inter is approaching, and thanks to our wonderful contributors, the team at Abode magazine is feeling ready. This issue sees a change of scene for us as we farewell the lovely Sarah Gray and welcome our new designer Jen McBride who graces our pages with her passion for design. While some will undoubtedly be taking advantage of the new trans-Tasman travel bubble and escaping to sunnier Australian shores this season, it’s also a great time to focus on making our homes into cosy havens. I’m personally counting down the days until the central heating in our 1930s home will be installed. It’s an indulgence I’m grateful for to soften the blow of the frosty Ōtautahi winter. As you can imagine with an older home, there are more things we’d like to get done, and the work in progress is all part of the fun. There’s nothing like the feeling of putting your own stamp on things. This issue sees a focus on interiors, with beautiful styling and essential advice. We’ve explored some fantastic places to go to furnish your home, and whether you’re renovating, building or just going for a refresh, we reveal some creative ways to develop your own unique style. Our latest line-up of homes is filled with inspiration. On the cover is a dreamy, Canadian-inspired alpine escape in Castle Hill. We visit a beautiful vineyard home in Nelson’s Moutere Valley. There’s a hillside retreat in Mt Pleasant with sublime sea views. An urban oasis in central Blenheim designed to bring the outdoors in, and an exquisite forever family home in St Albans. Our international home is a playful, industrial celebration of colour in Johannesburg.

eutrals are popular with Kiwis for good reason, and part of the beauty of a scheme like this is how easy it is to update if you tire of it in the years to come – or seasonally, for that matter. The wall in Resene Tea is a grounded riverboulder beige and the floor keeps it clean in off-white Resene Blanc. The colour-coordinated key furniture items include the coffee table in muddy Resene Half Sandstone and the console table in green-beige Resene Bison Hide. The planter, tealight holder and vase in Resene Sandal and the large frame in the understated grey Resene Tapa complete the monochromatic palette. When redecorating your living area, Resene testpots are a quick and easy way to paint accessories to accentuate your colour scheme. Once dry, arrange in interesting vignettes as we have here, with a trio of vases of different heights offering visual interest (you could also fill them with dried flowers or foliage for an on-trend, no-maintenance display). Use a stack of your favourite books as you would a plinth to elevate favourite objects or a painted plant pot – this brings all-important height into the mix, creating variation for the eye. Look to the hues in your artwork for an accent that might work in the form of extras you can update with fresh paint and new soft furnishings such as cushions to give your room a whole new look. Sticking with the goal to create a serene sanctuary within your home, swap in colours such as smoky violet Resene Mamba, dusty cornflower Resene Wedgewood or ash-grey-andmushroom Resene Siesta; or go deep with rich browns Resene Moccaccino, Resene Espresso and Resene Half Hairy Heath. The environmentally conscious among us are doing our part by choosing natural over synthetic materials, which has the added bonus of making a neutral space feel more welcoming. The linen throw pictured here is a fine example, and seemingly minor additions such as this will have a real impact in your living room. n keeping with the paint and material palettes, woollen rugs in neutral colours are a great addition. They serve to provide physical comfort as well as visually and functionally delineating spaces within this relaxing room. resene.co.nz/colorshops

s the temperatures continue to slide downwards, we tend to layer our clothing to cope with the outdoors. We can apply the same concept to our homes, so we feel cosy and cocooned during the winter months, creating a winter sanctuary that feels inviting and lived-in. Bringing the outdoors in and layering with natural sculptural elements such as interesting branches and greenery helps incorporate winter elements into our homes. Head outdoors and find attractive winter garden foliage, then grab a sizeable hand-made pottery vase and create a subtle winter arrangement. Layering seasonal décor, such as chunky woven log baskets, winter fragranced candles and trays for snacks and drinks in front of the fire, sets the scene for winter evenings spent indoors. I love a good rug moment and in winter layering rugs is a great way to provide visual warmth to indoor spaces. Rugs help anchor and define a space and can pull a whole room together – sometimes, we can layer rugs to help provide dimension and interest. When layering rugs, it is important for a neutral-toned, slightly larger rug to be on the bottom and a patterned or organic-shaped rug layered over the top.

Remember to always try and size rugs so that at least two out of four legs of furniture are placed on the rug. Layering on your sectional sofa and chairs is key to creating winter vibes. This can include cushions with a seasonal change of colour palette, adding a variety of cushion sizes and shapes, and warm woven textures. Layering textiles in mixed patterns and textures is a simple way to refresh your furniture for the season, providing comfort and bringing a thoughtful and curated look to your room. Layering in bedrooms also amps up the cosiness in winter. Think layers of throws on the bed and cushions with a variety of textures and patterning. When layering your bedding, consider having a first layer of sheeting and textured throw tucked in. Over this, add a soft duvet or quilt folded halfway up the bed and a coordinating throw over the top. Don’t forget to add in some additional interest with textured and patterned pillows and cushions. This layered look gives options to snuggle for the colder sleepers but also the ability to easily remove layers for the hot snoozers. Finishing touches help set the winter scene, so don’t forget to draw your curtains, light your candles, pour a hot drink and eat delicious snacks by the fire! 03 313 0123 | featherandoak.co.nz

hristchurch is a beautiful place to be in the autumn, and with the current buoyant state of the real estate market, we don’t believe we will see a downturn in the crazy demand out there. Traditionally, everyone thinks to wait until spring when the gardens are blooming, looking lush, and the sun is out for stunning photography and open homes. But selling in the autumn months and into the winter can be a prime time to sell. There may be fewer listings to choose from, so strong competition can be created from highly motivated buyers, who are on a timeline and needing to move or relocate quickly. Remember, lack of supply equals competition. This means a better result for you, the vendor. Homes can play up their heating options, and a cosy, welcoming environment can be created for people to stroll around and experience during viewings. Gardens can take on a very dramatic aesthetic with rich colours and bare branches, adding a sculptural element; grass is always greener, borders and beds can be made neat and tidy after an autumn clean up. Twilight photography in the autumn and winter can showcase a home from the outside in, giving a warm, inviting glow that will draw people in and get them to connect with the home emotionally.
People spend more time at home in the cooler months, so this is an excellent opportunity to highlight the comfort factor with cushion-laden couches in front of a fire or enticing plush beds with textured throws. Entertaining guests at home is predominately inside in winter, so a stunning table setting or breakfast bar can be made up for the photoshoot to help buyers visualise their family and friends gathered enjoying a party atmosphere. For those who still love to mingle outside, then this is where an undercover louvred system or fire pit can be just what the serious entertainer is after. Internal access garages are a significant positive feature in these times, especially for those tired of struggling with groceries in the rain to get inside on a dark, cold night after work. Window treatments, carpets and effective lighting play an important role in winter selling; make sure these are functioning well and looking their best. Aroma and atmosphere are also vital: a luxurious candle burning, coffee brewing or fresh baking never goes amiss. Selling your home in winter can feel like a daunting task, but results can be outstanding, so choose an experienced real estate agent who can guide you through the process, offering the best advice and simply get you more. 0800 30 30 33 | steveandbelindaellis.co.nz

