Seventh Networking and Update Course for Notaries Puerto Vallarta’s Mayor Arturo Dávalos at the Seventh Networking and Update Course for Notaries.

A few weeks ago, public notaries from all of Mexico visited Puerto Vallarta to attend the Seventh Networking and Update Course for Notaries. During the event, Héctor Guillermo Galeano Inclán, president of the National College of Mexican Notaries, called upon the professionals attending meeting to conduct their activities conscientiously, professionally and ethically. Furthermore, as far as the reform of the General Law of Mercantile Corporations—that may be perceived as an exclusion of notaries in the registration and certification of new small and medium-size enterprises—Galeano Inclán said it represents an opportunity niche as it opens the doors for advising entrepreneurs interested in starting a simplified joint stock company (a company formed by one or more individuals who must pay their respective contributions represented by equities). The reform will become official this September in order to allow more people to join legal formality through the constitution of a legal entity.

A finales de julio, Puerto Vallarta recibió a los notarios públicos provenientes de diversas partes del país para sesionar en el VII Curso de Actualización y Convivencia 2016. Durante el evento, Héctor Guillermo Galeano Inclán, presidente del Colegio Nacional del Notariado Mexicano, exhortó a los notarios a ejercer su labor con consciencia, técnica y sobre todo con ética. De la misma manera, ante la reforma a la Ley General de Sociedades Mercantiles —que puede tomarse como una exclusión de los notarios para el registro y certificación de pequeñas y medianas empresas de nueva creación—, Galeano Inclán planteó que esto representa un nicho de oportunidad para asesorar a los emprendedores que están buscando constituir una sociedad por acciones simplificada (aquella que se constituye con una o más personas físicas que solo están obligadas al pago de sus aportaciones representadas en acciones). Esta reforma entra en vigor a partir de este mes de septiembre con el objetivo de que un mayor número de personas se incorporen a la formalidad a través de una persona moral.

AMPI Signed Agreement with American Developer Company The agreement will allow AMPI members to promote and sell properties listed by LENNAR in the United States.

A few weeks ago, the Mexican Association of Real Estate Professionals (AMPI) announced it has signed a collaborative agreement with LENNAR, one of the leading real estate developers in United States, with over 60 years of experience in the industry. The agreement will allow AMPI members to promote and sell properties listed by LENNAR in the United States. Through a press release, AMPI stated that training course title “How to sell properties in United States” will be available shortly, providing Mexican real estate professionals with supporting materials, including the Buyer’s International Guide. In addition to this collaboration, AMPI recently established alliances with the National Sustainable Housing Council (CONAVIVES) and the National Association of Appraisal Units (ANUVAC), two organizations AMPI will be working with in order to encourage the establishment of sustainable communities, creating business opportunities.

Hace algunas semanas, la Asociación Mexicana de Profesionales Inmobiliarios (AMPI) dio a conocer la reciente firma de un convenio de colaboración con LENNAR, una de las constructoras más importantes de Estados Unidos (que cuenta con más de 60 años de experiencia en la industria). El objetivo de esta alianza es que los miembros de AMPI puedan promover y vender las propiedades enlistadas que ofrece LENNAR en los Estados Unidos. A través de un boletín de prensa emitido por AMPI, se informó que próximamente se lanzará la convocatoria para participar en el curso de capacitación que llevará por nombre “Cómo vender propiedades en Estados Unidos”, en el que también se proporcionarán materiales de apoyo a los profesionales mexicanos, entre los que destaca la Guía Internacional del Comprador. Además de esta colaboración, recientemente AMPI concretó alianzas con el Consejo Nacional de Viviendas Sustentables (CONVIVES) y la Asociación Nacional de Unidades de Valuación (ANUVAC), dos organizaciones con las que buscará impulsar la creación de comunidades sustentables y vincular oportunidades de negocio.

Much of the current dynamism evident throughout Mexico’s real estate market, is created by brokers who have implemented AMPI statutes aimed at professionalizing the industry activity. Gran parte del dinamismo que hoy gozan los bienes raíces en México, es respaldado por los brókeres que han implementado los estatutos avalados por AMPI para profesionalizar la actividad inmobiliaria. Originally from Texas, Ron Morgan was brought up in Midland. He studied at Texas Tech University and pursued postgraduate studies in Europe. He began his career in the United States’ real estate industry as an interior designer over 30 years ago. At the beginning of 2000, he retired and purchased his first house in Puerto Vallarta with the intention of making it his winter residence.

