly appealing, until in the late 20th century it seemed to lose its way with a succession of products that lacked excitement or quality.

Then FIAT became Stellantis, comprising 14 brands from Dodge to Peugeot to Maserati to Vauxhall.

Within this multinational colossus, Alfa Romeo has been required to occupy a niche as a mid-level, volume-selling Italian brand, positioned so it complements and does not compete with its siblings.

An SUV is an essential offering in this market area and while Alfa does sell larger, more sporty models in the Giulia sedan and Stelvio SUV, the Tonale will carry the weight in showrooms.

Having had the temerity to question the Tonale’s Alfa Romeo credentials, I acknowledge it’s an attractive SUV, with great exterior styling and an appealing interior.

Price guides group the Tonale with potential ‘small’ rivals such as the Audi Q3, BMW X1 and X2, Mini Countryman and Mazda CX-30, but it’s adequately-sized for a young family.

There are two basic models, 1.5 litre Hybrid and 1.3 litre PHEV (plug-in hybrid electric).

Hybrid is priced at $50,900 for a Ti version and $58,900 for a better-equipped Veloce.

(Those familiar version names are links to past Alfas.)

The PHEV comes only in Veloce spec, but it’s a whopping $20,000 more than the Hybrid Veloce.

What’s the difference between Hybrid and PHEV?

Hybrid has an electric motor to complement its petrol engine.

It’s an autonomous self-charging unit and will run on electric power for short distances at low speed, as when parking.

In normal driving, the electric motor will kick in temporarily to boost the petrol engine when needed.

Power is 112 kiloWatts.

The PHEV is a more sophisticated unit of a type that’s becoming increasingly popular as a stepping stone to full battery-electric.

The little 132 kW turbo engine drives the front wheels.

A 90 kW electric motor joins in at the rear, either solo or to back up the petrol engine.

Despite pushing a weight of more than 1.8 tonnes, the PHEV offers lively acceleration and will run for a claimed 60 kms on battery power alone – enough to get many city drivers through a big part of their week without using petrol.

Depending on driving circumstances the PHEV battery will charge on the move, but it also can be replenished from a fixed, external charging point.

Thus it appears to offer the best of all worlds for now – short-term EV only, excellent economy and no range anxiety if charging points are not available.

And while the PHEV Veloce appears expensive, a search through new-car guides will find little to match its combination of powertrain and equipment specifications.

Both Ti and Veloce have plenty of safety features and comfort equipment in line with the norm in this market segment.

I particularly liked the adaptive, auto-dipping headlights, speed sign recognition system, driver drowsiness detector and wireless phone charger.

Despite the PHEV’s advantages, my choice would be the Veloce hybrid for its combination of low fuel economy and a comprehensive equipment list at a much more affordable price.

It’s an Alfa, but not as we knew it.

Cute to BOOT

When the heart says ‘Yes’ and the head says ‘No’ – that’s the way to judge the Fiat 500e.

IF I IMAGINE AN IDEAL electric car, it’s a small city runabout.

That describes the Fiat 500e, claimed to be the Italian maker’s first full electric vehicle.

But, unfortunately, it commands a premium price of $52,500 that only a dedicated EV or Fiat enthusiast might swallow.

OK, accepting that it’s expensive, let’s roll out the good bits.

The 500e debuts a slightly updated shape, but retains the 3.6 metre profile that has made the conventional 500 hatchback one of the most popular Fiats sold in Australia.

If you think it’s endearingly cute outside, the interior is as cheerful as gelato on a hot day.

Cool, soft colours dominate and a glass roof lets in the sun.

Profile images of the skyline of Turin, where the 500e is made, are whimsical features on the wireless phone charging pad and in the interior door pulls.

The front compartment is cosy but adequate for two people, but the back seat unsurprisingly is small.

Better to fold down the backrest and make use of a bigger boot.

Additionally, while the electric motor is in the front, there’s still room for a ‘frunk’, a small storage compartment.

Interior comfort and convenience features include Apple and Android phone connectivity, navigation, heated front seats and climate control.

