HELLO AND WELCOME TO 2025 –The Year of the Snake.
According to the Chinese zodiac, the forecast for the next 12 months is introspection, wisdom and growth.
While we don’t have many reptiles in this edition (there may be one hiding somewhere inside but I won’t ruin the surprise by telling you which page it’s on), we do have plenty to get you on track for a healthy, wealthy and wise year ahead.
Let’s start with our special Complete Wellness feature.
From sofas that help regulate your heartrate and breathing to the latest in protective eye wear, this section is focused on both your mental and physical wellbeing.
Someone who is definitely reaping the benefits of a long, interesting life is singer/ songwriter Art Garfunkel.
Having gained fame as part of charttopping duo Simon and Garfunkel in the 60s, the 83-year-old is now making new music alongside his son Art Jr.
You can read more about their story in our feature interview.
The wellbeing theme extends to several other articles as well, with Marj discovering the health benefits of Australian native ingredients and kitchen expert Mike Turner sharing some tips for integrating wellness-focused features into your home.
The upcoming Festival of Golf promises to hone your sports skills, while the new Olas Supply Co fashion collection is specifically designed to a complement a lifestyle by the ocean.
Now in a complete u-turn (pun intended), let’s talk about our resident motoring expert Chris Nixon and the fact that he woke up recently with a $1million+ Rolls-Royce Spectre in his garage.
Not a common occurrence but one he was very keen to share with our readers.
Finally, if you are serious about getting fit this year, be sure to enter our competition for your chance to win a 6-month membership to the Sanctuary Cove Country Club. Happy New Year.

With a long, illustrious career and brand new album with his son Art Jr, Art Garfunkel admits he is ‘a very lucky man’.
ART GARFUNKEL KNOWS well the sound of silence.
Over the past 40 years, he’s been taking continent-wide solo walks, tackling each stretch in instalments, sometimes over decades, writing poetry along the way.
“I’ve crossed Europe, I’ve crossed America. I crossed Japan first,” says the higher-voiced half of the 100 million-selling Simon & Garfunkel.
"I fell in love with just being out on the road, walking.
“I found that the less stimuli you have from media and TV and all that, and the more you’re just encountering your own inner self, the fuller you feel.”
One time, in Wyoming, a police cruiser pulled up alongside him.
“I remember the cop saying, ‘What are you doing?’,” the 83-year-old chuckles, his once pristine voice now deeper and grained with age.
“And I said, ‘You know how Thomas Jefferson says in the Declaration of Independence, we must believe in ‘life, liberty and the pursuit of happiness’? Well, this is the pursuit of happiness I’m doing right now, Officer. Just walking’.”
He’s best loved, though, as a man of rich harmony.
The kind of harmony he fell in love with as a young Everly Brothers fan in the 1950s, honing his crystalline tenor in school stairwells and talent shows.
The kind he took to international acclaim and success alongside Paul Simon, creating such beloved classics as Mrs Robinson, Cecilia, The Sound of Silence and Bridge Over Troubled Water.
And that he’s now found again, a lot closer to home.
“We started singing when I was less than two years old,” says Art Garfunkel Jr, Garfunkel’s son, long-term band member and a rising star in his own right.
(Art Jr, now 33, has had several hits in Germany since he launched a solo career in 2021 covering his father’s songs in German).
Today, in a room overlooking New York’s Central Park, this tender pairing – the goateed, shaven-headed Art Jr keen to hymn his father’s legend; Art Sr the humble patriarch – are celebrating the release day of their first covers album together as Garfunkel & Garfunkel, titled Father and Son. >>

Gathering some of Art Sr’s favourite Sixties and American songbook numbers ( Blue Moon, Don McLean’s Vincent , The Beatles’ Blackbird ) and Art Jr’s Eighties influences (Eurythmics’ Here Comes the Rain Again, Cyndi Lauper’s Time After Time), it’s the culmination of decades of collaboration.
After making his first appearance on stage in Japan aged two, pushed on in a wheelbarrow and a child’s kimono to sing a few notes of Feelin’ Groovy, Art Jr occasionally sang with his father as a curly-haired, bright-eyed Mini Me, and later joined his father’s band as an adult.
“I remember shows that we did that we were so close together, working one mic, my son and I, that our foreheads touched each other,” Art Sr fondly recalls.
“It was a blissful moment of closeness.”
Naturally, when his son pushed for the pair to record together, Art Sr agreed, despite not having released an album since 2007’s Some Enchanted Evening and being on an indefinite hiatus from touring since a swathe of cancelled tour dates in 2023.
“It needs to exist,” he says of the record, and his son is firmer still.
“[The album] was created out of the notion of how terrible it would be to not make this project,” he says.
“Time is so valuable, and we rarely stop and think about it.”
The lustrous orchestral covers that make up Father and Son are deeply touching.
Particularly since the elder Garfunkel’s angelic tenor, among the most versatile and virtuosic voices of his Sixties cohort, is now charmingly age-worn, but his son’s voice is so crisp and bright that it feels, at times, like Art Sr duetting with his younger self.
“I think I have the more mature sound,” he says.
“I’ve lived more years of life. I bring more to the lyrics, more experience than my son does.
“So I have the thicker, the richer voice. My son is just a pure, beautiful tenor.”
The record even includes one Simon & Garfunkel cover, Old Friends, a mere sample of Art Jr’s refined handling of his father’s legacy.
“You should hear him do Bridge Over Troubled Water,” Art Sr says of one of his most famously shiver-inducing vocals.
“He outsings me. He takes notes that are higher than me, he holds them for an infinite period of time, no falsetto.
“He’s just a wonderful singer,” he says.
Fans of Simon & Garfunkel have hopes of an even more authentic performance, however.
Following a lengthy estrangement in the wake of a 2010 reunion tour (the pair’s fourth) that was cut short by issues with Garfunkel’s voice – a period in which Simon retired from touring and declared another reunion ‘out of the question’ because ‘we don’t even talk’ – Garfunkel recently revealed that he’d reunited with his erstwhile colleague over an emotional dinner.
“It was a great experience,” he says, explaining how the meeting came about after he ran into Simon’s son in a hotel corridor.
“Before I knew it, we had a dinner and it was a memorable night.
“It was so great to relive – it had been years since we were together.”
Garfunkel took the opportunity to apologise for an earlier interview he’d conducted with The Telegraph in 2015, in which he called Paul Simon a ‘jerk’ and an ‘idiot’ for walking away from the group at the height of their success in the wake of 1970’s Bridge Over Troubled Water album.
“I thought I would stir things up and not be so soft on the image of Simon & Garfunkel,” he says today.
“So I was a little spicy, and it was foolish. It hurt his feelings.
“He said, ‘It’s not so much that you were a victim of the British press, it’s that I thought you wanted to hurt me’.
"He said that; and I realised, he’s right. I did want to hurt him.
“The truth is, I was competitive – and I burst into tears. There were hugs and tears; it was an emotional release.”
His frustrations over the split are like troubled water under the bridge, he says: “It’s now a thing of the past.”
And with Oasis upping the stakes for large-scale reunions, he doesn’t rule out the possibility of Simon & Garfunkel performing again.
“We’ll see. I don’t know if he’s in the mood to work with me. I’m in the mood to work with him.”
Art Jr suggests an arena residency, ‘maybe in England?’ >>

“Vegas,” his father retorts. “You move into Vegas and you stay put for a while.
“They come to you. You remove the travelling part of singing; it’s a better formula ... I don’t want to be on the road and do show after show.”
Garfunkel has experience of conducting fame on his own terms.
He’s taken regular breaks from the spotlight to deal with depression, grief, or vocal problems.
When Simon & Garfunkel originally split, and before his 1979 comeback with Bright Eyes, he even spent a period in 1971 teaching maths at Litchfield Preparatory School in Connecticut.
“[There were] all these high-school kids whose parents had sent them away to a prep school,” he remembers.
“I felt bad for the kids emotionally, that the parents didn’t really need to be with them, and I approached them on an emotional level ... I said to the kids, ‘We’ll get to the fame thing. We’ll do a Q&A at the end of the semester, but meanwhile, let’s do geometry’.”
How strange was landing so abruptly back in normal life?
“It was surreal. I’ve always had to deal with fame; it’s such a superimposition on your normal life. It’s hard to get used to it.”
He speaks cheerfully, though, about his years among the highest fliers of Sixties music.
“I cherish the time I was with [Paul] McCartney in his office in Soho with Paul Simon and Carrie Fisher, his wife at the time,” he says.
“I challenged Paul McCartney and said, ‘Paul, is it always you on piano, on all the songs?’ ... He seemed to take offence at being challenged.
“He got up, he crossed his office and sat at the piano and pounded out Lady Madonna furiously. He did the whole song in a minute and five.”
Then there was the time in the mid-Seventies, hanging out with John Lennon, Yoko Ono and David Bowie in the Dakota building in New York after the Grammys, when he almost re-formed The Beatles.
“John said to me, ‘I’m getting calls from my Paul about doing an album with Allen Toussaint’ (of New Orleans fame). He wanted to know, ‘You’ve worked with your partner, Arthur. What’s it like? Should I do this or not?’
“And I thought, ‘John Lennon is asking me to advise him?’ It knocked me out. I was so flattered.”
It was Lennon’s innate skill, he says, to play into a person’s ego.
“He treated me like the teacher. I said, ‘John, if you have memories of making that blend and you’ve worked together musically, stick with the blend. Forget personality, forget fights, just go with the music and let your ears guide you’. Ultimately, he didn’t take my advice.”
Garfunkel’s ears are currently guiding him, tentatively, back to the stage.
Word has just arrived that Garfunkel & Garfunkel’s first show, at New York’s Café Carlyle, has sold out, and the pair discuss options for further residencies or tours, Art Jr offering to drive his father around the UK from a London hub.
Britain, Art Sr says, has been his second home since Simon & Garfunkel toured the country’s tiny folk clubs in the early Sixties.
“Paul and I would go out from the East End of London, where we lived in poverty, to places all over England.
“I remember going to Hull, everywhere.
“We would do our show in these folk clubs that were over pubs and only sat about 100 people – they sat on the floor, and we would do our act, and we’d come home thrilled that we made £30 that night.”
Simon & Garfunkel’s classic Sixties hits will make up the bedrock of Garfunkel & Garfunkel shows too, in what Art Jr hopes will become ‘a long, graceful passing of the baton’.
But one of the highlights of the concerts will undoubtedly be their sublime, heartwarming rendition of Cat Stevens’s Father and Son, where Art Sr’s gently grizzled tone wraps itself protectively around his son’s youthful clarity.
“The message that Cat and his son had to each other is similar to ours,” Art Jr says.
“That my father is my best friend, my ally, gives me infinite emotional support, doesn’t judge me, and waited to see how I would develop as a man with his constructive advice.
“I really felt we resonated with that song.”
Its most poignant moment is Art Sr’s warm admission, “Look at me, I am old but I’m happy” – as close to a personal on-record statement as he’s come in many years.
“It’s a little simplistic,” he says.
“Life’s more complex than that – but I’m a very lucky fellow.”
He considers, perhaps, his timeless legacy, his numerous Grammys, his 36-year marriage to former model Kathryn Cermak, his talented offspring, and his rebuilt bond with a dear old friend.
“Fate,” he says, “dealt me a very lucky hand.” Father and Son, the new album by Garfunkel & Garfunkel, is out now.

