spring Flair

The latest fashion trends from The Bunbury Life’s resident fashion expert.

Vibrant colours, light silky fabrics and lots of movement – it must be spring! Shake off those heavy winter layers and be inspired by the new season’s most daring and freshest fashion trends. Yellow encapsulates spring. It symbolises energy and happiness and, therefore, is the perfect choice as the colour of the season. Whether canary bright, buttery pale or marigold rich, it will undoubtedly feature strongly having been the colour of choice on the runways of the Resort Collections at Mercedes-Benz Fashion Week. Sugary pastels, good enough to eat, will trend in spring fashion too, such as candy pink, mint green, lemon chiffon, pale coral, taupe or soft hydrangea blue. These icecream, candy shades create a romantic and understated look – perfect for whimsical spring days. In contrast, expect to also see pops of rainbow brights, metallic and iridescent colours as well as, of course, white - quintessential for any fashion season. An element of movement is a must for many of the pieces this spring. Clever modern tailoring has been employed to bring delicate pleats, ruffles, folds and tucks to tops, skirts and dresses to create fluidity and amazingly billowy silhouettes. If there is one on-trend piece to buy this spring, make it a micro-pleated skirt. Most of the hemlines for dresses and skirts will be mid to long, which allows the

fabric so much freedom to flow. As usual, when the weather starts to warm up, there are options to bare a bit of skin and, for spring, it is the turn of the shoulder. There are plenty of off-theshoulder or strapless pieces to choose from, pieces that feature cut-outs or pieces that have open backs – look out for gorgeously dramatic, draped, open backs on dresses. There are also skinny bandeau tops that show off a section of skin and they balance beautifully with loose and voluminous shirts, jackets and pants. Boudoir-esque silk slips, which re-emerged during winter, are now well into their comeback from the 90’s when fashion icons, such as Kate Moss

and Sarah Jessica Parker, wore them with a playful effortless vibe. They are a timeless fashion classic and are to be found in pastels, bright colours or metallic. Team a slip dress with a thin tee underneath or with a bomber jacket thrown over

the shoulders for evenings. Seek out a light bomber in a wonderfully tactile fabric, such as silk, chiffon, satin or gabardine.

order of importance. It may seem overwhelming but by focusing on one job at a time the home will be showready and saleable in no time at all. Start with any repairs that have been put off. Now is the time to get stuck in and get them finished. Typically, it can be the small things that need fixing. Chipped paintwork, damaged walls, leaky taps; buyers will certainly notice if you don’t complete the work. No need to make wholesale changes to cabinetry in kitchens and bathrooms. Instead, focus on fixtures and hardware, such as taps, handles, mirrors, shower heads and towel rails. By simply replacing old for new, the room will feel refreshed and updated without breaking the bank. Remember, when potential buyers walk into a property, they like to feel instantly at home and that they can move straight in. They like to picture themselves living the lifestyle that the house offers so getting rid of clutter and mess is, therefore, key. The earlier this process is started the better and be brutal. Throw out anything that hasn’t been used or worn for over a year and use temporary storage for both bigger

items that clutter or contradict the function of a room and for clothes that are out of season. Next, organise storage so that cupboards and wardrobes look ordered with plenty of space. Consider arranging clothes by colour or type in wardrobes and cupboards – buyers do like to snoop. Clean everywhere, including windows, blinds and shutters, and dry-clean curtains too. When it comes to staging the home, keep in mind the likely type of buyer and tailor the styling accordingly. Remove items that are overly personal, including large family photos and trinkets. Create a homely feel with updated bedlinen, cushions and rugs, and add flowers, mirrors and lamps so that spaces feel brighter and welcoming. Also, don’t forget the outside areas. Make the entrance appealing by painting or staining the front door and by adding planters. Consider creating a new sitting area with a café-style table and chairs. And, if the garage is a dumping ground for toys and outdoor equipment, install storage so that the space is maximised.

HOME SCHOOLING

PART 2

I

n this edition of The Bunbury Life, we talk to Graeme and Joanne Starke of HomeLearn. Based in Bunbury, they also own and operate The Irlen Clinic in Marlston Quay. When did home schooling first gain popularity in WA? Popularity is a relative term, and there is no set beginning for when home schooling actually started. However, the numbers in WA are significant and growing rapidly as they are for all states. There are no current official figures for the number of children choosing to school at home but an ABC article in 2013 quoted figures for metro WA as 962 in 2008 and 1531 in 2012. As a measure of current interest, our Google AdWords figures shows that the number of searches for home school related words are well over 17,000 per month across Australia. Why do parents choose home schooling? In the majority of cases, the primary reasons behind choosing home schooling are due to negative experiences within the school environment for their children.  We answer enquiry calls from parents every working day and the stories we hear are often quite heartbreaking. The main reason for the call is often related to bullying experienced by the child in some form or other. For significant numbers of children, school is actually a daily nightmare, featuring both trauma and a real sense of fear. A reporter writing for The West Australian a couple of years ago was surprised to find that the

majority of home schoolers were actually in city areas and that the number one reason for taking it up was through bullying in school. Another common reason we hear from parents is that their child is having difficulties and they are unable to keep up or get the help they need within the school curriculum. We specialise in supporting these students so perhaps we hear this a lot but it still is a significant reason. A third reason would be because of health issues. Students with health problems may miss large portions of school, leading to a significant interruption in their education programme. Home schooling often has the flexibility to work around this. What are the advantages of home schooling? Learning at home creates an environment free from harassment, an opportunity to work at an individual’s own level and speed, and the ability to offer more flexible learning. We also like to think that good home education encourages students to think outside the box and this, more than anything else, will be what is needed as we move into an increasingly unknown future. Do you see any key developments in home schooling being implemented in the coming years? A number of trends in current schooling have led more and more parents to look for alternatives. Taking into account the issues raised above, it is highly likely that numbers are going to balloon, if not explode. With numbers rising fast, education departments will almost certainly need to tighten up on monitoring. This will mean parents are going to need more help and support with documentation to meet curriculum requirements.

