We all know one of those places… they never advertise but they’re busy. Why? ‘Word of mouth’. People tell their friends, “You must try..” and the word spreads. In this monthly column, we spread the word further about the great-value nooks and crannies that we know about on Phuket.

Mee Ao-kae (Ao-kae Noodle).

95 A1

10 am – 3pm. Phoonphol Road at the beginning ginnin of Soi 3 on the left. This restaurant has passed the test of time and is well known among locals. Opens late and closes early. Its signature dish is Mee Ao-kae (Ao kae noodles) - the Hokkien noodle or Phuket white rice noodles, stirfried with eggs to give them a rich taste . It's cheap and a great way to get a typical taste of Phuket.

This little restaurant and bar serves delicious Thai food , seafood and international favourites as well as cocktails. You can even sit at a table on the beach with the waves gently lapping around your feet.

Participating teams will compete for the Prime Minister’s Challenge Trophy (Racing Class), the Commodore’s Challenge Cup (Club Cruisers), the LADA-IRC Challenge Trophy (IRC 1 Class), the Langkawi Sports Trophy (Sports Boat Class), and the Malaysian Multihull Challenge Cup (Multihull Class).

LAR ARRY CU CUN NNIN NN NGHAM M

Larry Cunningham Larry Cunningham, owner of The Chava resort and Australia’s Honorary Consul in Phuket, retired on September 30 after serving for eight years. He kindly took some time out during his last week on the job to reflect on the highs and lows of this challenging role – with his usual candour and colour.

What were the highlights of your time as Honorary Consul? There have probably been more lowlights than highlights by the nature of the position, but it’s things like a simple letter, phone call or an email from someone that you’ve helped. Some people are just so ungrateful. You can be out all night to sort out a problem with jet-ski thugs, corrupt police and so on and you never hear from them again. I once helped a family whose daughter had died after being struck by a rope on a superyacht. About three weeks later I received a letter from her mother, a children’s book author that my own children had read. It was one of those letters that made you stop and swallow. You just think, what type of people are these who have lost their beautiful daughter but can take the time to write a thank you note for the assistance that you’ve given. One of these makes up for the hundred a**holes you deal with. Which are the most difficult cases you’ve dealt with? We had the first murder last year with Michelle Smith, the Perth travel agent, being stabbed to death. That was obviously traumatic. There are about 50 Australian deaths a year in Phuket and every one is a story. Nothing matches the emotion of a parent having to identify their dead child. I’ve had to help with that on many occasions. Tell us about any unusual cases you’ve handled? Some of the calls I get are just insanity. One time a woman called saying, “You’ve got to help me. We’re flying out a 6 o’clock tonight and I’ve ordered these suits from the tailor and they’re not here yet!” Or someone will call saying, “I’m at the airport now and I’ve got these crocodile shoes and I don’t think I’ll be able to take them into Australia!” A lot of people come out sexually when they’re here. One guy told me, “I don’t know how to say this, but I have a bit of a problem. I’m not gay, but I’ve woken up in a compromising position with a ladyboy. Do I report it to you?” I told him, no, just wait till you get back to Australia. They’re better equipped to deal with this sort of thing. You recently received an SMS from a Thai official that was deemed to be a threat. Why did you go public with that? I didn’t have time to think about it. When it came I had the Phuket News and Phuketwan with me. I'd invited them to come with me to Karon police station where I was assisting with a jet-ski incident, and when we got there she sent me that thing and I said, “Look at this!” If they hadn’t been there I would probably still have gone public with it, though, as it was the best move in terms of protection. People later asked me, “Aren’t you scared?” And I said, “Not in the slightest.” Had she whispered in my ear I would have been far more concerned. The fact that she sent me an SMS protects me completely.

There’s been talk that your retirement as Honorary Consul was not planned as stated in some newspaper reports. Is there any truth to these rumours? No, it had been planned for a long time. You get appointed in two-year stints and I'd told them 18 months ago that this would be my last stint. I was supposed to finish in June, and they asked if they asked if I could stay on a little longer, so we agreed on September 30. Apart from the fact I wanted to spend more time in Australia with my family, the Australian government said earlier this year they'd be opening a full consulate in Phuket, staffed by an Australian Consul General, an Australian First Secretary and Consul and five Thai staff. So I was expecting to be replaced by the consulate and I was looking forward to handing it over. Unfortunately after the budget restraints they cancelled that. When I was first appointed in 2005 there were 3,000 Australians in Phuket on any one day. Today there are 27,000 Australians in Phuket on any one day including about 2,500 to 3,000 expats either working here or retired. You’re known for being outspoken about Phuket’s problems. Have you seen any positive changes as a result of your efforts and that of other consuls? To me so much hinges on what the DSI [Department of Special Investigations] does. That to me really is the crux of the future and whether any real changes will be made. In the meetings we had for a while with the local government, we felt we were being ignored. It was only when we realised that we’re not going to achieve much in Phuket that our ambassadors took things up in Bangkok. They’ve got to do things in a diplomatic way but effectively we’re hopeful something will happen. But my concern is now people are going to be less inclined to speak up based on the threat that I received. What advice would you give to Australian tourists planning to come to Phuket? I don’t think it matters. After pushing for several years, I managed to get jet-skis and motorcycle hire on the Australian travel warnings for Thailand. And we say point-blank all the time that Australians coming here must respect the culture. But either they don’t read the advice or they don’t take the advice. What are your plans for the future? My plan is to live seven months in Phuket and the rest of the year in Sydney. I’m looking forward to spending Christmas with my grandkids. We have a new General Manager here at The Chava resort who's doing a great job. Hopefully the embassy will find an Honorary Consul replacement soon who I’ll certainly be able to assist. Otherwise, I’ll probably take it easy. The place I'd go if I was 20 years younger would be Burma. I was there in March and have some good backers in Australia who would like to see us develop another Phuket in the Mergui archipelago. Who knows, maybe I’ll get bored after six months in Oz.

