Well it’s a hype of activity on the real estate front, property prices are on the incline with sales, sales and more sales just part of the action.We have both offices at Gorokan and Charmhaven in full flight and are delighted with achieving almost 2 sales a day for the past few months. In the market place there has been a shortage of listings which is a great sign for property prices, and the proof of this is highlighted in the outstanding interest from home purchasers, lifestyle purchasers and investors alike. If the trend continues it means supply and demand will have property prices increase further, a positive sign of great things to come that’s for sure.

Over the years we have had many visitors from real estate offices all over the country seeking us to share our ideas and to improve or develop each other’s business. It’s a great honour for our staff as the industry is curious about why the Wiseberry Heritage and Wiseberry Charmhaven team are doing so well in real estate and why we have so much community support. We are now being asked by many businesses outside of real estate to come and see what can be best described as “The Culture” or the atmosphere of our offices. We believe that a happy and laughing team will always win, our team enjoys working every day and we love the saying “work hard and play hard”. We have some great team events including:

Market Update - Rentals

Rentals have been very much the same as sales. Demand is high, supply is low which means some great rental returns for the landlords. We are constantly searching for quality properties, and whilst tenants are easy to find, the best quality tenants which we describe as “AAA quality tenants” are highly sought after and we are lucky to have a heap of proven AAA tenants waiting to go should we get the right property available. Results don’t come without Leadership

With such a successful team it is important that the business is well planned and everyone plays their role. So along with myself, four of our managers took part in a leadership conference in Phuket, Thailand for a few days. The Wiseberry Leaders conference was brilliant; we gained so much information that will be helpful to our clients, our team and to ourselves in our journey towards the ultimate of improving the lives of others. Whilst we were away our teams proved their strength through co-ordination, ideas and working on improvements to deliver not only the very best service but also looking outside the square of just real estate. We have some very exciting things coming forward on the not too distant horizon that we know will just strengthen our team to deliver even more value for money. We look forward to sharing them with you very soon.

International day - we pick a Theme or a Country, each team member brings a plate of food relating to that theme or country and we all have lunch together which improves team co-ordination and friendship.

Charity events - we work as a group to raise money for a particular cause. It creates a great feeling amongst the team as we are giving back to the community that gives us so much. It makes us truly realize the words “strength in numbers” with amazing results achieved by our kind hearted team.

Top Gun awards - these awards are given quarterly to team members who achieve outstanding results and the recepients are rewarded with a novel afternoon and lunch on us as a group. Rewards include 10 pin bowling, putt putt golf, laser tag, seeing a movie etc. Most people in most other working environments just get a certificate and go back to work for being a winner – we like to reward when we recognize.

We believe that having a laugh cleans the soul, and we have a few practical jokers in the team. I believe we have one of the smiliest businesses I have seen and are proof of the saying “I’ll walk a million miles for one of your smiles”. If you have worked in an environment that doesn’t have culture then you know how important it is towards the success of a business. Splash Spot - Counting down to 29th October 2013 Swimming pools are often on the agenda for our monthly newsletter as legislation is tightening and council is becoming highly vigilant, this is a matter for extreme caution. A pool being erected without meeting council requirements which state: Pool barrier requirements apply to in-ground, above ground and other portable pools capable of being filled with water to a depth of 30cm or more – Under new laws it is our obligation as managing agents to report any breaches to council if not rectified within a 7day time limit. These breaches can incur fines of up to $5,500. The Swimming Pools Amendment Act 2012 commenced on 29 October 2012 and makes a number of amendments to the Swimming Pools Act 1992: Under the new Swimming Pools Act, a landlord must ensure that a swimming pool situated on a tenanted premises must be at all times surrounded by a child-resistant barrier that separates it from any residential building on the premises and from any public or private place adjoining the premises. The barrier must be designed, constructed, installed and maintained to the standards prescribed in the swimming pools legislation applicable at the time the pool was constructed or installed, unless it has been substantially altered. In this case, the standard applicable at the time the barrier was altered applies. Landlords should contact their local council in relation to the appropriate barrier standard that applies to their rental property pool. Tenants are urged to notify landlords immediately of any damage they detect to any barrier surrounding a pool on a residential property that they are renting. Tenants are also reminded that section 64 of the Act enables tenants to carry out urgent repairs and be reimbursed up to $1,000 for any fault or damage that causes the premises to be unsafe under certain circumstances, including if the landlord or agent cannot be contacted or does not carry out urgent repairs within a reasonable time.

Swimming pool owners are required to register their swimming pools on an online register provided by the NSW State Government:www.swimmingpoolregister.nsw.gov.au. Swimming Pool owners will be required to self-assess, and state in the register that, to the best of their knowledge, their swimming pool complies with the applicable standard when registering their pool. There is a penalty for owners who fail to register a swimming pool (penalty notice amount of $220). Swimming pool owners will be required to provide a valid swimming pool compliance certificate before being able to sell or lease a property with a pool. Accredited certifiers under the Building Professional Act 2005 may conduct swimming pool inspections initiated by the pool owner. Drowning is a leading cause of accidental death in very young children who lack the cognitive and water skills to deal with the danger.

With over 300,000 backyard swimming pools in NSW, swimming pool safety is a vital issue that affects the whole community. In 2012, a comprehensive review of the Swimming Pools Act 1992 was finalised. This review identified a number of amendments designed to enhance the safety of children under the age of five years around private (‘backyard’) swimming pools in NSW. The Swimming Pools (Amendment) Act 2012 1. NSW Swimming Pools Register available for use by 29 April 2013 2. NSW Swimming pools to be registered by owners by 29 October 2013 3. Pool owners require a compliance certificate before sale or lease of their property from 29 April 2014
