e’re deep in the heart of winter now. While some are enjoying the freedom of travelling to a warmer climate, I’m heading further into the cold with my family and friends on a trip to Wānaka for some skiing, wine tasting and all-round family fun. My love for Otago goes back a long way, to a childhood spent chasing rabbits around my grandparent’s garden in Alexandra and ice-skating on the Lower Manorburn Dam on my double-bladed skates when I was five. The Otago landscape is awe-inspiring, with the golden Southern Alps stretching up to clear blue skies, and I can’t wait to head there soon! he key to an awe-worthy achromatic scheme is to make great use of the bold contrast that black and white offer, and to look for ways to play up shapes and patterns to bring in a sense of texture and continuity through repetition. Resene Eighth Black White is nearly as neutral as paint colours come, yet in this contemporary studio, it looks striking as the main wall colour in contrast to Resene Half Concrete flooring and when layered with Resene Blackjack designs on the breakfast bar and pendant lamps. By choosing patterns with simple motifs, you can easily layer more than one different type into your design. Try incorporating one pattern that’s black-onwhite and another that’s white-on-black. To create the look of the grid design, the bar table is painted in two coats of Resene Lustacryl semi-gloss waterborne enamel tinted

to Resene Eighth Black White. Once dry, use a ruler and pencil to help you apply parallel strips of 36 mm wide high-quality painter’s masking tape 10 mm apart, pressing firmly to ensure it adheres well. Use a mini roller with a smooth surface sleeve to apply two coats of Resene Lustacryl tinted to Resene Blackjack. Once the paint is dry, remove the masking, and repeat the process perpendicularly. The pendant lamps are painted in two coats of Resene Lustacryl tinted to Resene Blackjack. Once dry, use a small flat artist’s brush to paint simple randomised curved strokes. Leave approximately 5 cm of space between each stroke and continuously alter the directions. A mix of permeable dividers, such as the timber screen shelf stained in Resene Colorwood Pitch Black, and painted ones, like the angled wall design in Resene Double Concrete, can
help delineate different areas that are meant for different tasks to create the sense of having separate ‘rooms’ without closing them off from flow and light. Plus, they make the space even more dynamic and interesting. The addition of mid-tone greys, such as the plant pot in Resene Tapa and the basil pot in Resene Double Concrete, effectively works as an accent colour in this space and keeps it truly achromatic. But if you’re looking for a pop of colour to add some energy, you can’t go wrong with painting a few accessories in cheerful Resene Canary. If yellow doesn’t suit your tastes, swap Resene Canary for another vibrant primary colour such as Resene Havoc red or Resene Endeavour blue, in keeping with the Bauhauslike modernist feel of this design. resene.co.nz/colorshops

espite the health concerns and lockdowns of the past two years, the real estate market has remained surprisingly buoyant throughout. Even with the ongoing uncertainty, border restrictions and the introduction of the Traffic Light System, buyers were still turning up in droves, and sellers were still happy to have strangers coming through their properties to view. The most common concern pandemic sellers and buyers have had is in relation to the potential for Alert Level or Traffic Light Changes while their property was under contract. Sellers and buyers were understandably keen to protect themselves should a lockdown or restriction be announced in their region, affecting their ability to complete due diligence or, in some cases, to settle. The eleventh edition of the ADLS/ REINZ Agreement for Sale and Purchase of Real Estate was recently released, and this includes a new Covid-19 and Pandemic provisions clause in the body of the agreement to cover off any potential scenarios that could arise. As I write this, we have settled back into the Orange setting as a country, where there are no capacity limits for indoor or outdoor gatherings, and the use of ‘My Vaccine Pass’ is no longer a requirement.
While the housing market seemed to be unstoppable six months ago, it has certainly cooled in recent months. The slowdown has been music to the ears of some buyers who see this as their first chance to buy in a long time. Most sellers however are holding out for a favourable offer, while some buyers are fearful of paying too much. While Canterbury prices are holding steady, last month’s REINZ data showed a 35 per cent decrease in residential sales across the country when compared to the same month last year. You no doubt will have heard some economists predict house prices to fall this year, however, they have also predicted modest gains throughout 2023. Interest rates, global uncertainty, and changes in lending restrictions are all contributing factors here. write with one eye on the rhythmic roll of the Pacific Ocean as it laps the seawall upon which the café I am in sits. The café is called Long Dog. An invitation, it seems, for all the incessantly yapping small dogs in the world and their owners to gather. To the northeast, the cliff faces of the Otago Peninsula abruptly push the sea back. Ironic, really, as the Peninsula has been named one of the most romantic places in the world to propose marriage. Funny, too, that Dunedin on the east coast of Te Waipounamu geographically sits further west than Hokitika, which fronts the Tasman Sea. It is a splendid winter’s day here in Dunedin. While the cloud banks further out to sea, St Clair is bathed in sunshine. The seaside suburb is awash with life. Along the beach, locals perambulate while others line up at the ice-cream van. Plenty imbibe at the handful of cafés that adorn the land’s edge. The rounded form of the hills that make up, and enclose the city, are clear against the sky.

