In the light of the lifting of the eviction ban, tenants and landlords should know their rights and obligations. Firstly, Landlords must adhere to notice periods provided by The Residential Tenancies act 2014 as amended which is based on the duration of tenancy.
• 6 months or less – 90 Days Notice is Required.
• Between 6 months & 1 year – 152 Days Notice is Required.
• Between 1 year & 7 years – 180 Days notice is Required.
• Between 7 years & 8 years – 196 Days Notice is Required.
• 8 years or more – 224 Days Notice is Required.
A landlord must also provide Tenants with a statutory declaration from their solicitor stating the reason for serving the termination notice. The Landlord can only terminate without specifying grounds during the first 6 months of the tenancy.
Following that the tenancy can only be terminated if the following apply:
• The tenant does not comply with the obligations of the tenancy.
• The dwelling is no longer suited to the occupant’s accommodation needs e.g. Overcrowding.
• The landlord intends on selling the dwelling in the next 3 months.
• The landlord requires dwelling for their own or family needs.
• The landlord intends to refurbish the dwelling.
• The landlord intends to change the business use of the dwelling. Strict guidelines need to be followed by the landlord with statutory declarations setting out the grounds of termination.
If a tenant believes a landlord is in breach of the provisions provided by the legislation, they can make a complaint to the Residential Tenancies Board. As of 10/6/2022 all new lettings are of unlimited duration and the above applies. If your letting was before that period, the security of tenure was for 6 years and after that a new letting was created allowing the 6-month rule above to kick in.
By June 2028 all tenancies will be of unlimited duration. Exceptions exist to security of tenure e.g. sharing accommodation with your landlord e.g. lodgers. See www.rtb.ie and www.citizensinformation.ie for more information.

Kerry FC partner with Killorglin AFC
Kerry Football Club has announced a new official partnership with Killorglin AFC, making them the second team to partner with the club after the Boston Bolts. The academy work being done at the mid Kerry club is highly regarded, and the partnership between the two clubs is expected to benefit both parties. For Killorglin AFC, they will receive assistance from the First Team and Academy coaches from Kerry FC both on and off the field, including coach and player training, and areas of health, mental wellbeing, and participation in the game. Kerry FC will also provide benefits to Killorglin AFC, such as underage players participating in Kerry FC First Team matches as mascots, ball boys/girls, and half-time matches in Mounthawk Park. The partnership marks a significant step for Kerry FC, who recently introduced Senior League of Ireland football in the county for the first time. The club hopes to create a community of Kerry Football supporters who want to help them compete with the top clubs in the country. Four Kerry FC U14 League of Ireland Academy players recently signed for Killorglin, making it an important starting point in the county for Kerry FC. Kerry FC’s Head of Academy, Damian Locke, expressed his excitement about the partnership and stated that the academy is there to provide a platform and pathway for all talented boys and girls playing football throughout the county and surrounding areas to fulfil their potential.
Builders JJ Rhatigan & Co make significant donation to BUMLEance following recent Teddy Bear Hospital Event at MTU
MTU (Munster Technological University) is pleased to announce a generous donation from building contractors JJ Rhatigan & Company to its charity partner, BUMBLEance, following the successful Teddy Bear Hospital event held at the Kerry Campus.
The Teddy Bear Hospital aimed to alleviate the anxiety children feel when visiting hospitals or seeing doctors. It provided an opportunity for children to learn more about the roles of doctors, nurses, and healthcare professionals. MTU and RCSI (Royal College of Surgeons in Ireland) medical, healthcare, and science students and staff used cuddly teddy bears to demonstrate hospital procedures and show how the “Teddy Doctor” helps sick teddies recover. Children brought their own teddy bears and toys, making the experience more familiar and comforting.
Laura Maye, Marketing Manager at JJ Rhatigan & Company, expressed pride in supporting BUMBLEance, the Children’s Ambulance Service of Ireland, through their involvement in one of MTU’s charity partnerships. By contributing to this cause, JJ Rhatigan aims to provide vital support to young patients, reflecting their commitment to community involvement.

