ello readers! I’m thrilled to be onboard as the new editor of Abode. Originally from Christchurch, the travel bug took me to Auckland, London, and a lot of other places in between. I believe that the journey to building a new home is an intrepid adventure, with all the ingredients for a great story. I can’t wait to share some of these stories with you! After two years at the helm, our much-loved editor Anna Scaife is leaving to pursue other projects; including taking on the role of editor of our sister publication, Family Times. We’re not letting go of Anna completely though as she will still be with Abode as a contributor. Summer is almost here. And this year perhaps more than any other we are collectively craving the season. The sunshine? Yes! The sense of optimism it brings? Absolutely! An end to this strange and trying year? You bet! The extra time spent at home has given rise to an upturn in home improvements, as holiday budgets are being redirected towards staycations. I have a busy home life with two growing sons and our best memories have come from time spent together on the beach. Last summer my obsession with homes extended beyond four solid walls as we discovered camping – and we’re looking forward to exploring some great destinations around New Zealand this summer. In this issue, we have a superb variety of homes for you to enjoy – from a light-filled zen paradise to a family’s first build and a semi-retired dream by the sea. We explore what it means to have a Healthy Home and how a subdivided section resulted in two dream properties. We see the unique combination of steampunk and Japanese minimalism and discover some townhouses with unshakeable strength.

hen selling your home in the summer months, it’s important to make your outdoor spaces welcoming. Wash, repaint and repair your windows, doors, exterior, fence and letterbox for easy curb appeal. “Presenting your home for sale can sometimes be challenging as you have an emotional attachment and don’t see things the same way a buyer does,” says Steve. Clear out the clutter with a garage sale or store it inside the garage in boxes to keep it tidy. Cars, rubbish bins, hoses and outdoor toys should be kept out of sight and barbecues should only be on show if they’re in great condition. Overgrown hedges and unmowed lawns are signs of neglect that can make potential buyers run a mile. Cleaning swimming and spa pools, and removing covers is a great way to draw buyers in. Dress up your outdoor table with a coffee or wine setting, a colourful pot plant or outdoor candles.
Make your entrance welcoming with a new doormat and a bold new colour for the front door. Invite people into your freshly styled home with flowers or a large plant on a console table. Children’s toys should be tidy and organised and pet beds should be out of sight for photos and open homes. Always make sure your entire home has a welcoming aroma. This can be achieved with luxury diffusers, fragrant candles and plug-ins if necessary. It’s difficult for people to visualise themselves living in a cluttered home, so remove bulky furniture and messy items from shelves. A clear countertop creates a sense of space, but you can add a bowl of fresh fruit for an easy pop of colour. Repainting rooms, replacing light bulbs, repairing cupboards, and thorough cleaning are small things that make a significant impact. A well-styled bed always looks luxurious, but make sure you store away personal items and photos to help people see themselves living in the space. Keep wardrobes tidy and free from clutter. A touch of greenery, a luxurious hand soap and feature towels in a clean, uncluttered bathroom are very enticing to potential buyers. Once your home is cleared and repaired, you can really make it shine with a few colourful accessories to add depth, texture and warmth to your space. s I write this, the warmth of a Canterbury nor’wester makes a hazy IPA seem the logical midafternoon choice. Particularly, as I am cheering on Otago in their defence of the Ranfurly Shield. To no avail, they relinquish, unfortunately barely firing a shot. Unlike the spring equinox. Hopefully, in another few weeks, we can bid farewell to the relentless easterly zephyr that accompanies it. Each year, a gentle daily reminder that, for reasons other than climate, we have chosen an eastern seaboard South Island city in which to call home.
But it is undoubtedly the time of the year, during which we scrape off the barbecue tools and look for the swimming trunks. The derris dust is sprinkled, and the doors of the bee hotel are thrown open as we ready ourselves for the prospect of summer. The squabs for the outdoor furniture have come down from roof storage. I have even mixed up a concoction of organic neem oil and sprayed the ornamentals in our garden. Unfortunately, I planted the mega toms a little too early. The Pittosporum ‘Midgets’ are clothed with bright green growth, inviting a little shaping to return them
to their ball-like form. Contrived some may say, but I do like the juxtaposition with the seemingly random planting that surrounds it. The Penstemon and Salvia are starting to push through the overhanging Libertia formosa. The lancewoods continue to surge towards the sky and our Coprosma ‘Lobster’, a divaricating beauty with a mass of distinctive red foliage stands proud, as it always does, guarding the gap in our front wall. The family wait for a gate, apparently the landscape architect in the house is wanting to design it. Their patience is waning, a proprietary gate is being threatened. The gate can wait. As spring morphs into summer, and those things that nap during winter awake, I am readying myself for my ongoing battle with the local precocious exhibitionists. And no, it’s not Kevin and Destiny down at the local park, rather my old mate Helix aspersa or Cornu aspersum if you may, the common garden snail. I am not sure why they choose our place, rather than our neighbours Chris or Derek. It’s not quite the giant African land snail invasion of Cuba, Brazil and Venezuela six or so years ago. This is a snail which can grow to the size of a rat and will seemingly devour anything in its wake. In the dim moonlight of my nightly raids, I’m not so sure. Aside from the 1986 Quail Island mouse infestation, from which I have yet to recover, I have never experienced anything like it. Nothing seems to dissuade them. Following light drizzle, we can pick up 120-plus of these terrestrial gastropod molluscs as they slither and sucker onto the freshened foliage of the vegetable patch. Its little radula, a toothed ribbon of a tongue, reaping the leaves of our leafy greens. We have yet to try eggshells and chickens, but we have been liberally spreading coffee grounds and yet they come back. Our beer bait traps do not make it past Lulu, our ever-inquisitive black Labrador. This summer I am hoping a liberal planting of lavender, rosemary, mint, thyme and sage will head them in Chris or Derek's direction. T
here are many levels of intensity when styling your home for Christmas – I was brought up in level 10 of 10. In my childhood home, Christmas started at Canterbury Show weekend when we packed away all the existing styling accessories to the attic and boxes and boxes of Christmas decorations were trundled down three flights of stairs to be unpacked and displayed around the ground floor of our home. My mother has always loved Christmas, and as an artist, creative, and giver of joy, decorating and opening our home to the public was the perfect amalgamation of it all. We have tried many different themes over the years in the house but landed on a journey through the rooms of traditional, modern, garden, kitchen and folk.
I learned about the practices and traditions of many Northern European countries whilst giving ‘tours’ in my late teens and because of the family love of Christmas we have developed many traditions over the years during the decoration phase. My own family home at Christmas time does not reflect the breadth of decoration of my childhood – it is a more restrained and styled approach. However, we do have favourite pieces that the children grow more attached to every year. I struggled with the hot mess of homemade preschool decorations on my beautiful tree, so some years ago, we created the ‘children’s tree’. This is a tree that I am not allowed to decorate, but something the four children can have full styling control over (I will, however, neither confirm nor deny that some small tweaks to this tree may occur after all small bodies are sleeping in bed!). Although there is much romance attached to a winter Christmas, there are many positives to our summer Christmas vibes in the Southern Hemisphere. Long lazy lunches, barbecues and parties in temperate evenings, and delicious cocktails late afternoon. Our approach to styling at Christmas can also range from the relaxed to the more formal. As we continue to grow into our style, we can handpick the best from abroad and filter it through our local environment and individual taste. If you want to introduce a small taste of Christmas into your home interior perhaps pick a spot on a console or bookshelf where you can introduce a Christmas vignette – maybe a tray housing a candle, vase of flowers and Christmas ornament. If you wish to present a larger festive theme to your space, think about colour, scale, accessibility and focal points. And don’t forget about your outdoor areas! There are gorgeous outdoor trees, lights and decorations. Wherever you sit on the scale of your approach to Christmas interiors, this is a time of year when you can mix up the usual and introduce some festive style. It’s a unique building that houses an office environment, showroom and warehouse hub for South Island distribution. The name Blum is synonymous with European style and quality. This Austrian manufacturer produces hardware; hinge, drawer and lift systems for kitchens and living space cabinetry. From the largest European kitchen and furniture manufacturers through to bespoke artisans, Blum products have been supplied to New Zealand for more than 40 years. The new showroom presents ideas and concepts for innovative kitchen and cabinetry solutions. It also allows customers to experience their own storage story first-hand with a 1:1 scale kitchen test-drive area. The family business manufactures furniture fittings in Austria, exploring the ways

