Il y a 24 ans, Marielle Delaporte découvrait St-Barthélemy, île aux multiples facettes, source d’inspiration permanente pour cette autodidacte passionnée par la variété des tissus et l’esthétique des formes. Cette couturière aux doigts de fée est devenue au fil du temps une décoratrice d’intérieur expérimentée qui s’imprègne des lieux pour leur donner une âme. Installé dans les hauteurs de Gustavia, son atelier se partage entre un espace confection dans lequel Marielle transforme les matières pour leur donner vie et un showroom attrayant où les tissus d’éditeurs européens côtoient les nombreuses références de mobiliers et d’accessoires d’intérieur et d’extérieur. Entre les deux, un espace salon ouvert invite aux échanges, élément clé pour la décoratrice qui s'enrichit de ses rencontres, de ses lectures, de ses voyages à travers le monde et tout particulièrement en Italie où elle se rend régulièrement depuis une dizaine d’années.
24 years ago Marielle Delaporte discovered St Barthélemy, a multi-facetted island and a permanent source of inspiration for this self-taught expert in the esthetics of fabric and form. Over time, she grew from a magic-fingered dressmaker into an experienced interior decorator who soaks up the atmosphere of a place to give it soul. Set high above Gustavia, her workshop is divided into a production space, where Marielle gives life to her materials, and an attractive showroom displaying fabrics by European manufacturers alongside numerous samples of furniture and accessories for both indoor and outdoor use. Between the two lies an inviting living area that is ideal for conversations, a key feature for this decorator who thrives on communication, on reading, on traveling around the world, especially to Italy, to which she has returned regularly over the past ten years.

Lieu de naissance de ses deux fils, St-Barth célèbre également ses débuts dans la confection. Marielle Delaporte habille tout d’abord ses enfants, puis encouragée par ses amies qui font appel à ses services faute de boutiques de prêt-à-porter sur place, sa petite entreprise croît de concert avec l’ouverture de l’île au tourisme. En 1995, le propriétaire d’un hôtel tombe sous le charme des matières qu’elle lui propose et lui confie la décoration de son établissement. C’est un coup de chance dans une carrière où rien n’est laissé au hasard. Talentueuse, les challenges ne lui font pas peur et sa passion lui permet de surmonter toutes les difficultés. Pour elle, rien n’est impossible. Classiques ou contemporaines, épurées ou colorées, ses réalisations se remarquent, son style a de l’allure. La décoratrice a du goût. À l’écoute de ses clients, elle sublime les espaces tout en restant fidèle à leur identité. Birthplace of her two sons, St Barth is also the cradle of her business venture. She started out making clothes for her children, then, encouraged by friends who called on her services as there was a lack of ready-to-wear clothing available, she was able to expand her little enterprise as the island opened more and more to tourism. In 1995 the owner of a hotel fell in love with the fabrics she was offering and asked her to redecorate his property, a stroke of good fortune in a career where nothing is left to chance. A talented seamstress, she has no fear of challenges and her passion for her work helps her overcome any difficulty. To her, nothing seems impossible. Classic or contemporary, understated or exuberant, her work always commands attention for its style and flair. Marielle is a decorator with taste. She always listens carefully to her clients and enhances their surroundings while respecting their personality. onstruction de l’EHPAD, de la station d’épuration qui est à la pointe des dernières technologies, réfection de la rue du Général de Gaulle et celle du port de commerce, Lifestyle a rencontré Bruno Magras, Président de la Collectivité qui nous en dit plus sur ces chantiers phares dont la vocation est de répondre aux besoins immédiats des habitants de Saint-Barth et de poser des jalons pour son avenir.

onstruction of the EHPAD, of a state of the art sewage treatment plant, renovation of the rue du Général de Gaulle and of the commercial port, Lifestyle met with Bruno Magras, Président of the Collectivite, who told us more about these flagship projects designed to respond to the immediate needs of the residents of St Barth as well as to establish foundations for future growth.

Principal chantier en cours de la Collectivité, l'EHPAD était-il indispensable? Quels sont les différents services que rendra cet équipement? à quels besoins répondront-ils?
Is the EHPAD, the major project undertaken by the Collectivite, absolutely necessary? What sort of services will it provide? What needs does it address?
Oui en effet, cette infrastructure était indispensable pour notre île, du fait du vieillissement de la population.
Yes indeed, this facility is absolutely necessary on our island because of St Barth aging population.
En outre, il n’existe aujourd’hui aucun centre d’accueil médicalisé pour les personnes âgées sur le territoire de la Collectivité, si ce n’est l’hôpital, mais dont ce n’est pas la vocation première, en tant que centre de soins.
Besides, there is no other health center available today on the island for senior citizens except for the hospital, whose role is not specifically to help seniors but to provide medical treatment.
L’EHPAD (Établissement d’Hébergement pour les Personnes Âgées Dépendantes) aura ainsi vocation à accueillir des personnes âgées en séjour longue durée, mais aussi à la journée ou en week-end en fonction des places disponibles, ce qui permettra notamment d’aider les familles qui hébergent des personnes âgées chez elles. Cet établissement, de 30 chambres dont 6 lits réservés pour les personnes âgées atteintes d’Alzheimer, a été conçu de façon à allier convivialité et fonctionnalité afin de préserver une vie sociale aux futures personnes hébergées, tout en facilitant les premiers soins. De plus, le bâtiment de l’EHPAD va comporter également un nouveau centre de radiologie, attenant à l’hôpital, en vue de l’installation d’un scanner.
The EHPAD (Accommodation Facility for Dependent Elderly People) will be designed to house the elderly, not only on a long-term basis, but also for day or weekend stays if space is available. This will be of particular help to families who care for elderly relatives at home. The facility, with 30 rooms including 6 beds reserved for elderly Alzheimer patients, has been designed to combine comfort and functionality and to facilitate the social interaction of future residents as well as to offer basic health services. In addition, the EHPAD building will include a new radiology clinic, next to the hospital, in which a scanner will one day be installed.

