elcome to issue 3 of South of the River magazine, Perth’s exciting, colourful, biannual lifestyle magazine, bringing you the very best of life south of the Swan. Before we go any further, I must share with you some very exciting news. Specialising in Australian Aboriginal art sourced from remote and regional community art centres, over twelve years on, it has become one of Perth’s most reputable indigenous art galleries, renowned for its accessible and informative approach to collectors. Artitja Fine Art initially began in 2004 by holding pop up exhibitions in a number of different Fremantle locations and by conducting private appointments. Over the years, the business has built up a large, enthusiastic following, and, today, it continues to operate in exactly the same way. Word of mouth and a strong community connection have continued to see the business grow and, with their South Fremantle home adorned by numerous pieces

of artwork, buyers enjoy a unique, personal one-on-one service in a relaxed environment. the Swan River, The City of Melville’s Heathcote Cultural Precinct is a heritage-listed public open space. Situated on the site of the former Heathcote Mental Reception Home in Applecross, it features a contemporary gallery, museum, artist studios and workshop spaces. It also includes a world-class restaurant and a popular awardwinning playground. The precinct is being revitalised with the addition of a number of new and exciting arts initiatives, including the addition of thirteen artists working on-site in studios together with the launch of the Artist in Residence Programme in 2017. These initiatives, along with further ambitious plans, are set to put the precinct at the cutting edge of visual arts not only in WA but nationally too.

It’s a simple, downto-earth, informative guide for all types of gardening requirements whatever the Australian climatic zone. Sabrina’s Dirty Deeds is the third publication from Sabrina Hahn. Hahn has been sharing her gardening nous on ABC radio in her own inimitable style for over 25 years as well as writing about it in her regular column in The West Australian. Bitten by the gardening bug at an early age, Hahn was just four years old when she began handpicking flowers and foliage from her grandmother’s garden to create her very own tiny gardens in baking trays. She later formally studied horticulture at Bentley TAFE and, since then, has worked in many different parts of Australia, getting to understand how soil types and climate affect how various plants are grown. Vibrant colours, light silky fabrics and lots of movement – be inspired by this summer’s most daring and freshest fashion trends. Yellow is the colour of the moment whether canary bright, buttery pale or marigold rich. It symbolises warmth, energy and happiness and is the perfect choice as the colour of the season. Deliciously sugary pastels, good enough to eat, will trend in fashion too, such as candy pink, mint green, lemon chiffon, pale coral, taupe and soft hydrangea blue. These ice-cream, candy shades create a romantic and understated look – perfect for carefree sunny days. In contrast, expect to also see pops of rainbow brights, metallic and iridescent colours as well as, of course, white - quintessential for any fashion season. An element of movement is a must for many of the pieces this season - it helps to bring an outfit to life. Clever modern tailoring has been employed to bring delicate pleats, ruffles, folds and tucks to tops, skirts and dresses to create fluidity and amazingly billowy silhouettes. If you haven’t already done so, invest in this summer’s major on-trend piece - a micropleated skirt. Most of the hemlines for dresses and skirts will be mid to long, allowing the fabric plenty of freedom to flow so go for the length that best suits your frame. ur glorious summer days and balmy summer evenings have always provided the ideal backdrop to relaxed outdoor living. Every year, we migrate to the outdoors over summer - the only thing that changes is how we incorporate the latest outdoor designs. With the trend towards smaller block sizes, this summer it’s all about functionality. Space outside is often limited so every square metre has to be maximised to serve is purpose. Let’s start with the outdoor furniture. An increasingly popular look is to add a hammock, two-person swing, hanging egg chair or a chaise longue to create a feeling of relaxation and comfort. t’s a well-known fact that almost everyone at some stage in their life has started a fitness programme or joined a gym only to either quit later on or not make use of the membership once the initial enthusiasm has worn off. Why can’t we keep ourselves motivated? There are many things that can distract us and serve as a reason or excuse to skip our workouts. Being time poor, busy at work, having sick children, being sick ourselves, social events – the list goes on. Sometimes, we would just rather sit back on the couch and watch TV. It’s so much easier, isn’t it? So how can we push ourselves to stay motivated with our training? Here are a few pointers that might help motivations level stay high.

