We all know one of those places… they never advertise but they’re busy. Why? ‘Word of mouth’. People tell their friends, “You must try..” and the word spreads. In this monthly column, we spread the word further about the great-value nooks and crannies that we know about on Phuket.

PHUKET-BASED C9 HOTELWORKS
Bill Barnett Property columnist and founder and Managing Director of C9 Hotelworks reveals how one book inspired a life-changing trip to Asia, where he’s lived for nearly three decades. How long have you been in Phuket? I’ve lived in Phuket for 10 years and have been in Asia for 28 years. Tell us about your background and how you came to live in Asia. I grew up in the suburbs of Los Angeles. In my early 20s I was in the music business, working as a tour manager and also at Capitol Records in the PR department as a messenger. I started writing record reviews. It was my passion. Later, I was living in Hawaii and read a book called 'Lost in the Sepik River' about Michael Rockefeller, an American who went missing in Papua New Guinea. It was one of those Jerry Maguire moments of clarity and I became possessed with thoughts of moving there. I was hired by a guy who ran white-water rafting and jungle trekking tours and exported native art from the highlands of New Guinea. From there, I showed up in the Philippines when Marcos was in the middle of People’s Power. I was the first American hotel manager to work in Vietnam after the war, in the early 1990s during the US embargo. There was no banking system, there were no credit cards allowed, and our phones were tapped. I was in Saigon then went to Hue. Probably one of the best jobs I’ve ever had, it was fabulous. I worked for a hotel chain out of Hong Kong, a company called Century Hotels; I was their point man for any new market they entered. They sent me to any place in Asia they wanted to set up. I was in Hong Kong almost nine years, in and out. After briefly working in Singapore, I was recruited to work as Deputy Managing Director at Laguna Phuket in 2002. It was a big complex,
I had a lot of scope, and we kind of fell into doing the property thing. We started selling houses and the boom started. We went from 20 million to a billion baht in real estate in a year. Tell us more about your business. After working with Laguna, I started my own business, C9. Our profile over time has evolved. Early on it was more asset management and development consultancy. Now it’s shifted to more market research and feasibility work. We do a lot of work offshore, mainly in Asia: Bali, Hong Kong, Sri Lanka, Singapore. We’re working on a handful of significant mixed-use hotel and residential projects in Thailand. It’s a small operation with three analysts, a PA and myself. On your own blog, The Phuket Insider, and in the media, you sometimes write the not-so-sunny sides of Phuket, such as problems with infrastructure. Do you ever get any flack for it? From time to time, yes, but you have to do it balanced. You don’t have to do a rant but you need to draw attention to the issues. We’re not brokers, but independent consultants. I’ll tell the client if a project’s not going to work. You’ve got to show the good and the bad. It’s good to pitch, but it’s good to be real too. What do you see as Phuket’s challenges as a tourist and investment destination? Phuket’s challenges are not unique. Every Asian resort destination, Pattaya and Bali included, are becoming urban centres: it’s not about the beach any more. There’s population pressure, mass tourism issues. Another danger is the mindset of numbers-driven growth; when it flattens there’s potential for it to turn ugly. What are the most positive developments you’re seeing in Phuket now? It’s the spirit of the entrepreneurs who are coming in. There are a lot of people doing impressive things here, like Klaus Hebben who built Thanyapura with its organic farm, school and a whole facility that attracts sports people to Phuket. He’s certainly raised the bar here. Right now we’re seeing some major investors coming back to Phuket. Whereabouts do you live in Phuket? I live in Laguna Village because it’s near the office. I can’t imagine commuting. At one time I lived in Kathu and realised I was spending more time with my car than with my family. It’s all about location. Do you own a house or do you rent? What influenced your choice? I own our house – I put my money where my mouth is. I promote Phuket property so I’m going to buy Phuket property. This is the fourth house I’ve bought here. What do you think the future holds for you? You have to keep evolving, keep changing, re-evaluate what you’re doing. You can’t be stagnant. When business slowed down in Thailand in 2008 we had to go and remake ourselves overseas. Having an international business based in Phuket is a blessing and also a curse: you have a great lifestyle but you also have to present yourself. People see you as some guy on an island and think ‘Where’s Phuket?’ Credibility is important and that’s a challenge. You have to stay on top of things and present a global view − and that takes work.

On-the-water, Cape Panwa Hotel Phuket Raceweek continues to hit the high notes with an exciting race programme. In July, the consistent good winds makes Phuket's East Coast the best place for racing, and Principal Race Officer Simon James is planning a variety of short and island courses, making it competitive and fun for all the classes. Run over six or seven classes including Racing, Multihull, Cruising and Bareboat Charter, Phuket Raceweek has gained a reputation for its competitive racing for the serious boats and fun courses around the islands for the less serious racers. And in keeping with tradition the regatta will host the best Classic Class in South East Asian waters. “What's unique about Phuket Raceweek is the race area. The East Coast delivers good winds at this time of year and the racing area allows for a variety of race courses – something to suit all boats. The race area also allows us to set interesting courses for the classic yachts, giving them the opportunity to stretch their legs and show off their elegance,” commented Simon James, Principal Race Officer.