For safety, there’s so-called Autonomous Driving Level 2, which really means it has adaptive cruise control and lane-keeping control to manage its longitudinal and lateral movement.

Above all, the 500e’s style is matched by a lively driving experience you could say was truly Italian.

Although the figures claim it’s not particularly fast, the Fiat will get you through traffic like a well-played pinball.

Acceleration at any speed is instant and strong and the very direct steering, combined with the compact footprint, thread you through the smallest gaps.

It’s enormous fun.

And parking in any space is a breeze.

Fiat claims a full battery will last for 311 kms.

The spirited way I drove the 500e sapped the charge faster than that, but, still, a week’s commuting on a single charge will be possible for some owners.

I loved the Fiat 500e.

Something from China would offer much better value, but none of the dolce vita

Superyacht

SANCTUARY COVE MARINA has commenced the next stage of its expansion to cater for local and international demand for berths, particularly for superyachts in the lead up to the Brisbane Olympics in 2032.

Development of the J Pier will see the addition of 25 new berths in the northern section of the marina basin with 10 x 30 metre berths, 15 x 18m berths and 18 jet ski docks.

Superior Jetties has been contracted with construction expected to be completed later this year.

The great escape to the regions gathers pace.

A MAJOR PROPERTY MARKET trend that took hold during the pandemic was the great escape from the city to regional areas, although evidence shows that this has been going on for some time, even before the lockdown era.

The extent of the ongoing exodus has been laid bare by the latest Regional Movers Index (RMI) which reveals that the number of people choosing life in the regions away from metropolitan capitals hit a 12-month high in the March quarter, with the figures now sitting at 20 per cent above the pre-COVID average.

“The Australian population is again on the move, and in bigger numbers than before, with the total number of internal movers reaching its second-highest level in six years,” says the RMI report which is produced by Commonwealth Bank of Australia (CBA) and the Regional Australia Institute.

“While the RMI has been found to typically peak in the March quarter, this quarter’s rise exceeded the March average of 15.2 per cent, indicating durability in the upswing.”

This data is supported by CoreLogic’s latest findings that capital growth in the combined regions experienced a nominal recovery in March, leading to a new record high in April.

The trend reverses the post-COVID fall of 5.8 per cent between May 2022 and January 2023.

“Regional home values have seen a slower recovery compared to capital city values but have now regained the losses from the downturn to reach a new record high,” says CoreLogic Australia economist Kaytlin Ezzy.

It may come as no surprise that the RMI report has found Queensland’s key lifestyle destinations of Sunshine Coast and Gold Coast are the country’s most preferred destinations for migrations from the capitals.

The Sunshine Coast, which has an affordability edge over the Gold Coast, has retained the title of the nation’s most popular with 16 per cent share of net internal migration flows over the last 12 months.

The Gold Coast held onto second place, with a 9.1 per cent share, which is up from 8.1 per cent in the previous quarter.

This is despite the Gold Coast experiencing another quarter of net outflow to other regions.

That’s part of a broader trend that saw inter-regional movements rise by 13.4 per cent in the March quarter.

But still the Gold Coast recorded a 20.7 per cent growth rate for capital city migration

over the first three months of this year, the highest of the top five nationally, leading to annualised growth of 10.1 per cent.

The figures show that the ‘regional renaissance’ nationally has not waned as 24 per cent more people moved from the cities to Australia’s regional centres than the trend in the other direction.

Liz Ritchie, the CEO of Regional Australia Institute, says that while the pandemic ‘supercharged’ this movement, people are still ‘voting with their feet and making a very conscious decision to live in regional Australia’.

“This movement in population can no longer be seen as a quirky flow-on affect from the lockdown years,” says Ms Ritchie.

“A societal shift is underway.

“This sustained trend provides tangible evidence regarding the importance of investing in and supporting the regions, to ensure communities have the services, skills, and infrastructure they need for their growing populations.”

Regional NSW, Queensland and Victoria accounted for 97 per cent of net capital outflows from the big cities, according to the index, up from 94 per cent a year earlier.

Interestingly, Millennials – those born between 1981 and 1995 – are proving to be the most mobile demographic heading for the regions, especially from Sydney where they accounted for just over half of the exodus.

