LETTERS FROM LANCE Coming in hot on this one, this market is on fire. I can honestly say that in 21 years as a licensed agent, I have never seen a market like this here in TriCities. We have always been prepared for it and studied it in other markets where we network with some of the top agents, but never have I seen it like this here. Almost all our transactions under 400K are in multiple offers with bidding wars. We have seen properties sell up to 80K over the list price! We are also seeing offers with waived inspections and waived financing contingencies. Our inventory levels are at record low and prices are appreciating faster than ever. This pace and these pressures require our agents and our team to be at the top of their game. We used to show a buyer an average of 10 homes and write 2 offers before you would put a deal together. Now, we might show a buyer 40 homes, write 6 offers, have them all rejected because they lost out to cash offers or offers without contingencies. It can be frustrating for clients, and a grind for the agent. On the flip side our listing agents may receive 15 offers on their seller’s property. They must know every single detail about all 15 offers, present that to their seller, and help them navigate the process in a way that best serves their end goal. Then once they choose the acceptable offer, they have to make 14 phone calls to the agents that did not get the property! Yes, we have a counselor on standby to deal with all the emotions! However, with all that being said, we are thriving! Our agents are working like they have never worked before and we are getting deals put together and offers accepted for so many clients. Fortunately, we have never helped more people in any first quarter than we did this quarter. Thank you all for the many referrals and kind words you have said about us in the community. We are so excited for Aja to join the team and start working with clients to make sure that all aspects of closing goes smoothly! Aja’s background prior to the Kenmore Team includes work as a Project Manager for a janitorial company that dealt with Federal and State contracts. She managed accounts in Washington, Oregon, and Idaho in this position. Prior to that she worked in the restaurant industry for 14 years in every aspect from bussing to managing. We know that the skills she learned in these positions will be instrumental in ensuring the success of Kenmore Team clients! Aja’s favorite part of the Tri-Cities is the four distinct seasons as well as the phenomenal sunsets and sunrises! OK, SO MAYBE I’M HALF BOUJEE ARTICLE BY STEPH MONSON

Boujee or booshie …no matter how you spell it, it’s a word cusping slang used to describe a person or state of mind that is uppity, stylish, and posh. Last week this was the new catchy phrase someone used to describe me. And my first thought was that person doesn’t know me or my history at all if that’s how they see me. When I was still in elementary school, I used every

dollar that touched my fingertips to buy décor for my room. I wanted to be an Interior Designer from as young as I can remember. In my teen years, I lived in an old dilapidated tin can at the perimeter of the 17th Avenue Trailer Court in a sketchy ghetto part of Columbus, Ohio. Bullet holes were scattered along the entire length of the trailer facing the road. Every time we went to the bathroom or bedroom, we got to leap over a sagging hole in the floor covered only by warn carpet. The open oven was our only heat source. I distinctly remember the day an empty mayo jar half filled with dried macaroni looked back at me as the only food we had.

As we approach a year with the ‘new’ office, we thought it was time to show it off a little to our friends and clients who haven’t made it over to the space. We also got to chat with our wonderful building designer, Steph Monson with Valiant Designs LLC, and hear about her work in the design world and her work in making our space great.

My mom’s boyfriend was a mover and would bring over old shiz no one wanted or that he found on the side of the road. I took it upon myself to make someone else’s garbage look as good as I possibly could in our abode. I was proud of it. It looked notable for what it was and where it was.

OFFICE SALAD!

Last quarter we encouraged you to get out and try some of our favorite local restaurants, and we still HIGHLY encourage that! We got to thinking a little more about eating on the job and since it’s all fresh and springy outside, we decided on a little office salad for this issue of the Kenmore Quarterly! Our brand new office kitchen is superb, and like many office kitchens, it provides a microwave and fridge but not full

stove for cooking. Our goal with office salad was to bring in items that we could throw together without having to cook them. So we brought in all of the greens and veggies, and then any item that requires cooking had to be brought in ready made. Then we brought in the team and told them to go crazy and put together anything that sounded good to them for their very own office salad. Lunch has never looked so beautiful.

SPRING HAS SPRUNG! As I sit in my den to write this article, I’m looking out the large picture window at the sprinklers running in my backyard, the green leaves popping out on the hydrangea bush and a grouping of tulips standing bright and colorful along the fence. Spring has finally arrived in the Tri-Cities. Soon, I realize I’ve started mentally putting together a list of things I’d love to spruce up on my house this season. Focus Julie, you have an interesting article to write for the people!

To all the Tenants out there, you may not own the house, but you can have a green thumb gardenbonanza in your rental without violating your lease or losing your deposit. You just want to be respectful to the property while doing it. Here’s some ideas from the property management employee who hates getting dirty in the garden.

Veggie Gardens are possible without digging up the grass at your rental or even if your rental has no grass. If you’re handy or crafty, you can easily Well…can I say AHA! moment. If I, as a homeowner, build a garden box in the yard. Landlords, Spring is a great time to start thinking about the long-term maintenance needs of your property to protect it for the future and keep it looking good for your tenants. Take inventory of possible needs like an exterior re-paint, new gutters, roof maintenance or upgrading windows.

Also Tenants, most Landlords will be okay with you planting flowers in the yard, or maybe even a flowering bush. Just make sure you get approval from the Landlord first and for each outdoor change you want to make. One approval isn’t a blanket or future approval.

Consider having an HVAC inspection & general maintenance done before your tenant’s will need to run the air conditioner regularly. Most HVAC companies have semi-annual Spring/Fall service plans. If you’re a landlord with us, we have a great plan you can sign up with – call me!

Finally, if you can’t plant flowers in the ground, spruce up your patio, balcony, or front porch with flowers in pots and hanging baskets. Again, make sure you keep them elevated so you can clean under them and they don’t leave rust stains on the concrete.

And a simple, low-cost maintenance idea is to have the exterior of the house power washed. It’ll freshen up the house, remove mildew, animal droppings & if increase the longevity of siding. Happy Spring everyone!