Nativo de Texas, Ron Morgan fue criado en Midland. Estudió en la Universidad Tecnológica de Texas y realizó posgrados en Europa. Hace más de 30 años, comenzó como diseñador de interiores en la industria de los bienes raíces en Estados Unidos. A principios del año 2000, se retiró y compró su primera casa en Puerto Vallarta para utilizarla como residencia de invierno.

One year later, he made Puerto Vallarta his home as he found everything he needed locally, in order to continue with his real estate pursuits. As he settled in the city, he began collaborating with several local real estate agencies until he finally decided to found Ron Morgan Properties, his own company.

Un año después, se percató de que este destino lo tenía todo para convertirlo en su hogar y continuar involucrado en los procesos inmobiliarios. Currently, he is a member of the AMPI Vallarta Board 2014-16, convinced that keeping the purchasing and selling process transparent, organized and accessible in order to protect the client’s interests, will always be a favorable and enriching approach for the industry.

When we asked about projections for the rest of the year, Morgan comments that, based on the quarterly reports provided by AMPI, local agencies are having the same level of activity during summer and winter. “Nowadays we have a strong real estate community thanks to its organization and long-term stays that make the property sales and purchases process possible.”

Cuando le preguntamos por las proyecciones para el resto del año, Morgan comentó que basado en los reportes trimestrales que AMPI proporciona, las agencias locales están teniendo la misma actividad en el verano que durante el invierno. “Hoy en día, tenemos una comunidad inmobiliaria muy fuerte debido a su organización y a las estancias de largo plazo que se convierten en compra y venta de propiedades”.

As far as the latter part of the year, “the trend suggests we will continue with positive results. We have received much more international visitors and everyday more and more domestic tourists arrive in our destination, leading to new businesses opportunities. Puerto Vallarta presently has more visitors than other Mexican beach destinations—such as Acapulco—and this translates into more real estates transactions in the region.”

Hemos tenido muchos más turistas extranjeros y cada vez llegan más nacionales a nuestro destino, provocando la apertura de más negocios locales. In large measure, the professionalism experienced by the real estate industry nowadays has been possible thanks to the rules and organization implemented by the Mexican Association of Real Estate Professionals (AMPI, Asociación Mexicana de Profesionales Inmobiliarios) since it was founded in 1956, when it was known as the Mexican Federation of Brokers and Real Estate Managers.

How can you make the most out of an open house and impress buyers? ¿Cómo sacarle el máximo provecho a un open house y provocar una impresión favorable en el comprador? One of the most common activities for real estate agents is showcasing properties to potential buyers, whether they are trying to sell a specific property or seeking the perfect home for a client among a catalogue of residences. While it is true that in both scenarios is important to be prepared to offer relevant information, in the first case it is pivotal to take into account some considerations in order to achieve a successful open house and sell the residence faster. Si bien es cierto que en ambos casos se vuelve indispensable estar preparado para ofrecer información pertinente, en el primer escenario es vital tomar ciertas consideraciones para lograr un exitoso open house y vender más rápido el bien inmueble.

Make the property look stunning The most important part begins well in advance. Make sure the property has the appropriate conditions to receive visits from buyers. A few months ago, the US National Association of Realtors (NAR) produced a checklist with recommendations to keep in mind before hosting an open house, including regular maintenance and keeping the property in a clean condition (along with minor repairs), using good lighting and ventilation in all rooms, removing personal items and turning on any feature that can enhance the ambience (such as fountains, water features or garden lighting). What can you do if the property is old or doesn’t look modern? This is one of the most common situations faced by those engaged in the business of reselling properties. In the United States industry, there is a term describing a practice that could be very useful: Home Staging, which is the improvement of the property’s areas by minor renovations that can make a huge difference, enhancing the look of the property. Removing furniture to create ample spaces, installing lighting features or a new floor, painting outdoor and indoor walls, and placing decorative items and contemporary art works may very well make the difference between selling faster and at higher prices.

