Towards the end of 2017 we put a lot of time and resources into planning for 2018 and ensuring that we improve the client experience. Market Update What a brilliant start to the year! Whilst many, including myself, were battening down the hatches and bracing for a tougher market - to say the residential marketplace is quiet is wrong. Energy levels are very high in the team as the Wiseberry Heritage Group smashed another January record. Now, there is no question that some sectors are really feeling the pinch, however the experience of selling locally for two decades really helped. Many owners understand a change is eminent and great feedback from the Wiseberry team of 38 plus sales agents, has set the tone well for our owners to maximise their sale prices. Some amazing properties are about to hit the market in February. After recent sales of some major iconic homes in the area like 63 Main Rd, Toukley at $2.1mil, 24 Main Rd, Toukley almost $2mil and a handful of million-dollar sales, we attracted the eye of some amazing multi-million-dollar buyers. With that in mind, we have two acreage waterfront homes hitting the market that certainly will have a huge amount of interest. The house & land package arena has slowed up, so we have been offered a ripper 4 bedroom turn key plus granny flat dual occ at $810k that will be sure to be an accountant’s dream with great return, depreciation and the location is sure to be a medium to long term capital growth investment. This type of investment is certainly the “set and forget” that many of our investors ask for. Whilst on the topic of investors, our property management team achieved 44 leased properties in January, which is a crazy number considering rent lists have climbed in numbers due to a high changeover of tenants in the area around Christmas/new year and the large amount of investments bought over Spring and Summer. Nevertheless, our investors were very happy to see shorter vacancy times and the high calibre of quality tenant. Our thorough but fast application process meant our landlords were av-
eraging 2-3 days less vacancy than the average agency, ensuring our owners were making money with great tenants while the other agents were getting the leftovers. It sure pays to be with Wiseberry when leasing. Moving back to the market, the heat may have gone but the results are still there. The large turnover number of 2016 & 2017 will subside, so picking the right agency has never been more crucial as one recent owner found out giving two different agencies his home over 12 months and doing a deal over 100k from his original asking price from his over quoting yet underperforming agent. I think the decision was a 50k mistake on a 500k property. Ouch! Finally, a big congratulations must go to Kimberley Burke and her husband Dean who have joined myself and Renee as partners in Wiseberry Lake Munmorah, formerly Raine & Horne Lake Munmorah. We had been waiting for the right business for Kim and although the area became available whilst she was on maternity leave, it was one we both said “yes for sure” to. It was made easier because of a smooth merger with Sue Wood and her team. We are just so excited to have 8 offices working as 1 and achieve our goal to partner some of our wonderful staff to make their dreams a reality. We have worked hard to ensure our team raise the bar higher each year for themselves, as we share their lives and work towards their dreams. We know a happy team means happy clients and customers, and for that we are forever grateful. Special note: Congrats on being the only Central Coast team to make REB individual real estate office Top 50 list. This is a massive achievement. When we work as one, but they divide us up and it’s was based on turnover of dollars, sales, listings, staff to get results and efficiency rating that nobody understands. Huge effort.