QUATRE CHANTIERS La station d’épuration : pourquoi avoir fait le choix de cet équipement ? Nous avons souhaité nous inscrire dans la continuité de la politique environnementale que nous menons depuis 1995, en dotant Gustavia du nec plus ultra de l’assainissement, assurant un traitement optimum au vu des normes de rejets très draconiennes, liées au site d’implantation de la future station, à proximité d’une réserve naturelle et d’une plage. La station sera dotée d’une filière de traitement de type « bio-réacteur à membranes », qui constitue une technologie de pointe en matière d’assainissement et présente l’avantage d’une filtration des effluents de l’ordre du micron, tout en assurant une qualité de rejet optimum, compatible avec un rejet direct en mer. Si nous avons fait le choix de Gustavia pour l'assainissement, c’est que le coût financier était trop élevé sur l'ensemble de l'île, du fait notamment de la contrainte du relief. La réfection de la rue du Général de Gaulle : Pour quels motifs avez-vous fait le choix d’une rue semi-piétonne? Ce choix a été conduit suite à la pression d’une partie des commerçants qui ne voulaient pas d'une zone piétonne ; pour autant il s’agit d’un choix politique de rendre la rue aux piétons, dans ce qui constitue l’une des rues les plus commerçantes de Gustavia. The sewage treatment plant: Why has this equipment been chosen? We wanted to pursue the continuity of the environmental policy that we adopted in 1995, by equipping Gustavia with the very latest sanitation technology to ensure optimum treatment in the light of the extremely rigorous standards for effluent. These standard must be met due to the future site of the plant being so close to the Nature Reserve and a beach. The plant will be equipped with a treatment line that uses membrane bioreactors, that represent the most advanced sanitation technology available and offer the advantage of filtering waste to the degree of a micron while ensuring optimum effluent quality, compatible with direct flow of effluent into the sea. We have chosen to install the sewage plant in Gustavia because the financial cost of placing it anywhere else on the island was prohibitive, mainly on account of the topographical limitations.

The renovation of the rue du Général de Gaulle : Why did you choose to make the street semi-pedestrian?

The choice was determined following pressure from some of the business owners who did not want the street to be an entirely pedestrian zone, in as far as it could be a political decision to give the street back to pedestrians in one of the busiest shopping streets in Gustavia.

L’accroissement de la fréquentation touristique engendrant inéluctablement une augmentation des marchandises entrant sur le port, il convenait en effet de lancer une réfection complète du port de commerce, avec des structures en palplanche*. Ces travaux prévoient aussi la création d’un espace supplémentaire de stockage de containers de 1.200 m², qui permettra ainsi d’offrir une structure adaptée au mode actuel d’acheminement des marchandises sur l’île et de répondre aux besoins des transporteurs maritimes.
So we have designed a project that will reduce the priority given to vehicular traffic by the deliberate choice of a non-rectilinear street, with paving stones for a slowing effect and, as far as possible, with sidewalks level with the roadway. The renovation of the commercial port: How will this project respond to the needs of the port? Do you expect it to have a stimulating effect on the economic activity of the island? As an increase in tourist traffic has inevitably led to an increase in the volume of merchandise coming into the port, we needed to undertake a complete renovation of the commercial port facilities, using sheet piling structures *. Quel a été votre rôle dans la conception de la nouvelle carte d’urbanisme et le règlement ? Karine Miot : Il s’agissait pour moi d’être totalement neutre sur le zonage et de faire des propositions en fonction de la réalité du terrain. Jean-Claude Berder : À mon arrivée sur l’île, le zonage était terminé. J’ai donc surtout travaillé sur le règlement. Où en est le processus de la carte d'urbanisme ? Le document est-il validé par le préfet ? La carte d'urbanisme et le règlement ont été adoptés lors du Conseil Territorial du 24 février 2012. Quelques modifications ont été apportées au règlement à la demande de la préfecture en amenant par exemple, plus de détails sur les règles de hauteur ou en utilisant des termes plus précis. 46
What was your role in the process of designing the new land development map and regulations? Karine Miot: For me it was all about remaining neutral on zoning issues and making proposals based on the reality of the terrain. Jean-Claude Berder: When I arrived on the island, the zoning had already been decided and so I worked mainly on the regulations. How much progress has been made on the land development map? Has the document been approved by the PrĂŠfet? Both the land development plan and the regulations were approved by the Conseil Territorial on February 24, 2012. A few changes were made to the regulations at the request of the PrĂŠfecture, for example, to define height regulations more accurately and to refine the language in order to use a more precise terminology.

La carte validée, quels avantages présenteront ce document ? Les administrés connaîtront la constructibilité des terrains. La carte et son règlement sont consultables au service de l’Urbanisme à l’Hôtel de la Collectivité et sur le site www.comstbarth.fr Concernant le zonage, quels principes ont déterminé les zones constructibles et nonconstructibles? Quels sont les secteurs systématiquement classés en zones verte ou en zones à risques ? S'agissant des zones, la topographie a été largement prise en compte. Les élus ainsi qu’un agent de l’État ont utilisé Google Earth pour être plus précis. Les élus ont été attentifs à classer dans un premier temps en zone urbaine, les terrains qui se trouvent dans des secteurs denses et leur périphérie. La création d'une zone artisanale s’est aussi avérée nécessaire. Cette zone ne comporte actuellement que trois secteurs : St Jean aéroport, Public et Petite Saline. Il paraissait important que Saint Barth, en plein développement puissent accueillir une zone artisanale. Les zones de Public et St Jean qui comptent de nombreux commerces, en font naturellement partie. Tout comme Petite Saline puisque cette ancienne carrière de gravier comportait déjà une activité de BTP. Concernant les zones vertes, ce sont des secteurs à préserver afin de conserver un «poumon vert». Enfin, pour ce qui touche à l’urbanisme et à l’architecture, les élus sont restés attentifs aux constructions existantes qui peuvent être agrandies. Déclarer une zone constructible est plus complexe que l’intérêt personnel et financier. La règlementation est toujours mal perçue. Quant aux secteurs en zones à risques, ils découlent de l’étude du PPR* prescrit.

