We all know one of those places… they never advertise but they’re busy. Why? ‘Word of mouth’. People tell their friends, “You must try..” and the word spreads. In this monthly column, we spread the word further about the great-value nooks and crannies that we know about on Phuket.

Mee Ton Poe 3

94 G2

Peang Prai Coffee & Restaurant

10am-8.30pm. On Sakdidej Soi 1, 500m on the left from Sakdidej Rd junction.

The Cook Restaurant

Mee Ton Poe have three branches, the third branch recently opened. The new restaurant is a lot more modern than the two original outlets, with convenient parking, but the taste remains as good as the original. Recommended dish is Mee Hokkien, large yellow egg noodles stir-fried with vegetables and a choice of pork, fish or squid, with shallots and pork crackling as side dishes.

8am-9pm. Phang Nga Rd next to Sinthawee Hotel. Closed on10th, 20th & 30th of each month.

10-7pm. From Heroine's Monument turn towards Paklok. Follow signs to Bang Pae Waterfall; turn left off the main road.

Serving Thai and western food, as well as a selection of Thai-style pizzas (such as green curry or tom yam goong). Great food at reasonable prices. Thai dishes start from 35-40 baht. They also serve free fruit after your meal. Note the fitout is very basic...

With a 360˚ view of Phuket's rainforest, Peang Prai serves traditional Thai and international food – at exceptional prices. The staff are sweet but, service can be a bit slow. The crab curry is the best! Cappuccino at 50 baht is good and the presentation is cute. Beer only 50 baht.

Cue Bar

81 D6

5pm-1am. On Phuket Rd. Look for the clock lock tower round-about or Surin Circle. Next to the UOB bank. A real sports bar in Phuket City. A great place to hang out for drinks with colleagues during week days, or to put in a late Saturday night with cocktails (Mojito, Mai Tai and many more). Live sports on 5 TV screens every night and 2 pool tables. Simple recommended dishes are spaghetti with stir-fried beef & tomato sauce, Khao Radd Ka Proa Nua (rice topped with stir-fried beef and basil). Reasonably priced for food and drinks.

The archipelagos of the Andaman Sea and its maritime national parks are renowned as some of the most beautiful yachting grounds in the world. Many people say that there is no better experience than to go onboard a yacht and see the breathtaking scenery of limestone rocks, white sand beaches and crystal clear waters around Phuket and the South of Thailand, including Phang Nga Bay and the coastline of Krabi. Guests are able to discover unique destinations and unspoiled spots. And a luxury charter with Andaman Cruises is the most exclusive and most personalised way to do that. LESSONS OF THE ROPP BY SAYANG ROPP

LESSONS OF THE

ROPP Written by Sayang Ropp What values does Paul Ropp teach his family? This question is one that has been asked and pondered upon many times. As his youngest daughter I think I have a bit of insight on the matter. Paul Ropp's values revolve around, not only how to have a good successful life, but how to have a happy and worthwhile one that teaches you more than you thought you wanted to learn. He spreads his wisdom with his family and friends through intelligent little catch phrases, such as: “May today be better than yesterday, may tomorrow be better than today". Although, at surface value, this may sound a little mundane, what it has always taught me is that we must value the necessity for, and strive towards, making our own lives better – minute by minute, day by day. This is by no means just to create a goal of wealthy success, this striving for something more teaches us that we will always have more to give than we realise, and we will have never given our full potential, until we realise that every single day we live should be an effort to outdo the last not in extravagance, but in joy. The progression of our life success is also not an instant overnight phenomenon. Working toward a life we are happy with is an active process that takes patience and perseverance. We can only hope that each day is better than the last to know that we actually are further on the stepping stones to where we are trying to go. Not only does it teach me to inch towards

All in all, Paul Ropp teaches us to never fear where we want to go. Even if we may have to take a long and winding road, we have full power and capacity within ourselves to achieve our own potential and strive towards the kind of life we wish to lead.

my goals, but it also gears me towards thinking of others' circumstances and how my paths may cross theirs. If I am, in one day, unsuccessful in inching myself towards the other side of the big wide pond of life, then I can make that day better by helping someone else do just that. My happiness is not in my own steps alone, but the steps I make that may inevitably help someone else's day be better, inching them closer to their endpoint.

This leads into one of Paul Ropp's next famous concepts: ESP. And by ESP I do not intend to refer to the common thought of Extra Sensory Perception. ESP is what Paul Ropp has dubbed: Extra Sensory PROJECTION. This is the actualisation of your perceptions into a projection in reality – which means projecting your visions, values, and dreams into a tangible and measurable truth. We must strive towards being the people we see within ourselves. This teaches us that our hopes and desires are not only things of dreams or fantasy. We have every capability of realising and reaching the things we want, and this power lies in all of us to project into our world. This value has taught me that my desires are accessible, and that I have full capability to actualise them. It is one of the most empowering concepts my father has taught me because it pushes me to exert my efforts towards making things happen rather than just dreaming about them and complaining that they cannot be reached, because they can. Not only has my father taught us to work towards our dreams, but he has also taught us to do so without being restricted by convention. We have always been encouraged to "stroke off the canvas". Be different, try alternate routes, surprise yourself. ESP, as my father puts it, has the capacity for us to pave new paths rather than simply following in the footsteps of someone before us. Our ideas and intentions have the ability to create new and improved outcomes, if we have the will and courage to make beauty out of messy and tangled strokes of a brush. All in all, Paul Ropp teaches us to never fear where we want to go. Even if we may have to take a long and winding road, we have full power and capacity within ourselves to achieve our own potential and strive towards the kind of life we wish to lead. 'Location, location, location' as the saying goes. It doesn’t matter how good you are, if you’re not in the right location, forget it.

