First, let's start with the practical stuff. Where are your offices located, and where do you sit in the market?
Absolutely. Bayleys has the most offices in the region, with four locations across Warkworth, Matakana, Omaha, and Point Wells. Our employees have the flexibility to work from Warkworth, or they can choose their locality or a mix. These offices combine to make our Bayleys Mahurangi team. The team has a remarkable market share, selling 1 in 3 properties right across the region and we also sell more properties over $5 million than any other competing agency.

We have a world class onboarding system that sets you up for success. We are tightly integrated into the wider Bayleys network, and as part of the onboarding process, new recruits spend two days at Bayleys head office. Once a year, we host a national conference with world-class speakers to help propel your business to the next level and expand your thinking. That's comprehensive. How does Bayleys support salespeople in building their personal brand?

Can you tell us about your leadership team?
Our leadership team includes myself and Wayne Scurrah, the Mahurangi Sales Leader. With an extensive career across various business sectors, I focus on building strong relationships through trust, communication, and a commitment to delivering optimal results for our clients. Kirsty Macky, the Director of the Bayleys in the North group, is based on-site at Bayleys Warkworth. Her passion for real estate began 28 years ago when she first joined Bayleys Real Estate. Along with her brother Mark Macky, Kirsty founded Mackys Real Estate Ltd, also known as Bayleys in the North. As Directors, Kirsty and Mark’s extensive experience across sales, marketing, and management has been instrumental in shaping our success.

LOCAL WOMEN DRIVE CRITICAL AWARENESSPANCREATIC CANCER SUPPORT
Pancreatic cancer, often referred to as the ‘silent killer’ is one of New Zealand's least talked about and most deadly cancers. With symptoms that are difficult to diagnose and less than 12% of patients surviving for more than five years after diagnosis, the need for awareness and early detection is critical.
Three local women, each with a personal connection to the disease, have joined Nyree Smith, one of the rare patients to survive the five-year milestone, in her mission to make a real difference to the outcome of pancreatic cancer for future patients.
Carmen Bailey of Matakana lost her mother, Elaine, after a 2.5year battle; Kaz Staples, also from Matakana, lost her sisterin-law, leaving behind Kaz’s brother and two young children; and Jo Davidson of Sandspit lost her mother, Pip, 18 months a fter diagnosis.
Together, these women are raising essential funds for early diagnosis, patient support, critical research, and clinical trials aimed at finding new treatments for pancreatic cancer. Partnering with the Gut Cancer Foundation and supported by key sponsors, the Pancreatic Cancer Support Committee has been active for four years. All funds raised by the committee have gone directly to the Gut Cancer Foundation and helped support pancreatic cancer initiatives, including groundbreaking research and national awareness campaigns.
Their journey began with a dream to create a significant event that would bring attention and resources to this cause. Nyree initially envisioned a ball or gala and reached out to Carmen, aware of her recent loss to pancreatic cancer.
Although COVID-19 thwarted their first attempt, this delay allowed them to plan an even more spectacular event. Their initial fundraising goal of $50,000 quickly doubled and they ultimately raised over $160,000, thanks to incredible support from companies such as Emergent, AIA and Forsyth Barr, suppliers Antipodes Water, Asahi and Red & White Cellar, and donors such as local businesses Wildly and Elle & Riley.
Today, with six active members - Jo Davidson, Carmen Bailey, N yree Sm ith, Kaz Staples, Sandy Clarke and Deidre Gibbsworking tirelessly behind the scenes, the Pancreatic Cancer Support Committee continues to run both small and large-scale fundraising events throughout the year. Remaining clear in their mission, to increase the survival rate of pancreatic cancer, Liam Willis, Executive Officer of the Gut Cancer Foundation, praises the committee’s efforts:
“The Pancreatic Cancer Support Committee are an inspiration! We are incredibly grateful for all that they have achieved as fundraisers, awareness raisers, and key advocates for this cause. As a For-Purpose organisation that relies on public fundraising, our partnership with the committee has been integral in delivering new research, awareness, and advocacy to shift the dial for New Zealanders affected by pancreatic cancer. Their impact cannot be underestimated.”
Building on the success of their 2022 gala and 2023 long lunch, the committee is excited to bring their fundraising efforts back home this November for Pancreatic Cancer Awareness month. The upcoming event will feature tours of three to four outstanding local gardens, including Liz Morrow’s Omaio garden of international significance, each at their late spring peak. A range of event options will be available, from independent tours to fully hosted experiences. Details will be announced later in the year.