Now that the plan is approved, what will be the advantages of this document? Residents will be aware of the rules governing construction and land development. The map and the regulations can be consulted at the Land Development office (service de l’Urbanisme) at the Hôtel de la Collectivité and on the website at www.comstbarth.fr As far as zoning is concerned, what were the principles governing which zones were to be used for construction and which were not? Which sectors were systematically classified as green zones or risk zones? For the zoning, topography was a very important factor. The elected representatives in collaboration with a French government agent used Google Earth for greater precision. The elected representatives were careful to first determine the urban area, the sectors that are already densely developed and the area around them. It was also deemed necessary to create a zone for artisanal industry. For now, this zone includes only three sectors: St Jean airport, Public and Petite Saline. It was considered important that St Barth, an island that is developing rapidly, should include a zone for artisanal production. The areas of Public and St Jean, already home to many commercial enterprises, naturally formed part of that zone. Just like Petite Saline, where an old gravel pit is already the site of an industrial enterprise in the sector of construction and public works. As for the green zones, these are areas that will be preserved to provide the island with a "green lung". Finally, in the realm of urban planning and architecture, the elected representatives paid very careful attention to existing structures that could be expanded. There is a lot more than personal and financial interest to consider when a zone is declared fit for construction. The regulations are often misunderstood. As for the risk zones, they are determined by the prescribed PPR* study. * PPR : Plan for the prevention of natural disasters

Quelles sont les prescriptions apportées par le règlement ? Le règlement énumère des éléments à respecter : Vocation de la zone, implantation, aspect, plantations, stationnement, densité, hauteur… La carte et le règlement, c'est l'enchaînement des règles qui permettent de modeler le paysage, prévoir les réseaux, l'avenir, se préoccuper d'environnement. Si les constructions sont étalées, divisées entre lieux de vie, de travail, favorisant l'usage de la voiture, et engendrant des phénomènes de ségrégation, les coûts d'installation et de maintenance des réseaux deviennent difficiles. Un document d'urbanisme a un caractère évolutif. Ainsi, il faut aujourd'hui maîtriser la construction par rapport aux priorités qui apparaissent, avec la nécessité d’un projet durable. La concertation conduite par les élus, a permis d'informer et d'associer les habitants, ainsi que de mieux définir les objectifs d'aménagement.

What are the specifications prescribed by the regulations? The regulations list the factors that must be respected: Intended use of the zone, implantation, visual impact, planting, parking, density, height… The zoning map and the regulations provide rules for the preservation of the landscape, the creation of communications networks, future development and environmental protection. If construction is dispersed, work and living spaces are distant, encouraging car use and creating an effect of segregation, and the cost of installing and maintaining communications networks will be high. A land development plan is a constantly evolving document. Today, it is important to control construction projects in keeping with the priorities that we see now, while striving to work towards a sustainable future. The consultation process undertaken by the elected representatives allowed all residents to seek information and to participate in order to define development goals that would be of benefit to all.

Posée sur la colline qui domine le port de Gustavia, la Villa La Pointe conçue par David Ray, illustre le patrimoine architectural antillais. Parfaitement dissimulés dans le paysage, ses quatre bâtiments séparés semblent s’intégrer à ce site imposant depuis des siècles. 2
1n Les deux cases d’invités sont reliées à la maison principale par une allée de palmiers. Two guest bungalows flank an alley of palm trees that lead from the main house to the back house. 2n La toiture en bardeaux de chêne, qui est identique à celle de la maison principale, recouvre la troisième case dotée de 2 chambres. The back house, which comprises two bedrooms, has an oak shingle roof identical to that of the main house. 3n Cinq palmiers royaux disposés de part et d’autre du jardin séparent les 4 bâtisses, lui conférant profondeur et symétrie. Ten royal palms stand majestically in a double row, separating the four buildings on the property, creating a sense of depth and symmetry.

Conçue en collaboration avec l’architecte François Pécard et le paysagiste /concepteur de site Thomas Balsley, la Villa La Pointe, merveilleusement édifiée par le constructeur local Gaston Questel, est décorée par Annelisa Gee. “David souhaitait créer une propriété digne de ce lieu significatif à l’entrée du port,” note Gee. “Il en résulte une référence authentique à l’architecture antillaise classique.”
Designed in collaboration with François Pécard, architect of record and landscape architect/site planner Thomas Balsley. Villa La Pointe was beautifully crafted by local Builder, Gaston Questel with interior design by Annelisa Gee. “David really wanted to create something dignified enough for that important piece of property at the mouth of the harbor,” says Gee. “The result is a true reference to classic Caribbean architecture.”
Á l’entrée de la propriété, la maison principale de style « plantation » trouve son écho dans une version réduite présente au fond d’une pelouse bordée de palmiers. Placés entre elles, deux petits bungalows d’amis dans le style de St Barth s’intègrent parfaitement à l’architecture de l’île. “Les deux bungalows disposent d’un toit rouge métallique tandis que la maison principale et la maison du fond sont recouvertes de bardeaux en bois,” note Ray. “Je ne voulais pas créer l’impression que la ville s’arrête à ma porte. Il est important d’assurer une continuité visuelle. Les bâtiments sont tous reliés entre eux ainsi qu’à la ville.”
At the front of the property, the equivalent of a plantation-style “great house” is echoed with a smaller version at the end of a palm tree-lined lawn. Along the way are two small St Barth-style guest bungalows that reinforce the integration with the island’s architecture. “There are two red metal roofs on the bungalows and two wooden shingled roofs on the main house and back house,” Ray points out. “I didn’t want it to look as if the town stopped before my property, and felt it was important for the visual style to continue. The buildings are all connected to the town and each other.”
Poised on the hillside above the harbor in Gustavia, David Ray’s Villa La Pointe embodies the heritage of West Indies architecture. Its four separate buildings are perfectly integrated into the landscape and appear to have been integral to this imposing site for centuries.

