Kylie Minogue talks about her new album Tension 2, her ‘Lights, Camera, Action’ approach to life and her upcoming Tension world tour.
How much of an unexpected surprise was last year’s Tension – and hence another round of ‘Padam-ing’?
Yeah, I’m still “Padam-ing”.
It was surprising, – I think you go in with the intention or the hope that you’re going to make some music and release music that someone hears and someone likes, but, for sure, the kind of ‘Padam’ takeover was absolutely crazy.
It was the first time I’ve had like a viral hit, so it was happening right in front of my eyes, second by second, minute by minute.
And it was just the most amazing launchpad for the ‘Tension’-era.
Instead of just repacking the album: what made you write lots of new music? And why take it up a notch, being even more energetic on this one?
Well, I didn’t intend it to be, but it seems like the feedback is that the album is energetic and a bit more – it’s just extra.
As a lot of people know; these days there’s the album and then you have a repack of the album, so I guess we were looking to see if we had two or three more songs that might kind of just be a bonus, and it turned out that we had a lot more songs.
That’s, I think, because of the success of Tension, where I had great songs being sent to me and I got in writing rooms with energised, good people.
I think we knew the playground and it was play time … it was not looking for the next thing.
My next album will be the next thing, it will probably be another tone, but this was definitely: ‘What can we add to Tension?’
Of course, we didn't know it would be called Tension II, didn’t know it would be a sequel as such, we were thinking smaller, but it turned out to be a little bit more, as I said.
But you’re not planning on part three, four, five, and six as they do these days?
No, I think two will be about as much ‘Tension’ as we need in our lives [laughs]. >>
Isn´t it interesting that things go in waves, like things that are hip one moment, are yesterday’s news just shortly after – and vice versa?
It tends to kind of circle around, and then once in a while we have something that’s just new new.
Like, I imagine back when The Beatles released music, that was new new.
There are some kind of seismic moments in pop but I think more generally speaking, it will cycle around.
Like going to jazz or more standard material, or electro, or whatever it is, but within that genre there are so many directions you could go,
What’s current for one person is not current for the next person, so it’s interesting.
And often you’ll do something like with disco a few years ago, I didn’t know who else was working on disco or if you’re doing a country album, you don’t know the next person that’s writing it, and then that all kind of seems to happen.
So, there’s something in the zeitgeist as well, but I will say on the country music level that I still remember how wonderful it was to have that experience and dive into songwriting through that door.
How important is it to collaborate with queer artists when LGBTQ is so under right-wing fire again?
It’s always important.
I mean, I have naturally – I like to think – been really inclusive from day one.
Whoever you are, whatever your persuasion is, I just want people to feel their best selves.
‘How important is it?’ makes it sound like I’ve done it because of that, which I haven’t at all, it’s just this is the world I live in and I know a lot of wonderful characters.
So to work with Orville was – if it was a different song, maybe it would not have been a yes, but it happened to be agreat song and I love his work and what he’s achieved in his world with being truly who he is.
Lyrically, these songs deal with love, a good night out, and a healthy dose of sex – especially Kiss Bang Bang and Hello. How come?
You know, there’s definitely a wink.
Like I said, it’s playtime and I think you can hear that that.
If you were to just read the lyrics off the page and you didn’t know how the song went, it might read slightly differently to how it conveys as a song.
But they’re fun.
So, it´s like slipping into roles and getting to be anyone you want to be, if only for a song?
Yeah, I’ve kind of spent my life doing it.
There’s some escapism, there’s a kind of character to it.
Often when I’m recording things I’ll think about what visuals come to mind, where do I place myself in the delivery of this song?
And something like Kiss Bang Bang I kept thinking it’s like an archer going, you know, ‘Bang Bang’.
I imagined it comical, like a cut-out of the person, the girl or the guy that you’re trying to kiss, but it’s like kiss marks landing on them.
So, that’s the visual I had in my head.
Is writing songs is very similar to performing on stage? Is it playtime, as you call it?
You know what? Sometimes I have to remind myself that it’s playtime when your feet hurt, you’re tired, it’s too cold, it’s too hot.
That’s the reality of doing these things but for the recording it’s different,
I do a lot of home recording or wherever I happen to be, hotels, wherever.
But for the visuals, I really relate to ‘Lights, Camera, Action’ – because when action is called, all the worries you have, all the concerns, all the doubt, in my experience you’ve just got to feel the fear and do it anyway.
That’s pretty much your life, isn’t it?
It has been my life [laughs].
And you hope it works more often than it doesn’t.
I’m just trying to think of an analogy, like actors generally do more than one take to get the shot.
I’d love to know what Meryl Streep’s average is? How many takes does she do to get the right one?
I’m trying to make that an analogy for life, like ‘Lights, camera, action, do it’, maybe trying something different each time and the right take will reveal itself. >>

