The Balance

There is no doubt that the market is calmer, offering a better balance of instructions and agreed sales. It has returned to more traditional levels, building strength over the winter months as we head towards the spring and summer. After significant and successive uplifts in values over the past three years, this is as expected, but properties in prime positions in North Cornwall continue to break new levels.

Habits formed during the pandemic years have stuck and more flexibility in where some of us can work continues to make Cornwall an ever-popular place to be. As a firm, we too are constantly trying to find the balance of providing the best service we can in a predominantly holiday home fuelled area, while ensuring that the focus remains on community, affordability and supporting those within the county that need it - as best we can. That is why we are supporting the Wadebridge Sports & Leisure Centre (page 39) and Camel Estuary Youth Sailing (page 40) this year and why we continue to work closely with the Cornwall Community Foundation (page 48), which not only generates and circulates invaluable funds for those in need within the county, at the same time as raising awareness of a very different landscape away from the heady coastal hotspots.

With the sun streaming through the skylights and the expansive floor space gleaming, it’s easy to see why Jethro and Kristie Jackson jumped at the chance to create this new space.

Jethro’s studio, at one side of the building, is four times the size of his previous workspace at Porthilly. Those who visited him there will remember how pretty, but petite it was! “Porthilly will always be an important part of my artistic life – I loved it there. But when the opportunity came to create a purpose built space, I knew it was too good to miss. I’ve spent the last few years exploring a more abstract approach to my painting, so the move marks a shift in my work, too. It’s a fresh start in lots of ways,” Jethro explains.

The central gallery space is 1800 square metres. This means Jethro can hang whole exhibition size shows here. There’s space too, to show the work of sculptors Alastair and Fleur Mackie, who also have their studio in the building. “The whole area next to the studio gallery is quickly becoming a bit of a creative hub!” says Kristie. “Photographers, interior designers and other small businesses are choosing to have their base here. It’s lovely to think we’re part of a growing community in this part of Cornwall.”

The studio gallery is open Monday to Saturday 10am-4pm. It’s always a good idea to call ahead if you’re making a special trip.

Jethro and Kristie Jackson’s new studio gallery will be the setting for shows, artists’ talks and evening events this Spring and Summer. We chatted to the couple to find out about the move to this beautiful new building and their plans for the year.

OF THE LAND

Alastair and Fleur Mackie make contemplative sculpture that’s deeply embedded in the Cornish landscape. They’re now based here in Rock.

Abeautifully simple stool, made of oak, from a tree that died in Mount’s Bay two and a half thousand years before Christ was born, when the bay was wooded and far from the sea. The tree was pickled in peat,

buried in sand, and submerged by the rising Atlantic for four and half thousand years, until uncovered by a storm in 2020. Mount’s Bay Stool (2022) is by Fleur and Alastair Mackie, the North Cornish duo making sculpture steeped in stories of substance and place.

Alastair and Fleur now work here in Rock, but long and interesting careers in art have led them both here. Alastair grew up in a farming community in South Cornwall while Fleur’s childhood was split between Cameroon, France, and the UK. Meeting at art school in London in the 90’s, over time their work has evolved into a close collaboration.

The pair has shown extensively in the UK and internationally, including exhibitions at the Saatchi Gallery in London, the Venice Biennale and the Busan Museum of Modern Art. They have worked on a number of public commissions and their work is held in collections including the Cass Sculpture Foundation in Sussex, the Olbricht Collection in Berlin and the Wellcome Collection in London.

In 2011 they moved to North Cornwall, and the landscape here has fundamentally shaped the vocabulary of their work. Cornwall is not just where Alastair and Fleur’s work is made, but what it’s made of. Naturally occurring elements - native metals, seashells, clays are meticulously collected, rearranged and transformed.

The stories of the places, materials and processes involved in the work are as much a part of their work as the physical objects themselves. For Canopy, (2014), made for an exhibition on the theme of home, Alastair collected one leaf from every tree he passed under on a twenty mile walk from their house on the North Coast of Cornwall to his childhood home near Lerryn (‘Canopy’ is pictured overleaf).

Work on The Domination Of Things (2016) began with the artists being commissioned to find cowrie shells (historically the most common form of shell money) on a Cornish beach, for eight hours a day, over three days. Each shell was placed within a corresponding recess cut into a tablet of limestone and subsequently offered as a medium of exchange.

The duo describe themselves as site-specific artists, and it’s easy to see why. Each piece of work is something of an enigma, enriched by the loaded associations of its material, sense of place and the story behind its making. They’re a welcome addition to the Cornish art scene and we’re thrilled they have chosen Rock as their base.

Over the last few years, Polzeath’s Whitewater Contemporary has gone from strength to strength, responding to the region’s high demand for fine art by doubling its original gallery space in 2021, and this year consolidating both spaces into a single, white walled gallery. Whitewater is now a leading venue for the exhibition of Cornish and British art, with an enviable list of exhibitors. Owners Nick and Suki Wapshott have a passion for working with Cornish painters, sculptors and makers, alongside new and established artists from across the UK.

“We have been delighted to introduce new artists like Luke Knight, beginning with his very first solo exhibition, and Max Leuchars, who is an extraordinary young talent, as well as supporting much loved local artists like Caroline Cleave. We’ve also held landmark exhibitions of contemporary craft, including potter Hugh West’s 50th year show, and a beautiful collection of work by Hannah Billingham who is currently one of the UKs most talked about ceramicists.”