The veranda, with wooden columns and white Chinese Chippendale balustrade, runs around the exterior of the main house and provides extraordinary views of the Port of Gustavia. 2n La master bedroom, à l’ameublement colonial, est située au rez-de-chaussée de la maison principale.

A bathtub accented with red cedar and white marble sinks are featured in the master bath. 4n Lieu de réception, le salon qui sert aussi de vestibule, donne accès à la véranda couverte. The large living room, which also serves as the entrance to the main house, is perfect for parties and has access to the covered veranda.

A l’intérieur, des bois de ton chaud, qui rappellent l’acajou populaire à l’époque coloniale, sont utilisés pour les bureaux, les lits et la longue table centrale du salon couverte de livres, ainsi que pour les portes, les placards des salles de bains et les panneaux muraux ponctués de canne couleur miel. “Toutes les chevilles sont en bois,” explique Ray, montrant l’assemblage à mortaise et à tenon. Quelques surprises astucieuses sont créées comme la cave cachée sous l’escalier qui mène aux trois chambres situées au niveau inférieur. Cet escalier permet aussi d’accéder à la longue piscine ondulante qui suit le relief du rocher.

Interiors are dressed with warm woods, echoing the dark mahogany that was popular during the Colonial era, from the desks, beds, and a long central table in the living room adorned with books, to doors, bathroom cabinetry, and paneling on the walls with honey-hued cane inserts. “Everything is made with wooden pegs,” explains Ray, pointing out the mortise and tenon construction. Clever surprises include a wine cellar tucked under the stairs that lead down to three bedrooms on the lower level, which also provides access to the long, serpentine swimming pool that hugs the rocky hillside.

EMBRASSER LA MEREMBRACING THE SEA Propriétaire de Bannister’s Wharf, à Newport, RI, sa base, Ray a choisi pour sa résidence à Saint Barth un site qui embrasse la mer grâce à des vues panoramiques du port et des îles environnantes. Après avoir acheté en 1999 ce terrain plutôt pentu et démoli la maison existante, il s’est mis à rechercher des idées dans des livres de design et à parcourir la Caraïbe depuis les Iles Vierges britanniques jusqu’à Grenade dans le sud, visitant la maison du Gouverneur à Antigua et des maisons de plantation à Nevis. “J’ai pris des centaines de photos dans chaque île, car je voulais reproduire fidèlement les lignes de toit. Nous avons emprunté des détails de partout afin d’évoquer le style authentique des Antilles britanniques,” explique-t-il.

Based in Newport, RI, where he owns Bannister’s Wharf, Ray opted for a home in St Barth that embraces the sea with its sweeping views of the harbor and surrounding islands. Once he purchased this rather steep property in 1999 and demolished the old house on the site, he began researching design ideas in books and started combing the islands, from the British Virgins as far south as Grenada, visiting the Governor’s House in Antigua and plantation houses in Nevis. “I took hundreds of photos on every island, and wanted to make sure we got the roof lines right. We borrowed details from everywhere in order to evoke a true Anglo-West Indian style,” he explains.

Le haut plafond en pointe du salon est expressément conçu pour éliminer le besoin de climatisation, car la pièce qui est ouverte sur les quatre côtés, est rafraîchie par les alizés. À l’extérieur, une cascade dévale les rochers escarpés. La petite terrasse qui se trouve au-dessus de la maison est gaiement chamarrée par les fauteuils Adirondack et la touche rose vif d’un bougainvillier. Les coussins roses, jaunes, bleus et verts jetés sur les banquettes, donnent à l’ensemble, un charme inattendu. La beauté de la villa émane de la sobriété des lignes et de ses dimensions élégantes typiquement antillaises. “J’aurai voulu que l’on me demande en quelle année j’ai restauré la villa tant elle exhale un pur esprit antillais traditionnel” se demande David Ray en souriant. n
The living room, with its high, peaked ceilings, is designed to remain open to the breezes coming in on all four sides, negating the need for air-conditioning. The rugged terrain outside has been tamed with a waterfall that cascades down the rocks, and a jaunty little terrace above the house where brightly colored Adirondack chairs with pillows in an array of pink, yellow, blue, and green add an unexpected touch of color and charm, and pink bougainvillea peeking out from behind the rocks. The overall success of the villa comes from its restrained Caribbean lines and elegant stature. “I wanted people to ask me what year I had restored the house,” smiles Ray. “It has so much of a traditional island spirit.”n

a Belle se dresse sur la rive gauche de Gustavia, faisant face aux bateaux mouillés au fond du port. Construite au début du 19ème siècle, alors que l’île appartenait à la Suède, la demeure fonctionne à l’identique depuis deux cent ans. Profil de l’un des derniers édifices de cette époque à être encore debout en ville.