As for the song Diamonds – are you still clubbing every once in a while?
I definitely don’t go out like I used to – no.
My experiences back in the day were so important and affected me so much that – and especially back then, before you had phones and everything – it was just so liberating to go and truly lose yourself and find yourself and all the things that can happen in a club or in that kind of environment.
So, honestly – a lot less than I used to, but if I don’t do it, I at least like to sing about it.
A song like Someone for Me hints that you´re still longing for Mr. Right. Do you feel lonely at times?
Do I feel lonely? No. I don’t (laughs).
I like when I’m in a relationship but I’m just quite content right now.
It is what it is – and maybe next week it’ll be different – but I’m not looking for anything and no, I’m not lonely at all.
My life has a lot going on.
You’ve got a massive world tour coming up, the first one in nine years. What took you so long?
For a world tour, yeah, it's been a while.
I’ve done a lot of performances and in 2018 I did quite a big tour, 2019 I did more, then there’s been various performances here and there.
But as far as a world tour, this feels like the real deal again.
Are you excited? And what can we expect?
I’m beyond excited.
I feel the butterflies come in my stomach and I feel like my expression changes when I think about it, because it’s really exciting.
Of course, there’s some nerves because it’s a lot [chuckles], there’s a lot of places to go and I want to kind of stay as well as possible throughout that.
But yeah, it’s really kind of mostly just the excitement and what are we going to do?
What’s the setlist going to be?
Just the idea of sharing that time together across the world is brilliant.
I don’t think I’ve been more excited for tours, so that’s amazing.
How far will you go back in time? Will you perform material from the eighties, too?
[laughs] Yeah, well, interestingly, I’ve done various versions of I Should Be So Lucky and The Loco-Motion, like different styles over the years.
And many me´s ago, some of it was because it was too close to do the original version. It wasn’t cool or it wasn’t the thing, and also to keep it interesting, try different versions.
But it feels like it’s gone full circle and the version of The Loco-Motion that has been in the show, it’s a curious one, because it kind of lives on its own.
It doesn’t sound like a lot of other things in the set.
And I remember when we first came across this kind of version, there’s original sounds from the original song in it, and it was like I’d had a double espresso.
I just went: ‘Oh, this is an amazing version of ‘The Loco-Motion’.
So, yeah, I invite the audience to travel back in time with me to the eighties, and they absolutely love it.
They either know it or they didn’t know they know it and they know it, and then the third take away is that it’s so moving to me there’s a new audience coming to the show, like Gen Z or even kids.
I got the feedback from a family who came to my show at Hyde Park in London that the kids know Padam, they know Attention, they probably know Can’t Get You Out Of My Head.
But there was some feedback saying: ‘We love that new song. What’s that, like The Loco-Motion? ’ [chuckles] .
We’ll go: ‘Wow, that’s amazing. Okay, okay, The Loco-Motion is in the set’ – for both nostalgic reasons and because it’s a bop, and the kids loved it.
So, I definitely don’t shy away from going back back, and I actually think it’s quite a lovely thing to do.
You just mentioned the euphoria that The Loco-Motion causes amongst young kids – is there a song from the 1980s that makes you feel in a similar way?
I mean, there’s a lot.
In the early eighties I was really into like the New Romantics and disco, and then kind of Prince, Madonna, the list goes on.
Whitney Houston, the Jacksons, I mean, pop was my wonderland.
Can you narrow it down to just one song?
I’m going to choose a Prince song, I always do because he did it for me.
It would be I Would Die 4 U from Purple Rain. That will take me directly back to that period in my life, going with my girlfriend repeatedly … we must have done extra chores or something, because how we found the pocket money to go to the movies I don’t know … but we went and were standing up in the cinema screaming.
I had a lot of idols, but he was a really prominent one.

SINCE THE BACK ROOMS of the Broadbeach International Hotel in the 1970's games of chance have been a constant thread in the rich tapestry which makes up the Gold Coast.
One dynasty which has been at the forefront of the gambling industry in South Queensland for over 40 years is the Merlehan family.
TopSport’s Tristan Merlehan, son of racing identity Lloyd Merlehan, shares some insight into his early years, the future of racing on the Gold Coast and why he is passionate about supporting local sporting teams.
When and where did Lloyd Merlehan start his book?
Lloyd originally ‘pencilled’ for a bookmaker by the name of Colin ‘Speed’ Myers whilst working in the bank.
Dad was a senior bank manager and one of his customers was Terry Page who was a successful bookmaker on the Gold Coast.
Lloyd went on to work for Terry and secured his license after an apprenticeship under him.
When did Lloyd come to the Gold Coast?
Dad grew up in the small country town of Boonah and he was a successful tennis player in the region.

Ron Behlau sat down with Tristan Merlehan, from TopSport, to get the inside run on some better odds.
This skill took him to London and New York but eventually he decided to settle down on the Gold Coast in 1980.
How many years was Lloyd on the rails at the Gold Coast Turf Club (GCTC)?
He was on the rails under his own license from 1985 until 2000.
It was the emergence of TopSport, which is licensed in NSW, which required him to stand down from his Gold Coast operation.
He set up and worked on course at the Border Park Greyhound track in Tweed Heads for another five years.
Who were his contemporaries?
Some of the prominent bookmakers in his era were Laurie Bricknell, Chubby Holloway and Terry.
What was life like for you growing up within the industry?
I lived and breathed sport and racing, I absolutely loved it and followed Dad to many different racetracks around the country for their local carnivals. We went to Grafton, Hawkesbury, Murwillumbah, the list goes on.
It was interesting to watch the characters of the game up close as a kid, in an industry which has changed immensely from the vibrancy of the track decades ago.
What was TopSport’s genesis?
TopSport launched in 2005.
When I was finishing my university degree at Bond University, I discovered many of the students were betting online during class, so I thought about setting up an online business.
In our first year of operation, we turned over approximately $50 million.
We have grown organically over the past 20 years, where we were able to increase our annual turnover to $1.2 billion.
What do you think of the Gamble Responsibly initiative?
We are dedicated advocates of Betstop, which is a national self-exclusion register.
We have been involved in the industry, as bookies, punters, fans, racehorse owners, greyhound owners, and love every facet of it, but we understand the dangers that can be associated with it for some individuals at times.
So anything that can prevent, or reduce, the instances an individual has issues with their wagering is something we firmly support, as we want as many people as possible to responsibly enjoy a wager, or a day at the races on the Coast.

What initiatives do you believe should be implemented to better sport on the Gold Coast?
We need to keep working on ways to get kids to support their local teams, as its going to be a generational change which engrains teams to the Gold Coast population.

Do you think night racing will work at the GCTC?
Absolutely.
In my view, the Gold Coast has the ability to be the Happy Valley of Australia.
It's such a great location, where punters can head into town after the last race, or entertainment can be set up on track.
Providing it runs in conjunction with the successful venues down south I see the decision to race under lights to be one of the best calls Racing Queensland have made in a long time.
Should the Gold Coast have a greyhound track?
I loved the Parklands complex in my younger years, and the family would go out to the races regularly.
The new Greater Brisbane Greyhound Centre (GBGC) which is being built south of Ipswich will aptly cater for the Gold Coast Greyhound industry.
As far as I'm aware the facility will be a one of its kind in the world and will feature three tracks – a straight track, a one-turn track and a two-turn track.
Undoubtedly this will become the home of greyhound racing in Queensland.
If you could be Gold Coast Mayor for one day, what would you do?
If I could take Tom’s role for a day – I would put my efforts into pushing the Gold Coast’s case for an NBL or a Big Bash team.
Both of these sports are huge growth sports, where we already have state-of-the-art facilities to house a national side.
To keep top tier sport going all year round, which would complement the ad hoc events such as GC 500 and the Magic Millions, would be hugely successful in ensuring the Gold Coast represented a national hub for all things sport.