unbury Cathedral Grammar School is a happy and healthy place where students thrive while being encouraged to do their very best. The beautiful bushland campus creates a learning environment that encourages students to be confident in their abilities, inspiring self-belief and optimism. The school has a culture that is open and inclusive, made stronger by the bonds of mutual respect and trust that permeates the whole school community. It is a culture that has been created by sharing, giving and volunteering, and through mixing family and friends throughout different year levels, backgrounds and faiths. The involvement of parents in the Primary School and P&F Association, former students who regularly visit to share to their stories about university with current Year 11 and 12 students together with volunteers who give time to assist the school in a myriad of ways makes the school a wonderful place in which to belong. Whether it is primary or secondary drama students working together to bring their production to life or the many parents and staff members who coach a sporting team, Bunbury Cathedral Grammar School is made stronger by all of the contributions members make. The Chaplain, nurse, counsellors, heads of house, teachers, 22 EDUCATION

staff and parents are all present to regularly interact with students, consistently on hand to watch them flourish. While students benefit from this close-knit community, they are also encouraged to contribute both locally and globally through service and volunteering opportunities. In the primary school, students enjoy regular visits with Bethanie Retirement Village while Grandparents’ Day is a highlight on the calendar. As the only regional Round Square school in Western Australia, secondary students are able to participate in service exchange trips within both Australia and further afield, encouraging a belief that what they do can and does make a difference. House activities also encourage students to get to know and have fun with not only their peers but also with students from a range of year groups. The success of the school is a strong reflection of its community with students, parents and staff working alongside each other with the same goals in mind. WANT TO BE A CHAMPION A R T I S T I C R O L L E R S K AT E R ? By SUSAN BROOKS

I

f you dream of achieving your full potential and achieving real results in your chosen sport, the sport of roller skating is no different to any other. Like any competitive environment, it will all come down to the little things you do, the small choices you make, the way you move your body and the daily commitments you make. These factors will help shape the big results in the future. The first lesson to take on board is that you need to show up. That’s all of you – both your mind and your body. Today, everyone wants to acquire new skills and wants them now. However, remember that nothing happens overnight. Dedication is required to learn and master skills - without distraction. Dedication must, of course, come from the skaters themselves but we find parents that encourage and show an interest in the practice routines and training greatly help to install the required disciplines in their children. From a coach’s perspective, we encourage our skaters to go through the process of practice so that they learn it for themselves. Self-learning and discovery provide an amazing sense of self-esteem in any skater, and the sport is also a great way of improving physical movement, one-on-one communication and confidence within a group situation. Here are my 5 tips on how to become a successful artistic roller skater:1. Turn up consistently and commit the time. 2. Question whether you have the flexibility, strength, and stability for a particular skill. If not, how do you go about developing it? 3. Question whether you have enough understanding to follow through on the stages you are learning. Do you understand how various steps link together or do you need more lessons? If so, seek out a class where someone clearly explains this process. 4. Ensure you are always revisiting the learning process. Physical bodies require repetition, so are you practising this often enough for it to flow and become Susan Brooks is Head Coach and the owner of The Rink, Bunbury, located at Gibbons Road, Davenport. For further information on current programmes, call 9725 6999 or visit www.therink.com.au 24 SPORT & RECREATION

natural? For skaters, this can be done both on and off skates - there is always something new to discover. 5. Finally, do you have a regular measurement process in place or even a coach? If not, look for someone with the ability to take you to the next stage. Putting your trust in a coach is a key step in the process. A coach is a technician who has a different perspective; a coach can see what you can’t. A good coach will become a friend who will stand by your side, cheering you on and celebrating successes. They will also break down weaknesses and point out where you need to improve. While they can’t do it for you, they will provide all the required knowledge while pointing you in the right direction. They will also be someone who cares deeply about you and your wellbeing, highly skilled with the tools to help guide you at the moment you most need it. The right coach should also be someone who is highly qualified with strong accreditations, a strong track record and respect for others. At the Rink, we have 35 hours a week of artistic skating plus off skate fitness classes in Yoga, Pilates, TRX and Trigger Point, and Learn to Skate Classes. Whether your goal is to become a champion skater or just a better version of yourself, we welcome you.

BUNBURY TROTTING CLUB

L

ocated at Donaldson Park Harness Racing Complex, Milligan Street, Bunbury Trotting Club is one of WA’s premier regional harness clubs with racing on the site dating back over 60 years. In addition to hosting over 30 race meetings each year, the club also features impressive modern facilities able to cater for crowds of up to 5,000 or more along with a recently opened restaurant. Formed by a group of six enthusiasts, racing at Bunbury Trotting Club was first held in December 1951 with the first meeting consisting of a six race programme with prize money of 60 pounds a race. Over the years, the club has benefitted from a number of improvements, including, in 2001, a $1.36m redevelopment that involved the laying of a new track designed around one of the world’s best known harness tracks, the Solvalla in Stockholm, Sweden. The Bunbury track is one of the fastest harness tracks in Australia. With race meetings held predominantly on Saturday evenings, the highlight of the year is the Bunbury Pacing Cup, held this year on Saturday, 12th November, along with a popular race night on New Year’s Eve, which includes children’s activities and a fireworks display. Other notable events include the Manea Classic and the Battle of Bunbury, and races are broadcast live on Foxtel across Australia. The club is also home to some outstanding facilities, including Maneas, the club’s recently opened

restaurant, and a spectacular outdoor viewing deck for racegoers. With catering available during all race meetings, catering can also be provided for both private and corporate functions for up to 200 people in the members’ lounge and 200 guests in the fully licensed restaurant. The extensive grassed area in front of the members’ lounge also offers a safe play area for children during meetings. Horse owners and enthusiasts have also benefitted from the gradual upgrade of facilities. The club now boasts a fully fenced float area for safe loading and unloading, 120 all-weather stalls, a bitumen parade area, four wash down bays, two swab boxes and extensive changing facilities. With a full programme of elite trotting events and featuring state-of-the-art, family-friendly facilities, Bunbury Trotting Club offers visitors access to a fastpaced, exciting sport guaranteed to entertain both enthusiasts and novices alike. Membership to the club offers up to two guest passes per meeting and voting rights as well as access to prime viewing areas during all events. Alternatively, admission for non-members is just $5 with children under 16 free.