SURROUND YOURSELF WITH LIKE-MINDED PEOPLE Good training partners are invaluable. Surround yourself with motivated, inspiring and enthusiastic people and you will find that it is contagious! Find someone who has similar goals to you and can train at the same daily time or train within a like-minded group. No matter how bad a day you might be having, with the right group of people, it’s nearly impossible to not give 100% every time you set foot inside the gym. FOCUS ON YOUR GOALS Be specific. As the saying goes, if you fail to plan you plan to fail. Whether your goal is to lose 5kg, run a kilometre or to lift your own bodyweight, all of this means nothing unless you have a plan and are getting up each day committing the time to achieving these goals. Use a personal trainer or join a gym that has a big emphasis on performance based goals. For women, the goal might be to do proper pushups or bodyweight pull-ups, for the guys, it may be to bench press 100kg plus. Aim high, work hard and it will only be a matter of time until you are kicking goals.

TRY SOMETHING DIFFERENT! If you’ve been doing the

same workout routine for months and seeing little results, then it’s no wonder motivation is waning. For changes in physique, fitness and strength we need to constantly be challenging ourselves in new ways. This means getting comfortable about being uncomfortable when training. Doing what’s easy will rarely produce amazing results nor does it offer the same feeling of achievement we get from doing something that tests us! Switch your 5km jog for picking up some kettlebells. Lexus NX200t F Sport

F

ollowing in the footsteps of its larger SUV sibling, the RX, this decidedly stylish compact crossover from Lexus was a relatively late entrant to the small, luxury SUV sector. However, since its launch at the Beijing International Motor Show in 2014, the NX has certainly been making up for lost time. Offering two-wheel-drive and all-wheel drive options, buyers can choose between the refined 2494cc petrol hybrid version, the NX300h, or the sporty NX200t propelled by its outstanding 1998cc petrol engine with 6-speed automatic transmission. Both come in Luxury, F Sport or Sports Luxury trims and both provide an undoubted visual feast for the eye. According to Lexus, this was a car that, rather than taking its design cues from other similar vehicles, sought out inspiration from trend setting fashion labels, watches and even running shoes.

Given the opportunity to take the AWD NX200t F Sport out for an extended test, it was the versatility, performance and driver-focused technology that really hit home with us. Developed especially for the NX, the punchy turbo-charged petrol option in the NX200t delivers 175kW at 4800-5600rpm and 350Nm of torque between 1650 and 4000rpm. All of this available power on tap meant the vehicle was nimble and responsive in city traffic but also poised 54 MOTORING

and effortlessly-smooth over longer journeys. Through its combination of impressive performance and precise handling on the roads, it was sometimes easy to forget


that the NX was actually an SUV and not a high performance sedan. One thing that can always be counted on with Lexus is the huge amount of standard equipment on offer. Much of what is seen as added extras when it comes to its predominantly German competitors is available as part of the package in even the entry level 2WD NX200t. Our F Sport model included adjustable sports suspension, ventilated front seats, a more advanced 360-degree camera system instead of the regular reversing camera, front and rear parking sensors, smart key entry and start, heated front seats, sat-nav and powered tailgate. The F Sport also came with a raft of interior features and finishes, including 18-inch alloy wheels, a special front bumper and grille package, F Sport steering wheel, gear lever, pedals and scuff plates and 10-speaker audio system. Buyers, and typically for the NX that means young families and executive couples, will also be reassured by the seemingly endless list of safety features available. The body structure of the NX has, in the event of

an accident, been designed to absorb shock and disperse energy away from the cabin while a total of eight strategically placed airbags are armed to deploy immediately. Our F Sport model also included Blind Spot Monitor with Rear Cross Traffic Alert System, alerting drivers to unseen vehicles in adjacent lanes by illuminating a warning light on the exterior wing mirror. With a larger cabin that most of its rivals, the NX200t F Sport offers a combination of unbridled comfort, contemporary styling and typical Lexus luxury. Its new turbo-powered engine has also added an extra release of power right through the rev range. After a week in our possession, this was one car that was definitely hard to hand back! marque synonymous with some of the most ground-breaking designs in modern motoring, Jaguar is renowned for challenging convention and playing by its own rules. The E-Type, the XJ6 and the XJS, the list goes on. Truly unique cars, mixing intoxicating performance, inimitable design and matchless elegance. So, having been the inspiration behind much of what we see on the roads today, it has always been somewhat surprising to note its absence from the burgeoning luxury SUV market. Even Porsche, with the Cayenne,