Baluchi is in the heart of Patong and in Karon, yet their relaxed atmosphere, with soft background Indian music, creates a great ambience perfect for either family dining or entertaining clients.

Baan Rim Pa is one of Thailand’s best-known restaurants, with a reputation stretching much further. It's perched on a cliff, with teak floors and the swish of the surf ‘downstairs’. There are some restaurants that just encapsulate the word ‘romantic’ and here, with Tommy Doyle playing classics on his grand piano, the sea breeze and the delicate aromas of world-class cooking in the air, this House by the Sea is one of the most romantic places to eat in Phuket. On a rocky outcrop, overlooking the Andaman Sea, Baan Rim Pa prides itself in superb, authentic Royal Thai Cuisine, an ambience second to none and the most spectacular views on the island. Baan Rim Pa is the winner of the prestigious Wine Spectator Award of Excellence nine years in succession. On the coast road just north of Patong www.baanrimpa.com

They take pride in using only fresh, authentic Indian spices, freshly ground in their kitchen and fresh (not frozen) meat. Homemade paneer (cottage cheese) and yoghurt, tandoori kebabs, naan and rotis, Mughlai curries and the best Indian long grain basmati rice dishes are just some of their specialties. One can taste the most mouth-watering tandoori kebabs in town, not to mention the variety of breads baked freshly in the tandoor or a delicious variety of prawn, chicken, mutton or vegetable biryani. Baluchi is the only award winning Indian restaurant on the island, serving authentic Indian cuisine using original ingredients imported from India. Baluchi Karon opens 18:30 to 23:30 every day except Saturdays.

DAVINCI RESTAURANTS

Jana Sasikova Vivacious Jana Sasikova is the co-owner and manager of the iconic DaVinci Restaurants in Nai Harn and Kata and the lifestyle brand of same name. Where are you from? What did you do prior to moving to Phuket? I grew up in Prague in the Czech Republic in a restaurantowning family. I studied Philosophy and History of Art at the University of Karlova IV Praze in Prague, the oldest university in Europe. I sometimes think that’s a particularly appropriate background for managing a brand named after Leonardo Da Vinci! My family owned the first Italian restaurant in the Czech Republic and when I met my husband Claudio Pivotto, we opened and ran a couple of successful restaurants prior to our coming to Phuket. We’d fallen in love with Phuket while having holidays here, so when I thought it was time to take it easy, we came to Phuket to retire. Then I met Mario at Capannina restaurant in Kata. He offered me a job, and I worked with him for over three years. Then fate took a hand, as it often does in my life! I had an accident on my scooter outside DaVinci restaurant in Nai Harn and Mark Norris, the manager and partner at that time, came to my rescue. That's how I became involved in DaVinci. How did you end up becoming the co-owner and manager? Once I got to know Mark and his DaVinci co-founder and majority shareholder, David Roberts, we realised that there was a great 'fit' between my background and experience and their vision for the future of DaVinci. Also I fell in love with the style, food and friendliness of the restaurant. I joined them and soon after became a partner, taking over the day-to-day management when Mark left in June 2012 to pursue his own career. How did DaVinci become a complete lifestyle brand? It was always our vision that we’d add all sorts of complementary lifestyle services. We expanded into yacht charter and luxury villa rentals and that side of our business is growing. Many of our villa and boat guests need catering services, so we’ve embraced this are too. We’ve also started a training company to teach the skills of the hospitality and catering industry to young aspiring workers in these fields. What future developments do you have planned for DaVinci Brand? We opened our second DaVinci restaurant in Kata Beach last December with many of the same decorative icons and a menu that’s 60 percent the same as Nai Harn. The balance of the cuisine reflects the ideas of my husband Claudio, who is Executive Chef of both restaurants, and our Italian Chef who oversees the new DaVinci. How does doing business in Phuket compare with back home? You need real passion to run a business here as there are many challenges. Obviously there are language and cultural barriers to cope with and we’ve found the bureaucracy and abundant paperwork an ongoing chore. Kitchens can be stressful at peak times, but here you can’t shout or lose your cool. you have to be conscious of not making employees 'lose face'. But there are also great compensations to working long hours; our staff are very loyal and committed and Phuket is such a great place to live and enjoy life. Where do you live and what car do you drive? We rent a fourbedroom villa at a wonderful location on Chalong Beach next to Serenity Terrace Resort. It’s built in a Hemingway-esque ‘Old Havana’ style it even has a pool. It’s wonderful getting up in the morning to enjoy the beach and Chalong Bay which is so full of activity. We have owned different houses which we sold, the last one in 2010. We’re

