At the Eco Resort Network 2023 event in May, we had the pleasure of getting to know Jenny Papadimitriou, a young entrepreneur who is building the Greek dream. We find out more about her resort, LAAS, set to open in 2025. Kerry Roy is back as a columnist for this issue, with some hilarious anecdotes of guests behaving badly – aka. some comments you may have heard as a glampsite operator. Eco Resort Network 2024 will take place at the Ravenala Attitude Hotel, Turtle Bay, Mauritius. The dates of the event will be May 18 – 24, 2024 and the ticket price will include a two-day conference, networking dinners and receptions, all meals and drinks, airport transfers and entertainment. Partner tickets at a reduced rate will also be available.

ECO RESORT NETWORK CONFIRMS MAURITIUS FOR 2024

“Mauritius is a fantastic location for a small networking event such as this. We have watched the activities of network members such as Louis Thompson of Nomadic Resorts/Nomadic Escapes and Astrid Arlove of OBOĒ with great interest and we look forward to seeing some of their projects during our event,” says Steph CurtisRaleigh, event co-organiser.

Rik Currie, founder and CEO of Anthropods & Co Ltd, announced this month that after six years, the company will have to cease production at its Knaresborough factory in the UK.

Currie told followers on Linkedin, “Our business activity was negatively affected by a combination of events that just proved too much… including Covid-19 supply interruptions and significant energy and material cost rises. Latterly, the increase in interest rates caused customers who would have normally chosen a finance option to delay their orders.

“The major factor by far though, was delays with local authority planning applications. Decisions normally made in a 6-week period ended up being stuck in process for months; in some cases, over a year, with no indication of a decision date. This resulted in a complete inability to plan our production schedule, making it unsustainable to continue assembly.

“To solve these issues, Anthropods were in negotiations with a much larger manufacturer who wished to acquire us and take on our facility and staff.

“Strategically, Mauritius is well placed for those coming from South Africa and for connections to the UAE and for delegates who want to stay and explore the region for longer, we will be able to offer options for onward travel.”

This will be the third Eco Resort Network event, which is also organised by Maja

Dimnik of Authentic Luxury, the previous two being held in Slovenia and Montenegro. The event has attracted a loyal following of delegates plus some very highprofile speakers and combines a rigorous and inspiring conference programme with activities, networking meals and more to create the perfect opportunity to find out more about sustainable resort operation and the many products and services offered in this unique space.

ANTHROPODS CEASES PRODUCTION

Frustratingly, after months of negotiations, the company delayed the acquisition citing their own financial challenges.

“Anthropods started with a vision: to design and locally manufacture a unique range of off-ground glamping pods, sourcing materials as locally and responsibly as possible. Operating initially from a bedroom table, and then via two further locations, ending up with our factory at Hambleton Grove.

“Our clients loved the design and were

happy to be able to offer their customers an alternative structure to the plethora of ‘upturned boat’ and shepherd’s hut structures which dominate the glamping market. I will always look at Anthropods with a sense of pride with what we achieved. We delivered pods on sites ranging from the Hebrides to Holland, won awards in the UK & EU and met all manners of interesting customers. This was all made possible by our fantastic investors, directors, staff, sales representatives, advisors and suppliers, everyone passionate about the brand and working together.”

OFFERS FINANCIAL SUPPORT TO GLAMPING ENTREPRENEURS

CROATIAN GLAMPING MARKET EXCEEDS EXPECTATIONS

Outdoorsy, an outdoor travel marketplace, has announced the launch of the Oasis Fund – a $30 million dollar initiative dedicated exclusively to providing funding for the purchase of safari glamping tents for eligible entrepreneurs looking to become part of the glamping revolution, according to a press release.

With a $30 million investment to start, the Oasis Fund will empower individuals to start their own turnkey glamping businesses by simplifying the purchasing process. Outdoorsy has partnered with a manufacturer of canvas tents to design and handcraft the tents which can be found in premier glamping resorts and campgrounds around the world, including Outdoorsy’s destination in Bayfield, Colorado.

Outdoorsy’s co-founder and CEO Jeff Cavins said, “Through the Oasis Fund, our objective is to activate the glamping adventure and provide the means for both individuals and those aspiring to manage short-term rentals to take ownership of their own entrepreneurial endeavors.