PHUKET BEACH FASHION

With its miles of soft white sands and a rising number of trendy beach clubs, the beach is where Phuket’s style-setters go to showcase their fashions. And it’s on the sands that many of the island’s fashion “Don’ts” are also on full display. Sure, you can find plenty of cheap beachwear on the streets of Patong but those who really want to make some waves, fashion-wise, will be searching for styles that say “knockout” rather than “knockoff ”. With our beach towel in tow, we stopped into some of Phuket’s best beach and resort wear boutiques to find out what the sunworshipping smart set are wearing this season.

Re Ka Ta - Minmala jewellry

Searching for the island’s most glamorous beach styles, we first stopped in at the Re Ká Ta Boutique and Café on Kata Beach. Attached to The Boathouse resort, which has long been synonymous with sophistication, the shop is brimming with top European brands including the finely-shaped and flattering Melissa Odabash swimwear collection.

Re Ka Ta - Minmala bracelet

Boathouse General Manager Marie-Laure Fleury, who also oversees both the Re Ká Ta shop and the Trisara Gallery boutique shop in Naithon Beach, said that many of the selections were inspired by

guests staying at the resorts. She started stocking the shops with kaftans by Australian designer Camilla, for one, after asking a guest about her vibrant attire. For those looking to wear something chic and silky with a bit of added glitz that can extend into the tropical night, Re Ká Ta’s Marie France Van Damme collection is a fine place to start. The fabrics are simply gorgeous, from simple white silk to eye-popping metallic bronze and gunmetal. Meanwhile, for something light, intricate and feminine, there’s a colourful array of hand-embroidered tunics by Sulu in silk and cotton. For men, the overriding theme in Re Ká Ta is function, action and keeping cool. A rainbow of top-quality shirts in linen and cotton is complemented by fun-patterned board shorts by French brands 83 990 Tenue De Plage, its name derived from the zip code of St Tropez and Vilebrequin. With price tags of 5,000 baht up, these brands do not come cheap, but they’re certainly built to last. Marie said the Vilebrequin shorts will still look great after 15 years.

Vilebrequin board shorts are also found up at Surin Beach in the Catch Beach Club Gallery. Catch, as well as its sister shop Twinpalms Gallery at the Twinpalms resort, is focused on simple and classic styles for the tropics, said Gallery Supervisor Sawai “Ton” Chaiphithip.

Khun Ton of Twinpalms models a cool beach club look

Most of the items here are designed especially for Catch and Twinpalms, and the beach club’s and resort staff serve as models for the clothes since much of what they wear is also on sale at the shops – even the serving staff ’s leather money belts. Catch pieces are mainly in cheerful blue and white while Twinpalms Gallery items have a more chic flavour with black and creamy white silks and linens. Among the best-selling items are the white polo shirts for men and women. Fisherman’s trousers in white linen are also popular, said Khun Ton. Catch Beach Club further extends its reach into all things fun and beachy with Catchbranded surfboards, body boards, towels and beer coolers available for sale. A brash and bright shop new on the scene in Phuket is 69 slam, a beach and underwear brand that had its start in Bali but has since spread to some 40 countries. Ben Gale, the “big boss man” for the outlet on Patong’s beach road, said 69 slam’s designs are aimed at active and younger beach-goers who like more edgy and rebellious looks. The brand was set to gain wider exposure in October with male and female contestants on the US reality show America’s Next Top Model wearing 69 slam designs on the catwalk during their visit to Bali.

Catch Beach Club staff & stylish guests

69 slam fabric patterns feature such varied and unusual images as flamingos, watermelons, iPods, and – fittingly for Patong perhaps – pole dancing and pinup girls. Board shorts for both men and women are among the best-selling items, in particular those printed with oranges. Ben said he expects their swimsuits for kids to become popular in Phuket, as many expat families in Bali wouldn’t be seen at the beach without their 69 slam suits. One innovation with an eco-friendly edge is 69 slam’s use of bamboo fibre, which will eventually replace cotton for all items using natural fabrics. Ben said it’s a durable and cool fabric perfect for the tropics, and it feels silkier to the touch than cotton. Accessories are essential for adding polish and personality to any beach look, and one of the most striking items found at both Re Ká Ta and Catch Beach is the Meiow Hill Tribe Thailand vintage handbags, hand-crafted with authentic and antique materials from the six Golden Triangle hill tribes of Northern Thailand. These retail at about 12,000 baht, but back in Europe these one-of-a-kind bags are sold for 1,000 Euro or more, said Marie. Other interesting pieces made in Thailand include the turquoise and shell necklaces at Catch Beach Club and the colourful “Boho-luxe” jewellery designs incorporating pearls, semi-precious gemstones and silk tassels by Thai-born designer Maneerat “Minnie” Moser under her Minmala brand at Re Ká Ta. Also at Re Ká Ta are beaded necklaces and bracelets by Danny Billaud, with a beautiful mix of subtle-toned natural stones and flashes of glitter.