The gallery has also been exhibiting work by painter Simeon Stafford, who is a huge name in British art, and other new and well-known names as part of their yearround Featured Artist series. This year’s series begins in March with a dazzling exhibition of ceramics by Royal College of Art graduate Judy McKenzie, whose works explore the ancient art of Nerikomi and Kintsugi. April sees still life and landscape paintings by Exeter College of Art graduate Sam Brooks, who is rapidly becoming one of the South West’s most collectable artist. She continues to study under respected painter Robin Child, whose own professor was a pupil of Walter Sickert, who was himself taught by Whistler and Degas, bringing a prestigious lineage to the gallery’s schedule.

Simeon Stafford’s warm and witty artwork returns to the gallery in May, while Central St Martins graduate Viv Richards heralds the start of summer with an exhibition of mixed media works throughout June. ‘Plein air’ watercolour painter Stewart Edmondson is Whitewater’s Featured Artist in July, and Cornish land and seascape artist John Brenton, whose work has been exhibited at the Royal Academy Summer Exhibition, the Royal Society of British Artists Exhibition and the Royal Institute of Oil Painters Exhibition, is on show at the gallery in August. The autumn schedule will include a collection from Rebecca Styles, recipient of a Vacma award and Creative Scotland artist bursary for her work involving local raw pigments and traditional paint making, and the gallery’s much anticipated annual show by Suki Wapshott. Suki has become one of the North Coast’s most respected painters, thanks to her distinctive collections inspired by the light and reflections found in the coastline around Polzeath.

“As artists ourselves” says Suki, “we understand that artists need devoted gallerists to support and promote their work, and at Whitewater Contemporary we work hard to achieve those relationships. That’s good for our artists, good for our gallery, and allows us to present great work to our wonderful clients and collectors”.

EMOTIONS Igniting

Taking inspiration from life, landscape and mind, Freire Selwood-Miller explores her chosen subjects through both painting and drawing

Abstract artist Freire Selwood-Miller’s work is a joyous fusion. On the one hand, her largescale abstracts burst with colour, inspired by Cornwall’s ever-changing natural land, sky and seascapes and her travels across the ocean. On the other, sweeps of Indian ink and charcoal depict the human form with minimal strokes creating organic shapes offering the hint of a pose or movement.

Growing up in Dorset, Freire has drawn and painted since she could hold a pen. Moving to Cornwall to study at Falmouth University for a degree in Performance Sportswear Design, Freire’s early career took her to Bordeaux, France as a designer for an ethical yoga brand. She then spent four years working on superyachts across the Mediterranean and around the Caribbean, an experience that has subsequently informed her abstracts capturing the emotions, movements and hues of the sea. However, it has always been a love of the human form, and in particular the female body that has captivated Freire: “I’m fascinated by the shapes a body can make and love to play with shadow and light. I specifically like dancers and movement, but I like to recreate that movement quite minimally within a piece.”

Freire works mostly in oil, attracted to its pliability, movement and ability to build up texture: “I don't often use just brushes. I like to use rags or sponges, and sometimes even old-fashioned mops. It’s about being experimental with texture. With the nudes, I turn to Indian ink, graphite and charcoal as well as using paint to draw the lines.”

Working from her studio in north Cornwall, a recent collaborative exhibition saw Freire and five other artists come together for an exhibition in the space: “It really has been an absolute joy to put on this show and share my studio with others, something I have wanted to do for a while. It was a fantastic way to end the year.” Freire also exhibited at Form Falmouth last year, a new annual festival which celebrates the visual arts heritage and vibrant creative culture of Falmouth. Looking ahead, a female empowerment project will see Freire investigate and celebrate the human form, studying the lines and shapes created by dancers at a Trurobased dance school for a new body of work.

A selection of Freire’s current work can be seen at Bluntrock Brewery in Rock and has also been commissioned to grace the walls of four luxury holidays properties at Bogee Farm near Wadebridge.

A SANCTUARY IN WHICH TO UNWIND

Moments from the coast, Highcliffe’s new luxury properties, along with their new wellbeing facilities and café, is taking holiday home ownership to the next level.

Rob Mably’s vision for Highcliffe began in the early 1990’s. Born into a farming family, it was on this land that he began building 36 holiday homes in Trebetherick on the hill between Polzeath and Daymer Bay. Having grown up with endless summers playing on the farm and nearby beaches, his vision was for visiting families to enjoy the north Cornish coast as much as he had. It took four years to complete the initial properties, and during that time Rob started a small holiday property management company, offering letting services for owners who wanted to rent out their unused weeks.

Family-owned and run, Highcliffe is secluded yet within walking distance to Rock and Polzeath. The properties have

settled into their landscaped environment well, surrounded by well-kept lawns and grounds. Highcliffe is the type of location where you can drive to your holiday home, park the car, put the keys in the drawer and pick them up when you leave. You can walk to three or four beaches, local villages, and even the pub. There has been little need for anything else other than this, its peaceful surroundings and breath-taking views. However, 20 years on Rob and his three daughters wanted to add something a little special to Highcliffe, which would ensure the enjoyment of generations to come.

“We were slightly delayed in achieving our vision, partly because of Brexit, and then because of COVID,” says Rob. “Having retained our family land, we decided to expand Highcliffe to include a yoga studio, gym and 20 new

properties. It was important to us, and the planners, that the new development was sensitive in terms of design, orientation and that it would create local jobs.”