Olas Supply Co is a brand built around travel, adventure and fun.
THE STYLE EVOLUTION of Joel and Nicole Fairclough, owners of a fresh, funky clothing brand based in Burleigh, takes inspiration from the sunny and salty culture of Australia.
Offering a cool, comfortable range of men’s, ladies and children’s wear, Olas Supply Co was born on the road and has drawn inspiration from all the places and people encountered along the way.
“We started this dream of ours in 2016,” explains Nicole.
“We wanted to try something different, something that we were passionate about, and something that we enjoyed, in the hopes we could branch away from our regular Monday to Friday jobs.”
Both Joel and Nicole are keen travellers, first meeting each other in Europe where they were living and working in 2013.
After that the couple saved up for each little trip, week by week, until they decided to quit their jobs, sell their cars and jump on a plane.
“We travelled Central and South America for 12 months before eventually moving to Indonesia, where our business journey began,” says Nicole.
Knowing they never wanted to return to their old jobs – Joel was a plumber and Nicole worked in insurance – the pair worked hard to get their clothing label up and running, from sourcing and designing their first range in Bali to moving back home and posting out orders from the garage in their Burleigh Heads apartment.
“We worked long hours, weekends, early mornings and nights but we are so proud of where we have come,” says Nicole.
“We now have our own warehouse with Australia wide stockists and we can’t thank everyone enough for their support, purchases and love along the way.” >>

DR VINCENT CANDRAWINATA, founder and scientific lead for Renovatio, is urging Australians who want to lose weight in 2025 to focus on adding several foods to their diet every day.
"Millions of Aussies will start the new year with resolutions that include losing weight," Dr Vincent said.
“The problem is that by February most resolutions will have fallen to the wayside.
"By making simple changes to your meals and adding a couple of things, you can lift your metabolism.”
He has unveiled the top foods scientifically proven to directly enhance the metabolism and support weight loss.
“By incorporating these powerhouse foods into your diet, you can support weight loss and overall vitality," he said.
"Chili peppers are nature's secret weapon. Containing capsaicin, chili peppers can increase thermogenesis which is heat production, temporarily boosting the rate at which your body burns calories," Dr Vincent said.
"Add chili to meals three to four times a week for an effective metabolic boost.
“I know people who carry little jars of chilli flakes around with them in their handbag and they sprinkle some on their food even when they are out to dinner.
"Be careful when adding chilli sauce, because a lot of sauces contain sugar and oil, which adds calories to your food. Aim for fresh chili peppers and flakes."
"Apples are nature's original super food. They are high in soluble fibre and water content, which aids in digestion and stabilises blood sugar levels, preventing metabolic dips," Dr Vincent said.
"The pectin in apples also supports gut health, which is a key factor in maintaining an efficient metabolism.
“One medium apple daily, eaten as a snack or added to meals is ideal.
"Apples also contain antioxidants which is why I chose apples for my bionic ultra antioxidant range of supplements, skin care and pantry products."
"Swap out standard tea for green tea wherever you can.
“Rich in catechins, green tea stimulates thermogenesis and fat oxidation, directly aiding calorie burning," Dr Vincent said.
"The key to getting the most out of green tea is by adopting the slow cold brew method, instead of using hot water.
“Keep a jug of filtered water and loose-leaf green tea in the fridge, at least overnight."
"Lean protein, such as chicken, fish and eggs, is very good for your metabolism.
“Protein requires more energy to digest than carbohydrates, which increases calorie burn through the thermic effect of food," Dr Vincent said.
"In short, your body has to work harder to break down the protein.
“Include a serving of lean protein with every meal for optimal metabolism support.
“Ideally, add steamed green vegetables to the plate to create a nutritional meal."
"While grains such as oats, brown rice and quinoa are high in fibre, they help to stabilise blood sugar levels and prevent energy crashes that can slow the metabolism," Dr Vincent said.
"Whole grains are also quite filling so not only will they suppress your appetite, they also help to keep your metabolism working away which is important for weight loss."
Dr Vincent emphasised that while no single food is a magic solution, the right combination of these metabolism-friendly foods, paired with regular exercise, adequate micronutrients and good sleep, can make a significant difference in your health journey. renovatio.com.au

IN TODAY'S FAST-PACED WORLD, maintaining physical and mental well-being is paramount.
Massage chairs, such as those offered by Relax For Life, provide a holistic approach to health and relaxation, making them an excellent investment for your home.
Here's why:
Modern massage chairs are designed to reduce stress by targeting tension in the body.
Features like zero-gravity reclining and multi-point massage settings stimulate the parasympathetic nervous system, helping to lower cortisol levels, improve mood, and enhance relaxation.
This not only alleviates stress but also supports mental clarity and emotional balance.
Massage therapy enhances blood flow by releasing muscle tension and increasing oxygen delivery throughout the body.
Zero-gravity chairs, in particular, elevate your legs above your heart, reducing strain on the cardiovascular system, lowering blood pressure, and preventing conditions like varicose veins.
After a workout, muscle soreness and fatigue are common.
Massage chairs promote faster recovery by improving blood circulation, reducing inflammation, and aiding in the removal of lactic acid and toxins from the body.
This makes them a valuable tool for fitness enthusiasts.
For those struggling with insomnia or irregular sleep patterns, massage chairs can be a game-changer.
By boosting serotonin production, reducing anxiety, and promoting relaxation, these chairs can help you fall asleep faster and achieve a deeper rest.
Regular use may even reduce headaches and migraines associated with stress.
Massage therapy has been shown to stimulate lymphocyte production, which bolsters the immune system.
By reducing stress hormones and improving circulation, massage chairs help your body defend against illness and maintain overall health.
While regular spa visits can be costly and timeconsuming, owning a massage chair offers unlimited sessions at your convenience.
Relax For Life provides a variety of chairs catering to different budgets, ensuring everyone can enjoy these health benefits without leaving home.
Investing in a quality massage chair not only enhances relaxation but also supports longterm health and well-being.
Whether for stress relief, physical recovery, or improved sleep, these chairs provide a sanctuary of comfort tailored to your needs and available 24/7 in the comfort and convenience of your own home.

At iKandi Sunglasses, you’ll find premium eyewear designed to safeguard your eyes while keeping you stylish.
Here's why sunglasses are crucial for your health:
UV Protection for Eye Health – Prolonged exposure to the sun’s UV rays can damage your eyes, leading to serious conditions like cataracts, macular degeneration, and photokeratitis (sunburn of the eyes).
iKandi sunglasses provide 100% UV400 protection, ensuring that your eyes stay safe from harmful UVA and UVB rays.
iKandi Sunglasses combine functionality and fashion, while also protecting your vision.

With polarised lenses from iKandi, you can minimise glare from reflective surfaces like water and roads.
This enhances your comfort during outdoor activities, ensuring clear and relaxed vision throughout the day.

GC Dental Solutions now run weekly general anaesthetic sessions at their onsite theatre.
MANY PATIENTS ARE FEARFUL of the dentist and having invasive dental procedures can be stressful.
The caring, professional team at GC Dental Solutions understand this and believe a general anaesthetic (GA) can be an appealing solution for these patients.
With this in mind, GC Dental Solutions established an onsite operating theatre at their Helensvale practice in 2023.
This was primarily for performing surgical procedures, All on 4, dental implants and teeth extractions.
However, over the last 12 months, they have received multiple enquiries from patients seeking other treatments under GA and now run weekly sessions in their on-site theatre.
The team can offer a broader range of treatment under GA including:
• Dental implants.
• All on 4.
• Teeth extractions.
• General dentistry.
• Crowns.
• Root canal treatments.
• Teeth cleaning.
General anaesthetic is particularly beneficial for patients who have a profound gag reflex or are generally fearful of the dentist.
This procedure should not be confused with IV sedation or twilight sedation.
General anaesthetic is administered intravenously and the medications render a patient completely unconscious.
There is no awareness of the surroundings or the procedure.
The provision of GA requires advanced medical equipment to keep patients safe and to assist with their breathing during their procedure.
GC Dental Solutions onsite theatre (pictured) is equipped to hospital standard and administered by an experienced specialist.
Please note that patients with complex medical history’s may not be suitable for onsite general anaesthetic.
All patients receive a thorough dental and medical assessment at consultation, and should treatment be required in a hospital setting GC Dental Solutions are also able to accommodate this.

GC Dental Solutions have recently established an onsite operating theatre at our Helensvale practice.
We can now provide a variety of treatments under general anaesthetic (asleep), without the need to go to hospital.
All services are done under the expert care of our experienced specialist anaesthetists.
We can provide the following procedures under general anaesthetic:
• Dental implants.