AS WE CELEBRATE Calleija's 40th anniversary, I am filled with immense pride reflecting on the extraordinary milestones that have shaped our journey.

No agency had ever succeeded in selling homes of this quality and magnitude at auction.
Yet a bold marketing campaign driven by Kollosche sales agents Sam Guo, Julia Kuo and Claire Dai led them to not only sell 59 The Corso under the hammer for $24 million, but also set a Queensland price record.
The outcome was repeated with 5 McMillan Court shortly after.
It, too, sold under the hammer, this time through Michael, but for $24,800,000, resetting the state price record twice in as many months.
Michael offered some strategic insight behind the sale.
“The result relied on creating a bespoke strategy for each property, rather than applying a one-size-fits-all approach, and then focus on gathering bidders and trusting in the process,” he said.
“Having the confidence to take a different approach led to a pivotal moment for the market and industry.
“We had successfully challenged and subsequently redefined people’s traditional perceptions of what could be achieved through an auction campaign in the luxury property space.”
This pioneering spirit has helped to mark Kollosche out as an innovator, raising the bar for the luxury property market and setting the pace for the future of sales transactions on the Gold Coast.
An Emerging Thought Leader
In the process of driving the success of his business, Michael has managed to achieve a certain level of personal eminence.
Having won multiple industry awards over the years, a career highlight came earlier in 2024 when he was recognised as Queensland’s No. 1 agent and was ranked No. 6 in Australia by the Real Estate Business.

The Behlau Murakami Grant Contemporary Issues Portraiture ArtPrize shines a light on the Justice System.
WHEN JOHN FITZGERALD KENNEDY said at Amherst College in 1963: ‘If art is to nourish the roots of our culture, society must set the artist free to follow his vision wherever it takes him. We must never forget that art is not a form of propaganda; it is a form of truth’ he encapsulated the timeless importance of art in society today.
This quote has pride of place on the wall in the law offices/art gallery of Behlau Murakami Grant in Southport and was the genesis of Queensland's most lucrative student portraiture painting award – The Behlau Murakami Grant Contemporary Issues Portraiture ArtPrize.
The prize is sponsored by the Gold Coast law firm as part of a long-standing partnership with Griffith University Law and Art Schools.
Griffith University Adjunct Law Professor Jason Murakami created the Innocence Project Gold Coast chapter, which was founded at Griffith Law School in 2001.
Adjunct Professor of Law Ron Behlau is a Griffith Law School alumnus and also a former Co-Director of the Innocence Project.
"My partners and I believe in the importance of art and its place in society and so we decided to create an art award which was lucrative for the artists but also remained true to the notion that art is not a form of propaganda; it's a form of truth," said Jason.
“I am a keen artist myself, and the quality of the entrants every year has been astounding.
“These works evoke strong emotions and really convey the stories behind the subjects.”

I RECENTLY WENT ON what seemed like a far too momentary holiday back to the U.K., and I absolutely adored my time there.
Even though summer allegedly never appears in England, the sun was continuously streaming across the green, luscious fields, and the adorable country lanes were a wonder to drive on for the few weeks I was fortunate enough to be back in old Blighty.
If there has ever been a place to visit outside of London, it is the Cotswolds, arguably one of the most picturesque parts of England.
If you have not been to this celebrated region, which is within an hour’s drive of Oxford, Bath and Bristol, I would very much recommend adding it to your list of places to stay for a week or so.
From country halls to National Trust sites, it is easy to get lost in the surrealism of the region.
Whether you love hiking, wining and dining, or simply exploring and absorbing lots of interesting facts, the Cotswolds will feel like a home away from home.
In addition to having the delight of spending time with friends and family, I visited some old haunts from my school days, many of which remain nostalgically the same.
Local village life seemed to be as lively as ever and evenings out at any local pub in the Cotswolds simply struggle to be replicated elsewhere in Europe – or in the world – for all the right reasons.
From picturesque, thatched cottages to public footpaths that span for miles and old churches that have continuously stood the test of time, one cannot rationally underestimate the timelessness of the English countryside.
The Cotswolds have Cirencester as their centre, which is surrounded by many an equally antiquated market town and historic hamlet.
This Roman town showcases some of the historical aspects of Britain that will no doubt survive for another millennium.
I can also recommend exploring the Cotswold Way, a fabulous route that spans just over 100 miles and takes you on a scenic amble from Chipping Campden to Bath.
If you love the outdoors and enjoy walking, this trail might be worth adding to your itinerary.
It passes through many beautiful villages, and you could set aside a few days or just over a week to walk parts of it or even the entire footpath.
The views along the Cotswold Way are almost unrivalled, and I can guarantee that you will be able to escape the franticness of the modern world when exploring this serene region.
The walk is fairly gentle and the route is quite a sociable one, with each of the villages and small towns located along its trajectory acting as an idyllic location to stop for lunch or afternoon tea.
With regard to accommodation, there are plenty of holiday homes to choose from that offer traditional self-catering in close proximity to everything you might look for in a typical country village.
Perhaps try living the country lifestyle you might only see in films or period dramas.
This seemingly lost life does still exist in many respects.
One thing is guaranteed, if you visit the Cotswolds, you will have a plethora of places to see and traditions to take in.
Elevated THAI
Pat Jiranuchaiwattana: the passion behind the plate.