With years of experience and involvement in events, Byron Jones, Managing Director of co-organiser Media Business Services (MBS), is expecting the 10th Anniversary to be the best yet. “We're proud to be celebrating the 10th Anniversary this year and we are excited to be back at Cape Panwa Hotel. Last year the service, the venue and the racing was second to none. We will continue to build on the past nine years of success and will take the Cape Panwa Hotel Phuket Raceweek into a new decade in style.” Supporting Sailing Supported by the Tourism Authority of Thailand, Sports Authority of Thailand, Yacht Racing Association of Thailand and Ao Chalong Yacht Club, Phuket Raceweek embarks on a new decade with the introduction of Junior Phuket Raceweek. The one-day dinghy regatta will take place on Saturday 20th July and is expected to welcome over 30 youngsters from Phuket and beyond. Hosted by Panwa Beach Resort Phuket and the Regent Phuket Cape Panwa, this new initiative aims to support sailing and give-back to the Island community, and in future years will likely grow alongside its big brother, Cape Panwa Hotel Phuket Raceweek. Entry for the 2013 Cape Panwa Hotel Phuket Raceweek is now available online, with early-bird prices, at www.phuketraceweek.com/registration.htm.

Aerial Photo: The Surin Phuket iPad interactive virtual tour presentation
Over the years Helicam Co Ltd has photographed many resort hotels and beautiful properties. However nothing compares to The Surin Phuket, a 5-star luxury beach resort located on the tranquil Pansea Beach on the west coast of Phuket. The resort has a total of 103 hillside and beachfront cottages and suites all discreetly built into a carefully conserved landscape, amidst coconut trees and gently sloping down to meet a small coral reef. General Manager of the Surin Phuket, Mr. Antonio Saponara, commissioned Helicam to obtain aerial images and an interactive virtual tour featuring the entire resort. To achieve the aerial images the Helicam crew, Khun Phil, launches the latest addition to the fleet, a machine that uses onboard avionics / GPS navigation to actually fly without a pilot, now the Helicam camera operator is able to take the aerial photography single handed with pin-point accuracy. For the virtual tour, the crew proceeds on the ground using a DSLR camera fitted with a fisheye lens to take the HDR (High Dynamic Range) multiple-exposure images that will make every 360 degree location. The post production is done back at the Helicam office by the studio professionals, khun Mhu & khun Pon. The end result provides the customer with a taste of tranquil location and also an interactive look at the resort on PC, Mac, Android, iPhone and iPad. Relish an authentic style of cooking of a diverse array of Italian favourites and new combinations served in a cozy ambiance, or savour pizzas in a separate casual seating area by a wood-fired oven.
Urban Food is new, enjoyable and affordable – a refreshing dining experience. A spacious open kitchen, stylish terrace with Pop’Art oak barrels, blackboard menus and copper pots and pans give the feeling of a Food Gallery to this trendy Brasserie.
An evening must kick off with an aperitif! And so we did, at DaVinci's super-stylish 'V Lounge' cocktail bar. The restaurant itself is open air, but with enough cover for when the rains come (and with an airconditioned dining room too). The whole place is tasteful, beautifully designed and welcoming, while the children’s play area allows parents to keep their kids in sight while relaxing with a fine meal. Everything at DaVinci comes from the kitchen with the freshest ingredients. The Lasagne Al Forno and the Spaghetti Neri Pomodorini Calamari e Gamberi (all homemade pasta) are superb in their simplicity. VSET is a "restaurant at its extraordinary best". VSET, pronounced "Vi-Sate", in Thai means "extraordinary". It's the first gastronomic restaurant at Chalong pier and has a naturally-thatched roof, quaint interior and an open kitchen where you can see Master Chef Ronnie Macuja and his talented team at work. Whether you prefer indoor or outdoor seating, this intimately proportioned venue serves up delicious fare in a homey atmosphere. Multi-award winning chef Ronnie's creations combine established methods with local flare and creativity producing a stellar menu. Notable dishes include: Phuket lobster salad, Foie gras parfait, Cognacflamed Lobster bisque, Australian lamb cutlet, Red snapper steak and Honey-glazed pork belly. These only touch the surface, while a fine wine list adds an essential touch and a tantalising selection of desserts rounds it all off. VSET is centered on the palate, but it's how everything fits together that makes this a truly extraordinary place. Take a journey into the home of real Thai food! Patong Seafood Restaurant was the first seafood restaurant to open in (what was then) the village-like Patong. It has changed little since then, except for a major refurbishment in 2005 which retained the original Thai style, with open dining area and a high circular ceiling.
Baluchi is in the heart of Patong and in Karon, yet their relaxed atmosphere, with soft background Indian music, creates a great ambience perfect for either family dining or entertaining clients.