ome 20 years ago, we were involved in the design of Nelson Hospital and I was considering our landscape design response. While the healing qualities of nature and its part in convalescence have been recognised for centuries, my knowledge was limited. Thanks to John Clark, I did know, “If it weren’t for your gumboots, where would ya be? You’d be in the hospital or infirmary…”. Realising I needed a slightly stronger theoretical base; I was drawn to the writing of Clare Cooper Marcus and Roger Ulrich. Both explored the concept of nature as a catalyst for healing, for overall wellbeing and the therapeutic benefits of green space and gardens within hospital settings. Most would concur that our mood improves after we spend time outside, or even by simply viewing nature. I am certainly more propitious after a run in Hagley Park or a stroll along the beach. Our landscape response for Nelson included the idea of familiarity. A comforting feeling. Aspects of nature have a power to draw you to a sense that you have been there before; this could be the chirps of birds on a summer’s evening, the smell of the forest on an autumn morning, or the sound of babbling water. Inspired by the tectonic uplift of the Maruia Falls, the dappled light of the kānuka forest of the Abel Tasman, and the ephemeral qualities of the Waimea Inlet, we looked to fill the courtyards of Nelson Hospital with slices of the familiar. Connecting patients, visitors, and staff, hopefully to happier memories of the wider landscape.

We are currently involved in designing a podium garden at Waipapa, the new extension to Christchurch Hospital. The third-floor podium visually connects with the leafy canopy of the adjacent Botanic Gardens. A splendid setting, although invite it does not. The concept of familiarity underpins our transformation of this greycoloured tiled podium courtyard. Once complete, this space will be known as Te Marino. We are creating a garden for patients, staff, visitors, and nature to cohabit. A garden visually pleasing and soothing for those patient rooms with overlook, too. In places, the grey tiles will be replaced with planters, overflowing with greenery and flowers of both native and exotic plants connecting with Ōtautahi, our place. Elements of nature that are demonstrated to have positive and restorative influences on our moods. Within this soft green framework, street art will see the two obstinate ventilation stacks become engaging narratives of colour and life. Timber decking, seating, tables, and an artificial turf mound will invite use, providing opportunity for exploration, respite, reflection, solace, observation, dreaming, chatter, and play. The use of curvilinear rather than rectangular shapes is purposeful. Far too often, landscaping is viewed as merely decoration used to offset buildings. External spaces within hospitals need to be more than this. Gardens can promote relief from symptoms, stress reduction and an overall sense of wellbeing and hopefulness. A small, enthusiastic and passionate group of staff and friends are determined to make Te Marino such a place. Depending on fundraising we may need our gumboots. maiahealth.org.nz 03 366 3268 | roughandmilne.co.nz

ooking back at the last out-of-theordinary year, the COVID-19 crisis has certainly taught us how to appreciate our gardens. The team at Canopy Landscape Architects understands this sense of fulfilment and is passionate about turning clients’ ideas and visions into something real. And the aim at Canopy Landscape Architects is to add as much depth and meaning to the landscape as possible, and this latest pair of awards illustrates just that. “It’s important to us that we work cohesively with the client and the architect when designing a garden,” says Paul. “We are often onboard as the house is being designed.” This was certainly the case for the awardwinning garden in Redcliffs, Christchurch. “We took our cues from the architecture, including clean lines, paving and a contemporary feel,” says Paul. Canopy led the design of the landscaping around the house, including the terraces, paving, deck screens, walkway balustrades, boundary and internal fencing, lawn, service and vegetable garden areas and planting. From concept design to detailed design and overseeing of the tender process, Canopy then provided oversight of the construction works and planting. “My approach is naturalistic and organic, so this garden has a nice textural contrast to the home but also complements it with its bold, interesting planting. It provides shelter and privacy while celebrating the dramatic ocean views.”
Not shy of taming the tricky soil of the Port Hills suburbs, Paul had to consider the solid, dry ground in the summer and the puggy wet mud in the winter. “Drainage was important on this project, particularly on the terrace. We needed to plant to suit the conditions.” The other winner was a small courtyard garden in Nelson. Measuring just 8 x 6 metres, the challenge here was to make the space feel bigger than it actually is. “Shea, our designer on this project, used simple contemporary materials, including both precast and poured concrete to create an urban sanctuary,” says Paul. “And then he added a rich green palette to provide shaded, sheltered space. This garden provides a soft tranquil space in amongst the hustle and bustle of inner city living.” Both gardens are well-deserving of the Landscapes of Distinction awards (landscape design category). “We are always seeking to make sure we reflect what the client is after,” says Paul. “And the awards are a great bonus!” 03 595 2241 | canopy.co.nz

While the showroom is open for designers, architects and retailers, the general public are encouraged to use the space as a library of beautiful home furnishings with access to a directory of interior designers. “Trade showrooms allow products to be seen and experienced by trade and their clients. The open plan showrooms house the very best in traditional and contemporary furniture, fabrics, wall coverings, flooring, blinds, lighting and tapware. “The fact that Designmade is not a retail outlet, it is a resource of product information, allows people to accumulate facts and ideas without the pressure of being in a place where cost and sales are at the forefront,” says Andrew.

