Feature Cape Panwa Hotel Phuket Raceweek

The 2012 Cape Panwa Hotel Phuket Raceweek welcomed an international fleet of boats and sailors to Cape Panwa on Phuket's southeast coast for some great sailing and extravagant parties. The award-winning regatta, now in its ninth year, continues to set the standard both on and off-the-water. Organising a regatta is not for the faint-hearted, and having to change venue is something to avoid at all costs, but this year the organisers had to do just that and the new venue and Title Sponsor, Cape Panwa Hotel, surpassed all expectations with a professional and friendly 5-star service, and some of the best regatta parties to boot. Noting the change of venue, Grenville Fordham, MD of Image Asia Events, organiser and rights holder of the Cape Panwa Hotel Phuket Raceweek, said; "We found out last year the former venue was closing down so we had to look for a new, suitable venue, and fortunately Cape Panwa Hotel came onboard." "The team has been a delight to work with and the location is excellent. The anchorage is idyllic – if you're sitting on your boat and looking ashore, you're looking at what Phuket used to be like 20 years ago." The setting is like something from a movie. Four-days of windward/ leeweards and courses around the idyllic tropical islands dotted along the coastline, was a delight for the sailors who had come from over 20 countries to take part.

Thirty-four boats in eight classes and divisions, and approximately 500 crew, took part in the 2012 Cape Panwa Hotel Phuket Raceweek. Reading the winds and currents, Jing Jing's crew called the tactics and outperformed all, showing their supremacy with six wins from eight securing the IRC Racing I win comfortably. Pre-race favourite in the Sportsboats class Paul Murphy and his crew on the high-tech Welbourn 25 Brace! Brace!! Brace!!! with its Dynamic Stability System, were let down by their inconsistency, scoring four firsts, one second and three thirds. The chartered Soto 30, Longitude, was only competing for the second time and despite having successful Platu sailor Rolf Heemskerk and former Raceweek-winner Peter Ahern onboard, they just fell short on a first having to settle for a series of second and third place finishes.

Overall Series results IRC Overall: Jing Jing (9), Katsu (26), Won Ma Rang (29).

Thirty-four boats in eight classes and divisions, and approximately 500 crew, took part in the 2012 Cape Panwa Hotel Phuket Raceweek. IRC was split into three divisions – IRC Racing I, Sportsboats and IRC Racing II – with prizes for each and for IRC Overall. The all-new Aquila Reichel Pugh 45 Katsu, skippered by Ben Copley, was competing for her first time and struggled in the light winds of the first three days. Beaten on-the-water in a number of the races by the modified GP42 Won Ma Rang, skippered by Kevin Whitcraft, yet it was the Beijing Sailing Center entry Jing Jing, skippered by Rick Pointon, who performed best.

IRC Racing I: Jing Jing (8), Katsu (15), Won Ma Rang (17). Sportsboats: Surf Patrol (10), Brace! Brace!! Brace!!! (12), Longitude (17). IRC Racing II: Ruby Tuesday (14), Skandia Endeavour of Whitby (15), Phoenix (15). IRC Cruising: Sail in Asia (5), Remington (7), Dreamtime (10). Firefly One-Design: Voodoo (7), Moto Inzi (16), Twin Sharks (21). Multihull Racing: DaVinci (7), Nina (20), Sweet Chariot (22). Classic: Sirius (4), Idiom (6), McBob The Boat (7).

Feature Cape Panwa Hotel Phuket Raceweek Amongst the fleet was 91.5FM Sunsail Youth Sailing crewed by a Thai youth sailing team who were racing for the first time on a large keelboat. After five races, however, it was Sail in Asia skippered by Mike Downard and his crew of adult yachting students, who took the title with last year's winner Remington in second. The number of multihulls in Asia has grown considerably in recent years, in part due to the growing number of local builders. No more so is this evident than in Phuket where the resident fleet includes primarily local-builds. Cape Panwa Hotel Phuket Raceweek welcomed 11 multihulls this year, split into Firefly One-Design and Multihull Racing classes.

The Phuket-built Phuket 8 sportsboat Surf Patrol, skippered by Ray Waldron, put together the most consistent performance and finished the last day with a 1, 2 to take the series title after four years of trying. IRC Racing II went down to the wire. Five out of the seven entries scored podium finishes in the series and despite leading going into the final race, Skandia Endeavour of Whitby placed fifth in the last race and dropped to second overall, tied on points with Phoenix who placed third. It was Ruby Tuesday who rose to the top with a solid last day performance to take the class title. As the name suggests, IRC Cruising was made up of boats cruising in nature: some chartered, others with liveaboard owners and crew, and one with yachting students onboard. Despite the 'cruising' tag, these boats were highly competitive and as aggressive on-the-water as any other class. This was underscored with the closeness of the racing and a minor startline collision on the last day between Jenzminc VI and Dreamtime.

Both classes were easily won with Voodoo in Firefly One-Design and DaVinci in Multihull Racing undefeated throughout. However, the talk of the regatta was the second place finish of the chartered Nina who together with DaVinci were built locally in Phuket by Composite Catamarans. Classic boats are a rarity in Asia, and a Classic class at an Asian regatta is almost unheard of. Since the beginning, the organisers of Phuket Raceweek have actively encouraged and promoted Classic sailing and have had a Classic class every year. This year four boats took to the water to show their grace, their style and that they still had what it takes.

After nine years, the regatta has earned itself a reputation as being the sailors’ favourite. And justifiably so.