Indoor Cricket at B u n b u r y C r i c k e t C e n t r e

I

n an attempt to keep keen cricketers involved in the sport during the winter months, the first properly organised version of indoor cricket began in the UK in the early 1970’s. Various six-a-side leagues were formed with a first national competition held in 1976. However, the sport played today is more akin to a different version of the sport developed in Perth in the late

28 SPORT & RECREATION

1970’s. Within a matter of years, this newly-devised eight-a-side game had its own national franchise, Indoor Cricket Arenas (ICA), and an estimated 200,000 registered players in Australia alone. Although sharing many basic rules with the outdoor version of the game, indoor cricket has a number of significant differences. Teams are made up of eight (occasionally six) players and games are 32 overs long with each team batting for one 16 over innings and bowling for one 16 over innings. An over consists of 6 deliveries, a batting pair bats together for 4 overs and bowlers cannot bowl consecutive overs during the innings. Played within a netted area, to score a run both batters have to run the length of the pitch and make their ground, and bonus runs are achieved by hitting the ball into the perimeter netting. Scoring is as follows:- Zone A (front net) - 0 runs, Zone B

(side net) - 1 run, Zone C (side net) - 2 runs, Zone D (back net) - 4 runs on bounce, Zone D (back net) - 6 runs on full , Zone B or C onto Zone D - 3 runs. The dismissal of a batsman results in a 5 run penalty to the batting team. Today, the sport has grown to such an extent that there are now test matches played between international teams, the first game of which was between Australia and New Zealand in 1985. Test matches are predominantly played in a series between two or four nations and there are also international competitions for juniors and masters age groups. The Indoor Cricket World Cup was first held in England in 1995 and has been held every two or three years since. This competition, which usually features men’s, women’s, juniors and masters competitions, has been dominated by Australia, who has won every single event since the competition’s inception. In Bunbury, indoor cricket is played at Bunbury Cricket Centre on all weekday nights under the supervision of experienced and knowledgeable umpires. Games run for 75 minutes with three start times at 6pm, 7.15pm and 8.30pm, Monday and Tuesday nights feature an 8-a-side competition and on Wednesday, teams of 6-a-side compete. Friday night is set aside for junior cricket with games running for 60 minutes and start times at 4.30pm, 5.30pm and 6.30pm. Two seasons run during the year with the summer competition starting early October and the winter competition early April. The centre also offers net hire for local clubs, coaching from ACB accredited coaches from $40 an hour, and bowling machine hire from $30 an hour. The centre’s cricket store, also offering online sales, is home to an extensive range of the very latest equipment from the sport’s leading brands. Exercise for Seniors It has long been known that regular exercise is important for seniors as it improves muscle tone, increases strength, assists with weight loss and increases flexibility. But what about the many other benefits exercise has to offer? Regular exercise can greatly assist in improving health, helping to reduce the risk of heart disease and hypertension, whereas cardiovascular (or cardio) exercise strengthens the heart muscles and makes it easier for blood to flow efficiently around the body. This reduces the risk of blockages that can lead to heart attacks or strokes. Better blood flow also helps to improve pain management, keep blood pressure more regular and enables lungs to function more efficiently. Maintaining a regular exercise routine can also improve mobility, which can give added confidence to participate in certain social functions that might otherwise have been avoided. Improving muscle tone and muscular strength has the hidden benefit of improving balance and postural awareness, which can, in turn, reduce the risk of falls. We often hear about the importance of cholesterol levels but remember, there is good cholesterol as well as bad cholesterol. The good cholesterol, High Density Lipoprotein (HDL), is increased during exercise whereas, in turn, the bad cholesterol, Low Density Lipoprotein (LDL), is decreased during exercise. Exercise for seniors can also provide a sense of belonging to a likeminded community. An example of this is the Leschenault Leisure Centre’s Living Legends group, who train together three times a week with a highly qualified and experienced personal trainer. There’s no excuse not to exercise when you can improve your health and make some friends along the way! roducing close to twenty different craft across five separate model ranges, Melbourne-based Bar Crusher Boats continues to expand its impressive offering. With a choice of vessels ranging from cuddy cabin to rear, centre and side console, and from hard top to hard top pilothouse boats, these impeccably constructed aluminium fishing boats have become a must-purchase for the serious fisho. One of five craft in the Hard Top Series, the recently released 670HT sits between its two larger and two smaller siblings with an overall length of 6.7 metres and beam of 2.35 metres. Much like the rest of the range, this ultra-tough sports fisher is designed to handle all kinds of rough stuff out on the water, ensuring a quick and safe passage on those offshore fishing trips. With its toughened safety glass windscreen and all-weather hard top, it offers complete protection from the elements. Referred to by Bar Crusher themselves as a ‘fishing weapon’, this is one formidable craft. Constructed from heavy-duty, marine grade plate aluminium, the 670HT features Bar Crusher’s renowned Waveslicer® Hull, a deep v-hull designed to smoothly slice through the chop, together with the Rigideck® sub-floor system, recognised as one of the toughest hull building systems available. The hull also uses Quickflow®, an innovative water ballast system

designed to provide superior stability at rest. With its hard top configuration and fold-away rear bench there’s a huge cockpit fishing area ready to be enjoyed and, as expected for a Bar Crusher, plenty of well thought out features and equipment as standard. These include a step-through transom, marlin board with berley bucket, rod holders, plumbed live-bait tank and in-floor fish storage tank while standard equipment includes a rocket launcher, hydraulic steering and dual battery system. The helm, with its unobstructed 360˚ views, also features deluxe seating mounted on top of heavy duty seat boxes, and a flexible helm station has plenty of room for the latest high-tech marine electronics. Rated to carry up to a 200hp outboard and with a 190L fuel capacity giving plenty of range, it’s a perfect boat for overnight fishing trips - made all the more appealing by generous cabin space and clever bunk arrangement. Factory-packaged on a custom-designed trailer, Bar Crusher’s innovative Bar Catch™ system also allows for easy launching and retrieving. Lexus RX450h Head turning looks, heart stopping performance