well-placed rug can do wonders for bringing new energy to a room so that you can indulge in the comfiness of your own home. Inspired by the rugged landscape of Aotearoa, Bremworth’s latest bold textures and earthy tones suit any room. The Bremworth felted yarn is thick, strong and luxurious, and has a premium cotton backing for extra stability on the floor. Bremworth certainly knows a thing or two about woollen flooring, having over 60 years’ experience. All the rugs are made from 100 per cent New Zealand wool fibre which is fully sustainable, biodegradable and renewable. Woollen rugs can resist odours and help control moisture, and they are not linked to allergic reactions. It’s also a natural insulator, improving a room’s warmth and acoustics, helping your home stay quieter and cosier. And for busy families, it’s good to know woollen rugs are naturally durable, stain-resistant and easy to clean. Bremworth also offers a customisable rug collection, allowing you to choose the style, colour, size, shape and edging best suited to your interior. When it comes to scale and proportion, it is crucial to know the right size of rug to accommodate your room. For example, for a living space, the rug only needs to cover a portion of the front legs of a sofa and not the very back of the couch.

The style of the room will also determine the type of rug to complement your space. If you have a busy room with lots of funky furniture, you may want to choose a simple rug with some soft textures. Bremworth has a range of 19 beautifully designed customisable rugs for you to choose from, so there’s sure to be a style that suits your room. The edging is what completes your rug. Whether you are after a fabric, felt, concealed, or overlocked edge finish, you have many options to choose from with Bremworth’s customisable rugs. A great rug adds more to a space than just colour, pattern or texture. Visually, it helps to ground furniture and define a space. Functionally, it protects floors, absorbs noise and provides plush padding underfoot. five years, completely revamping the look and the durability to far exceed customer expectations. With wool, you can now expect substantially less fade and modern, luxurious designs to complement any interior. These days, over 50 percent of our carpets in the showroom are stunning 100 per cent wool carpets. Not only that, but wool is significantly more environmentally friendly both to manufacture and dispose of. Wool is without a doubt super luxurious to walk, lie and live on, and the difference is huge – you can come and lie on our carpet in the showroom any time you want!
Buying wool carpet supports our hard-working farmers and suppliers. Customers are realising more and more that they can buy New Zealand sourced, designed and manufactured carpets.
Naturally fire retardant, for a safer home If your house happens to catch fire (let’s hope not, but future-proofing is always a good idea), wool carpet doesn’t burn like synthetics do. Wool has a high keratin level, which means wool carpet has a high ignition temperature, low flame spread and low heat release properties.
Naturally hypoallergenic The wool fibre is resistant to dust mites and the growth of bacteria. Long, coarse fibres mean that the fibres are not inhaled and will not irritate the respiratory system while being non-toxic and biodegradable.
Cosy in winter and cool in summer Just like wool works for the sheep on the farm, your carpet will feel cool on hot days and warm when your toes are feeling the winter chill. Wool has tiny air pockets in the strand, and works perfectly as a fantastic insulator.

For an experienced tiler, call the installation team at MO Tiles. It’s one thing to choose beautiful tiles, but if the installation goes badly, you will forever be analysing the mistakes rather than seeing the tiles.
2.
Pre-plan ahead of time with your tiler in conjunction with the other important trades on-site to decide what details you want in the room. For example, your soap recesses should line up with plumbing and grout lines to achieve a top result; the devil is in the detail.
3.
Once the tiles are down, they are there for a long time. We often see customers forgo their preferred choice for something cheaper, leaving them with a long-term regret. Let your tile store know your budget and the look you’d like to achieve.
4.
If you are struggling with colour or choices, don't be afraid to ask for help. The showroom staff at MO Tiles are all excellent at helping with an interior project's concepts and happy to help. The team can point out the pros and cons for you, helping to eliminate options that won't work and narrow down the choices.
5.
It's helpful to collect ideas of things you like and think will work. Pinterest is the perfect place to start.Make a board and use tile key words such as 'dark tiles', or 'contrasting tiles' for some inspiration.. This will help the showroom staff to understand your style and taste. Keep in mind, Pinterest and Google often bring up overseas products that may not be available here, but we will always do our best to find the closest match.
6.
Choose grout colours at the same time as you choose the tiles. Often, grout colours are left out of the equation when selecting tiles, but the grout is the finishing touch that makes a massive difference to the result.

aren’s history with the home furnishing retailer goes back almost 30 years when she started out in the window furnishings department of the Dunedin store. Over time, her role has evolved, and a move to Christchurch led to her current position within the new McKenzie & Willis showroom. Karen beams when she talks about leading the interior design team. “I absolutely love what I do. I get to work with beautiful things all day, and it feels great to bring out the best in people’s homes.” Working alongside Karen are a team of dedicated design consultants, all qualified, talented interior designers. The recent partnership with Belle Interiors has given the added expertise of furniture designer Colin Foggo and interior designer Louise Foote. These new team members bring their extensive knowledge and creative skills into play. “The partnership with Belle Interiors has such great synergy," says Karen. “We love what they bring to the table, and the Belle clients are part of the place now.” As well as the dedicated interior design team to help with all of your home furnishings, McKenzie & Willis also has a team of interior consultants who work within the window furnishings area, specialising in curtains, blinds and wallpapers. All curtains and blinds are sewn onsite in the showroom building by another dedicated team.

The complimentary interior design service is available to all home furnishing customers of McKenzie & Willis. The service is personalised, with one dedicated interior design consultant for every project. The designers can visit each client’s home, or meet in store with their plans and offer their expert advice to create a beautifully coordinated scheme. “There is no signature McKenzie & Willis look”, says Karen, who describes her own home as colourful and eclectic. “We work with clients to create a scheme that looks great but also works for them and their lifestyle.” With access to a vast range of curtain and upholstery fabrics, blinds, wallpaper, flooring, furniture, linen, beds and accessories from the top local brands and international designers, there really is something for everyone at McKenzie & Willis. “While the showroom selection is extensive”, says Karen, “we have access to more than what you can see.” Karen says, “Bringing someone’s personality into their home is important.” Interior design customers vary from people furnishing new builds to renovations or those just wanting to style one or two rooms. “Your home affects how you feel every day. A beautiful home that’s a reflection of what you love is a joy to live in,” says Karen. “Our homes should evolve with us, updating items as we go through life, rather than leaving it many years between any changes.” Karen’s own home features unique antiques from her grandmother, mixed with travel mementoes and modern pieces. “It’s the juxtaposition that creates visual interest,” she says.