Sponsorship Sponsorship is essential to the success of a regatta and the Cape Panwa Hotel Phuket Raceweek continues to lead the way in Asia. The 2012 Cape Panwa Hotel Phuket Raceweek Title Sponsor and Host Venue is Cape Panwa Hotel. The Presenting Sponsor is Mount Gay Rum. The supporting Host Venue Sponsor is Kantary Bay Hotel and Co-Sponsor the Tourism Authority of Thailand. Official Suppliers include AirAsia, Budget Car & Truck Rental, Charter Catamaran, Cholamark Boat, Gybe, Mont Clair, Pryde Group, The Moorings, Phuket Beer and Rodenstock. Media Partners include 91.5FM, Asia Pacific Boating, China Boating, Cape+Kantary, Helm Superyacht Asia Pacific, LifestyleAsia, MyDestinationPhuket, The Nation, Phuket Gazette, PGTV, Prestige, Russia-RTV channel and SEA Yachting. Island Partners include ISS Security Services and Phuket International Hospital. Island & Industry Supporters include Phuket Boat Lagoon Marina, Electrical Marine, Krabi Boat Lagoon, Sunsail and Quantum Sail Design Group. Cape Panwa Hotel Phuket Raceweek enjoys the support of Tourism Authority of Thailand, Sports Authority of Thailand, Yacht Racing Association of Thailand and Ao Chalong Yacht Club.

Last year's winner Idiom, skippered by Mark Myking, returned to defend their crown against regular Seraph, along with newcomers McBob The Boat and Sirius. Going into the last day it was tied at the top but in the final race McBob The Boat threw it away placing third and Sirius, skippered by Simon Morris, sailed a flawless race to take the series title and the perpetual Seraph Trophy. After nine years, the regatta has earned itself a reputation as being the sailors’ favourite. And justifiably so. "We work very hard at making it as good as it can possibly be. The participants are very important. If they enjoy themselves, if they have good food and plenty to drink, and they have good racing on-the-water, they go away happy people," commented Fordham. The 2012 Cape Panwa Hotel Phuket Raceweek delivered the goods in spades. The venue was even better than before, the on-water racing was competitive, and the onshore parties were the best yet. The bar has just been set higher. www.PhuketRaceweek.com.

Patong Seafood

International

Baluchi

Indian

Take a journey into the home of real Thai food! Patong Seafood Restaurant was the first seafood restaurant to open in the then village-like Patong. It has changed very little from those days except for a major refurbishment after the 2004 tsunami in which major damage was sustained.

Baluchi is located in the heart of Patong and in Karon yet the relaxed atmosphere of both restaurants with soft background Indian music, creates a great ambience to relish a hearty meal with your family or to entertain your friends or clients.

The restaurant was rebuilt as it was in original Thai style with open dining area and a high circular design ceiling. Only the freshest seafood is brought straight from the boat and market to give you the finest selections, which are on display – chilled and ready to eat. The kitchens at Patong Seafood Restaurant are a place to behold, where their chefs with simply so many years of experience, prepare your seafood and other Thai delicacies to perfection.

They take pride in using only authentic and fresh Indian spices, freshly ground in their kitchen and fresh, not frozen, meat. Homemade paneer (cottage cheese) and yoghurt, tandoori kebabs, naan and rotis, Mughlai curries and the best Indian long grain basmati rice dishes are just some of the specialties which their Indian master chef serves daily. One can taste the most mouth-watering tandoori kebabs in town, not to mention the variety of breads baked freshly in the tandoor or a delicious variety of prawn, chicken, mutton or vegetable biryani.

The first thing that you will notice are the friendly staff. The smiles, the attentiveness and the helpfulness in making your choice are something you will appreciate and you will then know why many visitors and locals come back time and time again to enjoy this real taste of Thailand.

'Location, location, location' as the saying goes. It doesn’t matter how good you are, if you’re not in the right location, forget it. Baan Rim Pa has become one of Thailand’s best-known restaurants, with a reputation stretching much further. It is perched on a cliff, with teak floors and the constant swish of the surf ‘downstairs’. There are some restaurants that just encapsulate the word ‘romantic’ and here, with Tommy Doyle playing classics on his grand piano, the sea breeze and the delicate aromas of world-class cooking in the air, this House by the Sea is one of the most romantic places to eat in Phuket. Situated on a rocky outcrop, overlooking the Andaman Sea, Baan Rim Pa prides itself in superb, authentic Royal Thai Cuisine, an ambience second to none and the most spectacular views on the island. Baan Rim Pa is the winner of the prestigious Wine Spectator Award of Excellence nine years in succession.

The International and Thai at Rice in Baan Yin Dee Boutique Resort come alive in the dishes so delicately prepared and presented. People Profile

Two Chefs The thriving west-coast resort beaches of Kata and Karon are teeming with dining choices, from simple seafood huts to high-end resort restaurants. It’s a difficult place to compete and make a name for yourself as a restaurateur, but there's a team from Sweden that has managed to do just that since arriving on the scene more than a decade ago.