The location of the new properties is slightly more elevated, with far reaching views across the Camel Estuary and Stepper Point. Architect Peter Hume of Purl Design, who worked with Rob on the original 36 homes, designed the larger properties to benefit from reverse level living, maximizing the sea views. Facing westwards, from their balconies they experience the most breathtaking sunsets, which are very special to witness. The next row of new properties, with sea glimpses, are more traditional; a stepping stone between the original architecture and the cutting-edge contemporary design of the ocean-front homes.

Rob’s daughters Becca, and twin sister Bonnie, who worked with Norm Architects in Copenhagen, have been the driving force behind the interiors, masterminding their style: “The designs are more ambitious” says Becca, “We realised that we were stepping up into a different category of property and wanted to reflect that in our design choices. That, in turn, led us to take the business further by building a reception building, home to our café, gym and yoga studio, bringing high quality facilities to Highcliffe for the first time.” The beautifully designed studio hosts yoga and pilates classes and is open to guests and non-residents, while the state-of the art gym, which has both cardio and weight machines, is used by owners and guests, and during the low season non-residents can obtain attractive memberships. Natural materials ensure the whole building exudes calm and charm, with studio doors that pull back opening up the entire space. Retreats and art classes are also on the horizon as the new facility naturally unfolds.

“It’s been a fun process to undertake with Bonnie,” adds Becca. “Working with family can have its challenges but it's also very special, given that this is on family land, with our grandparent’s house in view just up on the hill. There's a real strong, family connection here, which we don't take for granted.”

So, what does the future hold for Highcliffe? “We feel that this is a big step for us and for Highcliffe itself and so we now need a period of consolidation whilst we grow our team, and our management of this exciting new chapter” says Rob. “I've got retirement on the horizon so the future route of the company will be in the hands of the girls.”

There are 20 new properties, with eight already finished and handed over to their owners. A further eight have been reserved and are currently under construction to be completed throughout the rest of this year. Plot eight, one of the few remaining available homes is currently on the market with John Bray Estates with a guide price of £2.25m.

Balance Wellness prioritises holistic wellbeing, bridging the gap between a medical clinic and a spa experience

Hollie, Skincare Specialist, Nurse and Owner of Balance, has combined her medical knowledge and aesthetic expertise to create a unique wellness retreat in Rock. “I always had the vision of setting up a spa, somewhere to combine skincare with self-care – a place of relaxation, a real retreat,” explains Hollie. This year sees the addition of 17 modular eco-cabins to The Point within an exclusive, five-acre retreat. Jeremy and Eva’s vision was to: “provide a sustainable and easy maintenance holiday option for owners and guests alike. Owning a holiday property should be a relaxing escape from the stresses of everyday life.” Owners will have a unique holiday experience and benefit from members’ access to The Point’s leisure facilities. In collaboration with Koto Design, the cabins draw inspiration from Scandinavian design and culture, embodying the four pillars of architecture, nature, design and wellness. The site has been

kept specifically low density, with landscaping created in partnership with Chelsea award-winning garden designer Darren Hawkes. ‘Re-wilding’ will come in the form of natural indigenous planting, flower and grass meadows and cut-through walkways, anchoring the cabins into the coastal environment.

The remit was to create beautifully designed, fully furnished cabins that would afford stress-free, low maintenance escapes surrounded by nature. The cabin’s designs are such that they nestle seamlessly into the landscape,

The cabins, encircled with hand-built Cornish stone walling, are built almost entirely of sustainably sourced timbers and clad in British blackened larch with green roofs. Sitting effortlessly into this coastal site, their exterior colours and textures are reminiscent of the surrounding coastal landscape. Particular attention was paid to the siting of the cabins, in order to find the perfect positioning for the individual plots. Each cabin has its own courtyard for privacy and protection, acting as an invitation, rather than a barrier, to the landscape. A large decked area offers shelter from the elements as these cabins are designed for year-round enjoyment. It’s not just the heady heights of summer that makes this stretch of the north Cornish coast so inviting; its autumn hues, spring verdure and wintry wilds are just as inviting.

Internally, the cabins have floor to ceiling windows and large sliding doors dissolving the boundary between outside and in. Kept deliberately minimal, so as not to distract from the views and rather emphasise the landscape and coastline the interiors have a soft, muted palette. Living spaces are open plan, while the bedrooms are hidden retreats tucked away from the main living area.

Sadly, years of underinvestment in the public leisure sector compounded by Covid closures left this once-loved community asset at risk of closure in 2021 when the cash-strapped county council were unable to extend its financial support.

Encouraged by the council, the local community came together as the Friends of Wadebridge Leisure Centre (FOWLC) and the newly formed Community Interest Company developed a proposal of community ownership and control. In September 2022 they were handed the keys to the centre after a ten-month period of campaigning and planning. Community volunteers have helped to transform the facilities with paint rollers, signage and scrubbing brushes and as hoped, membership at the centre has rocketed since the transfer, schools and clubs have increased their usage of the site and new groups have found a home for their favourite hobbies.