The complimentary service is a benefit for customers who might not have ordinarily considered engaging an interior designer. “A lot of people don’t know that we provide the service. Or they might think that it’s only for people with a big budget. But we can actually create schemes to suit any budget. Some customers might just want a small refresh with just a few key pieces and paint colour advice. Those clients are also very rewarding to work with, as we can get fantastic results on a small budget and offer great value when purchasing multiple items together.”

For larger schemes, the team can offer bespoke design solutions, commissioning custom made dining and lounge furniture. Long-established relationships with manufacturers locally and internationally allow McKenzie & Willis to source products at competitive prices. As well as residential clients, the design team also works with new-build companies, helping their clients through the process of creating their interiors. The design team can work from plans and be available for building site visits. Coordination with builders and other trades ensures the best results for flooring, curtains, blinds and furniture placement. Karen recalls feedback from one client whose daughter-in-law had said on seeing the completed scheme, “It’s still you, but it’s the super-styled, gorgeous version of you.” Karen says, “That sums up in a nutshell what the service is all about. Bringing out the best in every home and shining a light on the individuality of each client.” The design consultants combine their customer’s ideas with their own expertise to create truly beautiful and inspiring spaces to suit any lifestyle. You can visit Karen and the team in the Christchurch showroom on Blenheim Road. The company’s reputation for quality and innovation has led them to move beyond flooring to also become a leading destination for tiles, countertops, timber, blinds, shutters, wallpaper and soft furnishings. “We offer a full, cohesive design service, where form meets function,” says Nick. Nextdore has been located on Montreal Street in Sydenham for many years. When talking about how residential customers come to them, Sharon says, “Some people will come in looking for advice on carpet and then decide to book in with our team to have a cohesive design scheme created for their home.” The aftersales care offered by the team is all part of the service, and Nextdore makes it their business to ensure that customers are always happy with the end result. any people agree that Castle Hill is a treasure of Canterbury. Just over an hour’s drive from Christchurch, this golden tussocky land is scattered with smooth limestone boulders. Close by is the mountain village of Castle Hill, with a growing population of holiday homes. Amongst this growing population of alpine baches is another treasure: the relaxed and cosy home of Nick and Kate. It was a birthday celebration weekend away to Castle Hill that was the catalyst for the homeowners to consider building here. “We had such a great weekend celebrating Nick's mother's birthday,” says Kate. “I loved the open spaces and the sense of being on a farm. Within a fortnight, we had started looking at sections!” Things moved quickly, and soon the couple were proud owners of a 638 square metre section on a top block of the Castle Hill development. Next came the task of designing and building their bach. Inspiration was flowing as they talked through ideas of creating a “smart cabin” that illustrates their love of family and their love of the outdoors. “We had spent a couple of years living in Canada, and enjoyed spending time with Aunty Juliet in Whistler, falling in love with the Canadian cabin,” says Kate. “I also remember my cousins’ family owning a bach in Waˉnaka, built by their grandfather, architect Ted McCoy. I loved that bach and wanted to bring some of the features of that home into our own.”

The couple worked with Craig South at South Architects to turn their ideas and dreams into a realistic yet stand-out design. On arrival at the property, you instantly feel at home. The use of wood and stone and other natural materials gives the place a very relaxed vibe. “We were engaged to design a holiday home for the young family, with the design aesthetics to suit the alpine environment,” explains Craig. “The couple wanted to use natural materials and have a simple roof structure to repel the snowy days.” This simple roof structure allowed them to create an interesting interior volume, full of quirky angles and unique features. “The timber post and beam construction has created a rhythm along the building, with the first floor nestled on to this structure,” says Craig. “With skylights on the first floor and large areas of glazing at either end, the design enables views of the mountains in all directions.” Kate agrees, saying she loves the clever use of space and the use of so many natural materials.
“We’ve even used some wood my Dad and Grandad had felled from our farm many years ago,” says Kate. The macrocarpa planks from the farm were machined up in Christchurch and used as tongue and groove to form the kitchen and lounge ceiling linings. “My Granann died two years ago, and my brothers and I received a little money to be spent on something special. I put a little of that towards some beautiful lights, and one in particular, the beehive pendant by Alvar Aalto in the master bedroom, reminded me of her setting her hair. I smile every time I see it.” It’s this sense of family that exists throughout the home. Threaded throughout the build is this love of family, a love of connecting people together and a love of the rural alpine environment.

Continuing the raw aesthetic of the space, there are so many beautiful touches to this build that exemplify the skills of architect, builder and homeowner. A steel beam – required for bracing – has been left exposed to frame a booth seat and bar. Also, the multiple accommodation options – with three ‘couples' spaces’ alongside a bunk room with custom designed bunks – make for a chaletstyle feel to this home. The home can comfortably sleep 15 people, meaning sleepovers for the couple’s children Hugo, Toby and Lottie, are never a problem. “Craig recommended we engage a builder early on, so on seeing a stunning Hanmer cabin on the cover of a magazine, I sought to find the builder of it and soon found my way to Gregg Architectural Builders,” says Kate. A sequence of events serendipitously led Kate and Nick to a long-lost friend of Kate’s from school days in rural Otekaieke, just outside Duntroon, inland from Oamaru. “Blair from Gregg Builders was our Project Manager and as soon as I saw his name on a well placed email, I knew this would work famously. Two farm kids getting it done. It was just good fun."

