A Note From The Editor

W

elcome to a new year and a new look Bunbury Life! Believe it or not, it’s now been eight years since we first launched our quarterly lifestyle magazine for Bunbury and four years since the magazine underwent its last major redesign. So, while everyone has been relaxing on the south west’s glorious beaches this summer, our design team has been busy working away to come up with a fresh new look for the magazine. Magazines are much like any other form of media with colours, fonts and specific designs moving in and out of vogue. With our new design, we have not only updated the look and feel of the magazine but also strived to keep and improve on what our readers love about our magazines with plenty of eye-catching photography and interesting local content. It’s been a fun ride these last eight years, a time that has witnessed the rise and rise of the digital age and social media while at the same time various doom merchants have been predicting the demise of print media. Well, when it comes to magazines, I can assure you that any so-called demise couldn’t be further from the truth. Today, there are more magazines published than ever before, indeed more magazines are published now than before the advent of the worldwide web. Quite simply, there is still nothing better than the interaction achieved when picking up a high quality, informative, feature based, tactile product. In an era of increasing digital fatigue, a change is also playing out where customers are hankering after more traditional modes of entertainment. Take, for example, the extraordinary comeback in sales of vinyl where customers don’t just get to listen to poor quality mp3 files but instead get to enjoy a complete musical experience. It was once said that TV would kill off radio and video hire shops would kill off the cinema. Neither has happened and the truth is that all media will continue to co-exist. However, for us at The Bunbury Life, ink on paper will always be the medium for luxury and highly photographic content. Hope you like our new look!

AUTUMNAL ELEGANCE The latest fashion trends from The Bunbury Life’s resident fashion expert.

There’s a change in the air and now’s the time to embrace exciting new fashion pieces for autumnal days and nights. Yes, we love the comfort of layering and those loose silhouettes for transitioning into cooler weather, but this season there are trends with elegant and modern lines that definitely will be hard to ignore. Sure to be a favourite trend is classic Victoriana. It is romantic and refined and features high necklines, buttons, intricate lace and gigot sleeves on shirts and dresses. Deep burgundy is the colour of choice but there are also pieces in soft blush and, of course, monochrome. It is a very structured look and helps to create stunning silhouettes but it can also be toned down by adding a pair of skinny jeans, for example, to a form-fitting lace shirt. The seventies look still works for autumn but it has a definite contemporary edge. It is centred on feminine floaty blouses, turtlenecks - neat ribbed or cashmere, A-line skirts and wide-leg pants, and the palette includes burnt orange, tan, blue and deep navy. For footwear, add a pair of skin-hugging ankle or over-theknee boots – perfect with an A-line skirt or a dress. Or, if you’re looking for an athleisure vibe, wear a pair of white or buff sneakers with cool androgynous pieces, like 8

oversized sweaters, softly tailored pants, jersey tapered joggers and long luxurious coats in restrained colours – monochrome or neutrals. Keep hair natural this season - it’s a trend that follows on from spring and summer. Embrace your hair type and encourage its natural texture and movement with the use of thickening sprays before blow drying or by working in a little volumising powder. A carefree look with body and movement is in.

... create stunning silhouettes ... Menswear is always about balancing function with style and, for autumn, that means investing in timeless staple pieces that also have sportswear influences. Shawl and roll neck cardigans are great over shirts, and perfectly acceptable for business-casual weekdays, or over a t-shirt for the weekend. For jackets, there’s a trend for shorter tailored styles as well as the bomber, which never seems to go out of fashion. This autumn, the bomber jacket is shorter and streamlined, and goes perfectly with sleek pants or tapered joggers for any off-duty occasion.

new year brings new opportunities and the start of any year is always a good time to reflect and consider how your journey along the property investment road is progressing. Here are five solid tips that any serious property investor should consider to help them along their way.

Always remember that property will provide a very different return to other asset classes. An investor should be looking for cash flow to keep in the market and growth to exit it. Learn how to calculate the true return on your property investment through a combination of rental return and yearly growth.

Ensure your portfolio of properties is managed on an ongoing basis. Monitor the properties individually and the portfolio as a whole to ensure it continues to meet your goals. It’s vitally important to identify when a property has served its purpose.