Catch Beach Club team fashions

Hats, naturally, are the best way to both stay cool and look cool at the beach, and there are few better ways to top off a tropical style than with the classic Panama hat, which may be found at both Re Ká Ta and Catch Beach Club. Re Ká Ta’s Helen Kaminski hat collection, meanwhile, offers some lovely well-crafted styles that will give any outfit an instant dose of elegance.

Rigatoni alla Norcina Rigatoni with Sausage and Cream This traditional pasta a classic winter dish from the green hilltowns of Umbria. The sausage is the key to this pasta so make sure it is well seasoned, even with little pepper or chilli.

Ingredients for 4 people 30 ml / 4 tbsp olive oil 15 gm / 2 tbsp softened butter 4 shallots diced 200 gm lean, well-seasoned pork sausage 175 ml / 6 oz dry white wine 250 ml / 8 oz whipping cream 100 gm / ¼ ib Parmesan coarsely grated Fresh ground black pepper 400 gm / ¾ lb dried rigatoni Remove the sausage meat from the casings and chop. In a large sauté pan, melt the butter and olive oil over a low heat. Add the shallots and cook slowly until soft and translucent. Add a little wine if necessary to keep them from browning. Add the sausage to the pan and cook until the meat browns. Turn up the heat, add the wine and stir. When the wine has almost evaporated add the cream in a slow steady stream, stirring constantly. When the sauce is well mixed, add half of the cheese and the black pepper. Lower the heat.

How to cook pasta To cook pasta properly you need a large pot of rapidly boiling water. The best pot to use is a lightweight one, allowing the water to reach the boil faster and maintain a rapid boil after adding the pasta. When cooking dried pasta always use 4 quarts (3.8ltr) of water for one pound of pasta and when the water boils add the salt (½ tablespoon of salt for each pound of pasta). Add the pasta and stir to separate the strands, making sure the pasta does not stick together. Cover the pot again until the water returns to the boil. When you believe the pasta is nearly cooked, begin tasting it every 10-20 seconds. It is finished when it is 'al dente' (cooked through but still firm to bite). The instant the pasta is done drain it right away. Pour the water and pasta into a colander. Shake the colander vigorously up and down to remove all the water.

Saucing the pasta Have the sauce ready and warm when the pasta is cooked. Put the drained pasta into a warm bowl and being tossing rapidly with a fork and spoon, bringing it up from the bottom of the bowl, and turning it again and again in the sauce. Serve immediately.

Whether you prefer indoor or outdoor seating, this intimately proportioned venue serves up delicious fare in a homey atmosphere. Multi-award winning chef Ronnie's creations combine established methods with local flare and creativity producing a stellar menu. Notable dishes include: Phuket lobster salad, Foie gras parfait, Cognacflamed Lobster bisque, Australian lamb cutlet, Red snapper steak and Honey-glazed pork belly. These only touch the surface, while a fine wine list adds an essential touch and a tantalising selection of desserts rounds it all off. VSET is centered on the palate, but it's how everything fits together that makes this a truly extraordinary place. Lemongrass House

Lemongrass founder, Bobby Duchowny, studied aromatherapy – a healing art that promotes massage, when combined with specific herb and spice oils, as a method to reduce stress, boost energy and heal certain physical ailments – at the American Aromatherapy Association. Some years ago while on holiday in Thailand, he visited an organic farm in Petchaboon province and became interested in the natural healing properties of Thai herbs and spices. “I was particularly attracted to lemon grass as it was used in many popular Thai foods, as a medicine for stomach disorders and even as a repellent for mosquitoes,” he recalls. Bobby used lemon grass as his signature herb to create a line of essential oils, face and body creams, shower gels and bath crystals, which he and his wife Palita sold at Bangkok’s world-famous Weekend Market. What started, several years ago, as a modest enterprise has blossomed into a successful operation offering over 90 oils and a wide range of body care products through many outlets, as well as supplying many of Thailand’s top resorts and spas with aromatherapy oils.

SPA & BEAUTY

To visit this home of award-winning spa oils, creams, soaps and so many other exquisite products is a delight. The aromas are enchanting. At Lemongrass, you can enjoy a spa treatment to sample and choose from their huge range, then take home your choice to enjoy at your leisure. They even have a great range of kid’s spa products.

25 percent aloe vera, white orchid and cucumber extracts. And he’s developed a revitalizing mineral muscle soak made from Andaman Sea salt crystals, blended with white orchid and chamomile extracts, to help draw out impurities and soothe and revive tense muscles. “People are sensitive to different scents at different times of day. It’s a good idea to get a variety of essential oils and experiment with what smells and feels good to you,” he says. “Our aromatherapy massage and body oils can be either uplifting or calming to the spirit. They’re carefully balanced hand-blended oils created by adding pure essential oils to nourishing, vitamin E enriched, sweet almond and jojoba base oils. Lemongrass has won many awards, including Condé Nast Hot List 2007, and has been featured in several top magazines, including Time Magazine’s “Best of Asia”. According to Time, “If you want to smell like no one else, try mixing a selection from the more than 90 natural scents at Lemongrass House.” Lemongrass House is located in Cherngtalay and Surin Beach, where you can buy their full range of spa products at modest prices, making perfect gifts for friends and family who can enjoy the aromatic scents of Asia in the privacy of their homes – no matter where in the world they live.