When asked about the design brief, Simon Laurie, Senior Associate at Warren and Mahoney Architects in Christchurch, says, “Design decisions were focused on wellness and employee wellbeing. With plenty of natural light, outdoor areas to take time out, the acoustic design provides comfortable noise levels, and the materials complement the local natural environment.” Simon adds that, “Architecturally, the design expresses a streamlined, finely tuned and engineered outcome, closely aligned with the precision of products the building will deliver. The showroom is a splendid double-height, light-filled space that visually connects with the outside and features a cantilevered stair, clad in blue steel. The finished building is testament to the effort put in by the whole design team, delivering a building that has sustainability at its core.” The key features are geothermal heating, natural ventilation systems, solar photovoltaic panels, a water recycling system and charging station for electric cars. Futureproofing was also important, allowing for business growth without multiple extensions.

n Canterbury, we know all about the harsh environmental conditions of our weather. Just in the last couple of months, we have been subjected to an array of punishing weather conditions. Landscaping in a way that minimises these is vital. For example, wind can shut down many an evening’s entertainments, so creating shelter from wind is crucial to getting the most of your outdoor spaces. In the case of their recent Terrace Downs project, the team at Goom set about dealing with the 100 km/hour winds synonymous of the area by carrying out some creative planting and hardscaping. The materials, soft and hard, had to survive these extremes. Jessica Staples, senior landscape architect at Goom, explains more.

“There are many days when being outside in the high country isn’t a pleasant experience. The grand vistas have to be enjoyed from the protection of the indoors, and the landscape design needs to be in the foreground of those views,” Jessica says. This project shows how good design reacts to the specific requirements of the setting. In addition to the hardy native planting, underground heating was installed to prevent snow and ice sitting on the driveway. The key is to use your surrounds as a feature. In urban projects on the flat, there may be no view, or if there is, it might be into the neighbour’s adjoining property. So, screening and landscaping are crucial.

If you are landscaping on the hills or in a rural setting, the view is likely to be the star of the show. Therefore, the landscaping should enhance this, rather than detract from it. This was certainly the case for the Terrace Downs project, where the client sought a minimalist Japanese-inspired aesthetic, so the focal point remained the stunning views. Decks are still popular features of any garden area. But remember when building a deck, ensure it is of a functional size. If too small, guests will struggle to relax if they are always concerned about tipping over the edge. For the clients of the Terrace Downs project, they knew they wanted a deck large enough to house a sizeable outdoor table and chairs and several bean bags for relaxing and taking in the view. Noting that landscaping is a long-term project, the owners chose to complete the work in phases. Goom staggered the layout of the decks so that they appear to float amongst the planting and most recently the team has completed a beautiful solid wood bench that is sturdy enough not to blow away in the wind.

or Cindy and Marc Mendonca of Merivale, the decision to invest in an artificial lawn for their townhouse was not taken lightly. Cindy had wanted to create a garden space that served many purposes, all year round. With a dog as part of the family, too, she knew whatever lawn she chose, it needed to be hardwearing and long-lasting. The small lawn was proving a challenge to maintain in its previous form, and it certainly didn’t do the landscape justice. Add Alfie, the labradoodle into the mix, and there were brown spots on the lawn and muddy paw prints being tracked inside the house. “To be honest, we just weren’t getting the use out of the space before,” says Cindy. “But within a very short timeframe, we now have a functional landscape that looks and feels a lot bigger than before.” Cindy worked with Craig Wilson of Form Garden Architecture, to design a landscape plan that makes the most out of what was a very small outdoor living space. “The section is only 10 metres wide, so part of the design brief with both the house and landscape has been to create the illusion of more space. Installing SmartGrass and remodelling the garden edging has certainly achieved this,” says Cindy.

