DIVE IN THE WORLD’S DEEPEST SWIMMING POOL

Deep Dive Dubai became one of the emirate’s latest attractions to cinch a Guinness World Record when it opened last year. The world’s deepest swimming pool, it reaches a depth of 60.02 metres and holds an astounding 14 million litres of water. The indoor pool is housed in an oyster-shaped structure, which nods to the nation’s pearl diving heritage. But the biggest highlight is one that awaits beneath the water – the abandoned sunken city with immersive zones for both beginners and certified divers to explore.

VISIT DUBAI’S NEW HAVEN FOR BIBLIOPHILES

Following a six-year development period, the most extensive library in the Arab world has opened its doors in Dubai. A haven for lovers of all things literature, the Mohammed Bin Rashid Library spans one million square metres over seven floors and is home to over 600,000 titles. The state-of-theart space is divided into nine thematic sections, namely the General library, the Emirates library, the Young Adults edit, the Children’s zone, Private collections, Maps and Atlases, Media and Arts, Business and Periodicals. And while the variety is endless, retrieving a title has never been this easy as the newly-opened library is powered by artificial intelligence. This means that once a title has been requested, a robotic vehicle locates the book among thousands of shelves and delivers it to the reader at the information centre.

 CAMP IN A PROTECTED WILDLIFE RESERVE

A stark contrast to the futuristic city it is nestled within, the Dubai Desert Conservation Reserve was once the home of the desert Bedouins, who flourished despite the unforgiving terrain. Today, the reserve takes up about five per cent of the emirate and is home to indigenous wildlife, including sand gazelles and the once-endangered Arabian oryx. One of the best ways to explore this serene landscape is camping overnight in the reserve. The unique experience is only offered by homegrown company Sand Sherpa and begins with a guided wildlife drive through the protected area. Once at camp, visitors will be assigned a custom-built military trailer, equipped with camping essentials and high-quality ingredients to grill their own dinner around the campfire.

LASTING LEGACY

While Expo 2020 Dubai may have drawn the curtains on six months of live events and cultural celebrations, it has left behind a powerful legacy for the emirate, the UAE and all the nations that participated in the Middle East’s first World Expo

12
Al Wasl Dome UAE Pavilion

When Alexander Bain displayed his invention of the image telegraph – known today as the fax machine – at the Great Exhibition of 1851 in London – it set a precedent for future World Expos. In the years to follow, the international fair would go on to become a platform for humankind’s ingenuity, ambition and entrepreneurship. A hub for inspiration, inventions from the television to tomato ketchup made their debuts at these events while landmarks, such as the Eiffel Tower in Paris and the Space Needle in Seattle, were especially built in the host cities and unveiled during the fair. And on October 1, 2021, 170 years later, the mega event marked its first edition on Middle Eastern soil with Expo 2020 Dubai.

Preparations for the mega event began in 2013 when Dubai won the right to host the international fair. And in the lead-up to its opening, the landscape of the emirate and the nation transformed drastically as a host of new attractions, from Ain Dubai to the Museum of the Future, launched during its run.

The event itself cemented the UAE’s presence on the global stage as one of the most diverse World Expos, bringing almost 200 country pavilions to Dubai to champion innovation, culture and a theme of togetherness. Across 180 days, the Expo site in Dubai South hosted more than 30,000 events, from cultural performances to live entertainment showcased on the world’s largest projection surface – Al Wasl Dome.

Such was its success that in the six months that passed from October 1, 2021, to March 31, 2022, Expo 2020 Dubai recorded 24,102,967 visits from residents and international travellers combined, with many high-profile names in attendance, from heads of state, beloved celebrities as well as international, regional and local royalty.

Expo 2020 Dubai’s well-timed opening, during the UAE’s landmark golden jubilee year in 2021, was a cause for celebration befitting of such a global event. But moving forward, it is the legacy of Expo 2020 Dubai that will now take the country into its next 50 years.

Dubai

Plans for Expo 2020 Dubai’s legacy were first unveiled even before the event officially opened to the public. However, it was only recently announced that Expo 2020 Dubai will now live on as Expo City Dubai.

As recently revealed by Sheikh Mohammed bin Rashid Al Maktoum, Vice President and Prime Minister of the UAE and Ruler of Dubai, the new city will open on October 1, 2022 –on the occasion of Expo 2020 Dubai’s one-year anniversary. In the Sheikh’s own words: “This new city will be home to an extraordinary new museum, a world-class exhibition centre and the headquarters of cutting edge and fast-growing companies.”

A SMART CITY RISES

A green, tech-enabled city of the future, Expo City Dubai will be driven by sustainability, innovation, education and entertainment. The site will retain 80 per cent of its original infrastructure, with most of its iconic architectural features continuing to entice visitors.

This means that visitors will be able to walk through the stunning Al Wasl Plaza and be mesmerised by the images projected on its iconic dome, enjoy aerial views of the entire site from the Garden in the Sky observation tower and run up the walls of the stunning water feature.

As for the three thematic pavilions, the Opportunity Pavilion will become the Expo 2020 Dubai Museum, highlighting the history and impact of World Expos. Meanwhile, the Mobility Pavilion and the Sustainability Pavilion will host interactive educational experiences. The Women’s Pavilion, dedicated to female changemakers, and the Vision Pavilion, which honours the vision of the emirate’s ruler, will also remain major highlights.

Country pavilions that will continue to draw visitors to the site include the Saudi Arabia Pavilion, which won the best pavilion award at Expo 2020 Dubai for its interactive digital mirrored screen, and the falcon-inspired UAE Pavilion. Referencing the local tradition of falconry, the pavilion’s dome comprises more than 25 feather-like panels, which resembles a falcon at rest when the panels are closed, and when they open up to reveal the solar panels inside, it mimics the falcon taking flight.

A BOON FOR BUSINESS

From start-ups to Fortune 500 companies, businesses both small and large will soon call the prestigious address of Expo City Dubai home. The district is set to become an independent free zone with its own authority and is already attracting interest from a large number of commercial tenants.

Several international firms are in the process of establishing their new headquarters at Expo City Dubai, while small and medium enterprises are also signing up to benefit from the wealth of opportunities on offer.

The advanced environment will feature 5G-enabled functionalities while also putting employees’ well-being at the forefront with a host of wellness amenities on offer within easy reach, making it the first city of its kind in the world.

Expo City Dubai is also on track to become a mini start-up nation within one of the world’s most innovative countries. Hundreds of start-ups and small businesses from around the globe are now competing for one of 80 spots available at the innovation hub. Once open, the 4.4 square-kilometre site will be able to host 145,000 residents and workers.

The area will also become a conference capital, with Dubai Exhibition Centre set to be the city’s new hub for the meetings industry, hosting international fairs and events all year round.

ENTERTAINMENT ON THE AGENDA

Expo 2020 Dubai saw some of the biggest stars in the entertainment world enthral audiences with captivating performances. The line-up is set to continue with the site hosting similar events in the months ahead. Cultural and educational experiences will also be on offer for visitors of all ages.

SUSTAINABILITY FIRST

Expo City Dubai is set to unveil a new blueprint for a better life with its sustainability-first ethos. In keeping with its eco-friendly environment, cars will not be allowed inside. Most of its zones will be completely pedestrianised while soft mobility options, including buggies, scooters and bicycles, will be available for people to move around with ease.

The site will comprise 123 LEED-certified buildings, epitomising the highest levels of sustainable design, construction and operations. These buildings will be fitted with smart metering systems and sensors to monitor the energy consumption as well as the efficiency of power, light, water and climate conditioning systems.

The use of single-use plastic will also be prohibited inside the city, encouraging people to reduce, reuse and recycle.

SUCCESS STORY

One of the biggest takeaways of Expo 2020 Dubai was that, even in the face of extreme adversity – the pandemic – the world was able to come together to create something of this magnitude. And Expo City Dubai will reiterate this message as it continues to build the foundation of a new hub based on innovation, creativity and opportunity, that will inspire every resident, tenant and visitor to contribute to the world in positive ways.

15
Other leisure facilities will include a mall for those seeking retail therapy and numerous sports venues, which will not only host international tournaments but also enhance fitness facilities for the active community in Dubai. And finally, in keeping with Expo 2020 Dubai’s culinary focus, dining establishments at the site will continue to offer flavours from around the world.

On the rise

The number of high-profile events and international sporting tournaments taking place in the Middle East is ushering in a new era of tourism in the region

16
ICC World Test Championship Dubai World Cup FIFA World Cup Dubai Duty Free Tennis Championships Formula 1 Etihad Airways Abu Dhabi Grand Prix

Even before Dubai welcomed visitors to the first World Expo to ever be held on Middle Eastern soil in 2021, the region was beginning to gain the world’s confidence as a competent host of major global events. In 2004, Bahrain made history as the first Gulf nation to host the renowned Formula One race, with Abu Dhabi following in its footsteps only a few years later in 2009 to host the final lap of the Formula One racing season.

But it’s not just major sporting tournaments that have drawn the world’s attention to the Middle East (although they continue to feature heavily on the region’s calendar). In the last few years, countries around the GCC have played host to a number of high-profile events, including cultural festivals, art exhibitions and fairs, concerts, political gatherings as well as business conferences.

A recent report by the World Travel and Tourism Council (WTTC) revealed that the direct contribution of travel and tourism to the Middle East’s GDP is predicted to rise by 4.2 per cent per annum to US$133.6 billion by 2028. This increase is driven in part by additional tourists to the region as a result of major events taking place in the GCC, which, over the last decade, have significantly grown in number. And while Expo 2020 Dubai became one of the largest events to ever be held in the Middle East, it was only the beginning of a booming industry in the region.

POISED TO TAKE OFF

Situated at the crossroads of the east and west, the geographical advantages of the Middle East are well understood. Major metropolises around the region are well connected to the world via air routes while important coastal hubs help facilitate international trade. The GCC countries are also characterised by their world-class infrastructure, easy access to the latest advancements across all sectors and, most importantly, a youthful, tech-savvy demographic that champions innovative thinking. And it is these attributes that will soon deliver some of the most exciting developments currently taking shape.

The winds of change are also fuelled by the new visions developed by countries such as Saudi Arabia, Oman and Bahrain to diversify their economies and build a future that is less dependent on oil.

In Saudi Arabia, Vision 2030 has set aside US$64 billion to invest in culture, leisure and entertainment projects over the next decade. In the UAE, new strategies, such as Abu Dhabi’s Tourism Strategy 2030, which aims to attract 23 million tourists annually by 2030, and Ras Al Khaimah’s mission to welcome three million visitors each year by 2030, are already in place. Following suit, Qatar, Bahrain, Oman and Kuwait are working equally hard to redirect their efforts towards tourism development and attract an increasing number of visitors annually.

And while these nations are already reaping the benefits from their individual efforts, they are also working together to collectively become the next global powerhouse by further developing tourism infrastructure and enhancing regional connectivity with new transportation projects, all with the aim of attracting more global events that will eventually contribute to a rise in visitor numbers.

A PACKED AGENDA

Expo 2020 Dubai recorded more than 24 million visits during its six-month run from October 1, 2021, to March 31, 2022, with 192 countries in attendance. And the country is now preparing to host another international gathering with the COP28 UN Climate Change Conference set for 2023. Representatives from close to 200 nations will descend on the UAE capital to address the economic fallout of climate change and explore solutions to the problem.

The next major milestone, however, takes place later this year, with Qatar hosting the FIFA World Cup 2022. A total of 32 nations will compete for top honours at the event as the country aims to bridge the gap between the Middle East and the western world through sport. Beyond the football tournament, the nation hopes to continue attracting international sporting events and is further developing its infrastructure to this end.

In Saudi Arabia, since the country began welcoming the world with its enhanced visa policies in 2019, mega concerts featuring some of the world’s biggest artists, cultural fairs as well as sporting events, from Formula One to horseracing, have already begun attracting an increasing number of visitors.

Closer to home, Abu Dhabi, having won the title of the Middle East’s Leading Sports Tourism Destination for two consecutive years, is proving its might. The last few years have seen the emirate host the Special Olympics World Games in 2019, the FINA World Swimming Championships in 2021, the international Jiu-Jitsu Championships, the Ultimate Fighting Championship and more. The 2022-23 season is already hotting up as the first-ever NBA Games and the inaugural UAE T20 League are set to take place.