BMW X3

I

t was back in 2003 that BMW first unveiled the X3, the world’s first Sports Activity Vehicle (SAV), and thirteen years on it’s a car that continues to sell like hot cakes. The current second generation X3, however, is a significantly different vehicle to the model originally released at the Detroit Auto Show back in the early noughties. Launched in 2010, it arrived as an altogether larger beast, closer in size to the original BMW X5. This immediately slotted the X3 into the upper end of the mid-sized SUV sector while the X5 was pitched head on with the Range Rover Sport and Audi Q7. Despite its larger proportions, however, it still managed to retain its impressive road-handling skills. The introduction of BMW’s TwinPower turbo-diesel engines also delivered increased power and improved economy ratings into the diesel range.

“... one of the most appealing choices in its sector ...” Four years later in 2014, saw the release of an upgraded X3 and this current model offered a timely range of added extras and improvements in the face of increased competition in the market. Over $8,000 of additional value was added to some models in the range with a number of extra features originally on the options list standard at no extra cost. For the entry level models, the 135 kW X3 xDrive20i and the 140 kW X3 xDrive20d, standard features now included electric seats with memory function, Business Navigation system, Automatic Tailgate function and an upgrade to 18-inch alloy wheels. Automatic Tailgate function (already standard on the X3 xDrive30d) was included together with Professional Navigation, smartphone connectivity (including extended Bluetooth functionality and voice control), an exterior mirror package (with anti-dazzle and folding function), Bi-Xenon headlights, Top View lumbar support and 18-inch Y-spoke alloy wheels. With the continued growth in luxury SUV sales worldwide, the X3 now finds itself in a very different world to the one it launched into


over a decade ago. However, BMW’s mid-sized SUV remains one of the most appealing choices in its sector. Both spacious and comfortable, it’s incredibly surefooted on the road and awash with luxurious touches. Its economical TwinPower Turbo diesel and petrol

Malcolm Goode, Artique Homes For the best part of thirty years, Malcolm Goode and his team at Artique Homes have been designing and building some of Perth’s finest custom homes. Q How did Artique Homes begin? A After moving to Perth as a teenager to study

design and building, I worked for a number of different architects and their builders before joining AV Jennings. Here, I worked my way up to Area Manager of Housing but eventually became somewhat disillusioned with the project homes industry. So I took a few months out and then decided to launch into Artique Homes. I wanted to pursue a career in a sector of home building whereby I could provide unrivalled, high quality craftsmanship and service but with absolute transparency to clients.

Q What do you do differently at Artique? A As Designer, Builder and Managing Director,

customers have just the one contact at Artique – me. No dealing with multiple staff every time you call up and no ideas lost in transition. Our homes are unique, crafted to achieve our clients’ desired result and built to an award-winning standard within budget. We take time to ensure both the home design and specification of inclusions are exactly to the client’s requirements and then, and only then, we develop a quotation including all fully itemised site works, ensuring there are no hidden costs later. Q What budget ranges do you cater for? A Our homes range from around $350,000

up to $4m in value. We cater for all budgets and, most importantly, treat each client as if they are the most important client in our business. Both Co-Director John Glorie and I are involved through every stage of the process, whatever the size of home. Strong client liaison and communication is the key to the process and this commitment to clients has resulted in almost 50 per cent of our business coming from repeat work or word-of-mouth referrals. A client can stay with us for life.

Q Do any projects stand out over the last 28 years? A Building twenty to thirty homes a year presents

a number of highlights and challenges and each home we build is as important and as memorable as the next. However, we did recently build a 3-storey beach-front home at Burns Beach, which took up the majority of the block, necessitating the installation of an electronic turntable to allow vehicle access to the garage at the rear. One of the project’s major challenges was the property’s lack of onsite storage, requiring materials to be delivered on the day they were due to be used. The house’s location on the beach also prevented any high level works once the sea breeze commenced. However, we planned every single aspect for the client and also produced a detailed building programme, which we do with all clients, so that they could monitor progress. I believe we are the only builder in Western Australia that does that.