When adding to your portfolio, don’t be afraid to set an upper price limit that sits comfortably with you. There is no truth in the saying that the more you pay the better the return. It is simply not necessary to spend a large amount of money on each purchase to

Successful property investing relies on diligent research. Know the questions to ask when buying and be sure you are asking the right people. Maintain a commercial approach to investing and never let emotion influence a decision.

Tax Depreciation Crunch the NUMBERS a n d s av e By PHIL DI CANDILO

B

efore you walk away from purchasing a first or your next investment property, make sure you have correctly crunched the numbers. That next bargain might actually be more affordable once property depreciation has been factored in. When it comes to purchasing an investment property, an astute investor will consider a number of factors when assessing the return. The property’s location and proximity to local services and facilities, local employment drivers and the historical growth of properties in the area will be some of the key variables. However, an astute investor should also be aware of tax deductible costs and other deductions claimable. These can include property management fees, rates,

interest on the loan, repairs and maintenance and property depreciation. These deductions will add to the investor’s net cash return and every deductible dollar will come back to him at his marginal rate. When it comes to claiming depreciation on a property, there are two components to consider. The first part relates to the building itself where a write off of 2.5% can be claimed over a 40 year period, whereas the other is for the fixtures and fittings, such as carpets, curtains, hot water systems etc. Bear in mind, though, that if the home is 20 years or older, then the actual claim may be quite small, so, in general, it’s wise to consider a younger home. This will also often mean less overall ongoing maintenance.

Despite the opportunity to claim this depreciation, more often than not it appears investors are failing to consider these benefits before purchase. The table to the left shows an additional yearly cash flow can be produced through claiming property depreciation. The example is based on the purchase of a ten year old house at $560,000 with a rental income of $530 a week or $27,560 a year. Estimated expenses, including interest, property management fees and repairs, come to a total of $36,060 per annum. The likely depreciation deductions for the property are $13,500 in the first full year and to the left are a summary of these costs and the investor’s annual position both with and without the claim. As is shown, without claiming depreciation, the investor would experience a loss of $103 per week in year one of owning the property. However, by claiming depreciation, the weekly cost is reduced to just $7 a week, saving a total of $96 a week or $4992 in the first year of ownership. This example shows that investors who spend time crunching the numbers before making a purchase will always gain a much better perspective on the affordability of the property and the future cash flow position. Mercedes-Benz A-Class Premium hatch gets seamless update

I

t’s almost three years since the all new Mercedes-Benz A-Class became a regular fixture on Australian roads. The first in a series of compact Mercedes-Benz models, a line-up that now includes the B-Class, CLA and GLA, the new A-class, along with its siblings, was designed to introduce the luxury German car manufacturer to a new and, hopefully, younger audience. Dispensing with the upright design of the original A-Class launched back in 1997, the all new A-Class was visually a very different car. Adding over 400mm to its length and 131mm to its wheelbase, its newfound cool and youthful looks were also enhanced by a more lowslung design. Longer, wider and lower, the A-Class had been transformed into a sleek, sporty, fashionable package. After a period of considerable success wooing new customers to the three-pointed star brand, 2016 sees the release of the A-Class facelift, a car that, although visually much

The A250, now complete with all-wheel drive, adds another 5kW of power. With 160kW of power and 350Nm of torque, it reaches 0-100km/h in just 6.3 seconds. The top of the range AMG version has had an even greater boost of power with its 2.0 litre turbocharged fourcylinder engine now delivering 280kW and a massive 475Nm of torque. The AMG 45 has also been fitted with a RACE mode option via the Dynamic Select drive system. Inside the cabin, a new instrument cluster and new

display for the Mercedes-Benz infotainment system add some welcome additional touches. The frameless, freestanding screen has also been enlarged and new trim finishes on the dashboard add to the luxury feel. Multiway adjustable seats are now available for front passengers. For a car that has already helped to double MercedesBenz’s small car sales, the Mk11 A-Class was never in need of a radical overhaul. However, with a series of clever upgrades and subtle design changes, it’s a package that now offers even greater appeal. Lexus IS200t Exhilarating sports sedan ticks the boxes