Kate is very complimentary of the team’s skills at Gregg Architectural Builders, saying, “The crew were great. We couldn’t have got what we wanted if we didn’t have Blair on this project. Jonty, the foreman, along with Will and Ryan were amazing. Thankfully we only had one day’s build cancelled due to snow, but otherwise, the lads worked long days, commuting to and from Christchurch each day.” It was the team’s ability to make decisions 'on the fly' that also appealed to Kate and Nick. “If there were issues or options, Blair, always unflappable, would invariably know which one would work the best, manipulating it accordingly,” says Kate. Setting the standards for quality craftsmanship are integral to Gregg Architectural Builders’ work. The company has been in operation since 1939, and they consider it a privilege to realise the dreams of their clients. Kate says, “The whole build went incredibly smoothly. It was a really enjoyable project.” Blair, too, is proud of what the team at Gregg Architectural Builders have achieved. “It feels lived in and warm, even though it’s a modern build. It’s got a soul.” This creation of a home with ‘soul’ is largely thanks to Kate’s interior design skills. Being a sonographer by day, Kate spent all her spare time during the build process designing parts of the build and sourcing products and materials for the home. “Kate designed an incredible amount of the detail of the home,” says Blair. “From the laundry layout to the loft and ski room, it’s remarkable what she’s achieved.”

The combined skills of architect, builder and homeowner have created a place where the world can slow down a bit, and this couple can enjoy the delights of their family and friends.

ombine a family of winemakers and a desire to do something different, and you get a passionate, thriving business and a family home that breaks the mould of traditional design and build. Sophie and Mark McGill are the owners of Abel – a wine and cider business, using hand-picked fruit from the clay soils of the Nelson foothills. Sophie’s parents have been in the wine industry for over 40 years, and Mark’s dad has been a viticulturist for just as long. So you could say it was ‘in the blood’ that the couple would end up following in their parents’ footsteps. Add to that their passion for building sustainably, and you have the perfect country home. The rolling, north-facing farm was an apple orchard for 120 years in a by-gone time, so it was a case of ‘coming home’ for the cultivation of this valley with apples and grapes. What the couple have created for their home is something beautifully hidden away, quiet and tranquil. It was Mark’s brother, Damien McGill, executive member of the Superhome Movement and director of The Healthy Home Cooperation, who ignited the couple’s passion for building an energy-efficient, costefficient home. “Our youngest daughter has allergy issues, so the concepts of mechanical ventilation and a warm, dry, resilient home really appealed to us,” says Sophie. Damien explains more about the concept of a healthy home. “It’s all about designing and building with a focus on thermal comfort, visual comfort, acoustic comfort and indoor air quality, while ensuring long-term resilience and durability.” In practical terms, that means starting with a superior resilient design and then building a home using outstanding construction techniques. In the case of Sophie and Mark’s home, this meant a fully insulated concrete slab with no thermal bridging, provision for underfloor heating, airtight Structural Insulated Panels (SIPs) walls and ceilings, thermally broken aluminium windows, super insulation, and a Mechanical Heat Recovery whole-building Ventilation system (MHRV).

HOMES “Although the couple started with a larger house in mind, Sophie focused on the best thermally efficient structure she could afford. Because it’s expensive to establish a vineyard and orchard at the same time as building a house, the budget was definitely a factor,” says Damien. Sophie agrees, saying, “When Mark and I were living in Melbourne, we had a two-bedroom flat that suited our two daughters and us just fine. There’s very little extra furniture we’ve had to buy, and it’s great to have a home that doesn’t require too much input after a hard day’s work on the vineyard.” And actually, Sophie says, “It’s more than big enough for us and in hindsight, we could have made it smaller.” The 142 square metre, three-bedroom home has the look and feel of a homely barn, and Stephan Meijer of Stephan Meijer Architecture is well versed in designing homes using passive solar and eco-design principles. Originally from The Netherlands, Stephan has worked with clients from all over the world and understands the need to design homes that blend into the local environment.

“The quality of homes in Europe is way better than here in New Zealand, and often, half the price,” says Stephan. “I like to be able to work with SIPs panels, for example, as they open up options for design and efficient use of space.” Sophie and Mark chose to work with Stephan due to his experience designing with SIPs panels. Stephan recognises that every client is unique, and he enjoyed working with the various requirements of this couple. Having a straw bale constructed house himself and completing several energy-efficient home designs each year, he is very familiar with building with non-toxic materials and systems that create comfortable, healthy and sustainable living spaces. “Sophie and Mark were looking for a modern, barnstyle family home, with lots of natural light and plenty of storage and entertaining space. They love wood, natural materials, low energy use and sustainable living spaces,” says Stephan. “The challenge was always going to be the budget, but I believe I have catered for what they wanted.” Also in the back of the couple’s mind was the possibility of repurposing the house when their children were older. “We wanted to future-proof the home with a design that could be easily converted into a guest house or extra family accommodation in future years.” The home has certainly been designed to put people at ease, with relaxed spaces for the family to come together and for more ‘scaled up’ entertaining.

HOMES “I particularly love the kitchen,” says Sophie. “I’m a big cook and did a bit of design work myself on getting the kitchen just how I wanted it. I even sent Stephan the dimensions I wanted for my kitchen, down to the drawer contents and oven width!” Mark’s favourite aspect of the home is its warmth and dryness. He says it’s noticeable on entering the property and he marvels at the lack of condensation on the windows. “We had a minus two degrees frost when we moved in last October and we didn’t even realise,” states Sophie. “It frosted the whole vineyard, but we didn’t notice that while we were inside the home. You can tell the air is fresh and warm here and the temperature has never dropped below 17 degrees, even though we have no heating at the moment.” Sophie and Mark were particularly impressed with their builders, who made choices in consultation with the couple and had a plethora of ideas on where details could be changed to keep within the budget.
Relaxed spaces for the family to comet oget her
“Standfast Builders are perfectionists,” smiles Sophie. “Everything lined up beautifully. I particularly like how the internal GIB and the external SIPs panels leave a negative detail feature.” With 150 apple trees already planted and space for three times that amount, alongside 21,000 vines, the couple is looking forward to reaping their first harvest next year. That leaves them just a little bit of time to work on the landscaping of the property. Their plans include decking outside the main bedrooms, aluminium louvres for the patio and an outdoor entertainment area. There is plenty of interest in the Nelson Tasman area for this type of build. With the long sunshine hours and the rolling landscape, there is scope for sustainable healthy homes to flourish in this region. Sophie knows a lot of research is involved but certainly enjoys the growing sense of community around this type of build. Sophie’s advice is to “do you homework and stick to your guns, as often you will know more than the so-called experts.” Damien says that building professionals are not used to having clients that want a high specification thermal envelope. They are used to people wanting "shiny bling", rather than stuff that can’t be seen. He says a super reference document for healthy homes is the Healthy Home Design Guide. This home highlights how it is possible to positively impact a community and the planet by creating a space that is sustainable while also enhancing health and wellbeing. By championing natural materials, designs for energy efficiency and all within a modest budget, the couple have built a truly outstanding family home. 56