It is the day after the night we mortified our daughter by dancing with her and her friends at a well-known Octagon establishment. In fact, at one stage, we danced to the chanting of ‘who brought their parents’. She recoiled in embarrassment and horror. I really should too. I can’t dance. Unlike the sea, I have no rhythm. While a balmy day, I do enjoy seasonality and winter in the landscape. As parts of the landscape freeze, extra layers we adorn. A winter landscape can be one of beauty and bite. The crispness of the air heightens one’s senses and tingles the extremities of the body. Winter brings traditions. In Dunedin, the hardy, and possibly mad, continue to ride the ocean’s energy through the winter months. Throughout Aotearoa, on the first weekend of May, men, mostly, and often fortified to beat the winter chill, gather around ponds to shoot ducks. Some of these ponds often freeze, and the convivial call of bonspiel one can hear
echo off the frost-bound mountains that enclose. If you have lived in Ophir, you know winter. I haven’t. However, in the company of a farming couple, I once spent a colourful and crisp night in Voss. An alpine town in Norway that embraces its proximity to the North Pole. A town whose lake freezes to a depth of over two metres through winter. In Voss, they race cars on the frozen lake. I am sure we all have memories of experiences we associate with a certain time or tradition in the winter landscape. I don’t shoot ducks or race cars, but as a young lad, the walk to the school bus on a winter’s morning in Kirwee, I vividly remember. At the time, I was rolling Norsca deoderant, a fitting match to the gnarled and solemn macrocarpa that stood guard over our lane. nterior design trends mirror what we idealise in our home life. So, it’s no surprise that after two years of uncertainty and more time spent at home, we’re all craving a calm haven that supports our wellbeing. We can all appreciate the calming influence of nature, and this strong trend is set to continue. Natural textural materials, such as wood, stone and marble, have an easy affinity with kitchens and bathrooms. Add the pairing of plants and a natural earth-toned colour palette to really make these spaces shine. There is a colour to suit every taste here. From cool stone greys, warm neutrals, earthy pinks and caramels through to a spectrum of terracotta tones, olive and deep greens. Organic curves are another trend that sits comfortably alongside a natural look as they echo nature and unify spaces with a welcoming softness. In bathrooms, curves are appearing in basins, mirrors, tapware and accessories. Kitchens islands with rounded edges and cabinetry with curved hardware create a relaxed and cosy vibe. Based in Christchurch, Detail has clients around New Zealand specialising in both interior architecture and interior design. It’s not unusual for Davinia and the team to design all the interior spaces for a new build; the kitchen, bathrooms and powder rooms, as well as all the soft furnishings within the space. “We have a great team in the office, and the designers take real pride in what they do,” says Anna Liddell, studio manager at Detail. “It’s important for the team to hear what the client really wants and also what their honest feedback of suggested designs is, so we can create a space that perfectly reflects them and their lifestyle.” It’s clear all of Davinia’s team enjoy working with her and are inspired by her creativity. “Davinia is incredibly humble and gracious and loves giving back to the design community where she can,” says Anna. “She’s great to work with, and inspires us with her creative ideas and ability to work under pressure.”

avinia has been designing interiors for over 20 years and has won numerous awards for her work. She is widely considered to be one of the leading experts in her field, and her work has featured in many homes and publications. Having always been interested in design and with a flair for creativity, Davinia counts her mother as a significant influence and role model growing up, encouraging Davinia to pursue her interest in design and the arts. After graduating in 2001 with a Degree in Spatial Design and a Diploma in Interior Design, Davinia launched her career working for Ingrid Geldof in 2002 and later working with fellow designer John Gaynor. After establishing a solid reputation and credibility in the industry and having multiple published works and a few key national awards under her belt, Davinia struck out on her own, and set up Detail by Davinia Sutton in 2009. Today, Detail employs seven staff and is growing.
In 2021, Davinia achieved a new high in her career and made history at the National Kitchen and Bathroom Association (NKBA) Excellence in Design Awards by taking home, among other awards, the Supreme Kitchen, Supreme Bathroom and Designer of the Year awards; the first time ever that one designer has scooped all three awards in one year. Outside of the NKBA awards, Detail also won the 2021 TIDA (Trends International Design Awards) International Bathroom of the Year, and in March of this year won 2022 TIDA Kitchen of the Year. Detail by Davinia Sutton is also one of four finalists in the prestigious Interior Awards New Zealand.The winner will be announced in mid-July 2022. Davinia and the team at Detail aim to create amazing spaces for their clients that they will love; the focus is not on winning awards. So to be recognised in this way is huge, and both Davinia and the team are always surprised, humbled and grateful when they win awards. “Winning awards on an international level takes those feelings up a notch when the studio’s designs are competing on the world stage,” says Anna. “It’s so gratifying to know that the beautiful and original work we produce here in the New Zealand design industry can foot it with the best designers internationally.” Davinia has recently been announced as a judge for this years’ prestigious NKBA for a forth year and the Kitchen Studio Awards for the forth year running. Being able to give back to the industry is always an honour for Davinia. Her success is clearly being felt around the globe.

