Let’s start by saying WOW. The real estate market is changing and isn’t it great, well for us anyway. Wiseberry have really become the flavour of the day as the market starts to soften in Sydney, and Central Coast real estate is explored. Both sales and property management have found that their hard training and dedication to their clients are paying massive dividends, with plenty of buyers still available for the right properties. The gap between “pretending” and highly trained agents has never been broader. Yes, days on market is starting to get longer, but we all knew that the boom prices being achieved or selling in an hour were not going to last forever. From a rental perspective there is certainly an increase of properties that have not been leased across the market, but landlords are impressed when they see that we lease more than 50 properties in a month. Many new landlords are excited by the ease of the feedback received and the are finding multiple applications after their former property managers were struggling to get people in for the same price. Congratulations must also go to our Property Management team for their role in help Wiseberry Heritage make the finals in the Champion of Champions Best Real Estate in Australia, well done team.

Where is the action in sales? Most of the action has been in the lifestyle properties, whilst the cheaper end is, and always will be selling, we have found huge competition in buyers looking to spend over $700k. Gone are the days too that the multimillion dollar properties sat and waited for buyers, with our proactive marketing really getting outstanding results.
Where have we seen some difficulties in the market? Finance seems to be the slow engine as people are all letting us know the banks are once again adjusting their purse strings and following rigid guidelines with APRA. Just be aware that the home loans are taking a little longer and pre-approval is something highly recommended. We are still finding some great brokers finding awesome deals for their customers and achieving quick turnaround times, talk to one of our team members and we can steer you in the right direction here.
Where can we see opportunities? Absolutely everywhere, a recent report said that they believed property prices in 2023 for the Sydney area would jump from the medium price of $1,050,000 to a stag6
gering $2,000,000… that’s only five years away. Now if this happens, if, that means the Central Coast will be a major player in capital growth over the next five years. Let’s say we are a sceptic (I’m not) but let’s say the property prices take 10 years to do this and only raise by 50% rather than the almost predicted 100%, Central Coast especially the North end which is full of affordability will be a prime spot to purchase. And why not, just look what $1.5-2mil buys you here! The great thing about the Northern end of the Coast besides the lifestyle, less traffic, great beaches and all the lakes is that we are cheaper than properties heading North towards Newcastle and cheaper than the other end of the coast going South.
