Darin’s Darin's Desk Desk Well the dust has settled and what are we left with? We are finding that our proactive approach and flexibility allows us to adjust very quickly and with a big team availability has never been a bigger draw card. Another observation is the uncertainty of the last 3 weeks has kept most sellers from entering the market and our sales are outstripping our listings, a very promising sign. This can be put down to 3 things: 1. Most people froze to see the outcome 2. Uncertain times meant people held back 3. People thought the market had already declined Has the Market Declined? No. What we have seen is 9 out of the first 10 sales this month were in line sales, meaning they were at the same market price as pre covid19. 1 was below our expectation. This is normal for a great market, not one that is tanking.

We also saw the banks induced drop to return those missing margins that the banks had taken some 2 years before, some of the big banks getting to attractive lower 2.09% - 2.29% for two year fixed rates. A recipe for great things to come. Can you see any negatives in the sales world? Yes, it seems all the people rushing to the banks to defer and this is cause delays in lending, it’s not uncommon for 10-20 day cooling off periods in the marketplace. Overview of Sales All in all, I see that if this last three weeks can’t kill the real estate market then some tremendous things are coming. Against all the financial advice that is given and I am not a financial advisor and ask you to see professional advice when investing, I see the light at the end of the Covid 19 tunnel and look forward to a bright future.


Property Management We have never been busier and let me squash the rumours about people not wanting to relocate. 110 applications on properties in the four days over Easter, this certainly showed us that people are on the move. As people sit ideal in their home, they are looking for what’s next in life and whilst you would think people want security of a home, they get that if they apply and get a new home with a fresh new lease. Now the big question I am getting is are tenants paying? The answer is YES, like everything in society there are a few rebels and we are onto that straight away but the truth out there is tenants want to do the right thing and for those in genuine hardship, like normal we will address and we have a policy in place to look at it and talk to both tenant and landlord about the best solution. We would like to thank our tenants as we think they are awesome in their approach and honesty towards this situation. The statistics are: 2.9% of residential have been affected or asked for rent relief 19.6% of Commercial have been affected or asked for rent relief Note this is not what has been approved as it would be less than this number. Of course, the workload doubled because every tenant and landlord

have their own scenarios and we are looking closely to see what works for both parties. Respect Like the teachers, there is another level of respect growing for our humble property managers who are going way beyond the call of duty and I am very grateful for their uplifting assistance and care.