THE GOLD COAST CONTINUES its fascination with Modern Asian food, especially inventive fusion dishes that are robust in both flavour and colour.
‘Elevated Thai cuisine’ has been a newcomer on the dining scene during the past couple of years with Nahm Talay Thai, Valyn Thai and Limlay raising the bar on what we expect to see on Thai menus.
Although traditional Thai cuisine is the foundation stone of this style of cooking, the inventiveness of flavour combinations and presentation are new key ingredients in these dishes.
Behind the ‘Elevated Thai’ experience and the new Thai street food trend is one name: Pat Jiranuchaiwattana, who co-founded the Nahm Group with her husband Alex, and has provided mentorship for others to follow in her footsteps.
Set to open her twelfth restaurant later this year, Pat is a living example of what it takes to succeed in the hospitality industry.
We meet in Valyn Thai, one of the couple’s most beautiful restaurants, complete with chandeliers and hanging greenery, the marble bar sparkling with the promise of happy times.
Unruffled by the rain pouring outside, Pat is the epitome of serenity and grace, so I am surprised when she shares her thoughts.
“When the first restaurant opened at this venue, we could not afford to dine here,” she says.
“We were working seven days and seven nights every week. I never guessed that one day we would own a restaurant here.”
Raised and educated in Bangkok, Pat grew up in a family that valued experience.
Though they were not rich, her parents gave their children a wide breadth of life skills, taking them overseas, out to eat, and broadening their vistas.
Soon after her father passed away, Pat (who was in her early twenties) took out a loan to pay for her Master of Creative Enterprise degree which she completed after her arrival in Sydney.
It was there that she met her husband Vitchaya (Alex) Hasitawet, who was studying for a Master of Accounting.
In her studies, Pat theoretically learned to conceptualise, plan, produce and effectively manage within a creative enterprise.
These new skills subsequently provided building blocks to live out her passion for food that had been ignited as a child.
Because her parents worked, Pat spent her holidays in the Thai countryside with her grandmother.
“My grandmother did everything herself, catching fish, picking herbs from the garden, going to the market in her wooden boat to buy produce,” Pat tells me.
“She was very traditional. My time with her helped me to appreciate fresh food, great ingredients, and the work it takes to put good food on the table.”
Pat and Alex started their life together in Sydney with nothing but their student debt and their love for each other.
However, news of Pat’s love of cooking soon spread around the Thai community and the couple started a food delivery service, helping them to pay bills.
After completing her study, Pat was sponsored by a restaurateur to manage his eatery in Canberra, then to open a restaurant for him on the Gold Coast.
But as many of us have experienced, Pat was soon to learn that passion and sponsorship are not enough to survive in the industry.
After a couple of failures she took the lessons onboard and changed direction.
“When I started off, I did the things that I wanted to do, such as introducing Thai street food to the Gold Coast.
“It was too early, and people weren’t ready.
“Because we did no marketing, people didn’t even know that we existed. We had no idea,” she candidly reflects.
Opening their own restaurant was a turning point, with Pat beginning to define her steps to success that she follows with every new establishment.
“Our success was partly driven by necessity.
“I gained a drive to succeed because that was the only way to pay off our debt,” she summarises. >>
Detailing the ups and downs of the next few years, Pat admits she learned more from her failures than from her successes.
“I think that gratitude is a major factor in success,” Pat tells me.
“I am even grateful for the hard times and the bad people who gave me lessons and experiences that made me grow stronger.
“During the most difficult times of my life when the business had failed, my husband Alex, my sister Nasa, and my team of chefs and managers stayed with me.
“We have been through a lot together. We have given everything we had, and they gave just as much in return. They light my path.”
A second turning point was when Pat took three years out of the industry to have their child.
This time allowed her to consolidate her ideas and refine how they operated.
The couple then reinvested in hospitality during Covid when many others were closing their restaurants.
While operating Nahm Thai in Coomera, Pat saw the possibility of producing Thai food that was based on traditional Thai cuisine but presented in a new way.
It was a concept that was to introduce a new, more elevated level of presentation than that seen in most Thai restaurants on the Gold Coast.
“For me, it was not only learning about trusting people, it was also about learning to trust myself and my own instincts.
“Now, I focus not on what I want but on the customer’s food experience and what they need to have to make them happy,” she says.
“The secret to success is the work put in behind the scenes.
“When we were planning this restaurant, I researched by walking around the area many times, looking at the people here, whether they were tourists or locals, what they were eating and even what they put in their shopping trolleys.
“Only then did I design the menu of food to match the clientele through consultation with the chef.
“I trust what I do. I pick everything and make every single step, down to the plating, tableware and music.”
Pat and Alex continue to push boundaries with their cuisine.
The food in Nahm Talay Thai, Valyn and Limlay is spectacular.
Beautifully presented with flowers, rocks and tendrils of smoke, this is Thai food designed to amaze and delight.
“Valyn Thai on Isle of Capri brings an elevated dining experience suited to its upmarket clientele, whereas Limlay in Burleigh brings Thai street food with quality ingredients to another generation,” Pat tells me.
“I love bringing back dishes that are traditional but forgotten.
“Some dishes on our menus, such as the watermelon with fish, are 200 years old. Others use gold leaf as it is served in the Thai palace.
“Sometimes we substitute Thai ingredients with native Australian ingredients (pink grapefruit for pomelo and native finger limes for limes).
“We grow cumquat and edible flowers at home, so we have a constant supply for our restaurants,” Pat adds.
I picture Pat as a child standing in her grandmother’s garden.
Little did she know then that her love of food would blossom in a place so far from her home.
“I am following my passion, and I love what I am doing. It’s not just about making money.
“I am very proud to produce Thai food, especially for people who have not tried food like this before.
“That is what success is to me … making people happy with their dining experience so they are eager to try more.”

Tasmanian wines have come a long way in the past two decades, especially their Pinot Noir.