“Our advantage is that we produce the freshest spa products and our stock is never kept longer than three months; using fresh spa products can be likened to eating fresh food rather than processed food.” Based on his years of experiences at some of the top spas in Southeast Asia, Bobby has developed a full line of healthy skin care products. For example, his hydrating face and body creams have

To experience The Royal Spa is to feel the true beauty of nature and reflect on the power of body, mind and spiritual connections.

The Royal Spa and Health Club

Some treatments & packages

In the heart of bustling Phuket Town lies a quiet haven of heavenly peace. With the continuous sounds of water trickling, bubbling and steaming, and with the sweet fruity scents that fill the air, the being is enticed into a flowing stillness of body and mind.

Prices range from 1,200 to 6,500 Baht

The Royal Spa and Health Club is a popular tropical day spa with both locals and visitors alike, which is managed by the Royal Spa Development and Management Company. With an excellent reputation in the spa development industry through its experience, as well as attention to detail, the Royal Spa and Health Club offers a distinctly personal experience. Of the signature treatments, the Royal Stone Therapy is one that is particularly interesting. The Hot Stone massage technique, founded 5,000 years ago, uses black volcanic stones, which are heated and placed on the body, producing a profound effect, stilling the mind and easing the body. Unlike many of the high-end spa complexes on the island, which market themselves exclusively to tourists, the reasonable prices and relaxed but professional staff at the Royal Spa, means that many local Thais, as well as tourists, are beginning to use the spa. This has helped to erase the often stiff, and over-formal atmosphere at many of Phuket’s spa resorts, giving the Royal Spa an ambience of authentic relaxation and pleasure. All the therapists working at the Royal Spa have been trained at the in-house 'Phuket Spa Academy', established in 2004, to provide a comprehensive spa training course. The curriculum and assessments provide a measurement of therapist expertise and knowledge within the Thai spa industry. Since then, the Royal Spa Development and Management Company have provided comprehensive and professional spa management, and development programs, for spa retreats throughout Thailand. Their aim is to provide a standard of service and expertise throughout the Thai spa industry, to ensure a high quality of service and standard of treatment, throughout Thailand. It truly offers the ‘one stop services for Thai spa business’ and a quality of relaxed professionalism, rarely found in luxury spa resorts. The Royal Spa has 12 branches that are managed in resorts in Patong, Kata, Karon, Panwa, Ao Chalong and Phuket Town and you are welcome to experience our spas with us at any time. As a special for our 8th year anniversary, we offer 'BUY ONE GET ONE FREE' value.

“The Best Spa In Southeast Asia”

Sukko means "Beyond Happiness". My first feeling when I stepped through the impressive gates of Sukko Spa was, "I’m in paradise". The Sukko staff are dressed beautifully in traditional Thai style and the spa design, influenced by the ancient Siamese capital, creates a haven of calm yet regal serenity. I felt I had left all my troubles behind.

Chilled out by the soothing background music, my mind was filled with a peaceful wellbeing as I enjoyed the warm traditional welcome (again from Sukko culture) of the ‘Flower Floating Ritual’ – similar to ‘Loy Kratong’, where the idea is to float away past stresses and wish for luck and joy from that moment on. A variety of 40 spa treatments – prepared by Sukko's certified Thai Herbalist and based on ancient Thai medical theory – is offered at Sukko, in packages lasting from 2 to 4 hours. Each package has a specific purpose and can be selected to suit your lifestyle or the way you feel on the day. These herbal recipes and procedures have been handed down through generations and are totally free of petrochemicals, synthetic perfumes or colouring. Some of the herbs and spices are grown in Sukko’s own herb garden and picked just for your treatment, ensuring they are as fresh as can be. I was pampered with the “Be Balanced” package; a 3-hour experience that left me feeling relaxed and refreshed. This 3-treatment combination began with 30 minutes in the steam room and the Jacuzzi, followed by a Thai Turmeric Body Scrub designed to soften your skin and awaken your senses. The scrub was followed by Sukko Synergy Body Massage (see description opposite). “Is this pressure okay? Too strong? How are you feeling?” my therapist asked me from time to time. “Mmm…perfect…” were the only responses that seemed to suit how I felt. Sukko Spa’s restaurant, Suk Savoey Spa Cuisine, presents a unique concept: "Menu by Blood Types" and "Menu by Elements". For those who want to exercise, the Suk Sanan Club provides a myriad of fitness opportunities, including ‘Rue Sri Dat Ton’ (the hermit self stretching), a traditional Thai exercise or, for something more strenuous, try ‘Thai Martial Arts’, a traditional and effective art of self-defense.