Setting her sights on the global stage of freestyle and freeride skiing, at just 13 years old, Michaela Bridgens has already amassed an impressive array of achievements and experiences that belie her age.

As the only child of Deb and Ryan Bridgens, lifelong skiers themselves, Michaela learned to ski at the age of two and her love for the sport quickly became evident. Weekends and school holidays were soon dominated by trips to Mt Ruapehu, their home mountain.
In 2018, a pivotal moment came when the Bridgens family took Michaela on her first overseas ski trip. Witnessing an Olympic qualifying event and skiing in the beginners' park ignited a spark in her. From that point she joined Team Ruapehu Freestyle and began competing in the Snow Sports NZ Freestyle series, the NZ Freestyle Nationals, and the NZ Junior Freeride Tour.
Since 2020, Michaela has dedicated her winters to training in Wanaka with the High Performance Cardrona Parks squad and the Treble Cone Freeride Team. She also spends significant time in North America, training and competing with Team Summit at Copper Mountain, Colorado. This rigorous schedule includes training four to five days a week on snow, strength and conditioning sessions in the gym, yoga, and trampolining. Despite the demanding routine, Michaela manages to balance her academic responsibilities with the support of Kristin School, where she is currently in Year 9. “School has been very supportive and I do all of my work online and check in with my teachers each week by Zoom or email,” says Michaela.
Michaela’s training environment is nothing short of inspiring. Cardrona, known for its world-class park and halfpipe, attracts top snow sports athletes from around the globe. Michaela relishes the opportunity to ride the chairlift with New Zealand Olympians like Nico Porteous and Zoi Sadowski-Synnott, drawing inspiration and encouragement from these seasoned athletes. “They are all so friendly and encouraging,” s he says.
The past two Northern Hemisphere winters have seen Michaela travelling to North America for extensive training and competition, her performance qualifying her for the USA Nationals for two consecutive years. Michaela's accomplishments speak volumes about her prowess. She has been the NZ National Freestyle Champion in her age group since 2018. Her proudest achievement came in 2023 when she won the Overall NZ Freestyle Nationals, the NZ Junior Freeride Tour overall title (U14 girls), and the Snow Sports NZ Freestyle Series Title (U14 girls).
Competing at such a high level is not without its challenges. Michaela cites the mental aspect and strategic planning as the most demanding parts of competitive skiing. The pressure to perform can be intense, but once she starts her run, her nerves fade, and her focus sharpens. Slopestyle and Halfpipe competitions often allow for two runs, with the best score counting, providing a chance for redemption if the first run doesn’t go as planned. Freeride competitions, however, offer only one run, adding to the intensity and requiring meticulous planning and m ental fortitude.
Looking ahead, Michaela’s goals are ambitious. Having recently turned 13 she is now eligible to earn points at internationally recognised events with the Federation of International Skiing (FIS). This year, she hopes to compete in the Halfpipe at Cardrona’s World Cup event and retain her U14 National titles.
Michaela's ultimate dream is to represent New Zealand at the Winter Olympics, with the 2030 games in her sights. She also aspires to compete in the X Games, earn her instructor's certificate, and continue being a positive role model in snow sports. After yet another lockdown in Auckland and with 30 years of film and TV work under her belt, hair and make-up designer to the stars Vanessa Hurley, also known as Lady Barber, knew the time had come to make a really big life change; it was time to ‘get out of Dodge and head for the hills’.
Ready to trade her fast paced career in the city for a different quality of life, Vanessa, a country girl at heart, says the Matakana Coast was calling with its fantastic beaches, wineries and, kooky little shops; and that her new love interest, former talk radio host Ritchie Watson, has been a local since 2006. In Vanessa’s eyes Matakana appeared to have it all; all that is except for a barber shop. “Boom, light bulb moment, a couple of late night whiskeys, a few creative collaborations, a mood board, or three, and Lady Barber was born,” she says.
“That seems like ages ago now,” reflects Vanessa, whose infamous little shop has become a well established part of the Matakana business scene. Ask any local, Lady Barber has become so much more than just a barbershop. Its chill country rock chick vibe creates an atmosphere that sets it apart - an extension of Vanessa’s own unique personality and style. “If you can’t find it you’ll hear it,” says Vanessa whose tunes can be heard from the farthest reaches of The Matakana Country Park, where Lady Barber sits nestled between Smith's Bar and Uptown Tattoo “It’s a great little spot and I’m really happy. I love this village and all its characters.”
The last few years have been a trip for Vanessa whose journey from the bright lights of the film set to the fairy lights of Matakana has been an eye opener to say the least. Life has come full circle for this smiley, happy, gregarious, country girl originally from Avondale, and she’s just getting started!

