South Suburban College Head Men’s Basketball Coach John Pigatti Inducted Into The NJCAA Region-IV Hall Of Fame

The head men’s Basketball Coach John Pigatti at South Suburban College (SSC), was inducted into the National Junior College Athletic Association’s (NJCAA) Region IV Hall of Fame. Pigatti has been the head coach at SSC for the past 17 years. He has a career coaching record of 480-88 (.845) and an impressive 26515 (.946) home record. Last season, he led the Bulldogs to a perfect 33-0 record and an NJCAA Division II National Championship. It was the only time in history that a team went undefeated and won the NJCAA Division II National Championship.

Coach of the Year 12 times. In addition, Pigatti has coached the last three national players of the year with five total. He has had 16 All-Americans and 13 named to the 1st team. Last season he received the National Two-Year College Coach of the Year award and was the 2017 College Insider’s Jack Bennett Man-of-the-Year Recipient.

Question: We have been thinking of selling our home but were curious about the homebuyers over the last several years. Do they regret paying such high prices for their home?

Answer: A recent report we read, stated that 80-90% of buyers were happy with their purchase despite record high prices the past several years.

The high satisfaction rate amid the hot market makes sense. Given the market climate, prospective homeowners were willing to do what it took to buy a home.

Let’s not forget these buyers were able to obtain amazingly low-interest rates, and just being able to buy a home in that hot market was very satisfying.

Buying a home is a longer term investment. These buyers knew this when they were looking. No one can predict the future, but most buyers did not feel that relocating was in their near future plans. History has shown us that the real estate market is cyclical. There are ups and downs in the market.

In addition to building equity in your home, you also gain price appreciation. Reports show that the average annual increase in real estate values is roughly 4%. Using the rule of 72, you can expect the value of your house to double in 18 years. This doesn’t mean this will happen every 18 years,

this is just past performance. Past performance is part of your research.

The only way to become a successful homeowner is to educate yourself. Talking to experienced homeowners and Real estate professionals gives you a treasure chest full of valuable information.

There’s an old rule in poker: if you play for 20 minutes and can’t figure out who the sucker at the table is, then it’s you. The same is valid for real estate investing. If you don’t know the metrics of your proposed real estate purchase, you could be making a bad investment.

Do your research and always use a real estate professional when making a purchase or selling your current home. This will greatly increase your odds of making a good investment!

Watch out for tax season scams

It’s that time of year when we do our taxes — but it’s also the same time that tax scammers go to work. What scams should you watch for — and how can you avoid being victimized?

Sadly, the list of scams is pretty long, including demands for payment or requests for “additional information” pertaining to your tax refund, in which the sender asks for your Social Security number and other personal information. These scam emails can look quite official, often incorporating the IRS logo. You might also receive scam text messages containing bogus links claiming to be the IRS website or an online “tool” that can help process your refund faster.

But keep these points in mind:

• The IRS generally won’t contact you by phone and won’t contact you by email, text messages or social media channels to ask for personal or financial information. The IRS begins most correspondence to taxpayers through regular mail delivered by the U.S. Postal Service.

• The IRS won’t call to demand you make an immediate payment through a prepaid debit card or wire transfer. If you owe taxes, the IRS generally will mail you a bill. And the IRS won’t threaten to bring in the police or another law enforcement group to arrest you for not paying your taxes.

In general, be extremely skeptical about any type of communication purporting to be from the IRS that sounds bullying or over-inquisitive — and certainly don’t give out any personal or financial information. But these fake messages aren’t the only taxseason scams out there. You might even receive a direct deposit from what appears to be the U.S. Treasury Department — but if you weren’t expecting it, something’s likely not right. This payment could be a sign that a

When your home is for sale, it becomes more than your home. It’s a commodity that has to compete with other homes in the complex real estate marketplace. How can you make your home it’s most competitive?

Well, you do the obvious to make buyers want it… Have it looking great, no bad kitty litter boxes, and a reasonable price tag. But you also have to make it competitive from the vantage point of the buyers’ agents, or the buyers who would love the place may never see it. You want to make your home the one every agent with a buyer in your price range wants to show. You want agents, not only to show it, but to want your house to be the one their clients choose. How do you do this?

