This fall has been unlike any other in Calgary. Not much snow and it’s the middle of November – I’ll take that. And the optimism comes not just from the mild weather. The election of the new municipal council seems to have brought positive vibes to the city too, and the Calgary Flames’ hot start has added to the new energy. But what may be the biggest part of the renewed optimism is the continued strength of the local new home market. New communities are opening all over the city, new showhomes are being unveiled with fantastic new designs, and the crowds are back at the showhome parades! Calbridge Homes has captured much of this new energy and is currently enjoying a banner year in sales, and they are poised for even more success as they open new showhomes in a couple of new communities, with more on the way. Check out our cover feature on this well-regarded builder to find out just what they have in store. A couple of property profiles are inside as well, spotlighting the latest showhomes from Excel Homes and the latest developments in Qualico Communities’ Painted Sky in Langdon. We also have a feature on Cochrane that lets us in on why more people are moving to this Western Heritage town just west of Calgary. They have models in three of the four home types available in Alpine Park (laned, court and vintage). “The showhomes in this community are completely new models that we are really excited about. They are different than any previous models, but they still keep the favorite features. Each showhome has its unique colour palette and they really give you a different feel when you walk into each one,” Azuaje says. Laned homes, court homes and vintage homes in Alpine Park are porch-front homes that put a premium on their curbside presence. Calbridge’s Forgetmenot (court) and Parkdale (vintage) models showcase what can be done with more square footage, while the Vista and Rawson are Calbridge’s laned showhomes that bring new meaning to the starter home. Showhomes will open in late November, but their sales centre is already entertaining visitors. “Every one of our showhomes here is special, especially the Vista’s third floor loft – the views are stunning. Not only is this a unique feature exclusive to this model, but from its location you have mountain and downtown views. Definitely not something to

WHAT’S HAPPENING The long-awaited opening of new residential communities in the southwest finally came through with the opening of Alpine Park, as land developer Dream Unlimited unveiled the first showhomes in the new community. The first seven of 13 showhomes opened on October 30 from Calbridge Homes, Cardel Homes, Genesis Builders, and Homes by Dream. Walden Place releases final building With its wide range of homes styles available, Walden Place has always prided itself in being a communitywithin-a-community. And now, this second largest development from Cardel Lifestyles is launching its final building. “We are about to release for sale the last building of Walden Place,” says Cardel Lifestyle’s Brad Logel. “We’re very excited for this one as it will feature eight

5 QuEstIons to Ask Any REaltoR in An IntERVIEw

If so, you’ll want to find a real estate agent that’s a good fit for your goals – if you don’t have one already, that is! What is the best way to interview a real estate agent in Calgary? By asking them some specific questions, of course! Here are a few simple questions you should ask any Realtor® who’s interviewing for the job next time around! #1 – What experience do you have as a real estate agent?

The first most important question to ask a real estate agent is specifics about their experience. What exactly is this agent’s niche? Do they specialize in rural homes and acreages, or perhaps city condos and townhomes? Is there a particular area of the city they are more familiar with than others? If you’re buying a home in Bragg Creek, for example, finding an agent who specializes in the area may be ideal for your real estate goals based on their previous experience. #2 – Do you have any awards, certifications and designations?

An excellent way to determine this is if they have a proven track record with lots of completed transactions over the past several months. In many cases, having several recent transactions on their record is likely indicative of a full-time agent with lots of experience. #4 – How do you plan on marketing my home?

How exactly is this agent going to market your home? A few questions you’ll want to ask them include: • What potential exposure does my listing have on your website? • Will you blog about my listing or post it on social media channels? • Will there be open houses or print advertising involved? These are just a few examples of marketing tactics used by agents. Get a complete list to ensure you are 100 per cent comfortable with their marketing plan. #5 – What will you do to make this process easier for me?

The brand-new community will have all the important amenities nearby like schools, daycares, recreation facilities, fire, police, emergency and medical services. There are also numerous parks, pathways, and retail centres all within five minutes of the community, she adds. Painted Sky is 266 acres with nine phases, and once complete there will have over 1,100 homes. It is located on the west side of Langdon, Rocky View County, immediately south of Glenmore Trail, and less than 20 minutes away from the eastern border of Calgary. It is designed for families to put down roots and will offer spacious laned homes, front-drive homes, as well as the popular WideShallow front drive homes that allow for more flexible floorplans.