With an increasing number of international entities choosing the GCC countries to host these global events, other organisations have shown their rising trust and confidence in these nations’ abilities to plan and implement high-calibre international events. And as for the region, the Middle East is not keen to rest on its laurels as it continues to chart a bright path forward, investing more in its infrastructure and manpower to attract more events, and, therefore, contribute to overall tourism.

Building on the success of Paramount Hotel Dubai, the sequel to the brand’s UAE debut was unveiled in February 2022, with the launch of Paramount Hotel Midtown. Bringing Hollywood chic to a striking location in Business Bay, the new property is positioned in the heart of one of the emirate’s most glamorous neighbourhoods.

With 281 contemporary rooms and suites, five world-class dining venues, a rooftop pool, state-ofthe-art gym and a spa worthy of royalty, this five-star hotel is as unique as it can get. And in the capable hands of Nicholas Chalmers, the hotel’s Director (the equivalent of General Manager), Paramount Hotel Midtown has become the place to see and be seen within just a few months of its opening.

“There is nothing quite like Paramount Hotel Midtown,” said Chalmers. “We are continuing the 110-year legacy of the Paramount Pictures brand and bringing that to life in various aspects around Paramount Hotel Midtown. It’s evident in everything that we do.”

For instance, the hotel doesn’t refer to their team as staff members, they are, in fact, cast members, who present in costumes rather than uniforms.

Chalmers added: “As soon as you meet and greet with members of the cast in the hotel, you will understand that you are somewhere unique. You are completely transported into a different world, very distinct from the traditional hotels you might find.”

The music playing in the lobby and around the hotel is all cinematic music and movie soundtracks. There’s a unique scent around the stunning space evocative of Hollywood glamour while the artwork and décor nod to the brand’s rich history. Adorning the walls are unseen photographs from Paramount movies, backstage moments shot on Paramount sets as well as images of cameras, actors and actresses who have starred in Paramount movies.

“Our brand promise is for the creative, by the creative and we really live by that in everything we do. So we try and bring these touches of mystery, sophistication and immersive experiences to life –always with a cinematic nod.”

Paparazzi Tuscan Paramount Hotel Midtown Malibu Sky Lounge & Bar

At Paramount Hotel Midtown, an incredible offering awaits each guest at every level; from the incredible light-filled lobby on the 14th floor, the wellness zone on level 13 right up to the stunning pool deck on the 64th floor, offering views of the city skyline all the way to the Arabian Gulf coast.

To help visitors make the most of their stay, Chalmers highlighted some of the best features and experiences at the hotel that guests must not miss.

EXPERIENCE

THE SUITE LIFE

Across nine categories of rooms at Paramount Hotel Midtown, those looking to indulge will find the Paramount Suite the ideal choice. The epitome of having it all, stepping into this suite is akin to a trip to Hollywood. It features floor-to-ceiling windows offering magnificent city views with an expansive space fit for a king.

“This large, one-bedroom suite interconnected with a twin room makes it perfect for a family of four. It offers a large seating area, a dining area and an entertainment area with movies playing for children to be able to enjoy and adults to be able to relax,” said Chalmers.

ENJOY BREAKFAST WITH A VIEW

Perched at 235 metres, the hotel’s pool is every guest’s favourite. “Being able to go up to the 64th floor and experience that incredible view while enjoying the pool and relaxing is awe-inspiring. We offer a floating breakfast, which our guests truly love, and they can enjoy it in the pool with a breakfast tray or in the sunken seating areas in the middle of the water.”

BRUNCH WITH THE BUNCH

The hotel’s signature dining venue, Paparazzi Tuscan, allows diners to trade the lights, cameras and action of bustling Dubai for the laid-back atmosphere of charming Italy. And as per Chalmers, brunch at Paparazzi Tuscan is a must!

“With amazing views out over the coast and an open-plan kitchen, you are able to watch the chefs at work, preparing your pasta, risotto, calamari, or whatever it is that takes your fancy. We also have a live singer who entertains our guests with Italian ballads while they enjoy this family-style brunch on Friday evenings.”

GET THE GANG TOGETHER

Setting the right mood for the weekend, Melrose Bar & Lounge features a curated selection of classic drinks supplemented with a tantalising selection of bites. “It’s a great place to relax with the girls or guys. For entertainment, we have panoramic TV screens broadcasting the latest games.”

WIND DOWN AT THE SPA

Pause Spa at Paramount Hotel Midtown (also at Paramount Hotel Dubai) is the only spa in the emirate offering treatments that use exclusive products from the renowned French skincare brand, Chateau Berger.

“Curated for individuals and couples, with dedicated rooms, Pause Spa is a beautiful space with relaxation areas, a Jacuzzi, steam rooms and a sauna.” For guests looking to get their Hollywood glow on, a rejuvenating facial is a must while the selection of massages will invigorate the senses.”

A perfect day at Paramount Hotel Dubai

With so much to keep guests busy at the hotel, one will easily find themselves spoilt for choice. Pascal Eggerstedt, therefore, highlights what a perfect day at Paramount Hotel Dubai would look like. I would highly recommend staying in one of our signature suites and then starting the day with a lavish breakfast at The Stage. Following that, hang out at our Malibu Deck Pool Bar and Lounge, enjoying the swimming pool and glamorous views.

“To add some pampering to your day, we have a luxury spa called Pause. We have partnered with the renowned French skincare brand Chateau Berger and exclusively use their products for our treatments. So I would definitely recommend a treatment that our Spa Producer can help you pick for a lazy afternoon that revives the senses.

“After that, you can relax a little more at our California-inspired Pacific Groove Restaurant & Lounge, where you can enjoy an afternoon aperitif or delicious grills. And definitely don’t miss the Screening room for a movie showing after that. Finally, top it off with a night out in Flashback Speakeasy, where you can enjoy amazing live entertainment shows.”

A property so unique in the emirate, such has been the success of Paramount Hotel Dubai that within three years of its launch, the sequel to the brand was introduced. And despite the pandemic, the hotel has only grown in popularity among residents and international visitors.

This positive reception can be attributed to its incredibly unique nature, as per Director Pascal Eggerstedt. He said: “It’s something very different to what Dubai has seen. We became the first in the entire region to bring this new luxury lifestyle hotel with a cinematic touch, exclusivity and a number of unique elements you will not find elsewhere.

“We are very much linked to that Hollywood movie glam and have very delicate touches present everywhere. When guests enter the hotel, they feel like they are about to embark on a cinematic adventure through Hollywood. But I believe that the secret to our success is also that it is all understatedly done, with subtle nods to the old, glamorous movie era without going over the top.”

With cast members (staff) decked in costumes, rather than uniforms, images of iconic Hollywood actors and actresses as well as posters of famous films adorning the lobby, guests feel instantly transported to a movie set. The theme of cinematic exclusivity continues in the rooms, with many named after the

classics,

“We always try to entice guests with some surprises and little touches of drama. For instance, when you walk into your room, you don’t see a TV. In fact, we have a huge mirror with a built-in TV. It ties in with our brand pillars of sophisticated mystery.

“Also, one of the features that you will not find in any other hotel in Dubai is our private cinema or our Screening room, where we show Paramount movies to in-house guests. We also see a lot of marriage proposals inside this Screening room. We’ve had 25 proposals so far, and all of them said ‘Yes!’ ”

Perfectly tying into the theme are several other nods that transport guests to California to experience all the glitz and glam of Hollywood, whether it is participating in the award-winning Murder Mystery night at Flashback Speakeasy or simply getting one’s glow on with a treatment at Pause Spa.

“When guests come to Paramount Hotel Dubai, they get a very clear picture of what we aspire to be, what kind of atmosphere and what type of elegance we want to portray. And, of course, through our brand standards and the service culture we have, we always aim to deliver on our promise, which is ‘For the creative, by the creative.’ ”

Don’t miss the immersive Murder Mystery experience taking place every Thursday at Flashback Speakeasy. During this dinner and a show experience, musical performers give diners a series of clues to help them solve a crime, making for an entertaining evening!

The pairingperfect

With the promise of catapulting luxury living into a whole new realm, it is little wonder that branded residences are becoming highly sought after the world over. And the UAE is keeping pace in this sphere, with DAMAC Properties leading the charge. As a pioneer in bringing branded residences to Dubai’s real estate market, the property developer is adding to its offering with new luxury lifestyle and premium residential projects.

WHAT ARE BRANDED RESIDENCES?

In the simplest terms, branded residences refer to real estate assets with a five-star tag, with this elevated status resulting from residential developers collaborating with well-renowned brands. Luxury labels are no longer associated only with haute couture, made-to-measure yachts, iconic timepieces, precious jewellery and limited-edition sports cars. Highprofile brands are now putting their reputable name behind residential products to increase their core brand value and offer a new dimension to the concept of living in luxury. For potential homeowners, this means owning an exquisitely designed home in one of the city’s most coveted neighbourhoods. It’s the guarantee of a premium lifestyle that makes the proposition attractive as it offers a high level of service and first-class amenities that go beyond traditional residential offerings.

HOW DID THE CONCEPT COME ABOUT?

New York’s Fifth Avenue is home to a piece of history that’s driving a revolution in today’s real estate market. Standing tall on this Manhattan thoroughfare is The Sherry-Netherland Hotel, which opened its doors in the 1920s. Its stunning architecture, five-star service and high-end interiors attracted the Manhattan elite who wanted to own a slice of luxury overlooking the lush Central Park.

Bringing something new to the table, The Sherry-Netherland Hotel became the very first property to introduce the concept of branded residences to the world. And although it was an instant success, the concept of premium living that it championed was further explored only more than half a century later. Nevertheless, it evolved radically to keep up with the times and continues to do so even today, especially with the pandemic-induced shift that has resulted in the home becoming the centre of one’s lifestyle.

It is the Four Seasons in Boston, which opened in 1985, that lends itself to the present-day idea of branded residences. The property delivered one of the most impressive real estate legacies of the decade by introducing private branded homes. As demand began to gather pace, the likes of Marriott International, Starwood, Fairmont and Accor followed suit.

Amira Sajwani, Managing Director at DAMAC Properties, said: “In their recent report, international property consultant Savills said that the past decade has seen the number of branded residences rise by 230 per cent, adding more than 500,000 units across 356 schemes around the world. According to the report, the market for such residences will only continue to grow moving forward, with brands and property developers eyeing new locations to enhance their portfolios.”

LEADING THE WAY

“The emirate is the ideal breeding ground for the development of branded residences. And DAMAC is offering some of the most exclusive partnerships with highly soughtafter luxury lifestyle brands,” added Sajwani.

The portfolio includes Cavalli Tower, the world’s only Cavalli-branded residences, and Safa One and Safa Two in partnership with luxury watch and jewellery brand de GRISOGONO, among other properties. DAMAC has also conquered the real estate market further afield, with the launch of DAMAC Tower Nine Elms in London featuring interiors by Versace Home, which is also the first of the luxury brand’s projects in Europe.

DISCOVER THE WORLD’S FIRST CAVALLI-BRANDED TOWER

“At DAMAC’s Cavalli Tower, impeccable styling from the house of Roberto Cavalli, stunning views of Palm Jumeirah and unrivalled opulence meet to deliver an extraordinary experience in luxury living,” explained Sajwani.

The unique architectural concept was brought to life by Shaun Killa, the mastermind behind Dubai’s Museum of the Future. With every little detail in mind, the tower was exclusively designed for the discerning few who desire to live a limitless life.

Featuring 71 storeys, the high rise is divided into three sections and comprises 436 ultra-luxury residences, including two- to five-bedroom apartments and penthouses, with full access to an extensive range of premium facilities.

Every amenity imaginable – think cigar lounges, splash pools, meeting rooms, a sky pool, a sky garden, live cooking stations, a private beach, a zen hub and lush spaces – can be found in this stunning space. Junior residents, too, will find plenty of activities to enjoy at dedicated play areas, while fitness enthusiasts will love the worldclass gym and sporting facilities.