That’s not surprising as Sydney remains the country’s most expensive capital as national home values rose in the March quarter at a faster rate than the end of last year, according to CoreLogic’s Home Value Index.

The most popular destination for Millennials leaving Sydney is the Gold Coast, which took an 11.3 per centshare, followed by Wollongong at 8 per cent and Newcastle at 4.5 per cent.

“This quarter’s report paints the picture of younger individuals or younger families looking for somewhere that's more affordable,” says Paul Fowler, the CBA’s Regional and Agribusiness Executive General Manager.

“Many are opting for the large regional centres which are buzzing with business activity and investment, offering a great range of employment opportunities.”

The index also notes that the ‘commuter belts’ of major cities are from where people are most likely to be escaping to the regions.

“With high house prices and cost-of-living pressures biting, many people are realising the regions can offer the lifestyle they want and the jobs they’re after, minus big-city problems – like long commute times, tolls and traffic,” says Ms Ritchie.

“People living in ‘commuter belts’, on the outskirts of major metropolitan cities, are relocating within a few years of moving there.

“Often, they’re leaving the outer suburbs for big regional centres like the Gold Coast, Sunshine Coast, Wollongong, Newcastle, Geelong, Busselton, the Alexandrina region and Launceston.”

Traditionally, property market activity has broadly mirrored the seasons. Autumn and winter would usually mark a quieter time ahead of the prime buying and selling periods of spring and summer.

However, recent changes in market trends and conditions are increasingly rendering this notion of seasonality obsolete. We are now experiencing ‘always-on’ market, where anytime is considered a good time to sell.

The change is down to numerous factors, some of which were in motion prior to, but further accelerated by, the pandemic.

Among them is the shift towards digitisation. Online property platforms and advancements in technology have revolutionised the way buyers and sellers interact, providing them with greater access to information and enabling them to make informed decisions, faster.

Economic conditions are another.

A shortage of stock compared to buyer demand, coupled with the increased cost of construction and labour, means house prices have continued to rise since the pandemic, with the time of year having a diminutive effect on sales results and buyer activity.

A more mobilised workforce has also had an impact, with increasingly flexible

While traditional cycles will still have some influence over market behaviours, a more pressing consideration for sellers in 2024 is marketing. The Kollosche Community Fund has supported Journey2Learn in opening a new addition to its specialised education facility for children with autism.

The ribbon has been cut on a new relocatable classroom aimed at helping children with autism assimilate into mainstream education.

The classroom or ‘pod’ is part of a wider education facility by Journey2Learn, a not-for-profit charity founded by Gold Coast philanthropist Linda Osman.

Designed to replicate a typical classroom, the facility helps neurodiverse children develop the confidence, social skills and sensory tolerance required to thrive in mainstream educational settings.

The new classroom serves as a private space where children can go to regulate their bodies and emotions when

overstimulated, either on-site at the facility or in a mainstream schooling environment.

“With this calming space, the children are able to reset and regain their sense of control, giving them the confidence to return to school,” Linda says.

“We can’t teach those skills in a regular classroom, so this space was a very important addition to our facility.”

The classroom was made possible with a $16,000 donation from the Kollosche Community Fund.

“The work that Journey2Learn is doing to support and unite our community is commendable and deeply resonates with Kollosche’s core values,” Michael says.

The Kollosche Community Fund was established in 2021 to provide a platform through which Kollosche sales agents and employees can give back to their local communities.

A percentage of every sale goes into the fund to be distributed among local charities, sporting organisations and worthy individuals.

First-hand Experience

Inclusive schooling is a cause very close to the hearts of Linda and Stuart Osman, with the youngest of their four children, Larz, having Level 3 Autism Spectrum Disorder (ASD).

The family supported Larz through a 30-hour per week, at-home program to prepare him for placement at Hillcrest Christian College, where a tailored approach and curriculum led to him transitioning into full-time schooling.

Tackling Rental Reform

Choosing the right property management agency will be a high priority for landlords and tenants in the wake of new rental regulation reforms ushered in last month.

Assent was given on 6 June to Stage 2 Rental Law Reforms with further changes set to be rolled out later in the year.