nhancing the beauty of the left bank in Gustavia, the house overlooks the boats anchored out in the bay. Built in the early 19th century, when the island was Swedish, its purpose has remained unchanged over two hundred years, one of the last buildings of that era still standing in the town.
1n Le rez-de-chaussée abrite le concept store déco, French Indies Design, dans lequel Karine Bruneel, architecte d’intérieur, a tissé un univers inspiré où fusionnent, à la croisée des styles, matières, savoir-faire, lignes et couleurs, afin d’y faire découvrir les designers d’ailleurs dans leurs harmonies subtiles et leurs accords singuliers. Elles furent conçues pour se protéger de la pluie et des vents dominants. Le bâtiment est un bel exemple des demeures de marchands pendant la période suédoise. Sir Richard Dinzey, jeune marié originaire de Saba et naturalisé suédois, achète le terrain en 1822 et entreprend la construction de la maison. À l’origine, elle est certainement de taille plus modeste avant d’être agrandie au fil des générations en fonction des besoins familiaux. Le rez-de-chaussée de l’édifice a, semble t-il, toujours été utilisé comme entrepôt de stockage et magasin de commerce tandis que le premier étage était réservé à la vie familiale. La demeure reste la propriété des descendants de Sir Richard Dinzey jusqu’au décès en 1959 de Julia, dernière habitante des lieux, à l’âge de 90 ans. The building is a fine example of the structure of a merchant's house of the Swedish period. Sir Richard Dinzey, a newlywed from Saba later granted Swedish nationality, bought the land in 1822 and began construction of the house. The original structure was probably of more modest proportions and was added to over the years to accommodate the needs of later generations. It appears that the lower level has always been used as a commercial space and storeroom and the upper floor as a family dwelling. The house remained the property of Sir Richard Dinzey's descendants until the death of its last resident family member, Julia, in 1959 at the age of 90. A nurse who had lived most of her life in the United States, she left the house and land to the Barnes family who had taken care of her in the final years of her life.

La maison fut vendue quelques années plus tard à la famille Magras (Sully, Georges et Alexandre) qui la transformèrent en petit hôtel/restaurant/bar appelé le Yacht Club. Fermée à nouveau durant quelques temps, le bâti se détériora rapidement. Dantès, l’un des fils de Sully et son épouse Maria y établirent alors avec l’aide de la famille, un restaurant nommé « le Brigantin », dont les bénéfices participèrent au financement des travaux de rénovation à l’identique du bâtiment.

Some time later, the house was sold to the Magras family (Sully, Georges and Alexandre) who converted the premises into a small hotel/restaurant /bar that they called the Yacht Club. Later the building was boarded up for several years, during which the structure deteriorated rapidly. Dantès, one of Sully's sons, and his wife Maria, took over the site to create, with the help of their family, « le Brigantin », a restaurant that reinvested part of its profit into faithfully restoring the building to its former glory.

Elles furent entièrement rénovées pour devenir deux confortables bungalows indépendants. Behind the house, two Creole houses at the back of a paved courtyard were used as servants' quarters. They have been completely renovated to create two comfortable independent bungalows.

Son architecture, avec un soubassement en pierres et un étage en bois, est typique des maisons suédoises des villes de l’époque construites ainsi pour endiguer les risques de propagation des incendies urbains. Le toit est couvert de bardeaux en bois appelés « essentes », matériau courant à l’époque. La Dame Blanche a traversé les siècles sans grands dommages, résistant au passage des cyclones, aux tremblements de terre ainsi qu’au terrible incendie de Gustavia en 1852. 70
FRENCH The architecture is typical of the Swedish houses of the time that featured a wooden upper level built on a stone lower level to reduce the spread of urban fires. The roof is covered in wood shingles, called in French "essentes", a common roofing material of the period. Known as La Dame Blanche, the house has survived the centuries almost unharmed, withstanding hurricanes, earthquakes and the terrible fire that destroyed much of Gustavia in 1852.

Both a luxury home and a hedonist variation on the theme of light and sunshine, the architecture is centered around a spacious outdoor area from which two wings unfurl over two levels, housing five bedrooms and as many bathrooms. Most of the pathways from one space to another lead outside the villa, accentuating the feeling of airiness and transparency afforded by the large sliding glass windows that disappear into the walls when they are opened and the crystal clear glass balustrades that reveal a magnificent, unimpeded view of Shell Beach. The elongated pool, cantilevered out at a right angle to the villa, seems to float, in defiance of the laws of gravity, between sea and sky...

Raffeneau et réalisées sur mesure) et au passé (œuvres d'art fossilisées, parquet ancien). The living room, where the present, represented in wood and stone (tables designed by P. Raffeneau and custom made) coexists with the past (fossil art works, antique flooring).

5 3n Construite en porte-à-faux sur 3 mètres, la piscine miroir se fond dans le décor et crée la sensation unique de plonger dans les éléments. Cantilevered out over 3 meters, the mirror pool blends into the surroundings so that the bather feels the unique sensation of diving into the elements. 4n Le bar à cocktails offre une place de choix pour admirer le coucher du soleil. The cocktail bar is the ideal place to sit and admire the sunset. 5n Sur ce lit tout en rondeur, se pose la fluidité des voiles d’un baldaquin réinventé. Over this curvilinear bed are draped the fluid folds of an updated four-poster.

1n Au delà de sa simple fonction d'éclairage, la lumière façonne l'espace. The lighting goes beyond simple functionality to shape the space.

Dans le salon, la décoration est faite de variations subtiles de couleurs et de textures naturelles, tables de bois lisse et béton rainuré, chaises laquées blanches, parquet ancien, œuvres d'art minérales, tissu blanc s'associent pour donner à cette pièce du caractère. La couleur servant à souligner un détail, une articulation ou un point d'intensité ; ici, elle semblait inutile. Ancrée à flanc de colline, au cœur de la végétation locale, la couleur est là. Ciel et mer se confondent dans un camaïeu de verts et bleus.

The living room is decorated in subtle earth tones and natural textures. Tables of smooth wood and striated concrete, white lacquered chairs, antique wood flooring, metallic art works, and white fabrics combine to create the personality of the room. As color serves to underline a detail, a corner or a point of convergence, here it seemed unnecessary. The house is nestled among the tropical vegetation of the hillside and that provides color enough. Sea and sky meet and meld in hues of blue and green.
2n Au crépuscule, l'intérieur et l'extérieur se confondent. L'éclairage étudié révèle le raffinement des détails. At dusk, indoor and outdoor spaces merge. Carefully placed lighting highlights the perfection in the details. 3n Les hublots éclairés ultra-design qui traversent les murs épais de la piscine font face au gris intense de la pierre traditionnelle du couloir desservant les chambres du niveau inférieur. The high-tech round windows in the thick wall of the pool are lit to highlight the dark grey of the traditional stone corridor that leads to the bedrooms on the lower level.