At Cavalli Tower, first impressions matter! A gorgeous four-storey lobby with a skylight and indoor waterfall welcomes you, conveying that the experiences inside are nothing short of extraordinary. Step into your apartment and be greeted with stunning views of Palm Jumeirah, Burj Al Arab Jumeirah and the Arabian Gulf coast. All of the apartments feature contemporary open plan layouts with fully-fitted kitchens, en-suite bedrooms (with free-standing bathtubs), balconies and floor-toceiling windows to take in the serene views. The spacious balconies are also fitted with a hydroponic wall for in-room gardening, in keeping with the property’s sustainable living ethos. Moreover, each unit features a private pool on the terrace, which is perfect for unwinding after a busy day.

Step outside your little piece of paradise and you will have access to a wide range of services, including the splash pool and dedicated lounges for entertaining. While, at home, all your daily needs, from housekeeping to babysitting and laundry services, will be well taken care of. Adding an extra layer to the luxurious offering, residents can also request in-room spa treatments and private chef services.

Truly, no home will ever be as inviting! Whether it’s enjoying a quiet moment on your private balcony taking in the views, entertaining friends in some of the most gorgeous surrounds or enjoying quality time with your family, Cavalli Tower brings you the opportunity to do it all from the comfort of your luxurious abode.

The brand connection

The latest additions to DAMAC Properties’

portfolio, Safa One and Safa Two – with homes styled by Swiss luxury jeweller de GRISOGONO – are set to redefine the parameters

of opulence

From The Sherry-Netherland

in New York to the

in Boston – both pioneers of the concept of branded residences – the idea of luxury living has evolved over the decades. While the momentum was gradual at first, the concept has caught on, with living in a branded residence now becoming highly sought-after. The aspirational lifestyle it promises the discerning few is quite unlike anything the real estate market has ever experienced. And it only continues to grow in appeal.

Amira Sajwani, Managing Director at DAMAC Properties, said: “Industry experts claim that branded residences are growing primarily because of the promise of a premium lifestyle, assuring owners or residents of a high level of service and exceptional amenities that go above and beyond traditional premium offerings.”

An attractive proposition, a branded home promises a five-star living experience. It is not merely a piece of real estate but a journey to a new way of living.

“Buying into a reputable brand means that homeowners can be assured of a high level of service, professional management of the property and a high-quality product,” she added.

A WIN-WIN PROPOSITION

A branded residence comes with a whole host of benefits not just for homeowners, but all the entities involved in the real estate transaction. Sajwani explained: “Those looking at it as an investment can leverage the property as a potentially profitable asset, for either rental or sale. While, for developers, it is a key differentiator in an increasingly competitive real estate market, as well as a means to increase their customer base as luxury brands are known to have loyal patrons with high levels of disposable incomes.

“As for luxury brands, the rise of branded residences gives them the opportunity to earn an income from licensing fees, while strengthening their brand through expansion in a highly profitable industry such as real estate. It’s a win-win situation and will only fuel the growth of the branded residences market globally.”

International property consultant Savills, in their recent Branded Residences report, revealed that brands have spread rapidly into other global regions, particularly in Asia Pacific and the Middle East where economic growth and rising domestic wealth have supported expansion over the last decade. The United States remains the single largest country market, with almost 200 branded schemes, while Thailand and the UAE are the next biggest markets, with 42 and 39 completed schemes, respectively, as per the report’s findings.

A BEJEWELED OFFERING

While Cavalli Tower is making its mark in Dubai’s real estate market, DAMAC Properties has added yet another striking proposition to the mix with the launch of Safa One de GRISOGONO and Safa Two de GRISOGONO. The former is set to add a tropical paradise to the city’s vibrant real estate scene with its nature-inspired setting while the latter reimagines the future of luxury with a series of unique amenities. But what truly sets this project apart is the company’s partnership with the Swiss luxury watch and jewellery brand de GRISOGONO, which lends its exquisite aesthetic sensibilities to the development.

SAFA ONE DE GRISOGONO:

THE NATURE OF LUXURY

Nestled in one of Dubai’s oldest and most prestigious neighbourhoods, Safa One de GRISOGONO boasts incomparable views of Safa Park and the serene Dubai Canal on one side, complete with the bustling vibe of Sheikh Zayed Road on the other. Currently taking shape, once ready, it will become a star attraction in the area, thanks to its breathtaking design, which was inspired by a masterpiece necklace created by Fawaz Gruosi, the founder of the house of de GRISOGONO.

In keeping with the greenery of Safa Park in its surroundings, the tower will be bathed in a deep emerald green colour – also a signature element of its identity. Not only does it convey the opulence of this royal hue but it also nods to the property’s symbiosis with nature as the building rises from the lush greenery of the park and resembles a tropical garden – a haven amid its urban setting. On every level, lush green terraces and hanging gardens will further reinforce the tropical theme. And it all comes together as an architectural marvel that reimagines nature with artistic finesse.

“With uncompromising views, Safa One de GRISOGONO presents an unmatched offering that is not commonplace yet. Sophisticated influences from the house of de GRISOGONO add glamour to high living, blended in comfort with nature and greenery. The property developer is excited about bringing this unique concept to the market and is confident that many will resonate with the charm and character of the tower,” explained Sajwani.

Safa One de GRISOGONO is divided into two sections, with one-, twoand three-bedroom apartments in the Luxury levels, while the Super Luxury levels will feature bedrooms ranging from two to five. Each apartment features dazzling views of the city, which homeowners can choose based on their preference for the greens of Safa Park, the calm waters of Dubai Canal or the buzz of Sheikh Zayed Road.

The epitome of luxury can be found at the crown of the tower, where residents can lose themselves in an urban tropical island featuring cascading waterfalls, exotic plants as well as the sights and sounds of birds.

While at the tower’s base, residents will get a taste of tropical life with an artificial beach, a swimming pool and a dedicated play area for junior residents.

SAFA TWO DE GRISOGONO: THE FUTURE OF LUXURY

Safa Two de GRISOGONO reimagines luxury with a unique setting that harks back to the aesthetic prowess of the premium jeweller.

Sajwani said: “A scarlet theme resonates throughout the property, which nods to an incredibly precious gem from founder Fawaz Gruosi’s collection – a 45.39-carat natural ruby ring called ‘virgin scarlet’. In keeping with the theme, the design will be illuminated in the colour red. The hue is used to convey adventure and thrill across the property, reflected in unique features that will appeal to those seeking a premium, contemporary and equipped community.”

Situated across the road from Safa One de GRISOGONO, the new tower along Sheikh Zayed Road boasts impressive views of Palm Jumeirah, Burj Al Arab Jumeirah and the Dubai Canal. It will feature studios, one-, two and three-bedroom apartments and penthouses. Designed to put residents’ comfort first, the living spaces will feature movable walls to offer flexibility not usually found in traditional homes.

Although Safa Two de GRISOGONO features two towers with over 80 floors, they will be designed as one – interlinked at the base, centre and crown by unique defining features. At its centre, its ‘ruby heart’ will stand out as a unique design element, which, opens up to residents as a floating pool on the 60th floor, promising gorgeous views over Dubai’s skyline.

Across the stunning space – in living units and public areas – extensive green elements will dot the property, giving residents the feeling of being in sync with nature, much like its sister property. At its crown, a one-of-akind Fog Forest will offer a lush landscape with manmade fog, surrounded by laser icon shows, featuring dining outlets and a majestic observation deck offering city views.

Adrenaline seekers will find a thrilling experience on one of the upper levels as an extravagant glass slide is planned to take guests from the Fog Forest to the Edge Walk. The narrow walking path will wrap around both towers at the crown, appealing to fitness enthusiasts looking to take their regimen to the next level. Those seeking relaxation will find an artificial beach on the podium level surrounded by palm trees set in a tropical ambience and an elevated glass pool.

A PROVEN FORMULA

With these upcoming projects, it is clear that branded residences will prove to be a huge success, especially in a city like Dubai whose penchant for all things luxury is well known around the world. This means that opportunities for new collaborations are always on the cards and this bodes well for developers and luxury brands looking to establish partnerships to differentiate their offerings to appeal to discerning buyers.

Finally, as the demand for such properties skyrockets, it is not just new tie-ups that will unfold, but it will also bring exciting new concepts that will further raise the standard of luxury living in the emirate, and major cities across the globe.

Living the high life

Central London’s last remaining industrial district has undergone a massive transformation in the last few years. The vibrant neighbourhood, known as Nine Elms, between Vauxhall and Battersea is now an up-and-coming residential and business quarter in the heart of the city. And it’s also the location of DAMAC’s flagship project in Europe.

Set on London’s South Bank, DAMAC Tower Nine Elms London is one of the latest skyline fixtures driving the area’s rapid regeneration. Based in London’s prime Zone 1 location, DAMAC Tower Nine Elms features 360 luxury residences with options for studios, one-, two- and three-bedroom apartments as well as penthouse suites. The development boasts 8,010 square feet of communal gardens, four levels of commercial spaces and world-class amenities.

But what truly sets this project apart is DAMAC’s partnership with Italian luxury fashion label Versace. The two powerhouses joined forces to bring the refreshing concept of branded residences to London’s real estate market with this iconic twin tower development.

THE GOLD STANDARD IN LUXURY LIVING

“Personally, I have always found that Versace’s identity, inspired by their medusa motif, has no match,” said Maan Manna, Senior Vice President – Projects at DAMAC Properties. “People love the brand for its iconic creations, from fashion to furniture and accessories. And working with a luxury label like Versace gives us a strong selling point, not only with our current customer base, but it also helps us attract new clientele.”

Manna also pointed out that working with a well-established brand comes with a unique set of advantages. “Not only does the brand give the project a reputed name but you can feel the difference – the signature touches of the brand – in the smallest of details. Of course, any construction project follows certain quality standards and benchmarks, but when it’s a branded development, it goes above and beyond those standards, taking care of the meticulous details that can otherwise be overlooked.

“For example, when you enter a hotel, your initial response is influenced by what you see, hear, touch and smell. It’s the same with a branded residence – it makes the right first impression.”

FIRST IMPRESSIONS MATTER

With its striking glass façade, DAMAC Tower Nine Elms conveys that this is the home of luxury living. While twin tower projects are quite common in the Middle East, Manna points out that the concept is relatively new to the European market and it instantly stands out from the other towers in the area.

Venture inside and guests will find that the property completely redefines the idea of living in luxury. “The attention to detail with which the tower is designed, you can truly feel the difference from the moment you step in. You instantly feel like you’re entering a world that is so unique from what you’re used to.

“Let’s start with how you arrive. Located in the heart of London, the infrastructure around the tower serves the area well. So you may choose to arrive by tube, bus, a car lift or your private car and still enjoy easy access to the tower.

“When you enter the tower, the state-of-the-art luxury entrance greets you and this is where you start to feel the brand. High-speed elevators offer easy access to your unit with security and privacy, while the valet parking services and concierge desks at reception exist to serve customers’ needs.

“Moving on to the amenities floor, residents will find a lounge, fully furnished by Versace, and an outdoor terrace to enjoy the good weather in summer. There is a host of wellness facilities, including a sauna, steam room, an ice machine, a well-equipped gym, a Jacuzzi and a beautiful swimming pool with unsurpassed views. There is also a dedicated space for children.

“Then, of course, is the unit itself, beautifully furnished by Versace and fitted with the best appliances. Within the unit, residents have access to their very own gardens, as each unit, from studios to the penthouse, comprises a shaded balcony that can be enjoyed all year round. Truly, it ticks all the boxes!”

OVERCOMING CHALLENGES

Completing a project of this magnitude is never without its fair share of challenges; however, Manna believes that everything progressed rather smoothly. “We are experts in building high rises but we are also experts in promoting our idea of luxury living. This concept – as we define it – is not something you would easily find across residential developments in London; it’s something that we introduced. Of course, there have been units furnished by brands but bringing to life a whole tower branded by a luxury label is a unique feat that we managed to achieve. I am proud of what DAMAC has accomplished outside of its geographical zone.”

Valet parking services and concierge desks at reception exist to serve residents’ needs. DAMAC Tower Nine Elms is set on London’s South Bank There is a host of wellness facilities, including a well-equipped gym Upon entering, the state-of-the-art luxury entrance welcomes residents

HERE TO STAY

With the rising popularity of branded residences, DAMAC is at the forefront, bringing unique concepts to life in the region (with Cavalli Tower, Safa One de GRISOGONO and Safa Two de GRISOGONO) and further afield. And Manna believes that this is only the beginning!