fter retiring from a large Marlborough vineyard home, Robyn and Greg King decided to scale down as they transitioned to urban living on a small inner-city section. Despite its position on a modestly sized site, the substantial home boasts a 280 square metre footprint with extensive living spaces, three bedrooms and an office. Robyn and Greg were impressed by the quality of local homes and commercial builds by T&D Construction and approached them to build their new home. The building company has worked on a diverse range of projects from wineries, schools and high-end properties throughout the Marlborough region. When enlisting an architect for the build, T&D Construction project manager, Hadley Morgan, says, “Our team had worked with Wulf Borrmeister on several projects and recommended Borrmeister Architects to fit the brief of bringing the outdoors in with a stand-out home.” Wulf Borrmeister designed a sustainable, sympathetic home for Robyn and Greg which has since been shortlisted for the 2021 NZIA Nelson Marlborough Architectural Awards. “The clients’ brief called for a comfortable, easy to live in, timeless design that would capture the sun and maintain a strong connection to the outdoor spaces and greenery but also to consciously fit in with its surrounding neighbours and the wider Blenheim neighbourhood,” says Wulf. A near flat-roofed, contemporary, carefully considered broken-up dwelling was created to achieve this, featuring a simple palette of natural, lowmaintenance materials and finishes of cedar, concrete block and fibre cement boards throughout the extensive outdoor living spaces.

G O W ITH TH E FLOW The stunning kitchen from Cantwell Joinery flows beautifully to the outdoor living spaces.
The small site presented a challenge for the build team at T&D Construction, and with the added complication of homes on either side, many of the materials had to be craned in. “It's amazing to see how the home connects seamlesly to the outside, creating a more spacious feel,” says Hadley. Outdoor living was also paramount to creating a relaxed mood. Despite the very tight inner city site, the house has been designed to seamlessly interconnect with its surroundings, with the kitchen designed by Jaimee Leach of Borrmeister Architects, as the heart of the home and the pivot point of the three courtyards. On the east side is the morning terrace flanked by the kitchen, study, entrance and a vegetable garden. To the north is the main courtyard, which can be accessed from the kitchen, day room, lounge and dining area. The afternoon deck is located on the western side of the home and can be reached via the dining area, lounge and main bedroom.

These three courtyards offer not just protected outdoor living areas all year round but also provide visual interest, architectural surprises, view shafts and general connections with the thoughtfully landscaped garden surroundings. A double garage, laundry and several storage areas are also located on the ground floor. The upper level features two guest bedrooms, a play area for the grandchildren and the family bathroom. In order not to dominate the lower level and the neighbouring houses, this level was designed to appear to be a floating pavilion with its light colour and cedar sunscreens within a skeletal steel structure. Cedar screens and pergolas on all sides of the house were introduced, providing additional shade and creating a visual continuity between the indoor and outdoor living areas. The team at T&D Construction enjoyed the challenge of working on the wooden architectural elements in this home. "The timber features of the house including cedar screens and pergolas were very rewarding elements of the build for the site team to complete”, says Hadley. Sustainability is at the heart of this design. The thought-out economical footprint avoids unnecessary circulation areas and other wasted space despite its broken-up nature. The footprint with its multiple courtyards on three sides supports natural crossventilation, solar gain and protection from the prevailing winds. In addition to this, a void from the kitchen at the ground floor to the first level encourages natural, stack-type ventilation of the house.

HOMES Robyn and Greg’s wish for an environmentally friendly home was addressed in many ways, including making space for a well-stocked vegetable garden and several fruit trees. Solar photovoltaic panels were installed as well as rainwater retention tanks for garden irrigation. The home boasts high levels of insulation and thermally broken window and door joinery with highperformance glass. Low maintenance natural materials were used throughout the home and architectural features such as the cedar pergolas, cedar fixed and sliding screens. Ultimately this timeless home holds its own among the character villas in the neighbourhood. This triumph of indoor-outdoor living more than meets the brief as a relaxed and easy place to live year-round, so that Robyn and Greg feel as if they are always on holiday.

he only family member who needed time to adjust to this new house overlooking the estuary was the dog, Sophie. The pup took some tumbles trying to get used to the hard floors, but owners Rosie and Wayne say, for them, “There’s not a single thing we would change.” When the couple could not find the right house on the market, John from John Ross Architectural Builders introduced them to the sloping section on the hill at Mt Pleasant, and it was clear to them it was the perfect spot to build their new home. “We walked onto the section, and it had a calming effect,” says Wayne. “The views are magnificent.” Impressed with other homes delivered by John Ross Kelleher and his team, Wayne and Rosie signed on with the company to manage their build, saying that knowing the cost from the outset was a significant factor in making their decision.
Tobin Smith of CoLab Architects designed the floor plan to maximise the views and suit the couple’s lifestyle and love of a paired down, clean, European-style interior. The home has a serene feel, achieved using a consistent palette with the walls finished in Resene Quarter Rakaia throughout. Underfoot is a Disano Design Floor by Haro. It’s a sustainable alternative to engineered timber with multiple layers and a cork underlay to dampen sound. “It all worked perfectly,” says Rosie, “It’s warm and tranquil and just has a lovely feel.” In the bathrooms, Brymac Tiles supplied the Unique Stone large profile tiles in gloss finish. This style features a large variation in the patterns, which gives the tiling an organic feel. Fixtures and fittings in both bathrooms are high-gloss chrome. The master bathroom features a freestanding bath with a spout purchased well before the foundations were laid. M AY/J U N E 2 0 2 1

“We jumped the gun a bit buying the spout for the bath, but we just loved it,” says Rosie. The floor plan includes the open plan living and dining room, opening onto the Grappa deck and overlooking the estuary view. There are two spacious bedrooms; a guest room with ensuite and the master with a walk-in wardrobe plus the main bathroom. The master and the main bathroom can be closed off if the couple has house guests. Wayne and Rosie wake up to a glorious sea view from the master bedroom, and it’s even possible to see the ocean from the shower in the main bathroom. Working with Zia Lilley, interior designer for John Ross, the interiors have a relaxed feel. “The finishes are tactile and subtle,” says Zia. “We wanted to make sure that none of the features were overwhelming. The softness of the carpets, the textures, and the complementary tones make this home liveable and cosy.”