Face à la mer, pour protéger l'intérieur et les habitants des ardeurs du soleil, des rideaux de toile noire translucide micro-perforée sont intégrés dans les faux plafonds en red cedar et des casquettes en porte à faux sont postées devant chacune des pièces. A l'arrière, coté cour si l'on veut, la structure qui amarre le tout aux murs de soutènement vient discrètement s'enterrer dans le sol sous un patio de verdure suspendu. Contre la montagne, une cascade impose la quiétude. L'espace se veut intime. Il est fermé de chaque coté, antithèse délibérée du grand paysage sans limite qui s'ouvre de l'autre coté.

People inside, looking out to the sea, are protected from the sun's powerful rays by translucent black microfiber shades that roll up into the red cedar overhang that borders every room. At the back of the house, the structure that anchors the whole building to the retaining walls is discretely buried under the floor of a hanging garden patio. Cascading down the mountain, a waterfall creates serenity. This is a very private place. Completely enclosed, it stands in deliberate contrast to the boundless landscape that unfolds on the other side.

A mere glimpse of its asymmetrical shape and dazzling white walls suggests an ultra-modern structure.

3n Lorsque les derniers rayons du soleil traversent le salon principal, ils embrasent la cascade, dans le dos du Bouddha, créant ainsi une ambiance toute particulière et peut-être un peu mystique. The last rays of the setting sun flood the main living room, lighting up the waterfall behind the statue of Buddha, to create a highly distinctive atmosphere with just a touch of mysticism. 4n Le soir, les toits aux formes pyramidales s’effacent pour ne laisser place qu’à la structure des bâtiments aux lignes épurées. At night, the pointed roofs disappear so that only the sleek linear structure of the buildings can be seen.

The indoor living room converts to a home cinema by simply pulling the drapes that match the couches. 3n Vue du salon. L’espace repos extérieur s’arrête devant un mur-tableau composé d’un monceau de pierres rectangulaires.

Tous les sols sont recouverts de travertin turc posé en « opus incertum ». La couleur de la pierre a été choisie pour s’accorder aux portes en chêne clair européen. Ces dernières furent sablées une fois arrivées à St-Barth pour un rendu bois flotté typiquement local. Sur toutes les portes, une touche finale espagnole a été apportée par un cloutage carré en pointe de diamant.

All the floors are covered in Turkish travertine arranged in in a random pattern. The color of the stone was chosen to match the European light oak doors that were sanded after arrival in St Barth to give them a typically local driftwood look. A final Spanish touch was achieved by the square design of diamond-cut studs on all the doors.

This humanist architect, designs homes that are comfortable, modern living spaces with a profound respect for the environment. Malin is a young woman who takes the time to do things properly, faithful to her architectural convictions. Soon after settling in St Barth as a government accredited architect (DPLG), she traveled throughout the Caribbean to study the building traditions specific to each island, especially the old colonial houses. When she left Sweden, after graduating from high school, she spent a year in Aix-en-Provence to learn French before enrolling in architecture at the Ecole de Luminy then at the Ecole de Paris-La Seine. 110

Après cinq années chez son confrère Philippe Stouvenot, Malin Kirscher ouvre sa propre structure en 2005. Pour St-Barth, elle dessine des villas en adéquation avec la vie de l’île, aux toits à bords larges et aux terrasses spacieuses et aérées pour s’abriter du soleil, avec de hauts plafonds pour capter la chaleur, une excellente isolation pour conserver des pièces fraîches et de grandes ouvertures qui laissent pénétrer la lumière. « L’exposition de la maison est certes importante mais toujours associée à une ventilation naturelle permanente» précise cette perfectionniste.

Malin worked for five years with her colleague Philippe Stouvenot, then opened her own firm in 2005. For St Barth, she creates houses that are adapted to island living, with wide overhanging eaves and spacious, breezy terraces to provide shelter from the sun. High ceilings trap the heat, an excellent traditional cooling mechanism, and generous openings to the outside let in natural light. "The orientation of a house is, of course, important, but I always give equal thought to achieving the best continuous natural ventilation", explains Malin the perfectionist.

L’une de ses sources d’inspiration reste la période de la Renaissance dont elle aime l’équilibre des volumes et la perfection des formes. Comme beaucoup de ses compatriotes, Malin Kirscher admire les réalisations de l’architecte suédois Gunnar Asplund qui alliait le classicisme nordique aux idées contemporaines, telle la bibliothèque publique de Stockholm et sa rotonde. « Pour moi, il est important de construire pour durer au-delà des modes et des tendances. Le propriétaire peut transformer la décoration intérieure quand il le souhaite mais la maison, elle, doit pouvoir traverser le temps sans devenir obsolète ». En quête d’harmonie, toujours, elle aime donner un sens à la demeure, rythmer les espaces organisés. Elle utilise des matériaux nobles, la pierre, élément traditionnel de St-Barth, le bois, isolant naturel efficace, les essentes de wappa sur les toitures, les tons naturels et doux. Réminiscence de l’art de vivre nordique, elle étudie le jeu des lumières pour obtenir une ambiance douce et paisible de jour comme de nuit. Un talent évident, un style intemporel élégant qui séduit les plus grands propriétaires de l’île. n One of her sources of inspiration is the Renaissance, as she loves the balanced proportions and formal perfection of that era. Like many of her compatriots, she admires the work of Swedish architect Gunnar Asplund who combined Nordic classicism with contemporary ideas, as illustrated in the Stockholm Public Library with its rotunda. "For me, it is important for buildings to last beyond fashions and trends. The owner can change the interior decor whenever he wants to but the house itself should last through the years without seeming out of date". Harmony is what she seeks to constantly achieve. She likes a home to conform to a certain logic, and so she creates a rhythmic flow between the living spaces. Her preference is for natural materials, stone, a traditional structural element in St Barth, wood, for efficient natural insulation, wappa shingles for roofing, subdued, natural colors. Recalling the Nordic art of living, she uses the play of light and shadow to create a serene and tranquil atmosphere both night and day. Her undeniable talent and her timeless, elegant style are appreciated by some of the most prominent homeowners on the island.n