looking forward to my mother and other family members coming to visit soon to enjoy this house; we're lucky to have a great maid and gardener to help us when we have guests. As for our car, we run an ordinary Toyota because for us it’s just a means for getting from A to B. I feel the same way about watches and jewelry; I don’t really care about these things and never wear them. What do you like about living in Phuket? Phuket allows you to live a well-balanced life with lots of peace and quiet, particularly during the low season. There are also many quiet natural places to visit close at hand, but at the same time good hospitals, schools and shopping giving a sense of equilibrium. What frustrates you about living in Phuket? The bureaucracy and endless form filling for the simplest things. Then there’s the traffic of course, particularly during high season. And the corruption, although that might improve with the recent political changes. How old are you and do you have children? I'm 47. We don’t have any children, but I'm very fond of animals, particularly cats. We have a monster nine-kilogramme Norwegian Forest cat as a pet. What does the future hold for you? I'm very focused on making the new Kata DaVinci restaurant a success and I hope to have many more years being with my husband Claudio, enjoying each other’s company. But I'm a great believer in destiny and luck, after all that’s how I come to be with DaVinci and it’s also how we found our lovely villa where we live. So, I’ll just wait and see what eventuates. What does success mean to you? Having a passion is important for happiness and also enough money to live on, although I'm not particularly materialistic. Much more important to me is a balanced life, with enough time for myself to relax and do the things I enjoy. How do you spend your free time? I love doing yoga at home, often with my cats joining in! I like to paint in oils on canvas – mainly abstracts – but occasionally natural subjects too. Reading is a passion and walking too, and of course we love to cook at home, often Italian or Czech dishes and sometimes Thai. What clubs or charities do you support? We like to stage fundraising events at DaVinci, like our upcoming Soi Dogs gathering, and I belong to SKAL and to the Châine des Rôtisseurs.

PHUKET HOT LIST

d e v r e S y t i Seren e l y t S y a r Si Welcome to the Phuket Hot List, our bi-monthly series that brings the island’s latest and greatest into sharper focus. This month, we’re venturing east to check out the serene scene on Koh Siray. Found across a causeway just beyond Phuket’s fishing port and main tourist ferry pier in the Rassada municipality, Koh Siray first appears a more rough and rugged place than the soft-sand west-coast beach resort areas, but those who take the time to explore the small island will find picturesque roads to cruise, fantastic views to enjoy from its hilltops and beaches, and some truly tasty dining spots.

Hot Eats On Pleumsuk Beach is a restaurant of the same name that’s well off the tourist track but where locals in the know go to spend a lazy afternoon with their family. From the restaurant’s simple kitchen comes an incredible parade of fish dishes, almost anything your heart desires from the sea. Among our favourites is the fiery goong pad kreung gang (prawn curry). The menu has no prices and is in Thai only, so if you get carried away (with whole fish especially) you might be in for a surprise come check-bin time. No matter, the Phang Nga Bay views and the chance to chill in this peaceful seaside spot are well worth it.

Those seeking a meal beyond Siray’s more rustic offerings will want to head to the luxurious Westin Siray Bay, a rather incongruous but exquisite addition to the Siray scene that opened in 2010, where the resort’s 259 rooms and pool villas spill lavishly over a promontory. There are six restaurants to choose from, but we went for some Indian cuisine in the air-conditioned cool of MIX Lounge for lunch, and indulged in the excellent choco rush treat cake and kahlua and vanilla mousse pyramid desserts. For those seeking a dietary boost, the varied menu highlights dishes that include nutrient-rich “superfood” ingredients such as salmon, blueberries, spinach and papaya. More formal dining with a pan-Asian menu is available at Eest restaurant, while the casual open-air Prego by the Beach restaurant-bar next to one of the swimming pools offers an inviting spot for families to relax and cool down, plus a moon deck to drink in the lovely evening bay views along with your cocktails.

PHUKET HOT LIST

Hot Properties

For as long as we can remember, Koh Siray’s been one of those areas on Phuket touted as being just on the verge of a property gold rush but never quite getting there. On our latest visit, however, we found the coastal road along Haad Pleumsuk (Happiness Beach) buzzing with building activity. The Moon Terrace villa estate, with a number of sea-view homes already built and occupied on the hillside, is expanding, building 15 more villas up the hill and another seven the waterfront side of the road, says Esa Huovila, Managing Director of St James Properties, sole agent for the villas. The villas each have four bedrooms and an office plus private pools. Some are still available for sale, starting at 42 million baht.

Just up the road is The Nchantra beachfront condo development, where the paint was still drying on its newly-opened show home when we visited. Some units will be ready to move into as early as June. This collection of 42 two-storey, two-bedroom condos with private pools and rooftop terraces is being built by Taa & Associates, a local developer and architect that has already launched a number of Nchantra-branded villa estates in the Chalong and Nai Harn areas and worked on some of the region’s best-known resorts including the JW Marriott Khao Lak. The Nchantra condos are being sold exclusively through the Jones Lang LaSalle agency in the 15-20 million baht price range.

Hot Sights Confession: we don’t like monkeys. They’re greedy and grabby, and they remind us of that unwanted cousin who always turns up to spoil the party with his disruptive neediness. But many people do like monkeys, and for them the Monkey Viewing Platform is the place to go. On the Siray side of the connecting bridge to Phuket is a mangrove forest teeming with Macaque monkeys, who seem to live pretty posh lives gorging on the bananas thrown at them by visitors throughout the day.