Having never built before, Wayne and Rosie loved the process of working with John Kelleher and his team, describing building their own home as a tick on the ‘bucket list’. John says, “Building is a journey, and people talk about the stress of building, but actually it should be an enjoyable process. There are always a few hiccups and decisions along the way – but overall, we want it to be fun for our clients.” The site, with its incredible panoramic view of the estuary, was neglected and overgrown. Still, the established growth also meant the couple could preserve the mature trees giving them a head start on the landscaping. They are particularly proud of the street frontage and entranceway, with its strategic lighting placed amongst the planting to dramatic effect. Every detail has been thought of, with leftover Grappa decking used to construct a custom letterbox to complement the house. “The design is simple, and that makes every detail so much more important,” says John. “The result is a house that’s simple and unique. I have had a lot of phone calls from people who have seen this house.” With everything in place to begin work, the COVID lockdown was announced the morning the Portaloo was delivered to the site. But, once things returned to (near) normal, they were soon underway, and Wayne and Rosie stayed eagerly involved right through the process.

n 2015, Micayela and James Hunter bought a large section in the central Christchurch suburb of St Albans to build a forever home for their family. Micayela recalls, “At the time, the section had a 100-year-old house on it, and all that could be seen from the road was a tall hedge.” With extensive home design and commercial building construction projects to his name, James initially considered a renovation project. But after closer examination the couple found that the home was beyond repair. “It was riddled with bora, and the TC3 land meant that it would have been too much of a project and better to start from scratch,” says James. Freed from the restrictions of renovating an existing property, Micayela and James could plan a dream home for themselves and their three daughters from the ground up. James had always liked the idea of designing a home for his family. With over 30 years of experience working in the architectural design industry in New Zealand and the UK, he had a long wish list of products and finishes to incorporate into the home. “We wanted an efficient, warm family home with hydronic underfloor heating. After spending some long winters in a cold house, heating was at the top of the list,” says James. Underfloor hydronic heating is an increasingly popular form of central heating as it can be installed without radiators and runs on a heat pump system.

The family rented during the 12-month build and lived in a cramped home nearby where James’ home office also doubled as a bedroom. Having an office in the new home was a must. James particularly wanted the office to be next to the front door of the home, a perfect position for welcoming clients without encroaching on family life. When it came to the home’s living areas, with three young children, Micayela and James wanted to have a separate lounge next to the main living and dining area that could be closed off when required but would remain open most of the time. With this in mind, James designed the space with hidden cavity doors and had soundproofing added. In addition to the essential double glazing, the energy-conscious couple had solar panels fitted on the roof. While working in the UK, James designed many homes with vertical steel cladding and wanted to use it here. It works well here with the exterior plastered finish in Resene Rockcote. A three-car garage was also on the list, to house James’ beloved rally car. When it came to choosing a builder for the project, James says, “DJ Hewitt was the only builder I considered. I’ve known and worked with Daryl Hewitt for 15 years. His work is always of a very high standard and quality.” While the team at DJ Hewitt Builders are experienced with TC3 land, they struck water while digging, and the site had to be dewatered. Daryl Hewitt says, “The water slowed things down a little bit but had a minimal impact on the cost and timeline of the build.” Apart from the unexpected water on the site, Daryl says that the build ran very smoothly. He puts this down to experience as well as working with a team of trusted sub-trades.

The flexible living spaces are universally favoured
Daryl particularly likes the cedar fins on the staircase and around Micayela’s office upstairs, which James planned with open walls to maximise the light and create a striking design feature. For Daryl, the experience of working with James as the client and the architectural designer was a matter of examining the cost implications of every decision. James says, “The build was a smooth process and well managed by the DJ Hewitt team, with forward planning even down to the bathroom fittings, which needed to fit in with the plans.” While the family brought their existing furnishings into the home, the larger space called for more furniture and accessories. Co-founder of DJ Hewitt Builders, Interior Designer Tara Hewitt brought in key pieces to furnish the living areas and accessories to suit the homes’ contemporary style. Some pieces of furniture were inherited and have a special significance as they came from James’ father, who recently passed away.

The Hunter family are wholeheartedly embracing life in their forever home. The flexible living spaces are universally favoured, especially the dance lounge. “The girls love dancing,” says Micayela. “They love pushing the sofas back and transforming the lounge into a dance floor.” She adds, “The kids really love their bedrooms and having a double sink in the bathroom is a novelty that still hasn’t worn off.” Micayela’s firm favourites are the walk-in-wardrobe in the master bedroom and the kitchen pantry. James is more than happy with the result, adding that, “The home flows well for family living.” The couple enjoys entertaining. James says, “On a nice day, you can open the doors out the front for outdoor living.” The family hosted a big Christmas celebration last year, and friends Daryl and Tara from D J Hewitt Builders have visited many times.