“Real estate progressed traditionally from homes to low-rise buildings, which saw the addition of elevators and views from private balconies. Then came the high-rise era, which was challenging at first, but once the industry mastered it, developers started competing by adding unique architectural features to their towers. There are no limits to how creative a developer can get with the architecture of their projects, but now’s the time to bring something new to the table – something that adds greater value. And what better way to do so than by partnering with a brand?

“Of course, branded units are at a higher premium than normal. But customers are more than happy to pay that additional premium as it justifies the unique nature of a branded residence and delivers on the promise of luxury living.”

Get on board! Roberto Cavalli’s newly introduced Resort 2023 collection is an invitation to journey from New York to Miami and further on to Palm Springs, mixing the metropolitan vibe with the multicolour extravaganza of the desert

Fausto Puglisi seems to have cracked the code to make archival sartorial aesthetics relevant for modern times! Steering Roberto Cavalli’s legacy into a new era as the brand’s Creative Director, the fashion mastermind’s latest Resort 2023 collection retains the revered house’s signature identity while offering unique touches that fit right in today.

Clearly, the Sicilian designer has been hard at work! When he’s not busy dressing the likes of Cardi B and Dua Lipa, he pours much of his energy into the brand’s collections to ensure that the house of Cavalli delivers every season. In the spotlight and even behind the scenes, the man wears the brand with pride, always dressed to the nines, by day or by night or while staying in or travelling, ensconced in Cavalli couture.

It is little wonder then that in Puglisi’s capable hands, the maison has introduced yet another extravagant collection – the Resort 2023 line – with every piece screaming “Cavalli!”

40
Easy

To take in the Cavalli dose of flamboyance, fun and femininity, Puglisi invites the audience to get on board and imagine a stylish journey from New York to Miami and then to Palm Springs as he effortlessly combines a metropolitan vibe with desert paradise aesthetics in the new line. Moving from New York’s timeless edge to the desert, sophisticated neutrals and blue tones give way to rich shades of red, orange and pink, evoking a fiery sunset in Miami.

Compared to the usually relaxed silhouettes of pieces found in resort collections, this time around, the house underscores its preference for fitted silhouettes. It’s a successful attempt at highlighting that resort collections do not belong only to tropical vacations, as these creations are equally at home on a red carpet.

Roberto Cavalli’s latest modern essentials, ideal for day or night, are designed for women looking to channel their fierce personalities with their wardrobe choices. There are double-face cashmere coats layered over flats, there are denim-like looks that pack an extra colour punch; faux fur coats stand out and cut-out frocks with high slits perfectly appeal to every confident woman.

In almost every piece, the brand’s signature wild animal motifs – from the pheasant pattern to jaguar spots, snake scales and leopard prints –are juxtaposed against palate cleansing solids for a harmonious balance between flamboyancy and discretion. Yet the collection remains anything but down-to-earth!

Adding to the line, the New Retro Power Reserve timepiece features a skeletonised dial, showcasing the architectural bridges and the movement that powers the piece beneath it. And don’t miss the power reserve which, in this watch, is found at 12 o’clock! 

THE ART OF KEEPING TIME

For this collection of timepieces, de GRISOGONO chose the name ‘Eccentria’ to evoke the extravagant and unusual architecture of this watch. The polished case features an astonishing 660 brilliant-cut diamonds, weighing approximately 5.01 carats, while the stylised numerals grab all the attention on the dial.

PUT A RING ON IT

Presented for the very first time at Cannes Film Festival in 2019, de GRISOGONO’s Technicolour collection combined a variety of gemstones in an array of settings. Made up of rubies, emeralds, sapphires, diamonds and more, it marked the house’s most vibrant collection yet! This high jewellery ring is composed of black and yellow diamonds set in 18-carat gold.

EYE CATCHER

The brand’s trademark fan-shaped design lends its aesthetic to yet another collection. This Ventaglio bangle features white diamonds set on a polished pink-gold bracelet. The collection became an instant hit, with celebrities, from Hailey Baldwin to Ashley Greene, showcasing key pieces on the red carpet.

The latest offering from DAMAC will see the world’s first co-branded mansions taking shape in the award-winning DAMAC Hills community

The world’s first co-branded
mansions

The world’s first co-branded mansions are taking shape in DAMAC Hills in the heart of Dubai. This award-winning community along Al Qudra Road will soon be home to GEMS Estates – an ultraluxurious collection of mansions, ranging from five to seven bedrooms. And as the creme de la creme of the DAMAC Hills development, this is the last chance for potential buyers to own a property in this popular community – and such a prestigious one at that.

SWISS LUXURY MEETS ITALIAN CRAFTSMANSHIP

GEMS Estates will feature high-end villas, with the exteriors designed by Swiss jeweller de GRISOGONO. Meanwhile, the interiors will be designed by the famed Italian fashion house Roberto Cavalli – making it the first project of its kind in the real estate realm.

The artistic inspiration for the development comes from the masterpieces of the renowned Austrian symbolist painter Gustav Klimt. Known for his unique shapes and patterns, the exterior of the villas reflects these unique curves. The overall theme brings together luxurious and rare black diamonds with opulent touches of gold.

RAISING THE BAR

One of the pioneers bringing the concept of branded residences to Dubai, DAMAC is continuously raising the bar. Following collaborations with the likes of Versace and Fendi, this new project is yet another premium addition to the property developer’s growing portfolio.

In September last year, the 70-storey Cavalli Tower was launched in Dubai Marina, also in collaboration with Roberto Cavalli.

Earlier this year, the developer announced the launch of Safa One and Safa Two overlooking Safa Park and the Dubai Canal, in collaboration with de GRISOGONO.

Further afield, DAMAC’s flagship project in Europe – DAMAC Tower Nine Elms – features interiors by the revered house of Versace.

After carefully analysing the rising interest in branded residences, DAMAC capitalised on its existing relationships with premium global brands to bring unique real estate products to Dubai’s everevolving market. A unique offering, it gives DAMAC the edge, offering potential buyers something that no one else has – a differentiated living experience ensconced in luxury.

COMMUNITY LIFE

DAMAC Hills promises a variety of amenities for residents. Malibu Bay, the first wave pool to ever be developed in a residential community, is the star attraction, giving residents a beach experience close to their homes. While Trump International Golf Club, Dubai, with its championship course, welcomes avid golfers.

For the active types, a host of sporting facilities, including football fields, cricket pitches, tennis courts and a skating park, is within easy reach. For junior residents, there are stables offering horse riding lessons, a petting farm, play areas and more.

Keeping the spirit of the community alive, DAMAC’s community management arm, LOAMS, organises a host of events all year round to keep residents engaged. And finally, as a self-sustaining community, DAMAC Hills is also home to Jebel Ali School, a selection of nurseries, supermarkets, Ventura Mall and Radisson Hotel, which means residents have little need to venture outside the community for convenience or entertainment.

• Malibu Bay is the first artificial beach to be developed in a residential community in Dubai

Museum of the Future

The newly-opened Museum of the Future is not just the latest attraction to join Dubai’s league of show-stopping architectural marvels. Where the future lives

Go behind the scenes at

Dubai’s newest attraction, the striking Museum of the Future, which has been dubbed the most beautiful building on the planet

What will the world look like in 2071? The answer lies within one of Dubai’s most significant landmarks – the Museum of the Future. Looming 77 metres high above Sheikh Zayed Road, this new attraction became known to the world long before it officially opened in February 2022, thanks to its striking façade.

The building’s unconventional torus shape makes it one of the most complex construction projects ever attempted. And with no internal pillars, it’s an engineering miracle of sorts, highlighting future construction technologies. It is, therefore, only fitting that the experiences inside bring humanity’s vision of the future to life.

WELCOME TO THE FUTURE

Spread across seven levels, the museum’s narrative unfolds in five chapters. Before the journey begins, visitors are asked to open their minds to new possibilities to reimagine our shared future. But it is important to note that the exhibits that lie inside are not merely predictions, but rather solutions to the challenges we face in the present and ones that may arise in the future. Visitors are invited, not to be mere spectators, but to collaborate in empowering mankind to build a better future.

Chapter 1: LAUNCH INTO SPACE

On the topmost level of the Museum of the Future, visitors board a replica of a space shuttle made by NASA in 1981 and are launched into space in a simulated journey filled with bumps and turbulence, which takes them roughly 600 kilometres above Earth.

Four and a half minutes after liftoff, the space shuttle docks with OSS Hope – named after the UAE’s Mars probe. Here, visitors can become astronauts for the day by embarking on one of six immersive space missions, studying inventions and discoveries, monitoring important projects or simply taking in the star-filled sky from outer space, complete with a view of our beautiful home planet.

Chapter 2: HEAL THE WORLD

Back on terra firma, the wonders of nature come to life through a digital recreation of the Amazonian rainforest at the Heal Institute. Projected on a large screen is the thriving ecosystem of the Amazon, with actual footage from the South American rainforest, complete with the sounds of nature. Visitors will be able to discover the interplay between hundreds of species that survive in this environment and observe details that are otherwise invisible to the naked eye.

Alongside the Amazon sits the Vault of Life comprising a DNA library of more than 2,400 plant and animal species. Here, visitors can mix various DNA sequences to repair the damage done by climate change and apply the information to see what extinct species can be brought back to life and how endangered species can further be preserved.

Chapter TIME TO DISCONNECT

At Al Waha (The Oasis, in English), visitors are invited to take a break from technology and revive their senses. Designed to promote mental health, the experience combines sound healing, light therapy and meditation techniques to encourage visitors to leave all their worries and stresses behind. In the innermost sanctuary, one can reconnect with all their physiological senses and find inner peace for the mind, body and spirit.

What will the future of mobility look like? How will artificial intelligence shape our future? What new medical technologies will contribute to our health and wellness? And how can we combat climate change?

At Tomorrow Today, visitors will find all their questions about the next 50 years answered. In showcase is a series of innovations developed by designers, researchers and corporations who are working to leverage technology to address everything from environmental concerns

LEAVE FEELING INSPIRED

The immersive displays at the Museum of the Future are not just about the quirky gadgets, such as robotic falcons and selfdriving cars. The exhibits are curated to encourage visitors to bring back the knowledge gained into the present and apply it to their everyday lives to inspire change in the world. As such, the museum aims to become a platform to study the future and a living research centre, with exhibits that constantly evolve to mirror a rapidly changing world against a brighter

THINKING DESIGN

Designed by Dubai-based architect Shaun Killa, the Museum of the Future is an exemplary model of sustainability. The entire surface of the building is made of developed glass, manufactured using new technologies to improve the quality of the

arms, a tribute to the very technology the museum stands to celebrate.

About 14 kilometres of the museum’s surface is covered in Arabic calligraphy with a special focus on the wise words of His Highness Sheikh Mohammed bin Rashid Al Maktoum, Vice President and Prime Minister of the UAE and Ruler of Dubai. One of the quotes featured reads as follows: “The future belongs to those who can imagine it, design it and execute it. The future does not wait. The future can be designed and built today.”

In yet another genius move, the script doubles as the museum’s windows, casting light through the interior by day and illuminated by night to create a surreal, dreamy effect.

The symbolism in its design is also intrinsic to its philosophy as the exterior of the museum forms a human eye, or rather, the eye that sees tomorrow, while the void in the heart of the structure also represents the unknown that humans seek to discover.

The future is here

DAMAC embarks into the metaverse with the launch of D-Labs – a new initiative designed to propel the firm into the future by expanding its offerings in the digital world

54

The last decade has witnessed a technological boom unlike any other, with everything from mobile wallets to virtual tours changing the way we live. While the pandemic curtailed global momentum in other ways, the digital realm witnessed decades’ worth of leaps taking place in a matter of a few months. And even as the world gets back to some form of normalcy after learning how to cope with a global health crisis, this digital revolution is not only here to stay but is on the fast track to the future.

TRENDING NOW

With these new trends shaping our present, the metaverse has become a reality of our time. It’s not just an ethereal concept anymore but has become the latest iteration of the world wide web – what we now call Web 3.0 – blending the borders between the physical and virtual worlds.

The concept of the metaverse has been around for a few decades, however, interest in the virtual world rose sharply in 2021, following statements of intent from big tech players such as Facebook, which rebranded itself as Meta.