Hot Shops

Our preferred Siray attraction is Wat Koh Siray, a hilltop temple with a golden reclining Buddha, from which there are spectacular views that rival the famed Phromthep Cape in Rawai without the tour buses or crowds. Aside from the gruff old caretaker who implored us to make a flower, incense and candle offering, we had the place completely to ourselves. Another stunning sight is the new Sea Gypsy Culture Centre on Laem Tukkae (Gecko Cape) at the edge of the sea gypsy village. Construction on the award-winning design was nearly complete but the opening date had not been confirmed at the time of writing. Yet even as they still sit empty, the sparkling, eco-friendly rounded structures inspired by the shape of these seafaring peoples’ fish traps are certainly worth a look. Then you can go see the actual hand-crafted fish traps in the village, where nearly every home has at least a couple of traps set out in front.

Ok, Koh Siray’s not exactly a shopping hot spot but our stroll around the sea gypsy village yielded some great finds on cultured pearl jewellery from the handful of vendor stalls along the beachfront road. We picked up some pearl bracelets for only 100 baht each with a half-hearted bargaining effort, and there were rings, earrings and necklaces in a rainbow of pearly shades on display as well. There are also seashells of all shapes and sizes on sale but the ethics of buying these are iffy. Had the previous “owners”, the molluscs, departed from their safe homes willingly before the shells were taken away to market? There’s no way to know for sure.

though the waves rarely rise above three metres and it’s not a year-round option to ride them, there are several reasons to come and check out the surfing scene in Phuket. The water’s warm; the island’s infrastructure is solid; it’s not overcrowded on the waves, and there’s a tangible surfer-dude camaraderie. Another pleasant aspect about surfing in Phuket’s low season is that flights and hotels are cheaper than usual so it’s a win-win situation. Still, you won’t get much surfing done here in Phuket’s high season from December to April – it’d be like trying to surf a pond – but once the breezes swing from northeast to southwest and those trade winds bluster in from the Indian Ocean from May to November, surfers are in business. Unlike other worldwide surfing destinations, Phuket’s waves are storm driven, meaning the worse the weather blows the better the subsequent aquatic action and residual winds of a storm can power waves along the island’s west coast for days on end. So where are the best places to hang ten on the island? Well, the epicentre of all things surfing here is Kata Beach; 36

it’s long been the most popular hangout and even hosts a surf school run by champion of the waves Jimmy Smith. He says, “Kata is definitely the best all-round surfing beach. It’s great for learners as it’s a sandy beach with no rocks. Bali can get too powerful at times for normal surfers, as can Nai Harn and Kata Noi. The only thing you have to watch out for here at Kata is the board itself.” RE KA TA Surf School offers three levels of classes; beginner, intermediate, and advanced. Topics include learning to catch waves, reading and riding better waves, turning, and with special emphasis on surfing etiquette – often a point of contention for longtime surfers encountering greenhorns, sometimes physically. If you’ve never seen an experienced surfer wiping out because of a beginner getting in the way your vocabulary is all the poorer for it. To the south of Kata, Nai Harn Beach is a great favourite with expats and locals. Its southern end has a permanent sandbank that creates long and fast rides while the swells are pretty impressive at its rock-lined northern end but this part of the beach is not ideal because of swimmers and wading children. Just north of Patong, Kalim Beach is another favourite but due to rocks and a coral reef it’s really best to surf here only at high tide. Kalim is fast, with annual surfing contests, some of which are hosted by Quiksilver. Further to the north along the west coast, Kamala Beach has three surfing opportunities, and its northern end is markedly better for catching a wave but

wave generating machine that projects a four-inch sheet of water up a slope. There is an inflatable divider through the middle of this arrangement that is removed at night when the activities get a little more relaxed – no doubt due to the effects of happy hour. Still, the safety factor is high at Surf House, with a padded vinyl bottom and walls so the inevitable falls and wipeouts are cushioned and even fun – at least to watch with a cold beer at hand. The surreal sight of someone actually falling upwards does add to the entertainment value, it has to be admitted. Surfing in Phuket is best regarded through the half-full or half-empty glass approach. It’s a great surf destination if you regard your glass as half full but if you want premium barrels, long pipelines, and thunderous white capped monster waves the surfing scene here can appear a little tame. Still, as the old surfing adage goes, it’s a pretty good place to "test your surfing skills against your opponents’ luck".

Lemongrass House

Lemongrass founder, Bobby Duchowny, studied aromatherapy – a healing art that promotes massage, when combined with specific herb and spice oils, as a method to reduce stress, boost energy and heal certain physical ailments – at the American Aromatherapy Association. Some years ago while on holiday in Thailand, he visited an organic farm in Petchaboon province and became interested in the natural healing properties of Thai herbs and spices. “I was particularly attracted to lemon grass as it was used in many popular Thai foods, as a medicine for stomach disorders and even as a repellent for mosquitoes,” he recalls. Bobby used lemon grass as his signature herb to create a line of essential oils, face and body creams, shower gels and bath crystals, which he and his wife Palita sold at Bangkok’s world-famous Weekend Market. What started, several years ago, as a modest enterprise has blossomed into a successful operation offering over 90 oils and a wide range of body care products through many outlets, as well as supplying many of Thailand’s top resorts and spas with aromatherapy oils.