A COUPLE OF DECADES AGO, I spent a few years judging the Tasmanian Wine Show, and it was an awesome gig for several reasons – a small but profound panel of judges (me being very much the novice of the team), two days fly-fishing as part of the judging schedule (pure genius Mr Halliday), excellent food and a star-studded array of wines from a state that was then well established in terms of years, but still very much in its formative years when it comes to style.
I clearly recall tasting through a class of museum wines and Halliday exclaiming ‘I’m handing out gold medals like confetti’. As was I.
Fast forward 20 odd years and so much has changed.
There are many more players, the wines have become more diverse, new vineyards are being planted and old being massaged into better things, the regionality is more obvious, and everything seems more polished and understood.
I guess that’s true for most Australian wine growing regions … but in Tasmania the shift seems more pronounced.
If there was a chink in the wines of the late 1990’s and early 2000’s, it was that perhaps they were a little simplistic.
Tasmania has a tendency to produce very bright, fruit-rich wines (especially its Chardonnay) if it isn’t taken to task: picked a little earlier, worked a little more cunningly in the winery.
The early 2000’s had a host of small producers working their vineyards, but lacking the resources (and possibly energy) to ferment the grapes, so there was a huge percentage of Tasmania’s crush made by a few talented individuals paid to turn out a decent product.
Which meant making wines with minimal risk, which in turn means good wine but not great; clean wine but perhaps not as complex as they could be.
The takeout from all of this is that Tasmania was, and is now perhaps more so, one of the most naturally talented places to grow wine-grapes in Australia.
With its host of new producers (many of them experienced mainland players seeking the finesse and quality found in Tasmania), the extraordinary advances in viticulture, and the slow but inexorable stranglehold of global warming, it has become something of a refuge; insurance against the future.
And with this renewed interest comes money, talent and intellect.
Which is not to take anything away from the pioneers.
People like Andrew Pirie, Julian Alcorso, Claudio Radenti and their peers knew the potential of Tasmania and were making some spectacular, long-lived wines two, three, four decades ago.
Their influence on Tasmania’s wine scene cannot be ignored but today there are more vineyards, more people, more investment and – naturally – more diversity in the wines.
Tasmania has, and still does, produced most of Australia’s top sparkling wines, some terrific Rieslings, impeccable Chardonnays and a whole lot more.
But let’s narrow things down to that most alluring and obstinate of varieties, Pinot Noir.
To get my facts in line I enlisted the help of Joe Holyman.
Joe is allegedly a terrific cricketer, he goes fishing (good man) and he owns and operates, alongside his wife Lou, Stoney Rise Wine Company, which includes the impeccable Holyman range, in the Tamar Valley.
His Holyman Pinot Noirs are some of the best in the country.
Joe was born and bred in Launceston, so he has lived through the Tasmanian wine journey, and continues to be a vital part of its progress.
I asked Joe what he thinks has precipitated the most change in Tasmanian Pinot Noir over the past 30 years.
His first answer is no surprise – diversity in winemaking.
“Compared to the scene of twenty years ago – with only a handful of grape-growers actually making their own wine, the rest being handled by very competent contract-makers.
"Today we are awash with growers, small and large, putting their own touch to the wines, and assuming their own risk,” he said. His second answer I should have seen coming, but didn’t.
“Clonal diversity … the greater the spectrum of clones at the disposal of the grower (and Pinot Noir is particularly clonally-driven) the more options that grower will have to fit vine to site.
“It’s like cooking with a well-laden spice rack.
“And as time goes by it become apparent which clones work best in which situation. It simply makes sense.
“These days there is more attention paid to the vineyard, which I guess is a universal thing.
“The vineyard is where quality is born, and the winery is where it is either maintained or buggered.”
If there is a region (and Tasmania has eight) that has hit superstar status it is Coal River Valley, situated just a stone’s throw north and east of Hobart.
There you have the likes of Pooley, Stargazer, Pressing Matters, Tolpuddle and Frogmore Creek.
Coal River Valley Pinots tend to be rich and full, with plenty of structure.
I’ve had the pleasure of tasting through a vertical of Tolpuddle Pinots, from the very first vintage, and while the style and quality has evolved over time, you just can’t shake the
DNA that is apparent throughout them all; they are built to last, they have class, complexity and structure.
Australia has perhaps six or eight top spots for growing Pinot Noir, and Coal River Valley is certainly on the list.
The Tamar Valley runs from Launceston, hugging the Tamar River until it opens on to Bass Strait.
Right next door is Piper’s River.
They are also star-studded: Piper’s Brook, Joe Holyman and his Stoney Rise venture, Dalrymple, Evenfall, Delamere, Holm Oak.
And Piper’s River houses some of the best sparkling producers in the country – Arras, Bellebonne, Jansz.
Tamar Pinot Noir tends to be bright, rich, structured (especially if compared to some of the mainland wines).
And again, they cellar brilliantly.
Of the other regions it is probably the East Coast, spear-headed by Freycinet, that grabs the most attention.
Finer perhaps, less structured, but still lavish in terms of fruit and complexity.
And here I run out of space, without really touching on the Huon and Derwent Valleys, the North East or the North West.
Suffice to say that they all have their brilliance and their own personality when it comes to Pinot Noir.