Brimming with flavour, colour and nutrients, Australian native foods are worth a try for their taste and health benefits.
WORDS MARJ OSBORNE
WHEN WE TALK ABOUT AUSTRALIAN cuisine and what makes our food special, we often forget the oldest ingredient of all: native food.
Native botanicals pique our taste buds with their intensity, unique flavours and freshness. They also offer great nutritional value, with many bush foods being several times higher in vitamins and antioxidants than their Europeanimported rivals.
From the Northern Rivers to Tamborine Mountain and further beyond in the Scenic Rim, we are surrounded by native food producers.
Macadamia and finger lime plantations are scattered through the area, with native food grown amongst other tropical fruit at Tropical Fruit World, Duranbah, and Buck’s Farm in Chillingham.
Rainforest Foods, owned by Anthony Hotson and his partner Julie, is a 138-acre property not normally open to the public.
In a rare glimpse of their diverse produce (including macadamia, lemon myrtle, anise myrtle, cinnamon myrtle, finger lime, Citrus Australis, Davidson plum, Illawarra plum and small leaf tamarind), Anthony tells us about the history of the region, the species grown on the property, the products they make from native foods and the local Northern Rivers farmers markets and IGA stores where they can be purchased.
The Alstonville Plateau, where Rainforest Foods is situated, was the original site of The Big Scrub, homeland to an abundance of native species.
Then came white settlement, and from the time of the first farms in 1862, the native forest was cleared using bullocks, fire and axes.
According to government policy, if farmers didn’t clear their land, they lost it.
Within 100 years of the first farms, almost all native forest had been cleared.
Only now is there a resurgence in native foods, driven by our interest in provenance and nutrition.
Several Gold Coast restaurants and bars delve into Australian bush foods, including the highly-awarded Palette at HOTA, where Executive Chef Dayan Harthill-Law even grows many of the native foods he uses in the kitchen.
The popular Rosella’s Bar brings ‘all things Australiana’ to the Burleigh bar scene,
‘serving up nostalgic and native fare’ in its food and cocktail menu.
Beginning their hospitality journey in a food truck, Australia’s first non-alcoholic craft beer company, Sobah, was established in 2017 by husband-wife team Clinton and Lozen Schultz.
Infused with Australian native fruit and spices, their range includes Lemon Aspen Pilsner, Finger Lime Cerveza, Pepperberry IPA and Davidson Plum GF Ale (gluten-free), promoting healthy lifestyle choices and wellness, social equity and sustainability, while raising positive awareness of First Nations culture.
In 2023, Sobah also opened their café at the brewery, bringing a native twist to contemporary cuisine.
It features an all-day brunch menu with burgers available from mid-morning.
Sobah Café also sells a small range of other native food products, including energy bars from BSKT Native.
Sel Berdie, co-founder of BSKT Café, tells us that when the café was sold in 2020, BSKT Wholefoods became BSKT Native, with a renewed focus on the nutritional value of Australian native foods.
With Supply Nation certification (from its indigenous Australian co-ownership), the BSKT Native range of chocolate, bars and cereals ‘utilises the knowledge of indigenous ancestors and medicinal properties of iconic native Australian foods combining them with modern plant-based wholefoods’.
“It didn’t make sense to import international superfoods when we could use our own Davidson Plum instead,” Sel explains.
“We’re lucky,” he adds. “A lot of [other countries’] native foods don’t have many health benefits, but Australian native foods do.
“We have the most nutritionally rich native foods in the world. Our challenge is to raise awareness of that.”
BSKT products are now available in over 400 health outlets Australia wide, as well as at other independent retailers.
Virgin Airlines passengers can choose BSKT indigenous chocolate from the snack menu, scanning the QR code to learn more about the product range.
It’s a great entry point to Australia’s native food.
Amanda and Brendan Trapnell, owners of Native Harvest Cafe in Sanctuary Cove, are some of our foremost advocates of native food.
Taking a guided walk in the Gold Coast Botanic Gardens a few years ago, Amanda was fascinated by the native botanicals in the area.
She decided to launch ‘Native Harvest’, a range of native spices for wholesale and corporate gifting.
With a broad hospitality and marketing background, Amanda had so many ideas on how to use native herbs, spices, seeds and fruit that she decided to open a café in the touristfriendly shopping precinct of the Sanctuary Cove Marine Village.
Sourcing as many products as possible directly from local indigenous growers and producers, Amanda leads the team on their own knowledge journeys, collaborating with them in their experimentation and profile matching.
The cafe not only sells native spice mixes, jams and relishes, but every dish (and several cocktails) served to customers contains native ingredients.
That may sound like a challenge, however it's not a huge leap of faith for the diner.
Starting with dishes we know, chefs Daniel and Dony lead us gently from the familiar to the unfamiliar.
Their Smashed Avo Toast has been pimped with the robust flavours of native nut dukkah and bush tomato relish.
Their Eggs Bene gains a native twist with wild basil and macadamia hollandaise-ish sauce.
When I asked Amanda why we should eat native foods, she replied:
“As a group, native food is the most sustainable food in Australia. It has grown here for centuries without being farmed.
“Unlike much of our other food, it has not been genetically modified.
“We put several herb and spice species together in our spice mixes.
“We know what’s in it. There are no fillers, it’s been responsibly sourced, is sustainable and organic.”
Each twist on Native Harvest’s menu not only brings interest but also nutrition.
Native pepperberry, (that is an ingredient in the native dukkah), for example, contains high concentrations of Vitamin E, folate, zinc, calcium, magnesium, iron and lutein.
High in antioxidants, it is used as bush medicine to treat a variety of illnesses.
While the health benefits of native foods are cool, Amanda says that it’s the taste that is extraordinary.
This is demonstrated in one of the favourite dishes on the Native Harvest menu, the Wild Rosella and Apple Crumble French Toast.
Containing macadamias mixed with cinnamon myrtle-spiced apple, topped with rosella flowers dressed in rosella syrup and finger lime, this is not just a nostalgic dish reminding us of the long-forgotten jam our nan used to make, it's a flavour bomb and a showcase of uniquely Australian flavours.
Daiji Takashima’s restaurant in Labrador is serving traditional Yakotori cuisine with a French twist.
ANYONE WHO HAS ventured to the land of the rising sun, knows that ‘yakitori’ is considered one of Japan's quintessential beloved street foods, however, the humble chicken skewer has elevated itself to new culinary heights across renowned chef's tables worldwide including in our own backyard at Labrador.
Jason Murakami, a fourth-generation Japanese-Gold Coaster, sat at the chef's table with One Eighty's co-owner Daiji Takashima to understand the true history behind this modern cuisine phenomenon.
What is a Yakitori restaurant?
Japan is traditionally a Buddhist country and, from the 6th-century Asuka period to the mid-19th century early-Meiji period, eating red meat was prohibited but birds such as chickens, ducks, and smaller birds were designated as ‘medicinal’, and could be eaten for their nutritional value.
Yakitori street stalls first appeared in the middle of the Meiji period in the late 19th century.
At the time, Shamo game fowl stew was popular in Japan.
Such meat was expensive, so the street stalls took the offcuts that came from restaurants and skewered and barbecued them, basting them
with tare sauce which is traditionally thick sweet sauce made out of soy.
After 1945 they also barbecued beef and pork offcuts which all got labelled ‘yakitori’, despite yakitori in Japanese literally meaning ‘roasted bird’.
Why are Yakitori restaurants so popular now?
I think it’s the simplicity of the ingredients and the complex nature of the accompanying basting sauces, often referred to as the tare, as well as the variety of foods and tastes offered by Kaiseki dining which in English translates to degustation.
I also think that the late great American chef Anthony Bourdain’s somewhat obsession with yakitori cuisine made the eating style well known in the US and in Europe over the past decade.
You have recently opened One Eighty Japanese Restaurant at Homecorp’s Eve Residences at Labrador. What is your vision for it?
Whilst we are following old Japanese traditions such as using skewers to conform portion sizes and using traditional meat, poultry and fish cuts, we are also adding a hint of French influence.
Particularly in relation to our tare and accompanying sauces.
Our head chef Akihiro Kitade worked and managed Yakitori Haruka in the heart of Shirokane, Tokyo where he was jointly responsible for three consecutive Michelin Bib Gourmand awards.
Akihiro's master during this time was Master Yakitori Abe who is the first deshi of Torishiki, which is the number one yakitori restaurant in Japan.
Akihiro is also a sommelier with extensive knowledge of French wine.
Does French cuisine have an influence on One Eighty's offerings?
Japanese and French cuisine has long been merged successfully.
Particularly in Australia with international success stories such as Tetsuya Wakada who owned and operated Tetsuya’s in Sydney for over 20 years, which was consistently one of the best restaurants in the world for close to two decades.
Being Japanese, yakitori cuisine is second nature to me and I’ve always had a keen interest in French cuisine following closely the likes of the French grandmaster chef Paul Bocuse.
Why did you call your new restaurant One Eighty?
We are focused on authentic Japanese customer service which is called omotenashi.
This requires total observance to our customer's needs. We want our staff to look around 180 degrees to make sure our diner’s experience is memorable.
Degustation courses in Australia are usually paired with wines. Is that something One Eighty is offering?
The short answer is no because it goes against the casual nature of yakitori dinning.
However, traditionally yakitori cuisine is coupled with beer or sake.
Modern interpretations, which we are doing, encourages coupling, not pairing, whisky and wine with our menu.
What is your signature dish?
I would say it is our wagu beef sandwich. It is very different to how it sounds and if is definitely one of our signature dishes which is proving very popular. I like to couple it with a Lyon sourced Beaujolais which brings in that soft French flavour.
What can diners expect at One Eighty?
Modernist interiors. Didn't the Japanese invent minimalism?
Subtle ambience. Japanese service and the best Japanese/French infused yakitori cuisine in the city. 0406 180 180 | one-eighty.com.au