Two Chefs is a rarity in the world of Phuket dining: a recognisable and expanding brand that was born and nurtured on the island. It was founded by Billy Ågren and Daniel Shamir, childhood friends who had first travelled to Thailand on holiday together in 1994 and returned to Phuket in 1999 to work at a restaurant in Patong after completing chef school in Sweden. The pair soon decided to strike out on their own and they opened the first Two Chefs in Kamala in 2000. After one year the lease ran out and when they were unable to find a suitable location in Kamala, they moved to Kata Beach and set up a Two Chefs restaurant and bungalow operation just behind the Boathouse resort. In the years since, Daniel moved away and Billy brought on Henrik Öjelind, who he had previously worked with at the restaurant in Patong, in 2001, and Krister Westberg, who he had known in Sweden, in 2007. With three chefs now in charge, the math doesn’t quite gel with the restaurant’s brand but the original name stuck. Each of them could be considered rich-country refugees: young entrepreneurs who found the rigid rules and costs of doing business back home in Sweden too stifling. Krister, who owned a restaurant in Sweden and sold it before coming to Phuket, says that it’s extremely difficult to start a restaurant business in Sweden unless you have the cash and power of a large company. It’s next to impossible for small business owners to thrive, much less survive against the big players in the dining trade. Henrik agrees, saying that the rules and regulations imposed on restaurants in Sweden have become “crazy”. They all agree that Phuket has a more flexible, business-friendly environment and it's easier to put a team in place so that they can worry about the larger issues, spend more time with their loved ones and enjoy the island life. Henrik explains that since Two Chefs was launched 12 years ago it has shifted from a flat management structure, where the founders were involved with all aspects of the business including the cooking, to a pyramid structure where the day-to-day operations are run by a team. “In Sweden you have to do everything yourself,” says Henrik, “while here in Phuket you can delegate many things to staff.” A key element in the success in building any team is good communication, which is why both Billy and Henrik dedicated their early years in Phuket to learning Thai “the hard way”, by studying both the written and spoken language. “Don’t do phonetics,” is Billy’s advice to those who want to learn Thai.

When not working, all three chefs try to enjoy the island life by going to the beach, playing golf, dining out and spending time with their friends and families. Remarkably, they maintain close friendships with one another in addition to their business partnerships. Billy and Henrik are now both married to Thai women and have five young children between them. They live side-by-side in Chalong in houses they built on a single plot of shared land. Two Chefs, meanwhile, has been constantly evolving and expanding, with a second restaurant added in Karon Beach in 2007 and a third in 2008 in Kata Centre. All three restaurants have a modern and friendly atmosphere, serving both Swedish and Thai specialties. This year has seen further expansion with a pair of Two Chefs Bistro, Bakery & Deli shops opened in Kata and Karon this July. These are more casual eateries set just outside the busy tourist areas that are attracting more residents of the condos and villas of the area in addition to tourists. A Two Chefs catering and event service has also been launched. Billy says that good food, good quality, a good location and a unique style of service have been key elements in the Two Chefs’ success. They’ve also added some Thai-style sanuk to the mix, with live music, regular events including chilled-out Saturday brunches, BBQ and Tex-Mex nights, and an overall lighthearted feel to the operation. “Fun is always on the menu,” says one Two Chefs’ promotional video. They've also made savvy use of the internet and social media, with a popular Facebook page and their own YouTube channel where fans can enjoy watching videos of Two Chefs events after they return home from their Phuket holiday. One such video involves an imitation of the “Swedish Chef”, a character from the Muppet Show best known for blurting “bork, bork, bork!” while bouncing meatballs around his kitchen. “We like this Swedish Chef,” says Henrik, “he makes us funny and famous. But Swedish chefs have become very famous in the world for making great food.”

Spa

Lemongrass House To visit this home of award-winning spa oils, creams, soaps and so many other exquisite products is a delight. The aromas are enchanting. At Lemongrass, you can enjoy a spa treatment to sample and choose from their huge range, then take home your choice to enjoy at your leisure. They even have a great range of kid’s spa products.

Bobby Duchowny studied aromatherapy – a healing art that promotes massage, when combined with specific herb and spice oils, as a method to reduce stress, boost energy and heal certain physical ailments – at the American Aromatherapy Association. Some years ago while on holiday in Thailand, he visited an organic farm in Petchaboon province and became interested in the natural healing properties of Thai herbs and spices. “I was particularly attracted to lemon grass as it was used in many popular Thai foods, as a medicine for stomach disorders and even as a repellent for mosquitoes,” he recalls. Bobby used lemon grass as his signature herb to create a line of essential oils, face and body creams, shower gels and bath crystals, which he and his wife Palita sold at Bangkok’s world-famous Weekend Market. What started, several years ago, as a modest enterprise has blossomed into a successful operation offering over 90 oils and a wide range of body care products through many outlets, as well as supplying many of Thailand’s top resorts and spas with aromatherapy oils. “Our advantage is that we produce the freshest spa products and our stock is never kept longer than three months; using fresh spa products can be likened to eating fresh food rather than processed food.”

Based on his years of experiences at some of the top spas in Southeast Asia, Bobby has developed a full line of healthy skin care products. For example, his hydrating face and body creams have 25 per cent aloe vera, white orchid and cucumber extracts. And he’s developed a revitalizing mineral muscle soak made from Andaman Sea salt crystals, blended with white orchid and chamomile extracts, to help draw out impurities and soothe and revive tense muscles. “People are sensitive to different scents at different times of day. It’s a good idea to get a variety of essential oils and experiment with what smells and feels good to you,” he says. “Our aromatherapy massage and body oils can be either uplifting or calming to the spirit. They’re carefully balanced handblended oils created by adding pure essential oils to nourishing, vitamin E enriched, sweet almond and jojoba base oils. Lemongrass has won many awards, including Condé Nast Hot List 2007, and has been featured in several top magazines, including Time Magazine’s “Best of Asia”. According to Time, “If you want to smell like no one else, try mixing a selection from the more than 90 natural scents at Lemongrass House.” Lemongrass House is located in Cherngtalay, Surin Beach and Chalong, where you can buy their full range of spa products at modest prices, making perfect gifts for friends and family who can enjoy the aromatic scents of Asia in the privacy of their homes – no matter where in the world they live. Spa

The Royal Spa To experience The Royal Spa is to feel the true beauty of nature and reflect on the power of body, mind and spiritual connections.

