Welcome to 2022! I can’t help but feel like this is going to be a great year. We have a great executive team in place for this year, and I look forward to VP/TREASURER working with all of them. Together Matt Emmons we can help ensure that we make this the best year that we can. From prior VP/SECRETARY experiences with my predecessors I have grown to become the leader Mark Priess that I am and hope to give that to our future leaders to keep building a strong PAST PRESIDENT 2021 industry. Jeff Starkweather I would like to thank all HBA members for unwavering support of the 40 BELOW COUNCIL HBA and for your trust in the leadership. I am honored to serve this year PRESIDENT and am humbled by the opportunity. Jeremy Moore I look forward to serving with Vice President Treasurer Matt Emmons and ASSOCIATES COUNCIL Vice President Secretary Mark Preiss. I PRESIDENT am also excited to be working with our Liz Mathis outstanding E.O. Jeffrey Smith and his full HBA staff. council. I got involved with the Home & Garden Show and joined the Parade of Homes Committee. Before I knew it, I had many friends at the HBA and looked forward to developing those relationships. It became clear to me that my path was headed in the direction of being President. You might not know this about me but I have extreme stage fright, and I knew that I was going to have to overcome that if I was going to be a good leader for this great association. You can’t grow in your comfort zone. You have to make yourself uncomfortable in order to grow. We are living in crazy times, and we all feel some form of discomfort with what’s going on in our world right now. Embrace the feeling and know that this is your opportunity to grow and get stronger. These are challenging times right now which makes your HBA membership and involvement that much more important. The more we strengthen our association, the more power the HBA has to fight and protect our industry. Working together and staying plugged is vital for our success. We can accomplish more together than we can as individuals. Stay strong, show support for others, and let’s go make this an amazing year. Here’s to a great 2022 Cahn Wiggs

Smith’s Scoop By Executive Vice President/CEO Jeffrey Smith
The Tulsa HBA has promoted a Do Business With a Member Campaign for a couple of decades. As we all start 2022, I encourage you to consider contacting and using an HBA member when the opportunity arises. By using an HBA Member on your project, you are supporting a local small business and the Association. I often hear of great success stories from our members that support each other through direct business and referral. Members doing business together is highlighted at the end of the year with the awarding of the coveted Spirit Award. Each year multiple builders spend a few hours completing an application on a project they have completed during the year. These projects and applications show the dedication of our Builders to use as many HBA members to complete the project. It also showcases how many HBA members they use throughout the year on other areas of their business. I am constantly amazed by the quality of these applications with several using more then 100 HBA members for their business throughout the year. The 2021 Spirit Award winner is Connell Curran, Abbey Homes, and Connell will be recognized throughout 2022 for this accomplishment. I encourage each of our Builder members to apply for this award later this year, not only for the recognition received, but for the loyalty they provide to our Associate members. Seeking to promote your business to only our Builder members is a common oversight of new Associate members. We currently have more than 800 individuals in our mem-
bership that do not build or remodel homes, but often seek referrals for projects on their home, business, and throughout their network or friends and family. I see facebook posts on a daily basis where someone is seeking a referral for work on their home, and an HBA member has responded with one or more valued HBA member companies. My wife and I decided last summer that we would undertake a remodel on our personal home. With my background as a builder, I made the decision the contract everything myself, but rely on HBA members, when possible, to complete the renovation. The work required on my home would include structural piers, flooring, sheetrock, paint, carpentry, and cabinets. My first stop on looking for the contractors I desired was at an HBA Remodelers Council meeting. At that meeting I found a trim carpenter, cabinet maker, wood floor finisher, sheetrocker and painter. I only had a couple of gaps to fill and I reached out to a few of our Builder members for a referral. Within a few short days the plan was in place, schedule made, and budget completed. I am thrilled to say that on January 15th, the 8 week project was complete through the use of more than 80% HBA member contractors (I’m working with builders to recruit the 3 non members). My wife and I couldn’t be happier with the results of our project and it stands as a true testament that our HBA members will deliver a quality project! Let’s all do our best in 2022 and beyond to use and refer HBA members for business. That will make everyone more successful, including the Association.

SPIRIT AWARD: CONNELL CURRAN ABBEY HOMES, LLC

Curran states that “doing business with associate memebers is an imperative piece of our associations success,” and he’s upheld that belief through his own work. The home is contemporary in style with a functional living design. Over 5,200 square feet of open concept living space and a “Room with a View” located upstairs overlooks the golf course in the beautiful Wyckford edition located in Forest Ridge. This home comes equipped with high end finishes, GE Monogram appliances and features hardwood floors and tile throughout the main floor. This house sits on a grand three-quarter acre lot. It is HERS rated and Energy Star Certified. Curran is responsible for the interior design work, and he purposefully selected all of the finishes in the homes.