DONKEYS AT HIGHFIELD GARDEN RESERVE
Just over the hill from Snells Beach is the magical kingdom of Highfield Garden Reserve with resplendent views looking down to Algies Bay and across to Tawharanui and Kawau Island, in the rohe of Ngati Manuhiri.
Its star residents are eight donkeys. Their names all start with “T” after Ted Roberts, husband of Alison Roberts, who generously gifted the land to the people of New Zealand in 1985, along with its small orchard and herd of heritage donkeys.
Through an agreement with the Auckland Regional Council, the donkeys have a right to graze the land in perpetuity, safeguarding it for the community to enjoy all year round. The most recent addition to the drove, Titan, was born last December, just before one of the two free donkey fun days held annually at Highfield.
Santa Day in December and Parks Day, usually in March, offer the local community donkey rides, traditional games, BBQ and more. These days provide a rare free event for families in the area, and those from farther afield in the Auckland region.
Of course, the reserve is open all year round, with an estimated 10,000 visitors annually. This year the reserve has featured on both Newshub and Seven Sharp, thanks to baby Titan!
All this is made possible by close collaboration between wonderful volunteers from the local community and Auckland Re gional Council.
The team of volunteers maintain the native bush and orchard and keep the donkeys in pristine condition. Volunteer manager of the Highfield Garden Reserve, Peter Caccia-Birch, has dedicated several decades to the daily care of the donkeys and reserve; his contribution was recognised with a Queen’s Service Medal in 2022. Recently, Peter has been supported by another local, Ox Wightman.
Succession planning is underway, with new volunteers and young blood welcome to maintain this fantastic resource for the community! A quarterly ‘Donkey Serenade’ keeps members up to date, and the Facebook page is hugely popular.
The Annual General Meeting will be held on Monday 19 August at the Snells Beach Bowling Club to discuss plans for the next five years, in order to build on the successes of the past 35 years and continue to meet the vision of Alison and Ted Roberts when they gifted Highfield Reserve to our community.

Rui Ceramics was asked to design the Junction Award this year. Founder and artist Emma Zhang talks about the process.
Rui Ceramics is a pottery studio located in Warkworth, specialising in private classes, hen parties, and corporate team-building workshops.
“I'm once again honoured to have been invited to create this year's Junction Award,” says Emma. “After receiving the brief from Junction, I understood the need for a unique creation that echoed the clean and refined style synonymous with Junction Magazine. This posed a challenge for me, as my style tends to be very freestyle and organic. Working with large three-dimensional typography in ceramics presents its own set of challenges, particularly because solid clay of this magnitude can easily crack during drying or in the initial firing. “To counter this, I employed slab-building techniques with stoneware clay, carefully assembling the letter 'J', texturing the front face, and meticulously fusing the edges to preserve the texture,” explains Emma. The final piece showcases the natural speckling of the clay with subtle textures and a handcrafted look.