“Craig’s idea – not just a square of green lawn – added these fingers of Jarrah sleepers into the design which creates a nice flow from the side of the house into this area.” A common question homeowners have is around the look of the lawn – will it look like real grass? Cindy’s mentioned that choosing the right product was important. “We’ve all seen artificial grass that sparkles in the sunshine, so choosing a natural look that really fits in with our native planting and landscaping was important. That’s why we chose SmartGrass.” Cindy also explains that anyone looking at getting artificial grass installed should think about two things. “Get the right type of grass – we went for SmartGrass because it is dog friendly. The second thing is spending a bit of time looking at what grass will look best in the area because there are – surprisingly – different colours of green available.” Another priority for Cindy was the durability and feel of the artificial lawn. “It needed to be comfortable for Alfie the dog and us sitting on it, walking on it, lying on it – and it has certainly been like that.” “There is a little bit of envy that – you know – we don’t need to mow lawns in the weekend!” “I’d recommend SmartGrass to anyone who wants more time and more use of their outdoor area. A
love of the sea drew Dennise Chapman and Tom Thomson to Taylor’s Mistake 20 years ago, where they built their dream home with views over Pegasus Bay and the South Pacific Ocean. Twenty years later, they wanted a newer home but just couldn’t tear themselves away from two decades of memories in this stunning location. Instead, they decided to renovate the existing home with the help of DJ Hewitt Builders. The couple also approached Johnston Architects for some guidance as to what they might change to modernise the house. They were impressed by the level of finish and attention to detail in builder DJ Hewitt’s own home, so asked Daryl Hewitt and his wife Tara, an interior designer, to manage the build.
“We really love this area,” says Dennise. “We’re close to Sumner and Taylor’s Mistake, and we’re able to take advantage of the outdoor lifestyle provided by the tracks around the hills. Sumner Village is a great place to wander around with some top options for dining out and only 20 minutes to Christchurch’s city centre.” The couple is firmly entrenched in their community, with great neighbours who all look out for each other. They have enjoyed many years of weddings, birthdays and parties together. When it comes to family, Tom has three adult children and six grandchildren who all live close by and visit often. The boss of the home is Buster – the couple’s Maltese Shitsu fur baby. Dennise and Tom wanted to improve their usable outdoor space, making the most of the views while

giving them and their neighbours some privacy. They wanted to make the kitchen the focal point of the living area, let more light in and reconfigure the house to suit them. One of the main challenges was working in with the existing house. It was a farm-style finish originally, but it was time for a much-needed modernisation along with improvements to storage areas within the rooms. Another challenge was the weather and the COVID-19 lockdown which also managed to cause some delays. The couple was in constant communication with the builder, Daryl, and his team, and they were always available to work through minor issues that were sorted quickly. Dennise says, “We came to rely on their years’ of experience to get the most out of the renovation, and we are sure that they took as much pleasure out of the outcome as we did.” Regan Johnston from Johnston Architects, along with the team from DJ Hewitt, helped with the material specs and the interior finishes. The couple wanted natural materials that would blend with the Mediterranean style of the house using stone, wood and New Zealand wool carpet. Stephen Mapleoft from Texture Plants worked on the landscape design, with a style that also complements the Mediterranean architecture.
Builder Daryl came through with a recommended team of subcontractors and suppliers, with excellent results. Dennise and Tom were determined to stay with local New Zealand made products where possible. The oak flooring and New Zealand wool carpet were selected through the team at Nextdore, who was very helpful throughout the process. The couple enjoyed working with Oakleys Plumbing who provided the fittings and bathroom ware to suit their style. The Quartz benchtop came from Artisan Stone and is a real feature of the kitchen. Dennise adds that, “The kitchen island is a great place to sit, especially in the morning.”

he grand formal entrance to this magnificent home is bordered by a concealed garage, connected to the house by a ‘zen’-like covered link. Opposite is the core of the home, featuring Timaru Bluestone walls at the ground floor level, anchoring the house to the ground. “The brief required a home for entertaining and relaxing that would seamlessly integrate with the neighbourhood. It also called to maximise a dog-legged site to capture sunlight and views,” says architect Wulf Borrmeister. “The resulting house is sympathetic to its neighbours, providing privacy through the careful composition of building form and light.” Builder Alpine Housing met the brief with a well-honed eye for detail and experienced craftsmanship. Inside the home, firm materiality gives way to light and openness, where entertaining is made easy with a well-appointed kitchen and seamless indoor-outdoor flow, typified by the interconnected living room and louvred outdoor room. Following the site’s shape, the building unfurls in a series of enigmatic light-filled spaces within a logical building plan, composed of courtyards and outdoor zones, positioned to follow the sun’s path.

Though warm and inviting, the living-dining area features full-height glazing on two sides and a double-height atrium above to enhance the garden connection at both levels. The dramatic upper floor floats neatly above, containing bedrooms and attached bathrooms. Despite its striking proportions, the building remains a truly liveable family home, with comfortable spaces, warm materials, and textured finishes throughout. The environmental consideration that influenced the project design was to use a passive design approach. Thought was put into the building’s orientation on the site to take advantage of natural light, providing the occupants with a north-west outlook with large areas of glazing provided. With this large amount of glazing comes the need for temperature control. To combat overheating in summer, the building has incorporated overhangs on the north and west elevations; external fixed sunscreens to the upper level of the double-height spaces; and an adjustable louvred roof over the courtyard to give precise sun control. Being well insulated, using double glazing with minimal glazing on the south façade helps to combat any heat losses. There is also an in-slab heating system on the ground floor.

The house design is very effective for natural ventilation. The living area has large doors opening east and west for efficient crossventilation, as well as having a large feature double-height space, which has high-level windows to remove any warm, rising air. The building has incorporated natural cladding materials, using Timaru Bluestone and Cedar. There is also a gravel roof with filter fabric for the rainwater entering the stormwater system. Resene Rockcote plaster was used on the exterior of the home and provides a water repellent barrier
against wind-driven rain. Rockcote is also vapour permeable, meaning any moisture absorbed can escape back through the coating, allowing the building to breathe. The kitchen was designed to be the heart of the home with high-end appliances and finishes as well as a full butler’s pantry. The dark colour of most of the cupboard fronts was chosen to create a feeling of intimacy in the kitchen area while still being part of the large open and airy living and dining space. The interior design for this lavish home has been carefully curated by Tiffany Anderson Design who brought together a cohesive, natural look. Tiffany’s design brief was to help select finishing products to complement the light and airy design and quality of the house. While Tiffany’s involvement on this project was toward the end of the build, her work is evident throughout the home in her selection of high-quality flooring, tiles, paint colours and wallpapers. Natural finishes and textures were vital for the interior style. Exquisite porcelain tiles were sourced from Metro Floors, who regularly work with interior design consultants on large-scale projects. They provided the wall, floor and feature tiles in the ensuite and shower areas. The stunning textured wallpapers in the bedrooms and study are Arte Flamant Les Unis and Arte Flamant Caractère in the media room. The ensuite wallpaper is Zoffany Cracked Earth from Textilia. The artwork for this organic earth effect pattern was created using crackle inks. Landscapes from around the world inspire the six colourways of this crisp, contemporary wallpaper; from the Gobi Desert to the Sahara.