From film franchises to family celebrations, Bollinger has been the champagne of choice for almost 200 years.
WORDS TONY HARPER
CHAMPAGNE BOLLINGER has never really needed James Bond to bolster its image, after all the wine was born nearly 90 years before Ian Fleming.
It didn’t make its first appearance in a Bond novel until Diamonds are Forever in 1956, by which time Bollinger was celebrating its 127th birthday and firmly established as one of most highly regarded producers from the most cleverly marketed wine-region in the world.
And the point of its inclusion was more about cementing Bond’s image as debonair and worldly; he liked the good things in life and Bollinger was definitely one of them, all on its own steam.
Fast forward to the movie franchise, which takes us beyond Ian Fleming’s days, and things have shifted a little.
The Bollinger team and Albert Broccoli, the film producer, strike some kind of gentleman’s agreement to showcase Bollinger in the films, beginning with Moonraker (Roger Moore, 1979) and continuing through 15 films to the Daniel Craig era and his final film No Time to Die (2021).
With this partnership, the centre of power appears to have tilted.
Bollinger, already famous, already cemented as a luxury product alongside Louis Vuitton, Aston Martin, Bentley, Ferrari, and McLaren (BMW had a crack, but I don’t reckon it ever quite rangtrue in the Bond films), Dassault jets, Sevruga caviar, Rolex and Patek – all of that kind of stuff – reversed the relationship and used the Bond films to take its name to the suburbs.
Bond, originally basking in Bollinger’s light, was shedding his own glow on the champagne.
It seems a mutually beneficial arrangement.
Which is all really just a side note to Bollinger and its story.
It’s Bond-assisted emergence into popular culture is terrific, but certainly not crucial.
The ethics, the quality, the workmanship that go into Bollinger champagne have neither faltered nor diminished over past nearly-200 years.
In fact, since it created and inaugurated its Charter of Quality in 1992 – a bold, much-needed and in retrospect a masterstroke at a time when Champagne the region and champagne the wine were under a great deal of scrutiny – it has
simply solidified its status as one of the great champagne houses.
The Charter is something of a rant, but all of it pertinent.
It covers ethics of vineyard source, wine production and maturation, and makes a promise that all Bollinger champagnes will adhere to the charter.
I’m not sure when they took the charter off the labels, but at some point the writing disappeared but the ethics did not.
Bollinger is, and always has been, a house that uses Pinot Noir as the backbone of its champagnes.
Special Cuvee – the ‘Bolli’ that Patsy and Eddy drink with abandon – is an amalgam of 60 per cent Pinot Noir, 25 per cent Chardonnay and 15 per cent Pinot Meunier.
So 75 per cent of the wine hails from black grapes, giving it depth and sinew.
But it’s the fermentation and ageing that sets Bollinger apart from other houses.
Bollinger has its own cooper (the last house in Champagne to do so) who curates the 4000 old barrels (some up to a century old) used for fermenting the wines.
This adds complexity, and a very discernible ‘Bollinger’ character.
And there is its vast library of a ‘reserve’ wines held in magnum (there are a million of them … literally), and used to add layers, nuance, facets of flavour and aroma to Special Cuvee and Rosé.
Perhaps it’s a price thing, or the fact the we tend to prize things that are scarce over those readily available, but – particularly in Australia –we hold the vintage wines to be superior to the non-vintage, like Special Cuvee.
But the vintage wines aren’t necessarily better, simply different.
And a unique expression of the year in which the grapes were grown.
Bollinger’s vintage wine is called La Grand Année (and La Grande Année Rosė), and the current release is from the 2015 vintage.
Here there is no Pinot Meunier, so it’s a 60/40 blend of Pinot Noir and Chardonnay, every drop of which has been fermented in barrel, and aged on lees, in bottle, for eight years before disgorging.
It’s a rich, powerful, generous wine; ready to drink but also capable of a further decade in a decent cellar.
A rung higher is Bollinger R.D. (recently disgorged), with the current release being 2008. Here the Pinot Noir content is stepped up, and the vineyard sources impeccable.
The wine is kept on lees until just shy of its release, so do the math … this has had 14 years on lees in the dark Bollinger cellars.
I could be wrong, but I reckon the R.D. vintages should be drunk within a couple of years of disgorging, while they maintain their freshness and vitality.
The whole idea of long lees ageing is that the wines – while they still perceptibly age –
mature quite differently than a wine ageing without lees.
And once these already mature wines are released from lees, they will alter very quickly.
Cellar the Grande Anneé, but drink the R.D.
How does it taste? Magnificent.
Bollinger has increased its range to include a couple of wines I’ve never tasted: Bollinger PN (100% Pinot Noir) and La Côte aux Enfants Champagne.
One can only assume they as terrific as the rest of the stable.
Which brings me to the rare, expensive, top jewel in the Bollinger crown (and one which I don’t believe ever made on to a James Bond set); Bollinger Vieilles Vignes Francaise.
Bollinger owns two walled ‘clos’ that are planted with ungrafted vines – an absolute treasure for Champagne.
“Everything is done in the purest tradition of the Champagne region. The land is worked by hand with the help of a draught horse. The vines are planted using the en foule layering method known as provignage. This technique, which has disappeared entirely from modern viticulture, is used to multiply a vine by burying shoots, thereby preserving the characteristics of the vine.”
(Champagne Bollinger).
I’ve had the joy of drinking this wine in the past, but given its several-thousand-dollar price tag, it has been a while.
It is hard to find, and even harder to decide who to share it with.
Obviously Bollinger didn’t think Bond was worthy of the guest list.
As one of the few big names in Champagne that remains family owned, Bollinger already sits apart from its peers.
But its unshakeable commitment the tradition and house style, and its meticulous adherence to quality make it one of the very best.
As for Bond, I’m a Sean Connery man, with Daniel Craig a close second.
And after a recent re-watch of the whole series, I reckon Pierce Brosnan is an easy third place.
It’s just a shame about his choice of car.

Enjoy a landmark journey from Perth to Sydney onboard the Indian Pacific.
WORDS RHONDA OXNAM
AT THE START OF EACH YEAR I make a to-do list and the very top item remains the same each and every time … to visit somewhere I’ve never been before.
Sometimes that involves an extended overseas holiday, one year it saw me take a road trip to Ipswich on New Year’s Day.
In 2024, Derek and I decided to head west and mark off something that has been on our travel bucket list for some time … to cross the Nullarbor by train on the Indian Pacific.
Getting to the other side of the country requires a 5-hour fight, so we decided to make the most of our time there and head down to the Margaret River region for a few days before returning to Perth for a spot of sightseeing prior to boarding the train.
Having never visited any of these areas before, everything was fresh and new with the added benefit of not having to worry about exchange rates.
The drive from Perth airport to Margaret River passed pleasantly with good roads and the most rainbows I have ever seen in such a short space of time.
There may have been a slight hiccup with finding our accommodation (who knew that Margaret River and Margaret Beach were two completely different places located several kilometres apart), however, once we overcame that hurdle, we enjoyed a delicious meal at the local pub before settling in for the evening.
Our first morning was cold, wet and windy but the amazing scenery and warming breakfast at a beachside café soon had us ready for a day of adventure.
Based on the advice from a friend back home we had organised a sightseeing/winery tour with a local company called Wine for Dudes.
Rather than visit the major winemakers, this group supports many of the smaller vineyards, and with just six guests and a very knowledgeable guide, we were able to take our time meandering through the picturesque countryside.
We also indulged in some sweet treats at Margaret River Chocolate Company and enjoyed a delicious lunch at the Swings & Roundabouts Winery before finishing the tour with a refreshing ale at the Cheeky Monkey Brewery.
The following morning we took a leisurely stroll through Margaret River township before heading back to Perth.
A side trip to Busselton Jetty was a highlight … and while I may have been soaked by a rogue wave while posing for the obligatory photo, it was worth the change of clothes to see the amazing wooden structure which stretches for what seems like miles out to sea.
On our arrival in Perth, we were quickly entranced by this walkable, liveable city and spent hours wandering the streets, absorbing the history and visiting the local eateries.
We also joined a sightseeing tour which took in the major attractions including the very impressive Kings Park and Botanic Garden (one of the largest inner-city parks in the world) and the new Optus Stadium precinct.
On the advice of another good friend, who also happens to be a Perth local, we skipped Rottnest Island and instead took a tour of the Perth Mint before heading to Fremantle by train. >>
A former penal colony, ‘Freo’ is steeped in history and you can quite easily while away the hours exploring the many old buildings and trendy new shops and cafes that are within walking distance of the station.
On our last day in Perth, we decided to take it easy and booked in for a Swan Valley Gourmet Wine Cruise.
After a relaxing journey along the picturesque Swan River, we arrived at Sandalford Estate Winery, where we were given a private tour of the estate and enjoyed a delicious lunch with accompanying wines before heading back to the boat.
Such a lovely way to spend the day.
But, of course, the real purpose of this trip was to travel on the Indian Pacific, so it was with much anticipation that we joined our fellow travellers on board this historic train.
Having travelled on The Ghan a couple of years ago we were prepared for the cosy cabin that would be our home for the next few days.
We also knew that the food was going to be first rate and our time in the lounge car would be well spent with a welcoming ambiance and new friends to be found.
They say Australia is a land of contrasts and we definitely discovered that on this trip.
From the stark red clay of the outback to the lushness of the South Australian countryside; from the flatness of the Nullarbor and to the soaring majesty of the Blue Mountains, every sight was as spectacular as it was unique.
As a mad sports fan, our excursion to Adelaide Oval was probably the high point of the trip.
Climbing into the historic scoreboard, walking through the tunnel to the (pre-recorded) sound of the cheering crowd and eating
breakfast overlooking the hallowed turf was definitely exhilarating.
If I had one criticism of the trip, it would be that the timing of some of the stops was not ideal.
For example we arrived in Kalgoorlie quite late in the evening and even though we were treated to a sightseeing experience, it was difficult to appreciate in the dark.
However, I believe the new itinerary that has been introduced this year will address many of these issues.
Arriving in my old home town of Sydney and waking up to the gorgeous views of Coogee Beach from our hotel was the perfect end to the holiday.
And having booked a European adventure that will take us from Istanbul to Venice via Greece for later this year, my 2025 goals are already locked in.

