Sponsored by the Women to Women Giving Circle Wednesday, June 23 Photos by Justin Hurt The Illinois Prairie Community Foundation Women to Women Giving Circle hosted a series of Wellness Wednesday lunches to share experiences related to the pandemic, with an emphasis on resilience, inspiration and joy. Illinois Wesleyan University President Georgia Nugent was the speaker at Shepard Park in Normal. She said she was proud of her faculty, who learned how to teach online in only two weeks when they realized the students wouldn’t be returning from spring break 2020. She also commented that the world has changed forever in many ways, and we will never go back to always being together. The next luncheon will be on July 21 and focus on “Dare to Self Care,” and on July 28 District 87 teachers and administration will share their new directions postpandemic. Part of the 20th Annual Marcfirst Golf Classic Sunday, June 13 Doubletree Hotel and Conference Center, Bloomington Photos by Justin Hurt Story by Randy Kindred Fuzzy Zoeller burst into our consciousness with a big personality and the game to match, winning the 1979 Masters in his first appearance. Frank Urban Zoeller Jr. (initials FUZ, as in Fuzzy) has been a celebrity ever since, entertaining us with Charlie Farner, owner and Executive Vice President of Tentac Enterprises, Fuzzy Zoeller, and Brian Wipperman, Marcfirst CEO one-liners and 9-irons to within a foot of the pin. Talk with him for five minutes and you laugh. Talk to him for 10 and you laugh more. Spend 15 minutes with him and your side hurts. So yes, there was laughter while interviewing Zoeller prior to a charitable event in Bloomington for Marcfirst, which included a VIP reception at the Doubletree. In the words of CEO Brian Wipperman, Marcfirst “provides services from the beginning of life to the end of life and every- Brian and Dani Wipperman Wendy and Kurt Rudsinski thing in between for kids, teenagers and adults with intellectual disabilities.” Jeff Secord, Zoeller’s appearance gave attendees a Andy chance to mingle and get photos with a Copenhaver Masters and U.S. Open champion (1984) while helping a good cause. In turn, it likely helped Zoeller, who said, “I have more fun doing what I’m doing here (than playing).”

A new summer and winter photo contest is currently running through December 31, 2021. Categories will include landscape, people using greenways, plants and wildlife and best photo from a youth under 18. Photos may be sent to mcrpc@mcplan.org . History Makers Gala Livestream Event
Presented by the McLean County Museum of History Wednesday, June 16 McLean County Museum of History, Bloomington Photos by Thom Rakestraw It was the best of both worlds. Honorees and guests gathered in person in the beautiful Governor Fifer Courtroom in the Museum while attendees could watch the livestream event from the comfort of their home. Honorees were Carole & Jerry Ringer, Barbara Stuart, and Marilyn & Bob Sutherland. The evening included the popular tradition of having a short performance by Illinois Voices Theatre to recognize the honorees and their contributions to our community.

Monthly Meeting Monday, June 21 Home of Frank and Angie Hoffman, Bloomington Photos by Justin Hurt Did you know that Mary Todd Lincoln’s sister, Elizabeth Todd Edwards, did not want her to marry Abraham Lincoln? Mary Todd was merry and social and somewhat of a flirt, whereas Lincoln was uneducated and couldn’t carry on a conversation with a lady. But despite her sister’s objections, Mary did marry Lincoln, giving her sister only a day to prepare Ruth Ann Lipic, Paula Deneen for the wedding. Not even enough time to bake a proper cake, so Elizabeth had to serve the wedding guests gingerbread and beer. These were just some of the little known facts that Mary Disseler, portraying Elizabeth Todd Edwards, shared with the Bloomington History Club. The Bloomington History Club, founded in 1880, meets seven times per year and features historical and other interesting speakers. Angie Hoffman is president of the club, and Mary (Angie’s sister-in-law) travelled from Springfield to entertain the club for their June meeting. Benefitting the Child Protection Network and Boys & Girls Club of Bloomington-Normal Saturday, June 12 Marriott Hotel and Conference Center, Normal Photos by Justin Hurt There are no heights that generous folks in Bloomington-Normal won’t go to for their favorite charities. And on Saturday, June 12, the roof of the Marriott was filled with 72 people who had raised a minimum of $1,000 each for the privilege of rapelling down the Marriott to raise money for the Child Protection Network and the Boys & Girls Club. Despite early morning temperatures in the low 90s, (which made it over 100 degrees on the roof) a crowd of family, friends and onlookers gathered at the foot of the hotel to cheer on the rapellers as they made their way down, some doing it for the second time.