The paint colour throughout is Resene Black White, while the stunning feature wall in the link hallway is painted in Resene Element. Paula commissioned a custom-designed hand-stitched wool patchwork rug from the Copper and Pink workshop in Istanbul for this project, to work with the scale of the space. The other goal was to soften the space so that a family would instantly feel the sense of home while relaxing in luxurious décor. Built to last With high density building on the rise, living in a townhouse is increasingly becoming the norm. Abode profiles a recently completed example, just north of Christchurch’s picturesque city centre. WO R DS KATHY CATTON P H OTOG R AP H Y SARAH ROWLANDS
T
o truly understand this build, you need to look below ground level. It’s what’s beneath the surface that makes this property unique. Known as an ‘in-ground’ concrete ring beam, the reinforced concrete is designed to provide ample support to the blockwork foundation. The ring beam surrounds the foundation and walls are built upon the ring, which increases the load capacity for the walls. It’s an alternative to traditional foundations, requiring less labour and less construction. Ruben Bunting, project manager for these townhouses, explains more. “It’s a cost-effective solution, as it eliminates the need for hard fill and traffic management,” says Ruben. “Driven piles would have been so noisy for the neighbours, and I didn’t want to put them through that. They’ve been through enough of that with earthquakes.” LandTech Consulting was proud to work alongside structural engineers at Lewis and Barrow and was instrumental in determining the most suitable foundation option for this development. LandTech Consulting’s owner and founder Dwayne conducted the geotechnical assessment. “The site was challenging due to layers of peat at depths between 2.4 m and 3.6 m,” says Dwayne. “It was important that the buildings be founded on natural soil without putting undue pressure on the weak peat layers at depth. In conjunction with the engineers, we needed to come up with a primarily lightweight (timber) design, on a grid of concrete foundation beams that can be easily re-levelled in any future major earthquake.”

Steve from Lewis and Barrow, consulting civil and structural engineers, provided a design for the foundations, steel beams, timber bearers and joists to the floors, steel frames and wall bracings and suspended timber floors for the units with a floating concrete floor foundation. The in-ground beam picked up the perimeter reinforced concrete foundation walls and internal timber piles, as well as providing support to a 150 mm thick garage floor slab. “A significant feature of this project is the use of cross-laminated timber (CLT) panels for some of the floors,” says Steve. “These panels allow larger spans to be used for timber floors without the extra depth of joists required for conventional timber construction. It’s an affordable solution for the site and one we think the homeowners will find very appealing.” Ruben agrees, saying, “I would definitely use this product again.” The result of all this fundamental preparatory work is a sleek set of four townhouses: two being threebedrooms, one being two-bedrooms. The units sit in harmony with the local surroundings and fit beautifully into the emerging Christchurch landscape. “We made one significant cladding change to the ‘standard’ townhouses you can buy in Christchurch currently,” says Ruben. “I chose a vertical black aluminium cladding for a sense of longevity. ”

Ruben worked with TK Plastering to create this longlasting, sleek exterior for the home. Ruben is very pleased with the job and is happy with the choice of product. “We plastered and painted this project with the Resene Construction (Rockcote) system,” says Tyson Keats, Director at TK Plastering. “The concrete effect that stands out so much on this project is Rockcote’s Cerano. It is a much-desired tilt slab look and one that pulls this job together.” The membrane roofing was the job of Membrane Masters Roofing and comprised of a Viking 1.5 mm black butylclad. Stacey of MM Roofing states that, “The thicker 1.5 mm butyclad option will outlast its warranty of 20 years, no problem.” The finish in black also helps with the colour contrast of the rest of the home and provides a rubber membrane which resists ageing from heat, sunlight and ozone. Ruben found all his subcontractors were brilliant to work with, and MM Roofing was no exception. The team at Trends Kitchens worked together to deliver a modern, high-quality kitchen. “We were asked to ensure that the windows were kept as a key feature,” says Moana of Trends Kitchens. “This is perfect for us, as all of our work is bespoke, and we can work to any measurements.” Known for its Tristone 100 per cent acrylic solid surfaces, Trends recommended a Pure White benchtop and contrasted that with a Bestwood Black in a

Timberland Finish for the cupboard fronts to provide contrast and texture. The Stefano Orlati matt black handles blend with the cupboard fronts and provide a modern finish. “I like the Tristone benchtops because they are low maintenance, repairable, non-porous and hygienic,” says Ruben. “It’s an acrylic product, but it looks similar to stone, and the bonus is that it isn’t cold to the touch. It’s a great option for rental properties. And I really like how we went for the thinner benchtop, and then Trends added a negative detail beneath, to create a modern floating effect.” All in all, it’s a set of homes that are worth feeling proud of. Taking only 11 months to build (including the inconvenience of COVID added to the mix), these townhouses are built to last, with Ruben specifying products that have longevity. With easy access to the city, minimal maintenance and a real community feel, these units are likely to be a pleasure to live in. Knowing that the home is structurally sound and aesthetically pleasing makes this set of townhouses a cut above the rest.

he site, positioned at the end of a long driveway, had never been built on, due to the challenging access. But when the section came up for sale, architectural designer, Peter Dunbar saw the potential. “We were looking for a site to build some investment properties on and in looking at sections for sale, came across this one. It was not appropriate for what we planned but we liked the site so much we canned the idea and decided to build for ourselves,” says Peter. “We lived down in the Beckenham loop and had watched the sun set on this area of the hill.” The approach to the house is intriguing. All that’s visible at ground level is the beautiful steel-framed glass entrance, with steps leading down into the home and the imposing dark cedar garage with a seamless concealed door. The entrance and garage are a harmonious pair despite their differing inspiration, which sets the scene for the entire property. Peter designed this home for himself and wife Leanne, so it was essential to include both of their design tastes. This presented a challenge as they like two very different styles. Leanne wanted the home to have a steampunk look, using steel and industrial design features. Peter, on the other hand, favours minimalist Japanese architecture. A nature-inspired aesthetic, characterised by wooden materials and a natural colour palette.