S

uccessfully taking on the likes of the MercedesBenz C-Class, BMW 3-Series and Audi A4, not to mention a few others, in one of the motoring industry’s most competitive market sectors is certainly not for the faint hearted. The IS sports sedan from Lexus, however, has always had a strong following Down Under. Voted Best Luxury Car by numerous Australian motoring critics on its release in 1999, the model has built up a loyal and growing customer base through careful evolution. Despite plenty of past acclaim, however, we think that the new IS200t could well be a bit of a game changer. With fresh releases from many of its major competitors, it is without doubt a timely launch. And, having taken this agile sedan out for a bit of a spin, we found there was an awful lot to like about it. Let’s start with the engine. Gone is the old 2.5 litre V6 engine from the outgoing IS250 and in comes the new 2.0 litre four-cylinder petrol engine for the IS200t. Already deployed in the NX200t, and with a further roll-out of the engine planned across the Lexus range, this turbo-powered power plant fitted with an eight-speed automatic gearbox adds a completely new dimension to the car. Producing 180kW of power and 350Nm of torque, it offers significantly more power than the old V6, in fact, a highly impressive 27kW and 98Nm more. With acceleration from a standing start to 100km/h in a claimed 7 seconds, we loved the responsive throttle and pull right through the rev range. Handling through corners on the car was also top notch with the new 40 ON THE ROAD

‘performance damper’ introduced into the front suspension set-up helping to refine the overall ride. Along with its significantly improved performance comes more good news. It’s also an engine that is considerably more efficient. With the outgoing IS250 achieving a combined cycle fuel economy rating of 9.5 litres per 100km, the new IS200t achieves a bowserbeating 7.5 litres per 100km, thanks in part to its new stop-start technology that kills the engine when stationary. Available in 3 trims; Luxury, F Sport and Sports Luxury, we drove the F Sport and found the cabin awash with luxurious touches. Aside from the bodyhugging plush leather-trimmed seats and opulent leather steering wheel, the centrally located 7-inch colour multimedia screen with its mouse-like pad allowed easy access to both audio and climate control settings and the car’s navigation system. Plus, perfect for the vagaries of the Perth weather, we also liked the heated and ventilated front seats offered as standard. Standard safety features now include adaptive cruise control, front and rear parking sensors, automatic wipers, a power adjustable steering column and a precollision warning system. W

e regularly tell our children that if they want to land a job with a top salary, a great work environment and a career outlook, then they need to have a sound education in order to achieve it. And, as parents, we can help towards this pathway to job satisfaction by both establishing a proper work ethic and channelling interests. It’s a fact that most of the world’s top and best paid jobs that come with all the perks require a strong background in science, technology, engineering and maths (STEM). However, were you aware that due to sharp declines in participation and attainment in these fields throughout Australian schools, as things stand, many of our children may not be considered for these top positions? Why is this happening? To put it simply, students are no longer selecting STEM subjects when it comes to choosing options at senior secondary school and, in turn, are not going on to study maths or science at university either. So, not only are Australian children

limiting their work options, they are also placing Australia out of the world’s ever-growing, fast-paced knowledge economy. There has been a steady decline among senior high school students taking on maths for around 15 years while students choosing not to study a science subject have remained at around 45%. It would appear that there is an obvious correlation with this and the fact that the fields are not compulsory at senior secondary level. So students are simply choosing other courses. The question, therefore, arises, should we make it a requirement to take a maths or a science subject? It is compulsory in many other countries in the world to do so and, in fact, England is planning on making a change to its curriculum to ensure students study maths up to the age of 18. But this is not enough. In order to ensure that our students are prepared for the best future careers, they must have the interest and drive to pursue maths and science too. This has to come from the way the subjects are delivered and the experiences that the students have within their learning. Funding needs to be focussed on creating excellent resources right from primary school level, learning outcomes need to be relevant to real life, and links with industry need to be reinforced so that students get to talk to and learn from the maths and science experts themselves. DE-SEXING YOUR DOG IS IT NECESSARY?

BY DR BRADEN COLLINS s part of our basic dog care discussions, we regularly chat with owners about whether their dog should be de-sexed. As with all procedures we undertake, it’s important to balance the risks against the benefits to ensure the individual pet receives the best advice and care. These risks and benefits are also quite different for male and female animals so further separate considerations are required to be made.