EVEN AFTER FIVE YEARS on the Australian market, Genesis is a car make not known by many drivers.
In brief: It’s a premium sub-brand of Hyundai and made in Korea.
Launched here in 2019, Genesis has had a slow build but is accelerating as its model range expands.
It might be premature to call it Hyundai’s equivalent of Toyota’s Lexus – now 35 years in this country – but obviously that’s the ultimate goal.
The Genesis range includes two sedans similar in size and concept to BMW’s 3 Series and 5 Series.
However, the Genesis focus is on three luxurious SUVs, the GV60, GV70 and GV80.
To understand where Hyundai-Genesis is heading with this brand, look at the price range: $70,000 to $135,000.
I’ve driven a GV80 Luxury version – the most expensive Genesis – and the $110,000 GV60 Luxury.
The GV80 has a conventional 3.5 litre V6 petrol engine and all-wheel-drive.
It’s stylish, roomy and superbly finished and appointed.
Sink into the plush, quilted leather seats and remind yourself you’re not in a BMW X5.
The driving, however, will make this plain.
The GV80 drives smoothly and easily, but its dynamic qualities are oriented toward comfort rather than performance, as is often the bias for Asian brands.
But buyers looking for a beautifully built, luxurious and impressively styled large SUV won’t be disappointed in the GV80.
The compact GV60, unlike other Genesis models, is a dedicated EV.
The designers have expressed this with more adventurous coupe styling and a brilliant interior that is light, airy and superbly modern.
The ‘wow’ factor includes a consolemounted glass orb, which rotates 180 degrees to reveal the transmission selector when the car is ready to drive.
There is also a panoramic digital dash display and the Bang & Olufsen hi-fi features 17 speakers.
The biggest tech novelty is a pair of digital outside ‘mirrors’.
They’re actually small, rear-facing cameras showing a wide, clear image on small screens just inside the doors.
They’re controversial, but I loved them.
Performance from the 365 kiloWatt/700 Newtonmetre motor is literally and figuratively … electric.
Via full-time all-wheel drive, the acceleration available for swift, safe overtaking is particularly impressive; you’ll have trouble holding it back.
Claimed battery range is a healthy 466 kms, but I could not achieve that during the test.
Given the GV60’s Hyundai Ioniq stablemates have won many world awards, it’s not surprising it presents as one of the most satisfying electric cars currently available.
EV – WHAT YOU NEED TO KNOW
USING AN ELECTRIC car requires many adjustments for the driver used to putting a hose into their fuel filler rather than a power cable in a socket.
But once mastered, it will become simply (a new) normal.
If there’s a problem with EV transition, it’s much less about the cars than the charging infrastructure, which does not appear to be keeping up with the growth in ownership.
My experience of the Genesis GV60 was dominated by so-called range anxiety – whether the battery would run out before I found the next charging station.
It didn’t help that I was on a country trip of around 600 kms.
The first things an EV driver must ensure are a healthy mobile phone and, equally, a credit card that isn’t going to dry up.
Basically, you can’t charge an electric car without them.
On-board or mobile apps will show maps of the nearest chargers, their various power outputs and whether they’re in use.
It appears you need to load several apps to cover at least the main charging operators, including the Evie and Chargefox networks.
And Tesla cars have a dedicated network.
The apps, pre-loaded with your credit card, are the key to mobile pay-wave activation of the charger.
Why does it need an app with your credit card details rather than just the credit card?
I doubt it has anything to do with customer usefulness; more likely, data mining.
Some chargers are faster than others and may have different connection requirements.
I’m also not sure what happens if you are outside mobile range – too complicated for me to understand – but you may be able to use a card supplied on request by the charging company, or plug into a 240 Volt outlet and settle in for a very long wait.
So, the travelling EV driver always should look for a charger with the fastest available output.
In metropolitan areas, this should be no problem and your only concern will be whether it’s being used already.
(Oh, and the fact many chargers I’ve seen are unprotected from the weather and located in far, dark corners of a car park.)
But en route in Toowoomba, one of Queensland’s biggest cities, I found just two fast chargers and one of them had been out of order for weeks.
So for two nights at my rural destination I ran a long 240V cable out of the motel window and then made it back to Brisbane for a fuss-free top-up at a fast charger.
Many EV advocates have tried to dismiss range anxiety by making long trips in their cars – a friend drove his Tesla 3000 km to Longreach and back – but it’s a reality for drivers who don’t have the mind or patience for careful route planning.
I’ll drive an EV any day around town, but head for the bowser when going on a trip.
What I’ve written here reflects the current embryonic state of EV motoring, but I’m not one of the whingeing sceptics who claim we’re being forced into battery vehicles and then the world will end.
Please note:
• No Australian government has plans to ban driving of fossil-fuelled vehicles. Bans on selling new fossil-fuelled vehicles are possible, but a long way off. You can confidently drive your petrol or diesel car for the rest of your life.
• The national charging network is growing, but growth will be only in line with demand. For comparable situations, consider how we have advanced in barely 40 years through the introduction of fax machines, the internet and personal computers, mobile phones and smartphones. EV transition is following a similar, but faster, course.
• Almost every new electric car coming on sale boasts improvements in the efficiency of batteries and motors. Batteries are becoming small and lighter, faster to charge and longerlasting. Prices of low-end electric cars have fallen significantly, below $40,000.
• When discussing EVs we tend to focus on passenger cars, but the transition is an issue for all road transport. In London recently, I rode in electric taxis and buses every day and there were many electric light and medium-sized commercial vans and trucks on short-range routes. Horses for courses.
• As EV sales have slowed around the world, manufacturers are hoping to make money from existing internal-combustion cars for as long as possible. They’re working intensely on fossil-fuel alternatives such hybrid, bio-fuel and hydrogen.
• When someone suggests EVs are pointless because they draw electricity from the grid, consider the alternative costs of drawing a litre of crude oil from the ground in the Middle East, shipping it to Australia, then refining it and distributing it by rail and road to your local servo to pump into your tank.
Sceptics, get over it.
The transition to clean electric motoring might be slow and frustrating, but it’s inevitable, although potentially complemented to a modest extent by other fossil-free alternatives. Ultimately, we’ll all be better off.

The millionaire property club hits a new peak.

THE NUMBER OF PROPERTIES joining the millionaire’s club in Australia continues its dramatic rise with the latest research showing almost a third of the country’s suburbs now boast median prices for homes and apartments above $1 million mark.
According to CoreLogic, 29.3 per cent of the 4,772 suburbs it monitors in Australia were part of this elite club in August – up from 21.7 per cent in January last year and a record high for the indicator.
It’s even higher than the 26.9 per cent recorded in April 2022 when buyers were in a frenzy to secure a new home at any cost.
According to CoreLogic economist Kaytlin Ezzy, the market share of million-dollar suburbs is more than twice the 14.3 per cent of suburbs that were in this category just before COVID-19 hit.
“With almost 30 per cent of suburbs now posting a seven-figure median, the increase is a natural consequence of rising values and worsening affordability,” says Ms Ezzy.
While Sydney maintained its dominance as Australia’s most expensive city, with 46 new suburbs added to the millionaire’s list, Brisbane matched the growth by also adding 46 new suburbs to its total as dwelling values in the Queensland capital surged 15 per cent over the year.
“The positive flow of interstate migration, coupled with a continued undersupply of advertised listings as well as newly built housing stock, has seen Brisbane values rise 65.1 per cent since the onset of COVID,” says Ms Ezzy.
“Such a significant increase in home values has eroded much of the city's previous affordability advantage, with Brisbane now having the second-highest median dwelling value among the capitals.”
While the trend for dwelling prices is still edging upwards, there has been some reprieve in several quarters for house hunters who are seeking value-buying opportunities.
The latest September-quarter data shows price growth has eased nationally with CoreLogic’s Home Value Index edging just 1 per cent higher, making it the slowest quarterly increase since March last year.
But this is not necessarily going to stop more suburbs joining the millionaire’s club, according to Ms Ezzy.
“While the pace of growth has started to ease, and growth conditions have become more diverse from region to region, it's unlikely we’ve seen the peak in the number of million-dollar markets,” she says.
Regardless of the surge in million-dollar median suburbs nationally, there is some good news for first-home buyers who have held their own so far this year amid challenging conditions.
Interestingly, Victoria is coming up trumps for first-home buyers in the state-versusstate battle, according to data from property researcher PropTrak.
The reasons for this may reflect the softer market conditions in Victoria, led by Melbourne which is among four capitals to record falls in house values over the September quarter.
CoreLogic data shows Melbourne dwelling values fell 1.1 per cent, followed by smaller declines in Canberra, Hobart and Darwin.
The slowdown in price growth has given firsthome buyers more confidence which has seen sales to this segment of buyers lift above the 10-year average for the first time since early 2023 – although it’s still well off its peak reached in late 2021 at the height of the pandemic.
According to PropTrak, Victoria is currently the friendliest state for first-home buyers.
By number, this cohort of buyers is higher than any other state, with Victoria also accounting for 32 per cent, or almost a third, of all new loans to first-home buyers at the end of July.
“Tight rental market conditions have likely played a part in incentivising those with the means to purchase sooner than otherwise,” says PropTrak’s chief economist Eleanor Creagh.
“The persistent increase in home prices is also likely to have incentivised many to overcome purchase challenges with the expectation of a continued deterioration in accessibility.”
Ms Creagh says despite Victoria being one of the least affordable states in which to own a home, she notes that ‘subdued conditions relative to other capitals and small falls in home prices over the past year have likely supported firsthome buyer activity’ in the state.
“Melbourne, which has seen the weakest growth of any capital city since the pandemic and with prices holding steady over the past year and not surging ahead as is the case in Brisbane, Adelaide and Perth, first-home buyers have had more confidence to transact,” she says.
Despite the uplift in first-home owner activity in the September quarter, Ms Creagh points out that affordability has been an issue confronting this buyer demographic for decades.
“Census data show that, nationally, the rate of home ownership has been lower for almost each successive birth cohort since the 1947–51 birth cohort and, importantly, research shows that as these younger groups age they are less likely to ‘catch up’ and buy a home,” she says.