SPA & BEAUTY

To visit this home of award-winning spa oils, creams, soaps and so many other exquisite products is a delight. The aromas are enchanting. At Lemongrass, you can enjoy a spa treatment to sample and choose from their huge range, then take home your choice to enjoy at your leisure. They even have a great range of kid’s spa products.

25 percent aloe vera, white orchid and cucumber extracts. And he’s developed a revitalizing mineral muscle soak made from Andaman Sea salt crystals, blended with white orchid and chamomile extracts, to help draw out impurities and soothe and revive tense muscles. “People are sensitive to different scents at different times of day. It’s a good idea to get a variety of essential oils and experiment with what smells and feels good to you,” he says. “Our aromatherapy massage and body oils can be either uplifting or calming to the spirit. They’re carefully balanced hand-blended oils created by adding pure essential oils to nourishing, vitamin E enriched, sweet almond and jojoba base oils. Sukko Cultural Spa

“The Best Spa In Southeast Asia”

Sukko means "Beyond Happiness". My first feeling when I stepped through the impressive gates of Sukko Spa was, "I’m in paradise". The Sukko staff are dressed beautifully in traditional Thai style and the spa design, influenced by the ancient Siamese capital, creates a haven of calm yet regal serenity. I felt I had left all my troubles behind.

Chilled out by the soothing background music, I was filled with a peaceful wellbeing as I enjoyed the warm traditional Sukko welcome of the ‘Flower Floating Ritual’ – like ‘Loy Kratong’, where the idea is to float away past stresses and wish for luck and joy from that moment on A variety of 40 spa treatments – prepared by Sukko's certified Thai Herbalist and based on ancient Thai medical theory – is offered at Sukko, in packages lasting from 2 to 4 hours. Each package has a specific purpose and can be selected to suit your lifestyle or the way you feel on the day. These herbal recipes and procedures have been handed down through generations and are totally free of petrochemicals, synthetic perfumes or colouring. Some of the herbs and spices are grown in Sukko’s own herb garden and picked just for your treatment, ensuring they are as fresh as can be. I was pampered with the “Be Balanced” package; a 3-hour experience that left me feeling relaxed and refreshed. This 3-treatment combination began with 30 minutes in the steam room and the Jacuzzi, followed by a Thai Turmeric Body Scrub designed to soften your skin and awaken your senses. The scrub was followed by Sukko Synergy Body Massage (see description opposite). “Is this pressure okay? Too strong? How are you feeling?” my therapist asked me from time to time. “Mmm…perfect…” were the only responses that seemed to suit how I felt. Sukko Spa’s restaurant, Suk Savoey Spa Cuisine, presents a unique concept: "Menu by Blood Types" and "Menu by Elements". For those who want to exercise, the Suk Sanan Club provides a myriad of fitness opportunities, including ‘Rue Sri Dat Ton’ (the hermit self stretching), a traditional Thai exercise or, for something more strenuous, try ‘Thai Martial Arts’, a traditional and effective art of self-defense.

Currency exchange

“luck gods After making a significant life-changing decision to purchase a property in Thailand, next comes the crucial part of funding the sale. Unfortunately, foreigners (even those with valid work permits) are unable to secure a mortgage from local banks to finance the purchase. Therefore, most property purchasers by foreigners are cash transaction only with supporting incoming overseas funds to finance the sale. However, in recent times, some financial institutions in Singapore & Thailand have been willing to offer different mortgages of up to 80% of the sales price of the property for properties in Thailand but are largely restricted to foreign freehold condominiums in certain specified locations or projects and do not include landed properties. In spite of this we have been recently advised that certain landed properties have now been included. In a move to promote their developments, some developers have also been known to offer financing packages as high as 50% - 70% of the purchase price over a 5- or 10-year period. This strategy has worked well for developers in achieving sales as well.

transfer funds, bill payments etc. This is a convenient and practical way to protect yourself from currency exchange risks. You can transfer any of the 14 currencies stipulated by the bank into your foreign account at any time. When the exchange rates move in your favour, then this can be converted to Thai baht or remitted onwards. The minimum initial deposit to open a foreign currency account is USD $1,000 or the equivalent in any other currency. There are no restrictions for maximum value. The use of a foreign currency account is recommended for wouldbe property buyers and sellers and especially recommended for high-end luxury properties where the transaction is of higher value and the currency exchange risks are also higher. Whether the transaction has been agreed in a foreign currency or Thai baht, the use of a foreign currency deposit could help to limit and minimize further transaction costs.