The reforms form part of the new Residential Tenancies and Rooming Accommodation and Other Legislation Amendment Act 2024, which was passed in May with the aim of improving rental conditions for tenants, while also protecting the rights of landlords.

While several changes have been introduced, Kollosche’s property management team has identified three key points it believes will have the greatest impact on clients in the luxury market. They are:

• A ban on all forms of rent bidding. This means a property manager can no longer accept a rental offer which is above the advertised price.

• Restrictions around accepting rent in advance. For fixed tenancies, landlords can no longer collect more than a month’s rent at any given time, while for room tenancies the cap is two weeks’ worth of rent.

• Limited rent increases. Rent rises are now capped to once every 12 months, with the rise attached to the property rather than the tenancy. Landlords must also supply a written agreement showing the date of the last rent increase.

Kollosche head of property management Todd Madgwick says while the changes may be more restrictive on landlords the impact should be minimal if the tenancy is managed effectively.

Pricing a rental property accurately within the market from the outset will be key, according to Todd.

“While agents don’t set the rent, we do advise clients on market conditions.

“You don’t want to underestimate rental demand and undercut the property’s potential, nor overvalue it and risk it sitting empty on the market.”

Todd admits getting pricing right can be tricky, particularly in a fast-moving market where conditions are constantly changing. This is why having an experienced and trusted property agent is essential.

“At Kollosche, our property team undergoes weekly education and training to allow agents to stay up-to-date on

key things such as vacancy rates and emerging trends. Things move quickly, particularly at the top end, so we make sure we are across that as a group.

“The inability to collect more than a month’s rent at a time means that the right tenant selection will also be critical,” Todd says.

“Making sure that the right people, who can pay the rent consistently, are in the property will become key. At Kollosche we follow a thorough process to ensure we are matching the right tenants to the right properties. This is for tenants’ protection too.”

Essentially, if leasing agents are doing their job well, Todd says the recent law reforms should have minimal impact on landlords, while ensuring tenants receive a fair market rate, without unexpected rent hikes.

“The No. 1 priority for the Kollosche property management team is to alleviate as much of the stress on our clients –landlords and tenants – as possible.”

Cashed-up downsizers are driving the demand for boutique apartment living on the Gold Coast, proving that bigger isn’t always better.

High-rise buildings have long been a defining feature of the Gold Coast skyline, making it one of the most iconic and recognisable urban landscapes in Australia.

The city saw its first significant high-rise developments in the 1970s. Buildings from this era, including Iluka and St Tropez, were among the first to reach 20 storeys. These developments coincided with the area’s rising popularity as a holiday destination, driven by the growth of surfing and tourism.

The 1980s marked a significant boom in high-rise construction, fuelled by Japanese property investments and the

development of modern theme parks like Dreamworld and SeaWorld. The Gold Coast Airport terminal, opened in 1981, further established the city as a leading holiday destination.

By the end of the decade, most vacant land within 10 kilometres of the coast had been developed.

“There was so much development going on in the eighties,” says Kollosche sales agent Duncan McInnes, who has been marketing projects off the plan in Queensland for more than 40 years. “Back then, the buyers were mostly holidaymakers from Sydney or Melbourne. They were here for a short time and for a good time.”

Fast forward to today and the Gold Coast skyline features approximately 800 high-rise buildings, stretching from Runaway Bay in the north to Coolangatta in the south. However, in 2024, developers are shifting away from high-rise towers in favour of smaller, more boutique buildings that offer an exclusive, residents-only experience.

The latest K Property Insights report –Gold Coast Quarterly Market Outlook –reveals that only two approved projects on the Gold Coast over the past 12 months held over 50 dwellings. Rising building costs and a shortage of Tier 1 builders are largely driving this trend, but consumers are also a contributing factor.

As Australia’s population ages, an increasing number of older Australians are choosing to ‘rightsize’ into more manageable homes. Boomers are capitalising on the increased value of their long-held family homes and trading them for low-maintenance luxury apartments.