Only the freshest seafood is brought straight from the boat or market to give you the finest selections, which are on display – chilled and ready to eat. The kitchens at Patong Seafood Restaurant are amazing; their chefs, with many years of experience, prepare your seafood and other Thai delicacies to perfection. The smiles, the attentiveness and the helpfulness in making your choice tell you why so many visitors and local residents come back time and time again to enjoy this real taste of Thailand. TRAVEL AROUND PHUKET
, h c a e B SurrienHot Sands Meet High Style Whe
This month the Phuket Hot List takes another close look into one of our favourite places on the island. We’ve been keeping our eyes and ears alert to the island buzz to discover what’s new, as well as revisiting those sometimes-overlooked spots that remain simmering hot over time. This month, we’re strolling the sands of stylish Surin Beach in search of the best spots to dine, play, and celebrate the tropical life.
Hot eats The big players on Surin’s beachfront dining scene are well known: Taste, Pla Seafood and Catch Beach Club. Every year, they keep notching up the Wow Factor with new designs, new menus and new ‘lifestyle’ enticements including yacht charters, stretching ever more broadly across the beachfront (perhaps a little too broadly for some people’s tastes). As a change we thought we’d try out some of the lesser-known Surin dining spots to see how they stack up. Cefalù, next to Taste, is a simple, bright place with white tables set under swaying casuarina trees, with authentic Italian right down to the friendly, fussy Italian host who rushes around constantly checking on his guests. Lunches are especially inviting with all salads at 99 baht, pastas 149 baht, pizzas 169 baht, and a set menu for 250 baht. Those seeking a light lunch won’t find it here: even the salads are gigantic! With a good range of wine to boot, we found Cefalù to be truly magnifico. It also offers free delivery service, though dining at the beach is hard to beat.
Good value is sometimes elusive at Surin, so we perked up upon seeing the ‘99 baht happy-hour cocktail’ sign in front of the long-running beachfront Nok Seafood restaurant. The food is fairly well priced, too, with a great selection of tasty Thai seafood dishes, plus some decent pizza for those who pine for a European meal. The casual setting, wooden tables on a sandy floor shaded by white parasols and screw pines, is pretty much the postcard-perfect tropical scene. Here, happily, happy hour extends into three, from 4pm-7pm, with 50-baht glasses of Chang beer also on offer. Off the beach, a Hollywood celebrity chef has been making waves since his recent arrival at Surin Gate Kitchen, especially with his four-course set dinner on Wednesdays for 750 baht that has had Phuket foodies scrambling to book a table. Cudos, meanwhile, has been chalking up some kudos of its own, with its terrific tapas, Australian beef, duck breast and other hearty specialties, all in a swanky setting reminiscent of a classic big-city eatery. Its elegant interior and stylish walled garden makes this a perfect place for either a power lunch or a mad martini night on the weekend. Be sure to save some space for the divine crème brûlée or chocolate tart with mixed berry compote.

TRAVEL AROUND PHUKET
Hot shops Basic beachwear, sarongs and gaudy cover-ups are as easy to find here as anywhere else on the island, but Surin also brings more elegant tropical fashions to the more discerning sunseeker set. Paul Ropp features handmade Balinese clothing, shoes and jewellery that are quite simply wearable works of art. The silks and cottons are a vision
of intricacy, rich colour and tropical flair, from chic chiffon lingerie to cotton and silk tops with exquisite embroidery. Looking beach-ready fabulous doesn’t come cheap. Just across the road is Island Bliss, with cotton and silk leisurewear by Australian designer Cassandra McMillan, who’s extended her range into this bright and friendly Phuket shop after years in Phnom Penh. Her attention to detail and eye for colour add a lavish touch to a distinctly Bohemian style. Our favourites include the hot-pink silk party dress, the soft and billowy white cotton tunics, and the sparkling Indian bangles.

Adding to Surin’s abundant assemblage of luxury villas is Vertigo, a new collection of 16 modern villas at truly dizzying heights on Surin Hill. The first villa to appear at Vertigo is the developer’s own Villa Zamani, which has quickly emerged as one of the island’s most popular rental villas, complete with a team of live-in staff, a huge cinema room with hot-red leather theatre seats and fantastic views over Bangtao and Surin bays.

Hot Properties
From the Vertigo site, you also get a bird’s eye view of another villa project underway at the impeccable Amanpuri. The luxury villa resort that’s discreetly welcomed royals and rock stars since opening in 1988 is now reaching over to the other side of the cape with a new set of villas, all of which, we hear, have already sold out. World renowned architect Ed Tuttle, who was the original designer of the property and villas many years ago, is also the designer of the new villas. Next to Amanpuri, there’s been a shifting of sands, too, at The Surin, which reopened after an extensive renovation. The former Chedi resort’s beachside cottages have been superbly spruced up and from what we’ve seen we’re certain they'll bowl over guests yet again with their unbeatable position on the peaceful, pristine Pansea Beach.