A COOL WELCOME
A warm welcome to this cool home on Huntsbury Hill.
Peter approached the brief by looking at where the two styles meet, and his love of steel as a design material helped to bridge the gap. Both aesthetics fit comfortably with black, and the use of panels in Japanese architecture inspired Peter to incorporate black steel-framed panels in the entrance and kitchen. New View Construction has enjoyed building several Peter Dunbar-designed residential builds over the last few years. Director of New View Construction, Steve Pike, enjoys watching how the process of good design works together with meeting the clients’ needs. “It’s a collaborative relationship and process between a builder and architectural designer that always has positive outcomes for both, and most importantly, for the client,” says Steve and adds, “With Peter Dunbar as the client, this build was a great example of such a process.” Like many hill sites, it is positioned for magnificent views – but that can also make it tricky to build on. This one was steep in places, with difficult access, tight boundaries and recession lines, which made it essential to work carefully through the planning rules. It was important that build requirements didn’t compromise the views while still meeting all appropriate construction standards. The team at Engco Consulting Engineers worked closely with Peter to design a practical yet costeffective solution addressing the complexities of the

site. The requirement for retaining structures was significantly reduced through the combination of elevated timber and steel subfloor systems, with a partially suspended concrete driveway slab bridging to an elevated garage. The choice of traditional structural design techniques and materials all contribute towards ensuring the longevity of the home and its ability to withstand the elements of the seismic environment in which it sits. Steve at New View Construction enjoyed the collaborative, problem-solving process, working closely with Peter. While the team were building to consented plans, they also needed to be open-minded and innovative to create bespoke elements which reflected Peter and Leanne’s artistic eye. One of the bespoke design elements started with an idea from Leanne to include a steampunk-inspired wheel mechanism somewhere in the home. Peter came up with the idea of building the television into a moveable wall that can be turned to face either the living room or kitchen. When it’s turned towards the kitchen, it can also be seen from the deck. Their good friend Dave Hillman took the idea and handcrafted all of the mechanisms needed.

STEEL APPEAL
The stunning feature stairs and wall panels are made from hot-rolled steel, treated with lanolin and a CRC rub.
Outdure supplied the decking for the home. Peter has specified Outdure on many projects because it looks like a freshly oiled hardwood timber deck with the extra benefits of low maintenance properties, durability and dimensional stability. ResortDeck has superior UV protection, fade and mould resistance and is splinter and nail-free. The boards do not leech, so there is no need for staining, oiling or painting. The core is 95 per cent recyclable materials, encased in UltraShield to protect from moisture. Peter designed the kitchen and sourced all of the materials. The team at Tower Kitchens and Joinery installed the kitchen and enjoyed the input from Peter. He is incredibly happy with the work they did on his pivoting bamboo dining tabletop. Peter’s brief was to have the tabletop slide seamlessly under the counter when not in use. “The biggest challenge”, explains Peter, “was getting the height of both the counter and tabletops right for seating.” The fact that you can enjoy views across from the dining table was all part of the plan. The home has three bedrooms, but since their grown-up children had already moved out, Peter and Leanne have made the two unused bedrooms

into multi-functional spaces. A large sliding steel door separates the two rooms but can be opened out to create an extra living area. One of the rooms has a bed built into the wall that can be pulled down to transform it into a bedroom when friends and family come to stay. The Architectural Roofing Company assisted with the profile selection, layout possibilities and detailing to complement the overall design objectives for the Huntsbury home. They used TARC Snaplock in Colorsteel Flaxpod as it’s a cost-effective tray cladding in pre-painted steel. This offers the detailing and customisation to achieve the desired attention to detail. In so doing, they have achieved consistency with the layout of the trays, while respecting the constraints of the building. The experienced team at Canterbury Frames and Trusses were brought in by Peter to supply the precut, prenail frames, trusses and loose timber,

which was solid pine timber. The challenges with site access were overcome by taking their time to deliver the timber in several smaller loads. Getting the timing right with the other site deliveries was crucial and well managed by Peter and the rest of the contractors. Peter’s creative approach followed through in all areas of the home. Having worked with JWB Electrical and Heat Pumps on many previous projects, he knew they would be adept at taking on the job of designing a concealed electrical socket in the unique kitchen island. The team worked onsite to make bespoke fittings for the job. Their attention to detail and craftsmanship is present throughout the home with the feature strip lighting on the kitchen island and stairs. The aluminium windows and doors, which form a big part of the overall design of the project, were manufactured and installed by Nulook Canterbury Windows and Doors. Peter and Leanne chose the Altus Weathertight suite with the Malta hardware in Matt Flaxpod colour due to its exceptional performance in very high wind zones. The multidirectional sliding door in the dining room was a prominent feature for the open plan living area. The team also designed the stunning black steel entry frame and panel.

