The National Association of Realtors® (NAR) has recently been encouraging Congress to enact further measures to stimulate the housing market. As the NAR points out, we cannot expect to see a full economic recovery until the housing industry regains some of its vitality. While we may not be out of the woods yet, we continue to see positive signs in the real estate industry both locally and at a national level. Statistics from the end of October indicate that demand for Orange County homes was up 98% over a year ago, while market time was down to almost one-third of what it was last year at this time1. This means that not only are homes selling, but that Orange County remains a hot market. Those who have been holding out for a bottom may do well to take advantage of unprecedented affordability now while prices remain low and inventory is up. “Buyers who’ve been on the sidelines want to get into the market to make a longterm investment in their future,” noted NAR president Richard F. Gaylord2. Smart buyers who have been keeping an eye on the market are now getting serious and signing deals. With affordability at a five-year low, buyers are acting on the opportunity take advantage of a great value on some of the world’s most desirable real estate. Local home sales last month averaged more than 50% over the same period last year, while nearly one-third of all Orange County ZIP codes saw sales double or better3. We may not see an immediate return to the sort of housing boom we enjoyed in recent years, but for those financially able buyers with an eye on the long term, our current market offers a wealth of solid investment opportunity.