not so Hot After years as a jet-ski-free zone, the Surin scene now has its share of these buzzing little vessels. We’d love to see them zoom away into the sunset, never to return, but as we’ve seen at other west-coast Phuket beaches, these ‘noinsurance’ nuisances are likely here to stay. Lemongrass founder, Bobby Duchowny, studied aromatherapy – a healing art that promotes massage, when combined with specific herb and spice oils, as a method to reduce stress, boost energy and heal certain physical ailments – at the American Aromatherapy Association. Some years ago while on holiday in Thailand, he visited an organic farm in Petchaboon province and became interested in the natural healing properties of Thai herbs and spices. “I was particularly attracted to lemon grass as it was used in many popular Thai foods, as a medicine for stomach disorders and even as a repellent for mosquitoes,” he recalls. Bobby used lemon grass as his signature herb to create a line of essential oils, face and body creams, shower gels and bath crystals, which he and his wife Palita sold at Bangkok’s world-famous Weekend Market. What started, several years ago, as a modest enterprise has blossomed into a successful operation offering over 90 oils and a wide range of body care products through many outlets, as well as supplying many of Thailand’s top resorts and spas with aromatherapy oils.
SPA & BEAUTY
To visit this home of award-winning spa oils, creams, soaps and so many other exquisite products is a delight. The aromas are enchanting. At Lemongrass, you can enjoy a spa treatment to sample and choose from their huge range, then take home your choice to enjoy at your leisure. They even have a great range of kid’s spa products.
25 percent aloe vera, white orchid and cucumber extracts. And he’s developed a revitalizing mineral muscle soak made from Andaman Sea salt crystals, blended with white orchid and chamomile extracts, to help draw out impurities and soothe and revive tense muscles. “People are sensitive to different scents at different times of day. It’s a good idea to get a variety of essential oils and experiment with what smells and feels good to you,” he says. “Our aromatherapy massage and body oils can be either uplifting or calming to the spirit. They’re carefully balanced hand-blended oils created by adding pure essential oils to nourishing, vitamin E enriched, sweet almond and jojoba base oils. Lemongrass has won many awards, including Condé Nast Hot List 2007, and has been featured in several top magazines, including Time Magazine’s “Best of Asia”. According to Time, “If you want to smell like no one else, try mixing a selection from the more than 90 natural scents at Lemongrass House.” Lemongrass House is located in Cherngtalay and Surin Beach, where you can buy their full range of spa products at modest prices, making perfect gifts for friends and family who can enjoy the aromatic scents of Asia in the privacy of their homes – no matter where in the world they live.
“Our advantage is that we produce the freshest spa products and our stock is never kept longer than three months; using fresh spa products can be likened to eating fresh food rather than processed food.” Based on his years of experiences at some of the top spas in Southeast Asia, Bobby has developed a full line of healthy skin care products. To experience The Royal Spa is to feel the true beauty of nature and reflect on the power of body, mind and spiritual connections.
The Royal Spa and Health Club
Some treatments & packages
In the heart of bustling Phuket Town lies a quiet haven of heavenly peace. With the continuous sounds of water trickling, bubbling and steaming, and with the sweet fruity scents that fill the air, the being is enticed into a flowing stillness of body and mind.
Prices range from 1,200 to 6,500 Baht
The Royal Spa and Health Club is a popular tropical day spa with both locals and visitors alike, which is managed by the Royal Spa Development and Management Company. With an excellent reputation in the spa development industry through its experience, as well as attention to detail, the Royal Spa and Health Club offers a distinctly personal experience. Of the signature treatments, the Royal Stone Therapy is one that is particularly interesting. The Hot Stone massage technique, founded 5,000 years ago, uses black volcanic stones, which are heated and placed on the body, producing a profound effect, stilling the mind and easing the body. Unlike many of the high-end spa complexes on the island, which market themselves exclusively to tourists, the reasonable prices and relaxed but professional staff at the Royal Spa, means that many local Thais, as well as tourists, are beginning to use the spa. This has helped to erase the often stiff, and over-formal atmosphere at many of Phuket’s spa resorts, giving the Royal Spa an ambience of authentic relaxation and pleasure. All the therapists working at the Royal Spa have been trained at the in-house 'Phuket Spa Academy', established in 2004, to provide a comprehensive spa training course. The curriculum and assessments provide a measurement of therapist expertise and knowledge within the Thai spa industry. Since then, the Royal Spa Development and Management Company have provided comprehensive and professional spa management, and development programs, for spa retreats throughout Thailand. Their aim is to provide a standard of service and expertise throughout the Thai spa industry, to ensure a high quality of service and standard of treatment, throughout Thailand. It truly offers the ‘one stop services for Thai spa business’ and a quality of relaxed professionalism, rarely found in luxury spa resorts. The Royal Spa has 12 branches that are managed in resorts in Patong, Kata, Karon, Panwa, Ao Chalong and Phuket Town and you are welcome to experience our spas with us at any time. As a special for our 8th year anniversary, we offer 'BUY ONE GET ONE FREE' value.

“The Best Spa In Southeast Asia”
Sukko means "Beyond Happiness". My first feeling when I stepped through the impressive gates of Sukko Spa was, "I’m in paradise". The Sukko staff are dressed beautifully in traditional Thai style and the spa design, influenced by the ancient Siamese capital, creates a haven of calm yet regal serenity. I felt I had left all my troubles behind.