Que vient faire le meilleur architecte américain à Saint-Barth? On peut penser qu’il viendrait y dessiner une maison, mais pour Richard Meier, il ne s’agit que d’une affaire de repos et de détente. La réputation internationale de Meier, lauréat du prestigieux prix Pritzker en 1984, a décollé en 1997 avec la réalisation du Getty Center à Los Angeles, le musée d’art iconoclaste construit en 12 ans qu’il considère comme le projet le plus important de sa carrière à ce jour. Pieds nus sur une plage de Saint-Barth, ses cheveux blancs ébouriffés par le vent, Meier semble loin du monde raffiné de l’architecture et des galeries d’art. Les portes en verre coulissantes de la maison louée par Meier sur la plage de St Jean embrassent la mer, tout comme les façades vitrées des immeubles new-yorkais dont il est l’auteur révèlent le fleuve Hudson. Dans les deux cas, on a impression de vivre sur l’eau. What is the top American architect doing in Saint Barth? The obvious answer would be designing a house, but for Richard Meier it is simply a case of rest and relaxation. Winner of the prestigious Pritzker Prize in 1984, Meier’s international reputation skyrocketed in 1997 with the completion of the iconoclastic art museum, The Getty Center in Los Angeles, a 12-year project he considers the major commission of his career to date. Barefoot on the beach in Saint Barth, his white hair tousled by the wind, Meier seems far from the refined world of art museums and architecture. The sliding glass doors on the house Meier rents on the beach in St Jean embrace the sea the same way the glass walls in the apartment buildings he designed in New York City reveal the Hudson River. In both cases, you feel as if you are living on the water. And true to form, the walls and sofas in Meier’s beach retreat are white, the color that is the leitmotif, or signature design element that resonates throughout his work. “White is a symbol of perfection, of purity and clarity,” Meier reflects. “It is against a white surface that one best appreciates the play of light and shadow, solids and voids.”

La carrière de Meier a débuté en 1963 avec une petite maison préfabriquée sur la plage de Fire Island, NY. “Le budget de mes clients était de 9 000 dollars” se souvient t-il. “J’avais déjà vu des cabanes en bois préfabriquées et je me disais qu’il serait possible d’en faire une maison contemporaine. Le bois fut coupé dans le Michigan et le tout fut assemblé en neuf jours.” La maison existe encore et appartenait autrefois à Mel Brooks et Anne Bancroft.

Meier’s career began in 1963 with a small pre-fabricated house on the beach in Fire Island, NY. “My clients only had $9,000 to spend,” he recalls. “I had been looking at pre-fabricated log cabins and decided if they could do that, they could do a contemporary house. The wood was cut in Michigan and reassembled in nine days.” The house is still standing and at one time was owned by Mel Brooks and Anne Bancroft.

Referred to as rationalist and minimalist, Meier’s work echoes the architectural heritage of Le Corbusier, Frank Lloyd Wright, and Alvar Aalto yet has a character singular to Meier. In 2009, his designs were lauded by architecture critic Paul Goldberger, who said in The New York Times: “Every Richard Meier building is visually compelling… they are deeply beautiful.” His current projects range from a hotel in Korea to a technology campus in India, while his dream projects comprise a tall building in New York City and the opportunity to design a synagogue.

An annual visitor to Saint Barth for the past 30 years, Meier considers the island a retreat from his New York City office. “I don’t work while I am here,” he admits. Instead he walks on the beach and swims in the ocean, grabbing a baguette for lunch while watching the windsurfers sail by on the bay, then dinner out with friends completes Meier’s perfect day on the island.

“I used to rent Philippe Dumont’s house in Saline and love that site,” says Meier. “It is a great spot, very private, there is no one around, you can walk to the beach, and it’s very open.” He is also partial to the open, contemporary look of The Peak, a mountaintop home designed by his friend, fashion photographer Wolfgang Ludes. If Meier were to build on the island, it would be an airy, yet private site like these, where he would put his home. “All I need are two bedrooms, the rest would be open space to take advantage of the climate, with separate pavilions,” he says. VILLAS EN Quels sont les critères d’achat des personnes qui franchissent la porte de votre bureau ? Leur première exigence concerne l’emplacement de la propriété. Le bord de mer reste « un must » intemporel plébiscité par une clientèle d’inconditionnels fortunés, souvent des familles avec enfants. La deuxième tendance est représentée par les villas situées en hauteur, sur un versant de colline. La vue est un élément clé, surtout si elle est associée à une orientation Ouest ou Nord. La valeur de l’emplacement se mesure à la qualité de la vue sur la mer. La plupart des personnes qui font appel à nos services séjournent régulièrement sur l’île depuis plusieurs années et c’est avec une bonne connaissance du terrain et une description détaillée de leurs souhaits qu’ils nous sollicitent. 130
N VOGUE LifeStyle: What are the features that potential buyers are looking for when they come to your offices? Their first priority is the where the property is situated. A seafront location is still an essential factor for our highly demanding and wealthy clientele, who are often families with children. The second most important feature is the view, and so a villa set high up on a hillside and preferably facing west or north will be very desirable. The value of a property is based largely on the sea view. Most of the clients who come to us have been visiting the island regularly for many years and so they are well acquainted with the geography and can usually describe in detail the kind of house they are looking for.

