Blankets needed for Lions’ Winter Warmth campaign Statistics and surveys indicate that the Eastern Cape is the second largest province with prevalent problems such as unemployment, poverty, poor infrastructure, HIV/Aids, TB and substance abuse. To this effect local institutions such as the Christelike Maatskaplike Raad (CMR), Uitenhage Child & Family Welfare Society and various local church groups are but a few who use their limited resources to address the shortages of their communities. “A major need which is difficult to obtain are winter blankets and bedding,” said Freddie Erasmus, President of the Uitenhage Lions Club. In order to address this need the Uitenhage Lions Club in conjunction with Just Property Group request the UD community for donations of winter blankets and bedding. dedicated policeman’s hard work and “good nose to smell out criminals” have led to dagga to the value of more than R2 million being confiscated in two busts in less than a week on the Addo Road. Warrant Officer Jacques Adlem from the K9 Unit in Uitenhage, made the first bust last week Wednesday. Dagga to value of R1,3 million was confiscated and a man arrested. Adlem, who was not on duty when he made the arrest, was travelling on the main road in the direction of Addo (R335) at about 9am last Wednesday when he noticed a bakkie that had

been involved in an accident. He pulled off the road and assisted the driver. “The member (Adlem) became suspicious about the load on the bakkie and enquired from the driver about it. He was astonished to discover that the bakkie was stacked with bags containing dagga,” said police spokesperson Warrant Officer Gerda Swart, adding that a 40 year-old driver from Port Elizabeth was arrested on the spot for illegal dealing in dagga. The dagga weighed 685.5 kg and has a street value of R1,3m.

The second bust took place on Monday when Adlem and 2 members were on their way to Paterson court. They saw a bakkie being driven recklessly. Since the road was busy they could not make a u-turn immediately. They tried to chase after the vehicle but lost it. Moments later, however, they saw the vehicle standing next to the road abandoned. When they searched through the vehicle they found that the canopy could not open and that it was full of dagga bags. Adlem confiscated the vehicle and 449 kg of dagga with a street value of R900 000

Police successes over past weekend Police officials in the Uitenhage Cluster have made more than 88 arrests over the past weekend. According to W/O Gerda Swart, spokesperson of the Uitenhage Cluster, arrests made include murder, rape, the illegal possession of drugs, assault with the intent to

do grievous bodily harm, driving under the influence of liquor, stock theft and burglaries. The operations were conducted from last Friday evening until Monday. Police will continue with their efforts to effectively fight crime in the Uitenhage Cluster.

It is going to snow in Kirkwood during the Absa Kirkwood Wildsfees this June – guaranteed. “As the festival of firsts, we decided that this year we would be the first festival in the Eastern Cape to have snow,” says festival director Jennifer Honsbein. icaela White, a Grade 11 top academic learner at Riebeek College, has achieved a position in the top 15 of the more than 7 500 candidates who entered the 2013 De Beers English Olympiad. This earned her a bursary to Rhodes University to study in a faculty of her choice, cash or book prizes donated by South African Council of English Education Eastern Cape, and she will be sponsored by De Beers as a guest of the Grahamstown Foundation to attend the National Schools’ Festival in July. According to Anne Peltason, Olympian South African Council of English Education Chairperson of the Eastern Cape, the top three places will each win a cultural tour to the United Kingdom, and the final rank order will be announced at an awards ceremony on

6th July in Grahamstown. Micaela said her father, Greg, is her spirit guide, fostering in her a love of literature and philosophy. She is one of three founder members of Evolutio, a Facebook page which can be found via Riebeek’s website www.riebeekcollege.co.za which provides a forum for people of all ages to exchange views on books, poetry and philosophy. Riebeek has now had three girls with the Rhodes Bursary namely Cherolyn Amery and Lisa Dondashe, but Micaela is the first Grade 11 girl being awarded this exceptional achievement. “We are so proud. To come in the top 15 out of 7 500 entrants is quite something. What an achievement for Riebeek College!’ said Marilyn Woods, Principal of Riebeek College.

A young soccer player from Molly Blackburn High School in KwaNobuhle might be the next person whose name will be on the list of well-knowns in the sports arena hailing from Uitenhage. Sinethemba Sdeba, a Grade 12 learner, has been included in the training squad of the Nedbank Ke Yona Team which will play against Kaizer Chiefs, the 2013 winners of the Nedbank Cup. Nedbank Ke Yona is a brand new concept which kicked-off during April. Thousands of soccer players between the ages of 18 and 35 years entered the try-outs which were held countrywide with the last try-out on Saturday. The goal of Ke Yona is to “comb the country for raw soccer talent that will contribute to South African professional football”. Out of the thousands of entries received only 550 players per province are selected for regional trials after which only 5 per province are selected for the squad of 45. The final Nedbank Ke Yona team is still to be announced and will consist of 18 non-professional soccer players to take on Kaizer Chiefs. “Sinethemba started playing as a U/11

player for All City Stars. He soon caught the eye of Highland Spurs’ selectors and then played in junior and senior regional leagues,” said Lindithemba Sdeba, Sinethemba’s brother. “Since his exposure through Ke Yona, several national teams have made contact with him, but we have made no commitment as he first has to complete his Grade 12. Top coaches in South Africa including Clive Barker, have made positive remarks regarding Sinethemba’s exceptional soccer skills. “We want to thank local sponsors Volkswagen Community Trust, Build It and Nando’s for their contribution in developing young players like Sinethemba.” According to Andile Hena, Molly Blackburn soccer Team Manager, Sinethemba is an excellent defender and has been included in the school’s first team for the past four years. “He also is very active on the field coaching his fellow players.” Andile Funani, vice-president of KwaNobuhle Despatch Football Association NODEFA said that all hopes are now on Sinethemba to be included in the final 18 team. He is the only player from this area included in the training squad which will be leaving for Johannesburg on the 14th June.