Due to the limited ability of foreigners to obtain a mortgage in Thailand, overseas funds are usually transferred to facilitate the purchase. But the transfer of foreign funds is a tricky one; depending mostly on the time of transfer and the fluctuating currency exchange rates. The luck of the gods plays a big part here as sometimes, even after closely monitoring the exchange rates, a sudden fluctuation in the exchange rate could result in a difference of quite a substantial amount. To help minimize the possible currency exchange rate risk, you are able to open a foreign currency deposit in 14 different currencies in Thailand. A foreign currency account can be opened as a savings, a fixed deposit or current account, and can be assessed online to perform online banking transactions like viewing account balances,

Luxury Seaview Condominium

Location The View is conveniently located on a private elevated position overlooking the three cosmopolitan beaches of Kata, Karon and Kata Noi, on the prestigious western sunset coastline of Phuket, only about 800m away from the beach and just 45 minutes drive south of Phuket International Airport. Kata district is home to pristine beaches, high quality restaurants, cafés, spas and banks with a pace of life generally considered to be quiet and relaxed. For those searching for more frenetic nightlife or shopping, the town of Patong is just 12 minutes drive north. Beautiful Chalong Bay with its marina and expatriate supermarkets is 10 minutes drive to the east with historical Phuket Town 15 minutes drive further east.

Concept The name for our development was conceived from its natural surroundings, perched high on a lush tropical hillside overlooking a pristine bay. This exclusive low density estate of just 53 condominium units has been designed for discerning buyers that appreciate the difference between a product that simply offers “a view”, and those that appreciate the optimum, namely “The View”. Our architects have also drawn inspiration from nature to produce a simple yet stunning building form that is modeled on the shape and mass of ocean waves. The cleverly arranged tiers of units and blocks represent the graceful curve of a wave and its continual movement.

Strength Based Development Team

The low-density, low-rise architectural style is a modern tropical contemporary design with strong and deliberate emphasis employed to maximise the view, whilst protecting personal privacy. Careful selection of appropriate materials helps to ensure the practicality and durability of the construction without compromising the aesthetic or function of the units. Each block is constructed in light bright white allowing excellent natural light, whilst the generous windows and full height doors allow optimum ventilation reducing reliance on air conditioning and maintaining our commitment to greener sustainable development. The Wellness Center with spa, fitness gym and sauna is part of the facilities, as well as the restaurant and two swimming pools.

Our team is a strength-based structure with each member regarded as top tier specialists within their respective functions. The need for integration. The key systems of security are intrusion detection, access control, and video surveillance. If each of these systems is installed separately, administration and training can burden a company or property owner. Intrusion alarms occur on one system, access badges are administered in a stand-alone database, and intelligent digital video technology runs on dedicated computer equipment. Each system requires service, maintenance, administration, and training. ISS single system enables greater flexibility to add security components that can be easily integrated into the overall system, keeping the cost of capital expenditure low, and requiring little additional training.

KA VILLA

Andrew Campbell Project Manager of Ka Villa How long have you been with Ka Villa? What’s your position? I started in February 2013. I'm the Project Manager in charge of design, construction, sales and marketing of the pool villa development, Ka Villa at Laem Ka Beach in Rawai. What were you doing / where were you living & working before? I was a Real Estate Agent with Re/Max Real Estate in Calgary, Alberta, Canada for 15 years and have been in real estate in Phuket for 12 years now. What’s special / different about Ka Villa? Ka Villa is in a unique location, just a 10 minute walk to the year-round sandy swimming beach of Laem Ka Beach. What are its unique points? The living room and master bedroom open up entirely to the outside, which is one-of-a kind in Phuket. At Ka Villa you can have a 2-, 3-, 4- or even a 5 bedroom villa, some with ocean views, from 9.2 million baht. Tell us something about your role in the business. I oversee the project & villa design, sales, marketing, construction and financial matters. As all areas are interrelated, it helps to have one person in charge of everything. What are the main challenges as they relate to your role? Finding the time to look into everything, especially as the development is selling so quickly. And what are the biggest difficulties you have to overcome? Speaking ‘Construction Thai’ so that I can communicate effectively with the workers. What’s your main target market? Our target market includes: 1) The seasonal tourist looking for a holiday home. 2) Foreigners planning to retire soon but who want to buy now to avoid the increasing prices in Phuket. 3) Investors looking for a good return on their investment. 4) Local expats seeking to move into a better-quality home but wanting to keep within their retirement budget.

What’s your approach to marketing? Cooperative promotion of the development through property agents on the island and a strategic variety of advertising in many different mediums to target all buyers. What do you like most about what you do now? I've always loved property sales and now as Project Manager, I get to be involved in every aspect of the development including the construction and design. Every day is different and presents a new challenge. And what do you like least…? Not as much personal time to enjoy the great island of Phuket. What do you see as your biggest successes to date? The speed of sales at a new development is surprising with Phase 1 sold out in less than one year, and to see the show villas completed in less than 6 months. Did the protests in Bangkok affect your business? Not at all: Potential buyers know Phuket well enough to know that Bangkok and Phuket are very different and what happens in Bangkok has little effect on the Phuket real estate market. What is your overriding ambition at this stage in your life? To do my own project as a developer. I know that the customers love my villa designs. Sales and marketing in Phuket is second nature to me after 27 years in property sales, and now the construction process and details are part of my vocabulary, both from a language and knowledge perspective.

Are there any laws of the road in Thailand?