According to Jack Freestone, Founder and Managing Director of Buyers Collective, a leading property buyer’s agency with offices in Brisbane and on the Gold Coast, this monumental event isn’t just exciting news for sports enthusiasts and Queensland’s tourism industry, it also holds significant implications for Brisbane’s ever-evolving property market.
"We’ve been closely monitoring how the 2032 Olympics might influence the property landscape," said Mr Freestone.
One of the key questions surrounding the Olympics is where the 3,000 athletes will be housed.
"Athletes will stay in one of three Olympic villages – a 14,000-bed development located in the relatively undeveloped Hamilton North shore, following a blueprint similar to the existing apartment complexes in the suburb," said Mr Freestone.
"Existing hotels on the Gold Coast would supply a further 2,000 beds.
"This strategic approach will help the Queensland State Government avoid the financial pitfalls faced by cities like Rio de Janeiro and Athens, which incurred substantial debt from their Olympic facilities.
"After the games, Brisbane plans to re-purpose the Athlete’s Village much like the Commonwealth Games Athlete’s Village on the Gold Coast, which has since been transformed into residential buildings and event spaces."
Additionally, the construction boom for the Olympics is expected to bring over $500 million in private investment and create 1,600 new construction jobs, providing a significant boost to the local economy.
In fact, an estimated 130,000 new jobs will be created in the South-East Queensland area alone over the next 10 years, many of them in tourism and hospitality, but also in service, transportation, construction, logistics and planning.
"Brisbane and the Gold Coast are currently experiencing a substantial influx of interstate and international migration, further driving demand in an already competitive property market," said Mr Freestone.
"Coupled with massive government investments in local infrastructure – such as the Cross River Rail and Brisbane Metro –these developments are set to enhance the city’s appeal and spur further growth in property values."
Adding to the mix is the fact that Brisbane and the Gold Coast are currently experiencing historically low stock levels.
"With fewer properties on the market and strong buyer demand, basic economics suggests that prices will continue to rise," said Mr Freestone.
"The shortage of available properties, combined with the growing interest from both local and international buyers, means that competition is fierce, and opportunities to secure prime real estate are becoming increasingly rare."
While property values are expected to rise across Brisbane and Queensland as a whole, certain suburbs are likely to see more significant growth.
"Properties within a 10-kilometre radius of the Brisbane CBD are predicted to benefit the most," said Buyers Collective Gold Coast Director and Lead Buyer's Agent, Dianne Horton.
"Additionally, suburbs on the Gold Coast within 5-10 kilometres of the beach are also expected to see significant growth.
Sharing the limelight with its neighbouring city, there are several 2032 Olympic events being held in sporting venues on the Gold Coast including beach volleyball at Broadbeach Park Stadium, football preliminaries at Cbus Super Stadium, judo and wrestling at Gold Coast Sports and Leisure Centre, triathlon and marathon swim at Broadwater Parklands, volleyball at Coomera Indoor Sports Centre and weightlifting and volleyball at Gold Coast Convention and Exhibition Centre.
"There is also talk of the Gold Coast being considered to host the 2032 Olympic Games marathon with Events Management Queensland (EMQ) just announcing an eight-year partnership with international sports performance brand ASICS across its three major events until 2032," said Ms Horton.

There is no doubt that the Gold Coast property market has matured significantly in the past four years.
Sellers dominated during the pandemic and in its aftermath a stalemate ensued as buyer demand thinned out after excessive rate hikes. Today, we are in a more normalised market where buyers are being highly discerning, but also mindful of potential drops in the cash rate within the next 12 months.

DIGGING DEEP FOR CHARITY
Kollosche joined local businesses in a paddle around the Isle of Capri to help raise funds to build a new school for at-risk boys.