For female dogs, in my opinion, the case is relatively straightforward. I believe female dogs should be routinely de-sexed as recent studies have shown that de-sexed females will, on average, live longer than entire (nondesexed) females. This is largely due to decreased deaths from mammary tumours (breast cancer), uterine infections, reproductive tract cancers and other common issues. There are also other obvious advantages with de-sexing, such as no unwanted pregnancies and no coming into season. The downsides of de-sexing females include the need for a surgical procedure, a small risk of urinary incontinence and a tendency to put on weight. For male dogs, the decision is less clear cut. The same study that showed longer life expectancy

in female dogs did not show the same benefits in males. The research found that life expectancy was similar for both castrated and entire males, although the cause of death varied in some cases. For example, entire male dogs were more likely to die from injuries, while castrated males were more likely to develop some autoimmune conditions. The main advantages I see for castration are behavioral. Castrated males are less likely to wander, won’t cock their leg on everything and they tend to be more relaxed. Castration also avoids the risk of testicular cancer and prevents prostate enlargement as the dog ages, although it doesn’t significantly affect the risk of developing prostate cancer. Again, the downsides of castration are a tendency to gain weight and the need for a surgical procedure.


If you do choose to de-sex your dog, make sure you ask your vet the following questions about the surgery:• What pain relief will my dog get? • Will a qualified, registered vet nurse be monitoring the anaesthetic? • Will my dog receive intravenous fluids during the procedure? • How do you keep the pet warm during and after the surgery? • Will you monitor heart rate, blood oxygen levels, breath CO2 levels and blood pressure? • Is this all included in the price or do you charge extra for these things? With the right care around the surgery, de-sexing a pet is not only safe but the dog will also experience a quick recovery. Other problems, such as weight gain and incontinence are relatively easy to manage and, therefore, in most cases desexing is the right choice. Make sure you discuss de-sexing with your vet to help decide whether it is right for your dog. MARKET EATING HOUsE Situated at the Marlston Hill end of Victoria Street, Market Eating House, run by husband and wife team Brenton and Bec Pyke, has been attracting rave reviews since opening its doors last November. Arriving for an early evening meal I couldn’t wait to give it a try. The decor and fit out are very much part of the whole dining experience at Market Eating House. With its large open kitchen as the focal point, the combination of wooden and poured concrete flooring, exposed brick walls, industrial-style furniture and impressive bar area with its huge u-shaped concrete benchtop creates an enticing atmosphere. Watching the team of chefs going about their work coupled with the delicious smells emanating from the wood-fired oven and charcoal grill is an intoxicating mix. So what of the food? Well, readers may well have picked up from the article in our previous edition that Market Eating House specialises in producing food to be enjoyed sharing-style. Using fresh, seasonal and

local produce where possible it showcases the very best of south west flavours and cuisine. The creative and well-planned menu features a selection of small plates, salads and vegetable sides and more substantial dishes from the wood-fired oven and grill. Not forgetting a tempting selection of wines, beers and cocktails. It was going to be a difficult choice. Keen to try the wood-fired flavours that the restaurant has quickly come renowned for, I chose the Wood Roasted Tiger Prawns and Grilled Haloumi to start with. The succulent Exmouth prawns were well worth the visit alone, bursting with flavour and perfectly cooked. The excellent haloumi with its spiced date was another winner. I also rediscovered my love for dates – some 40 years after trying my last! I accompanied this with a house speciality – a Turkish Iced Tea. Wonderful! For the main course, I decided to order the Wood Roasted Pork. This tasty looking dish, served with a cauliflower salad and byzantine dressing, was simply sensational. The tender pork and delicious crisp crackling was quite stunning. It’s a must try this dish and comes highly recommended. However, if dining in a group, the Feed Me and Feed Me More options, where the restaurant chooses a selection of dishes to share, would definitely have been high up on my list. The thought of being able to try an even greater range of dishes from the menu would have been too hard to resist. Spearheading the wave of new restaurants that have recently opened in the centre of Bunbury, Market Eating House is at the forefront of the very best that the city currently has to offer. IT’S A FUNNY OLD WORLD, YOU KNOW By ANNIE MALONE It was once commonplace to sell takeaway coffees and hot drinks in polystyrene cups. Polystyrene was first discovered in 1839 by Eduard Simon, a chemist from Berlin. Like most products, it all started from a natural product, the resin of the Turkish sweetgum tree (Liquidambar Orientalis). When the oil from this tree was distilled, Simon found the result was a thickened jelly-like substance that could be moulded. And so the rest is history, as future chemists tinkered with this compound until, by 1941, the Dow Company invented a Styrofoam process. This allowed us all have a nonchina vessel to drink from, replacing the traditional china cup when needed. Then, in the age of environmental enlightenment, it was deemed responsible to ditch the chemical compounded cups and go for a paper product that was less harmful to the planet earth. Thus, the era of bio-environmentally friendly takeaway cups was born and promoted. But, alas, this move to compostable cups it seems has become an environmental problem in itself. Yes, the cups do compost eventually but not immediately and meanwhile tonnes of compostable cups are filling up council bins awaiting collection to landfill. Who takes their morning compostable coffee cup home to their own little garden to add enrichment to their soil? So, now the trend is to have a re-useable cup that is kept and taken along to the local café where it’s filled with the brew of choice. Most ethical cafés will even give a little discount as an incentive for customers to do their bit to look after this land we call Australia. 54 FOOD & WINE