Chilled out by the soothing background music, my mind was filled with a peaceful wellbeing as I enjoyed the warm traditional welcome (again from Sukko culture) of the ‘Flower Floating Ritual’ – similar to ‘Loy Kratong’, where the idea is to float away past stresses and wish for luck and joy from that moment on. A variety of 40 spa treatments – prepared by Sukko's certified Thai Herbalist and based on ancient Thai medical theory – is offered at Sukko, in packages lasting from 2 to 4 hours. Each package has a specific purpose and can be selected to suit your lifestyle or the way you feel on the day. These herbal recipes and procedures have been handed down through generations and are totally free of petrochemicals, synthetic perfumes or colouring. Some of the herbs and spices are grown in Sukko’s own herb garden and picked just for your treatment, ensuring they are as fresh as can be. I was pampered with the “Be Balanced” package; a 3-hour experience that left me feeling relaxed and refreshed. This 3-treatment combination began with 30 minutes in the steam room and the Jacuzzi, followed by a Thai Turmeric Body Scrub designed to soften your skin and awaken your senses. The scrub was followed by Sukko Synergy Body Massage (see description opposite). “Is this pressure okay? Too strong? How are you feeling?” my therapist asked me from time to time. “Mmm…perfect…” were the only responses that seemed to suit how I felt. Sukko Spa’s restaurant, Suk Savoey Spa Cuisine, presents a unique concept: "Menu by Blood Types" and "Menu by Elements". For those who want to exercise, the Suk Sanan Club provides a myriad of fitness opportunities, including ‘Rue Sri Dat Ton’ (the hermit self stretching), a traditional Thai exercise or, for something more strenuous, try ‘Thai Martial Arts’, a traditional and effective art of self-defense.
Signature treatment Sukko Synergy Body Massage 120 minutes, THB 3,100++ Sukko Synergy Body Massage is performed by hands, using finger pressure on energy points and smooth strokes along energy lines. During the movements of the massage, the moleclues of essential oils in Sukko elegant aromatic massage oils will be absorbed through the skin and into the bloodstream to benefit the nervous system and other parts of the body while vitamins and minerals – rich silky base oils – nourish the skin. Weak points in the body are retreated, headaches and muscular tension are reduced, skin conditions are improved and concentration and energy levels are increased. All body, mind and spirit are brought to the balance and in harmony. Sukko Spa, one of Phuket’s most luxurious spas, is located on Chaofa Road just 30 minutes from Phuket International Airport, 10 minutes from Phuket Town, 30 minutes from Kata or Karon Beach and 20 minutes from Patong Beach. It is creatively designed in a contemporary Thai style, set amongst 15 rai (6 acres) of luxuriously landscaped tropical forest.

SUKKO CULTURAL SPA
Tachapon Tephabutr What was behind your decision to set up your business in Phuket and why this particular business? Sukko was established in 2005 with a vision to present Thai culture to the world, while also fulfilling the needs of Phuket's tourism industry. Where are you from? Being a true Phuket local is in part what inspired me to start Sukko − as a window here in our home to display the pride of Thai wisdom through professional spa management. What’s special or different about Sukko? What are its unique points? Sukko’s treatments are developed on the basis of ancient Thai medicinal knowledge, guided by the standards and ethics of certified traditional Thai doctors and herbalists. With herbal recipes handed down through generations, we can ensure that products our guests experience during this period of cleansing and relaxation are free of petrochemicals, synthetic perfumes or colours, meeting each individual's needs. Delivering these treatments are certified therapists, all of whom have undergone 800 hours of training from the Sukko Spa Academy, certified by the Thai Ministry of Education. Our dedication to provide the ultimate experience has led Sukko to win numerous prestigious awards: Platinum Thai Spa World Class 2011 (Certified by Ministry of Public Health), Thailand Tourism Award 2009-2010 Award for Excellence in Health Tourism (Kinaree Awards), Hospitality Asia Platinum Award for Excellence ‘Thailand Spa of the Year 2008-2010’ and ‘The Best in South East Asia Signature Day Spa 2008-2010’. What are the main challenges as they relate to your work? Our challenge is to deliver the best service so that our guests are able to bring home the best experience of Thai hospitality and culture. This is achieved through focusing on our team’s human resources development, enabling Sukko to grow in all aspects and to ensure that we provide an experience of absolute happiness. .…and what are the biggest difficulties you have to overcome? Weathering the tourism industry crisises arising from natural disasters and political unrests. Marketing is obviously an important part of every business – what is your approach to marketing Sukko to your target? The best marketing is word of mouth arising from true quality. It is the most genuine and effective form of marketing.