PAINT ME PRETTY Paint is often the most obvious choice when it comes to adding colour to a room. Think about painting the cabinets or island a statement colour to draw some attention but not overwhelm your space. In the bathroom, a colourful vanity will add a little drama and leave a huge impact. RUGGED UP Rugs aren’t only confined to living spaces! They are warmly welcomed in the bathroom and kitchen. If you have kitchen counters parallel to each other, think about adding a runner on the floor to soften the look. For the bathroom, select a rug that suits your colour scheme and can handle the humid environment of the bathroom.

he Palazzo Kitchens Christchurch showroom made the move to its new Mandeville Street base at the end of last year. “Moving to this location – a renovation and new build hub - has been fantastic for Palazzo, and hopefully for our neighbouring businesses,” says Kate Cunningham, manager at Palazzo Kitchens Christchurch. or thousands of years, interior design has been used as an aesthetic aid to help us find some sort of inner peace in our homes. We can probably all relate to that overall sense of wellbeing when we just feel ‘at home’. And how our home is styled – whether that’s through the spatial planning, design style, or the choice of colours and furniture – is integral to our sense of happiness. Step inside this home, and you immediately feel that happiness. Warm, inviting, elegant and natural. This home exudes a sense of peace from every angle. Nestled in a leafy suburb of Christchurch, the newly built property sits quietly on a back section overlooking a park. There is a serene atmosphere about its positioning as well as its interiors, despite occasionally hearing the hustle and bustle of nearby city life.
The dream for the homeowners was to create a low-maintenance, future-proofed, forever home. A home that gives them the advantages of city life alongside the beauty and tranquillity of the adjoining park, while allowing them to grow old gracefully. Low environmental impact was also important. Kelly Rush from Krush Architecture was the obvious choice for the homeowners, given the firm’s focus on achieving functional and timeless designs using a natural palette of materials. “We were engaged in designing a modern threestorey home,” says Kelly. “It was an extremely small section, so it was a test of our architectural flair to create this result while still meeting our client’s brief. We are very pleased with how it’s turned out.”

And the homeowners wholeheartedly agree and particularly enjoy the flow from inside to outside, where the couple can feel connected to the local park. Stu Lindsay Builders were the main building contractors on this project, having worked previously with Kelly Rush. Stu’s son Tom ran the job from pre-line stage. Building a three-storey home on a tight site was always going to have its challenges, but the building team rose to the brief, and with active involvement from the homeowners, everyone is very proud of the result. “For example, the never-ending negative detail skirting and door trims with solid oak doors required extra attention to detail,” says Tom. “And with a fantastic team effort we have a faultless finish that everyone can be proud of.” The use of the Rockcote Integra cerano concrete plaster finish and the Xlite external tiles from Nextdore create the low maintenance design, with a contemporary, industrial feel. The exterior tiles look very much like bronzed steel but are, in fact, made of porcelain. The team at Nextdore Interiors set to work and, right from the start, was able to establish a good basis to work from. “We decided on wall colours and tiles fairly quickly,” says Nick Dore, director at Nextdore Interiors, who oversaw the project. “I see part of the skill of the interior designer as being about creating an atmosphere. And that means you absolutely have to know something about the people you are designing a space for.”