I

n Thai newspapers, vivid photographs of road accidents pepper various pages on a daily basis, showing the tragedies that have befallen a family or families, in vivid Technicolor. The scenes of death on the road, often stared at in wonder for minutes; photographs of wreckage are taken and posted on social media, only to be forgotten, whilst families are left to sort out the hole and gargantuan damage exacted on the rest of their lives. For foreign visitors or foreign residents in the Kingdom, the roads and laws of the road, or seeming disregard for the rules, can be a frustrating experience. Other than the obvious but often ignored law, the Motor Vehicle Act 1979 – that all persons wishing to drive a motor vehicle must apply and obtain a driver’s license – are there any other rules of the road in Thailand? Are there any speed limits? There are, but they remain a mystery to many. These are supposed to be learnt quickly at the time of the driving test, but almost as quickly they appear to be forgotten. Ministerial regulations such as that of 1999 issued under the Highway Act 1992 set the maximum speed that any car in Thailand can drive at as being 120km/hr. Little point then, in driving a Ferrari along Thong Lor, a Lambourghini along Sathorn or around Layan Hills in Phuket unless you enjoy driving but underutilising a powerful engine. Motorbike speeds are capped at 90km/hr. There are a myriad of rules about trucks, depending on the load they carry and these are dictated by ministerial regulations issued mostly under the Land Traffic Act of 1979. For example, if you see a cement truck in Phuket with a load of more than 1,200kg – a rare sight indeed, the driver should be adhering to the limits of 60km/hr or 80km/hr depending on the location and ‘Zone’. If you feel confused at this point, you should further note that if a road sign expresses a lower limit than that prescribed, the lower limit applies. What is the maximum fine for exceeding a speed limit? Amazingly, 1,000 THB under section 152 of the Land Traffic Act. What is the standard of care that should be applied by all drivers? If all people followed the road laws in Thailand, the following provision would, with enforcement, surely reduce the number of accidents and road deaths:

Section 43, Land Traffic Act 1979 (amended): No driver shall drive a vehicle: (1) While being incompetent to drive (2) While being intoxicated by liquor or other alcoholic drinks (3) In a manner that obstructs traffic (4) With carelessness or recklessness which may cause danger to persons or property (5) In a manner not normally practiced in driving a vehicle or while unable to see the way in front or at the back or either/ both sides clearly enough for safety (6) Beyond or on the line dividing traffic lanes, except upon changing lanes, turning or turning around the vehicle (7) On a footpath without sufficient cause, except a baby-carriage or wheelchair for sick or disabled persons (8) Without thinking about the safety or suffering of other persons (9) While talking on a mobile phone unless using an earphone Well, there we have it: since 1979 these very sensible laws have been enshrined in the Thai legal system. No need to change the laws as they cover most behaviour. Do I need to wear a motorbike helmet? If you take a quick look around you, you might think not. However, section 148 of the Land Traffic Act 1979, states that the rider and the passenger of a motorbike, shall wear a helmet. There are exceptions for these rules, including for monks, novice monks, persons of religion persuasions under which a turban is required being examples. Can I modify my bike and add a sidecar? You are not allowed to modify a vehicle that does not meet registration requirements under section 14 of the Motor Vehicle Act 1979. If you do, you can suffer a fine of no more than 1,000 THB under section 60. What if I park my Ferrari at Tesco Lotus and someone deliberately scratches it? This unlikely event would be classed as criminal mischief, under section 358 of the Criminal Code with a penalty of either 6,000 THB or 3 years imprisonment, or both. Is it acceptable to damage another vehicle in an accident, and simply drive away or flee the scene? No. Any person who drives a vehicle and causes damage to another person or another person’s property, be it his fault or not, should stop the vehicle and give appropriate assistance, and immediately report to an officer who is on duty near to the scene, leaving his full name, address and the vehicle registration number with the injured person. The penalty for breach of this law is a fine between 2,000 THB and 10,000 THB, and/or 3 months imprisonment. Are there laws requiring trucks, minivans and coach drivers to maintain their vehicles, including their brakes? Of course: section 6 of the Land Traffic Act 1979 requires that vehicles on the road must be properly maintained. Failure to do so incurs a fine of 500 THB. What are the penalties for offering a police officer a bribe? Section 144 of the Thailand Penal Code states that whoever giving, offering or agreeing to give property or any other benefit to an

official, a member of State Legislative Assembly, a member of Provincial Assembly or a member of Municipal Assembly so as to induce such person to do or not to do any act, or to delay the doing of any act contrary to one's own duty, shall be imprisoned for no more than five years or fined a maximum of 10,000 THB or both. What are the penalties for a police officer accepting a bribe? Under section 149 of the Thailand Penal Code: ‘Whoever, being an official, member of the State legislative Assembly, member of the Changwat Assembly or member of the Municipal Assembly, wrongfully demands, accepts or agrees to accept for himself or the other person a property or any other benefit for exercising or not exercising any of his functions, whether such exercise or nonexercise of his functions is wrongful or not, shall be punished with imprisonment of 5 to 20 years or imprisonment for life, and a fine of 2,000 to 40,000 THB, or death.’ So there you have it: There’s no need to re-draft any laws – they exist already.