Mr McInnes sells residences off the plan for the boutique project Drift, currently under construction in Main Beach, and notes that a remarkable 95 percent of buyers are from the Gold Coast and Brisbane, the majority of them downsizers.

“Drift is a permanent residential building with only 50 residences, which buyers like,” he says. “For those who are downsizing, they prefer the generous proportions of the Drift apartments, the high level of finish, the concierge, and the fact that a whole floor is devoted to amenities. They have it all.”

However, as with all trends, this too may pass if the Gold Coast is to meet the growing need for new housing.

According to the Gold Coast Quarterly Market Outlook, the city is currently growing by around 20,000 new residents

per annum, creating a need to build approximately 9,500 new dwellings each year across the area.

“Given the shortage of land and the desirability of living and working on the Gold Coast, I believe the only way we’re going to meet the demand is to build vertically,” says Mr McInnes. “There would need to be some incentives to move developers in that direction.”

Based on estimates from 2023, some 37,625 apartments or townhouses have active approvals on the Gold Coast but have not yet been built. According to the report, this is a reflection of the fact that delivering new mid-to-high rise projects is increasingly difficult.

The main challenges, including high and rising construction costs and a lack of local building trades, are unlikely to change over the short to medium term,

given the high level of Olympics-oriented infrastructure construction taking place across South East Queensland.

While the glut of high rise towers once created an oversupply problem on the Gold Coast, the opposite is tipped to be the case for the foreseeable future as developers and builders struggle to keep pace with demand.

“I’m at an age and a level of property experience where I’ve seen the massive fluctuations within the Gold Coast market, where historically it has become quickly oversupplied,” says Mr McInnes. “Those days are now gone. It’s very unusual times we’re in.”

Solving A Construction Crisis

The number of new apartments being built on the Gold Coast is falling well short of target. Could new research offer a solution?

New research has highlighted a potential solution to problems that have placed the Gold Coast property sector in crisis.

Across the Gold Coast, high construction costs and a lack of Tier 1 builders have slowed new projects dramatically. As a result, the number of new apartments coming to market is only a fraction of what is needed to meet a burgeoning population and the South East Queensland Regional Plan targets.

Under the plan, established to ease the region’s housing crisis, a target has been set to deliver 100,254 apartments in towers of nine storeys or more by 2046, or 4,010 more apartments every year.

There is a further target to supply 17,787 detached houses, 27,489 low-rise homes and 16,170 medium-rise apartments.

It’s a big ask and one that seems highly unlikely if current conditions persist.

Dave Ransome, director at Zone Planning Group, says the proportion of housing anticipated to be in high-rise is “very high” and involves an innately expensive form of construction.

Among the developments that are breaking ground few, if any, cater for the entry level or mid-range buyers. It is predominantly within the luxury apartment sector where projects are reaching margins that stack up financially.

According to Adam Grbcic, commercial sales agent at Kollosche, there are very few projects proceeding because both the developer and financial risks are too great.

DIGGING DEEP

But what if there was a way to reduce construction costs, increase the pool of builders and create homes that are more within reach of the average homebuyer, while also presenting a compelling case for investment?

Achieving this may indeed be possible, according to data and analysis contained in recent K Property Insight reports, produced by Kollosche in conjunction with expert industry analyst Michael Matusik.

Adam says the research, as well as on-theground intel, has made it clear that either

alternative or lower-density schemes that reduce the number of basement levels required will drastically increase their viability.

“This means that these developments will scale down from high to medium-rise [less than 12 storeys] which will also increase the number of building companies able to take projects on,” he says.

“This will likely see developments move further from the premium locations, such as the beachline.

“It will also reduce the presales required to satisfy financiers, which means sooner commencement for projects.

“A lower barrier to entry on the apartment value means the pool of potential purchasers and investors will widen to

include those previously priced out of the Gold Coast market,” Adam says.

“Depending on site value and when it was purchased, it’s a way forward for developers to consider and an option they could pivot to meet relatively easily,” he says.

“You will see more developers consider secondary sites because there’s high demand, which needs to be filled.”

“There is more than just the luxury high-rise market - there’s low and medium too. There is still a demand for high-end projects, but maybe we will see new precincts created through secondary sites.”