Hay que asegurar que la propiedad se encuentre en las condiciones necesarias para poder recibir las visitas de los compradores interesados. Hace algunos meses, la Asociación Nacional de Agentes Inmobiliarios de los Estados Unidos (NAR, por sus siglas en inglés) lanzó un checklist que contiene recomendaciones previas a un open house, entre las que destacan efectuar un constante mantenimiento y limpieza a la propiedad (incluidas las reparaciones menores), mantener una buena iluminación y ventilación en todos los recintos, remover objetos personales, así como activar aquellas instalaciones que pudieran ser atractivas (como fuentes, caídas de agua, iluminación en las pérgolas, etc.). Pero, ¿qué hacer si el inmueble es viejo o luce anticuado? Este es uno de los principales problemas a los que se enfrentan aquellos que se dedican a la reventa de propiedades. En la industria norteamericana, existe un término que describe una práctica que puede ser de mucha utilidad en este tipo de casos: Home Staging, que se refiere al mejoramiento de las áreas a través de remodelaciones menores que resultan significativas y tienden a mejorar considerablemente su aspecto. According to NAR recommendations, it is not advisable to have the owners at the place when showing off a property because this may lead potential buyers to feel uncomfortable and self-conscious about expressing their opinions.

Silvia Elías, general director of the renowned real estate agency PV Realty, participated as a speaker at the Mexico International Real Estate Tradeshow Congress 2016 (SIME by its acronym in Spanish) that took place this past July at the World Trade Center in Mexico City. During the “Mexico’s Greatest Developers,” conference Silvia Elías joined Hogares Herso General Director, José Luis Solórzano; Quiero Casa Territorial Reserve Director, Vasco Gerardo Díaz; and Peninsula Mexico Director, Andrés Martínez. They discussed topics such as the current real estate industry opportunities and challenges, population growth in Latin America, loans and interest rates in Mexico, and the industry’s contributions to our country.

Directors and sales representatives of Grupo Real del Mar welcomed the Timothy Real Estate Group team at the Alamar Discovery Center in a special breakfast meeting focused on presenting them Delta Tower, the development’s new condo phase, and its amenities. The event was attended by several members of the Grupo Real del Mar sales department, along with Héctor Castro, Alamar project director, and Mireya Cervantes, real estate agencies and sales administrative coordinator. Last July, Grupo Autofin Monterrey inaugurated the Grand Sirenis Matlali Hills Resort & Spa, located in the hills of La Cruz de Huanacaxtle. The capital injection for the project was $100 million USD and the development features 170 luxury villas and suites, and diverse amenities to complement the experience. During the ceremony, Grupo Autofin president and general director Armando Véjar Cortés, announced his intention of investing another $28.5 million USD in the destination through the construction of a second resort that will feature 140 beachfront suites next to Marina Riviera Nayarit at La Cruz. If everything goes as planned, the development will open by December 2017. Future steps for the company will be focused on the development of Puerto Bahía, a tourism complex master plan that includes the construction of several hotels, gated residential communities, golf course, hospital, tourism specialties school, shopping mall and other amenities, located in an area of approximately 790 acres.

La inyección de capital fue de $100 millones de dólares y actualmente ofrece 170 villas y suites de lujo, así como diversas amenidades para complementar la experiencia. Durante la ceremonia, el presidente y director general del grupo, Armando Véjar Cortés, anunció su intención de invertir otros $28.5 millones de dólares en el destino a través de la construcción de un segundo resort que contará con 140 suites en la playa ubicada junto a la Marina Riviera Nayarit at La Cruz. Si todo marcha conforme a los planes, su apertura está prevista para diciembre de 2017. Los siguientes pasos para el grupo se enfocarán en desarrollar ahí mismo el plan maestro Puerto Bahía, un complejo turístico que incluye la construcción de hoteles de distintas marcas, cotos residenciales, un campo de golf, un hospital, una escuela de especialidades turísticas, un centro comercial y otras amenidades que se repartirán en aproximadamente 320 hectáreas.

Home furnishing and décor retailers, department stores and technology product companies are part of a list of commercial chains that could benefit from the existing niche markets in the region. La lista de cadenas comerciales que podrían aprovechar los nichos de mercado existentes en la región, está encabezada por almacenes de muebles y decoración, tiendas departamentales y compañías especializadas en la venta de productos tecnológicos. In recent years, demographic growth in Puerto Vallarta and Riviera Nayarit’s urban area has been significant. According to data provided by the National Institute of Statistics and Geography (INEGI), the population grew from 151,388 inhabitants in 1990 to 379,934 in 2010, with an average annual rate of increase of 7.56%. Aside from providing real estate opportunities, this population growth has encouraged a few large commercial brands—such as Home Depot, Liverpool and Starbucks—to set their sights on meeting the needs of those who live in the area. However, there are still several market niches that other corporations can consider. We present a list of five brands we think would success if they opened their doors in our destination.