Nick certainly knows this couple well. The clients – his parents – are the second generation of the family business that started in Christchurch in 1960. A muchloved and well-known specialty flooring retailer, Dores for Floors, evolved into Nextdore Interiors and is now a three-generation family business, with Nick at the helm. Nick’s parents, Michael and Lyn, were moving from a large, established property and wanted to bring with them some of their beloved furniture, accumulated over decades of living there. The continued commitment of the Nextdore team of providing a customer-focused service meant the couple could seamlessly balance their period pieces with the modern furniture to create an established but modern feel to the home. “It took us out of our comfort zone a little,” says Michael. “But that’s the skill of Nextdore. They are able to combine antique with modern and make it work.” From the moment you step into this home, you know it’s going to be unique. The exquisitely tiled entranceway wall is covered with a natural timber feature wall tile (Wood Feel 300 x 300 by Porcelanosa), giving guests an instant ‘wow’ welcome. The downstairs houses the garage, mini gym and laundry, all tiled with the Porcelanosa Berna Topo 1200 x 1200 tiles, which work incredibly well with the timber. The main living area is also tiled, this time with a Roble Nobu tile that looks remarkably like wood but is, in fact, porcelain. “The advantage of these tiles is that they look so natural,” says Nick. “There are no repeating patterns on the design, and there is a texture added, so it feels like wood, too.” This Porcelanosa product is undoubtedly one to rival any engineered timber and, in the sun, gives a warm feel underfoot. The planks alternate between narrow and wide and are offset to provide that random look.

“What’s so great about these tile planks is that they are always going to look like this; they won’t fade or age or stain,” says Nick’s mum Lyn. The soothing colour scheme in the living space really comes to life with the use of burnt yellow and gold. “My parents really fell in love with the Tonon Flat David Shaw dining table chairs – not only due to the colour, but also the comfort and style,” says Nick. “These chairs then formed the theme and allowed us to tie together the old and the new furniture.” There are so many beautiful interiors in this home, it’s a feast for the eyes. Highlights include the Tom Dixon ‘Melts’ lights in the entranceway and on the master bedside tables, the powder room wallpaper (La PalmaSepia) and the unassuming but quirky giraffe lamp in the living room (Qeeboo Giraffe in love XS). But it’s the fundamentals of the design that really stand out in this home. The tiles, the flooring, the choice of colour and window furnishings are all solidly beautiful, timeless and oozing in quality. “I asked Dad if he’d like to come to Porcelanosa in Spain with me to look at tiles and bathroom products,” says Nick. The father and son pair set off to the Porcelanosa showroom and had chosen the tiles within an hour of arriving on-site! The enduring look and the environmental care certainly appealed to Michael. “Environmental protection has always been a priority for Porcelanosa since its creation,” says Nick. As further evidence of its commitment to sustainability, Porcelanosa was the first tile manufacturer to have been granted a C02 reduction certificate from the Spanish Environmental Ministry, certifying that it has reduced its carbon footprint. This was important to Michael and Lyn. So it was an obvious choice to select Bremworth carpets and rugs throughout the carpeted areas of the home. “Bremworth take sustainability seriously, with a real desire to reduce its environmental impact. And the products are fantastic, too. All the carpets are made in New Zealand with 100 per cent New Zealand wool, and they elevate any design the Nextdore team is working on,” says Nick. The Lisburn carpet used in the bedrooms has a chunky base yarn in felted wool and is overlaid with a finer yarn to create textural interest. The resulting look in this home is one of comfort and cosiness in all the bedrooms and study space. Bremworth rugs have also been used to great effect in the living space.

The kitchen features a stunning black Xtone benchtop with deep 3D detailing and beautiful LED lighting. The design was created by multi-award-winning kitchen and wardrobe designer Mal Corbey, based in Auckland. “Because the kitchen and scullery are set back into the home, I felt it needed warmth and plenty of light. Hence the use of timber in the ceiling, and the contemporary LED lighting,” says Mal. “The clients like the dark, moody colour scheme and the benchtop is very structural and contemporary, so it works beautifully with the rest of the home.” Mal’s work takes him all over the world, and he thoroughly enjoys working with all sorts of interiors. “It’s always great to work with sensational products like Porcelanosa and Xtone,” says Mal. “Mal is a fantastic kitchen and wardrobe designer, and the Xtone benchtop was manufactured in our own factory,” says Nick. Nick’s parents are similarly delighted with the results, saying, “All the suppliers and tradespeople surpassed our expectations. In fact, the whole home has been put together so fantastically. We love it here.” Nextdore also supplied the fully automated Luxaflex blinds, used throughout the home. “Again, these products are made in New Zealand, so it’s great to be keeping stuff local,” says Nick. “For us at Nextdore, it’s an essential ingredient for creating an elegant and timeless home.” The automation of the blinds, as well as the garage, gates and front door automation was carried out by The Listening Post. Known chiefly for its home theatre and media installations, the team provided the possibility for this home to be fully controlled via touch screens and tablets, from the in-ceiling speakers to the security cameras and TV and video distribution. “It makes for a super-secure home if we decide to go away,” says Michael. “I can monitor my home from halfway around the world!”