However, eye-watering energy costs and ageing facilities continue to challenge the group’s success. The CIC have ambitious plans to overcome this and, in consultation with Leisure Energy, (specialists in delivering energy conservation solutions for the leisure industry), and the support of a newly formed Charity (awaiting registration number), they are aiming to transform the centre into a modern space fit for the next generation. A significant programme of works is planned that will see energy conservation measures, efficient plant room and renewables technologies installed. In addition, the dated pool hall and change spaces will be overhauled with family-friendly and accessible facilities at its core, gym facilities extended, the Sports Hall refreshed,

and a new community food and beverage space created. The energy project alone will total £250,000, in addition to council funding, which had previously been ring-fenced for the site. The works will take around 12 months to complete but should deliver a long-term sustainable facility. For the future, the Charity is looking at decarbonisation, via the use of heat pumps, which will require further capital investment. Fundraising plans are in place, but the success of the project will depend on the generosity of local businesses, residents, private donors, and visitors.

Fundraising efforts have kicked off with donations from St Minver Lowlands and St Issey Parish Councils and a successful Crowdfunding project entitled ‘Swimming Against the Tide’. A striking painted mural has been created made up of individually named fish, sponsored by well over 100 supporters. Proud fish owner Elodie is a 6-year-old who has additional needs and uses the centre for her 1:1 swim lesson that helps strengthen her legs and build water confidence.

A local retired teacher, Gillian Johnson, is very grateful for the role the centre has played in her health and is delighted it has a future. After undergoing knee replacement surgery, she returned as a member in September 2022 to continue her regular fitness classes designed for older adults with reduced mobility. The recently approved Swim England grant for accessible pool steps comes at the right time for this Aqua Fit regular.

Camel Estuary Youth Sailing (CEYS), the charity that helps local children learn to sail at Rock, is set to fund an action packed season of sailing lessons, events and races in 2023

Last year CEYS funded sailing lessons for 30 students who were mostly Year 7s aged 10-11 from Wadebridge School. The majority attained RYA sailing qualification stage 3 and many signed up for extra training and racing sessions throughout the season.

2023 looks set to be even bigger and better with plans already underway to get more local children out on boats and enjoying the Camel Estuary. JB Estates, St Minver Link and the charity are also supporting two CEYS graduates who have been selected onto the South West Regional training group for the RS Feva class, which is the pathway to the GB team.

We caught up with Jessica, 14y and Sylvie, 15y to find out why they enjoy sailing so much. “I love sailing because not only does it require physical ability, but also technical thinking and tactical skills”, explains Jessica. “Sailing gives me a sense of freedom, it has opened up a different world and allowed me to make friends I otherwise wouldn’t have met”, adds Sylvie.

The girls have attended one race event so far. “It was great fun but there are things we have improved on since. We have more races coming up and have been training hard throughout the winter,” explains Jessica.

As well as being good sailors, the girls have ambitions to place in the top 20 this season. Would they recommend CEYS to other youngsters? “Definitely,” enthuses Jessica “not only is it a great experience, it could lead

to a lifelong passion for sailing”. “You might discover something you love and gain skills you can carry forward in life,”adds Sylvie.

The new CEYS chair, Nicky Roads, said “Giving children the opportunity to get out on the water and sailing is not only fun and physical, but all the research shows that any form of sport and exercise has mental health benefits for children, which is especially important when many families are under pressure.”

CEYS is run entirely by volunteers and is reliant on private donations. It needs to raise around £15,000 each year to fund the sailing lessons for each new intake of students and to support those who go on to compete. Blurring the lines between form and function, Atlantic Blankets are designed with the utmost respect for the environment

Run by partners Gemma and Alistair, Atlantic Blankets offers a range of wool, cotton and fleece blankets that are as much a source of warmth as they are a stylish addition to your home. In its infancy, the company began as a reseller of blankets however, Gemma has worked hard over recent years to build up relationships with mills and makers, forging partnerships that now allow them to design and create products especially for the company. It was decided very early on that they wanted the blankets to be British-made, reflecting Britain’s weaving heritage. They first chose a family-run mill for its excellent and consistent quality and the second when they were looking to add a collection of sustainable blankets made from recycled yarns to the brand. They have now worked with their two main suppliers for over five years building up strong relationships and a tested supply chain.

Working as a team, Gemma and Alistair both design the blankets. Alistair’s designs are structural; think straight lines and stripes from a neutral palette. Gemma’s, in contrast, are more fluid and feature a broader spectrum of shades. The juxtaposition of the two styles means the range of blankets has something for all tastes and creates a kaleidoscope of colour in the two shops in Perranporth and St Ives. Designs always contain an element inspired by the coastline and the ocean: “The overriding thing in all of our products is that there has to be a connection to the sea, and a conscious effort to protect it. A massive part of what we’re trying to work on at the moment is the sustainability aspect of

the business, really delving into our carbon footprint as well as supporting charities and community projects,” explains Gemma. “All of our cotton blankets are made using 100% recycled cotton, while wool in its very nature is extremely durable and highly sustainable.”

Using organic and recycled, non-mulesed wool sourced from certified farms in the UK (or New Zealand, if we’ve had a particularly harsh winter) is also extremely important to Gemma and Alistair. Ideally, only natural fibres would be used, but in order to maintain form and durability a small amount of viscose and acrylic has to be used. However, even this synthetic blend comes from recycled t-shirts and, in the future, it’s hoped that this can be replaced by marine waste instead. “The technology exists,” says Gemma, “but it’s not easily sourced in the UK. The moment it is, we’ll incorporate it into our production and take another small step toward the long-term stability of our oceans.”

While an Atlantic Blanket might cost more than a foreign import, such poorly-made products are produced using unethical practices and toxic processes. “Throw-away fashion and the negative impact of consumerism has caused priceless skills and mills to be threatened, concludes Gemma, “which is why Atlantic Blankets stands firm on its stance.” The results are slowly woven, beautiful and durable blankets made to last.