or the owners of this impressive pair of homes, Paul and Anita, the move to Fendalton was driven by two key lifestyle factors. With two children at high school in the city and one more at intermediate, living near the schools and the kids’ friends made perfect sense. Also, their previous home was located on a large block of land, and the couple found the workload that went along with the extra space was eating into their time. The move has served to simplify travel arrangements, free up leisure time, and adapt to the changing needs of a family with teenagers. With the homeowners heavily involved and enthusiastic about the process, adjustments did come up throughout the project. Nathan Cook says he enjoys the process of finding solutions with clients as a project progresses. Sometimes that means pulling out all the stops to make things happen, and he believes that if a change needs to be made to improve the outcome, then it’s well worth it. The interiors feature a cohesive palette of whites and greys with timber accents creating a calming atmosphere indoors. Carefully selected elegant feature tiling and wallpapers in the bathrooms add an air of luxury and demonstrate the owners’ eye for detail. Bringing their skill and experience to the delivery of the décor, Hawke Paint completed all of the interior painting and installed the intricately patterned wallpapers to the feature walls. This versatile outdoor room keeps guests sheltered from the elements all year round.
Behind the scenes and instrumental to the delivery were plumbing subcontractors Inline Plumbing who completed the plumbing and gas fitting work. The team are known for their reliability and quality workmanship and frequently work alongside Nathan Cook Builders. Johnny Gardner from Inline says, “We enjoy working with Nathan and the team as they always deliver to a very high standard.” The bespoke nature of the design called for custom glazing and Hunter Glass supplied the frameless showers, bar splash-backs and the glass balustrades for the stairwells. “The glass combined with black chrome hardware complements the other beautiful finishes in the home perfectly; the owners clear vision made our job easy,” says Grant of Hunter Glass. “We have worked with Nathan Cook Builders for a number of years and this build was another exciting project to be part of.”
The landscaping and outdoor living areas make the most of the space, creating private sheltered zones for cooking and dining, relaxing on the deck, or swimming in the in-ground pool from Compass Pools. The outdoor seating area includes a motorised louvre roof from Louvre Solutions, extending the kitchen and dining area into the outdoors and providing protection from the elements. The company also supplied and installed manually operated louvres on windows to provide privacy and shade. The louvres offer a stylish addition to the exterior look and offer durability, strength and weather resistance. Paul and Anita chose a Cerano plaster finish on the exterior walls which was expertly applied by Perfection Plasterers. Nathan says that plain old good manners go a long way in his business and that being polite and courteous to the neighbours and communicating with them is crucial. In this case, his team have done jobs for the residents of both neighbouring properties. A very good sign that they have made quite an impression. Paul said he was impressed with the subcontractors who all worked to the same standard as the builders, and mucked in when it was needed to make sure things went smoothly. The tricky site access meant they needed all hands on deck to offload deliveries and get supplies out of the rain, and Nathan says nothing was a problem. “It was the culture of the guys on the whole team that made this build go so well. It’s a great result for Paul and Anita to have the home they dreamed of.”

hanelle and James Roberts look back to their lives several years ago, when they renovated their first home in Helensville, West Auckland. A long commute to the city for work meant a daily, early morning battle with the motorway followed by short evenings of DIY. “People we knew were having to move even further out of Auckland to afford to buy homes,” says James. After selling their renovated house, the couple considered a change of lifestyle and decided to settle in Canterbury. “Rolleston appealed as it’s seen as the city of the future and has everything we need,” says James. “The new motorway into Christchurch made it a no-brainer,” says James. This was also helped by the close proximity to Twizel, Tekapo and Hanmer Springs – an appealing bonus for James who likes to spend weekends hunting and fishing without having to travel too far. Having experienced the rigours of a renovation, Chanelle and James were keen to start from scratch with a brand-new home and have their ideal layout from the start. After exploring a variety of house and land packages, they were impressed by the flexibility and inclusions offered by Golden Homes.

Chanelle, James and Mila, the couple’s Cavalier King Charles Spaniel, have a lot to look forward to with a baby boy due in November. They also have a new community on their doorstep with a kindy, school, park and shops all within walking distance. “When we met with Golden Homes, they weren’t pushy. Just keen to meet us with where we were at for our style and budget. They were honest about the items that were worth upgrading on and those that weren’t,” says Chanelle. The couple chose a home off-plan that had the layout they were looking for, then upgraded the plan by adding an extra bedroom and more space. They also enjoyed being able to personalise their home by choosing the fixtures, fittings and finishes to suit their taste and budget – no surprise costs.

Chanelle and James chose this open plan layout from Golden Homes and tailored it to suit their needs.
There was no problem in upgrading to higher spec flooring and fittings. James is an electrical planner and was also able to use his skills to install an air conditioning system to fit with the timing of the build. Nextdore is a regular supplier for Golden Homes, and their interiors consultant Gavin Burney met with Chanelle and James to discuss the options with flooring, drapes, blinds and paint colours. The standard carpet and vinyl included with their build were upgraded. The carpet throughout the home is Robert Malcolm 55 oz Remuera, in Victoria Avenue colour. The vinyl flooring featured is Floorworks Domestic Classic Plus vinyl plank, in Pukaki. The kitchen splashback is made up of brick laid White Gloss
100 x 300 tiles, which also feature in the bath and vanity tiling. Textilila Chambray drapes and White Woodmate blinds were supplied and installed at the Roberts’ own cost. While Chanelle and James aren’t planning on building or renovating another home anytime soon, they admit that their combined skills have made them a great team. Chanelle, who has a passion for photography, has enjoyed putting her creative design skills into styling their home.

Alongside this, James is currently turning his talents to landscaping their large section. They are now planning on adding an outdoor fireplace, and some screening plants to shelter them from the gusty Canterbury nor’wester winds. Chanelle is incredibly happy with the nursery, and its bold green stripe, that lends a grounding backdrop to the yellow accent colour in the accessories. The walk-in wardrobe that leads to the ensuite is a touch of luxury that they both enjoy. The kitchen was supplied and installed by Trends Kitchens as part of a standard plan with a couple of cabinet alterations, including the much-loved walk-in pantry. The cabinet fronts are in keeping with the brief from Chanelle

and James to keep finishes light and airy with Melteca Warm White in Naturale finish. The black cupboard handles are Stefano Orlati 4062, matt black. The benchtop continues the paredback theme in TriStone 100 per cent Acrylic Solid Surface Antarctic Snow. The sink is an undermounted Oliveri LL157 double bowl with drainer. The benchtop in the pantry is Laminex Pure Mineralstone in a natural finish. Greg from On Tap Plumbing has been working with Golden Homes properties for 20 years and always enjoys working on these projects. “They’ve been in the business a long time and run their builds very smoothly,” says Greg. The plumbing fixtures were standard and included Methven Echo tapware.

Chanelle and James were offered paving but chose to add their own decking and carry out the landscaping themselves. They loved the flexibility with Golden Homes that allowed them the option to do more themselves and make the home feel like their own from the start. While they miss friends and family in Auckland, the spare bedroom is always ready for guests, and they’re already planning a visit to Auckland after the baby is born. Already feeling well and truly settled in their home, Chanelle and James can’t wait to welcome their new baby boy and intend to stay put for many years to come.

The guide aims to change the way we look at building homes in New Zealand, so they are built to stand strong, be resilient, durable, and efficient in size and cost. All the while being kind to both the family members that live in the home and the environment it sits within. The guide is for people who are interested in homes that are designed smarter and built better: whether that’s industry professionals,

We spoke with Damien McGill, Project Manager for The Healthy Home Design Guide and Bob Burnett, co-founder of the Superhome Movement. Damien says it’s all about improving what we are building now, so those houses don’t become the ‘unhealthy’ homes legacy of the future. “We’ve got a bit of a mantra that says, ‘Fix tomorrow’s problems today and yesterday’s problems tomorrow,’” says Damien.