1. Make your home easy to show. If you only let people in on Wednesday at noon when the moon is full, that doesn’t work for agents, even if they have buyers for your home. 2. Take Fang the leg humping Great Dane away from the property during showings. 3. Don’t stick around during showings to make sure the buyer’s agent doesn’t miss something. 4. Have your agent show you the marketing photos that will go into the MLS. The buyer agents will often select the homes they show based on these, so make sure the photos look great and that

the description is a combination of enticing and accurate. 5. List with an agent that plays well with others-avoid agents who have nothing nice to say about their colleagues. Chances are the feelings are mutual. You don’t want other agents avoiding your house because your agent is a pill. 6. The commission rate or brokerage fee is very important in today’s market. If your agent is charging you a greatly reduced fee, this will most likely affect the coop fee, which is the portion of the commission offered to buyer agents in the MLS. The coop fee should be fair enough to motivate agents to want to sell your home. If you want to sell you home for top dollar in a reasonable amount of time, it’s important to maximize its exposure to the marketplace. This means appealing to buyers and the agents who are advising them on which homes to look at.

fraudulent tax return was filed in your name, and it might be followed by a communication from a supposed IRS agent requesting this overpayment be sent to them. If this happens to you, you’ll want to contact the IRS right away, and you could also ask your bank to return the deposit to the government.

Other scams don’t claim to originate directly from the IRS, as scammers pretend to be from real or imaginary tax organizations. For example, you could get a message from the Taxpayer Advocate Service, an independent organization within the IRS, but this agency won’t contact you without a legitimate reason. Or you could receive a message from the nonexistent “Bureau of Tax Enforcement.” Your best bet is to delete these messages immediately or send them to your spam folder.

Not all tax season scams originate from fraudulent IRS representatives or fake agencies. You also need to be careful about whom you hire to prepare your taxes. If possible, get a recommendation from a trusted friend or family member. And keep in mind that a legitimate tax preparer must have a valid Preparer Tax Identification Number and must sign your tax return. If someone doesn’t have this number or is reluctant to sign your return, it may well be a sign that this individual is a “ghost preparer” who only wants to pocket your fee.

Tax scammers are, unfortunately, here to stay — but remaining vigilant can help you keep them from causing problems for you in this tax season and all the ones in the future.

Divore and Beyond

The parish of St. John the Evangelist is offering the program; “DIVORCE AND BEYOND” for individuals who are struggling with the issues of divorce. The program is faith based but open to people of all denominations. The facilitated weekly sessions take place in a confidential support group setting. Whether you’ve been divorced for many years or have just recently filed, being able to share your story with others in similar situations has proven to be very helpful to previous attendees. “DIVORCE AND BEYOND” is geared toward addressing the hardships associated with divorce as well as the healing process and moving forward. Many issues are discussed at our sessions, but topics such as anger, self-esteem and loneliness are always included, in accordance with the program’s itinerary. WATKINS: Lots of added information about Fr. Charles Watkins’ fascinating life is available on ChicagoCatholic.com. But here is this Catholic’s take on the new pastor who arrived at St. Columba Church in Hegewisch and endeared himself to all of us over the years. A ‘late bloomer” Fr Charles became a priest late in his life after having been a physician. He came to us at St. Columba in 2005 I think, and he put his stamp on our parish! You either loved him or not and took him at face value-or not. He ran the parish by the book and it was his way or the highway—most of us stayed and enjoyed his many years of stewardship. In between he was housed in St Columba Rectory, in a parish flat with little or no heat, no cook and had to pretty well fend for himself. His parish office was taken care of by the now late Mike Bednarz who knew his computer stuff and kept Fr Charles up to date. In between my husband Larry and I treated Fr. Charles to Italian food at Pucci’s on the East Side and a St Paddys Day party at Steve’s in Hegewisch. If I can find them, I will forward same. May our Dear Fr. Charles Watkins REST WITH THE ANGELS! REST IN PEACE AND PRAY FOR US FROM ST. COLUMBA!