What do you like most about what you do now? When our guests take home with them happiness and good memories from the experience we provide. What do you (and the business) hope or expect to achieve within the next 3-5 years? To put spa experience on the list of must dos on every visit to Phuket and to propel Phuket’s spa experience onto the map of the world’s spa destinations. What do you see as your biggest successes to date? The great feedback from our customers and the many prestigious awards that we have received. Is Sukko involved in any CSR (Corporate Social Responsibility) programmes? If so, please outline briefly. We believe that as a business operating in Phuket, it is crucial that we live as a part of the community and positively contribute to the development of our home. Since our conception, Sukko has been continuously involved with numerous yearly CSR activities such as blood donation and mangrove tree planting outings, as well as numerous donations to causes with our staff and friends of Sukko. Most recently we have been working with the Red Cross and Phuket municipal prison to provide a course on foot massage to equip inmates with occupational skills. How would you describe your leadership style? The building of the team is the most important factor. A team with great members, each with their own proficiency is the key. My role is only that of a conductor bringing together a beautiful song. What is your over-riding ambition at this stage in your life? To facilitate the growth of Thai spa industry on a world-wide stage.

SONGKRAN IN PHUKET
Songkran in Phuket No visitor who has ever been here during the month of April can have avoided coming into contact with the enchanting, hilarious, and occasionally exasperating and downright dangerous watery explosion of public celebration which is Songkran. Thailand's most celebrated festival is Songkran – the Thai new year. It starts on April 13 and lasts for between three and ten days, depending on where you’re resident. For most, it’s lots of fun and an excuse to cool off at what is usually the hottest time of the year. However, there’s a deeper significance to Songkran which is rooted in our history and in our beliefs. Allow us to tell you about this. Perhaps it will enhance your enjoyment of the event.
48
The word Songkran is from the Sanskrit ‘Sangkranti’, which h means ‘to move upwards’ or ‘to be about to change’. On the eve of the festival, Thais spring clean their homes, symbolically expelling any bad luck from the old year and prepare for good fortune in the new. Food and otherr contributions are offered to the monks at the temple early on the morning of the 13th, after which there are ceremonial prayers. Water is also poured on the ground, or on the roots of an ancient tree, symbolising a blessing to ancestors. Thais who have moved from their home towns always tryy to return to their families for Songkran and all forms of transport are booked solid. For this reason you should tryy to avoid travelling before, during or immediately after thee holiday, particularly by bus or train.
SONGKRAN IN PHUKET
In many town towns and villages, a Buddha image is carried in a processio procession through the streets and people sprinkle water upon it, to show their respect. In the southern provinces, villa village elders are invited to the temple and young people splash water on their heads, signaling their blessings of health and long life. The elders respond by wishing th the young, vigour, wealth and happiness. In another delightful de custom, Thais visit their elderly relatives bring bringing them new clothes for the coming year.
a number of traditional activities to join as well. At the time of writing the full schedule of events had not yet been finalised, but confirmed activities include a meritmaking ceremony at Queen Sirikit park in Phuket City on the morning of April 13 and festivities at Saphan Hin park on each day of Songkran from 9am to 6pm. More sacred aspects of the festival that can be seen around the island include processions of Buddha images and ceremonies to pay homage to elders with scented lustral water.
Increasingly, urban u Thais have come to celebrate the holiday in a frenzy of water-throwing. Nobody is immune. One of my fondest memories of Songkran is of an immaculat immaculately uniformed policeman (they’re normally very much on their dignity) smiling good-naturedly as he paused to empty water from his highly polished boots. Unfortu Unfortunately these high jinks can get out of hand. Motoris Motorised gangs equipped with high pressure water cannon cannons, iced water and lots of enthusiasm, would get each othe other (and anybody else) wet, in running battles throug through the streets. Unfortunately, speeding traffic, wet roads roa and alcoholic bravado make for a dangerous cocktail. co In the recent past the holidays have been marred by tragic loss of life and injury. Inevitably the authorities authoritie have had to move in to safeguard people.
Forget about getting anywhere on these days without getting soaked, especially if you’re on a motorbike. And no one’s immune to a drenching, not even officials on duty. There really is no way of avoiding a soaking, unless you stay in your hotel.
Thailand’s New Year celebration is a wet and wild event throughout the country, but the Phuket version is the most international and perhaps the most boisterous of all. Tourists, expats and Thais alike arm themselves to the teeth with water guns, powder and buckets and let loose for three days of heavy dousing (and, it must be said, some heavy drinking too). Water battles take place along all the main roads throughout the island, and pickup trucks turn into roving water-war vehicles overloaded with people who splash everyone they pass by as they cruise the soggy streets. Luxury Seaview Condominium
Location The View is conveniently located on a private elevated position overlooking the three cosmopolitan beaches of Kata, Karon and Kata Noi, on the prestigious western sunset coastline of Phuket, only about 800m away from the beach and just 45 minutes drive south of Phuket International Airport. Kata district is home to pristine beaches, high quality restaurants, cafés, spas and banks with a pace of life generally considered to be quiet and relaxed. For those searching for more frenetic nightlife or shopping, the town of Patong is just 12 minutes drive north. Beautiful Chalong Bay with its marina and expatriate supermarkets is 10 minutes drive to the east with historical Phuket Town 15 minutes drive further east.