Differences Between Gross anD triple net leases
W
hen you are looking at similar properties to lease, but the asking lease rates vary greatly, should you take the lowest quoted lease rate? Where instinct might tell you that is the best deal, you cannot truly know if this is true until you understand the different types of leases on commercial real estate. Let’s start with Gross leases, there are two types. The first is called a Full Gross lease. The second is called a Modified Gross Lease. Full Gross Lease A full gross lease requires the tenant to pay a flat monthly payment for use of the space/ property. The owner of the property is responsible for the costs associated with property including taxes, insurance, maintenance and utilities. Full gross leases allow tenants to accurately budget their monthly rent expenses. For the property owner, they must determine a rate that will cover all of their expenses, which can vary. Full gross rents are most

common in a building that has multiple tenants with one heating and cooling unit, and general shared common area.
Triple net leased properties are common for investment properties and can provide low-risk steady income.
Modified Gross Lease Modified gross lease is a lease structure where both the landlord and the tenant are responsible for paying a portion of the operating expenses. The arrangements between the landlord and tenant can vary greatly between property and negotiation arrangement. An example of such an agreement might be that the tenant pays base rent, utilities, and refuse collection. The landlord would pay taxes, insurance, and common area maintenance as well as mechanical system maintenance. Triple Net Lease (NNN) The Triple Net Lease, also identified as NNN, are leases whereby the tenant pays a base rent, based on square foot use, plus all the expenses of the property including real estate taxes, building insurance, and maintenance, and utilities. As you would expect, the base rent factor is generally lower because of all of the variable expenses added to the net rent.
Besides these three basic lease types, there are many other types of lease arrangements available to tenants. The only way to determine what type of lease you have, and the responsibilities of who is responsible for which expenses, is to thoroughly read the lease agreement. Does It Matter How Property is Titled in Divorce? Many individuals wonder whether it matters how property is titled in a divorce. In other words, some theorize that if an asset is in their individual name, it might mean that they will receive this asset in a divorce. It could be a variety of property or assets. Some might try to title a bank account in their own name. Others might purchase a vehicle and put it in their own name. In other cases, an individual might set up an investment account that only has their name on it, but not their spouse. The possibilities can be infinite. When a divorce takes place, many think the asset will be given to them by the court because it is not jointly titled with their spouse. A common question for many is whether this is accurate or not. The reality is that how property is titled in a divorce is normally not that important. Instead, in states where equitable jurisdiction is controlling, courts look to when the property or asset was acquired. If the property is acquired during the marriage, it is normally labeled marital property. However, if the property was acquired before marriage, it is presumed to be separate property. Courts then have to divide marital
property in a just matter when considering all the factors. The factors can vary by state, but they can include different criteria. This includes contribution of each party, the length of the marriage, the education and work history of the parties, the conduct of the parties in some states, and a litany of other factors. In terms of the titling of the assets, it is truly not that important. If the asset is in one spouse’s name, it does not matter if the asset was acquired during the marriage. A party cannot purchase property or buy an asset with marital funds and assume that the asset will be allocated to them in a divorce. A prenuptial agreement is something to consider for those who have substantial property or assets prior to marriage. To ensure they receive it in the divorce, they must agree to it beforehand. Through a prenuptial agreement, the parties can agree to have property or assets set aside to them in the future. It is vital to draft the prenuptial agreement appropriately and that both parties have independent counsel. Other important criteria are that there needs to be full and fair disclosure and that there be no duress or undue influence. Even after the marriage, parties could enter into a postnuptial agreement to denote who would get what property or assets in the case of divorce. That said, parties sometimes have little incentive to do this after the mar-
riage.
One potential exception is where a party receives inheritance or gifts during the marriage. Inheritance or gifts are generally viewed as separate property in a divorce. Thus, if parties place inheritance or gifts in a separate account away from other marital property or debt, doing so makes sense. Otherwise, there can be a risk that the separate property is commingled with other marital funds or property. When this happens, it can convert separate property into marital property. For this reason, parties who receive inheritance or gifts should speak to an attorney if they want to ensure that it remains their separate property. It often makes sense before they receive the inheritance or gift to ensure it is handled appropriately. A separate account in this instance may make sense for liquid assets. Two park benches were recently dedicated in Bloomington as a unique way to honor a loved one and celebrate wellness. In May, The Central Illinois Chapter of The Links, Incorporated partnered with the City of Bloomington to install a bench at White Oak Park that encourages relaxation of mind, body and soul. The bench faces the lake
and is adjacent to the walking path. Friends of Barb Adkins and the City of Bloomington partnered to dedicate a bench directly in front of Home Sweet Home Mission, 303 Oakland Ave., in June. Barb was retired Bloomington deputy city manager and a community leader who was loved by many and respected by all.