Michael S. Philbin, age 86, of Dyer, IN, formerly of South Holland, IL, passed away peacefully surrounded by family on Monday, January 23, 2023. Beloved Husband of the late Patricia Joan Philbin (nee Hall). Devoted father of John, Mary Kay (Cheryl Muench), Therese, Timothy (Deean), Patrick (Jen), Thomas (Lorri), Margaret, Kathleen (Ricky Robles), and Christopher Philbin. Proud grandfather of 17; Amazing great grandfather of 10. Preceded in death by his parents John and Gertrude Philbin and grandson Carter Joseph Philbin. Michael (“Mike”) grew on the south side of Chicago and graduated from Leo High School. He and Patricia were neighbors and would eventually marry and raise 9 children. Mike was an excellent baseball player and was invited to tryout camps for two major league teams. After a year at college he decided to return and work for his father in the trucking industry. At the age of 27 he started his own trucking company, United Transportation Services (Chicago Heights, IL) and he and his drivers specialized in hauling steel in and out of the large steel mills in Chicago and NW Indiana. He remained in business for over 40 years. In his free time Mike spent a great deal of time playing 16” softball at a high level, playing on National Championship teams from the south Chicago area. He was inducted into the 16” Softball Hall of Fame as a member of the Whips. Mike enjoyed ice hockey and was heavily involved with the teams his children played for. Through competitive hockey he was able to travel with his boys across the US, Canada, Sweden and Switzerland. Hockey is also what drew Mike and Patricia to attend the 1980 Olympics with a group of friends in Lake Placid, NY where they able to witness the “Miracle on Ice”. He enjoyed watching the Chicago Blackhawks and Chicago White Sox. He tried to make every baseball, hockey or softball games possible for his grandkids after retirement and he played competitive softball up until his early 70s. Mike also enjoyed fast cars and fast boats and loved being on the water. He owned several older classic vehicles during the 1970s and 1980s. He enjoyed spending time with his kids and grandkids, always up for a BBQ and a cold beer. Mike was also a very charitable person, often financially helping out family and friends. He heavily supported a number of non for profits including St. Jude Hospital, Native American Indian charities, American Cancer Society and the Glenwood School for Boys. Mike was a very strong-willed person and never shied away from offering his “advice”. He battled a number of ailments over the last several years but he never gave up, always fighting to get home, earning the nickname Iron Mike. He left a strong legacy of children, grandchildren and great grandchildren and he will be sorely missed by all.

A Suggestion For A New Law

A big problem with the Medicare system is that medical firms use billing firms in other states and don’t share information or responsibilities in a timely manner.

When one of our clients has a medical bill problem, I search for someone who is competent and responsible to discuss and resolve the problem.

As I write this, I am on hold with a billing firm in North Carolina to discuss and resolve a medical bill problem with a firm in Lake County, Indiana. There is a balance of a bill to our client because Medicare failed to send claim information to our client’s Medicare supplement insurance company.

I should be able to just call the medical firm and/or the billing firm to talk to someone and get them to send the critical claim information to our client’s insurance company. But people at medical firms and billing firms often hide from calls like mine. They don’t want to do any work to resolve such problems. That hurts senior citizens on Medicare. It makes helping such seniors very difficult.

I suggest that every state and the federal

government pass laws that require every billing firm to file for authorization to do business in any state where a bill is being sent. If that is done, then the Consumer Protection Division of each state’s Attorney General’s Office will be able to help get the attention of medical and billing firms that send bills to senior citizens in their respective states. With that authority, it will be easier for people who help senior citizens get to a person who can help resolve the billing problem because the Attorney General will be able to “put fire under” any firm that does not cooperate.

If you like this idea and want to help consumers who are victims of such medical and billing firms, contact your congressman and state representatives or your state’s Attorney General. The Attorney General can propose and explain a proposed law to the state’s representatives and governor.