RYAL SCHOOL CHRISTMAS PARTY For over 51 years, the HBA has hosted an annual Christmas party on the first Thursday of December for the low-income students of the Ryal School located south of Henryetta. HBA members gather at the local Wal-Mart to be paired with a student to take on a shopping spree for Christmas gifts funded by the HBA. After shopping, the students are taken back to the HBA for a pizza party, gifts and a visit from Santa. It is absolutely the best way to kick off the Christmas season with giving. FHFA to Impose Hefty Upfront Fees on Second Home Purchases
In a move strongly opposed by NAHB, the Federal Housing Finance Agency (FHFA) today announced increases for upfront fees that Fannie Mae and Freddie Mac will charge for second home mortgage loans and certain high balance mortgage loans that exceed standard conforming loan limits. These fees will significantly increase the purchase cost of a second home and some homes in high cost areas. Beneficial pricing on the agencies’ affordable loan products will not be increased.
Effective April 1, 2022, upfront fees on certain high balance loans sold to Fannie Mae and Freddie Mac will increase between 0.25% and 0.75%. Also effective on April 1, 2022, the upfront fees for mortgage loans on second homes will increase between 1.125% and 3.875%. Fees will vary based on the loan-to-value ratio.
Under the plan announced today, the buyer of a second home with a $300,000 mortgage loan amount and loanto-value ratio of 65% will pay an additional fee of $4,875 if their mortgage is acquired by Fannie Mae or Freddie Mac. Prior to the effective date of today’s announcement, the same buyer would pay no additional fee for the comparable mortgage. “With the nation in the midst of a housing affordability crisis and many more workers electing to telework, this is exactly the wrong time for federal regulators to be raising fees on homeownership and second homes,” said NAHB Chairman Chuck Fowke. “If FHFA is truly interested in promoting housing affordability, the agency would not be taxing home buyers to pad the capital positions for Fannie Mae and Freddie Mac.”

Attendees were decked out in both cowboy and sequened attire, dancing and laughing the night away with their loved ones. It was an absolute blast celebrating the successes of 2021 with our members as we look to the new hear, ready to face our obstacles head on with bright eyes. How Design Trends are Shifting to Adapt to Post-COVID Life This article is excerpted from Construction Utopia, an SGC Horizon publication. Design firm Mary Cook Associates (MCA) recently released its third white paper dedicated to interior design methodology and fundamentals. This eightpart series from MCA highlights the ways developers and builders of multifamily and single-family units can respond to recent shifts in home life. The paper, “Living It Up,” develops ‘Five Ps’ recharacterizing livability in single-family and multifamily interiors since the COVID-19 pandemic. These are factors that were not only relevant a year ago, but remain as mainstays for many design projects. The ‘5 Ps’ impacting home design in the age of ‘work from home’:
spaces and functional amenities, from dog wash areas to feeding and sleeping stations, is a significant draw for pet lovers. Plug-ins: The evolving work-from-home (WFH) lifestyle has set new technology standards. Multifamily residents seek collaborative workspaces, strong WiFi, and well-thought-out places to plug in devices, while adaptable spaces are key for supporting WFH in single-family homes. Play: Coping with the challenges of the pandemic amplified almost everyone’s need for play, driving demand for recreational spaces and those that promote fitness and healthy habits, including curated space that fosters activity transitions.
Packages: The increase in delivery-based consumerism is directly impacting design. Making spaces that accommodate packages of all shapes and sizes has become a major new priority.
Personal Space/Privacy: Remote work, virtual school, more family members at home and changing quarantining restrictions have created the need for more personal space and privacy within the home, with “pocket spaces” that create mini-territories for specific activities emerging as a design solution.
Pets: With the increase in pet adoption and ownership during the pandemic, functionality is vital for the wellbeing of pet and owner alike. Communities and homes with interior and exterior pet-friendly

Mixed-use development coming to Brookside Church site, planners say Courtesy of Tulsa World By Rhett Morgan Anew mixed-use development is planned for Brookside. Tulsa-based real estate firms CBC Builds and Ross Group are partnering with Brookside Church to create a residential and retail destination at the church’s location at 3615 S. Peoria Ave. Still in the concept phase, the development will feature apartments, restaurants, retail, parking, church offices and an event venue, planners said. The congregation began meeting at 3105 E. Skelly Drive, Suite 304, in November but plans to move into a modern church facility in the new development once it is completed. “The design team is assessing what features of the existing church buildings will be retained, if any,” the Ross Group’s Kevin Symcox wrote in an email. The church building was constructed in 1952, property records indicate. The development’s tenant mix will be weighted toward restaurants, but plans also call for it to include traditional retailers drawn to Brookside’s robust commercial profile. “We are excited to be a part of something that will serve our congregation’s needs for the next century,” Danny Stockstill, pastor of Brookside Church, said in a statement. “We love Brookside and are thrilled this project will contribute to the vibrancy of the neighborhood that has been our home for decades.”
The congregation dropped the word “Baptist” from its name, while maintaining its Baptist roots and doctrine, in 2018. With declining attendance, “we made a conscious decision to change the way we do church,” with a goal of reaching people who don’t attend any church, Stockstill said at the time. A partnership of CBC Builds and Ross Group acquired the property (for $3.5 million, according to Tulsa County land records) in early December, Symcox said. Baltimore-based architecture firm Hord Coplan Macht, which also has offices in Washington D.C., Denver and Charlotte, N.C., will assist with concept and yield studies. While Symcox said it’s “too early” to provide details on square footage and the amount of the investment, backers said in their announcement that it will amount to “one of the largest private investments in Brookside’s history.” “This development represents a significant contribution of resources and capital into Tulsa and Brookside,” District 9 City Councilor Jayme Fowler said in a statement. “It brings new retail amenities, much needed parking, homes and tax revenue to one of Tulsa’s most beloved districts.”