Acknowledging this shift, His Highness Sheikh Mohammed bin Rashid Al Maktoum, the Vice President and Prime Minister of the UAE and Ruler of Dubai, recently directed the formation of a higher committee to prepare the Dubai Metaverse Strategy. With an aim to propel Dubai into the future, the authority is tasked with laying the foundation of this new reality. This strategy will be headed by Crown Prince Sheikh Hamdan bin Mohammed bin Rashid Al Maktoum and will see an increase in the contribution of the metaverse sector to the UAE’s economy to US$4 billion by 2030.

Following suit, DAMAC announced its move to embark into the metaverse with a US$100 million investment. Under the banner D-Labs, the project will be helmed by Ali Sajwani, Managing Director at DAMAC and, now CEO of D-Labs. Under his leadership, the firm will venture into this new realm and build its own digital cities to keep pace with the evolution of the dynamic digital universe.

INTO THE FUTURE WITH D-LABS

Speaking about the strategic move, Sajwani said: “In an attempt to mould to the progressive trends of business, we are expanding our offerings into the metaverse realm to avail of the many opportunities it presents. We are keen to pioneer the possibilities that the metaverse offers in ways which allow us to be more connected and involved with our customers and their interests.

“Over the past two years, we have been aggressively driving our digitalisation efforts and this new initiative into the metaverse will only further leverage our digital footprint.”

In his new role as CEO, Ali Sajwani has been tasked to deliver the organisation’s goal of becoming a leading global digital brand.

Sajwani said: “In the metaverse, the possibilities are almost endless, even more than what is considered ‘real’ in our two-dimensional world of space and time. Initially the domain of gamers, the metaverse has broadened its boundaries to increasingly include multiple aspects of our lives – from dining and retail to fashion and real estate.

“Global tech and consulting firm Gartner identifies the metaverse as among the top emerging technology trends in 2022 that will have a significant impact on how we do business or live our lives in the years ahead. It will spur global spending on virtual reality and augmented reality (technologies closely linked to the metaverse) to about US$73 billion in 2024, up from just US$12 billion two years ago.

“What makes the metaverse a compelling proposition is that it helps create a reality that is experiential, a digital version that allows anyone to own virtual assets, like land or a piece of clothing, or even experience digital realities, such as the UAE wedding that took place in the metaverse.”

A FIRM FOUNDATION

With this new venture, D-Labs is propelling the real estate market into a new dimension; however, the foundations were well established by its parent company. Over the past few years, DAMAC has been aggressively driving its digitalisation efforts. As well as updating its systems, processes and operations across departments, the property developer has invested in building a strong team of skilled and talented experts to help support its ambitions of becoming a digital leader.

Among the new systems in place, one that stands out is the 3D virtual experience that utilises virtual reality and augmented reality to give homebuyers an authentic experience with their potential purchase. A stepping stone into the metaverse realm, it combines real and virtual environments and human-machine interactions generated by computer technology and wearables to give users the feel of living an experience. And now, the group’s foray into the metaverse will only help further leverage its digital footprint.

56

REAL ESTATE MEETS THE

Property developers around the world are racing to build immersive virtual worlds in the metaverse to attract today’s customers and boost sales, although these are only early adopters. And at DAMAC Properties, D-Labs is leading the way.

Efforts are underway to develop a metaverse that could allow potential customers to check into their luxury properties virtually, choose an apartment, explore furniture options and toy with the paraphernalia on offer. It will also see the creation of digital replicas of DAMAC’s top projects, including DAMAC Hills, DAMAC Lagoons, Safa One de GRISOGONO and Safa Two de GRISOGONO as well as Cavalli Tower in Dubai. The group’s notable projects outside of the Middle East, such as DAMAC Tower Nine Elms in London, will also allow virtual immersion through this new platform.

Sajwani said: “First, a potential customer in any part of the world can meet up with the sales agent of DAMAC Properties inside the metaverse instead of connecting over a Zoom call. Then, inside the metaverse, the prospect can tour the apartment and pay for the unit during checkout.”

The metaverse owes much of its success to its disruptive nature that displaces traditional ways of looking at a category and creates a new business model. Gone are the days when real estate buyers would close deals based on brochures and project plans. Instead, they are not only engaging in real time with the property, but they now have the option to shop for things during their virtual tours.

A GOLDEN OPPORTUNITY

The metaverse is impacting every sector possible and is making the unimaginable a possibility. “Enter the metaverse, and you can instantly travel, even to the moon, Mars, or places which only lived in the imagination before the virtual and augmented reality breakthrough,” said Sajwani.

Even when it comes to virtual global travel, the technology has been in place for a while now, transporting users to far-flung locations merely with a VR headset. And now, as part of the D-Labs offering, guests will be able to experience a virtual treat in the Maldives at DAMAC’s upcoming luxury resort – Mandarin Oriental Resort Bolidhuffaru.

In the past, the sense of actually being present someplace else with the sights, sounds and scents was still a distant possibility. But now, with the advancements being made in the metaverse, these challenges are being tackled. People can take a flight, check into hotel room and embark on tours, all generated in virtual reality, thanks to the tremendous progress being made in this realm.

According to Sajwani, these rapid changes present a golden opportunity for businesses to expand their operations. As Web 3.0 continues to expand, he believes that it is vital for brands to inculcate a presence online beyond a conventional static website.

“We’ve seen forward-thinking companies do some amazing things on social media platforms, but it’s now time for them to step into the metaverse and interact with a new generation of consumers. Brand culture will prove essential for businesses that wish to remain relevant over the longer term, and this is now intrinsically linked with life online.”

Island living

Maldives

Best for: Unrivalled luxury

Scattered like pearls across the Indian Ocean, the Maldives makes the best first impression! That glorious view of the blue waters from the skies as your jet prepares to land in the capital, Malé, sets the scene for a truly memorable escape. Very few places on the planet offer luminous, clear waters and powdery white sands as found on this island nation. This alone brings people from all over the world to this tropical paradise year after year.

For those seeking opulence, luxury comes naturally in the Maldives, with every resort its own private island. And there is a dizzying array to choose from, as the world’s most exclusive hospitality brands vie for your attention, offering everything from all-inclusive benefits to personal butlers, private pools and more.

While luxury remains at the heart of everything on offer in the Maldives, perhaps its true essence is losing the sense of time. You can spend hours on your villa’s pool deck catching the sunrise or sunset or becoming entranced by the living world beneath the waves as shoals of lemon sharks, parrotfish and rays scutter close to the surface of the crystal clear waters looking for nibbles or merely to entertain onlookers.

Coming soon…

Adding to DAMAC Properties’ luxury portfolio, the group’s first Maldives-based resort is set to open soon. Currently under development on Bolidhuffaru Reef on the northern tip of the South Malé atoll, Mandarin Oriental Resort Bolidhuffaru spans 35.2 hectares and will feature bungalows and overwater villas, high-end amenities and world-class services.

Sir Bani Yas Island

Best for: Wildlife safaris

Gazelles, cheetahs, hyenas and some of the world’s most fascinating creatures run free on the 1,400-hectare reserve that makes up half of Sir Bani Yas Island in Abu Dhabi. A haven for more than 17,000 animals, the destination feels more like a slice of Africa than it does the United Arab Emirates.

In 1971, the Arabian Wildlife Park was established as a nature reserve on the island by the late UAE President Sheikh Zayed bin Sultan Al Nahyan in a bid to protect wildlife, particularly those native to the region. And, today, visitors get to enjoy the thrilling experience of seeing these animals in the wild, including species such as the once-endangered Arabian oryx, the Somali ostrich, flamingoes and giraffes while dugongs, dolphins and sea turtles inhabit the waters surrounding the island. To view these creatures up close, a guided nature safari through the park is a must, be it on foot, on a mountain bike, on horseback or in a 4x4!

Malta

Best for: History and cultural immersion

From its rocky limestone cliffs to its golden sand beaches, Malta’s landscape is dotted with ancient temples, mighty watchtowers and commanding fortresses. Its location in the heart of the Mediterranean made it an alluring prize, with dynasties fighting over its control in the past. And its dramatic history is beautifully played out today in the historic structures that dominate the land.

The capital, Valletta, was recognised as Europe’s Capital of Culture in 2018, during which, the island nation organised traditional festivals with music, dance and street art. To this day, it continues to offer immersive experiences, with a yearround calendar of cultural events, art exhibitions and more.

Stewart Island

Best for: Stargazing

In the southernmost reaches of the Pacific Ocean, New Zealand is home to some of the world’s most stunning natural landscapes. Lesser known is the fact that the island nation is also home to the planet’s most incredible dark skies, with the International Dark Sky Association recognising more than 4,300 square kilometres of New Zealand’s South Island as an International Dark Sky Reserve. Part of this area is Stewart Island, situated a one-hour boat ride away from the southernmost tip of the South Island.

Also known as Rakiura National Park by the Māori –New Zealand’s indigenous people – it means “the land of the glowing skies” referencing the island’s breathtaking sunsets and the natural light show of the Aurora Australis, which dazzles during the winter months. It is far removed from the light pollution of the busy towns on the main island, which means it boasts some of the clearest night skies in the whole world. This makes it the perfect place to watch the stars, especially on a moonless night. Looking up at the inky expanse above, hikers, who endure the 30-kilometre trek through the park’s primal forests and beaches, will be rewarded with dazzling views of the Milky Way and its constellations.

Jamaica

Best for: Hiking

With plenty of options to take on adventurous nature trails in the Caribbean, Jamaica might not be the first port of call for seasoned hikers. But beyond the island nation’s vibrant atmosphere, bright lights and reggae beats lies a lush mountainous landscape begging to be explored.

At its heart is the Blue Mountain Peak Trail, which guides hikers to Jamaica’s highest point at 2,256 metres above sea level, the ideal vantage point from which the sea and lush canopy of trees unfold before you. While the views are immensely rewarding, the challenging trek to the top is equally mesmerising as it takes visitors through the pristine forest of the national park – a UNESCO World Heritage Site – which is home to indigenous flora and over 200 bird species, including endemic varieties and the rare Jamaican Blackbird.

This one is also a must for coffee lovers as the trail gives hikers the opportunity to sample the world-renowned Blue Mountain coffee at the source.

Bora Bora

Best for: Underwater adventures

Bora Bora’s stunning palate of turquoise, emerald and sapphire almost seems like art! Add to it the stunning island sunsets and rainforest-covered mountains and this is what travel dreams are made of. With its ethereal setting, it is little wonder that this French Polynesian island beckons honeymooners from all over the world. But there’s much more to do than clink glasses while taking in these stunning surrounds.

Underwater adventures abound in plenty, with options for snorkelling and diving available all year round. Its reefs are full of colour, teeming with an array of aquatic species and vibrant corals. It’s the island’s underwater volcanic topography that allows creatures, such as rays and sharks, to thrive in its calm, clear waters. Divers will have the unforgettable opportunity to swim alongside graceful manta rays and also feed sharks while snorkelling through the lagoons.

Mauritius

Best for: Culinary experiences

Mauritius ticks all the boxes when it comes to shortlisting an all-encompassing island destination, thanks to its untouched beaches, spectacular scenery and laidback vibes. But this subtropical nation in the Indian Ocean is also a paradise for food lovers.

Its unique culinary identity can be attributed to the fusion of cultures found on the island. The Portuguese, Dutch, French and British colonies that have inhabited the island since the 1500s left a mark on its cuisine while immigrants from India, Africa and the Far East added their own culinary characteristics to the local tastes.

In keeping with its island vibe, fresh seafood features heavily on the menus across five-star restaurants to street food stalls, while coconut-infused curries, palm hearts and biryani -inspired rice dishes can be found in plenty.

Travellers looking to truly immerse themselves in the local flavour can benefit from traditional cooking lessons offered around the island.

La Digue

Best for: Picturesque beaches

Home to some of the most spectacular beaches in the world, Seychelles is every traveller’s dream! But perhaps those authentic, laidback beach vibes are best found on one of the archipelago’s three main islands – La Digue. On the island, the old-fashioned bicycle is the primary mode of transportation and as you drive along the coast, your journey is punctuated with views of one gorgeous beach after another.