According to a recent article from totalcroatia-news.com, the Croatian glamping sector is doing excellently. Based upon data from 2022 – as 2023’s analysis has not yet been published – there are currently 338 camps that are registered as legal entities, and 495 camps that are registered as households in Croatia. Their total accommodation capacity amounts to 255,181 beds or about 24% of the tourist accommodation capacity at the national level, according to the Camping Association of Croatia (KUH).

The potential of the Croatian glamping and as such the camping sector is even greater than the aforementioned figures, especially now that the new law and regulations have finally defined the proper conditions.

Adriano Palman, director of KUH, said, “We can freely say that Croatia, which in the European camping context has made the most progress in the quality and level of what it offers over the last decade, has reached an enviable level of quality within the wider European framework.”

Yes! Your ticket is for the Thursday, Friday & Saturday. If you’re joining us for multiple days, your e-ticket will be exchanged for a badge at the gate, which you can then use again.

Do I have to pay to attend seminars?

No – all seminars are free. The location of the seminar theatre is signposted throughout the show, with information on our speakers within this Official Show Guide. There is no booking required, but do get there early to save a seat as the sessions can get busy.

Can I bring my dog?

Absolutely – we’re all dog lovers here, but we do ask that you keep them on a leash.

Can I bring my children?

Yes, children may attend if they are accompanied by an adult and supervised at all times. Please be aware this is a trade event and so may be little of interest to keep little ones entertained.

Will there be food at The Glamping Show?

Of course! There are a number of food and drink vendors onsite, as well as a nearby café on the Stoneleigh Park grounds.

The Rural England Prosperity Fund is a capital grant programme integrated into the UK Shared Prosperity Fund (UKSPF) and is a successor to the European LEADER programmes. It supports activities that specifically address the challenges faced by rural areas.

Following the success of securing funding through the LEADER programme the firm is now working with clients in eligible counties to gain valuable funding towards glamping projects through the Rural England Prosperity Fund.

Crown and Canopy are assisting clients in sourcing funding for capital works related to their glamping and outdoor tourism-based projects such as conversion of existing buildings, holiday lets, cabins, barns and bothies.

Emma Reed, founder of Reed Studio, is passionate about finding new uses for land within her clients’ landscapes.

Over her career, she has worked with some of the biggest architecture and landscape architecture practices in the UK. She established Reed Studio in 2013 to escape the rat race and create more freedom to work with entrepreneurs and mavericks looking to do something different. In the last few years, she has delivered the landscape for glampsites, ranging from the super small one-off sites, to the medium scale and even larger lodge park developments. Emma has found that clients come to her when they want something a bit different, a site that is carefully planned and a personal touch or indeed when technical advice on siting and design is required within the framework of landscape and visual impact, particularly within protected landscapes.

Jamie is the driving force behind Life Space Cabins. He formed the company in 2016 to bring his passion for architecture and small space design to a wide audience.

He loves the playful nature of cabins and ensures that ‘fun’ is incorporated into every design, be it through a sliding ladder, a pivoting wall, a drop down side or a new innovative material.

The company has grown rapidly and Jamie has built up a fantastic team of designers and cabin creators around him.

Leading our company is industry expert Mark Scott, whose passion for glamping led him to identify an opportunity to revolutionise the industry. RURAL ENGLAND PROSPERITY FUND

Leading glamping consultancy and planning firm Crown and Canopy has been working with clients to secure funding for glamping developments across England. Following the success of securing funding through the LEADER programme, the firm is now working with clients in eligible counties to gain valuable funding towards their glamping projects through the Rural England Prosperity Fund (REPF).

The Rural England Prosperity Fund (otherwise referred to as the “Rural Fund”) is a capital grant programme integrated into the UK Shared Prosperity Fund (UKSPF) and is a successor to the European LEADER programmes. It supports activities that specifically address the challenges faced by rural areas. The two investment priorities are Supporting Rural Businesses and Supporting Rural Communities.

The Rural Fund provides capital funding to: n Support new and existing rural businesses to develop new products and facilities that will be of wider benefit to the local economy. This includes farm businesses looking to diversify income streams, but not into food and drink.

n Support new and improved community infrastructure, providing essential community services and assets for local people and businesses to benefit the local economy Projects must be in a rural area.