Signature treatment Sukko Synergy Body Massage 120 minutes, THB 3,100++ Sukko Synergy Body Massage is performed by hands, using finger pressure on energy points and smooth strokes along energy lines. During the movements of the massage, the moleclues of essential oils in Sukko elegant aromatic massage oils will be absorbed through the skin and into the bloodstream to benefit the nervous system and other parts of the body while vitamins and minerals – rich silky base oils – nourish the skin. Weak points in the body are retreated, headaches and muscular tension are reduced, skin conditions are improved and concentration and energy levels are increased. All body, mind and spirit are brought to the balance and in harmony. Sukko Spa, one of Phuket’s most luxurious spas, is located on Chaofa Road just 30 minutes from Phuket International Airport, 10 minutes from Phuket Town, 30 minutes from Kata or Karon Beach and 20 minutes from Patong Beach. It is creatively designed in a contemporary Thai style, set amongst 15 rai (6 acres) of luxuriously landscaped tropical forest.

small Beaches

Small is Beautiful Phuket’s Petite Patches of Sand As many visiting holidaymakers know, Phuket is an island blessed with some big beaches. The kilometres-long stretches of tropical west-coast beaches, including Patong, Kata, Karon and Kamala, are famous around the world and their sands have been trodden by millions of bare feet. Though few undiscovered places remain in Phuket, there are plenty of smaller, more remote beaches offering barefoot travellers some peaceful and picturesque escapes. Here are some of our favourites.

Laemka Beach, Rawai Less than one kilometre north of Rawai Beach, Laemka has long been a popular haunt for locals looking for a scenic picnic spot, but it’s often overlooked by tourists. Arriving to Laemka’s main beach at the end of Soi Laemka Yai, there’s a rather spooky sense of dereliction. On the beachfront sits a restaurant long since shut down and there are some empty, decaying bungalows up the hillside. The beach itself, however, is a fine patch of sand with a few vendors selling coconuts, drinks, snacks and renting out sun beds. A fine family escape, the tiny bay is shallow and safe for swimming. There are some annoyances that disturb the serenity here, namely tourist boats blithely motoring to shore a bit too close to swimmers and uncollected trash in places, but overall an afternoon spent at Laemka is sure to soothe the senses.

Ao Sane, Nai Harn Ao Sane rates as the beach with the most bizarre access point in Phuket. Getting here first requires cutting through the covered car park at Phuket Yacht Club resort in Nai Harn, then taking a wellpaved but very narrow lane for a kilometre or so. With a scattering of broken coral, Ao Sane’s sand is not quite as fine as nearby Nai Harn’s but the scene is quaint and tranquil and the snorkelling’s good around the rocks just offshore. The beach itself is strewn with large boulders, giving it a more rugged, wild appearance. Sun beds are available for rent, while those wishing to linger a while longer may dine at the Ao Sane restaurant, or even rent a bungalow here or at Baan Krating resort a bit further along, across a rickety bridge.

40

small Beaches

Ya Nui, Nai Harn Just across Nai Harn Bay from Ao Sane, between Nai Harn and Rawai beaches along the coastal road, sits the tiny Ya Nui bay. Not exactly a hidden spot, it can get crowded through the sunny season with rows of rental chairs full of sunbathers. Even on its busiest days, however, the beach is a breathtaking sight with its silken sands and dramatic surrounding landscape including a rocky cape jutting out from its centre and a lush green hill topped by a wind turbine rising up steeply from one end. There’s one main restaurant at Ya Nui, which is actually very good for a beach eatery (try the chicken paeneng), and there’s a scattering of vendors offering drinks, snorkel equipment and rental kayaks. When viewing Ya Nui from the wind turbine lookout point, it looks as perfect as a well-cut emerald gem.

Banana Beach, Nai Thon Banana Beach, also known as Haad Hin Gluai or Banana Rock Beach, has everything a beach lover would ever need: a small bay of soft sand, rocks offshore and water as clear as glass for snorkelling, a smattering of sun beds. Aside from the stretch of sand, there’s a single restaurant serving slightly overpriced seafood dishes, with five plastic tables that sink into the sand. During a recent visit, a scene of tropical island romance unfolded before our eyes: a long-tail boat arrived and a European couple waded to shore, along with their boatman holding a bag of freshly-caught fish. They arranged with the restaurant to fry up the fish for a seafood lunch for two on the beach. It’s the kind of activity that those living in wintery climes dream about for their two weeks of holiday escape. Found just a few kilometres south of Nai Thon Beach, the lost-lagoon feel of Banana Beach makes it a superb afternoon chillout spot.

Ao Yon, Cape Panwa Hua Beach, Kamala Hua Beach, some two kilometres up the Millionaires’ Mile road in Kamala, might well have been the last truly secret beach on Phuket. But since a small handmade sign was posted at its entrance a few months ago, the secret’s out. The 300-metre lane leading to the beach takes you through a lush landscape with thick trees arching over the road, ending at a small car park area next to a basic restaurant. Tall casuarina and palm trees line the beach, reaching out over Hua’s golden sand. Next to the restaurant is a concrete foundation that looks like it’s been long abandoned to the jungle – someone’s dream tropical villa that didn’t quite come to fruition perhaps. Aside from the restaurant, some bundles of fishing nets and a few plastic dinghy boats scattered about, there’s nothing here but sand and sea. If you time it right you might have this beach all to yourself, aside from the resident kittens racing across the sand.