Anse Source d’Argent remains one of the most photographed beaches in the world, with its powdery white sands lapped by emerald waters and humungous granite boulders as well as coconut palms in the backdrop.

Equally captivating are Grand Anse, Petite Anse, Anse Marron and Anse Sévère, which make for a memorable day out by the shores of the Indian Ocean.

DAMAC Lagoons

DAMAC’s new master community is currently taking shape in Dubai. Inspired by the lifestyle and aesthetics of the Mediterranean, residents will be able to enjoy resort-style living right at home. The clusters at DAMAC Lagoons are named after eight Mediterranean cities while unique features, such as crystal lagoons, artificial sand beaches, waterfalls and a floating cinema, make up some of the unique water-inspired amenities.

Bringing a slice of the Mediterranean to Dubai, DAMAC Lagoons – the new off-plan development from DAMAC Properties – is all set to make holiday living a part of everyday life in the city

68

“The aim is to make vacation living a part of everyday life,” said Mohammed Tahaineh, General Manager of Projects at DAMAC Properties. Quite unlike anything the brand has ever introduced to Dubai’s real estate scene, DAMAC Lagoons takes the concept of luxury living even further by adding holiday feels to the mix.

Speaking about the inspiration behind the project, Tahaineh explained: “DAMAC Lagoons was conceptualised from our experience of having developed and handed over two master communities in the region – DAMAC Hills and DAMAC Hills 2. As one of the top real estate developers in the region, DAMAC Properties closely studies market trends and develops its products to cater to these trends. Also, we follow the mantra, ‘be first, be different and be unique’, which made our community projects of DAMAC Hills and DAMAC Hills 2 grand successes.”

69 DAMAC LAGOONS | T HE BUSINESS END
Santorini, Andalusia, Malta, Nice, Costa Brava, Morocco, Venice and Portofino will soon be within easy reach of residents in Dubai, thanks to DAMAC Properties’ upcoming master development – DAMAC Lagoons. A brilliant new addition to the property developer’s portfolio, the new community is set to raise the bar for luxury living even higher. Memorable moments made possible in the Venice cluster Each cluster is built around an expansive lagoon

At DAMAC Hills, the property developer introduced a wave pool and sandy beach for the first time in the UAE, which became the country’s first residential wave pool in a community. This feature alone has made DAMAC Hills a highly soughtafter community and, as Tahaineh states, it is a huge hit with the residents. “It’s like bringing the beach to your doorstep,” he said.

In response to its positive reception, DAMAC Properties brought more waterbased activities to DAMAC Hills 2. Tahaineh explained: “There is something about water that people of all ages like, which made us think of developing a residential community which purely revolves around water and satisfies the needs of thrill seekers and peace lovers alike.” And it was this idea that inspired the core theme of DAMAC Lagoons – water.

RAISING THE BAR

“With every new offering, we try to challenge the standards we have set, both in terms of creativity and uniqueness,” explained Tahaineh. With DAMAC Lagoons, the developer is turning 43 million square feet of desert into a residential community that feels right at home in the Mediterranean, with lush greenery and stunning aquatic features. And, an undertaking of this magnitude is no easy feat. Tahaineh, however, believes that the team has what it takes to achieve it, with the experience of having successfully completed two communities of a similar scale.

“We are expecting more than 100 million man-hours to be spent on this development across more than 50 construction packages. At the moment, we have a strong team of professionals along with specialist consultants to assist us in ensuring the quality of construction. We will also make sure that adequate supervision, monitoring and technical support are available throughout the construction process so that it proceeds unhindered.”

Once complete, DAMAC Lagoons will have over two million square feet of the area covered with water, with 75 per cent of it being swimmable. Tahaineh explained: “The water to be used on this project will be a mixture of swimmable and lake water. Significant infrastructure will be built below ground level to ensure that water is brought to the community from the main supply sources. We will also be incorporating facilities to treat water and use it in the lakes. Every effort will be made to ensure that the usage of water is optimised.”

HOLIDAY LIVING AT HOME

A home at DAMAC Lagoons will hardly differ from a holiday in an exotic locale –that’s the promise. In fact, living in the community will be akin to a Mediterranean escape, without ever having to leave the comforts of one’s home. And the property developer delivers on its promise with an exquisitely planned community that goes beyond basic amenities, such as pools, sports facilities and retail spaces. DAMAC Lagoons will bring a unique residential experience to life by combining relaxation, technology, learning, adrenaline-fuelling activities and more.

In keeping with the central theme of water, DAMAC Lagoons is divided into eight clusters, each built around expansive lagoons with white sandy man-made beaches. Named after some of the most sought-after holiday destinations – found in countries along the Mediterranean Sea – each cluster brings the charm of the region to life through a host of unique features and amenities.

The clusters include Santorini, Andalusia, Malta, Nice, Costa Brava, Morocco, Venice and Portofino, with villas and townhouses dotted across 43 million square feet. And each cluster will incorporate the unique features of the location it is named after. For instance, the Venice cluster will feature romantic gondola rides, arching bridges over canals and cosy waterside cafés.

Further across, in the Morocco cluster, residents will find the community’s tranquillity hub, where lagoon-facing infinity pools, expansive lawns for yoga and meditation as well as family cabanas can be found. For those who like their adventures with a heavy dose of adrenaline, Costa Brava brings the wild coast of the Mediterranean Sea to Dubai with activities such as ziplining, rock climbing, kayaking, paddle surfing and wave riding.

At the Malta cluster, junior residents will have easy access to learning-based amenities, including the Building Blocks Pavilion, where they can build their own houses. The cluster is also home to a virtual reality park, syncing nature and imaginative play, to offer a one-of-a-kind experience. Also, at the cluster’s Floating Flower Market, dozens of colourful boats will line the water, each holding a variety of flowers.

Moving on, thrills await the young and young-at-heart in the Nice cluster, which will enthrall fitness enthusiasts with bicycle trails and a skate park, while those yearning for a quiet escape will find solace in the splash pools and beach area reminiscent of the French Riviera. Then, the enchanting appeal of Andalusia sets the perfect backdrop for fitness and relaxation activities for women only. This exclusive ladies hub will feature a fully equipped gym, spa, beauty salon and meditation lounge, all within moments of the beach.

Blending work and play, Portofino is ideally designed for residents who wish to combine business with pleasure. At the waterside café, residents can conduct business lunch meetings or host team-building events before they can wrap up and go kayaking, sailing or paddle surfing to unwind.

Finally, at the development’s central hub – the Santorini cluster – residents will have access to a fitness and wellness zone equipped with a climbing wall. Here, they can relax by the natural pond or enjoy a movie under the stars at the floating cinema on the water. Mimicking the Greek island, townhouses and villas will be strung together by quaint pathways, bicycle tracks and ornamental foliage — all just a walk away from the black sand beach.

As is the case with every master community from DAMAC, unique features, such as the kayaking and surfing facilities, the outdoor floating cinemas, nature trails, zip lines and augmented reality experience, will be the highlight of DAMAC Lagoons. But ensuring that residents have access to even the most basic amenities not too far from home, the community enjoys a prime location in close proximity to schools, hospitals, malls as well as sports and entertainment outlets.

Following its launch last year, there has been massive interest in DAMAC Lagoons, with townhouses and villas in most clusters almost completely sold out. It’s a testament to the developer’s potential and commitment to delivering new standards in luxury living.

Managing a diverse portfolio of properties is no easy feat, but LOAMS – DAMAC’s community management arm – does an outstanding job

A host of sporting facilities are available in the master communities

Keep the little ones entertained at the Pet Farm

Earlier this year, DAMAC Properties’ community management arm, LOAMS (Luxury Owners Association Management Company), was recognised by the Dubai Land Department (DLD), through the Real Estate Regulatory Agency (RERA) for its outstanding level of service. The long list of accomplishments included the department’s initiatives in managing its communities and buildings, working closely with RERA to implement community rules and regulations, ensuring minimal complaints are received from customers as well as prompt, efficient and appropriate action towards customer concerns. The team’s approach to communicating regularly with property owners and relevant committees through meetings and consultations as well as continuous engagement across all properties in the DAMAC portfolio was also acknowledged.

While the recognition is part of the DLD’s efforts to encourage best practices and service excellence among facilities management companies in Dubai, Said ElHaouasli, Vice President –Facilities Management and General Manager of LOAMS, explained: “We are delighted that our work is being recognised by the DLD and RERA; however, awards are not our ultimate objective; customer satisfaction is.”

LOAMS currently manages and administers 107 JOPs (jointly owned properties), including 61 buildings and 46 clusters across the master communities in the DAMAC portfolio – DAMAC Hills and DAMAC Hills 2 – exceeding 39,000 units.

“In 2014, we implemented a yearly customer satisfaction survey, which is now an ongoing process. This gives us an indication of what is working and what is not. In our most recent survey, we had 11,000 participants, while this year, we are targeting 20,000, which is quite good as it gives us a fair indication in terms of community representation. And I can proudly say that we usually achieve 85 per cent and above in our customer satisfaction rates. Of course, there are always areas for improvement and our team works hard to find solutions to overcome any challenges.”

A WORLD OF AMENITIES

LOAMS’ high customer satisfaction rates can be attributed to the team’s efforts in efficiently managing every aspect of community life. “Our goal is to add life to the community. In essence, we make the community come alive through various initiatives, amenities, activities and events,” explained ElHaouasli.

“Across DAMAC’s portfolio, we provide a range of unique amenities that one may not find elsewhere. For example, in our master community of DAMAC Hills, residents will find a petting farm, artificial lakes for fishing, jogging tracks, skating parks and sporting facilities for football, handball and volleyball. We offer a range of activities to cater to residents’ various needs. We also have Malibu Bay, the first wave pool to ever be built in a residential community in the UAE, which, for residents, means that a beach experience is just a few steps away from their homes.

“In the DAMAC buildings that we manage, residents also have access to the lounges for meetings or private events, available for free upon booking. Then, to cater to even the most basic needs, we have supermarkets and pharmacies within easy reach.

“Such facilities are an important part of any community. It is critical to investors as it helps maintain high occupancy levels and it is great for residents as it is these amenities that keep them engaged.”

To complement these unique features, LOAMS also has a dedicated events management team in place to add an element of entertainment to community life. The team is tasked with organising a year-round calendar of events to cater to different interest groups. This means that residents can participate in a host of activities, including Zumba classes, yoga sessions, sporting tournaments and special workshops for junior residents.

“We are lucky to have a great events team in place and I’m proud to say that we are the only community management company that has an active events budget as part of our service charges structure. Also, we follow a participative approach to organising events, which means that we take suggestions from our residents and schedule our calendars according to their feedback.”

Clearly, this is a winning formula, given the customer satisfaction ratings of residents in the community. “When you look at our communities, about 10 per cent of the units are occupied by owners; the remaining are all tenants. When our tenants are happy, they stay longer. Our records show that most of our tenants have stayed with us for up to seven years. This is testimony to our unique facilities, good services and the quality of our residential projects. What ultimately makes us happy is when these tenants convert to become owners – and we have a lot of such cases.”

BEHIND THE SCENES

While managing these facilities, amenities and events is an integral part of community management at LOAMS, ElHaouasli said that this is just one component. “Community management needs to be seen from different perspectives. From the developer’s perspective, you are perceived as the post-sales service team, as the services provided by the facilities management team add value to the developer’s brand.

“Once the product is delivered by the developer, the service on that product lasts nearly a lifetime with the homeowner and that is what makes it very important. This could include everything from making provisions for cleaning and lift maintenance to implementing visitor management systems. Of course, there are services that are mandatory and there are others that add value. But if you look at any DAMAC property, we follow consistency in the way we deliver these operations. This is why when someone visits one of our properties, they instantly know it’s a DAMAC property.”

ElHaouasli added that legal conformance and compliance is yet another important aspect of community management. “There are different rules and regulations that apply based on the location of the property and, at LOAMS, we have to ensure that we are in compliance with those laws. This usually governs our costing models, service charge models as well as our invoicing methods.

“Each of these aspects is significant. Compliance is important to the legislators you work with. The post-sale aspect is important to bring life to the developer’s product and, finally, the quality of our services is what keeps residents and tenants happy. In fact, people choose DAMAC as their developer because we manage to tick all the boxes, in terms of the quality of the product, the quality of our amenities, our well-established legal procedures and the standards of community management that we follow.”