The bathrooms in this property are the epitome of bringing the spa to the home. The soft, curving white Porcelanosa Ciclo vanities and the use of timber create a very grounding feel. Even the ensuite shower has been tiled in a wood-effect porcelain tile to provide that feeling of connection to the outdoors. “It almost looks like you’re stepping into a sauna,” says Nick. “And the incredible magnifying magnetic add-on mirror is the perfect way to get ready for the outside world in the mornings!” The positive experience of these homeowners is not unique. here’s a lot to be said for building a simple, architecturally designed home. For one, you know you’re going to get a home built to a high standard and secondly, you know you’ll have a home that’s easy to live in. Add to that the comfort of knowing you’ve got friendly neighbours, and it’s looking close to being a dream home. For these homeowners, their neighbours were, in fact, instrumental in them building this delightful family home. “My parents are our neighbours,” says the homeowner. “It’s amazing how it’s worked out. Their section was originally two sections, and so when my husband and I returned from overseas, they suggested building on the front section.” Luckily there’s a close-knit relationship between the two families, and all parties were delighted with the prospect of living close together in a desirable part of Christchurch. “We never thought we’d build,” says the homeowner. “But the idea of getting exactly what you want was very appealing. We had a tight budget to stick to, so it was always a balance, but we are thrilled with our forever home.” The couple worked with South Architects’ Craig South. Renowned for his multi-award-winning homes throughout Christchurch, Craig has firmly established himself and his practice as a thorough, robust and responsive firm, that is entirely in tune with its clients. “We were asked to build a four-bedroom, family home, with the ability to adapt into the future,” says Craig. “The size requirements of this site meant the home had to be clever with its form, material palette and construction techniques.” With a focus on simplicity, the firm has designed a strong gable form running along the length of the site but sliced back to expose the entry to the street façade and an outdoor courtyard to the northwest corner of the site. Inside, the 260 square metre home is full of natural materials and simple colours and has some beautiful ceiling volumes and innovative spacing ideas. For example, there are built-in units under the television, and the window bench seating has storage beneath it. The office is cleverly hidden behind a large sliding door in the ‘den’. When in use, the office can comfortably spill out into the den space, but when not in use closes away to expose a bookshelf. It’s a creative touch that really makes this home unique.

This display of angles is dominant throughout the home. The scissor-type effect of the entranceway means once inside the home, you feel immediately encapsulated by the place. The high raking ceiling and entranceway give the home a welcoming and open feel. “We had to be conscious of the footprint of the home,” says the homeowner. “This clever use of angles, like the scissor effect of the entranceway structure and the fin feature in the hallway both work really well to reduce the overall footprint and make the home feel spacious but simple.” Simplicity was certainly the key to ensuring this project’s feasibility. “I believe the design of this home has an amazing result,” says Craig. “It shows that a creative approach to design can create a cost-effective solution.” LOC Construction was brought in after the design phase to carry out the build, but the team has worked with South Architects previously on award-winning projects, so it was a great fit. that LOC Construction stood out within the competitive tender process, as they could deliver within the price and timeframe requirements. “And they didn’t disappoint,” says the homeowner. The homeowners were over the moon with the building team, saying they were great with communication and kept them informed along the way and responded promptly to any questions they had. Founder of the business, Les O’Connell, is no stranger to success. He won a gold medal in the coxless four at the 1984 Los Angeles Olympics, having been part of a New Zealand world champion eight in 1982 and a New Zealand world champion coxed four in 1983. This sporting career and these results are reflected in how he and his team build. “You don’t get to the top by cutting corners and only doing what everyone else is doing,” says Les. “If you want to be at the top, you’ve got to do more, you’ve got to be better at it, and do it more often. This is the same attitude I bring to my building.” This attitude has clearly paid dividends when entering the Master Builders House of the Year Awards, with wins each year the company has entered this very competitive event.

For the homeowners, knowing they had chosen a reliable, high-quality, award-winning builder meant they could trust the team to get on with the build. “Trust is very important to us because of our reputation,” says Tom O’Connell, son to Les, and now General Manager of LOC Construction. “We trust our team to do a great job, and we enjoy developing our own builders. We currently employ and train two apprentices and have five full-time builders on the team. And with Les as the quality-control man, you know that everything will be of the highest standard.” It’s this ‘above and beyond’ mentality that really thrilled the homeowners. For example, “We had seen a photo of a floating vanity we liked, and the team at LOC built it for us,” the homeowner says. “The collaboration between architect, homeowners and ourselves made this a dream job, which is why we love to build in this high end architectural area,” says Tom. “It doesn’t have to be expensive or difficult to build your dream home, you just need the right team to get you there. Despite being built at a time of Covid, and with building materials becoming increasingly harder to come by, this home was finished on time and on budget. This beautifully simple aesthetic looks like a pleasure to live in. To quote the famous architect Frank Lloyd Wright, “The architect should strive continually to simplify; the ensemble of the rooms should then be carefully considered that comfort and utility may go hand in hand with beauty.” This has undoubtedly been achieved here.