L

aunched earlier this year, a little over twelve months after the successful launch of Lexus mid-sized SUV, the NX, the introduction of the new fourth generation RX was always going to be a much anticipated event. Ever since its arrival on these shores over 10 years ago, the RX has struck a strong chord with Australian buyers with the luxury SUV accounting for almost 40% of all Lexus sales. Not surprising perhaps as it’s also the biggest selling Lexus in the Japanese car manufacturer’s history. No pressure, then! Now with three different models in the line-up, the RX200t, RX350 and RX450h, both the RX350 and RX450h are available in Luxury, F Sport or Sports Luxury modes. With a longer wheelbase, a more aggressive front grille and 20 inch alloys as standard, the new RX is larger, more spacious inside and, with its distinctive front end and slim cat-like headlights, it sports a striking look. Pitching itself more firmly in the large luxury SUV camp, the new RX is taking the likes of the Audi Q7, Mercedes-Benz GLE and BMW X5 head on. The pick of the range is the RX450h and, much to our excitement, we recently got to take the RX450h Sports Luxury for a spin. This super-luxurious SUV with its sumptuous leather interior and bamboo-style interior trim builds on the ground-breaking technology first seen a decade ago in the second generation RX400h. Back then, this was the world’s first hybrid luxury SUV and all variants in the new RX450 range come with Lexus Hybrid Drive (LHD) as standard. Combining a petrol engine and an electric motor, its 3.5 litre V6 delivers intoxicating performance coupled with impressive economy. Agile and nimble on the city roads, we, more than once, slipped it into Sports + mode where

34 ON THE ROAD

its responsive throttle, thanks to the available torque on tap, allowed us to carve through the rush-hour traffic. Delivering 193kW of power at 6000rpm and 335Nm at 4600rpm, there’s enough grunt here to satisfy even the most demanding of performance junkies. The RX brand has always been renowned for its luxurious touches and market-leading technologies and the new RX450h brings whole new levels of comfort. With its opulent cabin and whisper-quiet ride, it offers a super-refined driving experience and the large dashmounted display screen, including satellite navigation and 360 degree cameras, and 15-speaker audio system all controlled by the trademark mouse-style pad on

“... the attention to detail and quality of build remain outstanding ...

the centre console further enhance the overriding feel of sophistication. The list of standard equipment is as long as the proverbial arm and highlights include a panoramic glass roof, heated and ventilated front seats, smart entry and start, powered boot with auto sensor and rain sensing wipers. The RX450h Sports Luxury also gets 14-way powered front seats with memory, heated rear seats and 60/40 folding rear seats. The list is, quite simply, endless! Safety features also abound and key features include the Pre-Collision Safety System, designed to protect occupants in the case of an accident, Active Cruise Control, which judges the speed and distance of other

vehicles on the road and adjusts speed accordingly, and Blind Spot Monitor to assist when changing lanes. BiLED headlamps automatically switch between high and low beam to aid night time visibility and LED daytime running lights ensure the car is easily seen by other road users. For an SUV that has consistently appealed to the most discerning of buyers, the all new RX has not only lived up to its lofty reputation, it has surpassed it. More luxurious and powerful than ever, the attention to detail and quality of build remain outstanding. Yet, despite all this, the Lexus RX still has a lower starting price than all of its major competitors listed above. Not only is it a dream to drive, it is seriously good value for money. For further information on the Lexus RX450h, contact Lexus of Perth on 9340 9000 or visit the showroom at 359 Scarborough Beach Road, Osborne Park. Price from $99,287.80 drive away. ON THE ROAD 35

Triumph Tiger Sport

New lease of life for classy adventure-tourer

P

art of a model range that includes iconic brands, such as the Daytona, Bonneville and Thunderbird, it’s fair to say that the Triumph Tiger Sport has at times been somewhat left in the shadows by its more recognisable siblings. However, the release of the all-new 2016 Triumph Tiger Sport heralds a new era for this stylish adventuretourer. With no less than 104 claimed changes made to the bike, the comprehensive makeover has given this versatile model not only added muscle but an impressive array of new features. Oh, and it’s a Triumph so it looks pretty cool too! Let’s start with the engine. Featuring the updated 1050CC, liquid-cooled, 12-valve, DOHC, threecylinder engine from the Triumph Speed Triple with its completely revised combustion chamber, both performance and fuel consumption have been seriously improved. Delivering 93kW of power @9475rpm and 106Nm of torque @7000rpm, the bike also features a new rideby-wire throttle system. The result is instant throttle response throughout its range to allow maximum enjoyment across all types of terrain. Fuel economy has also been improved by

a claimed 8 per cent over the previous model to 5.2L per 100kms. The ride-by-wire throttle has also allowed the inclusion of three different rider modes. Available to be ridden in Rain, Road or Sport mode, the Tiger Sport also features ABS, multi-level traction control and cruise control as standard. Plus, safety features have also been improved by adding a slip-assist clutch to help avoid the rear-wheel locking up during aggressive downshifting. Available with subtle matte black styling and neon yellow detailing or in striking aluminium silver with red detailing, the Tiger Sport looks the part whether on or off road. Riders will love the new levels of sophistication, including the easy-grip foot-pegs, tinted one-hand adjustable screen, new engine covers and mirrors, and the rear wheel spindle finisher as standard Whether riders are twoup touring or simply commuting to work, this is a bike that more than satisfies all requirements. Forget the shrinking violet tag; the Tiger Sport is set to cause quite a stir.