PHUKET BEACH FASHION

With its miles of soft white sands and a rising number of trendy beach clubs, the beach is where Phuket’s style-setters go to showcase their fashions. And it’s on the sands that many of the island’s fashion “Don’ts” are also on full display. Sure, you can find plenty of cheap beachwear on the streets of Patong but those who really want to make some waves, fashion-wise, will be searching for styles that say “knockout” rather than “knockoff ”. With our beach towel in tow, we stopped into some of Phuket’s best beach and resort wear boutiques to find out what the sunworshipping smart set are wearing this season.

Re Ká Ta’ - Minmala jewellry

Searching for the island’s most glamorous beach styles, we first stopped in at the Re Ká Ta Boutique and Café on Kata Beach. Attached to The Boathouse resort, which has long been synonymous with sophistication, the shop is brimming with top European brands including the finely-shaped and flattering Melissa Odabash swimwear collection.

Re Ká Ta’ - Minmala bracelet

Boathouse General Manager Marie-Laure Fleury, who also oversees both the Re Ká Ta shop and the Trisara Gallery boutique shop in Naithon Beach, said that many of the selections were inspired by

Re Ká Ta’ - Marie-France Vandamme resort wear

guests staying at the resorts. She started stocking the shops with kaftans by Australian designer Camilla, for one, after asking a guest about her vibrant attire. For those looking to wear something chic and silky with a bit of added glitz that can extend into the tropical night, Re Ká Ta’s Marie France Van Damme collection is a fine place to start. The fabrics are simply gorgeous, from simple white silk to eye-popping metallic bronze and gunmetal. Meanwhile, for something light, intricate and feminine by Regardez Moi. For men, the overriding theme in Re Ká Ta is function, action and keeping cool. A rainbow of top-quality shirts in linen and cotton is complemented by fun-patterned board shorts by French brands 83 990 Tenue De Plage, its name derived from the zip code of St Tropez and Vilebrequin. With price tags of 5,000 baht up, these brands do not come cheap, but they’re certainly built to last. Marie said the Vilebrequin shorts will still look great after 15 years. Vilebrequin board shorts are also found up at Surin Beach in the Catch Beach Club Gallery. Catch, as well as its sister shop Twinpalms Gallery at the Twinpalms resort, is focused on simple and classic styles for the tropics, said Gallery Supervisor Sawai “Ton” Chaiphithip. Khun Ton of Twinpalms models a cool beach club look

Most of the items here are designed especially for Catch and Twinpalms, and the beach club’s and resort staff serve as models for the clothes since much of what they wear is also on sale at the shops – even the serving staff ’s leather money belts. Catch pieces are mainly in cheerful blue and white while Twinpalms Gallery items have a more chic flavour with black and creamy white silks and linens. Among the best-selling items are the white polo shirts for men and women. Fisherman’s trousers in white linen are also popular, said Khun Ton. Catch Beach Club further extends its reach into all things fun and beachy with Catchbranded surfboards, body boards, towels and beer coolers available for sale. A brash and bright shop new on the scene in Phuket is 69 slam, a beach and underwear brand that had its start in Bali but has since spread to some 40 countries. Ben Gale, the “big boss man” for the outlet on Patong’s beach road, said 69 slam’s designs are aimed at active and younger beach-goers who like more edgy and rebellious looks. The brand was set to gain wider exposure in October with male and female contestants on the US reality show America’s Next Top Model wearing 69 slam designs on the catwalk during their visit to Bali.

Catch Beach Club staff & stylish guests

69 slam fabric patterns feature such varied and unusual images as flamingos, watermelons, iPods, and – fittingly for Patong perhaps – pole dancing and pinup girls. Board shorts for both men and women are among the best-selling items, in particular those printed with oranges. Ben said he expects their swimsuits for kids to become popular in Phuket, as many expat families in Bali wouldn’t be seen at the beach without their 69 slam suits. One innovation with an eco-friendly edge is 69 slam’s use of bamboo fibre, which will eventually replace cotton for all items using natural fabrics. Ben said it’s a durable and cool fabric perfect for the tropics, and it feels silkier to the touch than cotton. Accessories are essential for adding polish and personality to any beach look, and one of the most striking items found at both Re Ká Ta and Catch Beach is the Meiow Hill Tribe Thailand vintage handbags, hand-crafted with authentic and antique materials from the six Golden Triangle hill tribes of Northern Thailand. These retail at about 12,000 baht, but back in Europe these one-of-a-kind bags are sold for 1,000 Euro or more, said Marie. Other interesting pieces made in Thailand include the turquoise and shell necklaces at Catch Beach Club and the colourful “Boho-luxe” jewellery designs incorporating pearls, semi-precious gemstones and silk tassels by Thai-born designer Maneerat “Minnie” Moser under her Minmala brand at Re Ká Ta. Also at Re Ká Ta are beaded necklaces and bracelets by Danny Billaud, with a beautiful mix of subtle-toned natural stones and flashes of glitter plus desirable itmes from Zen sisters, Tigers and Dragons, etc...

Catch Beach Vilebrequin board shorts and beachy men's wear

Catch Beach Club team fashions

Hats, naturally, are the best way to both stay cool and look cool at the beach, and there are few better ways to top off a tropical style than with the classic Panama hat, which may be found at both Re Ká Ta and Catch Beach Club. Re Ká Ta’s Helen Kaminski hat collection, meanwhile, offers some lovely well-crafted styles that will give any outfit an instant dose of elegance.