The Rural Fund has been allocated to local

authorities in 2022 and each Local Authority now has the capacity to award funds to successful applicants for the financial years 2023 to 2024 and 2024 to 2025. Crown and Canopy are assisting clients in sourcing capital funding for their glamping and outdoor tourism-based projects such as conversion of existing buildings, holiday lets, barns, and bothies.

Funding must be used for capital works and grants must be spent on lasting assets such as buildings or equipment. Rural tourism such as investments in visitor accommodation and farm diversification for event venues are generally eligible, though each local authority has their own objectives and criteria.

Unlike the LEADER grant of 2015-2020 which had one application window and the same set of objectives and application criteria, this Rural Fund programme is delivered by each Local Authority working to a tailored set of objectives and individual timeframes. Generally, there is an initial Expression of

Interest (EOI) stage which may be completed by the applicant or by an agent, following which the Local Authority will respond as to whether they are prepared to consider the support of a full application.

In order to be eligible for funding, planning permission for any proposed structures is required. Planning may not be in place at the EOI stage, however for funding to be granted planning must be secured. Crown and Canopy have successfully gained planning permission for a range of outdoor tourist and glamping accommodation proposals across the UK and can provide advice and/or compile and complete a planning application should this be of interest.

As owners of glamping sites, we can often be dumbfounded by the many hilarious (and just downright crazy) comments and ridiculous requests from our guests. I don’t know of any site owner who doesn’t have a story to tell – most of us could write an entire book!

A good day can soon turn into a bad day if you get that ‘unhappy with everything’ type of guest. The guests who book to stay based only from looking at the photos, without having read any information about the site, facilities, check in/out hours or policies are always a worry. What is most baffling is that they clearly don’t understand the concept of glamping at all! Here are some tales from the fields of other site owners.

The Un-Natured Guest

After checking in for 3 nights, the lady of a couple complained the tent was “raining with cockroaches”. When two members of staff visited the tent (having never had cockroaches before), they discovered it was in fact 3 woodlice that had crept into the tent – they immediately cleaned it and left natural potions to deter them. The

lady demanded to leave and have 3 nights’ stay reimbursed, plus that the staff book her a hotel elsewhere immediately. The request was declined as it wasn’t a serious issue. Therefore, the lady called the national emergency police line to make a complaint with the words, “I’m in a bubble and there are animals!”. Needless to say, the police did not take any action and must have thought the lady had been taking LSD! In the end, she just left and no refund was given.

“Wasps and flies are making the holiday unbearable,” said another guest. “Why do they fly around outside our tent?” The owner left the guest with incense sticks and citronella – the guest was then seen the following morning by the cleaners obsessively spraying a can of fly spray into the open breeze. Fighting a losing battle we would say, sir!

The cut of a beautiful spring meadow with its long grass and pretty springtime flowers that have pathways cut in between them might look like something from a fairytale to most… but nope – for some guests it’s unsightly, seeing them leave feedback to say ‘uncared for and untidy’. The future must only be AstroTurf for some.

“The grass is dewy, it’s not nice.”

“Will there definitely be stars the night we come to stay?”

“The birds are too loud in the trees.”

The Pick-Pocket Chancer Guest

A Bell Tent site that charges circa €90 per night and also offers camping pitches at €17 per night was asked by a guest, “Does the €17 pitch per night include bathroom and kitchen inside the tent? And can we get breakfast delivered?” I don’t think the guest could get their head around the difference between a BYO tent pitch and a basic bell tent (which also didn’t include a kitchen and bathroom inside). Maybe better that you ask if the same price can be offered at a 5-star hotel, Mr Guest!

“Can I book for 10 people inside the 6-berth tent for the same price with bedding and breakfast included? We don’t want to pay more than a 6 berth.”

“It’s my girlfriend’s first glamping stay and she is scared of insects and it’s too dark outside. I booked it as a surprise but she is not happy – please can we have a refund?”

“I assumed it was included in the price.” That’s the problem with assumptions, dear Guest – they leave you disappointed!

The Uneasy Guest

“What is the entertainment and show schedule to entertain the kids?” Let’s check if Butlins has availability for you instead.

“Is there a lock on the tent doors? We are worried someone might get in.” It’s a tent… if someone wanted to enter, they could easily slash the walls.

“Will there be someone nearby to call during the night if we get scared or need wine should we run low?” From a group of over 25-year-old women.