Successful Property Investment C r e at e t h e v i s i o n By Theo Krinos

P

roperty investment continues to be a popular wealth strategy for many hardworking Australians but for many, the dream is being regularly compromised by one key issue. The problem - too much shortterm thinking. Australians regularly allow all manner of different distractions to interfere with clear decision making. The movement of interest rates, world economic news, elections – any excuse will do. Whereas any successful property investor worth his salt will simply brush off such background noise and carry on regardless. For a good example of shorttermism, take the recent Federal Election. Many businesses that service the real estate industry reported a significant slowdown in activity once the polling date was announced. The unusually long campaign followed by an uncertain result being the key factors behind this. However, in reality nothing about an election or a change of government changes the underlying fundamentals in the market. Even the prospect of a Labour government abolishing negative gearing is unlikely to

have had significant long term effects with investors simply adjusting strategies and areas in which to invest. The problem is that far too many investors make decisions based on the present while being influenced by the past. The smart investors, however, are firmly focused on the future. It’s important not to be put off by a market with a poor track record. Sydney, for example, had achieved little growth in the previous 10 years prior to the start of its rise in 2013. It’s also important not to panic in a downturn. It’s a natural reaction to feel a sense of foreboding after spending big on an investment only to see it perform poorly. However, remember that real estate should always be seen as a long term investment and every market, no matter its location, goes through down periods. All markets have peaks and troughs. To be a successful property investor, it is vital to tune into the events and circumstances that dictate future patterns. Don’t allow the present and the past to discourage brave decision making and don’t allow media reports to shape strategy. By the time the media highlights price rises in a market, the rise has more often than not been underway for 12 months or so and much of the price growth will have already been experienced.

Property MANAGEMENT

G

with Kelsie Rodwell

one are the days when property management was just about collecting the rent money and managing maintenance issues. Today, successful property managers are well trained industry leaders and highly skilled individuals that are able to effectively manage your most valuable asset while protecting the return on your investment. Selecting the ideal property manager is not a decision that should be taken lightly. So, what should you be looking for when choosing the right property manager to manage your property? Here are a few attributes you may wish to consider ‌

Trust

Never underestimate your intuition when it comes to trust and how you feel that instant connection when you meet in person or connect over the phone with your future property manager. What I find important is ascertaining their reliability, respect and empathy they will have when communicating with you and the level of professionalism they will conduct with you and others associated with your property.

Protecting My Asset

Renting out your most valuable asset can be a nervous time. If you have had a bad experience with another agent or as a private landlord, there is always a silver lining when you find the right property manager who cares for the property. For example, the due diligence process for choosing the right tenant is always the most important step when making sure a property is well managed and good property managers know this is crucial for successfully managing investment properties.

Experience

Property management is an industry that cannot be learnt directly from a text book. I find a successful

42 PROPERTY & FINANCE

property manager will have extensive experience in dealing with complex issues on a daily basis. They will know how to handle conflict and how to effectively communicate with their clients to ensure best possible outcomes for all involved. Look for an expert in the field who has demonstrated longevity within the role with their company. This proves they have a passion for property and for the company they work for.

Market Knowledge

An expert property manager will know the industry and their agency’s statistics on demand on any properties that have recently leased, including days on the market and average vacancy rates. This information will prove they are market leaders and are highly familiar with their territory when it comes to leasing or potential vacant properties.

Care

A caring, passionate and driven property manager is much more likely to go above and beyond the call of duty. They will ensure things run smoothly and will always have your best intentions in mind. They will care about your needs and the best possible outcome for investors. They will build a working relationship with you and partner with you on anything property management related. This is so important and I truly believe that this is a key value you should always look for. At Elders Bunbury, we have strong values, proven service delivery and believe we are the leaders in the South West when assisting investors with their property needs. Our team specialises in property management as well as residential and rural sales. Call to discuss your property strategies today. I look forward to connecting!

Embrace The Change By Phil Di Candilo

T

here is an old saying, “If you always do what you have always done you will always get what you have always got.” However, in this fast-paced technological world, it’s important to remind ourselves that, from time to time, we do need to change the way we do things in order to benefit from the new technology on offer. And now, thanks to all this new technology, even dealing with the ATO has become simpler. Thanks to a series of new online tools, tax compliance with the ATO is now a much more straightforward process. Incidentally, by compliance, I am of course referring to BAS, PAYG, Super-Stream and income tax lodgements. With the use of this new technology streamlining tax compliance has now become quicker and simpler leaving business owners more time to focus on the business itself. Taking care of the numbers has become immeasurably easier. It’s no secret times are tough yet it’s still possible to be successful providing the right decisions are made at the right time. Once the hard work has been done

coding and reconciling the numbers, the challenge is to review the numbers to accurately analyse the business. This will give a clear insight into which parts of the business are operating successfully and which parts are not. Action can then be taken to rectify the situation. The banks have recognised that the history of a business is by no means a measure of its future success, and now, when conducting reviews, they are seeking current year financials and even BAS returns for the most recent period. This is where a business owner can benefit greatly from the help of a financial professional that embraces the latest reporting technology. They can gain ready access to information on a timely basis and can identify trends in the business using some simple online tools. A financial professional can also cast a fresh pair of eyes over a business and may be able to identify a better way of doing things. A few slight changes to the way things have been done can make all the difference. Business owners can often be blind to the subtle changes that are required to turn things around. Instigating a few subtle tweaks and leveraging off strengths will help get businesses through tough times. These businesses will then be better prepared for a return of confidence and a share in the successes of a recovering market. In the meantime, take stock, consolidate your finances and maybe get that second opinion on your financial health. Use the technology available.

BY GET YOUR APP

I

n this issue, Craig and Isabel Gee, Project Managers at new Bunbury-based business Get Your App, explain what’s involved in creating an app. It’s simpler than you think. Our app development programmes are separated into two categories - tailored apps and custom apps.

Ta i l o r e d a p p s

We have a pipeline in place for businesses to create affordable powerful solutions with their very own branded engaging app. Our process is divided into three steps and fast tracked to produce a quality app at a fraction of the cost and time of developing a typical app. Step 1 Planning and analysis - an outline of the features is drafted. Step 2 Design and development – next it is branded and tailored to suit before it is published into the digital world. Step 3 Service and management – receive ongoing support, hosting and maintenance by our specialist team.

Custom apps

Here we guide you through a more in-depth process to bring your unique idea to fruition. Step 1 Planning and analysis – we draft an outline of the scope of work and goals. Step 2 Design and prototyping – this is when the idea starts to take shape. Step 3 Development and testing - we take care of the boring bits and bring your idea to life. Step 4 User testing - feedback and engagement make this an important step. Step 5 Deployment - your app is launched into the market! Step 6 Service and management - ongoing support, hosting, updates and maintenance from our team.