Natural Balance Urbane Projects

This magnificent home was built on the river’s edge at the end of a 100m long driveway. Backing onto Swan River Trust land, the west-facing block had a fall of 7m from front to back. With a brief to provide accommodation for both the owners and their teenage children, including separate living areas, the home also needed to be designed in a way that the owners could enjoy a comfortable retirement without having to use stairs. A solar passive design was used along with natural stone. Difficulties encountered during the build included lengthy delays in getting Swan River Trust approvals, challenging soil conditions and the solar passive design brief due to the orientation of the block. Extra consideration also had to be made for landscaping and materials that would withstand the harsh elements of the river, and for the challenges of building a livable space to suit four adults. Using a combination of natural stone and timber for flooring, wall cladding and cabinets throughout, the home features a central entry way that acts as a link between the two separate wings of the house. Q

Where do you think Perth and particularly the suburbs south of the river are currently at in the property cycle? JL I think we are probably at or near the bottom now with houses, duplexes and villas. Apartments, however, are a different story as there are quite a number coming onto the market and one should be cautious here. I see a little more confidence coming into the market both in sales and rentals. Our in-house vacancy rate is about 2%, which is 3 times less than the Perth area rate, and there have been more sales than this time last year. AK I believe the market has bottomed out and, with unemployment rates still relatively low, I see no reason why buyers should be concerned. GM The current lack of confidence in the local and national economy and lack of big picture infrastructure project planning means Perth is ruminating at the moment. It’s probable that 2017 will continue in this same vein and, with interest rates only able to go one way, I’m not expecting any major turnaround.

Q

What do you see as the key influences for growth south of the river?

JL Population growth will be a key factor over the next few years together with improved employment opportunities and a gradual increase in mining production. AK Population growth will be a major factor but buyers also need to accept that this is the way it is now. Historically, Perth property prices doubled every 7 years and that was still the case before the mining boom. Buyers need to accept that Perth has still got it pretty good and stop listening to negative media reports. Sellers are not going to give their houses away. GM Increased confidence in the economy, smarter design of smaller, new real estate products and less reliance on the freeway in the southern corridor.

Are there any property hotspots south of the river that you expect to outperform the market over the next 12 months? JL I think Attadale could outperform the market in the next 12 months; the area is a well-kept secret. It is a small suburb with prime, northerly riverfront views of the river and city. It has a village atmosphere, little traffic, some very good schools, beautiful walks and is close to Point Walter. AK My money would be on Willetton, Manning and Salter Point. All close to the city with good transport links and currently great value. GM White Gum Valley, Hilton, Hamilton Hill and Spearwood are all about location, location, location; they are close to the hub of Fremantle and the coastal facilities of Coogee. Also, Ardross on the back of the ever popular, sought-after Applecross.

Q

Do you see any change in the rental market over the next 12 months?

JL My view is that weekly rental rates will fall marginally in some price ranges then consolidate and probably start to rise again in 18 months. AK I don’t see any change over the next 12 months or any increases in rental values in the near future. There are still too many vacant properties on the market, a problem that has been with us for a couple of years now.

GM I’m predicting rents will stabilise and remain about the same over the next 12 months.

Q

Looking into your crystal ball, where do you think property prices will be at in 2025?

JL Tough question. I think we will start to see some modest growth by late next year, which will probably continue for a number of years after that. AK That’s very hard to predict. Future growth will be very dependent on population growth and employment levels and, of course, the return of growth in the mining sector. However, with employment levels still good, Perth is still a good city to buy in. This message has not filtered through though. Remarkably, we were selling more homes when interest rates were at 18 per cent than the current 4 per cent now! GM Unfortunately, I don’t have a crystal ball and 2025 is almost a decade away. History traditionally shows us that prices will double but those days are well and truly over unless we see some re-zoning. I believe smaller lots and homes, more apartment living and the need and growth in single occupant and aged care living will trend into a new mix and style of abodes with prices reflecting the reduced affordability of the great Australian dream.