The Royal Spa and Health Club In the heart of bustling Phuket Town lies a quiet haven of heavenly peace. With the continuous sounds of water, trickling, bubbling and steaming, and with the sweet fruity scents that fill the air, the being is enticed into a flowing stillness of body and mind. The Royal Spa and Health Club is a popular tropical day spa with both locals and visitors alike, which is managed by the Royal Spa Development and Management Company. With an excellent reputation in the spa development industry through its experience and attention to detail, the Royal Spa and Health Club offers a distinctly personal experience. Of the signature treatments, the Royal Stone Therapy is one that is particularly interesting. The Hot Stone massage technique, founded 5000 years ago, uses black volcanic stones, which are heated and placed on the body, producing a profound effect, stilling the mind and easing the body. Unlike many of the high-end spa complexes on the island, which market themselves exclusively to tourists, the reasonable prices and relaxed but professional staff at the Royal Spa, means that many local Thais, as well as tourists, are beginning to use the spa. This has helped to erase the often stiff, and over-formal atmosphere at many of Phuket’s spa resorts, giving the Royal Spa an ambience of authentic relaxation and pleasure. All the therapists working at the Royal Spa have been trained at the in-house 'Phuket Spa Academy', established in 2004, to provide a comprehensive spa training course. The curriculum and assessments provide a measurement of therapist expertise and knowledge within the Thai spa industry. Since then, the Royal Spa Development and Management Company have provided comprehensive and professional spa management, and development programs, for spa retreats throughout Thailand. Their aim is to provide a standard of service and expertise throughout the Thai spa industry, to ensure a high quality of service and standard of treatment, throughout Thailand. It truly offers the ‘one stop services for Thai spa business’ and a quality of relaxed professionalism, rarely found in luxury spa resorts. Right now The Royal Spa have 12 branches that are managed in resorts in Patong, Kata, Karon, Panwa, Ao Chalong and Phuket Town and you are welcome to experience our spas with us anytime. As a special for our 8th year anniversary, we offer 'BUY ONE GET ONE FREE' value.

Spa

Sukko Cultural Spa Sukko means "Beyond Happiness". My first feeling when I stepped through the impressive gates of the Sukko spa was, "I’m in paradise". The Sukko staff are dressed beautifully in traditional Thai style and the spa design, influenced by the ancient Siamesee capital, creates a haven of calm yet regal serenity. I felt I had left all my troubles behind.

Chilled out by the soothing background music, my mind was filled with a peaceful wellbeing as I enjoyed the warm traditional welcome (again from Sukko culture) of the ‘Flower Floating Ritual’ – similar to ‘Loy Kratong’, where the idea is to float away past stresses and wish for luck and joy from that moment on. A variety of 40 spa treatments – prepared by Sukko's certified Thai Herbalist and based on ancient Thai medical theory – is offered at Sukko, in packages lasting from 2 hours to 4 hours. Each package has a specific purpose and can be selected to suit your lifestyle or the way you feel on the day. These herbal recipes and procedures have been handed down through generations and are totally free of petrochemicals, synthetic perfumes or colouring. Some of the herbs and spices are grown in Sukko’s own herb garden and picked just for your treatment, ensuring they are as fresh as can be. I was pampered with the “Be Balanced” package; a 3 hour experience that left me feeling relaxed and refreshed. This three-treatment combination began with 30 minutes in the steam room and the Jacuzzi, followed by a Thai Turmeric Body Scrub designed to soften your skin and awakening your senses. The scrub was followed by Sukko Special Body Massage, performed by hands, using finger pressure on energy points and smooth strokes along energy lines. During the movements of the massage, the molecules of

“The Best Spa In Southeast Asia”

essential oils in Sukko elegant aromatic massage oils will be absorbed through the skin and into the bloodstream to benefit the nervous system and other parts of the body. “Is this pressure okay? Too strong? How are you feeling?” my therapist asked me from time to time. “Mmm…perfect…” were the only responses that seemed to suit how I felt. Sukko Spa’s restaurant, Suk Savoey Spa Cuisine, presents a unique concept: "Menu by Blood Types" and "Menu by Element". For those who want to exercise, the Suk Sanan Club provides a myriad of fitness opportunities, including ‘Rue Sri Dat Ton’ (the hermit self stretching), a traditional Thai exercise or, for something more strenuous, try ‘Thai Martial Arts’, a traditional and effective art of self-defense.

h c a e B Bangtao re u s a e r T r a t S e v i Phuket’s F

Those arriving to the lush tropical wonderland of Bangtao Beach today would be surprised to learn that just 30 years ago much of Bangtao was a lifeless, polluted place, abandoned after decades of tin-mining activity along the shoreline. Back then, its bleakness was something of a local tourist attraction. We’ve been told by native Phuket people of making visits to Bangtao when they were children for the novelty of seeing a completely barren landscape – it was like taking a trip to the moon. This all changed with the arrival of Laguna Phuket resort, which painstakingly revitalised the area and transformed Bangtao into the five-star destination that it is today. Laguna Phuket, now containing seven resort and villa properties plus numerous leisure facilities including the famed Banyan Tree Spa and a golf club, just celebrated

Bangtao Beach

its 25th anniversary in August. Though it’s now a well-known brand in Phuket stretching across 1000 acres of land, Laguna never rests on its laurels – the resort continues to evolve, and many changes are afoot both within the resort and around it.