So what is a healthy home? The short answer is an appropriate indoor environment quality (IEQ). Airtight construction is necessary for Healthy Homes.

According to Bob, there’s not much point having a ‘healthy’ comfortable home in terms of its temperature, humidity and ventilation, if it’s unliveable because the foundations have failed following an earthquake. Nearly ten years of battling insurers is not healthy emotionally, says Bob. “I, like many people across Canterbury and Marlborough, know from experience that nearly ten years of battling insurers is emotionally draining.” “So the foundation of a healthy home has to start with superior resilient design,” says Bob. “The purpose of the Healthy Homes Design Guide is to provide a stepchange to get from some of the now out of date building methods we currently use in New Zealand, to what is considered international best practice.” The team at the Superhome Movement has worked with over one hundred supporters and seventy contributing design professionals, construction industry personnel, suppliers and experts to pull together this guide.

It dispels a few myths. For example, a house needs to breathe. “Humans need to breathe, houses don’t,” Bob says. “If you make your home airtight, it takes less energy to heat it as you are not losing so much of your expensively heated air outside. You are trying to heat the home, not the planet,” Bob and Damien say. By way of an example, an historic villa may have twenty air changes an hour when blower door tested. Blower door tests look at how airtight a structure is, using a fan that is fitted into the frame of a door. When the fan is turned on, it blows air into, and sucks air out of, the house. Digital gauges compare the difference in air pressure between the inside air and the outside air to determine how much air is leaking into or out of the house. So, in the case of a villa, twenty air changes an hour means that every three minutes, all the heated air is being exchanged with cold air from outside. No wonder we can’t keep villas warm!
In comparison, a modern home built to current standards may have seven to ten air changes per hour (ACH). Still not very airtight when international best practice is less than 0.6 ACH! But what about ventilation? Bob and Damien both say that ventilation is critical for sleep, health, safety, and comfort but also for the durability, longevity and protection of the building from decay. It’s the lack of ventilation that contributes to most mould issues, they say. Forty per cent of New Zealand homes have visible mould according to BRANZ (Building Research Association of New Zealand). “Proper ventilation systems are not the HRV systems marketed in New Zealand, where the air is brought in from the roof space," says Damien. "In many countries, drawing contaminated

air in from the attic would not be legal – for good reasons. They require draughty houses to work because the air brought in needs to push the existing air somewhere. This doesn’t work with airtight homes.” What Bob and Damien are talking about are balanced mechanical ventilation and heat recovery systems (MVHR). MVHR systems extract moist ‘stale’ air and replace it with just the right amount of fresh, filtered, warmed air. The heat of the extracted air is then delivered to where it’s needed.
This is much more efficient and healthier than relying on air moving in through the building’s structure (or not moving, depending on the weather) and potentially carrying moisture, mould spores and insect faecal matter, they say. While currently relatively expensive to purchase and install, they are incredibly efficient and cheap to run, using as much energy as a large light bulb. You will need a lot of large bulbs just to heat the house to the same level, they say, and light bulbs don’t provide ventilation!

Bob says the mantra should be, “Build tight and ventilate right.” Another myth is that a healthy home is too expensive. Some good ideas actually cost less – like getting the right wall construction with more insulation and eliminating unnecessary timber that creates heat losses (thermal bridging). Next on the list to creating a healthy home are thermally broken (warm edge) windows, installed within the thermal envelope in line with the insulation. According to Bob and Damien, this will reduce heat loss by up to 50 per cent compared with standard double glazing and also minimise the risk of condensation. Decent windows are one thing that will cost more but they will quickly pay for themselves in significantly reduced heating costs.

Bob and Damien say once you have designed an airtight, well-ventilated house, with correctly specified thermally broken windows, then it’s time to look at optimising insulation and heating which you may well require less of! Bob says, “If you consider the analogy of a woolly jumper; out in the wind, a woolly jumper will keep you much warmer if you have a windbreaker jacket over the top. Likewise, an airtight construction with an airtightness layer and no air leaks in the overall building envelope will have a significant influence on performance.” So, what about the cost? The guide provides case studies to show that building a healthy home doesn’t need to cost much more. There is also a need to
think about the ongoing running costs. However, more importantly, the health costs, as explained in the foreword written by Katheren Leitner, Chief Executive of Asthma New Zealand, “Asthma NZ’s mission is a 50 per cent reduction in asthma and COPD hospitalisation by 2029. With 87 per cent of our patients living in housing unfit for human habitation, we are counting on you to help us achieve this mission. For every year that we achieve this mission, we will enable the Ministry of Health to spend half a billion dollars of savings on improving our health system, so we all have access to the medications and treatments we need, if we need it. Nothing else matters when you can’t breathe.”

According to Damien, the current Building Code in New Zealand is far from airtight, and many of the acceptable solutions contained within it are creating unhealthy homes. “We are 20 to 30 years behind what is happening in the rest of the world,” says Damien. “To address this, we have established a series of measurable, performance-based energyefficiency requirements for construction that designers and builders can easily choose to implement, and communities may voluntarily choose to adopt in regions or policies.” Damien and Bob both hope that the Healthy Homes Design Guide will eventually be taken up by the government and become legislation. “If we achieve that, the Superhome Movement has done its job”, they say. And what if you’ve already built your home? The Superhome Movement is planning a Healthy Homes Consumer Guide, a SuperReno Guide and a Construction Guide along with associated training courses to follow in the coming years.

n any given weekend, ‘Black House’ (a name that has stuck since Trevyn and Julian McGowan chose the distinctive dark shade for their home’s exterior) literally teems with young people. The McGowan’s energetic brood numbers five, ranging in ages from 3 to 19. “But there are always a lot of other kids too,” says Trevyn. “Most of ours bring a few friends to stay, so over weekends we generally have between 10 and 14 kids at a time. They move through the house like shoals of fish,” she quips. Trevyn’s description is apt. With its floor-toceiling foldaway glass ‘walls’ and double volume spaces, the McGowan’s have designed their home to merge seamlessly with the ocean. Set high up on a dune, it overlooks 20 kilometres of pristine white beach and a sparkling expanse of sea that dissolves softly into the sky at the horizon line. The overall effect is one of transcendent space, light and water – evoking a feeling of being part of, rather than spectator to, the incredible scenery. Although undoubtedly a showstopper – owing to its refined architectural form, generous scale and unique position – this is, first and foremost, a family home.