The Fair Weather Guest

A classic complaint for all is the weather; either it’s too hot, too cold or the rain has spoiled the holiday. I have lost count of the number of times I have seen guests’ faces drop as they arrive during wet weather. It’s a look of astonishment, being reminded that they actually booked some accommodation in a field or woodland. Unfortunately, I haven’t yet been able to find a canopy or grasspowered hairdryer for a 10-acre plus field!

Some guests will embrace the storms and enjoy the tranquillity of raindrops falling on the rooftops with soothing sounds of nature. Others will try to use every excuse under the sun to cancel, get a refund or just nit-pick during their stay because the weather has dampened their spirits.

Many a time, my response to guests has been, “I’m sorry about the weather, but unfortunately I cannot control it. If I could, I wouldn’t own a glamping site because I would be a multimillionaire magically controlling the world’s weather systems!”

It works a treat and leaves them with not much more to say… Try it next time.

Tell us a bit about your companyhow did it begin?

Woodpecker Tubs was brought to life more than 15 years ago when myself and my business partner saw a gap in the hot tub market for people who wanted a hot tub that was bespoke, handmade and built to their exact needs and wants.

What type of products do you offer for the glamping industry?

For the glamping industry, our product lines are both wide and varied. If you want that moment of luxury for a couple on a romantic break, we have our Ofuro tub – which is like a roll top bath that is deceptively big for two people to sit comfortably in – or if you want to cater for the family market, where we do hot tubs for up to 10 people.

What differentiates your company and products from others out there?

We are able to manage the whole process from concept to actualisation, meaning that we are able to build bespoke and handcrafted products for the marketplace. We manage the delivery and installation too, so savings are made right throughout the whole process.

What are their power specifications, if any? Are they suitable for off-grid sites?

There are a number of options available. Wood-fired (off-grid solution) heats up relatively quickly, depending on size. We also have mains powered, for those who want

that constant power source enabling them to have the jacuzzi and LED lighting options available with all tubs.

What maintenance and upkeep do you recommend?

We suggest you avoid using harmful chemicals, bleaches and the like, and use liquid-based products that are ‘delicate’ alternatives to clean your tubs and ensure they last for a long time. We would also suggest using liquid-based products to maintain the pH balance of the tubs instead of using heavy chlorine products, that leave scaling marks and an odour associated with bigger swimming pools from yesteryear.

What are the average running costs?

Whether you are off-grid or have mains power will affect the running costs. You could have wood-fired (cheaper to run), or mains powered, which can also have the wood-fired option with it too. As an alternative you might want to look at investing in solar power, as a more sustainable source of energy. Other than this you will also need to factor in the cost of the cleaning and pH materials.

Do you deliver ready-to-use or do they require assembly on-site?

We offer both options, as it is all dependent on the customer’s wishes. The costs involved are minimal.

What geographical markets do you cover?

We cover the whole of the UK and Europe, but can deliver further afield!

How long is the lifespan of your product(s) – do you offer any warranties?

As long as they are looked after, managed properly and not misused, you can get at least 5-20 years out of them. We offer an initial two-year warranty, should anything not work properly or need changing.

Tell us a bit about your companyhow did it begin?

Born into a “tubbing-culture” in Northern Europe, Royal Tubs’ founder Andrew grew up immersed in the relaxing ambience of wood smoke and warm water. When he moved to the UK, he couldn’t wait to enrich his garden with a dash of luxury and a sense of home with a traditional wood-fired hot tub. However, from the moment Andrew ordered his tub, everything went wrong.

Broken promises, delays that ran into weeks (and then months), and extra costs hidden in every detail. When his tub did eventually arrive, it was poorly made and blighted with defects. The tub only lasted 18 months before its poor quality won the day. Overcome with disappointment and disbelief at the experience, Andrew set out to make sure nobody else would have to suffer an experience like his.

What type of products do you offer for the glamping industry?

We offer wood-fired, diesel heated & electrically heated hot tubs, wood-fired or electrically heated saunas along with shepherd’s huts & our new Iglu-style glamping pods.

What differentiates your company and products from others out there?

Every step of our journey is focused around delivering unbeatable value and truly remarkable wood-fired tubs. That’s why we only use sustainably sourced timber from trusted suppliers. That’s also why we refuse to sell cheaper, but short-lived aluminium stoves with our tubs. We only put the Royal Tubs name on products we stand by.