Hot Properties The biggest news coming out of Laguna of late is the announcement that the 20-year-old Laguna Beach Resort is to be sold to the Hawaiian-based Outrigger Hotels and Resorts. Outrigger already operates a resort in Laguna, the Outrigger Laguna Phuket Resort and Villas, as well as the Outrigger Phi Phi Island Resort and Spa, but this will be its first property acquisition in Thailand. Michael Cowan, Outrigger’s local man on the ground (VP Operations & Projects, Asia), says Outrigger is keeping further details under wraps for now, but it’s expected to reopen around mid-2013. The resort has been closed since May and an extensive renovation is already underway. Bangtao’s northern shore is set for some sexing up with the imminent arrival of a new Nikki Beach resort, spa and beach club, opening near Layan Beach next year. Following the success of a Nikki Beach in Samui, Singapore’s Castlewood

Group is developing the Phuket version with 151 suites and 23 “sky villas”. Nikki Beach is a Florida-based resort and lifestyle brand known for creating the “world’s sexiest bars” with properties in St. Tropez, Mallorca and Cabos San Lucas among others. An outlay of 1.19 million baht wouldn’t be enough to buy one of the cars parked in front of the many ritzy villas in Bangtao, but, surprisingly, this amount could buy you a home here. Tri Property Co has recently opened a showroom for its new Zcape condominium project, and the company said that within days of launching its marketing efforts some 70 percent of the 198-unit project had already been reserved. The seven-storey building is designed in the shape of the letter “Z” to give most rooms a view of the common swimming pool and gardens. 1. Laguna panorama (supplied by Angsana), 2. Since opening last November, Bliss Beach Club has been creating some buzz among the wine and dine set for its stylish beachfront design, fresh and well presented dishes and Sunday ‘butler’ brunches. Making for the ultimate lazy day, a seemingly endless array of dishes are brought to your table to save you the indignity of having to get up and go to a buffet spread. After brunch, the DJ music cranks up for Soundwave Sundays, which Bliss coaxed here from its original Laem Singh Beach location. It puts on many more events including industry parties on the first Saturday of each month, monthly dinners in the private Barolo Room for 10 guests only, plus daily lunch and drink specials. The ebullient Bliss founder Giuseppe ‘Pepe’ Viva seems to have hit the right note in creating a lively place that artfully manages to present both a welcoming and exclusive ambiance.

1. XANA Beach Club, 2. Bodega & Grill, 3. Baan Talay

New on the scene within Laguna is the Angsana Laguna Phuket Resort, managed by the Banyan Tree Group, which took over the former Sheraton resort and opened late last year after a big facelift. The resort’s going big on its F&B front, most spectacularly with the addition of the XANA Beach Club, officially opened on June 30 with a splashy DJ party. This snazzy beachfront restaurant operated by Attica Group of Singapore has blinding white modern decor to match the sand, complete with a 35-metre pool with swim-up bar, rooftop dining areas and private cabanas. The menu features tapas, Mediterranean and fusion dishes, plus, of course, an exotic array of cocktails. We tried the grilled snow fish and declare it heaven in a bite.

At the other end Bangtao, not to mention the style spectrum, sits the Reggae Bar, reached down a path off the narrow road that leads north along the beach just beyond the Banyan Tree. (This road, by the way, is far from five-star quality. We’re puzzled as to why its gaping potholes never get fixed!) The menu is serviceable but uninventive, the service lackadaisical, but the setting – think bamboo tables in the shade of casuarina trees, endless blue sea views, soft white sand between your toes – is superlative. Pretty much as good as it gets for that rustic tropical island postcard scene. 1. Bliss Beach Club, 2. Bangtao Reggae Bar

Angsana is also aiming to entice food lovers in from the beach with its Mediterranean steak house, Bodega & Grill, which is serving up a weekly Pasta Feast every Wednesday evening, with all you can eat pasta cooked à la minute and unlimited house wine for a mere 790 baht net per person. Angsana’s Thai restaurant Baan Talay, just behind XANA, is giving noodle lovers a chance to indulge with its Pad Thai Sanook special: all-you-can-eat phad thai with unlimited house wine every Thursday evening for 650 baht net per person. These specials are on offer till the end of September.

Hot Pursuits 1-2. Angsana Kids Club, 3. Phuket Adventure Mini Golf

Off the beach, we’ve discovered a fun spot to relax and hone our putting skills. Phuket Adventure Mini Golf, launched late last year by Swedish couple Thomas and Pia Holm, is now in full swing. The 18-hole course offers some tricky spots to keep things interesting, and the alfresco restaurant and bar are more sophisticated than one might expect at a family-oriented spot. The pizzas are truly tasty. A round of golf costs 280 baht for adults and 200 baht for kids, with discounts available for groups who book ahead (note that it will be closed September 16-30, but the phone will be open to take bookings during that time). Laguna has long been a hot spot for family activities, and now there’s even more to choose from with the launch of a Day Pass at Angsana Laguna Phuket. The cost of 1,600 baht for adults, 1,200 baht for kids or 4,700 baht (net) for families of four includes access to the resort’s vast swimming pool, the Tree House Kids Club, yoga classes, beach volleyball or soccer, kayaking in the lagoon and other water sports, and a free lunch at the Poolside restaurant.

Hot Cause The Good Shepherd, a charity that helps Phuket’s underprivileged families and children with a variety of community self-sufficiency programmes, last month launched a monthly Charity Market, which will take place on the first Saturday of each month at Plaza Del Mar (behind BAKE) near Laguna, from 9am-1pm. Second-hand items and handmade goods will be on offer. A good chance for Phuket bargain hunters to give back while they shop.