WAIPU VOLUNTEER FIRE BRIGADE
The Waipu Volunteer Fire Brigade is currently in its 69th year having formed in 1955. As Chief Fire Officer, Alan Vaile is extremely proud of the present and past members of the brigade who put so much time and effort into the brigade’s success, demonstrating their adaptability when confronted with any type of incident.
The local community is the driving force behind the brigade members' dedication to their training, ensuring they can help the community in the best way possible in times of need. Alan has been in the brigade for 44 years now and says, “It is the future well-being of the brigade and being able to help the community that inspires me to be part of t he brigade.”
Currently in the process of recruiting a new Chief Fire Officer to take the reins from Alan, he is hopeful the brigade’s support and continued commitment will ensure a smooth transition after his long tenure. Waipu Volunteer Fire Brigade, along with nearly all volunteer brigades, are always wanting new members who can respond quickly to callouts.

CLOTTED CREAM FOR KIWIS
Born from nostalgia, Paul Bondsfield’s entrepreneurial spirit is introducing a British staple and indulgent delight to our nation.
When Paul returned to New Zealand in 2021 after a long stay in the UK, the one thing he missed, possibly more than anything, was clotted cream on scones with jam and a nice cuppa.
For a country with a thriving dairy industry, he was sure it would be easy enough to find some of this thick, gooey, sweetish, nutty cream, which is available from every supermarket in England - but it simply wasn’t made in Aotearoa, at all.
Inspired by the foodies at Matakana Village Farmers’ Market, Paul decided to make some himself. It took many months of trial and error as he worked on the 18-hour process from his home in Warkworth. “Then getting through the miles of food-police red tape took several months more,” he notes.
Clotted cream is a very traditional food in England and has become deeply-rooted in the culture of the southwest, Devonshire cream tea wouldn’t exist without it. Rodda’s, the biggest manufacturer of clotted cream in the UK, makes up to 25 tons per day, around 120,000 pots. “I’m not sure we’re going to get that big,” Paul says, “but currently as the only clotted cream maker in New Zealand, the market is wide open.”
The name, It’s Cream Bro came about after Paul took a sample to band practice and one member had to explain to another what it actually was. He notes, “Kiwis who have travelled generally know about the stuff, but many still don’t, so there’s some education to do.”
In addition to scones, clotted cream can be used in sauces for meat and pasta, to make super creamy ice cream, on fruit pies, with pancakes or pikelets, or dolloped on porridge. “I want people to go a bit rock ‘n’ roll with it, let’s show those Brits just how inventive we can be and maybe even teach them a thing or two.”

THE LIVING LANGUAGE OF WATER - VEDA AUSTIN
Internationally recognised crystallographer, Veda Austin, is launching her new book 'The Living Language of Water’, featuring over a decade's worth of her water research.
‘Water memory’, a term used to suggest that water can store and respond to the information it was exposed to, became widely known when Japanese researcher Masaru Emoto’s book, ‘Messages in Water’, came out. His microscopic photos of ice crystals depicted varying ice structures based on positive or negative influences. Beautiful snowflake-like geometries would form in the positively influenced water, but the negatively influenced water would fail to form coherent patterns. Although Emoto’s work was not embraced by the scientific community, he opened the doorway for thousands of people to view themselves as bodies of water, sensitive to thoughts, words, music, emotions and environment.
Springboarding from Emoto’s work, but using a different technique, researcher, educator, artist, author and Matakana local Veda Austin, has been making huge waves in the world of water. Appearing on Gaia TV, and speaking on hundreds of podcasts and interviews, she is famous in her field overseas, but less known in New Zealand. Using her self-founded crystallographic method, Veda photographs water at a specific phase known as liquid crystal, a sensitive stage between liquid and solid.
Veda is best known for her remarkable ice images that resemble their influence prior to freezing. For example, she put her hand in the water, and it showed an imprint of her hand in the ice. She placed a dish of water on top of her friend Wendys’ photo for 30 seconds, removed and froze it, and it designed Wendy’s face in the ice! With over 50,000 examples of ice responding in what could almost be described as an intelligent way, it’s hard to overlook.

