Bespoke secondary glazing solutions Ideal for heritage and Grade II listed buildings The design of the windows in a heritage building is an important part of the character of the property and must be retained, but single glazed timber frames are a major source of heat loss, provide little protection against noise and offer minimal resistance to burglary. The installation of bespoke secondary glazing from Lansec will improve the properties environment and make it much more comfortable by reducing air leakage and heat loss, dramatically improving noise insulation and providing an additional security barrier.

Planning consent is not normally needed for secondary glazing in Grade II listed buildings and properties in conservation areas but Lansec liaise with the Planning Department in the relevant Local Authority and supply technical drawings, and installation procedures if required. Their aim is to achieve all the benefits while maintaining the appearance of the original windows by matching any window style and colour so the secondary glazing is barely noticeable at all from inside or outside.

Also, the possibility of condensation is virtually eliminated making water streaming down the inside of the windows and puddles on the windowsill a thing of the past.

Secondary glazing from Lansec is a fully independent window system installed on the room side of existing windows. The original window remains in position in its original, unaltered form. The most popular form of secondary glazing is opening units which can slide either horizontally or vertically depending on the style of the original window. They will allow access to the external window for cleaning purposes and the opening of both secondary glazing and the external window for ventilation. Other styles available include fixed, lift out or hinged units.

SO let’s talk about Shared Ownership As the cost of living and private rent prices continue to rise, getting onto the first rung of the housing ladder can seem like a giant leap, Shared Ownership could give you the opportunity of getting onto the first step. “Shared Ownership properties can be found in some private developments as the provision of a certain number of Shared Ownership units will often be required as a part of the planning permission for a development. This can put affordable housing in the heart of some prestigious postcodes.”

So how could Shared Ownership help? Contrary to some opinions, it does not mean you will own and live with

someone you don’t know. Shared Ownership gives first-time buyers and those that do not currently own a home the opportunity to purchase a share in a new build or resales property. This initial share can be anywhere between 25 and 75 percent, and you would only pay a mortgage on the share you own and pay rent to a housing association on the remaining share. Because you would only need a mortgage for the share you are purchasing, the amount required for a deposit can be as little as five percent of the share price, lower than the average first-time buyer deposit of £30,000. Stratford-upon-Avon Tried & Tested Review Our stay at the Hotel Indigo, Stratford-uponAvon was fantastic from start to finish. The reception staff made us feel so welcome on arrival and the hotel was absolutely beautiful with its mix of original features and modern touches. There are 93 guest bedrooms at this amazing boutique hotel. They come in three beautiful room designs inspired by Shakespeare and reflecting local history. The Tudor rooms in the original 16th century building reflect the tradition of the building and have views to New Place, Shakespeare’s home in later life. The Georgian townhouse is inspired by Shakespeare’s theatre with rooms combining luxury and homely charm. The Contemporary Rooms in the new wing are elegantly sophisticated, drawing on the 20th century past. All guest rooms have super-comfy Hypnos beds with luxury Egyptian cotton linen, spa-inspired bathrooms, Nespresso coffee machines, 40inch flat screen TVs with multiple channels and IHG Connect seamless

internet connection. Our room was very spacious, with a fantastically comfy bed, a shower with speakers so you could listen to music during your ablutions using upmarket Bramley complimentary toiletries. There was a mini-bar as well as tea and coffee making facilities. Those toiletries were so lovely I bought some to take home. They also sell the most beautiful smelling Hotel Indigo candles and stunning spa products, such as Dead sea salts. We ate in The Woodsman restaurant, which is headed by restauranteur Mike Robinson, co-owner of the Michelin-starred Harwood Arms in Fulham. Mike’s passion for locally sourced produce and sustainable wild food is renowned and everything at the Hotel Indigo is ethically sourced and all meat raised to the very highest standards of animal welfare. Certainly, our experience of the restaurant was outstanding! To start I tried the whipped chicken liver parfait with red grapes, verjus and chargrilled bread. My partner opted for wood pigeon pastroma with green beans,

almonds, pickled pear and herbs. For the mains we had dry aged Hereford beef rump, glazed cheek, Welsh rarebit leeks, trompette mushrooms with a side dish of ‘dirty’ mash, crisp shredded venison, sourdough crumb and deer gravy. What a delight it all was! The food was mouth watering. We were honestly lost for words about just how wonderful our meal was, the best we have ever experienced. We were also in a great location with multiple boutiques, restaurants and shops on the doorstep, not to mention the gorgeous riverfront walks. We would most strongly recommend our readers to visit Hotel Indigo Stratford-upon-Avon

FAUN: Celebrating local produce Faun is a bakery, deli and cafe, showcasing the finest in seasonal and local produce. Located at the top of Great Malvern, in the former Brays building, guests can sit and admire stunning views across the Worcestershire countryside from within or take advantage of their beautiful outdoor terrace. Everything is made by hand on site, with their deli offering an array of their own produce, including freshly baked sourdough loaves and pastries, as well as a wider selection of the best in local produce. Their coffee is from Hundred House Coffee, an awardwinning roastery in the Shropshire Hills, with looseleaf tea from Trumpers Tea in Hereford and Dexter’s Tea in Malvern. Their cafe offers an all-day brunch and lunch menu, served from 9am - 3pm, with a wide selection of vegetarian and vegan options. It is the brainchild of Shona Kelly and her partner Jon White, who both wanted to share their passion for celebrating local produce and making it accessible to all. Shona was previously coFounder and Head of Pastry at Peter Cooks Bread, an awardwinning bakery, and Jon was the Manager of a local Youth and Community Centre. They first opened their doors

in a small corner unit on Church Street in December 2019 and were overwhelmed with the support they received from the local community. Then Covid-19 came on the scene, just four months later. They quickly adapted and took their store online, offering home deliveries across Malvern, which proved very popular. As rules started to relax, they were able to open their doors once more. Over this time, they came to realise that more space was needed for them to fulfil their dream of being able to develop a menu that showcased the local produce on offer One year later, their dream was realised with their move to the top of town with the space to offer a much bigger seating area and develop their own bakery and kitchen. Brays holds a strong heritage for the community in Malvern and Shona and Jon were keen to feature many of the original fixtures and fittings within the decor to honour this. The name Faun was inspired by Malvern’s connection to the The Lion, The Witch and The Wardrobe, which C S Lewis is said to have been inspired by from his time in Malvern. Today it is a bustling cafe and deli, that has weathered the storm of Covid and is now looking forward to a hopefully bright future, with lots of exciting plans ahead.

for exploring Kentish charms Decoy Farm Holiday Cottages offer a great base from which to explore lovely Kent and especially the Medway town of Rochester with its cobbled streets, medieval buildings, splendid cathedral and Dickensian heritage. You’ll enjoy not only the home-fromhome comforts of these three 3 Star holiday homes, but also birdwatching heaven and a peaceful location with a private reservoir, duckpond and the chance to mingle with resident ducks, geese, chickens and donkeys. Many people catch the train to London when they stay, but others enjoy walking the Thames Sea Wall and Saxon Way. The farm is also next to the RSPB Northward Hill reserve, which has the UK’s largest heronry and marshlands, orchards

and woods which attract numerous species including large numbers of overwintering wildfowl, thrushes, finches and buntings. The cottages have all been sensitively created from a brick barn on the fruit farm kept by owners John and Kim Myatt. While keeping their exposed beams and character, they have been fitted and furnished to very high standards and sleep two, three or four people. Each cottage has its own parking bay and French windows opening on to their own landscaped gardens with sunny patios and views across the heronry. Guests are free to wander around the 120 acres of farmland, eating from the fruit trees if they wish.
