LPAS Architecture + Design was established over 45 years ago with offices in Sacramento and San Francisco. LPAS offers integrated design services: architecture, landscape architecture, and interior design. Our approach to design is holistic; buildings, interior design and landscapes are seen as integral parts of a single composition.

Interior Design
LPAS Architecture + Design offers fully integrated design services including in-house interior design. The result offers an efficient design approach and creative project solutions.
• Our seamless design process begins from project inception and discovery through project details and the construction documents phase; we provide quality and aesthetically pleasing finish packages that consider the budget, the desired design aesthetic, and durability.
• Through collaboration, the Interior Design (ID) team understand the unique opportunities and challenges of each project which inspires an interior design solution that complements architecture goals.
• Our unique perspective on projects adds value by creating impactful, thoughtful integration and flow between interior and exterior spaces.
• The streamlined approach of incorporating ID concepts at the inception of the project is cost effective (compared to addressing interior design later in the process).
• The ID team works in the same Revit model as the architecture team which further supports efficient coordination of real-time changes.
Landscape Architecture
The LPAS design process integrates architecture, landscape architecture, and interior design. The synthesis of these disciplines results in a cohesive, efficient, and cost effective design approach:
• Landscape Architecture (LA) is included at the inception of the project allowing the team to gain an early understanding of site opportunities and challenges, and influencing project design concepts.
• Early integration into the Design Process allows the LA team to develop designs that complement the architectural character of the project.
• The LA team’s unique design perspective creates impactful, thoughtful integration between interior and exterior spaces that will add value to the project.
• The LA team collaborates with clients, architecture and interior design teams and consultants for the entire life of the project.

Palisades Townhomes
San Francisco, CA
Palisades Townhomes offers sweeping views of the Bay, downtown San Francisco, Candlestick Park and the Shipyard. LPAS was initially hired by FivePoint (formerly Lennar Urban) to provide the Peer Review of several blocks at Hunters Point including Palisades Townhomes. The Palisades Townhomes project had been submitted for permit and had completed and received approval through OCII (Office of Community Investment and Infrastructure). Through the peer review process, the LPAS design review team determined that the project was not buildable as designed. The Design Development drawings revealed that the buildings did not provide adequate provision for MEP infrastructure and if developed further would have resulted in a very costly correction through construction documents and possibly costly change orders.

Located in a residential/commercial neighborhood and convenient to regional shopping centers, the new 55+ community offers a spacious and secure campus setting. Independent seniors will embrace the wide variety of amenities and social activities with the comfort of knowing assisted living and memory care facilities are next door.
Amenity spaces are organized around the outdoor areas and include fitness and yoga spaces, fireside lounge, great room, flexible and private dining, demonstration kitchen, and media room. Outdoor recreation features a variety of spaces including a courtyard, pool area, spa and a dog park. LPAS is providing architectural design services for the 3-story, contemporary craftsman style building and landscape design for the 20-acre campus.

The new affordable residential and supportive housing project is adjacent to a residential neighborhood and close to commercial retail. The project massing is divided into two buildings with the three-story building on the street edge and the four-story building in the center of the site. Buildings were designed to preserve an oak grove that will be a focal point for the project. The project’s contemporary architectural style consists of simple architectural forms with a rich palette of smooth, light gray plaster contrasted with vertical textured, charcoal blue siding. Copper-colored accents are incorporated into building trim, balcony railings and accent tile.

Mercy Housing and Eskaton are partners for this development located adjacent to an Eskaton assisted living facility. The buildings are situated to create a buffer between the boulevard and the courtyards and the community building. Each residential building includes laundry rooms and indoor bicycle parking.
The prominent building corners are emphasized with a gabled articulation clad in metal siding. The buildings are articulated with warm earth tones and a rich palette of materials including brick veneer, cementitious siding, and cement plaster. The site features generous landscaping, a meandering sidewalk and a community garden.