Despite looming rain clouds, spirits remained high at this year’s ‘Capri on Via Roma 24-hour Paddle’, with local business people putting their bodies to the test in support of a great cause.
Kollosche teamed up with supplement brand Body Science to take part in the event organised by charity Men of Business (MOB) Academy to raise funds for its latest initiative.
In its sixth year, the gruelling event saw 15 teams paddle continuously around the Isle of Capri for 24 hours.
Kollosche contributed $5,000 to the cause through its Community Fund, with a further $2,550 raised by the team.
This is one of the many worthy causes that Kollosche has supported through
its Community Fund, which was established in 2021 as a way for agents and support staff to give back to charities, organisations and individuals in-need.
More than $210,000 was raised in total with all funds going towards the construction of MOB HQ – a state-ofthe-art independent special assistance school in the heart of Southport.
THE MOB ACADEMY MISSION
MOB Academy is on a mission to revolutionise education, providing tailored learning programs and support to secondary school boys who don’t fit the mould of mainstream schools.
Conscious of the link between school disengagement, unemployment and potential criminal behaviour, the charity provides early intervention for at-risk youth through its alternative education and employment pathways.
Founder Marco Renai was inspired to start MOB Academy after his own struggles fitting into mainstream schooling as a boy. Lucky enough to get back on track through sport and hospitality, Marco was motivated to help other young boys find their way to a brighter future.
MOB Academy started in 2009 as a program for at-risk youth, which Marco would run out of schools and community centres from Toowoomba to Tweed Heads.
Strong community support for the initiative enabled Marco and his growing team to raise $1 million to open their first MOB Academy in Southport in 2020.
“I want to empower boys to build a bright future for themselves, with our team supporting them.”
To date, the facility provides a safe and supportive learning environment for Year 11 and 12 students, helping them to achieve their QCE, VET qualifications or employment opportunities.
“I wanted to build the school I would have wanted to go to,” says Marco. Beyond its education and employment pathways, the facility provides a safe environment that fosters physical health, emotional wellbeing, resilience, and community engagement.
“My vision was to create a space where our students feel welcome to be who they are,” he says.
“I want to empower them to build a bright future for themselves, with our amazing team supporting them every step of the way.”
DREAMING BIG
With 220 enrolled students and an ever-growing waitlist of boys, MOB is
now looking to expand through the construction of MOB HQ, a sevenstorey facility that would cater for 450 boys between Years 7 and 12.
Having secured the land, the MOB Academy team needs to raise $20 million by the end of 2026 to achieve its ambitious target of opening MOB HQ in 2027.
“The support we receive from the community and local corporate sponsors such as Kollosche is what will make MOB HQ possible,” says Marco, who is currently brainstorming new and exciting initiatives, like the Capri on Via Roma 24-hour Paddle, to get the community involved in the fundraising efforts.
He is also urging local businesses to support these young men on their journey from student to employee by offering valuable work experience opportunities across different industries.

No Silver Bullet
Removing negative gearing could send a ripple-effect through the rental market that may hinder rather than help the housing crisis.

In the midst of Australia’s housing crisis, the debate around negative gearing and capital gains tax is intensifying.
These tax policies, which have long benefitted property investors, are now being scrutinised for their potential role in alleviating the country’s housing crisis.
Negative gearing, which allows property investors to deduct losses from their taxable income, has long been a cornerstone of Australia’s property market. It encourages investment, but critics argue it drives up house prices and disadvantages first-time buyers.
“There’s no question that negative gearing helps landlords offset costs, but
if it’s removed, we could see significant shifts,” says Todd Madgwick, Kollosche’s Head of Property Management. However, he cautioned that scrapping the policy is “not the silver bullet some might think.”
The capital gains tax (CGT) discount, which enables investors to pay tax on only half of their gains when selling a property, faces similar criticism. Introduced in 1999, it was intended to boost investment in various sectors, but has largely benefitted property investors.
Todd points out that changes to these policies could have a ripple effect on the rental market.
“If you remove these incentives, rents could rise, particularly because a substantial portion of rental properties are owned by investors who rely on these tax breaks,” he says.
For tenants, the potential for rising rents is a key concern. “When negative gearing was briefly abolished in the 1980s, rents surged in cities like Sydney and Perth,” says Todd. He noted that reducing the number of available rental properties would inevitably increase competition, driving up costs for tenants. “It’s a delicate balance – if rental stock decreases, tenants will face higher rents, particularly in high-demand areas like the Gold Coast.”
Todd also highlighted the broader implications of policy changes for the rental market. “Investors are already dealing with rising interest rates and increased regulation,” he says. “Removing

negative gearing could push more landlords out of the market, shrinking the rental supply and making it harder for tenants to find affordable housing.”
While landlords and tenants are often viewed as opposing sides in the debate, Todd sees a more connected future. “Many tenants are potential future investors,” he explained. “If rents continue to rise, it will be increasingly difficult for renters to save for a deposit and transition into home ownership.”
As the Federal Government considers reforms, Todd urges caution. “Removing negative gearing alone won’t solve the housing crisis,” he said. “Any policy changes must be carefully considered to avoid negative consequences for both landlords and tenants.”
Kollosche’s commercial and residential agents are increasingly collaborating to secure premium sales outcomes for multiple-use listings.
As more versatile properties enter the market, agents are adopting a twopronged marketing approach to maximise results. The move is proving highly advantageous for property owners, with collaboration providing three key benefits:
• Allowing the market to determine a property’s best use leads to achieving the highest possible price.
• Access to two exclusive databases significantly expands the pool of qualified buyers.
• A larger buyer pool increases competition and pushes up prices.
Kollosche Commercial sales specialist Adam Grbcic says the advantages for a seller can be immense.
“Often with multi-use properties it is difficult to determine what its best use
will be,” Adam says. “There can be a fine line between whether it would be more appealing to a residential buyer or commercial investor.
“ By running a cross-market campaign, we are allowing the market to ultimately determine the property’s highest price.”
Adam says, ordinarily, sellers would also not have access to such a wide network of prospective buyers.
“Essentially, you have two agents working for you, implementing different marketing strategies to leverage a far larger buyer pool for your property.”
Also driving prices is emotion, Adam says. Buyers from residential and commercial sectors can have vastly different motivators, but if there is any level of emotional involvement, it can push prices beyond market expectations.
A recent example of a successful residential and commercial campaign involved 82 Imperial Parade, Labrador.
The property consisted of a fourbedroom original brick and tile house on an oversized 1,148m 2 block, within walking distance of the popular Broadwater Parklands and waterfront.
However, with DA approval in place to build eight contemporary townhouses on the site, the property held equal appeal to both residential buyers and those seeking to capitalise on its development potential.
The property sold after auction to a developer for $1,325,000, with the price achieved buoyed by the increased competition from residential buyers seeking a prime site on which to build a family dream home.
According to Adam, residential homes with development uplift or commercial zoning, particularly in key locations where land is scarce, will benefit most from a collaborative marketing approach.