You’ll find Kiln, a design-led studio and gallery in the pretty hamlet of Porthilly near Rock. It’s full of beautiful, Scandinavian-inspired homewares as well as a range of the finest Cornish products. Owner Sue not only selects the items for sale in the gallery, she also has an on-site studio where she creates her own range of much sought-after china.

“When my children were young,” explains Sue, “the ceramic painting started as a hobby, but it was something I’ve always wanted to do and, on moving close to The Potteries in Stoke, I took lessons at a china painting school. Moving to Essex, I started by selling to friends and then branching out in a small way into retail and online.” On relocating to Cornwall, Sue searched for premises where she could have both a gallery and a studio in which to continue with her intricate ceramic painting. Kiln enjoyed many successful years in Port Isaac, and then a time in Wadebridge, before arriving at its current iteration. Sue wanted to find a space away from the main tourist hotspots where she could concentrate on quality over quantity. “We were lucky to find the gallery in Porthilly and impulsively just went for it… and it’s been absolutely amazing.”

Sue’s designs take the form of intricate repeat patterns, all drawn and painted by eye and hand. The ceramic blanks

are sourced from The Potteries in Stoke and chosen by Sue for their beautifully simple shapes. “I paint completely free hand,” explains Sue. “I don’t use any measurements, stencils or transfers.” Whether it be the satisfying simplicity of dots and spots or colourful hearts, flowers and stars that adorn cups, bowls, jugs, teapots and more, each piece brings joy in both form and function.

Sue begins by drawing the designs with a chinagraph pencil. She then uses her own paint mix of china paint powder to which she adds pen oil to create the pigment. Her studio kiln is fired up every day; she paints the first layer of colour before the initial firing, repeating the process to get the desired effect, producing a kiln-load daily.

Sue’s ceramics sit perfectly next to the other products in the gallery which have a distinct Nordic feel. Much is sourced directly from suppliers in Denmark, as Sue strives to make her stock unique. The natural tones and organic textures are what unite the selection of throws, baskets, vessels, bottles, jewellery, stationery and more… add to this the heavenly scents of locally poured candles and Cornish artworks and Kiln offers a tranquil place for some muchdeserved retail therapy on the north Cornish coast.

Surf’s Up surf school first rolled onto Polzeath Beach in 1995, armed with a few foam boards, wetsuits and a whole heap of enthusiasm.

Backed by the Prince’s Youth Business trust, their mission statement was to ‘provide the opportunity to surf for all’, and this ethos remains today. Nearly 250 guests were welcomed at a Gala Dinner on Wednesday 15th March at the Hurlingham Club, London. Together they raised over £200,000 through donations, auctions and a grand prize draw. The evening was an opportunity for people who love Cornwall, but live and work elsewhere, to support communities in need in the county.

Chair of the Foundation, Kim Conchie DL FRSA welcomed guests and introduced the host for the evening, best-selling author, TV presenter and Cornish resident, Fern Britton who regaled guests with stories of her time in the county and what the peninsula means to her.

After an auction, which included generous donations of artwork from leading artist Jethro Jackson, a chance to meet Cornish spymaster Sir Richard Dearlove, and dinner at home cooked by rising stars Tim and Louise Spedding, Jordan Rimmington from the Chalk Effect Climbing Project spoke passionately about the difference funding received through CCF had made to the lives of people he works with.

Tamas Haydu, CEO of Cornwall Community Foundation (CCF) said, “It was a pleasure to welcome Cornwall Club members and guests to our firstever Gala Dinner in the wonderful surroundings of the Hurlingham Club. Working as a chef in London, Fee’s catering career is illustrious. With a real passion for parties, her relocation to Cornwall in 1999 saw her become the go-to caterer for events in the Rock area for over 20 years. Fee caters for a select number of gatherings each year but the onus now is on providing delicious ready meals and deli delights for customers to take home and enjoy.

The first Fee’s shop opened in Rock in March 2018. Run by son George and a dedicated team of foodies, the cafécum-deli offers homemade delights such as patés, pestos, salads and quiches alongside charcuterie, marinated meats, freshly baked pastries and cakes from Head Baker Iain, as well as store cupboard provisions – and of course a dedicated cellar groaning with local, British and European tipples. While you’re deciding what tempts, you can enjoy a freshly-brewed Yallah coffee. Roasted on Cornwall’s south coast from single origin, sustainably sourced beans, Fee’s can also grind in-house to order so you can enjoy a cup of Yallah wherever you are.

What sets Fee’s apart as a deli is that you can also buy

their range of delicious frozen ready meals, meaning you can spend less time in the kitchen and more time on the beach! Head Chef Rody and his Sous Chef Carl, lovingly prepare traditional British and European dishes that you can heat and eat at home. Sourcing the best local ingredients is high on the agenda here. Port Isaac fishmonger George Cleave, supplies the fish for Fee’s Fish Pie, a favourite among locals and visitors alike. Cornish butchers, Gary Dutton of Wadebridge and Philip Warren & Son provide the meat for the ever-popular boeuf bourguignon or a classic lasagne.

A second deli in Port Isaac completes the culinary picture and while Fee’s son George now takes on much of the day-to-day running of the business, her creative input is still invaluable – as are her prolific vegetable and flower cutting gardens. They became quite a focus last year, with fresh flowers adorning the tables at events as well as sweetsmelling bunches and bags of salad available to buy from the delis. Eating in has never been so good!