The Rolls-Royce Spectre is one mighty fine automobile.
A ROLLS-ROYCE IN MY DRIVEWAY. That's been a very rare thing in almost 40 years of writing about cars.
But this event is even more special because I’ve been loaned perhaps the most topical, ground-breaking Roller ever, the Spectre.
The Spectre is electric-powered, fuelled by a battery.
It’s a first for Rolls-Royce or any recognised maker at the top of the automotive tree.
I’m as keen as anyone to answer the number one question: what’s it like to drive? But first, I’m curious about something else.
Assuming that the maker of the ‘World’s Best Car’ can sell as many of its latest model as it can produce, why bother to loan a million-dollar example for a magazine review?
Apart from running up kilometres that could reduce its value or risk damage, it might create sales demand that can’t be met.
Does it need the publicity?
My bet is that Rolls-Royce wants to showcase not only the Spectre but also the company’s Bespoke options, which allow buyers to specify the finish of their cars in endless ways.
Personalisation is now common for superluxury cars and SUVs, but a Rolls-Royce –whether Ghost sedan, Spectre coupe or Cullinan SUV – offers a unique blank canvas.
They're a large, imposing car that lend themselves to special treatment.
Apart from changing the body shape or the basic interior layout, I bet you can have anything you want in your Rolls – if you’re able to pay.
I’ve seen a Cullinan in pastel green paintwork with off-white leather interior – different, but breathtakingly opulent.
Or a Spectre with mandarin-coloured perforated leather seats …
The company is discreet about things such as cost, except with the person paying the invoice.
Getting an on-road price for the Spectre I drove proved elusive, but with a list price of $770,000 plus an optional ‘Prophecy Inspiration Package’ and the usual taxes and charges, no-one was denying it would be more than a million dollars.
It seems that, in line with rocketing property prices, a mill for a car is no longer unusual.
The test car was painted a dusky shade called Wittering Blue.
A hand-painted mandarin coachline matched the piping on the powder blue seat upholstery.
Every detail and colour of every component was individually specified.
That, by the way, included colour-matched, furled umbrellas stowed in ‘holsters’ in the door aperatures.
Press a button and a brolly pops out ready to shelter you.
Any recent Rolls-Royce I’ve seen has also come with the unique Shooting Star interior roof liner.
A total of 1344 pinpoint lights dot the ceiling as though you’re sitting under an outback night sky. It’s exclusive and wonderful.
The Spectre’s interior is sumptuous, in the tradition of the make.
There are four seats – no, chairs – and underfoot lambswool carpets thicker than a husky’s fur.
The left side of the instrument fascia has an attractive gloss panel that resembles the Milky Way, but I’m sure you could have it showing Disney cartoons if you wanted.
The doors open from the front, allowing elegant entry or exit, and they’re power-operated.
That’s just as well, as they’re massive and heavy.
The wheels also are massive – 23 inchesplus-tyre in diameter, the biggest on any production road car, I believe – and came up to my thigh.
Puncture repair would require the roadside service of a very muscular Jeeves.
Seen on the road, this is a true Rolls-Royce – it’s big and commanding.
Overall length 5.5 metres, width more than two metres, weight almost 2.9 tonnes.
Those specifications suggest it would be a handful to drive, however it’s anything but.
After a little familiarisation with the controls –which are no more complex than any car’s – and acclimatisation to the bulk, the Spectre glides away with a gentle squeeze on the accelerator.
It’s here the special quality emerges: it’s surprisingly easy. >>
If you always thought a Rolls-Royce was supposed to be whisper-quiet – remember the advertising slogan about the only sound being the ticking of the clock? – what happens when the petrol engine is replaced by two electric motors?
Well, it just … moves.
It’s not only even quieter, but the electric power train eliminates any mechanical vibration.
It’s truly an automotive magic carpet and you soon understand why an electric Rolls-Royce makes brilliant sense.
You can float along in serene – eerie –comfort, barely feeling or hearing a thing except tunes from the 18-speaker audio system.
Yet the Spectre personality has another side – super performance.
The electric motors can hurl this big machine forward liked a catapult and, by the nature of this type of power, the acceleration is linear from crawl to flat-chat.
It comes as an unfaltering surge.
The motors have a combined battery capacity of 102 kiloWatt Hours (the batteries weigh 700 kg)
and deliver a prodigious 430 kiloWatts of power and 900 Newtonmetres of torque.
Claimed driving range is 530 kilometres and 0-100 kmh acceleration takes 4.5 seconds.
Rolls-Royce owned Bentley for almost 70 years from 1931 until they split – Rolls to BMW, Bentley to Volkswagen.
It’s been interesting to see how two of Britain’s greatest car makes have prospered and, in particular, how Rolls-Royce has developed its character as an ultra-luxury car.
It’s sworn off stuffy, upper-class tradition for a style as modern and classy as anything on the market – all to the buyer’s most minute personal specifications.
The so-called World’s Best Car appears to remain that for all the right reasons.
It’s an example of what the best designers, engineers and artisans are capable of –and of course were from Rolls-Royce’s earliest days.
It’s elegant, luxurious, technically-advanced, fast and superbly built.
A motoring masterpiece.
THOUSANDS of BMW customers over the past few decades know the name of Martin Roller, former dealer principal of Brisbane BMW.
The larger-than-life marketer and his partners sold out to a bigger company and following a no-compete period have recently re-emerged in the car trade.
After selling BMW, Ferrari, Mini, Volvo, Lamborghini, Fiat and Alfa Romeo over the years, the fact that this respected industry figure has now thrown in his lot with new Chinese car brand LEAPMOTOR tells us where our motoring futures are heading.
Roller, with partners Martin Burke and Anthony Alafaci, is the sole south-east Queensland dealer for LEAPMOTOR, which launched in Australia recently with its first model, the all-electric SUV C10.
Comprehensively equipped and priced from $45,888, the C10 represents a virtual flood of good-value Chinese vehicles coming our way, according to Martin.
The LEAPMOTOR franchise was awarded after Martin and his team did due-diligence on several Chinese brands.
They liked that LEAPMOTOR was partnered with global giant Stellantis and that Australian brand management was Australian-based.
Martin says it’s good value, good quality and promises a reliable aftersales experience for owners.
His sharp eye also picked up the regional franchise for the new Ineos Grenadier fourwheel drive.
The Brisbane-based business has become the biggest-selling Ineos dealer in Australia, putting more than 250 of the Land Rover-like vehicles on the road since launch.

THE PROPERTY MARKET ended with a whimper for Sydney and Melbourne in 2024, and while the weakness in Australia’s largest cities is expected to continue into the new year, the combined strength of four smaller capitals is forecast to help maintain growth momentum at a national level – but only just.
According to SQM Research, Perth, Brisbane, Adelaide and Darwin are the only four capitals where prices will increase in 2025 regardless of any change in the parameters used by the property researcher to assess the fortunes of the market.
The strength of these four cities is expected to boost national dwelling prices for Australia’s combined capitals by between 1 per cent and 4 per cent this year in a base-case scenario, although if there is a cut to the official cash rate as early as the March quarter this could accelerate to a 6 to 10 per cent increase.
Christopher’s Housing Boom and Bust Report 2025, compiled by SQM Research managing director Louis Christopher, is notable as a guide to the property market’s direction in the year ahead. This time last year, the 2024 report forecast national property prices would grow between 1 per cent and 5 per cent.
The latest data from CoreLogic shows that the combined capital city market was up 3.7 per cent in the year to November, or well within the SQM forecast range using the strong population growth parameter of 500,000-plus more people nationally during the year.
In 2025, SQM Research sees Perth, Brisbane, Adelaide and Darwin outperforming the national housing market, while Perth is expected to lead the pack with dwelling price growth of between 14 per cent to 19 per cent.
Brisbane is also expected to post another big year with a forecast increase of between 9 per cent and 14 per cent, followed by Adelaide (8-13 per cent) and Darwin (5-8 per cent).
These forecasts imply a base-case scenario comprising national population growth of 500,000 or more during the year, no new inflationary outbreak and, most importantly,
The property market’s capital growth story for 2025.
WORDS NICK NICOLS
a mid-year cut in the Reserve Bank of Australia’s cash rate of between 25 and 50 basis points.
SQM notes that despite population growth in 2024 that was almost double Federal Treasury forecasts and an ongoing shortage of new dwellings, the property market weakened in Sydney and Melbourne while strong gains were recorded in Perth, Brisbane and Adelaide.
A higher level of stock coming onto the market is blamed for the weakness emerging in the larger capitals, a trend that is likely to continue into the new year and tilt the market further in favour of buyers in Sydney and Melbourne.
If the 2025 forecast is accurate for Brisbane, it will mark the 12th consecutive year of dwelling price increases with SQM noting that there was a more acute housing shortage for Brisbane at the end of 2024 than a year earlier.
This is supporting its forecast for 2025.
SQM expects the Brisbane market to be buoyed by another year of ‘robust’ interstate migration and positive employment growth, while its longer-term view is for Brisbane to outperform the national housing market all the way through to the 2032 Olympic Games.
While Perth has similar fundamentals to Brisbane, SQM Research warns that the key risk for the Western Australian capital remains a slump in iron ore prices from current levels.
The forecast growth of up to 19 per cent is also down on the 25 per cent gain recorded in 2024, says the report.
The Housing Boom and Bust Report also has a firm view on the fate of interest rates in 2025 and its impact on the broader market, with Mr Christopher expecting a rate cut midyear to support the retreating markets of Sydney and Melbourne.
“We are now anticipating a cut in interest rates starting from mid-year which will continue the price-rise momentum in Perth, Brisbane and Adelaide and keep the price falls in Sydney and Melbourne to single digits,” says Mr Christopher.
“To be sure, our two largest capital cities, along with Canberra and Hobart, will start 2025 off in the red.
“Indeed, we are currently recording dwelling price falls in each of these cities.
“Current interest rate settings are biting the community more in these cities which, on our measurements, are in overvalued territory and/ or are experiencing slower economic growth compared to the cities (and states) that have enjoyed good economic growth through a buoyant commodities market and/or have had generous contributions from GST receipts.”
SQM’s base-case scenario for Canberra over 2025 is for falls of between 2 per cent and 6 per cent, while Hobart is tipped to range from a 3 per cent fall to a gain of 2 per cent.
Mr Christopher says if the cash rate is cut as expected, it will lead to ‘a speedy bounce’ in demand for Sydney and Melbourne in particular, both of which are still experiencing underlying housing shortage relative to strong population growth.
“This may well mean there is a good window for buyers at this time for our two largest capital cities,” he says.
“However, if I am wrong and rate cuts do not occur in 2025, it is unlikely a recovery will occur in Sydney and Melbourne at any time (in the new year).”
In its second most likely scenario for 2025, where interest rates stay on hold across the year, but population continues to grow strongly, SQM Research sees further falls in Sydney, Melbourne, Canberra and Hobart.
However, Perth, Brisbane, Adelaide and Darwin are all expected to continue growing even without the rate-cut stimulus.
This is likely to see a marginal improvement in the combined national capitals figure of 1 per cent at best for 2025, or a fall of 3 per cent at worst.
The worst-case scenario for the national capitals is for a fall of as much as 4 per cent, but SQM only sees this happening if there is no rate cut and the country’s population grows at less than 400,000 for the year.