TO FIX OR NOT TO FIX?

ith interest rates at historic lows, many people are asking the same questions. Should I fix the interest rate on my home loan or not? What exactly are my options? The answer to this will vary depending on an individual’s particular circumstances, however, here are some points to consider. Although there are still some economists anticipating another rate cut, many of the lenders have already factored this into their current rate offerings. With fixed rates now available as low as 3.59% for 3 years, one might ask, why not fix now? It’s important, however, to understand how fixed rates work before making this decision.

THE DOWNSIDE.

Fixed rate loans can be restrictive. Most lenders now permit additional repayments during a fixed rate period but some are more generous than others. Should a borrower breach the allowable threshold, there can be severe financial penalties. Equally, these can also apply when breaking a fixed rate loan. This occurs when a borrower requests to switch back to a variable rate or another product type before the fixed rate matures. It also occurs in the event of the property being sold before the fixed rate period expires. Break costs are determined by a

number of factors, including the current available rates, the rate the borrower is fixed into and the remaining term of the fixed rate. This break cost can only be calculated at the time of breaking the fixed rate loan.

THE UPSIDE.

Fixed rates can provide budget certainty and this can be beneficial for both home owners and investors. For investors, it provides a fixed cost, which makes sense when there is a fixed income (rent) from the investment. This allows for more accurate budgeting and income projection for investment portfolios. Owner occupiers can also benefit by fixing home loans to provide some protection and insurance against potential rate increases, which could cause financial stress due to increased repayments.

THE ALTERNATIVE.

There is also the option of a combination home loan, i.e., a partially fixed, partially variable rate home loan. This can offer the best of both worlds; budget certainty with a partly fixed rate loan and the flexible option of additional and lump sum payments on the variable loan portion, which also allows a 100 per cent offset account. It seems nearly everyone these days has access to a smart device that doubles as a phone, personal computer, camera or even as a navigation tool. In addition to the range of functions these devices provide, applications or ‘apps’ have opened up a huge additional range of uses. Either free to download or available to purchase, mobile apps contain a myriad of functions, engaging users of all ages. Apps can be used to play games, access social media sites, find news and weather information or provide easy-accessible personal banking services. The list is endless. For business owners, these apps provide an additional way to boost branding, increase sales and build customer loyalty through real time communication. The next generation of apps utilising both virtual reality and augmented realty is an even more exciting prospect. Apps come in all shapes and sizes and, therefore, development costs are generally not calculated as a standard one-price-fits-all. ake sure you apply as soon as possible for your Australian Parent Visa because they are under review - a euphemism for ‘about to go through a radical change.’ A recent Productivity Commission report identified that each Parent Visa granted costs Australia between $350,000 and $420,000. This report was quickly followed by an announcement from the Government that it was conducting a review of these visas to find out what exactly the Australian people wanted. This included a suggestion that a temporary five year visa for parents of Australians might be introduced. However, what I didn’t hear the Assistant Minister for Immigration mention was that the Temporary Parent Visa comes with the suggestion that the Australian sibling would be responsible for their parents’ medical costs while on this temporary five year visa. So, what happens at the end of this five year period? Are residents supposed to pack their parents back off home with their medication to a country they have not lived in for 5 years, where they may have no contacts and may not be eligible for medical or social benefits once they return? We expect the review will recommend a massive increase in the costs of Parent Visas and some options

will disappear entirely. So be sensible. Act now while the cost and conditions of this visa are still reasonable. We expect the change to happen in the first half of 2017. Currently, six different types of Parent Visas can be accessed by parents of Australian citizens or permanent residents where 50 per cent or more of their children reside in Australia. Current costs of a Contributory Parent Visa are $43,600 per person and from the figures released this would seem to be the bargain of the century. It is important to make the correct choice of visa as getting it wrong at this stage would be disastrous. BUSSELTON JETTY

T

he second longest timber jetty in the world and the longest in the southern hemisphere, no visit to Busselton is complete without a visit to this world-famous landmark. Stretching out 1.8 kilometres over Geographe Bay, the heritage–listed structure can be explored either on foot or by riding on the small train, which regularly runs the length of the jetty. Construction began on the jetty in 1865 to service Busselton’s growing agricultural and timber industry. Remarkably, the initial length of the jetty was just 161 metres before sand drift required a further 131 metres to be added 10 years later. Over the next 90 years, further additions were made to take it up to its current length. In 1973, the jetty was finally closed for commercial use, which, coupled with a reduction in government funding and the destruction caused by Cyclone Alby in 1978, led to a period of decline.