Bike Week ‘23 starts this Saturday!
Bike Week 2023 plans have been revealed by the National Transport Authority (NTA) and Kerry County Council/Kerry Recreation and Sports Partnership. The week-long event, taking place from May 13th to May 21st, aims to promote the benefits of cycling and will include a diverse range of activities nationwide, such as family and heritage cycles, learnto-cycle events, and maintenance workshops.
Kerry has an exciting lineup of events scheduled for Bike Week. These include family, school, and community cycles, as well as a countywide screening of the documentary ‘Together We Cycle,’ which explores the resurgence of cycling culture in the Netherlands. The week will kick off with 15 schools in Kerry participating in cycling initiatives.
On May 20th, a family-friendly ‘Cycle Your Greenway’ event will be held on the Tralee to Fenit Greenway,
offering a choice of a 5km or 10km route. Participants should assemble at KDL/Mounthawk Park (V92 A3E7) at 6:30 pm and depart at 7 pm. The following day, the Listowel to Abbeyfeale Greenway will host a 5km/10km family cycle, starting at the Listowel Community Centre at 10:30 am and departing at 11 am. Additionally, Kerry Library will feature various bike-related initiatives throughout the week, catering to people of all ages.
Bike Week encompasses all 31 local authority areas in Ireland, with events jointly organized by local authorities and sports partnerships.
Córa Carrigg, Active Travel Coordinator with Kerry County Council, and Gearóid O’Doherty, Kerry Recreation and Sports Partnership Co-Ordinator, expressed their gratitude for the support and engagement of stakeholders, including local communities, clubs, leisure centers, libraries, schools, and
local community gardaí. NTA CEO Anne Graham encouraged everyone to participate in the events, highlighting the wide range of options available, such as family bike festivals, community cycles, heritage and greenway cycles, and school events. Participants

CLUB UPDATE:
Kerins O’Rahillys football club prepares for a weekend match against Rathmore as part of the county league, where they’ll have to perform to their potential to earn the points. Meanwhile, the Kerry U20s, with Maurice Horan as mentor, lost to Sligo in the All Ireland semi-final, which means the latter team will play Kildare in the final. On a more positive note, Kerry won against Clare in the Munster final, where Paudie and David Clifford played with great enthusiasm and skill, despite the sad passing of their mother, Ellen. The club’s juvenile academy had a great Sunday session with new members and enthusiastic players across age groups from under-5 to under-15.

Dr. Crokes secured a five-point victory over Austin Stacks in round 6 of the Co. League, played at Connolly Park last Saturday evening. AAustin Stacks scored eight points to Dr. Crokes’ ten, but it was not enough to secure a victory. Austin Stacks is in eighth position on the league table, which could change after the coming week-end.
PEIL FAOI 9: The U9s team will play against the John Mitchel Club U9s on Sunday next (May 14th at 11 am) in Connolly Park.
PEIL FAOI 10: The U10 team played in the Kilmacud Croke Club Tournament and had a great day of football. One of their players, Matisse de Paor, may be the first international player to play a competitive game for the Austin Stack Club.
PEIL FAOI 11: They played in three simultaneous matches on Thursday (May 11th) at 6 pm. The Football-ForFun for this group continues on Sunday mornings at 10.50 am in Caherslee.
ALL-STARS: The All-Stars were back in action last Sunday. This club is designed to help neurodivergent children to connect and flourish while playing sports.
PEIL FAOI 13: The U13 boys are eagerly awaiting the start of Phase 2 of the County League. The County League fixtures as issued by Rúnaí Choiste na nÓg are provided.
FAOI 15: The AdeS team played against Keel/Listry and unfortunately lost by one single solitary point. They were scheduled to face Na Gaeil in the Division 2 semi-final on Wednesday, May 10th.
JOHN MITCHELS CLUB NOTES
Senior Men:
The Senior men will be facing Listry on Sunday, May 14th, in an away game for the next round of the County League at 2pm. They encourage people to come and support the team.
The Senior Development squad had a draw against Kenmare Shamrocks in their recent game. The final score was John Mitchels 0-17 Kenmare Shamrocks 1-14. Congratulations to the players and management. Details for the next fixture are yet to be confirmed.
Senior Ladies:
The Senior Ladies’ team had training sessions in challenging conditions last week. Despite the weather, there was a great turnout and all the players made a tremendous effort. They had no fixture in the Donal Curtin competition that week but are looking forward to their next game, an away trip to Southern Gaels in South Kerry. They hope to get their campaign back on track with a positive result. Training continues on Thursdays at 7.15 pm, and new members are always welcome.Minors
We had our first game of central region competition against Na Gaeil away. We were slow to get going but we finished very strong probably our best performance to date. The boys were very unlucky not come out of it without something . Against strong opposition we showed what we are made of. Our next game is on Monday the 08th at home throw in at 7pm against Castleisland Demonds who are a serious outfit as well, so all support welcome.
ST PATS GAA CLUB UPDATE:
U14 Girls Football Team: The team had four games, winning two and losing two. Although they couldn’t proceed to the semi-finals, most of the team members are still underage for next year. Thanks were given to Therese Greaney and Andrea O’Donoghue for coaching the girls.
Justin O’Halloran: Justin represented Kerry in the National Community Games Swimming. Best of luck to him in the competition.
Blennerville/Ballyard Community
Games Athletics: Athletics will take place on Monday, May 15th, at St. Pats GAA field in Blennerville. Races will be held for age groups ranging from U8 to U16, including a special event race for tiny tots. The county competition is scheduled for June 24th-25th at An Riocht.
St. Pats GAA Cúl Camps: Registration for the Cúl Camps is now open. The camp will run from Monday, July 10th, to Friday, July 14th. It is recommended to book early as places are filling up fast. The registration link is provided. Under 5 Session: The under 5 session took place on the Astroturf, focusing on fun evasion games, team work, kicking skills, and obstacle courses. The players of the week were Tom Cournane and Danielle for their active participation. Other Age Groups: There were updates
and mentions of training sessions, player of the week recognitions, upcoming games, and past performances for age groups such as U7, U8 Girls, U9, U10 Girls, U11, U12 Girls, U13, U15, U17, Seniors, and Senior B’s. TRALEE PARNELLS CLUB UPDATES:
U7 Hurling: The U7 team had their first training session at Gaelscoil Mhic Easmainn and went to a blitz at Dr. Crokes where they played well. Four players were awarded player of the week.
U10 Camogie: The U10 girls played their first blitz against Cillard and Killarney. Training continues on Wednesday evenings.
U11 Hurling: The U11 boys played against Ballyduff and had a great performance.
U14 Camogie: The U14 team fielded two teams and played against Ballyduff and Sliabh Luachra. Team one won and team two lost.
Scór na nÓg: The Trath na gCeist team came 4th in the All-Ireland Final in Killarney.
Schools Munster Cup: Parnells players won the schools U16 1/2 Munster Final C Cup with Mercy Mounthawk Secondary School.
Schools Hurling: The U14s at CBS The Green won the Rise Shield on their first occasion to play in the competition.
Senior Hurling: The Senior hurlers had a good win against Kenmare in Caherslee.
Table Quiz: The club will hold a Table Quiz to raise money for sending the U15 Camogie squad to Mayo in June for the Féile na nGael Camogie finals.
Féile Skills: Anna Chute won the Kerry Camogie Féile skills competition. All Ireland Minor Champions: Kerry are All Ireland Minor Champions for the first time in history, with four Tralee Parnells players on the panel.
KINGDOM SWIMMING CLUB
Kingdom Swimmers recently competed at the Munster Long Course Championships held in UL over the weekend. The event provided an opportunity for swimmers to compete in individual and relay events and attain qualification times for the forthcoming Irish National Championships in July. With a number of Kingdom Swimmers attaining pbs, qualification times and 16 medals (13 individual and 3 relay), Kingdom Swimmers were once again up there with the strongest swimmers from the clubs throughout Munster. Congratulations to all medal winners. Good luck to a number of Kingdom Swimmers who will head to Castlebar this Saturday to represent their respective areas in the National Finals of Community Games Swimming. Upcoming galas include the Michael Bowles Invitational Gala on May 20th21st in Douglas, the 2023 Irish National Division 2 Competition on July 5th-9th in UL, and the 2023 Irish Summer National Championships on July 26th30th, also in UL.