he task was clear: get this home built before our wedding! Homeowners Dani and Adam Heazlewood knew it was going to be a tight deadline. Still, they had faith and trust that the team at Williams Elvidge would rise to the challenge. “This was the second time we had worked with Williams Elvidge to build a home, so we knew they could handle it,” says Adam. No stranger to tight deadlines and high standards, Adam and Dani Heazlewood both have a national reputation of being real estate agents of outstanding calibre. Adam was the youngest person ever to reach the Top Achievers threshold for Bayleys New Zealand in 2015, and together the couple has sold over half of a billion dollars in real estate. “We knew we wanted to buy on this quiet street, so when the section came to our attention, we knew we had to act,” says Adam. “We were keen to maximise the available area of the section and build a beautiful place we could call home.” “It was not an easy site to build on,” admits Dani. “With a creek running along the edge of the property, there were various Council requirements we had to work within.” So the challenge was on for the architectural designer to curate this residential dwelling among an inner-city neighbourhood of densification. “This was a small section to work with,” says Sam. “We designed a simple gable form home with strong horizontal and vertical planes to make this architecturally interesting.” Noteworthy is the attention to detail in the timberwork on the front and rear façades created through different lines and textures with the lightcoloured cedar. This detailing is continued internally with built-in joinery in the living areas and timber flooring throughout. All of this is accentuated through carefully positioned lighting. The main gable is the heart of this home, with the kitchen and dining on the ground level extending onto the outdoor entertaining areas. Floor to ceiling glazing opens onto these outdoor areas with easy care landscaping creating connection and a feeling of space despite being on a small section. A secondary gable follows the stream setback accommodating additional living spaces overlooking luscious native plantings. “Working with Sam was brilliant and very straightforward. The only thing we changed from the initial drawings was the location of the master bedroom,” says Adam. “We love it all, and we particularly like the nifty use of spaces, given the difficult section requirements.” Sam recognises the challenges in the building industry currently, saying, “It’s a fine balancing act with costs on the rise. So for us it’s all about ensuring we get the best value for the site and the quality is always there for our clients.” Although a new brand, Figure and Ground has been in the architectural space for some time, with owners and directors Sam and Simon both coming from awardwinning practices. “We consider ourselves different to most architectural practices, whereby we act as commercial and creative thinkers, who like to keep things simple,” says Sam. “Our clients have come to expect professionalism, but in a language they understand.” The magic of this build has undoubtedly been brought to life by the craftsmanship of builders Dave Elvidge and Jack Williams, Directors of Williams Elvidge. “We do everything from the start of the construction to the planting of plants,” says David Elvidge. “We’ve become experts at building with a high attention to detail, all the while with our eye on timeframes and budgets. Dani and Adam wanted us to take care of all aspects of the build, and so we offered the full project management to keep things running smoothly.” The attention to detail on this property is outstanding. For example, the level of detailing required to line up the GIB in the gabled ceiling of the media lounge is second to none, and the finishing on the exteriors and interiors provides a luxury feel throughout the whole property. Le Comte Electrical also worked with the homeowners to create a bespoke lighting design to bring the homeowners’ lighting and electrical dreams to life. The LED strips in the media lounge were a stand-out for the couple, as well as the outdoor lighting to add that warm, cosy feel. “This was a technical build, for sure, but nothing was outside our capabilities,” says David. “Despite Covid-related delays, we completed this build with two weeks to spare before the couple’s wedding!”

The homeowners were delighted, saying, “Dan Mark and Tom Dryden, the foremen, and Jack and Dave are genuinely good people. They worked hard to ensure all the trades kept to their timelines. “We were lucky enough to have a ‘trust the chef’ approach from Dani and Adam,” says Georgia. “We designed all joinery throughout the home in CAD and selected all flooring, colours, hardware, finishes and fittings, lightings, window treatments and furniture.” The result is a streamlined interior with a contemporary and luxurious feel. “We are delighted with Modi Design’s great attention to detail,” says Adam, who admits he can be a bit of a perfectionist. “The sophisticated way the Dekton stone flows through into the cabinetry is amazing, and all the finishes give the home that refined and timeless feel we wanted. It’s often that last 10 per cent that makes the biggest difference.” “We are also big fans of joinery, so we love the thought that has gone into this aspect of the home to give us oodles of storage,” says Dani. The Dekton stone was also used for the kitchen benchtop. This UV and heat resistant product is described by Georgia as being “as bullet-proof as benchtops come at the moment”, so it was ideal from a practical point of view. This home is a beautiful example of a well-thoughtout dwelling. It provides generously sized executive inner-city living without compromising on privacy, security, quality, interior comfort or outdoor living. And with a winning construction team to make it a reality, Adam and Dani’s home has certainly met the deadline.