So which app do you need?

Tailored apps have a multitude of uses for business, retail, tourism, hospitality and 48 BUSINESS

any service based business. For example, a café or restaurant can choose features, such as digital coupons or loyalty cards, and deliver push-through notifications of specials directly to their customers. In-app ordering or table bookings, together with many other features, are also possible. Beauty salons and even auto service businesses can also choose the above features or additional features, such as appointment reminders or appointment booking reminders. Custom app uses are limitless! From games, education and business tools to communication platforms. They can be an extension of your current business, a new idea or any new app function that you can think of. The next big thing is, of course, just a humble concept today. So, if you own a business looking to boost sales and loyalty, engagement and communication with customers, or wish to streamline and increase productivity we can provide affordable and powerful solutions with our range of apps. oundation - it’s the essential product for helping us to look at our very best. It evens out skin tone, adds radiance and even nourishes and protects the skin. It’s a beauty mainstay and, this season, it has been reinvented. For spring, the top skin trend is all about looking flawlessly natural and nude. But this doesn’t mean going bare as the right preparation and the right foundation product can easily achieve this fresh, on-trend ‘no makeup’ look. Begin by ensuring that your moisturiser is suitable for both your skin type and the current season. Warmer weather and more exposure to the sun may mean that a favourite product used in cooler months is no longer appropriate. Next, use a primer to help create a velvety smooth base for the foundation. It will make pores appear smaller, make fine lines less noticeable, reduce redness and help makeup to stay on for longer. Beautiful new foundation products for spring’s natural look include a brand new offering from Estée Lauder. The brand has added to its Double Wear range and created Double Wear Nude Cushion Stick Radiant Makeup, which comes in 16 different shades. The simple stick design enables it to be both a blending tool

as well as a foundation. Use the cushion to gently dot the foundation onto your face and then gently blend it out. As a finishing touch, use your fingertips to lightly smooth the foundation where needed. The result is a sheer radiant look, with a weightless feel and a long 8 hour wear. For medium coverage, just add more product. Chubby in the Nude from Clinique is a foundation stick available in 10 shades. The stick enables the foundation to be applied quickly for that sought after, sheer, no-makeup look. It blends easily and can also be built up for more coverage - still with a natural finish. Chubby in the Nude is wonderfully creamy and moisturising as well as oil-free but its extra special point of difference is how portable it is. The stick is amazingly easy to use on-the-go, so touch-ups are no problem. Moderate coverage can also be built up for an event later in the day. The ‘no makeup’ look is a refreshingly radiant trend that is here to stay. Speak to a skincare professional and try out one of the new nude foundation products – go as bare as you dare!

Outer Beauty: A Reflection o f I n n e r H e a lt h

A m u lt i - d i s c i p l i n a r y approach to anti-ageing By Jeanette Elliott

W

ith Australia’s ageing population becoming increasingly focused on not only feeling good but looking good, it is now more vital than ever that health professionals, including skin care professionals, remain at the forefront of preventative, integrative and antiageing medicine. To this end, I recently attended the 10th Annual A5M Anti-Ageing and Aesthetic Medicine Conference held in Melbourne. Dedicated to advancing longevity science, medicine and technology to detect, prevent, and treat ageing-related diseases, A5M also promotes research into methods that slow the human ageing process and promote wellness into older age. This three day conference, which featured a number of different workshops, was delivered by both medical and nonmedical experts who specialised in areas that include integrated medicine, aesthetic medicine, medical sciences and allied health sciences. Discussions focused on:• How to incorporate healthy ageing into aesthetic and cosmetic treatments and protocols • The theories of ageing and their impact on the skin and appearance • The role of hormones, detoxification, nutrition, lifestyle, stress, metabolic disorders and chronic diseases in aesthetic medicine It was agreed that skin ageing is a natural process that may be aggravated by environmental factors, lifestyle and poor nutrition. It was also noted that the links between healthy lifestyle and healthy ageing, as well as internal and external health, are well established and increasingly researched in the scientific world. Further discussions focused on the fact that traditional skincare strategies are concerned with only three elements; getting rid of dead skin, increasing cell turnover and building collagen structure. The belief is that these strategies have the potential to drive greater wellbeing when the nutritional depletion, hormonal imbalances, stress and lifestyle factors that cause these symptoms are considered and treated. Recognising and treating metabolic imbalance, 52 HEALTH & BEAUTY

nutritional depletion and oxidative stress can have a major positive effect on a patient’s aesthetic appearance and wellbeing. So, analysing traditional skincare strategies, recognising the aesthetic signs and symptoms of metabolic imbalance and asking the right questions to discover nutritional depletion are critical elements that doctors, cosmetic surgeons and all allied health professionals need to focus on. This will provide patients with a deeper wellbeing, leaving them looking good and feeling good. Following these five pillars of anti-ageing is recommended:• Take regular aerobic exercise • Consider your diet and nutrition levels – What we eat and how much we consume influence how long and how well we live • Lead a relaxed healthy lifestyle • Take supplements – These provide nutritional building blocks required by the body for optimal functioning and give protection against free radical attacks caused by poor dietary habits, lifestyle and environmental pollution • Hormones – Hormone therapy has shifted the ageing paradigm Jeanette Elliott is a dermal clinician who has many years’ experience in helping patients to understand their skin and the conditions that may affect it, providing realistic expectations of the results that can be achieved. POLLEN ALLERGIES IN DOGSS

T R E AT I N G I T C H Y DOG SEASON

D

BY DR BRADEN COLLINS

oes your dog get ear infections, lick its paws, or get an itchy belly each spring or summer? Does it develop a bad smell or drive you mad scratching? Well, if the answer is yes to some or all of the above, the chances

are your dog has a pollen allergy. Unlike humans who get hay fever from pollen allergies, dogs tend to get skin problems and the classic areas affected are the ears, paws, belly and armpits. Originally, it was thought that pollen allergies worked systemically. That is, the pollen would be inhaled, get absorbed into the blood stream and then cause skin problems. We now believe that pollen causes issues by simply landing directly on the skin. This explains why the areas most commonly affected are the hairless areas of the body. When it comes to treating the problem, the process is much the same as that undertaken by an asthmatic in order to manage their conditions, i.e. treat flare-ups and look for longer term control.