From
ultra-accessorised islands to features that enhance our health and wellbeing, 2025’s kitchen is all about style, substance and smart living.
THE INTERNET IS BUZZING with predictions for new kitchen fads, but what’s actually relevant for Australian homes?
Here are seven of the hottest trends you can expect to see in 2025, according to kitchen expert Mike Turner, managing director at Sydney kitchen-renovation firm Nouvelle Designer Kitchens.
“Kitchen islands are moving beyond simple prep spaces to become multi-functional powerhouses – they’re now the centre of family life,” says Mike.
“As such, we’re seeing a more customisation than ever, with homeowners designing islands to suit the way they cook, dine and entertain,"
Dream set-ups might include anything from induction cooktops, steamers and electric grills to built-in herb gardens.
“The pandemic made us want more adaptable living space, with the ability to switch effortlessly from work and relaxation to entertaining.
“And with many people moving to smaller abodes where every centimetre matters, it’s a trend that’s set to continue in 2025,” says Mike.
Kitchens are going increasingly multifunctional, with features like movable islands on castors, two-level islands that provide dedicated space to meal prep and dine, flexible furniture and versatile, rotating cabinetry units.
“Integrating ‘non-kitchen’ functions into the kitchen is also trending upwards, such as laundry facilities in a kitchen or butler’s pantry, an office nook or a dedicated refreshment area, such as a coffee station or bar, complete with a wine fridge,” he says.
“Amid a climate of global political uncertainty, many people these days are craving comfort, security and the nostalgia of times gone by – sentiments reflected in colour trends,” says Mike.
Earthy and eclectic tones, many drawn from the natural world, will come to the fore in 2025, creating that grounding sense many of us crave.
“Think cinnamon, plum, mustard, soft green and deep ocean blue, paired with richly grained timbers and natural stone with intricate and varied patterns," he says.
“The result is a kitchen that feels personal, layered and comforting – perfect for gathering with loved ones.”
With an increasing focus on wellness, the kitchen is now seen as the epicentre of a healthy lifestyle.
“Kitchens in 2025 will integrate wellness-focused features such as steam ovens, water filtration systems, indoor herb gardens and even air purifiers, says Mike.
Also expect to see plenty of lush foliage.
“Greenery will be a much sought-after addition in just about every room in 2025, but especially in open-plan kitchen/ living areas where we spend so much time, helping draw the outside in and making it easier to live healthily, both mentally and physically,” he says.
“Butler’s pantries are nothing new –but they’ve gone next-level in recent years, evolving into an uber-stylish and highly organised extension of our kitchens,” says Mike.
Luxe pantries now feature floor-to-ceiling cabinetry, sinks and even dishwashers, with customised storage for small appliances and kitchen essentials and high-end finishes such as marble, solid timber, beautiful veneers and brass detailing.
People want a kitchen that’s easy to use, with everything close to hand, but keeps the working functions hidden from view – particularly if it’s openplan and flows into a living space.
“This has paved the way for all manner of clever storage innovations,” says Mike.
“From pocket-style doors and ‘magic corners’ that bring the contents of an awkward corner cupboard to you to creative appliance centres and integrated charging stations, the latest kitchen storage innovations help create a sleek, streamlined look while providing ample space for kitchen necessities.”
“Technology is transforming how we interact with our kitchens, making them more efficient and enjoyable to use. Smart fridges, ovens, and lighting systems that can be controlled by voice or smartphone are increasingly the norm, says Mike.
“The integration of smart tech is a game-changer for busy families. Whether it’s discreetly hidden charging stations or device holders inside drawers, pop-up USB ports in an island, dedicated space to hold an iPad so you can follow a recipe, or a smart fridge that alerts you when the milk is out of date, kitchens are embracing technology to keep up with our fast-paced lives,” he says. nouvelle.com.au

You’ll be drawn to improving relationships and to travel in the new year. Fresh financial options will also appeal. Be realistic but also courageous, especially if you tend to be super careful. Mars will encourage you to be more outgoing in 2025, so if you feel the timing isn’t quite right yet to take daring steps, trust your instincts, do your research first and get ready!

This is a creative and productive start to the new year for you. For some Taureans, January will bring the wish to update your home and environment, which you’ll enjoy doing. You’ll do well to stay on top of changing scenarios and this phase may effectively help you to become more flexible and yet also more determined to forge ahead. Be proactive but keep finances real.
Saturn and Neptune will help you to reach relationship goals, so be sure to focus on building strong links both at home and at work. A sociable phase early in the year could open doors to new circles. The new moon on February 28 may be decisive regarding work circumstances, so if you have work goals to hit, be sure to put your plans in gear in January already.
AQUARIUS 21 Jan – 19 Feb
This is a year of quirky change, so be prepared! The full moon on January 14 will spotlight your personal life, and encourage you to deepen some relationships and to distance yourself from others. Avoid feeling down-hearted if one door closes. Rest assured, another will open – most likely in February. Aim to schedule more variety in your everyday life; you’ll be glad you did!
Venus will bring the opportunity to boost your love life in January, with early February bringing positive aspects both for romance and work. You’ll be in the mood to live life big now, so be sure to keep a fair and equal budget in place, as otherwise you risk squandering your rainy-day fund. You’ll find communications will gradually improve into February, much to your relief.
Your home life, a property or fresh environment will take much of your attention in January and you may be drawn to rethink some domestic matters. The full moon on February 13 suggests a resolution is possible to issues that lingered in 2024. You’ll appreciate the chance to focus on good health, and must be sure to rest when you can if you suffer from low energy levels.
22 May – 21 Jun
2025 brings the chance to birth a fresh phase in a shared situation such as joint finances or shared space at home. You’ll be pleased to see communications improve in January, and financially, Jupiter will help circumstances along from February onwards, so a patient approach to finances beforehand will be fruitful. Travel will appeal and self-development will prove rewarding.
22 Jun – 23 Jul
Be ready to re-evaluate your budget mid-January; you may consider the value of expert advice. In your love life, you’ll gain the chance to adjust to developments and revitalise your relationship. Intense feelings are likely, so be sure to pace yourself, especially around January 3rd and 16th. February could take a key commitment to a new level both for couples and singles.
It’s all change as you grapple with developments that you considered early last year, or which have already arisen. The Aquarian new moon on January 29 will roll out a more varied schedule in your daily routine, and for some July-born Leos, in your love life too. Mid-February brings the chance to be more adventurous and motivated both in your domestic and personal life.
Be sure to let your inner artist and creator out, as January will be ideal for beginning fresh projects. Be imaginative and think outside the square. You will gain insight into your career prospects and work direction mid-January and again midFebruary, enabling you to gauge your best next step. Just be sure to think big, but remember to keep your feet on the ground too.
Venus will put your mind to romance, fun and creative options, but you must avoid seeing life through rose-coloured glasses as you could make mistakes. A big heart and lust for life could cause you to overspend, so be careful, especially if you’re already in debt. Set solid groundwork for progress in your most treasured ventures and you could make some dreams come true.
The sun and Mercury will help boost communications and may bring a little wanderlust your way too. This phase will be ideal for a vacation. Jupiter retrograde may slow down some of your projects but the pace will pick up again by mid-February and as the year progresses, so avoid feeling frustrated if some ventures or even relationships seem slow-moving.