Perhaps the next stage to be trending will be….. take some time sitting in a café enjoying your daily brew whilst appreciating the surroundings and time spent, letting the café staff wash the china drinking vessel ready for the next customer to take some time while enjoying the brew and appreciating the surroundings and service and so on and so on. Hey, that would have been what happened before the advent of the polystyrene cup. Full circle. The same lesson can be learnt from growing produce. Years gone by saw farmers growing smaller crops of more diversity. In the 1950’s, farmers were busy clearing land to grow larger crops to survive economic times. Volume was needed to ease the burden of production costs. Since the 1990’s, however, many farmers have been busy planting trees and opting for diversity again to maintain the health of the soil. We have had to go full circle to realise the merit of old practices. So the moral of this story is that progress is a beautiful thing but we are a restless bunch and always need to feel like we can find bigger, better and faster ways to enjoy life on this planet. We don’t need to reinvent the wheel, just tweak it a little and enjoy that it has made life easier. Sit back on the veranda like those outback farmers, see the obvious, look at the sky and muse, “mmm looks like rain.”

MY FAVOURITE DISH MARRON PIE

B y J o h n S m a l l , S m a l l w at e r E s tat e At Smallwater Estate, we have been farming marron since 1993, the same year we also planted our vines. So in 2011, when we opened our cellar door and restaurant, marron dishes were always going to be a key feature of our menu. Over the years, we have served up a number of fabulous dishes using the marron from our dams but the most popular of all of these has always been our Marron Pie. Presented in a ceramic dish, this creamy Chardonnay pie with its Mornay dressing features a light puff pastry topping and is served with parsnip purĂŠe, Kirup greens, a gourmet salad and a French baguette. The Mornay dressing uses Smallwater Estate Chardonnay, which is reduced to enhance the flavour of the marron. It is then combined with various other ingredients and the marron flesh. The marron flesh is carefully weighed for each pie and is the equivalent of 0.35 grams of marron. 56 FOOD & WINE

Autumn Recipe

Leek, potato and feta tart

This is a deliciously creamy vegetarian tart that makes for a hearty warming supper for cooler evenings. For another time, try using roasted pumpkin instead of potatoes or swapping out the feta for an alternative cheese of your choice. Serves 6

Ingredients 500g stop-bought 100g feta cheese, crumbled shortcrust pastry (thawed) 50g pine nuts butter 200ml thickened cream 300g potatoes, sliced 100ml milk 1 leek, sliced, rinsed and 4 large eggs dried

Method Preheat the oven to 200ËšC. Use a little butter to lightly grease a 23cm loose-base tart tin. Roll out the pastry on a lightly floured surface and use it to line the sides and base. Trim off the excess pastry. Line the pastry base with baking paper and half-fill with rice. Bake for 10 minutes then remove the paper and rice and bake for another 10 minutes or until the pastry is golden. Remove from the oven. Lower the oven temperature to 150ËšC. Place the potatoes in a pan of cold water and bring up to the boil. Lower the heat and simmer for 5-10 minutes until the potatoes are almost cooked through. Drain the potatoes and leave aside to cool. Meanwhile, melt the butter and fry the leeks over a gentle heat until softened. Remove from the pan.