Concept The name for our development was conceived from its natural surroundings, perched high on a lush tropical hillside overlooking a pristine bay. This exclusive low density estate of just 53 condominium units has been designed for discerning buyers that appreciate the difference between a product that simply offers “a view”, and those that appreciate the optimum, namely “The View”. Our architects have also drawn inspiration from nature to produce a simple yet stunning building form that is modeled on the shape and mass of ocean waves. The cleverly arranged tiers of units and blocks represent the graceful curve of a wave and its continual movement.
66
Architectural Style “Living with Vision The low-density, low-rise architectural style is a modern tropical contemporary design with strong and deliberate emphasis employed to maximise the view, whilst protecting personal privacy. Careful selection of appropriate materials helps to ensure the practicality and durability of the construction without compromising the aesthetic or function of the units. Each block is constructed in light bright white allowing excellent natural light, whilst the generous windows and full height doors allow optimum ventilation reducing reliance on air conditioning and maintaining our commitment to greener sustainable development. The Wellness Center with spa, fitness gym and sauna is part of the facilities, as well as the restaurant and two swimming pools.
Options
for money. The units are designed to achieve both significant rental returns and capital growth.
Strength Based Development Team Our team is a strength-based structure with each member regarded as top tier specialists within their respective functions. Our contractors DCM have successfully completed a number of high quality developments that are regularly used as the benchmark of quality amongst the developer community in both Phuket and around Thailand. Carefully selected consultants, each with key local and international technical knowledge, augment the core team to ensure the delivery of excellence in our finished product.
We offer a wide range of high quality sea view units ranging in size from our generous one-bedroom units at 116sqm to our opulent six-bedroom penthouses at 674sqm. Our highly competitive pricing for these condominium units starts from just 11.5 million Thai Baht, proving that there are still opportunities to invest in high quality real estate and secure value

PROPERTY
matters
Brand new love affair for property Call it one of my indulgences but I love going to the mall. Sure you can reach out for catcalls like materialism, shopaholic or the horrible evils of modern day consumerism. Frankly I could care less what people think.
Of course there are different types of retail offerings much like say…religions. No one size fits all and they range from luxury offerings, to discount hypermarts all the way to specialty offerings of fashion or technology. Don’t forget the food court though. One key driver of demand in the modern mall experience is the virtual retail Wikipedia of brands. From A to Z, a mantra of more is better. Big names inherently have curb appeal and remain magnetic in the appeal. This is not dissimilar to movies, when you have a top rated starring cast; the odds are more slanted toward wider appeal. Reality checks are always good and frankly speaking would you rather lounge in the shopping jungle which has Versace, Louie Vuitton and Armani or be surrounded by names that seem like poor second cousins. As Asia and the East becomes the new West, with a rising middle class of aspirational buyers, brands continue to have a fascination for these rising stars. Be it cars, phones, clothes or just about anything. Lately in the region real estate developers are tapping into the source that brands will attract more buyers and obtain premium pricing. Hotels were first in the game, and same prime example here in Phuket have been Banyan Tree and Amanpuri. Taking a wider horizon, be it Singapore with the RitzCarlton name, Bangkok’s St. Regis, Manila’s Raffles, the star power is continuing to mount.
Trump, Paris Hilton and Philippe Starck have sparked excitement and driven off plan real estate sales. Eager developers are now fastly tracking down celebrity affiliations as fast as possible. We live in a world that continues to value up a name and familiar face. I’ve lost track of how many celebrity chef shower there are from Master Chef, Hell’s Kitchen, and Yes Chef to Top Chef. Hopefully the train is coming to end as how many ways you can use the word Chef. One trend we have yet to see in Asia though is real estate with kitchens designed celebrity chefs. But if Paris Hilton can inspire a condo project, anything is possible. So in a nutshell is branded property leading the way or is the industry just tapping into the modern self-importance of a higher calling – i.e. brandspeak. Most likely it’s a bit of all and as in all trends, this too will pass. For prospective buyers my key advice is don’t’ be blinded by the light. Gravitate to quality developments, with strong fundamental such as location, aspects, and design. We all understand that every superstar has their day and long after the glitter fades, all you have left will be brick and mortar.