Call for nominations for the Lee Strand/Kerry Garda Youth Achievement Awards 2023
Lee Strand and Kerry Garda are delighted to launch the Lee Strand Kerry Garda Youth Achievement Awards 2023. The awards are held for youths between the ages of thirteen and twenty-one years and recognise the great contribution young people have made and continue to make to their communities in Kerry. The awards will be presented at a celebratory dinner awards ceremony in the Ballyroe Heights Hotel, Tralee on Friday, September 29th, 2023.
This year twenty Merit Awards will be presented to individuals who have made a positive contribution to their community and make it a better place to live. A Group Award will also be presented to groups of two or more people who have made an impact to their community. The Special Achievement Award will be presented to an individual who has overcome difficult circumstances, has defied all the odds and whose commitment deserves recognition. A Community Safety Award will be presented to an individual who through crime prevention or a safety initiative/innovation has made their community a safer place to live. The Overall Winner of the Lee Strand/
Kerry Garda Youth Achievement 2023 will also be presented.
Chief Superintendent Padraic Powell stated ”It is fundamental that the youth of this country are recognised for the crucial role they play in the future of our Society. An Garda Síochána is committed to ensuring this is reinforced via the Garda Youth Achievement Awards in collaboration with Lee Strand. nominate a young person whom they feel has made a contribution to their local area. Nominations are accepted from individuals, community and voluntary groups, schools and youth clubs/ organisation. The winners will be selected by a panel of judges who are community volunteers from around the county under the chairmanship of Chief Superintendent Padraic Powell, An Garda Síochána. The Park are going to the Dogs!
St Brendan’s Park FC are heading to the Kingdom Greyhound Stadium on Friday May 19th for a fundraiser for the academy. There will lots of kids entertainment on the night , loads of spot prizes up for grabs and medal ceremonies will be taking place for Park players throughout the night. We would also like to wish the very best of luck to our U-13s who this Saturday are playing in an all Ireland final against Templeogue and will be presented to the crowd on the night at the dogs.