Trevyn and Julian bought the original thatched cottage on the spur of the moment in 2003, during a weekend tour of the Garden Route, a popular and scenic stretch of the south-eastern coast of South Africa. At the time, the couple had been living and working in London for 22 years and were on their annual South African holiday with their three young children. Raised in Johannesburg, Trevyn relocated to train as an actress in London, where she met and married British-born theatre designer, Julian McGowan, and ran an interior design and architectural firm, Site Specific. Creating bespoke spaces for discerning thespian friends like Clive Owen, Gerard Butler, Rachel Weisz and Sir Ian McKellen, Trevyn incorporated South African design pieces in many of her projects – one way of staying connected to her roots.

The McGowan’s have described their decision to trade the creative buzz of London’s burgeoning East End for a seemingly remote National Parks’ village as “crazily spontaneous”. On reflection, however, their decision was underpinned by a deep desire to raise their children the old-fashioned way: spending quality time together at home, in a body- and soulenriching environment, without the distractions of the city. In its current form, Black House has been over a decade in the making. Initial renovations began in 2005 after the couple had wound up their affairs in London and dedicated time to understanding the full potential of their new property. Just 4.5 hours’ drive from Cape Town, the seaside town of Wilderness is unique in that it offers spectacular views over the ocean as well as lush, green vistas towards the headland, which is threaded by a lagoon and framed by dramatic mountains. Like most of the properties along this strip of coast, the house has a south-facing outlook towards the sea. “It’s great because we can enjoy stunning sunsets without the direct glare,” says Trevyn. The north-facing benefits are, however, to the rear of the house. Unlike many of its neighbours, Black House does not turn its back on the mountains. “Staying in the original cottage, we realised how much of the light and warmth came from the rear,” recalls Trevyn, “and so we opened the house up to the back, and created the garden, which has a really sunny aspect. We also kept the house high on the site, to maximise the backlight.”

With their steadily growing family and rapidly expanding global design businesses, the McGowans embarked on a second, even more ambitious, renovation in 2011. Lasting almost a year, it saw the addition of a three-storey glass ‘tower’ and roof garden on the western side of the house – projected out towards the sea – and a rimflow pool deck that has become a focal point and family hangout. The top level of the new wing accommodates a dramatic living room that offers the experience of being on a ship, while the middle floor houses an expansive, bright office space that opens out onto the pool deck. Lower down on the slope of the dune than the original foundation line, and nestled in the newly landscaped indigenous garden, the ground level space is a combined gym and ensuite guest bedroom, looking directly into the tumbling surf. In contrast, the roof garden towers over the ocean, boasting truly jaw-dropping views, a jacuzzi and open fireplace. It has become a favoured spot for everything from sunbathing and sundowners, to studying. Now spanning four levels, the house is divided into several zones, where the family can relax, entertain, work, exercise or play – anchored by the central, open volume, communal family space. “The key to this home’s success is that it offers both communal and breakaway spaces,” says Trevyn. “There are various areas that allow people to divide off, but still feel connected. We’ve also created ‘islands’ where we can congregate – like the giant sofas in the main living room, where we all hang out and read together, and the dining room

table, where we enjoy an early family dinner every evening. Julian is a fantastic cook, and we really love our home. Our family time is very contained. We work exhaustively, in a very focused way, so when we’re not working, we really just enjoy being at home together, without distraction. Home is an amazingly beautiful place.” Trevyn and Julian’s work life is fast-paced and pressurised. Operating in a highly competitive global arena, the couple are regarded as among the most influential forces behind the rise of contemporary Southern African design.

Trevyn says of her enduring working relationship with Julian: “We are very different, but we balance each other. Julian is an instinctive, big vision, creative person, with original ideas. I’m pragmatic and logistical – I run with ideas and make them happen. When we have opposing views, we’re very vocal. The one with the strongest viewpoint usually gets their way. I really value our working relationship, and I don’t think one of us could have done this on our own. It helps that our work is a job and an obsession. It really matters to us, and we delight in making choices based on what we love – whether we’re buying a potato peeler or a painting.” “I suppose you could say that we enjoy messing around with the order of things,” says Trevyn of their approach to work. “We constantly ask ‘how do we make this better’, and it applies to everything. We love to be part of a process of keeping things moving – of making something what it wouldn’t have been without our interjection. It’s about shaping the way people see things, sometimes presenting them in a way that is digestible but sometimes deliberately provoking new ways.” Combining business and pleasure is a formula that works for Trevyn and Julian. oing the laundry is easily one of the most dreaded household chores, but it doesn’t need to be. We have recently finished our laundry renovation – prior to completing it, we had our washing machine set up on our back deck. It felt like our house was going to take off every spin cycle, but at least our clothes were washed. What more could we need? Our little villa, unfortunately, doesn’t have much built-in storage, so when planning our laundry renovation, we wanted to add some extra storage space, in particular, a linen cupboard. We opted for a wall-hung linen cupboard to provide some space underneath to house our washing baskets as well as our brooms and mops down the side – out
of sight and out of the way. Our laundry isn’t the biggest; however, we made sure to make the most of the space we had. Having a front loader washing machine provided us with a generous sized useable bench space, perfect for sorting and folding washing. Adding an overhead cupboard is perfect for housing all our cleaning products, although not applicable to us, ensures that little hands won’t get hold of them. We didn’t want our new laundry to be used as a dumping ground for all the odd bits that didn’t belong anywhere else. We wanted to make sure that what we did have, had its place. Armed with this information, you can now think about locations, and at this time consider prices. Considerations with price need to be in line with your budget. Please consider the local district council’s building consent prices, which differ between councils, and although these are not significant, it can change by as much as $3,000. What is significant, though, is different land quality. Low-quality land will contribute tens of thousands of dollars in excavation costs, and subsequent foundation engineering. Be incredibly careful here, as cheap sections often come at a low price for a good reason. Sewer systems are also required in some areas where local infrastructure is old and may not cope with the increased volume of new housing. These can really make a dent in your budget, with systems costing around $13,000. Ultimately, gathering information and carrying out research, will allow you to become better informed, resulting in a superior decision.