WHERE TO STAY

W

ith a wide selection of accommodation to suit all budgets, Busselton literally has something for everyone. From luxurious resorts to comfortable caravan sites, much of the area’s lodgings are also within easy reach of the town centre. West of Busselton, along the Bussell Highway, discover a number of stylish hotels all backing onto Geographe Bay. Abbey Beach Resort, The Sebel, Bayview Geographe Resort and Broadwater Beach Resort all offer lush gardens and luxury beachfront accommodation. Kookaburra Caravan Park, Busselton Villas and Caravan Park and Sandy Bay Caravan Park also offer a range of family-friendly facilities close to all amenities.

In the late 1970’s, however, a local group, Busselton Jetty Environment and Conservation Association, set about raising the necessary funds to restore the jetty to its former glory. Thanks to its efforts, over half of the jetty structure was replaced, the train service was established and the magnificent Underwater Observatory and Interpretive Centre were built. In 2011, a $27 million refurbishment of the jetty was completed. Ideal for diving, snorkelling and fishing, the jetty has developed into a vast natural aquarium, becoming home to a huge array of fish and colourful tropical corals. The Underwater Observatory positioned at the end of the jetty allows visitors to descend 8 metres to the ocean floor via a spiral staircase where an estimated 300 species of fish can be viewed through 11 separate viewing windows.

ARTGEO C U LT U R A L C O M P L E X W H E R E A R T A N D H E R I TA G E M E E T THE COMPLEX OF BUILDINGS now known as ArtGeo once played a vital role in Busselton’s history and growth as a port. Today, it’s a creative hub for the visual and performing arts, featuring ArtGeo Gallery, the Courthouse and Old Post Office Tea Rooms, Stables Studios, Acting-Up Academy of Performing Arts, Weld Repertory Theatre, Busselton Art Society, Busselton Woodturners and a series of life-size bronze sculptures commemorating the town’s settlement in 1834. Step back in time

According to the Australian Heritage Commission, the old Courthouse has considerable significance for its contribution to the social and economic history of Busselton. With its earliest structures dating from 1860–61, the judicial site contains some of the oldest buildings in Busselton. For these reasons, the Courthouse was classified by the National Trust in 1972, assessed for the National Estate in 1983 and listed

on the State Heritage Register in 1993. The early buildings include a Bond Store, courtroom and nine gaol cells where prisoners were detained for misdemeanours, like being drunk and disorderly, petty theft or vagrancy. One cell with bars and shackles is a stark reminder of how Aboriginal people were treated in the past. At one time, a tram-line linked the Bond Store with Busselton Jetty so that imported goods, like tobacco, beer, wine, salt, rice and canvas, could be dispatched from ship to store in horse-drawn wagons. Nowadays, the Bond Store is used as a retail outlet for South West arts and crafts. In 1897, a new courtroom was constructed. The brick and timber building designed by WA’s principle

the windsor hotel PART OF THE SOUTH PERTH LANDSCAPE since 1898 and located within the historic Windsor Park precinct, The Windsor Hotel is quite simply an institution in these parts. With its classic architectural style designed in the true Australian pub tradition, a two-storey hotel with attractive verandas, it’s a beautifully preserved building that over the years has undergone a number of sympathetic renovations. For those planning a bite to eat at The Windsor, there are a number of different options. There’s the Mends Street Sports Bar serving homemade pub-style food, fayre that’s also available to enjoy alfresco in the pub garden, or a table can be booked inside the wellappointed restaurant, which is exactly what we did, for