The extra space has added another dimension to the property, creating a relaxed entertaining space for the evenings, or for when Cornish weather isn’t quite so sunny!”

How the property buying process works

Once your offer for a property has been accepted, the legal process begins. A legally binding contract between the seller and you is put in place. A date for completion is agreed which is when the title to the property is transferred and you take possession of the property. Up until contracts have been exchanged, either you or the seller can withdraw from the transaction without being legally held liable.

However, once the contracts have been exchanged you can lose your deposit if you fail to complete therefore it is vital you are certain of the implications before you sign anything.

Taking your holiday property from house to home; advice from award-winning, international design expert Nicola O’Mara, on how to maximise on rental investment

The rental market in Cornwall is burgeoning and now, more than ever, it’s essential that holiday homes offer something unique and stand out from the crowd. Fascinated by colour, fabric and form, Nicola’s natural aptitude for interiors has seen her become one of Cornwall’s leading interior designers. Guided by both client and property, whether that be its location or architecture, Nicola offers a turnkey service for holiday or second homes, designing not only the interiors but fitting out the entire property, right down to the smallest details of bedding and kitchenware.

Working hand-in-hand with her design team, project coordinator and stylist, the results are creative and distinctive designs that are ultimately beautiful: “Many people have invested in property in Cornwall over recent years but in order to get the maximum amount of bookings and subsequent return on investment, it’s imperative that a property stands out from the crowd. With so much competition, it’s about offering an interior that is more of an experience, avoiding generic functional styles and outdated colour schemes, and lavishing as much love and care on it as you would your own home. ”

Investing from out of county can cause owners to feel ‘out of the loop’, especially if they are time-poor, something which Nicola is very aware of and mitigates with remote video calls so that clients feel included at every step. Nicola explains: “We begin by visiting a property and undertaking a detailed survey, which includes room sizes, heights of ceilings and windows, window furnishings, the layout of the kitchen and bathrooms, right down to the location of the individual electric points. We then put together design boards based on input from the client and our own observations, to include furniture layouts and spatial planning, using interactive software to tailor the design.”

Nicola and her team will then oversee the whole process from procurement and fulfilment through to build. “We monitor all of the deliveries ready for the installation day. We work with professional curtain and carpet fitters, carpenters and painters who ensure that every last detail is taken care of. Once the property has been furnished, we can also offer the client a professional portfolio of photographs. Our stylist and photographer work together to create a set of bespoke images that ensure our clients’ properties stand out from the rest of the market.”

In terms of style, Nicola advises that interiors should look and feel plush. “Some people feel that they opt for a purely hard-wearing and robust design, but I don’t believe that this is the route to take, especially as guests are becoming more and more discerning. Yes, I agree that a holiday home

interior needs to be practical, but we can achieve this while maintaining an element of luxury and ultimately creating an experience for guests from the moment they walk through the door. People have busy lives, and when they come to the coast on holiday they want to relax. We aim to create an air of gentle serenity, not to the point where it's so minimal it's sterile, but a balance between light and air, colour and texture.”

Nicola works with the environment of the house, maximising on any sea views and, if not, bringing the outside in where possible: “An older property will often already have its own identity, but with a new build we have to create one with interior design; for example, we will add natural materials, perhaps cladding walls in wood to create textural layers. In contrast, if it’s an old Cornish cottage, we wouldn't be afraid to use darker tones. If the property’s personality is dark, we will embrace that, making the interiors feel as if they have naturally evolved while at the same time making it really gorgeous and sumptuous.”

Nicola can be involved at varying stages of a project. Sometimes from the very beginning, before ground is broken, which gives her the benefit of overseeing lighting and electrical plans, a beneficial detail when it comes to furniture placement. “These might seem like small things, but it really does make a difference to a rental property, if you have the lighting all in the right place from the start. It’s the same with how the kitchen works on a functional level, it has to be well thought out to work well,” adds Nicola. “Furniture should be carefully placed, perhaps in front of a fabulous view or by creating a cosy nook, somewhere to sink into with a book. Nothing should be uncomfortable, everything should be inviting.”

Craftsmanship homes

Nick Williams and Dave Jones had been friends for more than two decades. Dave started Cord Industries in 2014, hand-making contemporary furniture in wood and steel. After studying boat building in Falmouth, Nick had also founded his own business creating bespoke fitted interior and exterior joinery. Joined by Luke White, who achieved an MA in design thinking at the University of Plymouth before spending ten years designing innovative products for the UK furniture industry, the trio discovered that their individual expertise perfectly complemented each other, so they decided to combine their talents to form Coast Creative.

Luke explains their creative process: “Customers can have as much or as little input into the design as they want. The team will attend an initial site meeting to get a feel for the whole space and discuss the client’s wants and needs and the style that they’re aiming for. We’ll take measurements and start a generous design process that typically begins by us modelling the space in 3D, working through layouts and styles that best fit the space and customer needs. Luke might go through as many as 15 iterations before the client even sees the first design document to achieve the perfect balance between functionality and aesthetic, “We’re not

taking prefabricated products and placing them together in a layout to best fit the space.”