Are they suitable for off-grid sites?

We offer off-grid options in all of our hot tubs. The glamping pods are supplied as a shell only, leaving the buyer to make their own unique mark on them.

What maintenance and upkeep do you recommend?

This is highly variable depending on use. However, hot tubs should be biannually or annually serviced, with saunas generally needing an annual service.

What are the average running costs?

We use only the most efficient heaters. However, this is highly dependent on a few factors: how long you run the hot tub for, ambient temperature etc. What we do know

is it is a lot less than your typical electrically heated tub, as you only pay to heat as you use it, rather than all the time.

Do you deliver ready-to-use or do they require assembly on-site?

All of our hot tubs are delivered ready-touse. Saunas are available fully assembled or assembled on-site.

What geographical markets do you cover?

We cover all of the United Kingdom including Scotland & Wales.

How long is the lifespan of your product(s) – do you offer any warranties? It highly depends on the use and maintenance of the hot tub heater, as well as the cladding, however, you would expect your acrylic hot tub liner to last 15 to 20 years. The saunas we expect to last even longer if cared for correctly.

Expected life of our saunas is 20 to 30 years. All products come with a minimum 2 year warranty.

Do you offer any ongoing support?

We offer a full service & maintenance package throughout the UK. We are also launching a service package.

Why a good WATER TESTING REGIME is important

We all know that adding a hot tub to your glamping accommodation can add to the attractiveness of your site to potential customers. However, we do not always know or are not advised of the potential dangers. Poor water treatment, poor water testing and poor water quality can result in uncomfortable water and possible bacterial infections including Legionella. A bad customer experience can lead to a poor review, loss of reputation and loss of future bookings.

Why do we need to test?

Health and Safety Guideline 282 (HSG282) came into effect in early 2017. The main aim was to reduce the risk of Legionella outbreaks associated with spas and hot tubs. The guideline covers all spas and hot tubs in a commercial setting i.e. all those hired out and used by more than one party, including any in a showroom that contains water. It does not include use in a purely domestic situation.

Section 5 of the guideline focuses on water testing with the following emphasis:

n Reducing the risk of Legionella and microbiological contamination

n Emphasizing that this is the operator’s responsibility

n Ensuring testing is frequent and planned (at least two or three times a day)

n Highlighting that results should be recorded

n Stressing that there should be a written action plan for when things go wrong.

What needs to be tested?

The guideline focuses on two main parameters: Disinfectant and pH. Either Chlorine or Bromine is used, and this should be tested frequently. Levels should be in the following ranges:

n Chlorine (free): 3 – 5mg/l

n Bromine: 4 – 6mg/l

pH is a measurement of the acid or alkaline value of the spa or hot tub and is important both for user comfort and the effectiveness of the disinfectant. The guideline recommends the following levels should be aimed for:

n pH: 7.0-7.6

Both tests should be carried out at least twice a day using a professional kit (not test strips) and the result recorded. There should be an action plan in place if readings are outside the required ranges.

How should testing be carried out?

Test strips are not recommended as they can be unreliable and difficult to read. A commercial photometer or glass-based comparator kit should be used and operators should be trained on how to carry out testing correctly, what the results mean and the action that needs to be taken.

What else should be considered?

You will also be treating the water mainly with the addition of disinfectant (chlorine or bromine) and a pH adjuster. Chemicals should not be added without knowing what is already in the water. You should never guesstimate when it comes to hot tub chemicals. The correct process should be: TEST-TREAT-RETEST. Water changes rapidly with use. In a heavily used hot tub, disinfectant levels can be exhausted quickly. Make sure your testing frequency is adequate and realistic.

Keeping People Safe

Good testing is about keeping people safe, reducing the risk of infectious deceases (inc Legionella) and giving customers an enjoyable experience. Do not be tempted to cut corners as water quality can change rapidly and you could end up with a major contamination leading to the wrong type of headlines, customer feedback and reviews.

Jenny Papadimitriou and her mother Eleni joined our Eco Resort Network event in Montenegro in May. We catch up with Jenny to find out more about their project LAAS, a spectacular glamping project situated near the 7th Century town of Kavala, Greece, which is due to open in 2025.

with the international sailing community, and its nightlife and tavernas attract locals, island hoppers and cruise guests alike. The international airports of Megas Alexandros and of Thessaloniki are only 30 and 90 minutes by car, respectively.”