a more substantial and creative menu. Arriving for lunch, we were met by Head Chef Antoine Mayer, a resident at The Windsor since August 2015. Growing up in Grenoble near Lyon, France, Antoine has spent time working in the Catalonia region of Spain and South West France, Biarritz and in the exclusive French ski-resort of Courchevel. Also, somewhat of an expert in pastry cooking, Antoine has created an enticing menu at The Windsor, featuring a number of regular daily specials. The daily specials were definitely the order of the day for us and we began with Market Fish, Goldband Snapper, served with pumpkin gnocchi, sautéed baby spinach, almonds, confit cherry tomatoes and a bisque sauce. A fish to be found mainly across northern Australia, this wonderfully sweet and firm-fleshed fish was an absolute delight in combination with the delicate gnocchi, flavoursome tomatoes and texture of the almonds. When done well, Goldband snapper has to be one of the best eating fish around and here it was cooked to perfection. Next up, we tucked into the Mini Dessert Medley. The quartet of sweets is small enough to not feel too much guilt but there is more than enough of a hit on the plate to satisfy sweet-craving diners. Served with an opera entremet, a mango and passionfruit entremet, a lemon meringue tart and a tiramisu, at just $12 this is not only very good value for money but a perfect way to end to a meal. What’s more, the choice of medleys is changed on a regular basis so there’s always something new to try with this dessert. With its historical charms and friendly atmosphere, The Windsor Hotel continues to pull in the punters. Whether it’s to watch the sport on the big screen with friends, enjoy a wood-fired pizza in the garden or to dine in the stylish restaurant, there’s something for all. C15 Espresso IF THE NAME SOUNDS FAMILIAR that’s because this fastgrowing family business now boasts a total of three C15 Espresso cafés south of the river. Located in Applecross, Hammond Park and Mount Pleasant, these stylish, welcoming cafés have built up a strong following thanks to their excellent coffee, creative food and friendly staff. We went along to the newest venue, C15 Espresso Mount Pleasant, to check out the lunchtime fare. Located just off Canning Highway at the Precinct, Ogilvie Road, this relatively new eatery first opened its doors in December 2015. With a mix of benchstyle seating and tables, the café also features attractive timber flooring, an impressive marble bar and alfresco dining area, perfect for the warmer weather. Open 7 days for breakfast, lunch and dinner, the enticing menu, designed by Head Chef Chris Byrom-Carter, offers a number of daily specials, prepared with the highest quality, freshest produce available. All fish is delivered daily from Correia Fishing Company in Fremantle with much of the produce having been sourced from Shark Bay.

Arriving for lunch, we couldn’t resist tucking into one of the daily seafood specials, Roasted Rock Cod, served with a selection of roasted vegetables and red quinoa salad. The warm quinoa salad, with roasted pumpkin, ochre, eggplant and capsicum, was a perfect accompaniment to the delicious flakes of cod. The fish, finished with a broccoli and watercress pesto, was large in portion and beautifully cooked. Full of flavour and priced at just $28, this was definitely a dish that delivered on every level. Our host, Mark, on the other hand chose one of the café’s classic pasta dishes, Penne Carbonara. Served with bacon and mushroom in a pesto cream sauce and topped with shaved Parmesan, this delicious, generously-sized plate is also available as a half-serve portion like many of the dishes on the allday dining menu. Breakfasts, too, are a highlight at C15 with only the freshest free range eggs used. The classic MiddleEastern dish, Shakshuka, featuring baked eggs, tomato, feta and seasoned with turmeric, chilli and smoked paprika, caught our eye along with the special C15 Breakfast Burger, which is also available as a vegetarian option. And, of course, then there’s the coffee! Using award-winning Arabica coffee beans, customers can even enjoy a fabulous espresso martini cocktail amongst other delights. We also liked the fact that, for diners in a hurry, the café has produced an extensive takeaway menu, offering a selection of well-priced favourites throughout the day. For those looking for a hearty breakfast, tasty lunch or relaxing evening meal, C15 offers the complete package. It’s also the ideal spot from which to enjoy a coffee, an ice-cold beer or quality bottle of local wine. The team has hit on a winning formula and it’s no surprise that customers keep flocking back.