Ao Yon is an ideal spot for early risers to catch the sunrise, found on Cape Panwa on Phuket’s east coast. Like most of the east coast, Ao Yon retains a distinctly local feel and only a small fraction of Phuket’s millions of tourists will ever come here or know about it. Due to the pearl farm activities in the bay, the water is not always so clear, but at high tide it’s possible to take a refreshing dip in the sea. Our favourite Ao Yon dining spot is the Secret Cove, where parents can enjoy a relaxed lunch and drinks while the kids frolic safely in the shallow, protected bay. Families could also walk down the beach and stop by Topper Sail to arrange a Hobie cat dinghy lesson, a fantastic way to introduce the young ones to the sport of sailing. To find all these great places get yourself a copy of STREETS of PHUKET - 188 pages of detailed street maps, landmarks and local information - with a series of comprehensive indexes. It’s the easiest way to find your way around Phuket. Check www. streetsofphuket.com to find out where to get it – at only 399 baht it’ll save you time and fuel.

Maikhao Dream

Zhanel Tyurina MD of Maikhao Dream How long have you been with Maikhao Dream Co. Ltd.? What’s your position and what attracted you to the job? I'm currently the Managing Director of Maikhao Dream Co. Ltd. I’ve been with the company for 4½ years now. I was first attracted to the group because of the challenge of establishing a new company and the overall experience it would provide. Hospitality has always been my passion, so when this opportunity came up, my family and I decided to make the move to Thailand, embarking on this beautiful journey. What were you doing / where were you living & working before? Before deciding to move to Thailand and work with Maikhao Dream, I was working in Kazakhstan, setting up beautiful lake resort 650km away from anywhere. The hotel’s setting and clientele made the resort very ecofriendly, which remains a concern of mine. Where are you from? I'm not sure if I have a ‘hometown’ per se. I was born in Moscow, but lived and spent the most time in Kazakhstan. My childhood consisted of travelling back and forth between Russia and Kazakhstan. In the United Kingdom, I studied and graduated with two majors from Keele University, with a dual degree in Business Administration and Marketing, and in Law. What’s special / different about Maikhao Dream Co. Ltd? Why would someone choose your resort compared to your closest competition? As well as two very desirable secluded locations, the guests of both Maikhao Dream Villa Resort & Spa, in Phuket, and Maikhao Dream Resort & Spa, on Natai Beach, in Phang Nga, will find personalised service and luxury. The Villas are situated right on quiet Mai Khao Beach and are the biggest hotel managed beachside villas on the island, with the smallest villa totalling 465 sqm (5,000 sq ft). Our Phang Nga location is more of a traditional resort setup, but is perfect for couples or small families looking for a secluded paradise. Whether for long stay or short getaways, both resorts were designed to accentuate both Thai architecture and hospitality, combined with international standards and catering to diverse tastes. We have a customised setting, where guests can feel like they’re home away from home, in a place that blends world-class facilities with a welcoming, friendly staff. Tell us something about your role in the business? My role in Maikhao Dream is to run the group operations. I am, therefore, in charge of every operational and administrative function, but more importantly, my job is to guarantee that each guest has an unforgettable stay with us. I truly want every single person to come away from our properties with a remarkable experience, great memories and the desire to return. What are the main challenges as they relate to your role? My main challenge is to organise and maintain the right team for our resorts. Since we’re young in the market, our team is still growing and

adapting. Yet this is what makes the business so rewarding too. I want everyone in my team to overcome challenges, so they may better understand the dynamics of the hospitality industry and have a hand in creating positive memorable experiences for our guests. And what are the biggest difficulties you have to overcome? My attitude in life, as in work, is that "nothing is impossible". This really does lessen the burden of any difficulties that need to be conquered. Our main priority is working together as a cohesive unit and, in doing so, we believe we can overcome all difficulties. What do you (and the business) expect to achieve within the next 3-5 years? In the next 3 to 5 years, we expect to complete three additional business ventures in Thailand. In particular, we're currently building another property, so watch this space! What do you see as your biggest successes to date? We're incredibly proud of our biggest achievement, in that we successfully built, opened and now manage, two properties in a relatively short time period. Both resorts opened within one week of each other and, so far, both have performed excellently. Maikhao Dream Hotels & Resorts aims to continue and build on this Wow! factor. Is Maikhao Dream Hotels & Resorts involved in any CSR (Corporate Social Responsibility) programs? CSR is a focus and a priority for Maikhao Dream. We're constantly donating and helping our local communities improve and grow. We also participate in royal initiatives and charities and we have our own internal recycling programmes. Giving back is part of our experience. How would you describe your leadership style? I'd describe myself as a transformational leader. Everyone needs to have a chance to make management decisions, so that they can grow and further their career. I like my team to know they are supported, as well as leading by example. What is your overriding ambition at this stage in your life? Since hospitality is my passion, simply put, I want to ensure that each and every guest enjoys their vacation to the fullest. I work towards this on a daily basis. I want Maikhao Dream to be synonymous with luxury and sophistication, where all types of luxury holiday seekers, no matter their interest or background, will enjoy their personalised experience.