sher Stoltz says that when he and his wife Gina decided to build a house for themselves and their two sons, Tokyo and Ziggy, they actually wanted something more than a conventional home. There is something undeniably artistic – verging on magical – about the mysterious little brick box they built on a former tennis court in Johannesburg’s leafy suburb of Orchards, at the end of a long driveway. The 10 x 10 metre cube, punctured by a scattering of irregularly spaced and unusually shaped doors and windows – strips, arches and squares – was nicknamed the Shapesorter House by the couple and their architect, Gregory Katz, because of its resemblance to the classic children’s toy. It’s not hard to imagine that the raised, black-mosaiced circular swimming pool – “Like a piece of licorice in the garden,” says Gregory – could be a shape waiting to be posted through one of the slots. However playful it might be, this light-hearted, whimsical house is also underpinned by some serious thought about architecture and life. Besides, as Asher says, you only get to build a house once, maybe twice, in your life. What’s the point of doing something dull and conventional? Much of the room for creativity and quirkiness was freed up because Asher and Gina didn’t want a typically sprawling suburban house. They were after something that would approximate an apartment lifestyle in a standalone house with a garden. “We really wanted to maximise garden space, condense living space, and use the areas inside cleverly,” says Asher. “We started thinking about making the most of small spaces and how you can make something small actually feel quite spacious,” says Gregory. The square layout made sense because the spans are so small that there’s very little need for extra structural support. As a result, the interior, while compact, is open and flowing, uninterrupted by walls and pillars. “The whole house is very interconnected and multifunctional and open,” says Gregory. “Even though it’s small, it still feels spacious.” Even the bedrooms upstairs seem part of the living space, with lines of sight up through a cut-out in the first-floor slab.

D R A M ATI C E NTR A N C E Architect Gregory Katz describes the pink, wedgeshaped wall, that looks as if it has been peeled away from the cube shape of the house.
I N T E R N AT I O N A L H O M E
Gregory also thought carefully about connecting the interiors to the garden, “creating interesting, framed views of the garden that draw your eye out”. “It’s not just a glass box where inside and outside are seamless,” he says. Instead, the scattering of strategically positioned windows and doors help create an illusion of space without sacrificing a sense of cosiness and containment. “The other idea was vertical volume,” says Gregory. The diamond-shaped opening in the middle of the cube reaches all the way up to a prismatic skylight, which not only makes a kaleidoscope of the sky but also draws lovely natural light into the very centre of the house. The filters on the panes of the prism have been subtly differentiated according to the passage of the sun, moderating harsh light while varying the quality of light throughout the day. It creates a wonderful sense of openness. With its planters and airbricks, and the outdoorsy flood of light from above, the very heart of the house seems almost as if it’s outside, like a narrow street between buildings. “It’s almost like an internal courtyard with the bedrooms overlooking the living area,” says Gregory. It’s a house that inverts expectations at every turn. Yet, it sticks strictly to a set of rules and constraints.

OPEN PL AN The downstairs living area is open and unimpeded by walls thanks to its modest 10-metre spans, which don’t require pillars for support.

The stairwell leading up to the bedrooms might break out of the 10 x 10 metre template they’d set themselves, but the floor space remains 200 square metres. “Because we carved out the lightwell, we had an extra bit of space to play with,” reasons Gregory. “So it’s really a mathematical game. You’re subtracting and adding, but still keeping within 200 square metres.” On the outside, instead of regular bricks, they’ve used clay pavers for the walls. “They’re thinner, and have little ridges on them, so they give a very interesting texture to the whole house,” says Gregory. A simple, functional detail has been made into a beautiful decoration. It gives the house a “sleeker, sharper look”, adds Asher. A similarly thoughtful (and playful) approach continues inside. You enter the house via a door discretely tucked behind a pink wedge-shaped wall. From the entrance, the living area drops down, opening up below you, and also connects with the areas upstairs though the lightwell. Gregory, too, found ample opportunity to dabble in a bit of semiotic play and bring some complex artistry to the interior details. The marble treads on the steps between one level and another are a prime example. You’d typically associate marble with countertops, but Gregory loves using materials in ways that subvert expectation.
He also loves using ordinary, mass-produced materials, like the PVC flooring on the stairs, but elevating them by placing them in a new context. The ‘summer green’ of the tiles on the stairs is unexpectedly refreshing, non-slip, and the circular motif resonates with the geometry of the house. Details such as the door frames were finished in a colour a lot like wood primer, wryly adding finishing touches with something that says “unfinished”. Asher is a keen cook, so the kitchen was crucial. He loved the idea that the kitchen should function almost as architectural furniture rather than blending tastefully into the background. “Obviously it’s very practical,” he notes of the kitchen design, but he adds that it’s also joyful, sculptural and interesting. The semi-circular cabinet references the sun and echoes the arched windows. Between them, the irregularly placed windows, doors and skylights, allow “surprising and unpredictable” plays of light throughout the day, quite a magical effect. Often, you can’t quite tell where the light is coming from. The poetic effects of the light raise subtle questions about perception itself: how we see things; our own perspective. The playful inversions – what’s inside seems outside, what we expect to be used for one thing is used for another – upends convention and seems to free the mind and refresh the eyes. So, to answer the question, why build a playful kaleidoscope of a home? “That’s why we travel, that’s why we read, it’s why we listen to music as well,” says Asher. And for him, it’s why we build. “It’s an environment that is creative.” A habitable sculpture indeed.

or home buyers and property speculators, the constant bombardment of information released by the media can be unsettling. There’s a lot of talk about making the most of market conditions and timing your move around that alone. Ask yourself, what is relevant to me and my situation, and what do ‘I’ need to be concerned about? The exposure to new facts and new figures is almost a daily occurrence at the moment. To work out what they all might mean when put together can only be a predictive guess. Many subjects can be measured, and where they are measured, we can establish patterns of change; however, what cannot be measured, is the human emotion around property purchasing. Once you have everything lined up and have a clear idea of what is achievable, you might expect the process of buying to be relatively simple. However, buying a new house is very emotional. That’s a factor that many buyers don’t fully prepare for and there’s a risk of becoming emotionally attached to a home that doesn’t tick all of the boxes or simply paying too much for a home that does.

This is not a speculative decision; the emotions are guaranteed. This is about the only thing in the property market right now that will not change! Picture yourself in your new home, and relax in the comfort of the thought that there are many influences beyond your control and many more that may not even apply to your individual situation, so they are not worth worrying about along the way. Try to remain positive and don’t get caught up in everyone else’s five cents worth on what ‘your’ situation needs to look like. There are plenty of great opportunities in the market. Do your own research, take advice from professionals along the way, and move forward in a timely fashion. With so much unsettling and overwhelming information being thrown around, my advice would be to stay on track emotionally, stay true to yourself, and focus on the end goal. 0800 22 22 36 | goldenhomes.co.nz