On the hunt for the best cafés and coffee around town

A MAGNET FOR SERIOUS COFFEE DRINKERS, this local corner coffee shop with its cosy, industrial, New Yorkstyle vibe is the brainchild of Chris and Deanna who, after becoming coffee lovers themselves, decided to open their very own shop. Taking guidance from Craig Muzeroll from Antz In Ya Pantz, The Coffee Corner Como opened its doors in July 2015 and, through its combination of great tasting quality coffee, simple delicious food and friendly service, has quickly gained a large loyal following. Enter through the striking red doors and the old Jarrah floors and polished Jarrah tables along with the stainless steel cupboards and counter bench immediately catch the eye. Combining high ceilings,

industrial-style pipe shelving and plenty of natural light, the shop has created an effortlessly cool space where locals can interact. With bar-style seating inside and low-level seating outside, it offers a welcoming place to sit down and watch the world go by. It’s also the perfect place from which to quickly grab a coffee and go. With the accent on great customer service (we can vouch for that), The Coffee Corner uses its own specially roasted blend, sourced from local roaster Antz in Ya Pantz, Victoria Park, and a 1950’s-style Elektra Barlume coffee machine. Bannister Downs is the milk of choice with Bonsoy soy milk and almond milk options also available With a regular 12 ounce takeaway coffee starting at a reasonable $4, discover a wide range of coffees together with Nutella hot chocolate, chai latte, flavoured syrups, teas and cold drinks. A range of baguettes, toasties and croissants are also served together with a selection of toasted bagels from the Holy Bagel Co with a choice of schmears. Not unsurprisingly, these have proved to be a big hit amongst customers. Finally, there is a great choice of homemade baked goods including brownies, caramel slice, fresh muffins and banana bread amongst others. Open 364 days of the year to satisfy the coffee addiction (the doors are shut only on Christmas Day), make sure you give this fabulous local coffee shop a visit this summer. Loyalty cards are also available offering the seventh coffee purchased free. THIS DISH IS A MODERN QUIRKY TWIST on a beef tartare. For those that have shied away from more traditional tartares in the past, we believe that this is a much more approachable dish than the time-honoured classics. The beef is finely hand chopped to order and seasoned with a purée of Pico de guilla made with fresh tomato, onion and jalapeno. The jalapeno gives the dish a nice kick which is balanced perfectly by the beef. It

is then served up in crispy fried tortillas in almost bite size pieces. At our restaurant, we pride ourselves in using only the finest WA produce and always support local producers wherever we can. We use a flank cut in this dish, which is lean but full of flavour. The beef we use is Blackbrook Angus, sourced from premium Angus beef grown in the lush green pastures of Donnybrook. The beef provides unrivalled tenderness, plenty of flavor and fabulous meat and fat colour. The passion that is put into these cattle from paddock to plate is second to none and the results speak for themselves. This dish has been so popular in the past eighteen months that we will certainly not be taking it off the menu any time soon. The freshness and flavour of the meat has definitely contributed towards its great success. Recipe

SPICY FETA RISSOLES Chilli, lemon and feta create a delicious kick that will liven up any mealtime. Make a batch of these rissoles and take them out for a special, weekend summer picnic! The rice mixture can be prepared and refrigerated for a few days so it’s a great recipe for those with prep time available earlier in the week. Makes 10-12

Ingredients 1 red onion, finely chopped 2 garlic cloves, finely chopped 1 red chilli, finely chopped 2 tbsp olive oil (plus extra for frying) 225g risotto rice 1 litre hot vegetable stock juice of half a lemon

3 tomatoes, chopped 2 tbsp fresh parsley, finely chopped 200g feta, roughly chopped 1 egg, lightly beaten, in a large bowl 115g dried breadcrumbs in a large bowl salt and freshly ground black pepper

Method Heat the oil and gently fry the onion, garlic and chilli until softened. Stir in the rice to coat with the oil. Pour in the stock along with the lemon juice and tomatoes. Taste and season with salt and pepper, if required. Bring to the boil then cover and reduce the heat. Simmer for around 20 minutes or until the rice is al dente. Stir in the parsley and spoon the rice mixture into a large dish. Place in the fridge for the mixture to chill and firm. When cold and firm, form the mixture into 10-12 balls. Press small chunks of the feta cheese into each ball. Dip the rissole balls, one at a time, into the egg and then into the breadcrumbs to be coated evenly. Place all the rissoles onto a tray and chill again in the fridge for 30 minutes. Pour enough oil into a pan to generously cover the bottom. Fry just a few rissoles at a time, gently turning, over a medium heat until the breadcrumbs are a deep golden colour. Place the rissoles on kitchen paper to drain excess oil. Serve with a green salad and slices of lemon.