W

elcome to our latest update on the news and happenings around the Geographe wine region. The devastating fires that destroyed the town of Yarloop in January also threatened a group of wine producers in the region. Under direct threat from the fire were Vineyard 28, located on Bagieu Road off the Forrest Highway, and Moojelup Farm on Thompson Road, Cookernup. The owners of both vineyards made the decision to defend their properties over four very difficult days. Fifth Estate in Harvey also had a close call with the fire just 4kms from its vineyard. All three producers were thankfully spared any loss of vines although Moojelup Farm lost 15ha of pasture, fencing and hay. With the fire mainly impacting the north of the Geographe wine region and the south of the Peel wine region, most producers escaped unscathed although smoke and ash were experienced up to 120kms south in the Margaret River wine region. For wine producers in the area, it’s now back to business

as usual and Vineyard 28, whose cellar door was initially closed, is now fully open to visitors. Rated 3 Stars in Winestate Magazine, June 2015 edition, and given a rating of 93 by James Halliday, the aroma is freshly cut grass, citrus and stone fruit, and the palate offers plenty of citrus fruit with hints of stone fruit and crunchy greens. staging its second Upcycle Garden Art Competition and Exhibition from Saturday April 30th to Sunday June 8th, an event held in conjunction with the increasingly popular Dardanup Art Festival. “Upcycling is a fabulous way to minimise landfill and reduce your carbon footprint on the world,” explained Bonking Frog Wines owner, Julie Hutton. “Why buy something new when you can take existing resources and reincarnate them into something unique and stylish? Upcycled Garden Art Competition explores the creative potential of recycling, repurposing, and upcycling materials into useful and decorative outdoor pieces.” The inaugural event held at the winery in 2015 was an enormous success with entries received from a wide range of artists located throughout WA. The 2016 event will feature a Judges’ Award and a People’s Choice Award with visitors asked to vote for their favourite piece. One lucky voter will also receive a 6-pack of wines for simply entering their vote. As before, the majority of works will be for sale and last year, three-quarters of the exhibits were sold on the first day. Entries for the exhibition are now open and interested artists and craftspeople can contact the winery directly or download an entry from the winery’s website. Bonking Frog Wines is also excited to announce the release of the 2014 Bonking Frog Foreigner Sparkling Chardonnay, a first for the winery. This new release will be available from April, is available in extremely limited quantities and has been produced using the Méthode Traditionelle process. There’s still time to enjoy one final showing in the Film on the Ferguson series at Ferguson Valley winery, St Aidan. Friday 11th March is the date for the final event with gates opening at 5.30pm. Vines at Willow Bridge Estate 2016 vintage team at Willowbridge Estate insects. Compost made on the property from the winery’s waste products of grape skins and stalks is used on the garden as well as in the vineyard. Heirloom vegetables are planted extensively throughout and the garden is maintained following organic gardening principles. The winery is located near Busselton at 200 Chapman East Road, Chapman Hill. A team from countries as far flung as Holland, Chile and France has been working on the 2016 vintage at Ferguson Valley-based winery, Willow Bridge Estate. Kim Horton, Senior Winemaker recently penned this message. “With harvest underway, Willow Bridge is excited about what the new vintage will bring. It doesn’t seem that long ago that the last Cabernet was pressed for the 2015 vintage on the back of a warm beginning to the season with some late cooling rains. The 2016 vintage has begun with what can only be described as a hot spring, mainly due to a strong El Niño influence, with both October (+1.3 degrees Celsius) and November (+1.5 degrees Celsius) considerably warmer 66 FOOD & WINE

than the previous season. October temperatures generally across the state measured record high average temperatures in many of the grape growing regions. The repercussions have been good with a nice even flowering, providing consistency of fruit through the blocks; however, there were some concerns of a much earlier start to vintage than normal. The 2015 year finished with above average temperatures to start December and, not surprisingly, 2015 was declared the second hottest year for WA on record. Roll on to January and to witness the bushfire to the north of us was devastating, and then to see record rains in the south west within 10 days meant a reassessment of where we were at. The vineyard received 74mm over the four days, proving a test for our vineyard team, however, the fruit has remained pristine and fresh with bird pressure being the only hiccup to the vintage.”