Pitch Perfection

LAAS is a dream glamping project – the location includes a 300m shoreline of fine sandy beach and over 75,000 m2 of pristine grounds, landscaped with local planting and thriving with biodiversity. It is an ambitious endeavour, including around 50 free-standing tents that are intimately connected to the sounds, scents and temperatures of the outdoors, and incorporating private and shared swimming pools. The resort will also include a holistic spa, four restaurants, a beach bar, and a rooftop sunset lounge.

“LAAS has a unique perspective on the beauty of the Aegean, nestled among fragrant pines in a private bay with fine sand and azure waters,” says Jenny. “We have magnificent hiking and mountain biking trails along the coast, and to nearby Mount Pangaion, famous for its scenic forest, waterfalls and monasteries. The town of Kavala nearby is one of the most picturesque in Greece. Fishermen mingle in its lively port

Jenny’s family purchased the land, which was being used as a campsite, back in 2004. She returned to work for the family business in 2013, having graduated from hospitality school in Switzerland and honed her craft in several countries around the world, including Spain, UK and the USA. “It was always my dream to come back to Greece and when I returned, I started to work on the existing property where we are now located, organising the camping F&B and doing the event planning,” she says. After a few years around 2017, Jenny and her mother started to look at ways in which they could extend the season on the campsite and the idea to introduce glamping was born.

“This place holds a big place in my heart,” says Jenny, “it is more than a business idea – we are creating a way of living with LAAS. It is quite simply paradise. LAAS is a feeling, a spirit - a sense of escape from everything, and yet a return to something deep within. It’s about slow living. A way of life, flowing between the comforts of tented interiors and the wild nature at your doorstep. Between the joys of privacy and community, rest and recreation for all ages. A time for both self-reflection and mindful engagement.”

However, the process of achieving this dream has not always been a smooth one. Greece did not introduce legislation to allow for glamping until 2021 and this was a challenge for the project. In addition, work was slowed considerably by the pandemic. Jenny was further hampered by the distance of many

of the team members. “We have quite a large team working on the project and while we are based in Kavala, most of the other team members were based in Athens and Thessaloniki,” Jenny explains. “The LAAS teams including architect and interior designer Gian Paolo Vinier from Studio Otto in Milan, Helli Pangalou Landscape Architects, branding and marketing teams, engineers, lighting specialists, soundproof and acoustic experts, surveyors and tent construction specialists. Jenny oversees the project as general manager and her mother, who has a background in construction – deals with this aspect and the financial planning.

This is a challenge in itself – the accommodation will be available in three different styles, with sophisticated interiors ranging from 34-70m2 and different veranda spaces designed to suit the unique landscape of each. Jenny and Eleni dealt with several tent suppliers before settling on a domestic tent specialist based in Athens. “We already had one of their tents on site and it has required no maintenance for more than 20 years, so we knew the quality of the work they do,” says Jenny. “With some other suppliers we tried, we found the quality was lacking or it was difficult to get an idea of the detail of

the whole tent we required – we had specific ideas on the bathrooms that were important to us, but we are very satisfied with our choice of supplier now.”

It is clear that Jenny and Eleni have very exacting standards for LAAS and require every detail to be perfect, but given Jenny’s young age – and undoubtedly the fact that she is a woman – it has not always been easy to steer the project. “It has been difficult sometimes to be a young woman leading a team that is more experienced and older for a project which is quite different to anything that has been done before in Greece,” she says with a smile. “I have learned to stick to my vision and while it is important to listen to other people – I know to filter the information and prioritise the project over anything else,” she says.

As for working with family, this is not a problem. “My mother and I have different roles and it is very clear who does what,” says Jenny, who plans to oversee the general operations of the resort once it opens in 2025. “I will supervise the guest experience, ensure that they are happy and feed back to ensure the resort runs smoothly,” she says.

Once phase one of LAAS is up and running, there are further phases of the project planned to allow for future expansion. However, the main priority now is to get phase one open in 2025 and to ensure the processes and guest experience are firmly embedded and everything is running smoothly. Activities on site abound and will include cooking classes, creative workshops, cultural tours and connecting with the local community. Various sporting activities including diving in the sea and canoeing in the nearby Nestos river will also be

available. Everything – from the food grown in the LAAS GREENS orchard, to the use of local suppliers is of crucial importance to the project, which puts sustainability at its heart.