T r e at i n g f l a r e - u p s

Secondary infections are a regular occurrence with these skin conditions as the pollen allergy creates both heat and moisture in the skin - a perfect environment for yeast and bacteria. Therefore, it is important to quickly treat the infections as this is where a lot of the itchiness comes from. To do this, we generally use medicated shampoos or antibiotics. We also need to settle down the itching and, traditionally, this has been through the use of steroids. In most cases, these drugs are well tolerated and very effective, however, occasionally, we do see side-effects. To combat this, we have introduced a new medication, which is extremely effective at quickly reducing the itchiness, avoiding many of the side-effects

associated with steroids. We highly recommend asking your vet about this new treatment.

Longer term control

Longer term treatments are often started at the same time as a flare-up is treated, as many of the treatments can take some time to work. Controlling fleas and anything else that may contribute to skin irritation is imperative, and we recommend a product called Bravecto as this covers the dog for three months and can’t be washed off. We also try to improve the oil

balances in the skin as we find most dogs with allergic skin disease have a defective oil barrier in their skin. This means a greater amount of pollen contacts directly with the skin, which, in turn, makes the problem worse. We use a zinc and fatty acid supplement, which is added to the dog’s food on a daily basis. Weekly bathing is also recommended. Depending on the dog’s skin condition, this may include a medicated shampoo or an oatmeal based shampoo. This helps control infections in the dog’s skin as well as washing away pollen particles. We recommend following up with an oatmeal based conditioner, which is not rinsed off. Antihistamines may also be useful although we find they can be a bit hit and miss with each product only

working in around 30 per cent of cases. Talk to your vet about which ones are worth trying. Desensitisation can also be used. After determining which pollens the dog is allergic to, a series of injections are given containing very small amounts of the allergen. Over time, the dog’s immune system gets used to the pollen and stops overreacting. To develop a plan normally requires several visits. We initially control flare-ups and then start some longer term management. We then fine-tune things as we see the response. Skin conditions can be frustrating to manage but by working closely with your vet, a great deal can be done to keep the pet comfortable.

Restaurant Review

THai korat

is is now four years since thai korat opened its doors on Victoria Street so, being more than partial to the delights of Thai cuisine at The Bunbury Life, we thought it was high time we paid this popular restaurant a visit. Arriving for lunch on a Friday, the restaurant was soon bustling with its usual mix of friends enjoying lunch and business people relaxing at the end of a busy week. Even with its larger than average interior, familyowned Thai Korat still manages to provide a warm and welcoming atmosphere, with the ambience of the restaurant enhanced by the lively open kitchen and view of the chefs busily working away. So, to the starters and there’s no better way to get a taste of the flavours on offer here than by ordering up

the Mixed Entrée. This generously-sized starter was served with a spring roll, satay chicken stick, curry puff and vegetable money bag together with a delicious satay dipping sauce and sweet chilli dipping sauce. A great choice but we weren’t done yet as we were also drawn towards the classic entrée dish, Thai Fish Cakes. Again, served with a sweet chilli dipping sauce, these delicious delicacies are a must-try. Excellent! For the main, we had a somewhat more complicated choice. The extensive menu at Thai Korat really does offer a myriad of choices. Choose from soups, noodle dishes, curries, stir fries or warm salads with all lunchtime meals served with either steamed or fried rice. Tempted by the range of curries on offer and also by the fabulous sounding soups, in the end, we decided to order up another classic Thai dish, Pad Thai, which according to chef, Robert, is currently the most popular dish on the lunchtime menu. Our choice was the Seafood Pad Thai and the combination of prawns, calamari, noodles, bean sprouts, red capsicum and crushed nuts in the tamarind-infused sauce was simply divine. Fresh and bursting with flavour, it’s no surprise the dish continues to be a huge favourite amongst diners. Catering for all dietary requirements (gluten-free, MSG-free, chilli-free), and all tastes (the strength of chilli in each dish can be adjusted to suit), this family-friendly restaurant offers something for everyone. It’s also a great place to bring the kids for an introduction to the pleasures of Thai cuisine and its flavours. With its mouth-watering food, courteous, hospitable staff and convivial ambience, it’s no wonder Thai Korat continues to thrive. GOING APP By ANNIE MALONE

NATURAL TEMPTATION CAFé HAS GONE APP! Yes, the café that discourages the use of mobile phones while waiting at the counter, the café that doesn’t provide free Wi-Fi because it believes the food experience shouldn’t be distracted by radio waves and the café that still writes its orders on recycled scrap paper! So what’s our excuse? Well, keeping up with interactive technology and trends, engaging and connecting with customers through the ether now spells out…get your own “application programme” AKA app. In a medical context, the word ether had something to do with anaesthesia. In Greek mythology, ether relates to the air. Skip a few centuries and we have radio waves travelling through the air and the next minute film through a box, something called the internet, mobile phones and ordering online. Next, every self-respecting service business will have an app. It’s like being anaesthetised into accepting the way of the future, unconsciously being seduced while on the marketing operating table. Carry our app in your handbag or pocket. Check out our menu and daily goings-on, see what’s just come out of the oven, salivate, scroll, tick some boxes, insert your credit card number, hit the send button and bingo, lunch is ordered without even stepping into the café. But don’t worry, we haven’t completely sold out our ethical soul. We won’t give you the delivery or drive through option. You will still have to get on your bike and pick up your order. Some things we make you do yourself for your own good health! Plus, we would also like you to experience the pleasures of a proper conversation with a real Natural Temptress who knows your name, mainly because it’s on your order…. unless you gave a false name just for fun and used someone else’s credit card. Also, the quality of our natural healthy food will still be as good as it was pre-app days because quality ingredients and great taste have always been our claim Annie Malone is the proprietor of The Natural Temptation Café, 47 Stephen Street. 58 FOOD & WINE

to fame. Not photo-shopped, pretty food and fancy marketing words. I’m a master at putting up unfocused food pics straight from the kitchen work bench without ever feeling the need to crop and edit. Our big challenge with following trends will be to keep it real. I’m sure we will get the odd order of regular latte double shot, half almond milk, quarter soy milk and quarter coconut milk, Vege Lasagne, not the corner piece, please, 2 scoops of salad, sprouty broccoli, not too much mushroom if you can help it and Greek salad with fetta no olives, easy on the cucumber if you can and a slice of your special gluten free daily cake….biggest piece, please. Oh hang on, that’s a fairly typical order for us! We already indulge our customers’ individual likes and dislikes. But if the order adds… “could you deliver to the long table behind the red wall (in the café)”, now hang on guys. That’s just taking the app thing too far. Come out of the ether, get yourself up to the counter and stop playing with your phones or we’ll send a Pokémon to slap you back to reality. We promise to go app as naturally as we can!