As we look ahead to what might be in store for the property market in 2025, it is important to view it from a macro level. While most capital cities experienced a retraction over the past year, the Gold Coast has remained very resilient.
Sustained population growth, limited housing supply, and significant investment in public infrastructure has kept the local market buoyant and will continue to do so - despite broader economic challengesmoving through the next market cycle.
The government’s role in fostering a healthy property market cannot be overlooked. The recent change in state government has already stimulated confidence, bringing with it a spur in activity and enquiries that had otherwise softened by late last year. If there is a change in government at the next Federal election, which could happen as early as May, it is likely to boost the market further in the second half of 2025.
Introducing policies that incentivise private sector build-to-rent developments and reduce tax burdens could significantly help to alleviate housing shortages. Meanwhile, creating pathways for
investors to re-enter the market, through measures such as stamp duty exemptions or long-term land tax waivers, would go a long way to addressing systemic issues that are affecting the market.
The narrative with interest rates is being watched very closely by many. The Reserve Bank is being cautious with its messaging, but recent indications are that a cut is unlikely in the first quarter of the year, or before the desired effect of slowing the economy and inflation has been achieved.
Rate drops of up to 100 basis points are likely, but when those cuts will come remains to be seen. Until then, the market can expect further bumps in the road and buyers will continue to be somewhat cautious in their decision making.
The cost of living continues to bite, yet there are a lot of people generating significant wealth in other sectors. While they remain optimistically cautious, thanks to a very solid market over the past four years, there is the opportunity for people to do very well in the Gold Coast market if they do not overleverage.
A critical trend for the Gold Coast market in the year ahead will be the growing appeal of the apartment market.
With an ageing population seeking low-maintenance living and continued constraints on high-rise construction, the demand for apartments will continue to remain strong and outstrip supply levels.
To meet the state’s housing targets, it has been reported that more than 50 new towers need to be built every single year for the next decade. That equates to 38,800 new high-rise apartments being built on the Gold Coast between now and 2031 to keep up with population growth.
As this is highly unlikely, the resulting shortage in supply, coupled with the highlevel of demand, will drive significant price growth in this sector. Brisbane is already achieving $45,000 a square metre for its premium apartments, which is almost $20,000 a square metre more than what is being achieved on the Gold Coast, so there is considerable room for growth.
Established developments and wellconsidered off-the-plan projects are
destined to outperform, provided buyers choose projects with reputable developers that have a certainty of delivery and the right product mix, amenity and car parking ratios.
Investors looking for opportunities in 2025 should consider where density is most likely to increase, because density drives price growth. Following the light rail is a savvy option, but there are many areas for investors to focus on in 2025 and beyond.
Anything within proximity to the beach, or on the Main River or canal fronts will continue to drive forward because of the lifestyle on offer. Properties close to major schools and shopping centres are also predicted to perform well. Provided investors take a long-term view, there is considerable room for price growth.
Buyers need to be extremely active in the opening months of the year because this is when supply levels are likely to be at their greatest. Making offers on suitable properties is strongly advised, rather than
“A critical trend for the Gold Coast market in the year ahead will be the growing appeal of the apartment market.”
sitting on the fence. Do not try to pick the bottom of the market because once rates start to fall, the market will strengthen and sellers will hold firm on their expectations. Instead, be optimistically cautious, but don’t buy outside of your means.
Sellers are likely to see a little less activity over the coming six months. Those who are serious about a sale will need to be lenient and open to meeting the market to make a deal happen, rather than hold out for unrealistic prices. For those not in a hurry to sell, withdrawing your property and re-listing late next year will likely prove advantageous and help to strengthen the current market by not leaving large volumes of properties sitting unsold.
While the road ahead will have its challenges, the fundamentals
underpinning the Gold Coast market remain robust. If buyers and sellers make informed, considered decisions, 2025 will bring a year of growth and opportunity for the region.
WORDS: LISA HUGHES
Architect Bayden Goddard has shaped countless luxury homes across the Gold Coast, but only three, he says, truly encapsulate the essence of a grand inner-city estate.
Among them is 8 Southern Cross Drive on Cronin Island, Surfers Paradise. Located in an exclusive and secluded setting, the 2,221m 2 estate with 54.3m of waterfrontage is ideal for those seeking a spacious home with magnificent views, the convenience of nearby amenities and direct access to Main River.
On the market with Kollosche principal Michael Kollosche and sales agent Jamie Harrison, it presents an unmatched opportunity for buyers to
acquire a walk-in, walk-out, blue-chip residence offering the ultimate coastal lifestyle.
Built of suspended concrete, there is no denying the architectural credentials of this three-storey luxury residence that sits comfortably within its triple block.
According to Bayden, its sheer size, executed across a small footprint, is what makes it so special.
“Very rarely do you get a block where you can balance the amount of house with the amenities - such as the pool, the tennis court, the driveways,” Bayden says.
“The scale and setbacks give it a sense of proportion that is rare in urban environments. And in keeping with the stature, nothing inside the home is minimal, everything is exaggerated.”
The sense of volume is felt the moment you step inside where soaring voids, anchored by a dramatic two-way fireplace introduce the interplay of space, light, and form. Overhead, gallery walkways hint at the home’s layered complexity.
An expansive, dual-island kitchen is located at the northern end and connects effortlessly with both the tennis court on one side and, on the other, a sparkling pool and alfresco terrace equipped for grandscale entertaining.
“The house is primarily open plan, but it also has private zones, whether that be the games room, the bedrooms or executive offices on the upper floor. Yet, even in large homes, there comes a time when a family wants to be together. The living spaces address that, essentially providing a ‘sub-home’ within the broader house where families can interact,” Bayden says.
Adjoining the living and dining space is a multipurpose room, games room and guest bedroom, while a temperaturecontrolled glass wine display is tucked tidily beneath the staircase.
On the middle level, the exceptional position of this property is fully revealed. Views of Cronin Park backed by the stunning city skyline join with Main River vistas to create a stunning panorama. Few Gold Coast homes have the liberty of feeling so open, while retaining absolute privacy in such a central setting.
“As you walk around, you experience a series of surprises. Each area unfolds to reveal something new,” Bayden says.
Families can take their pick of four luxury ensuite bedrooms on the middle floor,
“For today’s discerning buyer, this house has it all: thoughtful design, quality construction, premium materials and stunning triple-aspect views that come together to create a home that is extraordinary and timeless. Buyers will struggle to find anything that compares.”
Sales Agent - Jamie Harrison
with the home’s linear design allowing the master suite to enjoy privacy in its own wing overlooking the water.
The third storey is reserved for two executive-level office spaces that extend to vast rooftop terraces, serviced by a bathroom and wet bar.
Even at this highest level, you are never far from nature with the leafy fronds of palm trees poking through cutouts in overhangs, and courtyard gardens providing connection to the outdoors.
“The landscaping was integral to the architecture, and the openings for the palm trees were intentional to create a point of interest and connection to the
outdoors throughout the entire house,” Bayden says. They also add a vertical element to the home’s linear design.
Complementing the nod to nature is a palette of natural materials that bring timeless elegance and a sense of warmth to the home’s vast spaces.
Dark-stained hardwood and natural stone were chosen for their durability and enduring appeal, which Bayden says is important if a home is to withstand the test of time and rigors of daily family living.
“The materials used are honest – solid concrete all the way through, real timber and real stone. When the bones of a house are good and materials are used in the right way, a house remains dateless.”

The fourth annual Kollosche People’s Ball was held, bringing local businesses and leaders together to raise more than $1 million in support of SOP and its community initiatives.
June: Kurrawa Surf Club Sponsorship
Renewed sponsorship of the surf club for another season has allowed this vital community service to remain operational, ensuring the safety of locals and tourists visiting our beaches.
Giving back to the local community is a core Kollosche value. It was heartwarming to see our fundraising efforts exceed expectations in 2024 thanks to our Community Fund, into which our agents contribute a percentage of every sale.
Direct donations through the fund of more than $460,000, combined with Kollosche’s fundraising initiatives last year, led to an incredible $3.8 million being redistributed to communities across the Gold Coast.
Recipients ranged from individuals in crisis to aspiring athletes, sporting clubs and local charities.
Here are some of the many causes we helped in 2024.
July: Individual in Crisis
Kollosche supported a local man who became paraplegic after a horrible bike accident, giving money to assist in his rehabilitation and the modification of his family home.
Both fireworks displays at this year’s Gold Coast Show were proudly funded by Kollosche, which allowed the event to remain free for the community to enjoy.
September: Rainbows & Sunshine
Continuing its support of Rainbows & Sunshine, Kollosche donated items such as toys, books and CDs to brighten the lives of sick children at Gold Coast University Hospital.
October: Broadbeach United Soccer Club
Signing on as a platinum sponsor for another season, Kollosche is supporting the local club in providing essential equipment, coaching and facility upgrades for its players.
The annual Kollosche People’s Lunch led to a record level of vital funds being raised to assist charity Serving Our People in providing food, services and support to those in need.
December: Rosies - Friends on the Street
The Kollosche team generously donated essential nonperishable food and toiletry items to those in our community experiencing homelessness and financial hardship.

The latest K Property Insights report unpacks ten design trends shaping modern apartment layouts, inclusions, and facilities.
Smaller apartments are forcing homeowners to do more with less floor area. This is giving rise to more multipurpose “flexible space” in homes, which can be used however the occupants choose. This has led to the rise of sharing an office with a guest room, often with a Murphy bed installed. With smart design, a lounge area can double as an office, and in one-bedroom apartments, the kitchen, lounge, and office area can be combined into one space.
Open floor plans, once popular, are evolving as families now seek private spaces like dens or offices. Adjustable elements such as dividers, shoji screens, and partition walls provide temporary separation, improving privacy and noise control in shared layouts. Multi-zone HVAC systems are also in demand, offering precise temperature control for comfort and energy efficiency. These trends reflect a shift towards adaptable designs that balance communal and personal spaces, meeting the modern need for flexibility in apartment living.
Remote work remains prevalent in Australia, driving demand for home offices that adapt to smaller apartment footprints. ‘Pocket offices’, compact spaces tucked into available areas, are on the rise, reflecting a more flexible approach to workspace design. Dedicated, door-closed offices are no longer essential, as multifunctional areas suffice for many. Home gyms are often sacrificed to make room for workspaces, with gym memberships and the use of shared fitness facilities in apartment complexes gaining popularity as a result.

During the pandemic, biophilic design — which merges indoor and outdoor living — took off as residents didn’t want to feel caged inside their apartments. The trend has stuck and continues to grow in popularity, especially in locations with strong views. The glass-to-solid-wall ratio is increasing. Additionally, timber and stone applications are being used as indoor design elements, and some new projects are incorporating living walls throughout apartments.
With the squeeze on indoor space comes the need for more (and better-quality) outdoor space for apartment residents. Rooftop gardens are increasingly sought after and are a strong selling point. The more natural these spaces, the better. Scenic rooftops and balconies need to be large enough to seat a small party. The desire to barbecue, lounge around a pool, and/or gather by a fireplace is also high on apartment buyers’ agendas. Upstairs toilet facilities and appropriate storage are also essential.
Spa-inspired bathrooms, offering a calming retreat, have gained popularity in recent years. Zen-like designs remain a favourite, but homeowners are now incorporating universal features like grab bars and nonslip flooring to support ageing in place. Wet rooms, which combine the tub and shower into a single space, are becoming more common due to space constraints. These designs not only maximise functionality but also provide a sense of luxury, surpassing the traditional shower-tub combination in style and practicality.
The kitchen remains the heart of the home, even as formal living and dining rooms fade in importance. With kitchens often serving as assembly areas for quick meals, their role as a gathering space for family and friends has become central. Buyers prioritise kitchens that support ‘eatertainment,’ valuing features like island benches and butler’s pantries for their functionality and ability to keep spaces tidy. These elements enhance the kitchen’s role as a hub for connection and enjoyment in modern homes.
Storage is a key consideration in apartment design, with buyers willing to pay a premium for smart solutions. Combining utility or mud rooms with the laundry is a growing trend, transforming this functional area into a stylish space using colour and patterned finishes. Positioning the laundry or mud room near the apartment’s entrance is particularly appealing, especially for pet owners and outdoor enthusiasts, offering convenience and practicality while maintaining an aesthetically pleasing design.
With 69 per cent of Australian households owning pets and over half of non-pet owners aspiring to have one, demand for pet-friendly apartments is high. Nearly 48 per cent of buyers over 50 prioritise pets in their home-buying decisions, while landlords who allow pets see rental premiums of 10–20 per cent and longer tenancies. Despite this, only 19 per cent of Gold Coast rentals permit pets. Features like pet baths, soil mats, and sleeping areas in laundries – part of the “Barkitecture” trend – offer significant appeal to pet-loving buyers and renters.
The built environment contributes 40 per cent of global emissions, with 27 per cent from building operations, driving demand for sustainable homes. Buyers increasingly seek eco-friendly features, as shown by a recent survey where solar panels appeared in 18 per cent more listings than last year, with EV chargers in 34 per cent more. LED lighting remains a top choice, featured in 80 per cent of new apartments for kitchens and 75 per cent for bathrooms, highlighting a shift toward environmentally conscious design and functionality.