“We will reduce and recycle waste, draw on spring water as well as solar power, and our composting completes a virtuous cycle with the earth,” says Jenny. “Transport within the property is electrically powered and EV charging stations are provided. We will source seasonal and organic produce from regional farmers, and our support of local artisans extends to young Greek designers whose

clothing and interior designs, organic textiles, children’s toys and essential oils are curated with care in our LAAS shop.”

Jenny and Eleni were inspired by the many stories they heard at the Eco Resort Network event in May. “Attending the conference was very valuable to us. It allowed us to see where we stand globally and it made us rethink some aspects of our project and make some changes. Wigwam Cabins are proud to have launched their new range of Eco Lodges in 2023. These have been designed to accommodate the growing outdoor holiday market as well as provide an ideal rural housing solution.

Wigwam Cabins has a long history of environmental construction. In the early 90s, founder Charles Gulland, wanted to design low cost accommodation for walkers on the West Highland Way. He had studied design and woodwork at Hooke Park College and had been focused on building cabins with as little environmental impact as possible.

Though things have certainly changed since then, Wigwam’s commitment to the environment has remained as steady as its commitment to building high quality timber cabins. Our sustainable credentials are based on four unchanged principles:

100% Timber

Farm Stay UK has stood the test of time. It is celebrating 40 years of working together with farmers and country people to develop rural tourism throughout the whole of the UK.

The Royal Agricultural Society for England (RASE) and Farmers Weekly provided seed corn funding to start a coordinated approach over the whole of the British Isles rather than just County individual promotion. Our regional area members are still strongly supported and continue to be highlighted in media promotions.

The professional support of ADAS following government policy to develop rural tourism and farm diversification helped property owners develop good business plans and source any grant funding to diversify into farmhouse bed and breakfasts and reuse redundant farm buildings that no longer were practical for modern farm purposes and allow visitors to enjoy their rural idyll.

In 2019, Manorview Hotels were researching lodge options for a new development planned at Cornhill Castle near Biggar, South West Scotland. Primarily a wedding venue, Cornhill Castle also attracts leisure customers seeking a relaxed stay. Spring 2023 saw the addition of 10 lodges located within the grounds as well as a rebrand to the look and feel of the product and facilities.

There were a strong number of options for the lodges, but the team was seeking something special with the charm to complement the rural setting. One of the directors first became aware of the Finman Retreat at a trade show and knew it would be a fantastic fit for Cornhill Castle.

In summer 2022, planning was approved for 10 new lodges at another site – Bowfield Hotel & Spa near Glasgow. The Finman Retreat was again considered an excellent fit. At Bowfield, the guest experience was different so the specification was changed to primarily accommodate families – which is an important market for Bowfield.

The ability for Logspan to design bespoke lodges to required specifications was a major reason for the choice. A special one-off ‘honeymoon suite’ lodge was also created to

GLAMPING GETS A BOOST FROM NEW 60-DAY PERMITTED DEVELOPMENT RIGHTS IN ENGLAND

Offering tented glamping accommodation, including bell tents, yurts, domes, and safari tents, has been made easier in England following recent changes to permitted development rights (PDR). The law change, which came into force on 26th July, allows landowners to operate a temporary camping or glamping site for up to 60 days without requiring planning permission, significantly reducing the burden of paperwork on some new glamping sites in England.

The new Class BC Amendment to PDR limits the offering to a maximum of 50 pitches—far above the number of tents at most British glamping sites—and requires the landowner to submit a site map and opening dates to their local planning authority. Landowners cannot take advantage of the new rules in a limited number of sensitive areas, such as in an SSSI, on the site of a scheduled monument, or in an area where military explosives are stored.

“Farmers hoping to run simple, popup campsites are likely to be the biggest

beneficiaries”, said Jonathan Knight, UK head of hipcamp.com, the global marketplace for camping and glamping. “They require the least infrastructure and suit the temporary, 60-day model. But, with a limit on the number of pitches you can offer, we’re seeing a lot of interest from landowners planning to run off-grid glamping accommodation instead, such as yurts and safari tents, with plenty of comforts and mod-cons. Mowing of both communal spaces and those in and around chalets and statics is absolutely essential to maintaining the aesthetic quality of your site, and in peak growing season may be conducted on a daily basis.