Going the extra step has been the Philippines were offerings attached to names like Donald

Trust Accounts, Deposits, Reservations, Purchase Monies and Sales Proceeds Keeping your monies safe - When does “Trust” really mean Trust? In real estate transactions, but also in other transactions in Thailand, clients often place trust in their advisers, or a third party to take care of their monies pending completion of a transaction on a premise that they believe − or may have been led to believe − that their monies are ‘safe’. However, the true legal position in Thailand is not the same as many other jurisdictions that foreign clients, or Thai clients overseas, may be used to. Examples of where the placing of monies in an adviser or other third party’s account may be where a client wishes to place a ‘deposit’ on a property, or wishes to bring monies into Thailand for a purchase, but does not have a bank account in Thailand, which is not unusual for many transactions involving foreigners, or wishes to make ‘staged payments’ to a contractor building a property − or simply wishes to use the account before splitting the monies to be paid to several different parties. All clients should heed warnings on simply trusting their advisers or third parties with monies, in perhaps a mistaken belief that the monies are subject to specific regulation or safeguards. Many times it is simply the health and trustworthiness of the third party that governs the safety of the monies, and not any overriding protective legislation. Real Escrow v Fake Escrow Escrow is a word that is so wide in its potential meaning that it can be used with the effect of misleading clients with regards to the legal status of their monies. In Thailand, there is an Escrow Act of 2008, which in relation to real estate transactions was updated through ‘notification’ to clarify procedures relating to land. To use ‘real’ escrow in Thailand for a real estate transaction:
1. A licensed Escrow Agent must be appointed This costs the parties additional monies in terms of transaction fees, and the only potential licensed agents appear to be financial institutions (i.e. banks) whose procedures are generally not known for speed in relation to what may be a time sensitive real estate transaction. 2. The Land Office must be notified If the transaction involves the Land Office, then it must be notified of the transaction so that it does not transfer or register an interest, other than as specified under the Escrow Agreement. However, the Land Office has to ‘consult’ with the escrow agent and review the agreement. The potential issue here is that even if a transaction has been agreed, the Land Office could object or be unable to commit to interpreting a provision of the Escrow Agreement. The potential solutions to these issues are: (a) place monies under a different legal regime in another country. Use the escrow mechanisms of that regime to govern release and receipt of the monies. (b) structure the transaction so that deposit monies and balance are paid on the same day. This is not always convenient or practical in a deal where properties need to be secured or taken off the market. Law Firms; Lawyers; Advisory and Consultancy Companies’ Regulation In many jurisdictions, business people are used to a regime applying to their law firms or advisory and consulting firms relating to a ‘client account’. Client monies are placed in a ‘Client Account’ or ‘Trust Account’ which a governing body in that jurisdiction, such as a Law Society, regularly inspect and check for discrepancies. Even a mistaken transfer of a small sum of monies from a client account to an operational account can result in quite severe sanctions for lawyers and law firms. This provides clients with a security blanket of trust when depositing monies into law firm’s trust accounts. In Thailand, Thai lawyers are subject to the rules of the Law Society of Thailand too, in addition to general law such as anti-corruption rules and other quite detailed provisions. Many firms, however, are not set up in a way where their bank accounts are inspected, audited or subject to any scrutiny at all in relation to the matter of client monies. There are, of course, many exceptions to this rule, as some of the larger international firms have quite complicated, international methods of dealing with client monies in accordance with their global brand standards and practices. Other smaller firms may have IT systems and accounting systems, which are cleverly designed to ensure client monies are placed in a protected and transparent account. Some clients may, therefore, have only the ‘word’ or assurance of a firm that, if monies are placed into the firm’s account, they are safe. Any use of the word ‘trust’ must be interpreted as ‘trust on word’ as there is no Trust Law regime in Thailand. Once monies are in another person’s bank account, the monies belong to the bank but are subject to the call of the named person or entity that owns the account. To be continued next issue with Trust Accounts, Deposits, Reservations...

THINGS TO DO
Things to do in Phuket Phuket. The international resort which has everything. For many people P their dream holiday on the island is all about beach, beach and more beach, fo followed by fine dining and late night partying. Who could blame them? These days though, we find that visitors are increasingly adventurous and for this re reason we at ‘WINDOW on Phuket’ have put together a selection of more exotic and unusual activities. Enjoy yourselves.
Explore the island There are many companies who offer island tours and these are a convenient and inexpensive way of seeing more of your holiday destination. However, if you have the time why not rent a motorcycle or car, and do a little exploring on your own? Your hotel or tour guide will be able to give you a road map, but you can’t really get lost. This is an island so if you keep going you’ll eventually get back where you started! Follow the winding coast roads and discover isolated beaches which you can have all to yourself. Head inland and visit small farming communities where people still live in much the same way as they have for hundreds of years. Please remember that you must wear a crash helmet on a motorcycle. For those of you who are visiting from Europe or the United States please also note that we drive on the left here!
Thailand's most celebrated festival is Songkran – the Thai new year. It starts on April 13 and lasts for between three and ten days, depending on where you’re resident. For most, it’s lots of fun and an excuse to cool off at what is usually the hottest time of the year. A mass water throwing in Phuket is generally confined to a single day (13 April), and to specific zones − in Phuket City at Saphan Hin and at Rawai Beach, Kata/Karon Beaches, Nai Yang Beach, Surin Beach and Patong Beach, Songkran in Patong usually begins the evening before – April 12, when normal activities in the bars cease, and the world's biggest water carnival begins. If you’re staying in one of the tourist centres like Patong, there really is no way of avoiding a soaking, unless you stay in your hotel. For more information on Songkran festival contact: Tourism Authority of Thailand Phuket office, Tel: 0-7621-1036 or visit website: www.tat.or.th/phuket. See page 48-49.
Motorcycle rentals start at 150 baht per day and small jeeps are available from 900 baht per day. If you rent for a week or longer you’ll be able to negotiate a better rate. Join Songkran festival in Phuket No visitor who has ever been here during the month of April can have avoided coming into contact with the enchanting, hilarious, and occasionally exasperating and downright dangerous watery explosion of public celebration which is Songkran.