elcome to our latest update on the news and happenings around the Geographe wine region. The 2016 Liquor Barons Geographe and WA Alternative Varieties Wine Show will be held on the 21st and 22nd September with the show culminating in a Gala Award Dinner on the evening of 22nd at Bunbury Regional Entertainment Centre. Once again, the show will not only provide an opportunity for local producers to showcase their wines but will also offer the chance for wines produced from alternative grape varieties within Western Australia to enter. The judging panel is again headed up by experienced wine judge Jane Faulkner. Jane is one of Australia’s leading writers on all things grape-related, having worked across radio, television and print. She has also chaired several shows, including the Qantas Wine Show of Australia and the Australian Alternative Varieties Wine Show. Jane will also be running two master classes 60 FOOD & WINE

this year, one of which will be discovering what’s new in the world of Chardonnay and the second will focus on lesser known Italian varieties. Both of these events will be open to the public with tickets available from the show’s website. Joining Jane on the judging panel is one of Australia’s leading Sommeliers, Dan Wegener, and Julian Langworthy, Chief Winemaker at the Fogarty Group. Both bring a wealth of knowledge and experience to the task in hand. Donnybrook winery Barton Jones is pleased to announce both the release of a new wine and the staging of a new exhibition. The new wine, the 2016 Rosé, is now available and its dry style will make it a great food wine. Fresh from a recent successful exhibition at ArtGeo Gallery Busselton, artist Chris Williamson will be showcasing selected works at the winery’s cellar door. GEOGRAPHE DELIGHTS B y J a k e At k i n s o n

Having had the pleasure of working with a range of producers throughout the Geographe region, I fortunately have had the chance to sample many different wines while gaining a better understanding of the effect of microclimatic influences within a small geographical zone. In particular, it’s the Ferguson Valley that showcases these different micro-climatic zones with the more exposed vineyards at the top of the valley, allowing plantings of Mediterranean sun-loving varieties, such as Mourvedre, Grenache and Fiano. Deeper into the valley, where it is noticeably cooler and where there is slightly less daily sun, varieties that thrive in cool climates, such as Riesling, Gamay and Chardonnay, produce wines of significantly different nuances with slightly higher acidity and leaner flavours. I had great fun looking at two varieties of Sauvignon Blanc from Talisman Wines, a winery situated deep in the valley out “Gnomesville” way. Both were from 2014, however, one was produced in stainless steel vats and the other in oak barrel. The first (in stainless steel) showcased a collection of fresh lean aromatics; grapefruit, paw paw and grass clippings. The palate was fresh with a bright racy Granny Smith applestyle acidity, light but with attractive citric notes. However, the exact same wine aged in oak (labelled as Fumé) was an Green Door Wines 2015 Fiano

entirely different wine. The aromas were much more restrained with a broader collection of smells; bacon fat, nettles and guava and a supple, yet not overworked palate of freshly picked nectarines. It had a smooth creamy texture in the mid palate with a fresh and accessible level of acidity.

Recently, I have been fortunate enough to take a look at the 2016 Green Door Fiano. This wine is only produced in tiny batches so getting a bottle was a privilege in itself! Green Door Wines’ vineyard sits high above the Dardanup flats on a westerly facing slope with a breathtaking view over Bunbury and then out to Geographe Bay. The Fiano loves this kind of environment and was already showing minerality of quartz and aromas of bees wax and honey dew melon. The palate was still quite tight but this is to be expected of a wine so fresh into bottle. After some time and aeration, flavoursome apricot notes were revealed and a spice hit of caraway seeds. A lime acid backbone ran throughout the wine although after some air time this dissipated enough for broader more textural elements of the wine to come forward. This is a fun wine that is well worth sourcing, if you are lucky enough to get your hands on a bottle! Jake Atkinson is Sommelier at Mojo's Restaurant, Victoria Street, Bunbury.

Kaya

Ochre Contemporary Dance company Thursday 15 September to Saturday 17 September during august and September, BREC is excited to be welcoming Perth-based Ochre Contemporary Dance Company to Bunbury for a five-week residency. The company will be based at BREC and will spend time with local artists, performers and indigenous communities as it works towards producing a new work, Kaya. This will be the world premiere of Kaya before the company takes the show on tour around Australia and then internationally. Kaya (Hello) amalgamates a variety of Indigenous dance cultures (Nyoongar, Wongi and Bundjulung) with world-dance techniques (Indian, Maori, Western Contemporary and Classical) in a unique fusion of dynamic dance and music that vividly portrays the excitement and danger of our modern cultural mix. The work celebrates the world’s oldest living cultures and examines both the dangers and benefits of crosscultural clash and collaboration. It recognises the world’s urgent need for mutual respect and understanding. Kaya features a group of brilliant indigenous performers, including Trevor Jamieson, Amrita Hepi, Ian Wilkes and Michael Smith alongside the internationally renowned Isha Shavani and Tao Issaro (Daksha Sheth Dance from India), Kate Harman (The Farm) and Floeur Alder. It is unique dance 70 WHAT’S ON

theatre set to attract new audiences from a variety of communities (indigenous, dance, theatre, multicultural, music). Choreographed by the dancers and devised through intense dramaturgy and improvisation, the work is emotional, athletic, fierce, and humorous and suitable for all ages and cultures. It is a unique and powerful new dance work that grapples with one of the world’s most pressing questions... how do we get on with one another?