DI BALICH HELPING THOSE LESS FORTUNATE
Well-known local real estate personality Di Balich is a fixture in the Omaha community and is dedicated to using her position for positive change.
After making a generous $5,000 donation to a local food bank charity Di says , “I was surprised by the sheer size of the problem." The Warkworth based food bank, run by Mahurangi Hope Church, helps those affected by the cost of living crisis and has provided over 1,000 food bank parcels in the last six months alone.
Having lived in Omaha for nearly 15 years Di says the local Real Estate market has been good to her, even in these challenging times. Di has always been interested in ways to give back to the community that has supported her so well, noting “this donation will be the first of many and I hope it will make a real difference.”
According to the food bank, $50 will cover three days of meals for one family, including breakfast and lunch. “We see young families with both parents working but money is still stretched with the cost of living, to elderly living alone who just need a bit of help. Our community has come together and created something positive for our future,” says food bank manager Lara Caldwell.

SMALL-TOWN BEGINNINGS TO BIG SOUNDSTHE ADVOCATORS
Introducing alt-country outsiders, Leroy Brown and Mark Bruce, the Maungaturotobased two-piece known as The Advocators.
Born and raised in the neighbouring small rural towns of Kaiwaka and Maungaturoto, Leroy and Mark have recently independently released their debut album Songs from an Endless Night. The pair have been writing and performing sporadically throughout their lives with Leroy learning chords as a child out of the back of old Hymn books and Mark picking up the guitar after seeing his mate shred a Led Zeppelin solo in high school.
Despite attending the same high school, Leroy and Mark only started playing music together years later when Leroy recruited Mark for an ambitious wedding-band project. That project quickly collapsed as they realised that they could not find enjoyment in playing faithful covers for drunken wedding goers, and so they began focusing on writing and performing their own songs.
A year and a half in the works, their debut album has a sparse, gritty, vintage sound, oscillating between bluegrass country ballads and hostile gospel stomp rock. Featuring 11 original tracks and two covers, the album's four singles include ‘Dreams’ and an abrasive cover of the Townes Van Zandt song, ‘Waitin’ Round to Die’ which have already gathered thousands of streams on Spotify, along with student radio airplay in New Zealand.
To help record the album, the duo recruited two other local talents, producer and drummer William Jackson, as well as esteemed kiwi violinist Anita Clark. Recorded last winter between bitter southwesterly squalls and cups of tea, Songs from an Endless Night came to life after five days spent in Jackson’s barn-studio out the back of Tomarata. Leroy is the lead vocalist and plays guitar, banjo and harmonica, while Mark is on backing vocals and plays guitar and melodica. The album was mastered by Chris Chetland of Kog Studio in West Auckland.
Flirting with both cynicism and naive hope, the album explores themes of unrequited love, contempt, disillusionment, and
redemption. Outside of the two covers, all songs on the album are collaborations, mostly conceptualised by Leroy and arranged by Mark before being finished together. Leroy and Mark believe it is this playing to each other's strengths, combined with their willingness to give open feedback that has resulted in a singular set of songs with raw emotion and meticulous attention to lyricism.
Describing the transition to becoming administrators and social media content creators to promote their album as painful, Leroy and Mark are focussing their efforts on planning their upcoming shows throughout New Zealand. Currently in the process of recruiting a rhythm section, they’re holding auditions for this soon and encourage drummers and bass players to get in touch!

The ideal candidate will have a strong sales background with a proven track record of reaching targets. The following skills and experience are a must:

• Excellent communication, administration and computer skills
• Strong work ethic and confidence, ability to multitask
• Motivated to generate and develop own leads and client relationships