Hundreds of luxury properties changed hands this year, with Kollosche achieving some exemplary results. Yet, it is not always the biggest or most prominent sales that leave a lasting impression. It’s often the more personal moments that make a sale unforgettable. Here, our agents share some of those stories.
32 KNIGHTSBRIDGE PARADE WEST, SOVEREIGN ISLANDS
JOSH FINCH AND MICHAEL KOLLOSCHE
$5,150,000
“The most interesting thing about this sale was how the auction played out. It was held onsite, scheduled for 1pm. Bidding got off to a really slow start. Two potential buyer groups turned up half an hour late. Neither had ever seen the property before, so while the auction was going on they both decided to take a full tour of the house – bear in mind, it was a big home, with 1,000 square metres under roof, spread across four levels. After the tour, and halfway through the auction, the buyers decide to register and bid against each other until it finally sold for $5,150,000. It was an unbelievable situation.”
2602/272 HEDGES AVENUE, MERMAID BEACH
DANNY
STANLEY
$4,600,000
“We actually sold these owners this property originally, so to be able to resell it for them and make such a huge profit – it went for $1,000,000 above what they paid for it less than two years earlier – was very rewarding and an enjoyable experience for the both of us.”
24 MONTEGO COURT, MERMAID WATERS
JAMIE HARRISON
$6,325,000
4 PARADISE PLACE, SURFERS PARADISE
MATTHEW FOLLENT AND MICHAEL KOLLOSCHE
$6,476,500
“I wasn’t expecting the theatrics that evolved during the auction of this property. It was a tricky listing because a strip of Crown land at the front was deterring some buyers. We had 32 inspections across the campaign and managed to get seven offers. Going into the auction, there were six registered buyers, including two from Sydney, who were really keen. Bidding started at about $4,500,000, but kept climbing - at times by increments of $500 for well over $1,000,000 as the two Sydney bidders tried to psyche each other out. In total, 115 bids were made. It was a huge spectacle with a big crowd that attracted media attention, with a local newspaper reporting that ‘the crowd were lapping it up’. The property finally sold for more than $1,260,000 above its reserve. I had so many people call me about it the next day and it led to a lot of future business. For me, it was one of the most exciting and successful auctions I have had the privilege of being involved in.”
“El Nido was an amazing home which gained a lot of attention in both traditional and social media. The thing that resonates most with me about this campaign was the relationship I built with the clients, the trust that they placed in all my recommendations, the content we created to support the marketing strategy and their unwavering belief in the process. The result we were able to achieve when it all came together was really rewarding for me and my team.”
7 WEATHERLY AVENUE, MERMAID WATERS
COREY BEDFORD
$2,375,000
“I reached out to the owner of this home, which was an investment property, because they were looking to sell after the tenancy expired. We started chatting and it turns out the owner knew my Mum and used to ride his bike to school with her back in the Eighties. Through this connection we built a strong relationship, which ended with me selling his home six weeks later at auction. It was nice to be able to help him out after such a random and chance connection.”
117 AQUA PROMENADE, CURRUMBIN VALLEY
$3,375,000 TROY DOWKER
“This sale followed on from a conversation with the owners that lasted about two years. I had a personal relationship with the vendors, so I was mindful of their wishes. They were keen to sell well so that they could relocate to the beachfront. I wanted to make this possible for them and took the property to auction. In the meantime, they had put an offer on a beachside property they fell in love with in Woodgee Street in Currumbin. What transpired was a marathon of negotiations. I had the auction in play at their Currumbin Valley home, while simultaneously being on the phone to the agent handling the Woodgee Street sale, trying to secure the best deal for both. Ultimately, I sold 117 Aqua Promenade for $3,375,000, which allowed my client to successfully purchase their Woodgee Street dream house.”
1 ROWES COURT, BUNDALL
$11,200,000
$9,500,000
“This property had been on the market with another agency for four months, but they couldn’t get a deal done. Michael and I started working on it. We were talking to a buyer who we took through the house and ended up doing a deal off market in less than seven days of winning the listing. We had already built a rapport and a relationship with the seller, so when their commitment to the other agency ended, the decision to go with us was easy for them.”
“This is a special property for us because we have sold it three times over. The first time we sold it for $6,2000,000, the second time for $8,300,000, and then again this year for $11,200,000, which set a record for the suburb of Bundall. We love this property because it is a rare double block on a point position northeast to Main River. It has magical skyline views and is very well built. On auction day, we had four registered bidders, but it was a local buyer who really understood how unique the house was, who paid a premium for it.”
A New Business Executive at Kollosche, Claire Reardon brings 18 years of property management and leasing expertise from Melbourne to the Gold Coast. A qualified pilot with a love for adventure, Claire combines her industry knowledge with a personable approach to welcome new landlords and grow Kollosche’s property portfolio.
What brought you to Kollosche and the Gold Coast?
I left Melbourne with my family after Covid. We were travelling in Europe for a period before settling on the Gold Coast a year ago. I was aware of the Kollosche brand but didn’t appreciate the full scope and reputation of the business until I had spent more time here. The knowledge and collaboration within this office are phenomenal. I’m eager to learn from everyone here and help clients on their investment journeys.
How does the leasing landscape on the Gold Coast differ from Melbourne?
The calibre of properties here is standout. In Melbourne, I dealt with rentals ranging from $300 to $2,000 a week, but here, every property seems extraordinary. The demand is strong, especially among families relocating from Sydney, Melbourne, and even the UK. They’re after modern, low-maintenance homes on the water with features like pools and pontoons.
Have you always worked in real estate?
Yes, pretty much. After travelling a lot in my early twenties I returned to Australia and decided to explore real estate, inspired by my uncle, who was an agent. In 2006, I joined Jellis Craig, which was just beginning to expand its footprint. Starting in property management, I quickly developed a passion for the industry, eventually stepping into senior roles. Over the years, I progressed to Business Development Manager (BDM) and later became Team Leader for New Business and Leasing. In that capacity,
I oversaw a team of BDMs and leasing agents while continuing to list properties myself. Real estate has been a constant in my career, offering a rewarding blend of challenges and opportunities to grow.
In your experience, what do landlords value most when working with property managers?
Trust and communication. They want someone reliable to manage their biggest asset, someone who responds quickly and offers solutions. Building strong relationships is key.
Surprise us with a fun fact about yourself...
I have a pilot’s licence. I can fly a Cessna 172, a little four-seater plane. I got my licence while living in an aviation town in New South Wales, something I’d always wanted to do. It took about a year of training. While I don’t fly regularly, I still hire planes occasionally when visiting my hometown. It’s such an exhilarating experience, and I love the sense of freedom it gives me, it’s completely different from anything else I’ve done.
What else do you enjoy outside of work?
I love to travel with my family – it’s a big part of our lives. We’ve been fortunate to explore so many amazing places. Recently, we’ve been to New Zealand and Tokyo, ticking off some incredible experiences like visiting Disneyland and Universal Studios. Travel is especially important to me because it allows my son to see the world and experience different cultures, languages, and ways of life.

A commercial office development with a designer twist offers buyers the opportunity to balance work with lifestyle in one of the city’s most popular beachside precincts.
WORDS: JANELLE ESTREICH
Imagine a life where you can ride your bike to your office, walk to a local cafe for coffee and lunch, clock off and head to the beach for a surf in the afternoon – all within the same suburb as you live.
The concept of a village existence is one that leading Gold Coast architect Bayden Goddard has dreamt about for more than a decade. But with a serious shortage of A-grade office space in the city’s more popular seaside suburbs, he decided to design and build his own.
“The Gold Coast is lacking office space in the suburbs where people actually live and go out,” says Bayden, who has designed many of the city’s
most prominent homes. “The problem we were looking to solve was, how do we get offices near a hub so it truly is a village? So that’s really what this is about.”
‘The Locale’ will occupy two neighbouring high-profile sites along the Gold Coast Highway at Miami, one of which was formerly home to Flannerys organic health food store. The location places owners in easy reach of Nobby Beach, where The Oxley 1823 has breathed fresh life into the village centre. The Henchman, The Lost Palms Brewery and Miami Marketta are just down the road, as are two future Gold Coast light rail stations and the beach.
“This is the ultimate lifestyle location for any business or family office,” says Kollosche Commercial sales agent Adam Grbcic, who is marketing the project off the plan. “The Oxley is the nucleus for the regeneration of the whole precinct and sets the stage for others to follow suit.”
Six modern, upmarket and versatile commercial strata spaces will range in size from 121m 2 * to 188m 2 *. Two street-facing units have a ground-level shop space plus a first-floor office, while four units have ground-level individual amenities and a first-floor, open-plan office space with kitchenette and balconies.
Unlike ‘man cave’ units across the city, the Miami site’s zoning allows for buyers or tenants to lawfully run a business, with two-to-three exclusive parking spaces. Curved red brickwork, extensive glazing and lush landscaping create serious street appeal, while inside units boast high-end amenities, a kitchenette, and flexible layouts.
“Internally, it’s an opportunity to put your own stamp on your own property,” says Bayden. “What I would do in my property might be completely different to the next person, so we wanted buyers to be able to make the space their own.”
The Locale is expected to appeal to a range of end users such as accountants, lawyers, engineers, town planners and family businesses. With low vacancy rates and a shortage of office space persisting, the units will also likely peak the interest of investors.
“To be able to live near the beach and turn up to your own office space in a pretty relaxed manner and do your work fits in with the shift in life-work culture,” says Bayden, who plans to move his BGD Architects practice into The Locale. “I’ve literally invested the time and effort into this to do something that I would be proud to have my office in.”
The Locale, 2186-2188 Gold Coast Highway in Miami, is slated for completion in Q4 2025.