Zcape Condo's Compact Concept Key to Success With Phuket's property market beginning to offer more affordable, urban-style accommodation for the island's cosmopolitan community, the successful launch of Zcape Condominium unit sales in July was a significant sign of the times, proving that investor confidence is still high for projects that fit in with the island's evolving residential market. Attracting investors to the new compact condo concept, adapted by Thai developer Tri Property Co., Ltd, was the affordability of stylish accommodation in one of Phuket's most sought after residential areas. Located on Baandon Road in Cherngtalay, near a collection of luxury resorts, Zcape Condominium will offer residents a furnished home in the heart of the cosmopolitan coastal district, which is itself undergoing a transformation with mixed-use developments also underway nearby. Expected to be complete by early 2014, Zcape Condominium comprises 198 units in three smart designs: Studio, Single-bedroom and Studio/ Bedroom units with ' flip & slide' partition walls and furniture, plus plenty of communal facilities. The successful launch of Zcape Condo followed Tri Property's previous success with trendy condominium developments in Bangkok: Proud of Cheangwattana and Proud X2. Tri Property CEO, Adisorn Vivakanonde, said they had seen great potential of adapting the popular urban living concept to Phuket. “We'd just like to say thank you to all our new friends who made a smart move to invest in Zcape Condominium. We're glad the concept and choice of location was right for the current direction of the property market in Phuket,” said Adisorn.

Zcape Condominium's trendy units come furnished with space-saving 'flip & slide' features such as sliding partition walls to instantly transform sleeping and living spaces.

Before coming to Phuket, Tri Property sought expert advice from Phuket-based marcom network Prodigy One to ensure Zcape Condominium would be well received. “Prodigy One gave us a realistic and transparent understanding of the direction of Phuket's property market, which gave us the confidence to move ahead and invest”. Zcape Condominium has a project value of 495 million baht. Also boosting investor confidence in Zcape Condominium was the involvement of Tri Property's CFO, Chaiwat Tuntiwiwat, who is a Phuket native from a long line of ancestral land owners. “Zcape Condominium is one of several future residential developments we have planned to provide local residents with affordable options,” said Chaiwat.

Feature

To Buy or Not to Buy When you can see the bandwagon…

I think it's fair to say for Phuket's agents and developers, 2012 began full of optimism after a much improved last quarter 2011 and a big increase in interest at the beginning of high season; but by the end, it turned out to be less of a stampede and more of a canter. The results, as in number of closed sales, were disappointing. More sales were agreed during this period than at any time since the first quarter of 2008 (before the recession began to bite), but for the first time the numbers of cancelled sales were almost half of those successfully completed. To put that into perspective, between 2006 and 2008 we had one cancelled sale, yes ONE! To say this is frustrating is an understatement. We do as much work, often more attempting to rescue a sale, but nobody's happy with the end result; not the seller, not the buyer and certainly not the agent. As the old adage goes ,“No Sale, No Pay!” Perhaps it’s time we changed it to, “No Pay, No Agent”. The interesting question is, why? Why would a genuine buyer go to the trouble to research and inspect properties for sale; spend valuable time visiting them; negotiate a deal to buy the property and, in some instances, engage lawyers and pay a holding deposit – only to go home and pull out? I know they feel worse about it than we do, so why do it? It’s a question of confidence. The global news is so darned depressing it’s enough to quell the enthusiasm of even the most committed buyer. Once home, instead of the positive enthusiasm that would normally have greeted them upon telling their friends and family of their new purchase in paradise, they are met with fears and doubts. Fears for the future, doubts about the wisdom behind making the purchase. After all you don’t need it, and who knows what the future might bring. You’d think Doomsday was upon us! For some poor unfortunates in countries such as Syria it might be, but not for most of us. If you were in London now, you might be tempted to say that famous line “Crisis? What crisis?” GBP 29 million for the opening ceremony of the London Olympics! And don’t say that only applies to London. Tickets to get into Royal Lytham and St Annes Golf Course to walk round during The Open were GBP 80 (4,000 baht)! Then there’s the USA: US$ 2.5 billion for the vehicle they sent to Mars – and it was touch-and-go if it would ever make the landing!

follows the bust doesn’t happen. The culture of boom and bust is a relatively recent one. Prior to the 90s, I can only recall steady but sustainable growth. Steady growth makes property a wise investment because property will always appreciate faster than capital, but without the risk of something as intangible as stocks and shares. What’s more, you can use property, live in it, rent it out, look at it – in short enjoy owning it. In boom and bust times some make fortunes while others lose them. Ironically it’s the fortune-makers who are now buying property, but sadly most people are like the proverbial sheep and the majority buy at the peak when the hype merchants are telling you it’s the next big thing! Just like the property programme I recall watching while visiting the UK over New Year 2008, informing viewers that Dubai was the next big thing! I couldn’t believe what I was watching. It was blatantly evident to me in 2005, while I was still doing business there, that a bubble was forming to match the great South Sea Bubble and the fallout would be equally spectacular. After years of unprecedented appreciation, fuelled purely by speculation, in some cases by as much as 400%, how could it be the next big thing? But still people bought. Why? Because they were being told that they were missing out if they didn’t. Now many prospective buyers are holding off, being told to wait and see, preferring to wait until property is booming again. Then they’ll say, “Remember that condo in Phuket we could have bought in 2012 and we pulled out? It’s now worth double!” This isn’t hype, it’s a prediction based upon years in this business. To quote one of my favourite lines by that financial genius, James Goldsmith, “When you can see the bandwagon it’s too late to get on it”. Right now the bandwagon is around the corner, just out of sight! I don’t believe there has ever been a better time to invest in property; prices have bottomed out and in many cases it would be impossible to buy the land and construct the property for the price it can be purchased for. It’s only a matter of time before the bandwagon arrives in town!