rive over Takaka Hill at the top of the South Island, and you’ll soon arrive in the paradise that is Golden Bay. For many New Zealanders, this unspoilt and picturesque bay renowned for its golden sandy beaches, clear waters and relaxed lifestyle is the stuff of long and lazy summer holidays. For one extended family, it’s a holiday destination that’s been a permanent fixture for over 30 years. “We have a long connection with Golden Bay,” says the homeowner. “Growing up, our grandparents had a bach at Rangihaeata, and our parents bought the original property here 33 years ago.” But with the growth of the siblings’ families and the need for more space to spend time together as an extended family group, the brother and sister team (along with sister-in-law) made the decision in 2019 to remove the original house and build a holiday home suitable for three generations and two separate families. The brief was to design a holiday home for the extended family, with private sheltered areas. A large garage was also needed and an internal courtyard to shelter from the coastal winds. Karsten Architectural Design was called upon to fulfil the brief. The small team, led by Tony and Pip Karsten, designed the concept and produced the working drawings, all with a thorough understanding of planning restrictions in a Coastal Environment Zone. Tony came up with a design solution that involved three separate buildings, all linked with walkways, to create outdoor sheltered living zones where the family could enjoy the outdoors.

“The flat site adjoining Pōhara beach with views out to Golden Bay means it is exposed to coastal conditions of wind and sea spray and required robust, durable materials, such as powder-coated aluminium cladding, timber composite planks and fibre-cement soffits to combat the harsh sea-front climate,” says Tony Kasten, director of the busy architectural practice, based in Nelson. This was all beautifully considered to create the intergenerational home. As one of the homeowners says, “We love the light-filled openness of the kitchen living area. We can maximise the sea views. It’s beautiful.” The additional functionality of being able to close this area off with a sliding door ensures a cosy space when there is no other family staying. A wide connecting walkway from the family bedroom area to the main room provides a great entranceway, with lots of natural light. KAD have considered all factors. Being in a high wind zone and high rainfall area meant the design needed to provide multiple covered outdoor zones. Clever configuration of the buildings creates sheltered outdoor spaces that capture most of the warm afternoon sun and shelter from consistent sea breeze and rain. “Our favourite area is the internal courtyard with the large sliding window opening into the kitchen,” says the homeowner. “It’s a special spot for alfresco family dinners with great interaction with the kitchen. An added bonus is all the family bedrooms get a sea view.”

The homeowners were thrilled to be working with KAD, saying, “Tony really listened to what we wanted as a family and came up with a design that perfectly suited our needs.” Once the original house was transported to another location, the scene was set for the build to commence. Steve Chamberlain, owner of Golden Bay Builders, was the man for the job. Steve’s knowledge of building has meant he has built more than 70 homes in Golden Bay, including many renovations, extensions and alterations as well as commercial and residential new builds. “I knew this would be an exceptional build,” says Steve. “And it was such an awesome experience to work on it and fully project manage the build.” A high priority for Steve (in all his builds) is making the process of building an enjoyable one, so he focuses on building good relationships with his clients and respecting and looking after his staff, so that they can make an extra effort to produce an outstanding result. Couple this approach with his years of expertise, and it’s a winning formula.