What exactly is Apartment “Ownership” in Thailand? Foreign Investors looking to purchase property in Thailand's resort markets (and to a lesser extent in Bangkok) will inevitably come across a number of different methods to invest in or purchase real property in the Kingdom. Without a doubt, real estate investments in Thailand range in kind and nature, as tax, legal and investment structures are formulated with a view to attracting foreign investors, securing legal interests, and improving resaleability and thereby marketability to foreign investors. One such type of real estate investment is in the so-called “Apartment Unit.” We have heard the term Apartment Unit mistakenly described as a Condominium, no doubt because an Apartment building complex in Thailand can look and feel exactly like a Condominium. They are typically developed and built as multi-storey buildings, divided into specific numbered units, with shared building space and common areas in the same way one would imagine a Condominium to be constructed. As such, we have also heard from time to time mistaken references to owning ‘title’ or a ‘deed’ to an Apartment Unit. However, make no mistake, legally an Apartment Complex is not the equal of a Condominium and ‘ownership’ in an Apartment Unit is actually quite distinct from the titled ownership of a freehold Condominium Unit. So what exactly is the difference between a Condominium Unit and an Apartment Unit? Firstly, to be clear, there exists no regulation or statute creating a ‘title’ or a ‘deed of ownership’ in an Apartment Unit in Thailand. In fact, quite to the contrary, an Apartment Unit is not a fiction of Thai legislation, but rather a legal construct devised by property developers and attorneys using a mishmash of real estate, commercial, contract, and corporate law to create certain usage, possessory, and/or tenancy rights in favour of the investor. A Condominium, on the other hand, is clearly a regulated and statutory legal regime creating a true titled (or ‘deeded’ if you will) interest in a Condominium Unit to the purchaser/investor. Condominiums, unlike Apartments, must be registered with the Land Office in Thailand, and registration involves satisfying a number of statutory requirements in accordance with the Condominium Act of Thailand. Upon successful registration, the Condominium becomes a regulated juristic person, and purchasers/investors are granted specific rights under the Act.

Apartment developments, on the other hand, have no such specific statutory regime, and there exists no regulation for registration of an “Apartment Complex.” The Sale and Purchase documentation (or more often Apartment Lease Agreement), Rules and Regulations and matters of management are linked through corporate structuring and contracts, rather than being regulated under a particular statutory regime like a Condominium. Therefore, purchasers and investors considering purchasing an Apartment Unit should ensure that they become fully aware of exactly what legal interests they will be obtaining when purchasing an Apartment Unit. Such legal interests can vary by apartment development and depend on how the developer has legally structured the development and can include the following: Apartment Unit Lease with Shareholding in Land Holding Company Certain Apartment Complexes offer foreign purchasers a registered lease for up to 30-years to an Apartment Unit which is registered at the Land Office. The ‘owner’ therefore receives a registered lease right to the area defined as the Apartment Unit in the lease documentation. The lease agreement may or may not have a contractual right to renewal, and the ‘owner’ may, depending on the particular development, be offered shares in a company (typically offshore) that has a minority shareholding in the Thai limited company holding the land underneath the Apartment Complex buildings. Apartment Unit Building S&P with Joint Land Lease There are a fair share of Apartment Complexes that sell the Apartment Unit and/or building to a purchaser, or a number of joint purchasers (for multiple units in the same building structure), through building sale and purchase agreements, and also register a joint 30-year lease to all Apartment Unit ‘owners’ on the land underneath the Apartment building. Unlike Condominium Units, the contracts define the area of the building that comprises a specific “Apartment Unit.” Timeshare Timeshare is another structure which creates specific contractual usage rights in a particular area of an Apartment Complex defined as the Apartment Unit. Sometimes these usage rights are linked to a registered lease, or a corporate structure, where investors receive shares in a company linked to the Apartment Unit. Usage rights are restricted by the contract and/or the particular structure (usually seasonal or by number of days per year). Hotel with Leaseback Other Apartment Complexes are structured to be operated as a licensed hotel. The ‘owner’ is sold an ‘investment’ which is registered as a lease to the portion of the apartment building defined as the Apartment Unit, and then leased back to the developer to be placed in the hotel inventory. As one can see, there a number of varying structures created for investment in “Apartment Units.” Indeed, the list above is not meant to be exhaustive, and various Apartment developments even combine the above to create ever more complex Apartment Unit ‘ownership’ structures and so-called “Serviced Apartments” with branded operators. Accordingly, it is recommended that purchasers considering an Apartment Unit determine that the type of Apartment structure considered is fit for their purposes and that proper protections are in place to protect legal interests. Laguna Park Phuket’s newest residential community

The New Helicam Hexicopter

Helicam real aerial image combined with Laguna Park CGI

Over the years Helicam Co Ltd, have photographed many developments, resort hotels and beautiful properties. However, few things compare to Phuket’s newest residential community “Laguna Park”. Developed by Laguna Property, part of the Laguna Resorts and Hotels and the Banyan Tree Group, the project will be the island’s largest residential community, comprising up to 2,000 homes when fully completed. Facilities include a beach club area, with a clubhouse to be built as part of phase two of the development. Laguna Property commissioned Helicam to obtain aerial images and an interactive virtual tour to show the entire development, then combine the real imagery with CGI (computer generated imagery) to showcase the completed future development. To achieve the required material the Helicam pilot / photographer khun Phil launched the latest addition to the fleet, a machine that uses onboard avionics / GPS navigation to actually fly without a pilot. Now the Helicam camera operator is able to take the aerial imagery single-handed with pinpoint accuracy. The post production system work is done back at the Helicam office by the studio professionals, khun Mhu & khun Pon, who put the imagery seamlessly together, ready for the clients marketing needs.