Customers can take inspiration from Coast Creative’s portfolio of work or bring their own images and ideas to the table. “Every time I start a project, I love to design at least one element that’s unique; that’s what drives me and makes it an exciting business to be in,” adds Luke. What defines Coast Creative is a thoughtfulness at each stage of the development and production process. Nothing is rushed due to the amount of planning that is involved. The workshops collaborate to take full advantage of the team’s diverse background across design and manufacturing. “From different backgrounds and opinions come different ideas on how things can be achieved, making the workshops both a creative and a learning environment,” adds Luke.

Coast Creative is very much about creating spaces which deliver both style and function in all areas of the home. “When people are visualising a new home or undertaking a renovation, I think that there are elements of fitted furniture that are often overlooked. The kitchen is often the centrepiece, but there’s no reason why other areas, such as bedrooms, can’t benefit from the same attention,” explains Luke.

There’s no doubt that Coast Creative takes a client focussed approach; each component, whether it be a piece of freestanding furniture or bespoke interior, is intentionally designed to improve the at-home experience. What also sets them apart is the choice and the scope of materials that they work with. As Dave, Luke and Nick all have different industry backgrounds it allows them to work with metals, traditional joinery, and contemporary sheet materials, adopting both computerised manufacturing and traditional hand-crafting techniques in a house style that combines the organic with a nod to the industrial.

Metal is used for strength and purpose, softened by the natural aesthetic of timber. The whole process is precise, so much so that from final client sign off, it can take up to two weeks to produce the detailed CAD files needed for the CNC router, tube, and flat-bed laser cutters. Most components are manufactured or made in-house, however, if the team must outsource, they know that there will always be a perfect fit, because it’s all computer controlled to the millimetre.

Coast Creative’s most recent installation, Noordhoek, is one of the most significant residential developments in Cornwall in recent years; the kitchen and pantry alone cover 470 square feet and the project has utilised every single one of Coast Creative’s specialist services. A dream project, “The owners gave us the architect’s drawings for the layout but after that we had carteblanche to suggest anything we thought would work to fulfil their design objectives, explains Luke. Luke created such an incredible concept: a 4.7m floor-to-ceiling Crittall-style screen between the kitchen and pantry, an enormous wine glass rack suspended from the roof above the kitchen island and the most incredible cast-in-situ concrete worktops. We also went for a really complementary mix of finishes and materials: natural oak door and drawer fronts, matt black on all the metalwork, blackened oak on the storage, and a micro-cement finish on the highline cabinet doors. There are so many bespoke details, and it was such a great journey to go on with them, and something we look back on with a huge amount of pride.”

So impressed were the owners with their work in the kitchen that Coast Creative was commissioned to supply the bedroom storage, a large room divider and a good deal of the furniture including hairpin leg bar chairs in zinc yellow for the kitchen island and the BBQ counter in the games room.

It’s these one-off freestanding furniture pieces that form the other arm of the business, sold via e-commerce, and delivered all over the world. Beautiful in its simplicity, this is functional furniture at its best. By blending skills, Coast Creative’s work is a celebration of honest materials and design integrity, blending traditional joinery with modern materials resulting in a clean, contemporary, effortless aesthetic.

Interior designer Claire Alderson brings a relaxed beach vibe to luxury homes across North Cornwall

Working originally as an editor and stylist in London, Claire moved into interiors journalism and styling 15 years ago: “As a designer, I work closely with architects and developers as well as my clients to understand and realise what we all want from a project. I love to create a simple low-key backdrop but then add in textures with fabrics and finishes and pops of colour where needed. I use patterns and colour sparingly to create a subtle change in mood from room to room.” Meeting clients in situ in order to discuss what they want to achieve from the various spaces, Claire recognises the importance of a house being both practical as well as beautiful.

“Sometimes I work on the property from day one and choose the flooring, wall finishes, kitchen, bathrooms and colour schemes. Other projects involve going into the property once the house has been built or is nearing the end of the build and creating a home with the right style of furniture to enhance the spaces. Often this means working out the best rooms to be featured and dressed,” adds Claire. “I often work for developers and architects to

design a property’s interiors ready for sale and also work with John Bray Estates to work out the sort of client that might buy these properties and what they would expect from a beautifully designed beach house, usually with amazing sea views. I am always trying to work out how to maximise the views with the interior décor!”

For example, Kai Tak in Polzeath, an award-winning home designed by Michael Tarring of Cassell Tarring, was dressed by Claire ready to be sold. Enhancing the contemporary design while also ensuring that potential clients would see it as being homely, was achieved with textures from velvet sofas and huge sheepskin bean bags.

In contrast, Seaspray in Polzeath is a Cali-inspired house on three floors overlooking the beach. Working with Hannafin Contractors, Claire was involved in all the choices throughout the build, from the pale beach Ted Todd engineered oak flooring to the subtle but interesting tiles in the bathrooms from North Coast Tiles. “To create a stunning first impression in the entrance hall we wallpapered the huge main wall with

a striking sea-like design. The living space also needed to be split into two, so we created separate spaces with furniture rather than walls. A huge contemporary L-shaped sofa from Iroka created the sitting space with leather lounge chairs from Graham & Green used to make a cosy seating area around the showstopping fire in the middle of the room. The Uneeka pale wood dining table and chairs worked in harmony with the pale wood flooring.”

The Parade, Polzeath is a collection of four beachside apartments for holiday rental. The remit here was to give each a different feel but with some common threads that would run throughout the development. Claire chose pale shades with areas of bright colours thrown in when it came to choosing sofas, throws and cushions. Laying a high-quality LVT floor from Carpet Traders meant that guests and owners didn’t have to worry about wet and sandy feet ruining the floors. “Three of the apartments had amazing roof terraces with incredible views and furnishing these was great fun,” says Claire, “finding contemporary Mediterranean-style outdoor furniture that would not get blown away was important and we also worked with gardeners to fill the spaces with greenery to soften the overall feel and to create privacy.”