There’s plenty of money about, people are just afraid of spending it. So what do they do with it? Hold onto it? There are many people who are even afraid of doing that. Why else would anyone purchase German Bonds for virtually zero return if they weren’t afraid of what to do with their money? A Fixed Term Deposit account will return you 3.75% in Thailand, but then you’d have to put your money in a Thai bank. Why do that when you can put your money in a British bank, or Spanish bank, or Irish bank or Icelandic bank! Why exactly... When this recession is finally over, it won’t take long before people are asking what it was all about. Personally, I hope the usual boom that

FOREIGN INVESTMENT IN THAI VESSELS

The Andaman Sea is one of the premier destinations for boating services in Southeast Asia. However, foreign investors who wish to participate in commercial activities in Thai waters, such as cruises, diving, and transportation and ferry services, among others, should be aware of Thailand’s regulations to ensure compliance. This article will provide an overview of the law regulating foreign investment in the use of Thai vessels for commercial purposes. Ownership of Thai Vessels The primary law governing foreign ownership of vessels in Thailand is the Thai Vessels Act (B.E. 2481) (1938) (as amended by the Act B.E. 2540) (1997) (the “Vessels Act”). The Vessels Act highly restricts foreign ownership of Thai-registered vessels that are used for the purposes of “trading in Thai waters”. It should be noted that “trading” is broadly defined under the Vessels Act, and includes any activity related to “transportation of passengers or objects or pulling objects from any port or place to other port or place within Thai waters for commercial purposes”. For example, a vessel operating a cruise around Phuket and surrounding waters would be considered “trading” for purposes of the law, and therefore subject to the limitations on foreign ownership. Foreign individuals are prohibited outright from owning Thai vessels for commercial activities. In other words, only companies or partnerships (known as “juristic persons” in Thai legal parlance) with a minimum of 70% Thai ownership may register a Thai vessel. The levels of foreign investment in Thai vessels engaged in commercial activities may be summarized as follows: • Limited partnership: All of the partners must be Thai individuals and nationals. However, foreign investors can own up to 30% of the partnership’s capital. • Limited company: A minimum of 50% of the company’s directors must be Thai nationals. A minimum of 70% of the company’s registered capital shares must be owned by Thai parties (i.e. foreign investors can own a maximum of 30% of the company’s shares). • Public limited company: A minimum of 50% of the company’s directors must be Thai nationals. A minimum of 70% of the company’s paid-up capital shares must be owned by Thais parties (i.e. foreign investors can own a maximum of 30% of shares).

statement must be provided stating that foreign participation is limited in accordance with the Vessels Act. Second, actual evidence offering proof of the statement must be submitted. Furthermore, the penalties for engaging in nominee arrangements are criminal in nature. The Vessels Act states that “nominee”-owned vessels may be detained by any competent official. Moreover, Thai parties who act as nominees in violation of Vessels Act are subject to a maximum penalty of five years imprisonment and a fine not exceeding 500,000 THB. Additionally, a foreigner who either employs or consents to the Thai nominee to commit the violation is subject to the same penalty as the actual violator. Other restrictions Pursuant to the Vessels Act, foreign investors are prohibited from leasing Thai-registered vessels to engage in commercial activities. Additionally, every crew member of a Thai vessel that engages in business in Thai waters must be a Thai national. This includes vessels that are co-owned by foreign investors. However, crews on Thai vessels engaged in international maritime transport are subject to a more relaxed nationality proportion. At least 50% of all crew members are required to be Thai nationals on such vessels. Conclusion Foreign investment in commercial boating ventures in Thai waters is highly restricted. Only joint venture operations with Thai co-investors are permitted, with foreign participation being limited to a maximum of a 30% ownership ratio. Moreover, the penalties for engaging in “nominee” arrangements are severe, and apply both to the actual violator and the foreign party. As a result, prudent investors should be fully aware of the regulations governing this attractive, but regulated sector which has quite restrictive rules. This article was written by John Frangos, a Senior Associate with Limcharoen Hughes & Glanville’s Phuket office.

It is important to note that the ownership restrictions described above strictly apply to Thai vessels engaged in commercial ventures in Thai waters. The Vessels Act contains a separate set of restrictions on foreign investment in Thai vessels engaged in international maritime transport. Such vessels must be owned by either a limited company or public limited company, with a minimum of 51% of the company’s directors being Thai nationals, and a minimum of 51% of the shares owned by Thai investors. Prohibition against nominee ownership Importantly, the Vessels Act expressly prohibits Thai persons or entities from acting as an owner of a registered Thai vessel in the stead of a foreign party. As such, it is illegal for a Thai national to either individually own, or be a partner or shareholder in a registered Thai vessel in the place of a foreigner, when the foreigner actually “controls” the vessel. When registering the vessel with the relevant authorities, evidence must be submitted that the ownership requirements are met. First, a

Things to do in Phuket

Visit a Wat (Temple) The culture of Thailand is heavily influenced by Buddhism, practised by at least 90% of the population. Temples (known locally as Wats) are where Thais go to worship and seek spiritual guidance but they are also a focus for social and cultural activities, and are often spectacular examples of SouthEast Asian architecture. views. 45 metres high, 25.45 metres wide at the base and finished in white jade Burmese marble, this is believed to be the highest point in Phuket and the huge Buddha image. The development is set in a beautiful forest area and is designated as a National Park. The site offers numerous images and statues of our Lord Buddha and Kuan Im-the Chinese goddess of mercy