TRANSPARENCY TO IMPROVE CUSTOMER CONFIDENCE

A few years ago, the Dubai Land Department introduced an online system – mollak – to ensure transparency for joint property ownership in real estate. The aim was to create transparency in owners’ associations, enable registration of maintenance companies and keep track of their escrow accounts and service charges. Under this system, unit owners can now pay service charges directly into the portal to avoid any chances of impending conflicts or inconvenience.

“In November 2019, a new law made provisions to form committees within the community encompassing resident owners. And this has positively impacted transparency within the community as it gives the committee members the chance to witness the services that they are paying for and also judge the quality of these services. This also gives them the opportunity to participate in reviewing and signing off on budgets.

“At DAMAC, we have always provided the results of the financial audits to the committee. Also, we became the first management company to register the clusters in our master communities in mollak. While others use manual methods, in the case of DAMAC Properties, homeowners receive invoices directly from mollak. All of these changes combined have made a good impact on our operations and the new law only adds an extra layer of transparency.”

For a better tomorrow

It is a well-known fact that an active social responsibility programme can have a positive impact on economies, communities, companies, employees and consumers. However, the pandemic and the economic challenges it brought about put the initiatives of numerous companies to the test.

At DAMAC, however, social responsibility has remained at the heart of the group’s efforts, with the pandemic only enhancing its commitment to the communities in which it operates. It has been a key aspect of the firm’s culture since it was first established and was born out of a desire to give back to the community that has given the organisation so much.

DAMAC has been involved in education, youth empowerment and various other charitable initiatives. To this end, the Hussain Sajwani –DAMAC Foundation was established to help turn DAMAC’s commitment into a reality.

Hussain Sajwani, Founder and Chairman of DAMAC Properties, said: “With our foundation, we hope to give our passion for service an active, operational platform and ensure that our social responsibility initiatives have multiplier effects that will have both an immediate and long-term impact on the development of the communities in which we operate. While our focus is on education and enhancing youth skills that will enable them to become productive members of society, we also engage in charitable initiatives that provide a wide range of assistance that benefit the underserved and marginalised sectors of society.”

Aligning with the team’s vision, a host of initiatives were recently introduced, with the company also contributing funds to ongoing projects launched by the Dubai government for the betterment of society.

NURTURING YOUNG MINDS

Following a recent tour of Dubai Schools, the social responsibility arm of DAMAC reinforced its commitment to shaping the future of the nation through education. A key pillar of the UAE’s remarkable transformation into a global economic powerhouse, providing quality education has always been an important aspect of the national agenda. That is why, the Dubai Schools initiative was launched to provide a state-ofthe-art educational experience for a new generation of students to keep pace with the growing requirements of the future job market.

DAMAC believes that today’s children and youth have an exciting and empowering future ahead of them in our rapidly evolving digital world. And the changes being made by the UAE Ministry of Education are ensuring that students are well prepared to tackle these challenges. Supporting the ministry’s efforts, DAMAC and the Knowledge Fund Establishment signed an AED20 million sponsorship agreement to support the Dubai Schools project. Under this sponsorship programme, Emirati students will be eligible for scholarships for a five-year term.

Sajwani said: “We are pleased to be part of the Dubai Schools project to provide Emirati students with the skills and knowledge necessary to keep pace with our prosperous economic path and empower them with the knowledge to enrich their scientific lives and participate in opening new horizons and global opportunities for students.”

FUTURE PROOF

In 2017, His Highness Sheikh Mohammed bin Rashid Al Maktoum, Vice President and Prime Minister of the UAE and Ruler of Dubai, launched the One Million Arab Coders initiative to encourage the local youth to learn the language of coding to better equip themselves for future disruptions in technology and the job market. The programme brought together a global community of students, tutors and corporate institutions, all of whom contributed to its success.

DAMAC plays a key role by supporting this programme, which offers the youth a direct path to a prosperous future. Sajwani said: “Fully committed to advancing education and learning of Arab youth across the region, we partnered with the Dubai Future Foundation in supporting the One Million Arab Coders initiative, which provided software development training and the language of coding to one million people across the Arab world.”

Since the programme launched, more than one million students enrolled in courses administered by Udacity and Microsoft. “The Hussain Sajwani – DAMAC Foundation remains committed to investing in people and spreading hope to Arab youth, equipping them with tools to carve out a better future for themselves and generations to come,” he added.

TACKLING FOOD SHORTAGE

The UAE’s One Billion Meals initiative was launched by His Highness Sheikh Mohammed bin Rashid Al Maktoum at the beginning of Ramadan. The largest food donation drive of its kind in the region, it provided food support to the underprivileged and the undernourished in 50 countries around the world, especially vulnerable groups of children, refugees, displaced persons and victims of disasters and crises. To support the campaign, the Hussain Sajwani – DAMAC Foundation pledged AED5 million to the initiative.

“The One Billion Meals Campaign is an expression of the UAE’s dedication to humanitarian and solidarity causes. Following last year’s 100 Million Meals campaign, this year’s initiative is an affirmation of this commitment and proof of the reachability and scalability of such an inspiring and virtuous campaign. As global citizens, it is our responsibility to support and nurture a brighter and healthier future generation,” said Sajwani.

FRESH SLATE INITIATIVE

Earlier this year, in anticipation of Ramadan, the foundation, in partnership with Dubai Police General Headquarters, announced the launch of a charitable initiative that seeks to aid detainees in Dubai’s Punitive and Correctional Institutions who have been charged with petty offences. Under the Fresh Slate programme, funds were made available towards the release of men and women detainees and their reentry into society.

Sajwani said: “Life can sometimes present challenges that lead people to make decisions putting them on the wrong side of the law, without willfully intending to break social rules that protect society. We want to give these people a fresh start so they can embark on a new path, and live a respectful life.”

Fresh Slate will pay off the current financial obligations of detainees, both male and female, so that they can be released, allowing them to return to their families and look after their welfare. It aims to give them a fresh opportunity to turn their life around and eventually become productive members of society. The project that was conducted over a period of four months, from April to July 2022, and the release of prisoners took place to coincide with the celebrations of Ramadan, Eid Al Fitr and Eid Al Adha.

ON-GOING EFFORTS

The drive to enhance local and regional communities is a continuous effort at DAMAC. And, in addition to the group’s major initiatives, smaller programmes have been implemented with support from the group. This included COVID-19 relief services, which saw the company donate AED1 million to provide 125,000 meals to communities affected by the outbreak in the UAE.

In support of people of determination, the Hussain Sajwani – DAMAC Foundation provided electronic devices to children under the care of the Al Hadaf Centre for People of Determination, which is helping them to continue their education through distance learning.

Under the Arab Hope Makers initiative, the foundation pledged AED3 million to the initiative’s Humanitarian Cause of the Year that paved the way for the construction of the Magdi Yacoub Global Heart Centre in Egypt, which will help thousands of Arab children and adults suffering from heart diseases free-of-charge.

Still, the agenda remains packed with more campaigns set to launch, further supporting education in the UAE as well as youth development and empowerment.

Sajwani concluded: “We are thankful for the opportunity to play a developmental role in building a sustainable society for generations to come and hope that our work will inspire others to create ever-widening ripples of compassion that will create a better future for the UAE and beyond. The foundation aims to give back to its community for as long as we are in business and as long as there is a need for this support.”

A competitive edge

EDGNEX, the new digital infrastructure provider from DAMAC, is proactively building, buying and forming strategic partnerships to develop the world’s next digital hubs

80

Global spending on information technology has risen rapidly over the last few years. Experts believe that the pandemic-driven market conditions have seen developments that would ordinarily take decades rise in a span of a few months.

“It all ties in with the Internet of Things (IoT),” said Konstantin Borman, Senior Vice President – Data Centres and Managing Director – Middle East at EDGNEX. “The amount of data we are consuming has risen drastically. 5G capabilities have dramatically increased the amount of data that can be exchanged between devices and enhanced business applications. This is facilitating everything from high-speed downloads and high-definition content to driverless cars.

“Teenagers alone contribute to 70 per cent of the online traffic today and this is only set to increase. In fact, the latest numbers suggest that by 2035, we will be processing zettabytes of data (one zettabyte is approximately equal to a trillion gigabytes). Everyone thought that a petabyte alone (1,000,000 gigabytes) is huge, but now it is not as significant anymore. Naturally, all this data needs to be stored and processed somewhere. And with more and more things going digital, the amount of data is increasing at a much faster rate than the computing capacity of the servers.”

Therefore, identifying the need for high-quality data centre infrastructure in the market, the DAMAC Group launched EDGNEX, the region’s new provider of global digital infrastructure.

BREAKING GROUND

“After studying the market potential, it was clear that the data centre industry is very intensive. Our strategy from the beginning was to go after markets that have either an existing or future demand. We learnt that the pent-up demand in the Middle East was significant – we are talking potentially about building 300 megawatts in the next five years. And until there is a supply of quality digital infrastructure services, this demand will not be satisfied,” said Borman.

With a mission to bring new speed and agility to the data centre market, EDGNEX will focus on new acquisitions, projects and partnerships to develop local data centre facilities and enhance underserved markets. This will not only benefit economies in the region but will also allow enterprises and end users to benefit from high-quality digital infrastructure within easy reach.

“Our concept is to build, own and operate data centre platforms, which means that we buy land, build the facility and install technical infrastructure. We are in the process of building new data centre platforms in different countries. We are looking at countries in the Middle East and we soon plan to expand in other geographies, including Africa, South East Asia and Europe.”

At present, EDGNEX enables hyperscalers, cloud service providers, content companies, over-the-top (OTT) players and enterprises to rapidly scale up their presence in emerging digital hubs. It supports the growing demand for optimised application performance and user experience while enabling organisations to meet regulatory compliance by keeping data in-country.

“While there are a whole host of reasons why data centres are essential to businesses, a number of those businesses do not want to spend CapEx upfront to build their own data centres and then operate it. This is why they outsource these requirements and use our services to the extent that they need. It gives them the opportunity to grow with us and as the business grows, they can optimise their costs and transfer CapEx into OpEx.

EDGNEX is the region’s new provider of global digital infrastructure

A MARKET DISRUPTOR

Borman pointed out that in the mature data centre markets found in North America, mainland Europe, Singapore and Hong Kong, the supply meets the demand. However, this is not the case in the Middle East, some parts of Europe, Africa and Southeast Asia. “There is an opportunity to step in if you understand how this can be successfully done. Efficient data centres ultimately translate into lower costs in terms of the total costs of ownership for the client. And at EDGNEX, we offer the complete package.

“When businesses work with us, they are assured of the highest levels of quality and security. We start with a concept, construction and install quality equipment (we only work with known brands). Our operations are top-notch; we follow industry best practices and our data centres are very efficient from an energy consumption perspective. This allows us to offer scalability, security and 100 per cent uptime. So we are disrupting the industry by bringing the highest quality products and services to markets that are still developing.”

DIGITAL REAL ESTATE

While real estate and digital infrastructure are often not viewed on the same spectrum, Borman said: “You can consider data centres as a piece of technical real estate because you own the land and the building and are generating revenue from the service you are providing. To some investors, this is a very attractive business model and it is quite stable. From a returns point of view, if you compare investments in property, you have certain returns. However, if you have data centres, your returns can be significantly higher.

“At the end of the day, we are fortunate to have this strategy supported by our Chairman, Hussain Sajwani, who is a visionary driving this business forward. He fully understands our vision and supports it, which allows us to make decisions fairly quickly. Although we are a small team, every member is equipped with the expertise to develop and expand the business. This is a good combination that will allow us to be very successful and stay ahead of the curve.”

Transforming proptech

DAMAC remains at the forefront of a proptech revolution in real estate as the group seeks to expand its offering to digital assets and enhance the customer journey by adopting the latest industry trends

82

“Technology in the real estate industry has been late in the game,” said Ali Sajwani, Managing Director at DAMAC Properties. He believes that the property development industry has remained quite traditional in terms of technology adoption… until recently! “The technology boom is finally hitting the real estate sector, and DAMAC is at the forefront of this revolution.”

With vast global wealth stored in real estate, it is only natural that the industry is adopting property technology – aptly known as proptech – to better serve both the residential and commercial markets.