THINGS TO DO

Phukk t h Phuket has plenty l t off choices h i when h it comes tto places l tto see and d things to do. This month we’d like to offer you a guide to some things to do that will give you an insight into Phuket – both the cultural side and the not-so-cultural.

Explore the island

Loy Krathong Festival This is one of the most popular festivals in Thailand, celebrated on the full moon night of the 12th month in the lunar calendar. This year it’s on the evening of the 17th November. If you have the time and an adventurous nature, renting a car or motorcycle and exploring Phuket on your own is the way to go? Ask at your hotel reception for The MAP of Phuket (produced by the publishers of this magazine), and you won’t get lost. We're on an island, so if you keep going you’ll eventually be back where you started! Follow the winding coast roads and discover near-deserted beaches, roadside shops and food stalls and more. Head inland and visit small farming communities where people still live in much the same way as they have for hundreds of years. Motorcycle rentals start at 150 baht per day and small jeeps are available from 1,000 baht per day. If you rent for a week or longer, you may be able to negotiate a better rate. A word of caution: Driving habits here are different from almost anywhere else. This is no longer a sleepy tropical island; the main roads are busy and road conditions can be unpredictable. Take extra care, especially if riding a motorcycle. The law says you must wear a helmet on a motorcycle. Common sense says you should... If you're visiting from Europe or the United States, please note that we drive on the left here!

During the festival, people construct a small float from banana tree trunk, decorate it with banana leaves and flowers, add a candle, three sticks of incense, some nail clippings or a few strands of one’s hair and a small sum of money. The candle and joss-sticks are lit and the krathong is floated away on any open stretch of water – sea, lake or river, it doesn't matter. The belief is that this offering to the gods will take away all the bad luck of the past year and bring you good fortune in the year to come. If you don’t have a banana tree to hand, then many small shops will have ready-made offerings on sale for a few baht. As the sun sets, crowds gather on all accessible watersides; food stalls appear and a carnival atmosphere prevails. If you're going by car arrive early, as parking will be a problem. People also make paper lanterns (called khom loy in Thai) which climb into to the sky powered by heated air from a candle inside. Hundreds of flickering points of light floating out to sea and climbing into the night and sky make for a delightfull party backdrop. If you join in the celebrations, don’t forget to make a wish as you launch – this is the land where wishes come true.

Visit Patong's Bangla Road Many people come to Phuket just to revel in the razzmatazz of Patong’s hotspots but even if your tastes are generally more moderate, you really should not miss the opportunity to visit this international icon of the hedonistic lifestyle. A short street in the heart of down-town Patong, Soi Bangla packs more than a hundred bars, restaurants and discotheques into a single traffic-free, brightlylit celebration of glitz which operates from dusk until dawn. Walking up and down or dropping into throbbing cacophonous homages to Mammon like the Tiger Disco or Rock City will leave you with vivid memories as enduring as those of the beautiful beaches you enjoyed in the daylight hours.

The shape of things to come in Phuket's central district. (Advertorial)

Zcape III Hailed as Premium Asset in Phuket's Central District The latest urban living concept by Tri Property is the perfect executive base in Asia's trendiest tropical metropolis. Zcape III's central location in Asia's most desirable cosmopolitan oasis offers harmonious downtown living and blissful privacy.

The courtyard has been designed to foster a trendy and friendly sense of community featuring a large swimming pool with swim-up bar and kids pool, surrounded by sunken lounge areas in the shade, as well as a children's playground.

Bangkok-based urban developer Tri Property introduced the awardwinning Zcape living concept to Phuket residents last year with smart and affordable condos – Zcape Condominium and Zcape X2 – in Cherng Talay near Bangtao Beach; a very desirable west-coast location which saw successful sales of both projects.

Other facilities that will please the most discerning condo connoisseur are a spacious library area described as a 3rd living space, a hightech gymnasium with a view of the pool, sauna, and business hotelstyle services plus top notch 24-hour security, digital door locks and keycard access to residents' specific floors.

Zcape Condominium was highly commended in the “Best Condo Development in Phuket” category of the 2013 Thailand Property Awards. Zcape III looks to continue the trend and is backed with the conviction of property prospectors that see the urban living concept as one of the central district's most valuable assets.

Four-way access to Zcape III off two major roads is another highly valuable detail in the property's profile, making it very easy to commute in any direction, or simply to walk to any of the nearby landmarks such as Central Festival shopping mall, international schools and hospitals, home improvement stores, restaurants and much more.

Testament to the high value of the Zcape III project is the recent addition to the Tri Property directorship of one of Thailand's top financial advisor's Mr Bandid Chotiwannaporn, who has invested in Zcape III with unwavering conviction that the residential concept is a perfect fit for the central district. “An asset such as Zcape III in Phuket's central district is undoubtedly the most attractive investment on the island at this time. By the time Zcape III is complete, the district will be one of Thailand's most desirable places to live, work and, of course, relax,” said Bandid. “In fact, priced from 1.75 million baht per unit, Zcape III will be one of the most affordable accommodation options in the district, where land is at a premium, fetching as much as 20 million per rai,” he said. Aimed at inter executives, couples and small families that need affordable, centrally located accommodation, Zcape III's smartly furnished one- and two-bedroom living spaces come in three types, each with unique slide-to-fit features that are flexible and extendible for a variety of living arrangements, including a conveniently situated, ergonomic kitchen space.