Comment décririez-vous les villas en vogue aujourd’hui? Les demandes sont variées mais au fil des années nous observons un intérêt croissant pour les villas à l’architecture contemporaine et aux lignes épurées. Auparavant, les règles d’urbanisme en vigueur dans l’île obligeaient à des constructions de taille modeste de 100 à 200 m2, même sur les grandes parcelles, alors que la nouvelle carte applicable depuis l’année dernière autorise la réalisation d’habitations plus vastes. Cela coïncide parfaitement avec la tendance des acheteurs qui souhaitent de vastes propriétés de 250 ou 300 m2 habitables dotées de grands espaces de vie dans lesquels les murs de séparation des pièces s’effacent au profit d’un volume permettant une architecture d’intérieur moderne aux tons doux et neutres, accompagnée de grandes ouvertures tournées vers la vue et de larges terrasses.

How would you describe the villas that are in demand today? Preferences vary but over the years we have seen a growing interest in modern villas with sleek architectural lines. Previously, land development regulations on the island limited construction to moderately sized houses of no more than 100 to 200m2, even on very large lots. Today, new zoning rules allow for the creation of much larger houses and this coincides perfectly with the trend we are seeing where buyers want a spacious villa of up to 250 or 300m2 of living area, with few dividing walls. The rooms are larger and spaces tend to flow one into the other facilitating a modern interior architecture decorated in soft, neutral colors and featuring generous openings to the outdoors and vast terraces affording spectacular views.

Certains quartiers sont-ils plus recherchés que d’autres ? De manière générale, la côte ouest de l’île avec une orientation mer Ouest ou Sud est souvent demandée et tout particulièrement dans les quartiers de Lurin, Gouverneur et Colombier, réputés pour être abrités du vent. Nous avons aussi une minorité d’acheteurs qui craignent la chaleur et qui préfèrent opter pour une villa bien ventilée en hauteur, sans vue sur le soleil couchant. Certains sont également gênés par la densification de quelques quartiers et préfèrent des propriétés plus calmes. Il y a une quinzaine d’années, l’éloignement de Gustavia était un facteur défavorable. Désormais, le problème ne se pose plus en ces termes. L’orientation et la taille de la parcelle sont aujourd’hui des facteurs décisionnaires. 134
Are some neighborhoods more popular than others? As a general rule, we get a lot of requests for properties on the west coast of the island with a west or southfacing sea view, particularly in the areas of Lurin, Gouverneur and Colombier that are said to be protected from the wind. We do have a few clients who don't enjoy the heat and so they prefer a well-ventilated villa situated quite high in the hills and not facing the sunset. Others are deterred by the densification they see happening in certain areas and so they want a villa in a more secluded location. About fifteen years ago, being far from Gustavia was an unfavorable characteristic, however today that is no longer a problem. The deciding factors are always the size of the property and the direction it faces.

Le marché de l’immobilier a énormément évolué depuis cinq ans, réaction à la période de crise mondiale que nous traversons et tout particulièrement au taux de change dollars/euros défavorable de ces dernières années. La source des acheteurs d’origine américaine s’est fortement ralentie depuis l’été 2007 et nous assistons pour la première fois à leur retour cette année parallèlement au début de reprise de l’économie américaine. En revanche, la demande en provenance de l’Europe de l’ouest est en constante augmentation, et nous sommes de plus en plus sollicités par des acheteurs français, britanniques, belges, suisses, allemands, irlandais, grecs ou monégasques.

Are villa owners always Americans? The real estate market has changed considerably over the last five years in reaction to the financial crisis that we are going through and especially to the unfavorable exchange rate between the dollar and the euro in recent years. We have seen far fewer buyers from the United States since the summer of 2007, but they have started to return this year as the American economy begins to show signs of recovery. The number of clients from Western Europe, on the other hand, has been growing steadily, and we receive more and more inquiries from French, British, Belgian, Swiss, German, Irish, Greek and Monegasque buyers.

La clientèle russe représente-t-elle une forte demande? Les acheteurs russes, présents sur l’île surtout pendant les fêtes de fin d’année et la période du nouvel an russe, restent peu nombreux et recherchent des biens extrêmement spécifiques. En revanche, nous assistons à la recrudescence d’une clientèle sud-américaine qui fréquente l’île de façon régulière. La petite case St-Barth typique a-t-elle encore des adeptes ? Bien sûr ! Certains de nos clients restent attachés à ce style de construction mais il est bien rare d’en trouver sur le marché de la vente. Les nouveaux acheteurs sont-ils plutôt construction neuve ou rénovation ? Là encore, le marché a évolué. Il y a quelques années, faute de terrains vierges à vendre, les investisseurs n’avaient pas d’autres choix que d’acheter des maisons qu’ils rénovaient. Aujourd’hui, la nouvelle carte d’urbanisme mise en place par la Collectivité a permis aux vendeurs d’offrir de nouvelles parcelles. Et pour la première année depuis 2008, la gamme de prix considérée s’oriente à la hausse. n

Do you have a large Russian clientele? Russian buyers, who come to the island mainly during the winter holidays and for the Russian New Year, are not a large group and they are always looking for a specific type of property. However, we are seeing significant growth in clients from South America who visit the island on a regular basis. Do you still see a demand for the small, traditional Creole style houses on St Barth? Of course, some of our clients are still very fond of that style of building but we rarely see them offered for sale on the market. Do first-time buyers prefer a newly built house or a property they can renovate? There again the market has changed. A few years ago, the scarcity of virgin land to build on left investors with no choice but to buy existing houses and renovate them. Today, the new development plan adopted by the CollectivitĂŠ allows vendors to offer new lots for sale. For the first time since 2008, the price range has begun to rise.n