“Real estate developers, founders, investors and industry specialists are facing an era of disruption and proptech is seen as an important way of not only keeping oneself relevant but, more importantly, making the market accessible to customers who otherwise would not be able to enter the property ladder and challengers looking to break into the market with creative business models,” he said.

According to Statista Research, in 2021, a total of US$ 24.3 billion was invested into proptech companies globally, which was up by 60 per cent over the preceding three years. As the largest private property developer in the region, DAMAC considers this the ideal opportunity to diversify and drive bold innovation. The team has, therefore, been stepping up its efforts in digital innovation to secure itself as one of the pioneering companies in driving disruptive tech in the property market. The group remains focused on key tech pillars that span all facets of the business, driving the use of technology across construction, sales and post-sales customer relations as well as support functions.

CUSTOMER SATISFACTION IS KEY

For DAMAC Properties, customer happiness remains a core goal. Offering homeowners and tenants a quick and convenient way to manage their properties through a single platform, the DAMAC Living app was a game changer for the company. “In the last year alone, we’ve incorporated a number of updates and enhanced features in the app,” explained Sajwani.

“Customers can now request property transfer NoCs directly through the app and secure these digital certificates, helping them avoid the hassle of walk-ins. Additionally, in cooperation with the Dubai Land Department (DLD), DAMAC offers customers the chance to fetch ejari details of their tenancy contract and raise move-in requests, providing a seamless journey for new tenants.”

Another digital initiative has been the integration of chatbots within the DAMAC Customer Relations Management software to make it easier for customers to engage and interact with the CRM team. The chatbot handles an average of 6,300 chat interactions with clients on a monthly basis, covering a range of requests, such as making payments, moving in, maintenance, booking amenities, visitor management and general inquiries.

The department also initiated a ticketing service system to increase the efficiency and effectiveness of handling customer transactions received from different channels, such as calls, emails, chats, the DAMAC Living App and walk-ins.

In order to cater to the range of customer demographics, DAMAC also launched an Arabic version of the app, with plans to add more languages subsequently. In addition, the company is gearing up to launch a dedicated living app for its exclusive property in London, DAMAC Tower Nine Elms.

“We are constantly evolving and enhancing customer experience on the app. And, it is not just a community management app anymore. We are working towards a one mobile app solution for all touchpoints with DAMAC, right from the point a customer shows interest in our properties to when they start residing in our communities,” he said.

PAYMENTS MADE EASY

While the DAMAC Living app has made online payments easier with the integration of ApplePay in addition to credit/debit card payment and internet banking facilities, it’s the company’s foray into cryptocurrency that is keeping them ahead of the curve.

“Cryptocurrency is becoming mainstream and Dubai is blessed because it’s open to such forms of payment. We wanted to be an early adopter and so we started facilitating payments through Bitcoin or Ethereum and we have seen a good uptake since we launched. Soon we will also be able to accept service charges through cryptocurrency.”

AGENT SUPPORT

The DAMAC Agents app is a digital platform for real estate brokers providing comprehensive information about the group, its portfolio, property specifications and features as well as unit inventory. The app was recently revamped to offer a whole new experience with a host of added features for property agents.

“Agencies and agents can now register through the application to be part of the DAMAC family. They can view properties and select the inventory to book online, view full details of the property, take virtual tours, book a ride for their customers to visit the show unit, view upcoming roadshows and events, customise their search as well as apply for and attend agent training programmes. Furthermore, agents can sign up for the Fly-in Programme, where they can book flights for customers to view international listings, and the Unity Programme, which unlocks different levels of club membership based on sales contribution.”

AN AWARD-WINNING EXPERIENCE

Thanks to the ongoing efforts in the digital enhancements space, DAMAC Properties was recently honoured for its ‘Smart Innovation’ at the Future Workspace Summit and Awards 2022. Yet, the team is not keen to rest on its laurels.

“We are always looking for new ways in which to enhance the customer journey. This includes reanalysing our business operations to determine how we can automate, digitise and re-engineer these processes. At the same time, we are also focusing on enabling more functions and experiences for our customers through our CRM department, which will simplify a lot of these journeys. We are also looking at the backend to ensure that we optimise our processes so that we can move much faster and quicker.”

Enhancing the customer experience

From the DAMAC Cares campaign to the Voice of the Customer survey, DAMAC has implemented a series of initiatives to enhance the experience for investors and residents

The DAMAC Cares campaign aimed to shift from a reactive CRM approach to addressing concerns in a proactive manner

84

A client-first approach is paramount to success in the real estate industry. And at DAMAC, customer satisfaction has always been and will continue to be a primary focus. Promising a comfortable, convenient and hassle-free experience for investors, residents and tenants alike, the customer relations team and community management departments at DAMAC work together to deliver the group’s vision.

“We truly care for our customers,” said Ali Sajwani, Managing Director at DAMAC Properties. “We tailored our approach to be more customer-centric rather than operations-centric or transaction-centric. But it was not a simple journey to get there.”

Along the way, a whole host of changes have been made to DAMAC’s Customer Relationship Management (CRM) department. The team introduced several upgrades, in terms of transforming operations and quality assurance, to enhance the customer experience.

BACK TO BASICS

DAMAC believes that an excellent customer service team is integral to delivering exceptional customer service. That is why the department has invested in a dedicated training team for its CRM representatives.

“We have developed an intensive programme to train the operations team, the CRM team, the contact centre staff, account managers and the happiness centre staff. But that’s not all. We also extended this training to our colleagues in facilities management and other areas that involve customer interaction. This was done in order to ensure that we are using similar standards across all departments with the customers,” said Sajwani.

DIGITAL ENHANCEMENTS

Supporting the team is a host of digital resources that helps enhance the customer experience. From the DAMAC Living app – a one-stop solution for investors, residents and tenants to manage their property – to the newly launched ticketing help desk system, technology is a vital part of the customer journey at DAMAC.

“With the DAMAC Living App, we now have many online services available for customers to navigate from the comfort of their homes. But this isn’t where we left off. In fact, we took our digital initiatives to the next level by introducing a Whatsapp chat and integrating chatbots within our CRM software. The goal was to make it smoother for clients to engage and interact with us. This has made it easier for clients to reach us and raise any type of requests, such as making payments, move-in permits, maintenance, booking amenities, visitor management, and general enquiries from the comfort of their homes. This is another way to increase approachability and ensure 24/7 customer care availability.

“An additional tool we rolled out recently is the ticketing tool, which was introduced to optimise the way in which we interact with customers. As we usually receive a wide range of enquiries and requests, providing resolutions to these different types of customer transactions requires a lot of cross-functional interaction

between different departments. The new ticketing tool now allows us to track these requests. This means that every single interaction with the customer is logged as a ticket in the system, which also generates automatic notifications to deliver a 360-degree journey to our clients.”

DAMAC CARES

In continuation of its commitment to customer satisfaction and happiness, the company launched a first-of-its-kind DAMAC Cares campaign. Designed to enhance the customer experience by listening to feedback, the campaign aimed to shift from a reactive CRM approach to addressing concerns in a proactive manner. Spearheaded by the CRM department, the initiative saw kiosks placed across the majority of buildings and communities, where residents and investors were invited to offer their feedback on various aspects of the DAMAC living experience.

“We met thousands of customers and received responses from these surveys in which they shared their views and areas for improvement, which we acted on. Then, we went back to our customers to follow up on their experience and noticed that there was a big improvement in the way they previously felt about these concerns.”

To further develop customer relationships, the team conducted CRM roadshows to engage with customers and listen closely to their concerns. This was recently done in Qatar, followed by a get-together for homeowners at the newly completed DAMAC Tower Nine Elms in London. Furthermore, the CRM team in collaboration with LOAMS (the facilities management team) arranged events at DAMAC Hills and DAMAC Hills 2 to engage with clients and children during their time out.

THE VOICE OF THE CUSTOMER

Every growing company has ideas coming from all different directions and DAMAC believes that the one that stands out is the input received from clients.

“At DAMAC, we look at building the business from the outside in, which means that we need to listen to the voice of the customer. This allows us to take helpful actions consistently and cultivate both positive reviews and constructive feedback. At every stage of the customer journey, we run surveys to collect customer insight.

“To further enhance the customer journey, we also launched a mystery shopping campaign for the first time. This involves having mystery shoppers on the ground to assess what the customer journey is really like, from the moment they meet us at the booth, call us, register online or make an enquiry until they buy the apartment, it gets handed over and they move in. It lets us know how it feels from the customer’s perspective and the areas in which we can improve. This outside-in approach has proved very healthy for the long-term success of the company.”

AMENA MUHAMMED SHOKRI EXECUTIVE - CUSTOMER RELATIONSHIP MANAGEMENT

At any workplace, it’s primarily your colleagues that support you in your journey within the organisation and I am glad that I was surrounded by the best people, who were always willing to go the extra mile to guide me.

From the moment I stepped in, the training team made us feel very welcome and my senior managers made sure that the environment we were in was healthy and friendly. The three-day induction programme – complete with interactive sessions, games and site visits – helped us learn more about DAMAC’s history and strong standing in the market. The buddy programme also made me feel confident about my role in the company.

Our trainers were always very warm and welcoming, ready to answer all our questions. I was also trained separately to prepare me for my CRM role. The overall onboarding process was quite smooth, all thanks to the HR department.

EHAB

I have been working with DAMAC for a few months now and my experience has been very rewarding. From the outset, the onboarding processes were very smooth, which helped me settle into my role fairly quickly. I had ongoing training sessions with the senior management, including the heads of various departments, Presidents and Vice Presidents, to help me gain insight into the core of the business. This helped me set out my goals at the company.

My line manager – DAMAC’s General Manager – has always been very supportive. His open-door policy means that any thoughts, doubts or clarifications can be instantly communicated with ease.

What keeps me motivated every day is being able to inspire others to do their best at the company. It’s great when we all come together to overcome challenges and further develop ourselves in line with the DAMAC brand.

Although it has only been a few months, I feel well settled. As a large organisation, at DAMAC, you have the opportunity to meet people from all walks of life, which means that there is always something new to learn and scope to grow.

Interacting with clients, helping them with their enquiries and seeing them happy with the services we provide motivates me to do better every day.

LINDSAY LAMONT MANAGER - TRAINING

Although it’s only been a few weeks since I joined DAMAC, I feel like I was able to settle rather quickly into my role, thanks to the support I received. After a thorough induction, I was welcomed by my team and everyone made me feel very comfortable.

I appreciated having a buddy, who was a daily support and served as a guide with my roles and responsibilities as well as the day-to-day questions that arose. I learnt a lot quicker as I was able to always reach out to someone.

As part of my induction, I was personally introduced to each stakeholder and department to help me better understand the workings and culture of the company. I found that every team member shared a lot of energy and enthusiasm for the growth and success of DAMAC, and I am excited to continue learning and helping the company achieve its goals.

The onboarding guide was especially useful as it outlined who I would be connecting with and it helped structure my networking. From the first day, I was given opportunities to observe the roles I would be working in and I was encouraged to participate at this early stage so that I could grow quickly in knowledge and confidence. My colleagues shared valuable advice and were always happy to assist with new challenges.

As a trainer, the motivation comes from seeing your participants thrive. Helping them feel more confident in their own roles and knowing that the training you provide will support them in their own careers and success in DAMAC is very encouraging.

RELATIONSHIP MANAGER - SALES

I have been working at DAMAC since August 1, 2022, and every single day, I find myself motivated by the success stories of my colleagues. Seeing them achieve their professional goals in line with the company’s objectives gives me the confidence to do the same.

There were several stages of immersion in the company. Each of them helped me understand DAMAC’s journey, from its inception to its incredible world-class off-plan projects. The onboarding process was very smooth and during the informative sessions, we learned more about the business under the guidance of DAMAC’s team of professionals. These sessions taught us how to best present information to our clients so that we can inspire them and give them the confidence to work with us. I am very grateful to each and every mentor for their time.

Thanks to the support of my line manager, I was able to set clear goals and implement a plan of action to achieve them. And with the help of my colleagues, every day I understand more about the subtleties and nuances of the work. Although I have just started, I can already see that DAMAC is a company where you can fulfil your goals if you persevere and do your job with high quality.