“Painted Sky will have bigger lot sizes than the average city lot. Traditional front drive lots start at 48 feet wide. The bigger and wider lot can mean a larger home and more space for what people need,” Wulder says. The first phase will be exclusive to homebuilders in the Qualico Communities group. Broadview Homes will have front drive models, Sterling Homes will offer the Wide Shallow front drives, and NuVista Homes will sell laned homes. “Starting from prices and home model information is expected to be released later this year,” she adds. While the master-planned community of Heartland on Cochrane’s west side has grown rapidly with new amenities adding to its easy-living nature, and the addition of more home types and a new homebuilder means a greater range of choices for buyers. Daytona Homes is the latest to join Heartland’s homebuilder group and they will be offering frontdrive homes with their signature innovation and flair they are known for. They will be opening their showhome early next year. One of the newest communities in Cochrane is Rivercrest. It is jointly developed by Slokker Communities and Qualico Communities and boasts some of the best views in town. “Rivercrest offers a community that is both beautiful, and in a great location,” Slokker Homes president Peter Paauw said. “You can see the Rockies from the community, and some homes will even have views of the Bow River and Rocky Mountains.”

Cochrane’s Main Street in the downtown is perhaps its most famous landmark, but for those unfamiliar with it, Nichole says there is more to enjoy in this Western Heritage town than just McKay’s ice cream. One of its most beloved landmarks is the Glenbow Ranch, which has 3,200 acres of native fescue grassland and is also an active cattle ranch. Enjoy stunning vistas, rolling hills, and spot the occasional cowboy as you explore nearly 40 kms of paved and shale path. But Nichole says enjoying nature in Cochrane is even easier. “You can just go out your backyard and hit the pathways and trails around the neighbourhood and you’re already surrounded by nature,” she

says. “The recent opening of the pedestrian crossing to the river from Heartland makes this even much easier and enjoyable.” Cochrane’s Main Street has a vast array of quaint local shops, but one of the most easily recognizable is the Horse Creek Heritage Candy and Gifts shop. It is a quaint throwback to the town’s pioneering history. Horse Creek is now proudly serving Enceladus Chocolates! Gourmet Belgian chocolates, locally made in small batches. Every Western Heritage town needs a saloon, and you can’t be anymore homegrown than family owned and operated Half Hitch Brewing. You found your dream home – the size, the floorplan, the community – everything is perfect. But how do you make it your own? Homebuilders offer a variety of ways that their clients can “personalize” the home to fit their tastes and needs, and a big part of it is giving a wide leeway in the choice of finishings. Does one go with luxury vinyl plank or hardwood for flooring; granite, quartz or other stone materials for countertops; matte or glossy finish cabinetry? The list goes on. There is a lot riding on the decisions homebuyers make at this stage of the new homebuilding process, where buyers go through every combination of flooring, countertops, cabinetry, etc. Which goes best with what? You have to sweat the small stuff to achieve the best results. Homebuilders have mastered the process that allows their clients to come up with the best selections that fit their tastes, but it’s also helpful to know the choices that are open to you and what current trends are. 34  New Home + Condo Guide  |  Nov. 12–Dec. 10, 2021

We spoke with some of Calgary’s best homebuilders to find out what’s new and give readers a rare insight on what to expect when it comes to this stage of building a new home. Flooring