The Cove, New Polzeath is the ultimate beach house. “Again, I was looking for that relaxed beach feel,” explains Claire. “Many clients have period style houses as their first homes, often with busier interiors. So, when it comes to creating a second home on the coast it is very important to me to give it a laid back, paired back feel. Potential owners need to walk in and instantly imagine themselves kicking off their shoes, dropping into a lounge chair or cosy sofa and soaking in the views. Adding in some greenery and also artwork on the walls ensures a new build looks like a home. I place such importance on artwork when it comes to finishing off an interior that

Claire has recently started work on Ocean View, Millook. “This amazing house overlooks one of my most favourite beaches in Cornwall. I am working with the developer and architects to ensure that it has all the necessary finishes to appeal to potential buyers. It is about finding that balance of contemporary and cool, mixed with comfort and ease of function. When finished, I will be dressing this house for sale so that potential buyers can get a real feel for how amazing it will be to live in the spaces. Often buyers will purchase the furniture already in place as it works with the house, has been thought through and means they can instantly move in and enjoy.”

Angus Webster Architects (AWA) offers high quality design and is located right in the heart of Rock and Polzeath. Owner and lead architect, Angus Webster has extensive experience in the industry, both nationally and internationally having worked with some of the biggest names in architecture; including seven years at the twice Stirling Prize nominated Heneghan Peng Architects in Dublin. Nominated for Build-It Magazine’s best self-build architect in 2019, he started up AWA in 2020 and brings this big-team, international design background to his own work, while working sensitively within the Cornish context.

“I love the hands-on approach you have when working closely with residential clients. As a residential architect, you carry a heavy responsibility, dealing with people’s dreams and aspirations as well as their life savings. This isn’t a responsibility that I take lightly and I make sure to keep up a constant dialogue and

communication with my clients throughout the process, at each stage of design, working together to deliver them the best home possible and removing as much stress as I can during the journey,” says Angus.

For AWA, design is a process. “When we start a new project,” explains Angus, “we don’t know exactly where it will go, or how it will develop. We typically investigate a site and the surroundings, trying to figure out constraints and opportunities. We also take a close look at the client’s brief which we help to develop through continuous dialogue, and lots of listening. The brief gradually evolves and the client’s unique way of living is reflected in the finished building. There isn’t an in-house style as each site and project is so different.”

AWA projects do however, celebrate locally sourced and natural materials. “We are focussed on improving the sustainability of our projects wherever possible. We follow a fabric-first approach to building, concentrating our energy on getting the structure and built form of the building correct, increasing levels of insulation, airtightness and passive solar

gain, whilst also promoting the use of low-carbon heating systems such as air and ground source heat pumps as well as solar thermal and solar PV panels,” adds Angus.

“We use low-carbon, low-energy, natural materials where possible and source the materials, as well as the craftspeople we use, locally in a bid to sculpt homes for the future that settle comfortably into their surroundings. We pay special attention to regionality and local vernacular building, gaining inspiration from the wild and spectacular setting in which we work, using quality materials, chosen to settle into the local context and weather gracefully over time.” By following this ethos the result is contemporary residential architecture with a strong sense of place.

Careful use of textures and materials, with special attention given to detailing, can be seen in the likes of The Nook, a small property where AWA worked with local craftspeople to create textured and tactile finishes which flow throughout.

Another current project includes a reconsideration of a country property as a workstead. This new interpretation of an old farmstead, takes many of its cues from the simple local vernacular, but reinterpreted in a contemporary way, with a refined palette of appropriate materials, elevated through fine construction detailing. Another is currently in the detailed construction documentation stage, and involves the rebirth of an old Georgian farmhouse buried in the woods and unoccupied for 30 years.

“Together with the client, we are breathing life into the house, restoring the old structure with natural breathable materials, and extending with a sympathetic new extension lightly connected to the old building through a new glass link space,” says Angus. “The upper level of the extension will be clad in waney edged timber boarding to help it settle into its woodland setting and this will weather down to a beautiful aged patina over time. The lower levels will be clad in reclaimed local Cornish stone to match the

old house, creating a pared back palette of materials.”

AWA are working alongside a fantastic landscape architect on this project to help bring the wider landscape back into use, creating biodiversity enhancements and sanctuaries for wildlife within the wider valley. The house itself will have the loft space given back to the 60 pairs of breeding bats that currently call the house home! “We always try to consider biodiversity within our projects where we can, reducing the loss of trees and green areas and incorporating spaces for animals within the new buildings, such as bee bricks, swallow roosts and bat boxes.”

A third project is the reimagination of an historic fisherman’s cottage in Padstow. By creating new connections to the outside spaces and flipping the ground and first floors to open up the living spaces to the upper level garden, the property has been transformed. Some previous modern additions are being removed and the house will be stripped back to its historic fabric. Any new insertions will be clearly of their time, such as the twostory glazed corner that will replace an old block work wall, bringing light down into a deep courtyard space, breathing new life into the whole house. Even here, in a walled townhouse setting, Angus is keen to make the most of the outside space by creating a private external room which will be bathed in sunlight for much of the day and provide a welcome relief from the hustle and bustle of the town.