“Given the exposure to coastal conditions, we worked with materials that would withstand the test of time," says Steve. “The powder-coated aluminium cladding is manufactured on-site and folded to suit each wall, so the sheet joins are equally positioned and are even, with no corner flashings. Stainless steel sheet fixings are fully concealed, which is great in a high salt spray zone.” The product comes with a 40-year warranty. Marry that with the pre-finished composite timber cladding system, and you have a design that is stable and will last. “EuroClad lasts a lot longer than timber and doesn’t need recoating,” says Steve. “Part of the brief was for a lowmaintenance, no-fuss bach, so this really footed the bill.” The build wasn’t without the odd challenge. Being built on sand, there was a requirement for over 100 piles to be driven into the ground to support the floor slab. “That took a while,” says Steve. “But we all pulled together, and there was a great sense of achievement at the end.” And there is undoubtedly much precision in the build. room ceiling, and cement fibreboard wall linings are precisely cut to allow a negative detail around the top and base of the aluminium cladding. “We also had the odd Covid-related challenge, with the aluminium cladding being held up on a boat for months, so we ended up sourcing some more in Australia to finish off the build,” says Steve. The homeowners are delighted with their 380 square metre home and can’t fault the build or the design, saying, “The KAD team were always very approachable, and the builders and their subcontractors were a delight to build with.” They, too, are particularly impressed with the attention to detail that has resulted in some beautiful features. “The negative detailing in the ply ceilings and wall linings is quite incredible, including around the fire flue. The decks are also a standout with precise cuts to seamlessly fit with the cladding,” says the homeowner. It has certainly proven to be the perfect family holiday home for these homeowners and the Registered Master Builders House of the Year panel also agreed, awarding the Golden Bay Builders four awards in the recent 2021 awards, including the Craftmanship Award, national Top 100 awards and regional category winner for the Nelson/Marlborough/West Coast region in the $1.5 to $2 million bracket.

Heat the oil in a large soup pot, along with the onion. Sauté for 5 minutes, until the onion softens and begins to turn golden. Add the garlic, curry powder, sea salt, ginger and turmeric and sauté for another couple of minutes.

Preheat the oven to 200 degrees C. Add the kumara and carrots to a baking tray, drizzle with some oil and toss to combine. Place in the oven and cook for 30 minutes.
Add the water and roasted kumara and carrots. Bring to the boil and simmer for 5 minutes, to heat the soup up. Remove from the heat and add the miso paste and black pepper. Blend the soup in a blender until a smooth consistency is formed. When ready to serve, divide the soup between bowls and top with a dollop of coconut yoghurt, some coriander and dukkha.
Any leftovers will keep in your fridge in an airtight container for up to 5 days. Alternatively freeze in Coconut yoghurt, fresh coriander roughly chopped, portions for up to 4 months. dukkha

hew,” I can hear many parents out there saying. As a father of three children, with the oldest in their twenties and starting to talk to the “Bank of Mum and Dad” about property, I’m always interested to hear how others are feeling, and listening to their views on the current housing market. In particular, how it relates to their children, as they and their friends embark on their homeownership expedition. With a growing percentage of first-time home buyers looking to their parents to help with a financial contribution, this has become increasingly more difficult for many to achieve. A common question or theme seems to be, how will our kids ever afford to own a home after the ‘boom’ that has just happened in the property market? There is light at the end of the tunnel. Hopefully by the time you read this, you will have heard the great news about a couple of positive changes with the latest government Home Start grant cap rise in Christchurch, Selwyn and Waimakariri districts. The latest grant cap rise is to $750,000 for a new build in these districts. KiwiSaver contribution requirements have also been adjusted to reduce the required amount of regular savings to access the grant. There has also been a slight easing of lending restrictions to allow those who effectively hold the keys to homeownership (the banks) a little more freedom to lend, meaning our customers (and children) wanting to head in the direction of homeownership are once again able to start looking. This is one small step in the right direction to getting the first-time home buyers back in the game. It is my hope that the easing on lending will continue a bit further yet for this tier of the property market. We are once again hearing the renewed buzz in the voices of younger people coming to the show homes to gather brochures and knowledge. lmost a year ago, I wrote an article called Windows for warmth, where I mentioned that I was in the midst of a multi-year renovation project of my own home. Well, I’m pleased to report that the exterior is now complete, including the triple glazed PVC windows to all four elevations. The windows have been supplied and installed by NK Windows here in Christchurch. I’ve been working with Martin Ball and his team for several years, both with my own projects and through the Superhome Movement, educating people about how to build higher-performing homes, for people and planet.
Some estimates say that 80 per cent of houses occupied in 2050 have already been built. At some point in the next 10 to 15 years, the government of the day is going to make a difficult and probably unpopular decision, mandating that existing housing stock needs to be made much more energy efficient. This is why I’ve decided to upgrade my windows now, with the help of NK Windows and Metro Performance Glass, as it will never be cheaper to do this than right now, so why wait to be told? Replacing windows also gives you the biggest bang for your buck in terms of power bill savings.
I believe that PVC windows are the costeffective future for Kiwis, with European tilt and turn opening and multi-point locking mechanisms, making them securely airtight. They are of similar profile to the timber windows used right up until the 1970s. NK Windows has two teams retrofitting character homes with their PVC windows. These can be a direct replacement without changing the kerb appeal of the home. In my home, I’ve paired the NK Windows PVC frames with a range of low emissivity (low-E) glass from the team at Metro Glass, (you’ll start hearing a lot about low-E in the coming months).