There are of course many temples in Phuket, but the most popular is Wat Chalong which is situated to the southeast of Phuket City. Wat Chalong was built during the reign of King Rama II (1809-1842), and has since been subject to much extension. The temple contains several structures and halls. One of these features a gilt-covered statue of the famous and revered Luang Poh Cham, plus statues of Luang Poh Chuang and Luang Poh Gleum, all ex-abbots of the temple. The Grand Pagoda is decorated with wall paintings of scenes from the Buddha's life and features various Buddha images. The air-conditioned 'exhibition home' of Luang Poh Cham contains lifelike human-sized wax models of Luang Poh Cham, Luang Poh Chuang, Luang Poh Gleum, and Luang Pu Thuad, as well as examples of antique Thai furniture and Benjarong (Thai porcelain designed in five colours).

Siray attraction is Wat Koh Siray, a hilltop temple with a golden reclining Buddha, from which there are spectacular views of Rassda Harbour and adjacent islands on the one side and views of rubber plantations on the other. It also overlooks the picturesque Sea Gypsy village called Laem Tuk-Kae. From the road you climb up a staircase flanked by huge dragons. The outside temple hall is surrounded by other Buddha images that you can walk around.

From Wat Chalong, drive towards Chalong and turn right at Soi Yodsane. Follow this road for six kilometres you will reach Wat Khao Nakkerd. Wat Khao Nakkerd is on the top of Nakkerd Hill where a huge Buddha statue is being built. The hill offers 360 degree panoramic

Wat Phra Tong is also a popular attraction for both visitors and local residents. Phra Tong means "Golden Buddha" One attraction is that the upper half of the golden Buddha image appears to sprout up from the ground. The image is known as "Phra Phut". The temple also houses Wat Pra Tong Museum which has a collection of ancient artifacts of the Phuket locals. The temple is located on Thepkrasattri Road 20 kilometres from Phuket City.

When you visit a temple remember to remove your shoes, hat and sunglasses before entering the temple building and to dress modestly. If you sit in front of any religious artifacts such as a Buddha image, you should not point your feet towards the object. Importantly, women should not attempt to touch a monk. Dress appropriately. Shoulders and the legs above the knees must be covered.

Rabies Recently a friend, whilst riding his bike, was bitten rather severely by a dog here in Phuket. Apart from the trauma of the dog bite, which was bad enough, he was quite concerned about rabies.

Rabies is a viral disease which affects the central nervous system, essentially the brain and spinal cord and is transmitted from infected mammals to humans. Once symptoms appear in humans who have not been vaccinated, the disease is invariably fatal. The good news for my friend, and others, is there have been no human deaths from rabies in Phuket for over 20 years. All mammals, including humans are susceptible to rabies. In Phuket, cats, dogs and monkeys are the most likely mammal to contract and pass on the disease to humans, and it’s important to

understand that humans can only contract rabies through exposure to a rabid animal. Exposure is nearly always through a bite, but rabies can also be transmitted if a rabid animal scratches a person or if its saliva comes into contact with broken skin. To decrease the likelihood of getting rabies, it's best to minimise any exposure to animals that may have the disease – and this certainly includes any wild animal, including stray dogs and cats which are acting abnormally. The Thai authorities are also reducing the risk by vaccinating dogs and cats, and if you have a pet, you should ensure

Rabies

that it has been vaccinated. Keeping exotic or wild animals as pets should be discouraged, as is having your photo taken with wild animals on Bangla Road and at other tourist areas. If you are bitten, or believe you've been exposed, immediately clean the area with lots of soap and water and see a doctor as soon as possible. It's likely that the doctor will recommend a course of rabies injections, possibly including a vaccine and Rabies Immune Globulin, depending on whether you've been vaccinated before. These injections are not as painful as common myth has led some people to believe, but they are expensive. You'll also need to attend a hospital or clinic on five occasions, as the course requires five injections over a 28 day period. It's very rare in Phuket for the observation or testing of an animal to rule out the possibility of rabies. In some other countries, authorities may catch the animal and keep it under observation to see if it develops rabies and only then do the bite victims get their rabies shots. Another option is to kill the animal and examine the brain tissue to eliminate or confirm rabies. Again this is rarely done here in Phuket and you're more likely to just get the rabies shots.

There's also a vaccine that's given to people who are at risk of getting rabies, for example veterinarians and those who work with wild animals. In some countries being vaccinated for rabies before coming to Thailand is recommended by health officials, although this is not really necessary, unless you intend to work with wild animals. It’s good to know that rabies is not a serious disease in Phuket, but the possibilities of contracting the disease still exist. It’s also nice to know that exposure to a rabid animal does not always result btained promptly following in rabies. If preventive treatment is obtained a rabies exposure, nearly all cases of rabies will be prevented. However, if preventivee treatment es is not administered and signs of rabies al. develop, the disease is invariably fatal. re Most doctors here in Phuket therefore als recommend that all bites from animals where you're unsure if they've been vaccinated should be evaluated by a qualified expert or doctor.

Peter Davison is the Manager International Services at Phuket International Hospital.

If you get rabies, the early symptoms include irritability, headache, fever and sometimes itching or pain at the site of exposure. The disease eventually progresses to spasms of the throat and the muscles used for breathing, convulsions, delirium, paralysis and eventually death. Remember, by the time any symptoms appear, rabies cannot be successfully treated. Usually the time between exposure and the onset of symptoms is two to ten weeks, although much longer time periods have been reported.