he Property Poser panel has received a query from a concerned reader about a dilapidated building in the vicinity of the block of maisonettes in which she lives. The reader explains that this run-down building looks similar to the one in which she lives but whereas hers is a sectional title complex, the neighbouring one seems to belong to a single owner who rents out the units. The problem is that the building in question is in a shocking state of disrepair and in desperate need of paint and structural work. She complains that the state of this building detracts from and decreases the value of the units in her complex. The reader has made several enquiries to attempt to establish the identity of the mystery owner but the owner’s rental agent refuses to divulge any details or spend money on maintenance. She has even contacted her local councillor in an attempt to find the owner so that correspondence may be addressed to him or her to tidy up the building. According to Susan Chapman from Rawson Properties Port Elizabeth Platinum in Nelson Mandela Bay, the structure of a maisonette block means that the building in question is not just a single unit but rather one building divided up into a number of units. “From the reader’s question it would seem that the offending building is not a sectional title complex like hers, but that it belongs to a single owner who simply rents out all the maisonettes. “If the dilapidated block were also a sectional title development, the body corporate would be responsible for its upkeep.” The first step in contacting the owner would obviously be to track down his or her address, says Chapman. “Although the reader has made various attempts to establish the owner’s identity, she has overlooked the option of a deeds search.” Chapman says when ownership of property

is registered, the deeds office oversees and records all such transactions. “The information and records of transfer are available electronically and a searchable database can be accessed.” The database can be searched in a number of ways, says Chapman. “One of these is to search by means of the property description to come up with the other relevant details. “Unfortunately, the deeds office records will not reflect the contact details of the owner, only his name and identification number as well as the property details.” Something else for the reader to consider is to make use of the by-laws applicable within the municipal region, says Stiaan Jonker of Smith Tabata Attorneys in the metro. “These or similar by-laws are not necessarily applicable in all municipal areas so readers with similar issues may wish to establish their respective legal positions.” Jonker says the particular by-law to consider is the one relating to problem buildings. “The relevant municipal official has appropriate powers of access and is able to determine the status of the building.” If the building concerned is determined to be a “problem building”, the official can serve a compliance notice requiring certain steps to be taken to remedy the state of disrepair, says Jonker. “Should the owner fail to remedy the state of the building, the municipality has the authority to repair, all for the cost of the owner.” Jonker says in the current instance the identity and/or whereabouts of the owner is in question. “However, the definition of ‘owner’ under the relevant by-law permits the agent to be regarded as such for the purpose of taking steps under that by-law.” )To ask a property related question, visit www.propertyposer.co.za.

Prevention of electricity load-shedding With winter upon us, the Nelson Mandela Bay Municipality wishes to appeal to all residents for their cooperation in reducing demand on electricity supply. “This will help prevent power outages and load shedding and also assist the Municipality in its vital task of supporting Eskom in its drive to implement energy efficient demand side management,” said Marthie Nel, Acting Communications Manager. Electricity network is particularly vulnerable during evening peak hours, which are between 18:00 to 20:00. Residents in the more than 90 000 households in Nelson Mandela Bay in which geysers have been fitted with electricity-saving devices (ripple control units) are also requested to note that the switching-off cycle will now run between 17:30 and 20:00 (previously 18:00 to 20:00). “The Municipality has decided to extend the switching-off cycle by half an hour, as in winter-time the demand increases rapidly from 17:30 when residents arrive home from work and then start preparing meals, switching on their lights and geysers. “In the morning cycle, geysers fitted with electricity saving devices will still be automatically switched off between 08:00 and 10:00,” said Nel. This programme will run over the winter season, from June to August on week-

days, excluding public holidays and weekends. According to Nel phase three of the geyser control programme will be implemented soon, in terms of which geysers in another 12 000 households in Nelson Mandela Bay will be fitted with electricity saving devices. Some electricity saving tips for resi dents (geysers fitted with electricity sav ing devices, and general applicances): )Adjust your geyser timer to avoid receiving cold water at 20:00 )Refrain from using a lot of hot water between 17:30 and 20:00 )As a geyser loses heat slowly when not in use, try switching on your geyser for only one hour in the morning and one hour in the evening to save electricity.) )Make use of a good quality geyser blanket (some blankets are not effective). )Reduce your temperature setting to between 50 and 55 degrees Celsius. However, if your geyser is on a timer, rather keep the temperature between 60 and 65 degrees Celsius. )Use low flow shower-heads. )Reduce your fridge’s temperature, defrost regularly and make sure all the rubber seals are in good working order. )Position your fridge in a well ventilated area to reduce electricity consumption.