It all starts with the floor. It takes up most of what is visible, especially along the main floor, not to mention that it gets the most use. So, it’s imperative to get this right. And many are turning to luxury vinyl plank to provide the style and sturdiness. It mimics the look of hardwood but is of a more durable easier to style material. Julie Punter, Manager of Show Home Selections and Presentation at Homes by Avi says luxury vinyl plank (LVP) remains to be the popular choice, but luxury vinyl tile (LVT) is coming in strong too. “Light tones of LVP have been very popular over the last few years and will continue to be a popular choice moving into next year.” She thinks it will remain the popular choice over


hardwood for a number of reasons. “One being the cost, but also the durability that it offers. With people’s busy lifestyles with pets, kids and constant changes in weather here in Alberta it offers something that hardwood doesn’t, and that’s water resistance. We definitely sell more luxury vinyl than hardwood these days. Colours, styles and patterns have become vast in its options.” LVP has also become a top option for upper floors too, says Tricha Hamstra, Senior Interior Designer at Shane Homes Group of Companies. “People just love the hassle-free maintenance of LVP,” she says. “However, there are still a large majority of people that are choosing carpet because it is more budgetfriendly. We are seeing a lot of people choose a patterned carpet with a lower pile over the more plush and higher pile carpets. This way you still get a plush floor but do not see the traditional traffic marks like normal cut pile carpet can sometimes show,” Hamstra says. At Hopewell Residential’s DesignSense, LVP is also king not just for its affordability but because it is constantly evolving, says DesignSense Manager, Diane Chrusciel. “The tones, textures and sheens of LVP are incredibly realistic and the durability is second to none.” Chrusciel does note that timeless classics, like marble, are also holding strong for tile on the floors and walls. “Handmade tiles are making a resurgence with a strong focus on sustainability and natural elements.” She also is seeing a return of an old favourite. “Floor pattern nostalgia is coming in hot for 2022! We have seen a resurgence of herringbone, parquetted, chevron and more recently houndstooth. These patterns replay a large emphasis on character.”

Countertops have a huge influence in establishing the look of kitchens and bathrooms. They can impact the style of the room. There are plenty of materials to choose from, such as natural stone like granite, engineered material like quartz, or even the more affordable laminate. Quartz has dominated recently because it is sturdier and less porous than granite and is easier to keep the surface relatively bacteria-free. “Quartz is still proving to be the more popular choice of countertop,” says Homes by Avi’s Punter. “With lots of options in styles in solids and even marble or granite look-a-likes. Our go-to laminate choice for show homes is a simple white.” Their latest front-drive Jefferson showhome in the new community of Lanark in Airdrie shows how

countertops can pack a punch in style with their double kitchen island option. Hamstra says although quartz is definitely more popular, Shane Homes still gets customers who prefer granite for their more natural look. “Laminate countertops can be a great choice for an area like a workstation. It is very easily scrubbed or washed, and ultimately warmer to the touch as well.” BaCksplash

The kitchen backsplash is essential in complementing the countertop, and the easiest way to do this, according to Chrusciel is to have the same material continue from the countertop to the wall. “A huge trend we love is the slab backsplash. Taking the countertop material up the wall. ‘Laminam’ is one of these slab surfaces that offers a vast selection of colours and surface effect to fit any décor,” she says. “It can be used on many different surfaces from countertops to backsplashes, to floors. Very versatile and a site of the senses.” She adds that glazed tile backsplash is easy to clean and reflect light and come in many different shapes and styles. “One of the more popular looks is the “picket” style which can be found in our Arbour Lake West showhome.” CaBineTry

Cabinetry provides the essential storage space any growing family needs, but it has to look nice too. The two-tone kitchen has become an easy way to add flair to the home, and cabinetry plays an important part in the scheme. “We do a lot of painted and Thermafoil cabinets. The fun thing about now is that it is all about the mixing of cabinets, colours woods and styles. Sunset Ridge Hawthorne show home and Lanark Jefferson are good examples of fun tile options and cabinet mixing colours,” Homes by Avi’s Punter says. Hopewell’s Chrusciel says they also love mixing cabinets. “Whether it be cabinetry profiles and finishes. We love how mixing 2-3 cabinets defines zones and demands attention.” She also points out that wood kitchens are enjoying a bit of a revival. “Pale soft tones, subtle grain and unpainted wood are stunning and a firm classic. Thermofoil cabinets have come a long way. Our supplier has many great options to choose from. We were blown away at how far thermofoil has come. The current product lines are impressive in colour, sheen, texture and profile options.” Chrusciel suggests visiting their showhomes in Arbour Lake West – particularly the Luna – to see many of the finishing options she mentions here.
